- 0:00SPEAKER_00: Everybody, we're at February 20th, 2025.
- 0:02SPEAKER_00: This is your Santa Clarita real estate update.
- 0:04SPEAKER_00: We're going to talk about what's happening in the market.
- 0:06SPEAKER_00: I'm going to give you that inventory, those inventory numbers, then some tips and tricks out there for buyers and sellers to help you stay on top of the market and actually get what you're looking for when it comes to real estate.
- 0:17SPEAKER_00: Now, interest rates have been creeping down ever so slightly.
- 0:20SPEAKER_00: It seems like there isn't a bigger effect going on, giving more confidence in that 10-year bond market where that interest rate happens to depend on.
- 0:29SPEAKER_00: And it looks like that the moves that are being made, at least so far in the government, seem to be positive in that regard.
- 0:35SPEAKER_00: Looking at inventory currently, 502 total active listings on the market for sale all across the Santa Clara Valley cities.
- 0:43SPEAKER_00: We have 16 coming soon.
- 0:44SPEAKER_00: 69 are brand new on the market.
- 0:46SPEAKER_00: 57 properties have had their prices changed.
- 0:49SPEAKER_00: 19 properties have gone back on the market.
- 0:51SPEAKER_00: 32 properties have gone active under contract, 35 pending, 42 closed, 7 have expired, 11 canceled, 11 have been put on hold, 6 have been withdrawn.
- 1:02SPEAKER_00: What you're seeing with regard to real estate currently, we do have quite a high buyer drive, but again, that inventory is starting to lessen.
- 1:10SPEAKER_00: We did have up to 526 active residential units for sale last week, and now that number's been depleted to just over 500.
- 1:19SPEAKER_00: I do believe we're going to see more listings entering the market here in the next several weeks.
- 1:23SPEAKER_00: And also that buyer drive should continue to grow.
- 1:27SPEAKER_00: So hopefully we'll still experience that balanced market.
- 1:30SPEAKER_00: But looking at numbers beginning January to this date, February 20th, it would appear that buyers are getting more of an advantage in the market with less competition amongst themselves and with more listings placed on the market as we compare to early January or even late December.
- 1:46SPEAKER_00: So I'll keep my eye on that as well.
- 1:48SPEAKER_00: For you sellers out there, out of the shoot pricing really is important.
- 1:51SPEAKER_00: And one of the syndication sites out there, well, actually most of them, they're using artificial intelligence in the development of evaluation sites and pages for residential real estate.
- 2:03SPEAKER_00: So if you go on there, more than likely, you punch in your address, it's not just as innocent as it giving you a value.
- 2:09SPEAKER_00: That value really needs to be based upon fact.
- 2:12SPEAKER_00: So the value should be dependent on local market statistics, actual closed properties within close proximity to yours, and also that are very, very similar in your built maybe by the same contractor or same home builder, and those sorts of items.
- 2:29SPEAKER_00: So you want to look at those statistics, and most of the time they're not even giving you that, they're just giving you a number.
- 2:35SPEAKER_00: It's very important to look at the data yourselves because with today's wonderful misinformation everywhere, you have to protect yourself.
- 2:42SPEAKER_00: You buyers out there, there's really nothing better than you can do to talk with that local agent, get their expertise on the market, and find out how they're going to best represent you, and then see what they're doing online.
- 2:54SPEAKER_00: I'm Connor with honor.
- 2:55SPEAKER_00: We'll see you in the next one.
- 2:56SPEAKER_00: Over and out.
