- 1:03SPEAKER_03: And so we are joined today.
- 1:04SPEAKER_03: I'm Chris, your host, and we are joined today with Lisa Miller and Lydia Emmons from First Choice Realty Pros LLC.
- 1:14SPEAKER_06: We are an LLC.
- 1:15SPEAKER_03: That's right.
- 1:16SPEAKER_03: No, that's awesome.
- 1:16SPEAKER_03: We're glad to have you guys here today.
- 1:18SPEAKER_03: And today, we're talking about working with different types of clients in real estate.
- 1:23SPEAKER_03: So I'm sure there's a whole sh bang of all kinds of different ones out there.
- 1:28SPEAKER_03: And we're going to dive into those today, right?
- 1:30SPEAKER_04: Yep.
- 1:31SPEAKER_03: No two real estate clients are the same, right?
- 1:34SPEAKER_03: Maybe similar a little bit, but never the same.
- 1:36SPEAKER_03: Never the same.
- 1:37SPEAKER_03: One of the biggest misconceptions is that every buyer and seller goes through the exact same process.
- 1:42SPEAKER_06: Yep.
- 1:43SPEAKER_06: Right.
- 1:43SPEAKER_06: The process is the same.
- 1:45SPEAKER_06: Listed.
- 1:45SPEAKER_06: The reactions are this different.
- 1:49SPEAKER_03: Here's your keys.
- 1:50SPEAKER_03: Move out.
- 1:50SPEAKER_03: Everybody's happy.
- 1:51SPEAKER_03: Yep.
- 1:51SPEAKER_03: Yep.
- 1:52SPEAKER_03: Yep.
- 1:52SPEAKER_03: So today we're going to discuss those different personalities, maybe situations and needs we see every day, and how we adapt, you guys adapt to help those clients succeed, right?
- 2:03SPEAKER_03: Right.
- 2:03SPEAKER_03: That's the goal of today's segment.
- 2:05SPEAKER_03: I love it.
- 2:06SPEAKER_03: I love it.
- 2:06SPEAKER_03: So want to start with first home buyers.
- 2:09SPEAKER_03: Yeah.
- 2:09unknown: We'll see.
- 2:10SPEAKER_03: Because they're probably really all over the place, right?
- 2:13SPEAKER_04: Yeah, for the most part.
- 2:14SPEAKER_03: At least I'm going to start out with a question if I can, though.
- 2:16SPEAKER_03: Okay.
- 2:16SPEAKER_03: Real quick.
- 2:17SPEAKER_03: What's the youngest first home buyer you ever had?
- 2:19SPEAKER_03: And what's the oldest first time home buyer you've ever had?
- 2:23SPEAKER_03: First time buyer.
- 2:24SPEAKER_03: That's a pretty good question, isn't it?
- 2:25SPEAKER_06: Yeah.
- 2:27SPEAKER_06: 18.
- 2:27SPEAKER_03: You have had an 18-year-old.
- 2:29SPEAKER_03: Yeah.
- 2:29SPEAKER_06: Just closed one with yeah.
- 2:31SPEAKER_06: Phenomenal.
- 2:31SPEAKER_03: That's great.
- 2:32SPEAKER_03: That's good to see young adults, because they're 18, they're young adults literally getting into homeownership right off the bat.
- 2:40SPEAKER_03: Right.
- 2:40SPEAKER_03: That's awesome.
- 2:41SPEAKER_06: They they have done their homework throughout, you know, their teenage.
- 2:45SPEAKER_06: Yeah.
- 2:45SPEAKER_06: They're schooling.
- 2:46SPEAKER_06: Yeah.
- 2:46SPEAKER_06: And they've saved money knowing that there's a time that they're going to want to get out of the house.
- 2:52SPEAKER_06: And he was, he was prepared.
- 2:54SPEAKER_06: And I was so proud of him.
- 2:55SPEAKER_06: He's not my kid, but I was very proud of him because all of the things he checked all the boxes.
- 3:00SPEAKER_06: So I was really, you know, I was like a proud real-term mom.
- 3:04SPEAKER_06: Well, exactly.
- 3:04SPEAKER_03: Well, you are the realtor mom, though.
- 3:06SPEAKER_03: I know.
- 3:06SPEAKER_03: I was.
- 3:07SPEAKER_03: Yeah.
- 3:07SPEAKER_03: Well, what's the oldest you've had as first home home buyer?
- 3:10SPEAKER_03: Lydia, do you have one?
- 3:11SPEAKER_04: I know you don't ask age, but not I wouldn't probably I haven't had anyone like elderly.
- 3:17SPEAKER_04: It's been about in their 30s to 40s, I'd say.
- 3:20SPEAKER_03: They've ridden all their time and just finally decided to buy.
- 3:24SPEAKER_06: Well, they lived in parents, like it was given to them inherited homes.
- 3:28SPEAKER_06: Yeah.
- 3:28SPEAKER_04: Sure.
- 3:29SPEAKER_06: Inherited homes.
- 3:29SPEAKER_04: Um, but the youngest, I think, was about 22, was the youngest I had.
- 3:33SPEAKER_04: Yeah.
- 3:33SPEAKER_03: Nice.
- 3:34SPEAKER_06: Oldest in just general.
- 3:36SPEAKER_06: He was 88.
- 3:37SPEAKER_03: First time homebuyer.
- 3:38SPEAKER_03: Oh my god.
- 3:38SPEAKER_06: Not a first time, but he called me and he was 88.
- 3:42SPEAKER_06: He was moving from one area to another.
- 3:44SPEAKER_06: Right.
- 3:44SPEAKER_06: And he was 88 and he passed before it got oh no.
- 3:47SPEAKER_07: It got done.
- 3:48SPEAKER_06: So that was really sad, but uh, but it was really neat because he was on top of his game.
- 3:53SPEAKER_06: He knew.
- 3:53SPEAKER_06: Yeah.
- 3:54SPEAKER_03: Well, how how do your first time homebuyers usually act?
- 3:57SPEAKER_04: Nervous, I'd say.
- 3:58SPEAKER_04: Not necessarily, just like all the questions.
- 4:00SPEAKER_04: And I love that because they're curious and they want to know every single step that goes involved in buying a house.
- 4:06SPEAKER_04: Um, and I think that's the biggest thing is just speaking on me, we just bought our first house in 2019.
- 4:11SPEAKER_04: Yeah, 2019, 2020.
- 4:13SPEAKER_04: And it was a little different.
- 4:14SPEAKER_04: We didn't buy it from a realtor, my aunt sold it to us.
- 4:17SPEAKER_04: Um but I didn't know all of the questions to ask.
- 4:21SPEAKER_04: And even then, you sold us our next house, and the amount of things we had to do compared to buying it from a family member was way different.
- 4:28SPEAKER_04: It was a whole different ball game of buying a house.
- 4:32SPEAKER_04: But I think that they don't realize what goes into buying a home.
- 4:36SPEAKER_04: Everything that you have to do, the inspections, the loan, just everything we've talked about.
- 4:41SPEAKER_06: Right.
- 4:41SPEAKER_06: And they get overwhelmed.
- 4:42SPEAKER_04: Yes, overwhelmed for sure.
- 4:44SPEAKER_04: Especially with how much money goes into buying a home.
- 4:47SPEAKER_04: You don't just get the keys and that's it.
- 4:49SPEAKER_04: I mean, you've got to do harness money, closing costs, buying everything first-time homebuyer.
- 4:54SPEAKER_04: If you're living at home with your parents and you're buying a house, I mean you've got to buy everything for your home.
- 4:58SPEAKER_06: So yeah, so it's it's overwhelming.
- 5:01SPEAKER_06: And that's what I feel that Lydia and I are very good at is listening to them.
- 5:06SPEAKER_06: And I I've heard this from other clients.
- 5:09SPEAKER_06: Some agents just they don't have time for that.
- 5:11SPEAKER_06: Yeah.
- 5:11SPEAKER_06: This is this is my part, this is your part.
- 5:14SPEAKER_06: You go deal with that.
- 5:15SPEAKER_06: And we'll listen to their concerns and what their feelings are.
- 5:19SPEAKER_06: And then we walk them through that because I always say, don't worry until I call you and tell you to start worrying.
- 5:24SPEAKER_03: Yeah, I remember you saying that before.
- 5:26SPEAKER_03: Yes.
- 5:26SPEAKER_06: Yeah, don't worry until I tell you to worry because there's no reason to.
- 5:31SPEAKER_06: Now, I'm a worrier.
- 5:33SPEAKER_06: I don't know.
- 5:33SPEAKER_06: You're kind of lazy.
- 5:34SPEAKER_03: You don't show it though.
- 5:35SPEAKER_06: Yeah.
- 5:36SPEAKER_06: Ask my husband.
- 5:37SPEAKER_06: He gets the worst, but I'm a worrier.
- 5:39SPEAKER_06: And so then I will worry about all the things that I don't want you to worry about as a home buyer or a seller.
- 5:46SPEAKER_06: I'll worry about those things.
- 5:47SPEAKER_06: I'll take on the blunt of all things from lenders and other agents and try to work it out before I have to come to you.
- 5:55SPEAKER_03: Right.
- 5:56SPEAKER_03: Yeah.
- 5:56SPEAKER_03: Right.
- 5:56SPEAKER_03: Yeah.
- 5:57SPEAKER_06: Keep you from being overwhelmed.
- 5:58SPEAKER_03: Yeah.
- 5:58SPEAKER_03: What's what's some of the common questions that your first time home buyers will have?
- 6:02SPEAKER_06: How much money do I need?
- 6:04SPEAKER_06: Yeah.
- 6:04SPEAKER_06: Uh some of them will be like, I want to buy a house.
- 6:07SPEAKER_06: Oh, that's great.
- 6:08SPEAKER_06: Great.
- 6:08SPEAKER_06: So so have you talked to a lender?
- 6:11SPEAKER_06: We talked about this many times.
- 6:12SPEAKER_06: Have you talked to a lender?
- 6:13SPEAKER_06: No.
- 6:14SPEAKER_06: I'd rather look for a house first and find out where what house I want.
- 6:19SPEAKER_06: That is the right way to do it.
- 6:21SPEAKER_06: Right.
- 6:21SPEAKER_06: And we've talked about that before.
- 6:23SPEAKER_06: But the how much do I need when we tell them you're going to have to put down earnest money, you're going to have to have some closing costs because the seller may not pay your closing costs.
- 6:32SPEAKER_06: So when you figure that's about five to six thousand, depending on the type of house or that amount of your house, that hits them in the gut right off the bat.
- 6:40SPEAKER_07: Right.
- 6:40SPEAKER_07: They're like, ugh.
- 6:42SPEAKER_06: Many don't have five or six thousand dollars in the bank.
- 6:45SPEAKER_06: So that's where these certain types of loans, when we talk to Brooke, those USDA first-time homebuyers, where you have to come in with about a thousand dollars.
- 6:54SPEAKER_06: You know, that helps it too.
- 6:58SPEAKER_03: Yes.
- 6:59SPEAKER_03: And really knows her stuff.
- 7:00SPEAKER_04: Another common question was earnest money and what that is.
- 7:04SPEAKER_04: Earnest money, I feel like a big one too is credit, their credit score.
- 7:07SPEAKER_04: Um people don't, I feel like they don't understand that whenever the lender gets to them and they're talking about that and they're like, oh, your credit score is not as high as it needs to be, they don't realize like, oh, that matters.
- 7:18SPEAKER_04: I've had a few that have done that where we've got to take a step back, they've got to work on their credit before we can start working on it again for them to get a pre-approval.
- 7:24SPEAKER_06: Yeah.
- 7:25SPEAKER_06: So some of them will come in, they've never even heard about it.
- 7:28SPEAKER_06: Yeah.
- 7:29SPEAKER_06: And a credit score thing.
- 7:30SPEAKER_06: And it's so funny because as long as you've been in this, when you hear somebody that says, I I don't know about what does that mean?
- 7:38SPEAKER_07: Right.
- 7:39SPEAKER_06: You you're just kind of taken back because you don't realize that they don't understand that.
- 7:43SPEAKER_06: But they've never tried to buy something big, probably before.
- 7:46SPEAKER_06: Well, they probably had cars or whatever given to them, and then they've decided I want to put on my big girl pants or big boy pants, and I'm gonna go out in the big in the big world.
- 7:55SPEAKER_06: Right.
- 7:55SPEAKER_06: So the other one is what happens during inspections?
- 7:58SPEAKER_06: How long does a closing take?
- 8:00SPEAKER_06: Right.
- 8:00SPEAKER_06: So many people think they don't have to show up for the closing, and that's really important.
- 8:04SPEAKER_03: Yeah.
- 8:04SPEAKER_03: So they're like, no, you do.
- 8:06SPEAKER_06: You do, you have to show up for the closing.
- 8:08SPEAKER_06: And so closing, if it's good and and the money's already there, it should take about 30 minutes.
- 8:13SPEAKER_06: Yeah.
- 8:13SPEAKER_06: Yeah.
- 8:14SPEAKER_03: What's what's the biggest misconception though that many first-time buyers miss?
- 8:20SPEAKER_06: That they can come in with the uh with no money.
- 8:24SPEAKER_06: They they they don't have to have any money.
- 8:26SPEAKER_03: So gotcha.
- 8:27SPEAKER_03: Or like we talked about before, misconception that I need to have twenty percent down to to make it happen before I can do this.
- 8:35SPEAKER_04: Yeah, no, you know they don't have to have 20, 20% down.
- 8:38unknown: Yeah.
- 8:38SPEAKER_04: No.
- 8:39SPEAKER_04: They do think that though.
- 8:40SPEAKER_04: I mean, I've had about I mean a handful of clients that have come and they think they have to have the 20% down.
- 8:46SPEAKER_04: Now, some banks you do.
- 8:47SPEAKER_04: Right.
- 8:47SPEAKER_04: It depends what loan.
- 8:48SPEAKER_04: I've and it depends on your credit score.
- 8:50SPEAKER_04: Yes, right back to that.
- 8:52SPEAKER_04: But you do typically do not have to have that much down.
- 8:55SPEAKER_04: There is a lender that will work with you and that will help you to make sure you don't have to have that percentage down.
- 9:00SPEAKER_04: You can have the three to five percent or whatever percentage that you are able to put down as well.
- 9:05SPEAKER_03: So, what's the biggest surprise?
- 9:07SPEAKER_03: So, for our followers and listeners, what's the biggest surprise when you bought your first home?
- 9:11SPEAKER_03: Drop it in our comments, right?
- 9:13SPEAKER_03: Slip us a DM to the show, and we will uh answer that question.
- 9:17SPEAKER_03: Yes, okay?
- 9:18SPEAKER_06: Yes.
- 9:18SPEAKER_03: Awesome, awesome.
- 9:19SPEAKER_03: Well, hey, another type of personality client is the need to move yesterday client.
- 9:26SPEAKER_03: Tell us, tell us about that.
- 9:27SPEAKER_03: Talk to me about it.
- 9:28SPEAKER_03: I'm I think you have one.
- 9:29SPEAKER_03: Yes.
- 9:30SPEAKER_04: She's got those, she's got one right now.
- 9:32SPEAKER_04: Um they're just ready to go.
- 9:34SPEAKER_04: I've had some that they're moving states.
- 9:36SPEAKER_03: So why would they be moving states?
- 9:38SPEAKER_03: Just curious.
- 9:38SPEAKER_03: What's some example?
- 9:39SPEAKER_04: Jobs, okay, job transfers, family, anything.
- 9:42SPEAKER_04: Okay.
- 9:42SPEAKER_04: Um, but we've got one that she's buying the house and she's ready to get in there.
- 9:47SPEAKER_04: Like she's been traveling for work, she's ready to get in here.
- 9:49SPEAKER_04: My other clients are moving out of state, and we are 18 days?
- 9:53SPEAKER_04: Yeah.
- 9:53SPEAKER_04: An 18-day closing.
- 9:54SPEAKER_04: Subject the contract, 18 days.
- 9:56SPEAKER_03: What's the closest or what's the shortest closing we've ever had?
- 9:59SPEAKER_04: This is mine.
- 10:00SPEAKER_04: Yeah.
- 10:00SPEAKER_04: About two weeks.
- 10:01SPEAKER_04: Yeah, yeah.
- 10:02SPEAKER_03: So 14 to 18 days is that's that's like 18 days.
- 10:05SPEAKER_04: Yep, because title work takes her title work, yeah.
- 10:07SPEAKER_04: And I mean, like, we're ready.
- 10:08SPEAKER_04: Everything is done.
- 10:10SPEAKER_03: And if the title is seen on a newer home, yeah.
- 10:14SPEAKER_03: It's the older homes that date back to the 1800s.
- 10:17SPEAKER_06: And that's what she's going through right now, is an older home.
- 10:19SPEAKER_06: Yeah.
- 10:19SPEAKER_06: Yep.
- 10:20SPEAKER_06: An older home.
- 10:20SPEAKER_06: So that then, but the title company got it done for her.
- 10:24SPEAKER_06: So that was that was super, super fast.
- 10:26SPEAKER_03: What's what's the biggest challenges with the need to move yesterday client?
- 10:30SPEAKER_04: I think the biggest thing would be like if they are wanting any type of inspections, trying to get those scheduled, get them done.
- 10:36SPEAKER_04: Get the appraiser in there.
- 10:37SPEAKER_04: Yes, get the appraiser in there.
- 10:38SPEAKER_04: That's a big one.
- 10:39SPEAKER_04: And just move, I mean, moving for the sellers as well.
- 10:42SPEAKER_04: Trying to get yes, trying to get everything packed.
- 10:44SPEAKER_04: And obviously, you want things.
- 10:46SPEAKER_04: I feel like whenever this happens, where it's like, oh, we're closing in 18 days, everyone's kind of very nervous because you don't want anything to happen.
- 10:53SPEAKER_04: We're packing our whole life up.
- 10:55SPEAKER_07: You want to be able to move on closing day and be able to move.
- 10:58SPEAKER_06: Well, and if you're needing to go that fast, yeah, then as the buyer, then you need to be putting extra money down so that maybe you can bypass that appraisal.
- 11:07SPEAKER_06: Yes.
- 11:08SPEAKER_06: And that's what happened to you.
- 11:09SPEAKER_06: You put enough money down that they bypassed that appraisal.
- 11:12SPEAKER_06: So now we didn't have to put that timeline.
- 11:15SPEAKER_03: Yeah.
- 11:15SPEAKER_03: Yes.
- 11:15SPEAKER_03: And they're like, we want this home.
- 11:16SPEAKER_03: We don't want to go.
- 11:18SPEAKER_06: Put the money there so we can move forward quicker.
- 11:21SPEAKER_06: And yeah, yeah.
- 11:22SPEAKER_03: Gotcha.
- 11:22SPEAKER_03: Yeah.
- 11:23SPEAKER_03: So another challenge might be quick decision making.
- 11:25SPEAKER_03: Like, like if someone isn't making decisions quick enough, but yet they're we need to move yesterday mode.
- 11:32SPEAKER_06: Yes.
- 11:32SPEAKER_03: And that'd be hard for you guys, I bet, too, to deal with those type clients.
- 11:36SPEAKER_06: We have to kindly and firmly just keep reminding them, okay, this was your timeline.
- 11:44SPEAKER_06: Right.
- 11:44SPEAKER_06: Yeah.
- 11:44SPEAKER_06: And we're trying to meet your timeline.
- 11:47SPEAKER_06: So help us help you, help us help you.
- 11:51SPEAKER_06: Can we say that enough?
- 11:52SPEAKER_03: Yeah.
- 11:52SPEAKER_03: I think back to the right.
- 11:54SPEAKER_06: We're trying to do what you want us to do.
- 11:57SPEAKER_06: And so we need you to move just as quickly because everybody getting everything done, but you staying stagnant is not going to work.
- 12:04SPEAKER_03: Correct.
- 12:04SPEAKER_03: Yeah.
- 12:04SPEAKER_03: And and I know this just from the time that we've been together, and you're our 10x partners with the the design and building podcast here.
- 12:11SPEAKER_03: But you guys do really know the logistics from start to finish.
- 12:16SPEAKER_03: You you do.
- 12:18SPEAKER_03: And that would allow you to be able to work with these personality types, need to move in yesterday types.
- 12:23SPEAKER_03: Yeah.
- 12:24SPEAKER_03: Yes.
- 12:24SPEAKER_03: Because you can move it up and you can say, you know what pitfalls could come up on a traditional closing that would even just be in an expedited closing be exponentially more.
- 12:34SPEAKER_03: Right.
- 12:35SPEAKER_06: So on a different note, so we have we had a seller.
- 12:39SPEAKER_06: So we have this that we're talking about fast, fast, fast moving.
- 12:42SPEAKER_06: Okay.
- 12:43SPEAKER_06: Seller puts her house on the market, but doesn't want to it they want like a three-month okay.
- 12:48SPEAKER_06: So the buyer comes in and now we want three months to move and to get everything.
- 12:53SPEAKER_03: But the buyer wants 18 days.
- 12:55SPEAKER_03: Yeah.
- 12:55SPEAKER_03: You know.
- 12:56SPEAKER_06: But the buyer was okay because their house is on the market and it's okay and everybody's happy.
- 13:00SPEAKER_06: Contingency.
- 13:00SPEAKER_06: Okay.
- 13:01SPEAKER_07: Yeah.
- 13:01SPEAKER_06: So not even a contingency.
- 13:03SPEAKER_06: They can buy.
- 13:03SPEAKER_06: They just have their house on the market.
- 13:05SPEAKER_07: Sure, sure.
- 13:05SPEAKER_06: They're just decided they're going to give the seller that timeline.
- 13:08SPEAKER_06: So with that, now the seller has decided now we want to move this up.
- 13:13SPEAKER_06: So instead of three months, we only want maybe two months.
- 13:15SPEAKER_06: Okay.
- 13:16SPEAKER_06: Now we've got all the dates changed.
- 13:18SPEAKER_06: So we get ready to close and the work that was supposed to be done on the home, the roof, the siding, the windows, all of these things.
- 13:25SPEAKER_06: Okay, the roof got done, the windows got in, but the siding's not on and the rain hit.
- 13:30SPEAKER_06: So now we have that.
- 13:31SPEAKER_06: Okay.
- 13:32SPEAKER_06: We're ready to close.
- 13:33SPEAKER_06: We have that.
- 13:34SPEAKER_06: Now she had her movers call and they could not meet on the day of closing to get her stuff out.
- 13:42SPEAKER_06: So now we had to do the renters, you know, insurance.
- 13:46SPEAKER_06: And yeah, she gets to keep possession after closing, all of those things.
- 13:50SPEAKER_06: So there are things that can come in, whether you're quick, quick, quick, or you're long term.
- 13:56SPEAKER_06: You have this.
- 13:57SPEAKER_06: I'm I I feel like I want to sell, I want to do it now.
- 13:59SPEAKER_06: I feel like the market's good, but I don't I want to give this two or three months.
- 14:03SPEAKER_06: You had two or three months, and still things can happen because that's the world we live in.
- 14:08SPEAKER_06: You know, you think you've got a roofer, you don't.
- 14:11SPEAKER_06: You think you got the people to put the sighting, they're late.
- 14:13unknown: Yeah.
- 14:14SPEAKER_06: You think you got your movers, they're not there.
- 14:16SPEAKER_06: So all those things can happen.
- 14:19SPEAKER_06: And you know, put a little itch in your get along.
- 14:22SPEAKER_06: Now, my buyers and sellers were absolutely wonderful with each other and worked it all out.
- 14:28SPEAKER_06: And the other agent on the other side was great.
- 14:30SPEAKER_06: So we got all of that done.
- 14:32SPEAKER_06: And so today she's moving, and that's awesome.
- 14:35SPEAKER_06: Yeah, and we'll do our final walkthrough today, and all things will be great.
- 14:39SPEAKER_06: We'll do our red carpet moment, but that's the difference.
- 14:42SPEAKER_06: You know, you either have a long term or you have the I need this, I need to be in a house tomorrow.
- 14:47SPEAKER_03: Right.
- 14:47SPEAKER_06: Tomorrow really doesn't work, but 18 days we can't.
- 14:50SPEAKER_03: And also, especially if they're like our nice next personality type, which is the over-researcher.
- 14:56unknown: Yep.
- 14:56SPEAKER_03: So they're definitely not the need to move in yesterday, but I bet you could have those in the same person.
- 15:00SPEAKER_07: Yeah.
- 15:01SPEAKER_03: I need to move in yesterday, but they're an over-researcher, right?
- 15:04SPEAKER_07: Oh, yeah.
- 15:04SPEAKER_03: So tell tell me a little bit, let's tell our listeners about the over-researcher.
- 15:08SPEAKER_03: What is that personality type?
- 15:09SPEAKER_04: I'll say I don't think there's anything bad about that.
- 15:11SPEAKER_04: I don't think there's anything wrong with them knowing their information, them doing research on what they want instead of going in blindsided, not knowing what they're talking about.
- 15:18SPEAKER_04: I will say zestaments, that's a big thing that people look at Zillow and there are zestaments on there.
- 15:25SPEAKER_04: And most of the time they're not very accurate.
- 15:28SPEAKER_04: Right.
- 15:29SPEAKER_04: But when the buyer gets that in their mind, like, oh my gosh, that amount says that, or the seller's like, oh, this is how much my house is worth.
- 15:36SPEAKER_04: That number's stuck in their head.
- 15:38SPEAKER_06: Right.
- 15:39SPEAKER_04: And I just I think that plays a big role in it, at least on my end, where they're looking at it and they think that more so on the seller side where they see that number of 150, but really like on our side, we're like, oh, about 120 is more of the number.
- 15:51SPEAKER_04: They have it stuck that this is the amount that we are going to get for our house.
- 15:56SPEAKER_04: Like I said, I don't think there's anything wrong with being an over searcher.
- 15:59SPEAKER_04: I also think it helps whenever first-time homebuyers go in back to that, or anyone that comes, they bring their dad to help.
- 16:04SPEAKER_04: I love that.
- 16:05SPEAKER_04: Whenever they bring their family to help or to ask questions and everything.
- 16:09SPEAKER_04: Um, what would you think on that?
- 16:11SPEAKER_06: I think it's it's good to know what you're doing, but you also have to listen to the professionals in the area that you're in.
- 16:18SPEAKER_06: Yes.
- 16:19SPEAKER_06: Um Zillow, homes.com, what is it, Redfin, that all of those things, they they are not from here.
- 16:28SPEAKER_06: So they're going with algorithms and just looking at what has sold.
- 16:32SPEAKER_06: But they don't know that that house that is the same type was given to a nephew at a cheaper price.
- 16:41SPEAKER_07: Right.
- 16:41SPEAKER_06: So we have to put that as real estate agents, we have to put notes in the MLS so that other agents know why did that go so low?
- 16:48SPEAKER_03: MLS.
- 16:49SPEAKER_06: Multiple listing service.
- 16:50SPEAKER_03: Okay.
- 16:50SPEAKER_03: Just one again.
- 16:51SPEAKER_03: So our new time listeners will know what that MLS is.
- 16:54SPEAKER_06: And the multiple listing service, so that that's where realtors are looking at information that is very important in how we price homes.
- 17:04SPEAKER_07: Right.
- 17:04SPEAKER_06: And if we don't have that, then we don't have you know that information.
- 17:08SPEAKER_06: Appraisers don't have that information, right?
- 17:10SPEAKER_06: And it can mess up the whole pricing situation.
- 17:14SPEAKER_03: So the pro the pros for an over-researcher is that they are informed and usually more engaged than than not, right?
- 17:22SPEAKER_06: Yes.
- 17:22SPEAKER_03: But the flip side of that is they could have analysis paralysis.
- 17:26SPEAKER_06: Yes.
- 17:27SPEAKER_06: Yeah, yes.
- 17:27SPEAKER_06: Which could make them hard to make decisions because they think we don't know, you know, it doesn't matter how long you've been doing this, you know, if you have 20 years in, but I've had four days of looking on the internet.
- 17:40SPEAKER_06: Right.
- 17:40SPEAKER_06: And so now I I know this.
- 17:42SPEAKER_06: Yeah.
- 17:42SPEAKER_06: That's not gonna work very good.
- 17:44SPEAKER_03: Oh my gosh.
- 17:45SPEAKER_03: So you go from that over-researcher.
- 17:48SPEAKER_03: You ever had an emotional seller?
- 17:50SPEAKER_03: Yes.
- 17:50SPEAKER_04: I haven't had a bad experience with that, but I have had a house that sold.
- 17:54SPEAKER_04: It was in the family, it was a grandparents.
- 17:57SPEAKER_04: The granddaughter was the one selling it for them.
- 17:59SPEAKER_04: Grandparents had passed away, and she was emotional.
- 18:01SPEAKER_04: She came after closing, she came in, asked if she could come in and talk to us and stuff, and she was crying.
- 18:06SPEAKER_04: She was so helpful.
- 18:07SPEAKER_04: She gave us every single piece of information she could remember on that house, everything the grandparents had, every key that went to every single lock on that, on the house, on the shed, on the garage, everything.
- 18:18SPEAKER_04: That's good.
- 18:19SPEAKER_04: Um, and so she was very emotional, but she was on the seller side, but she helped us a lot.
- 18:23SPEAKER_04: She knew everything and any questions my buyers had, she was there.
- 18:27SPEAKER_04: Yeah.
- 18:27SPEAKER_06: So and then the other flip side of that of the emotional side is well, why do they want that?
- 18:32SPEAKER_06: Yeah.
- 18:33SPEAKER_06: Well, I've lived with that my whole life, and that never bothered me.
- 18:37SPEAKER_06: Why is it bothering them?
- 18:38SPEAKER_06: Yes.
- 18:39SPEAKER_06: So you have the flip side of now you have offended.
- 18:42SPEAKER_06: So you get the inspections, and now you're coming back and you're asking for some things, and it does emotionally they're hurt by that.
- 18:50SPEAKER_06: And that's where we come in and say, This is nothing personal.
- 18:53SPEAKER_06: This is just a house.
- 18:55SPEAKER_06: I know that it's your home, but it's not going to be.
- 18:57SPEAKER_06: That's why you put it on the market.
- 18:59SPEAKER_06: So we're going to sell this home and we're going to try to work with these buyers.
- 19:03SPEAKER_06: Right.
- 19:04SPEAKER_06: And we're not going to be emotional.
- 19:05SPEAKER_06: Okay.
- 19:06SPEAKER_06: And you talk them through that because they can get very hurt.
- 19:09SPEAKER_06: Right.
- 19:10SPEAKER_03: Very, very hurt.
- 19:11SPEAKER_03: Well, again, like Lydia was talking about selling a family home, the grandparents' home that are deceased, right?
- 19:16SPEAKER_03: Or downsizing after decades of living in a home, you know, or there are divorce situations where you're dealing with a couple that have now split.
- 19:25SPEAKER_03: So you know you got the emotions of spouses at each other, soon to be ex-spouses.
- 19:30SPEAKER_06: I've had to tell divorced people because the one will call me and say, You tell her, or you tell him.
- 19:37SPEAKER_06: And I always say, I am a realtor, I'm not a counselor.
- 19:41SPEAKER_06: So I'm going to do my job, and that is to get your home sold.
- 19:45SPEAKER_07: Right.
- 19:45SPEAKER_06: And then you guys are going to take care of all that other stuff.
- 19:49SPEAKER_06: So I'm going to send you copies of things to sign and you send them back to me.
- 19:53SPEAKER_06: And we got along just fine.
- 19:55SPEAKER_06: Perfect.
- 19:56SPEAKER_06: Once I said that.
- 19:56SPEAKER_03: Yes.
- 19:57SPEAKER_06: But until then, yeah.
- 19:58SPEAKER_03: Because because it's true, right?
- 20:00SPEAKER_03: That that real estate is often emotional before it becomes financial.
- 20:04SPEAKER_06: Yes.
- 20:05SPEAKER_03: Yeah.
- 20:05SPEAKER_03: Because it's making that emotional decision.
- 20:08SPEAKER_03: But it might be because of financial, they're making that decision.
- 20:11SPEAKER_03: It could be.
- 20:12SPEAKER_03: Makes them emotional.
- 20:13SPEAKER_06: It makes them emotional.
- 20:14SPEAKER_06: Yeah.
- 20:15SPEAKER_06: Real estate should really be called emotional state.
- 20:20SPEAKER_03: And we can coin that, right?
- 20:21SPEAKER_03: Right here.
- 20:21SPEAKER_03: You heard it first from Lisa.
- 20:23SPEAKER_06: I know.
- 20:23SPEAKER_06: Emotional state.
- 20:24SPEAKER_03: Reservation pros.
- 20:26SPEAKER_03: Emotional state we're selling today.
- 20:28SPEAKER_03: I love it.
- 20:29SPEAKER_03: I love it.
- 20:30SPEAKER_03: Well, so you know, we've we've had all these different type personality types.
- 20:34SPEAKER_03: So is there one that someone just has a surplus of money and they're just wanting to invest?
- 20:38SPEAKER_03: You have an investing personality type.
- 20:40SPEAKER_03: Is that correct?
- 20:42SPEAKER_06: Yeah.
- 20:42SPEAKER_06: And they're looking for, of course, they're looking how low can we go?
- 20:46SPEAKER_06: Because they're going to invest in something because they want a return on their investment.
- 20:51SPEAKER_03: Create a cash flow.
- 20:52SPEAKER_03: Yep.
- 20:52SPEAKER_03: Right.
- 20:53SPEAKER_03: Yep.
- 20:53SPEAKER_03: Right.
- 20:53SPEAKER_06: So they're trying to get it as low as you can.
- 20:56SPEAKER_06: Um, and we can get that done a lot of times.
- 20:59SPEAKER_06: Um, you know, especially if it's something that they're going to come in and redo.
- 21:03SPEAKER_06: And and now I do mostly residential.
- 21:06SPEAKER_06: So uh I've done some commercial.
- 21:08SPEAKER_07: Right.
- 21:08SPEAKER_06: Um, and commercial, usually they're gonna turn it into office buildings um or office offices, and they'll come in and how many offices can I get in a section so that I know that I'm gonna make this amount of money.
- 21:21SPEAKER_07: How many doors?
- 21:22SPEAKER_06: How many doors, all of the things?
- 21:24SPEAKER_06: So uh that's an important key to find the right property for that investor so that they feel good about it.
- 21:32SPEAKER_03: Because they're less emotional and more analytical and about that.
- 21:36SPEAKER_03: It's all business.
- 21:37SPEAKER_03: Yeah, it's all business.
- 21:38SPEAKER_06: There's really not a whole lot of emotion in that.
- 21:40SPEAKER_06: It's all about the dollar.
- 21:42SPEAKER_06: Yeah.
- 21:42SPEAKER_03: So what do investors look for that traditional home buyers often overlook?
- 21:48SPEAKER_06: Well, investors, they're always looking for that.
- 21:52SPEAKER_06: How am I gonna make what am I gonna make out of this?
- 21:55SPEAKER_06: Right.
- 21:55SPEAKER_06: Where a home, when I'm when we're traditional buyer, a traditional buyer.
- 22:00SPEAKER_06: It's I'm going to stay here for a long period of time.
- 22:04SPEAKER_06: Most of the time, I'm going to call this my home.
- 22:07SPEAKER_06: So th this is the quick fix on the investor side and the quick turnaround on money and the on the traditional is this is a home.
- 22:16SPEAKER_06: It has to feel like home.
- 22:18SPEAKER_06: Right.
- 22:18SPEAKER_06: I think that's the difference.
- 22:20SPEAKER_06: You know, it's there's just not there's not emotion on the other correct.
- 22:24SPEAKER_06: Yes.
- 22:24SPEAKER_06: Yeah.
- 22:25SPEAKER_06: That investor's not emotional, but the homeowner will be.
- 22:28SPEAKER_03: Understand.
- 22:29SPEAKER_03: Understand.
- 22:29SPEAKER_03: So we got that investor, but then we've got the personality of someone who's looking for their dream home, right?
- 22:35SPEAKER_06: I have somebody right now that it has been probably two years and they're waiting and waiting, and they you know they're wanting to be a little bit more than a little bit.
- 22:45SPEAKER_06: You know, and so they just haven't found.
- 22:47SPEAKER_06: And when we do find, we go look, and if it doesn't hit their everything on their list, then they're not gonna do it.
- 22:55SPEAKER_06: And that's okay.
- 22:56SPEAKER_06: You've you've got to just be patient with them.
- 23:00SPEAKER_06: Um, I know some agents are like, I've been working with them so long, I'm not gonna answer anymore.
- 23:04SPEAKER_06: I'm gonna keep answering because one day they're gonna find that one and they're gonna be just as excited as I am that I got to be a part of that.
- 23:12SPEAKER_06: Yeah.
- 23:12SPEAKER_03: And so are the are the dream home buyers, is it needs of like family and location, school location, lifestyle, or is it all the above?
- 23:22SPEAKER_03: What makes what makes the dream home a dream home buyer?
- 23:26SPEAKER_04: Yeah, I mean, I'd I'd say it's all the above.
- 23:27SPEAKER_04: I feel like it depends on who the buyer is, but if they're looking for a home that it's got to check all the boxes and they're going to be there for a long, long time.
- 23:36SPEAKER_04: They don't want to just settle with something that, oh yeah, this might work.
- 23:40SPEAKER_04: They want the perfect house.
- 23:41SPEAKER_04: And if they have kids, yes, yeah.
- 23:44SPEAKER_04: Kids, if they want land, obviously land sometimes is hard to come around with if you don't want to have to build, if you want a house already on the property.
- 23:52SPEAKER_04: It really just depends what they're looking for.
- 23:53SPEAKER_06: And if you have the retired where now they will wait because they want the pond.
- 24:00SPEAKER_06: Yeah, they want the acreage, they want and may it may not be a ton of acreage, they just want enough that they can have the family over.
- 24:10SPEAKER_03: Right.
- 24:10SPEAKER_06: Fish at the pond with the grandkids, family gathering spots, and but close enough to town, not too far out, so they can get to everything if they need to.
- 24:20SPEAKER_03: Right.
- 24:21SPEAKER_03: Seclusion with the amenities of yes, perfect.
- 24:24SPEAKER_03: Yeah, seclusion with the amenities.
- 24:25SPEAKER_06: Yep.
- 24:26SPEAKER_03: Yeah, that's awesome.
- 24:26SPEAKER_03: That's awesome.
- 24:27SPEAKER_03: Well, I tell you what, we I'm sure there is a boo-coup more personality types out there, but we're coming up close on our our time for today's segment.
- 24:35SPEAKER_03: Okay.
- 24:36SPEAKER_03: We have to bring up some more on the other ones, but we talked about our first home buyer personality, the need to move in yesterday, client, right?
- 24:42SPEAKER_03: Let's go, go, go, go, go, go.
- 24:44SPEAKER_03: The over-researcher.
- 24:46SPEAKER_03: And sometimes it'll have uh paralysis by analysis.
- 24:49SPEAKER_03: Yeah.
- 24:50SPEAKER_03: Right.
- 24:51SPEAKER_03: Yeah.
- 24:51SPEAKER_03: The the emotional seller, whether it's whether it's Boohoo or you know, right.
- 24:55SPEAKER_03: Uh, because we gotta remember, like you said, thank you, Ritz.
- 24:58SPEAKER_03: It is both sides that emotion.
- 24:59SPEAKER_03: Yeah.
- 25:00SPEAKER_03: Uh and then the investor, right?
- 25:02SPEAKER_03: They're they're looking to make money.
- 25:04SPEAKER_03: Yes.
- 25:04SPEAKER_03: I'm gonna buy rentals, I'm gonna see how many doors I can create to get that money.
- 25:08SPEAKER_03: And then your dream home buyer.
- 25:10SPEAKER_03: That was a nice one to end on, right?
- 25:11SPEAKER_03: Because we all have that dream home.
- 25:13SPEAKER_07: Oh, yeah.
- 25:14SPEAKER_03: And as we would call the forever home.
- 25:16SPEAKER_03: Oh, right.
- 25:16SPEAKER_07: Oh, yeah.
- 25:17SPEAKER_03: You know, when in construction we talk about this, it's gonna be your forever home.
- 25:20SPEAKER_03: If so, then it doesn't matter really as long as you can afford how much you put into it because it's gonna be your forever home.
- 25:25SPEAKER_03: Right.
- 25:26SPEAKER_03: Don't worry about resale now.
- 25:27SPEAKER_03: Let let your kids worry about that when you're gone.
- 25:29SPEAKER_06: And what's so funny is some people will say, uh, this is my forever home, and in five years they'll call it.
- 25:37SPEAKER_06: Pretty sure I did that two years ago.
- 25:38SPEAKER_04: I'm never moving again.
- 25:40SPEAKER_04: And then we moved.
- 25:41SPEAKER_03: Like, here we go.
- 25:42SPEAKER_03: Yeah, right.
- 25:43SPEAKER_03: Well, hey, main takeaways from today is every client is different.
- 25:47SPEAKER_03: Yeah, right.
- 25:48SPEAKER_03: We talked about it at the at the top of the show.
- 25:50SPEAKER_03: And real estate isn't about houses or emotional state isn't about houses, it's about the people.
- 25:57SPEAKER_03: Yes, right, and that's key on that.
- 25:58SPEAKER_03: And the best realtors that we have with us, right?
- 26:01SPEAKER_03: Adapt their approach to fit each client's needs and emotions or personality or whatever, whoever they're talking to that day.
- 26:11SPEAKER_04: Yep.
- 26:12SPEAKER_03: Multiple personalities.
- 26:13SPEAKER_06: Yeah, yeah, could be sometimes.
- 26:15SPEAKER_03: Sometimes follow-up question.
- 26:17SPEAKER_03: Dude, dude, there's my dude, there's your dude, dude.
- 26:20SPEAKER_03: Lydia's ready, right?
- 26:21SPEAKER_03: Lydia slash Caitlin's ready for this.
- 26:23SPEAKER_06: Lydia's going.
- 26:24SPEAKER_03: So have you ever had a client who has had multiple personalities?
- 26:28SPEAKER_03: When I mean that, meaning they're uh need to move in yesterday, but they're emotional.
- 26:32SPEAKER_04: Yeah, 100%.
- 26:34SPEAKER_03: First home buyers that need to move in yesterday.
- 26:36SPEAKER_04: Yep.
- 26:36SPEAKER_04: Yeah, yeah.
- 26:37SPEAKER_04: All of the above.
- 26:38SPEAKER_04: All of the out.
- 26:39SPEAKER_03: What about true multi-personalities?
- 26:42SPEAKER_06: No, I don't think so.
- 26:44SPEAKER_03: No schizophrenia is yet?
- 26:45SPEAKER_03: Okay.
- 26:46SPEAKER_06: No.
- 26:46SPEAKER_03: We're knocking on the code.
- 26:47SPEAKER_06: They can't sign contracts.
- 26:48SPEAKER_03: Or they can, who which one's signing, right?
- 26:51SPEAKER_06: No.
- 26:51SPEAKER_03: Well, hey, also communication and trust are the foundation of every successful transaction.
- 26:57SPEAKER_03: So communication with you two are phenomenal at communicating.
- 27:00SPEAKER_03: We found that out.
- 27:01SPEAKER_03: You love to talk.
- 27:02SPEAKER_03: That that's a compliment.
- 27:04SPEAKER_03: We'll say that's a compliment, right?
- 27:05SPEAKER_04: Hey, I take it as a compliment.
- 27:06SPEAKER_04: That'll be fine.
- 27:07SPEAKER_03: And that communication builds that foundation of trust, right?
- 27:10SPEAKER_03: You're the realtor mom.
- 27:11SPEAKER_06: Yep, I am.
- 27:12SPEAKER_03: You're the face on the house, and that's that's what we like to see.
- 27:15SPEAKER_03: So I tell you what we want to do.
- 27:17SPEAKER_03: We want to send some questions out to our listeners, listeners and followers, right?
- 27:20SPEAKER_03: Okay.
- 27:21SPEAKER_03: So here's some questions.
- 27:22SPEAKER_03: What type of client do you think you are?
- 27:25SPEAKER_03: Be thinking about that from what we talked about today.
- 27:27SPEAKER_03: Are you a first-time buyer, the researcher, the dream home shopper, the investor, or something else, right?
- 27:32SPEAKER_03: Right.
- 27:33SPEAKER_03: And we also encourage our listeners to comment, message, or submit ideas for future podcasts for Lisa and Lydia.
- 27:40SPEAKER_03: Absolutely.
