- 0:00Speaker 1: Are and sweet, and we're also taking care of the
- 0:02Speaker 1: folks who take care of us, sometimes in our case
- 0:05Speaker 1: the parents. Now, a lot of our listeners have lived
- 0:07Speaker 1: in their homes for decades and the idea of getting
- 0:11Speaker 1: it ready to sell, and I know this feeling it
- 0:15Speaker 1: can get a little overwhelming. So where should we even start?
- 0:21Speaker 2: It is extremely overwhelming. My best recommendation is start small.
- 0:26Speaker 2: Don't get in a rush because it can be overwhelming.
- 0:30Speaker 2: So it's kind of like they say, take an eat
- 0:32Speaker 2: that elephant, one bite at a time, So just kind
- 0:35Speaker 2: of planning for it. Start small, Start with the closet,
- 0:38Speaker 2: start with drawers, don't overdo it, and don't stress out
- 0:42Speaker 2: about it. So the key there would be start early enough, Oh.
- 0:46Speaker 1: Good, ahead, make it manageable. Yes, And I like what
- 0:51Speaker 1: you tell people you don't have to be.
- 0:54Speaker 3: Perfect, no progress over perfection.
- 0:56Speaker 1: Yes, I'll tell you what that'll call them call me
- 1:00Speaker 1: down real quick. Now, when we say things like oh
- 1:05Speaker 1: I think I want to declutter, what does that actually
- 1:11Speaker 1: look like from someone day to day? Because some of
- 1:14Speaker 1: us seem to think that you get a big old bind,
- 1:17Speaker 1: park it in.
- 1:17Speaker 4: Your driveway, you just start throwing things out.
- 1:21Speaker 3: It's not quite it don't do that.
- 1:22Speaker 2: When we say declutter, we want the space to look
- 1:26Speaker 2: as big as possible. So when we declutter, it's just again,
- 1:30Speaker 2: everybody has those junk drawers, those closets, things like that.
- 1:34Speaker 2: Start small with that and remove those items and right
- 1:38Speaker 2: and then separate what am I going to donate, what
- 1:40Speaker 2: am I going to keep.
- 1:42Speaker 3: This is again where.
- 1:43Speaker 2: We start having those conversations with family members on what
- 1:46Speaker 2: do I think I want to give to my children,
- 1:49Speaker 2: hand down to my children, my grand grandchildren, et cetera,
- 1:53Speaker 2: and then separate those items.
- 1:55Speaker 1: Should should we do this kind of all at once
- 1:58Speaker 1: or do we need to kind of just break this
- 1:59Speaker 1: down when you said start small.
- 2:01Speaker 3: Start small.
- 2:02Speaker 2: Yeah, again, start with the closet. Start because we don't
- 2:05Speaker 2: want it to be overwhelming. But a lot of that
- 2:06Speaker 2: tom's going to depend on the situation. We highly recommend
- 2:10Speaker 2: that you have these conversations with your parents. But even
- 2:14Speaker 2: at my age, if I'm getting ready to downsize because
- 2:17Speaker 2: I don't want something as large and I'm going to
- 2:20Speaker 2: downsize into something, timing is everything, So that's going to
- 2:23Speaker 2: depend right on exactly when do I need to get out,
- 2:27Speaker 2: When do I want to get out?
- 2:28Speaker 1: Things like that, So need and want can sometimes be
- 2:32Speaker 1: very very different things.
- 2:33Speaker 4: Yeah, so just.
- 2:35Speaker 2: Be purposeful about it, to be intentional. Yeah, be purposeful.
- 2:39Speaker 1: Now, for some people, especially after you know, spending a
- 2:43Speaker 1: good chunk of their life in their in their home,
- 2:47Speaker 1: there are a lot of belongings to sort through and
- 2:51Speaker 1: we all know that because you collect things along.
- 2:53Speaker 4: Yes, everything just seems so special.
- 2:56Speaker 1: But our estate service is something that maybe we should
- 3:00Speaker 1: consider in.
- 3:01Speaker 2: This absolutely again we're going to go back to that,
- 3:05Speaker 2: the timing of it and what is your goal? Basically
- 3:08Speaker 2: what I The one thing I want to get across
- 3:12Speaker 2: is have a plan. Don't wait till the last minute
- 3:15Speaker 2: and then try to make a quick plan, plan ahead,
- 3:19Speaker 2: be thinking ahead.
- 3:20Speaker 3: Where do I see myself?
- 3:21Speaker 1: Now?
- 3:21Speaker 3: Life happens.
- 3:22Speaker 2: We all know that life happens, and we're going to
- 3:24Speaker 2: have to act drastically. But as state sales are come
- 3:27Speaker 2: in after we've decluttered, and we decide what's going to
- 3:31Speaker 2: be a value, what isn't again, what is my what
- 3:33Speaker 2: am I going to What am I going to leave
- 3:35Speaker 2: for my family? And identifying those because a lot of
- 3:38Speaker 2: times when they get to that stage, the family may
- 3:41Speaker 2: not want to do that, They may not want those
- 3:43Speaker 2: items right because They may see it as now, what
- 3:47Speaker 2: am I going to.
- 3:48Speaker 3: Do with it?
- 3:48Speaker 4: Oh boy? Yeah, so you gotta gotta get that independent. Yeah,
- 3:53Speaker 4: we're here now.
- 3:55Speaker 1: A lot of folks seem to think that they need
- 3:58Speaker 1: to spend up a lot of time fixing up before
- 4:02Speaker 1: the cell guilty, repainted the whole redid the landscaping, everything
- 4:09Speaker 1: was for curbable. I mean, I work myself silly. Yeah,
- 4:14Speaker 1: is this really necessary? No?
- 4:16Speaker 3: It is not necessary.
- 4:17Speaker 2: And this is when we want you to consult a
- 4:20Speaker 2: realter and a professional because we don't want you to
- 4:24Speaker 2: rush out there and remodel your kitchen and remodel your
- 4:26Speaker 2: bathroom if you're going to resell, because it may not
- 4:30Speaker 2: you're not going to get that full amount back, right,
- 4:33Speaker 2: But we want it to be clean maintained because it's
- 4:36Speaker 2: not the buyer's responsibility to maintain your home.
- 4:40Speaker 5: Right.
- 4:41Speaker 2: And then it's what do you want? Sit down and
- 4:43Speaker 2: identify what is my goal? That's where we come in
- 4:46Speaker 2: to help you. Are you am I going to get
- 4:47Speaker 2: this back if I put this into it? And what's
- 4:50Speaker 2: going what's going to bring me the most value for it?
- 4:53Speaker 2: So again, it's just being prepared and being purposeful about
- 4:57Speaker 2: what is my goal.
- 4:57Speaker 3: What is my mission?
- 4:59Speaker 4: Well, I got to tell you.
- 4:59Speaker 1: By the time we got done, it was like, well
- 5:02Speaker 1: why are we get rid of right?
- 5:03Speaker 2: I've been there too, Like why didn't we do this
- 5:06Speaker 2: a long time ago? The key to that is maintenance. Yeah, maintenance,
- 5:10Speaker 2: keep your property well maintained. We'll come in and tell
- 5:12Speaker 2: you to do that, you know, if the exteriors just
- 5:16Speaker 2: just keep it well maintained.
- 5:18Speaker 1: So what actually matters most when getting that home ready?
- 5:22Speaker 1: And what can people? I hate to say this, but
- 5:25Speaker 1: what can you skip? I think we overthink it too much.
- 5:27Speaker 3: You do It's easy to do that.
- 5:28Speaker 2: It's easy to do and I look, I'm the worst
- 5:31Speaker 2: because I'm selling a home at the lake and it's
- 5:34Speaker 2: like it has to be perfect. So I'm so relatable
- 5:38Speaker 2: to that. But that's also my profession. So I can't
- 5:41Speaker 2: go in and tell somebody you need to make sure
- 5:43Speaker 2: that you've maintained this and paint this and do that
- 5:45Speaker 2: if you know you're walking into my home. So I
- 5:47Speaker 2: don't want to lose credibility with that. But mainly, just declutter,
- 5:52Speaker 2: keep it clean. Everybody wants to be able to walk
- 5:55Speaker 2: in and see them living in that home, So depersonalize it, Uh,
- 6:01Speaker 2: just make it it clean where they feel like they
- 6:03Speaker 2: can come in and this can be my home.
- 6:05Speaker 1: Very good, Yeah, very good. You know there's houses on
- 6:08Speaker 1: the lake. They have a tendency to go fast.
- 6:10Speaker 3: They do, they do, and it's with everything.
- 6:12Speaker 2: It's location, location, location, right, Yeah, especially over there because
- 6:17Speaker 2: they are secondary homes, a lot of them. Yeah, sixty
- 6:20Speaker 2: percent of the homes over there secondary and so they
- 6:22Speaker 2: don't want to come in and usually typically remodel. So
- 6:26Speaker 2: we'll look at it completely different. And again we want
- 6:29Speaker 2: to identify what is your needs analysis? What is your
- 6:32Speaker 2: end goal? Am I do it? Is my goal to
- 6:35Speaker 2: get the maximum amount of this? Or is my end goal?
- 6:38Speaker 2: Where am I at in that stage of my life
- 6:40Speaker 2: that I that I'm trying to.
- 6:42Speaker 1: Get understood understood and a good conversation with you will
- 6:45Speaker 1: help you silent in that little brother.
- 6:48Speaker 3: Absolutely.
- 6:49Speaker 1: Now, it all sounds like it's a pretty dark and doable. Yeah, Shelly,
- 6:54Speaker 1: I wish I would have known you a year ago.
- 6:56Speaker 3: I wish you would have too, Tom.
- 6:58Speaker 4: Yeah, by god.
- 7:00Speaker 1: Any final advice for someone who's feeling a bit overwhelmed
- 7:04Speaker 1: in the house selling process.
- 7:06Speaker 2: Yes, and so our goal on the cost, your team
- 7:10Speaker 2: and my agents at the Keller Williams is really to
- 7:13Speaker 2: take that stress off of our.
- 7:14Speaker 3: Clients, right, Like.
- 7:19Speaker 2: You don't want to diagnose your own symptoms when you
- 7:21Speaker 2: don't feel good, right, and so although I do have
- 7:24Speaker 2: a bad habit about doing that as well, but you
- 7:26Speaker 2: want to seek that professional advice, right, We're here to
- 7:30Speaker 2: help you get the most out of your home. And
- 7:33Speaker 2: again it's what do I really want. We're going to
- 7:36Speaker 2: take you through that needs analysis and the timing because
- 7:38Speaker 2: there's a lot of times I'll go on listing appointments
- 7:41Speaker 2: and help them self discover is this the right time
- 7:44Speaker 2: to sell? Maybe it is, maybe it isn't. What can
- 7:48Speaker 2: I do to improve my home and get the most
- 7:50Speaker 2: for it and make sure that it's timing sometimes right
- 7:53Speaker 2: if you're going to live in it two years? And
- 7:55Speaker 2: what improvements can I make that I can get the
- 7:57Speaker 2: most out of it. That's going to be a completely
- 7:59Speaker 2: different conversation versus I've had, you know, a family member
- 8:04Speaker 2: with health, it's used I need to get him out
- 8:06Speaker 2: of the home. Again, We're going to do that needs
- 8:10Speaker 2: analysis for you or with you and help you identify
- 8:13Speaker 2: what is my long term goal?
- 8:15Speaker 3: What is my short term goal? Right?
- 8:18Speaker 1: I got to get it all lined up here. You
- 8:20Speaker 1: got to find out where you're going in order to get.
- 8:23Speaker 4: Where you need to be exactly.
- 8:25Speaker 2: Yes, my goodness real estates your best investment always.
- 8:28Speaker 1: So.
- 8:29Speaker 4: Someone once said to me, it don't hurt to own
- 8:32Speaker 4: a little.
- 8:32Speaker 3: Dirty Yeah, that's right.
- 8:34Speaker 2: I've never seen a successful person that didn't have a
- 8:36Speaker 2: good portfolio of real estate.
- 8:38Speaker 1: Well, it's something that keeps appreciating over years. Where can
- 8:42Speaker 1: we find you?
- 8:44Speaker 3: You out?
- 8:44Speaker 2: You can call me at nine one eight nine one
- 8:47Speaker 2: four three four four four. I am online at the
- 8:52Speaker 2: Coster team dot com or on social media the Coster
- 8:55Speaker 2: team dot com or Shelley Coster.
- 8:57Speaker 1: Well, Shelle, you've been doing this for more than a minute,
- 8:59Speaker 1: and you've got a team behind you that can just
- 9:03Speaker 1: run circles around just about anybody. Yes, and they're so
- 9:06Speaker 1: full of knowledge and so full of help, and they're
- 9:09Speaker 1: very patient, just like you.
- 9:11Speaker 4: And there's no question too large, is there?
- 9:14Speaker 2: No, there's no question too large or too small, too small. Yes,
- 9:19Speaker 2: there's no question that we can't help. And you know,
- 9:22Speaker 2: I'm a firm believer that who you surround yourself with matters.
- 9:26Speaker 2: And the only reason I'm as successful as I am
- 9:28Speaker 2: is because of the people that I surround myself with.
- 9:31Speaker 2: So I have an extremely knowledgeable team that if I'm
- 9:34Speaker 2: not here, they're going to take care of you. In fact,
- 9:36Speaker 2: they make me better. I couldn't do what I do
- 9:39Speaker 2: without them.
- 9:39Speaker 4: Well that's great. That it is really great.
- 9:42Speaker 1: So once again, folks that give a Shelling a call
- 9:45Speaker 1: or find her online if you have any questions, and
- 9:49Speaker 1: even if you're in the very early early stages, and
- 9:53Speaker 1: to be quite honest with you, even if you're just
- 9:55Speaker 1: thinking about a selling or purchasing for that matter, yeah.
- 9:59Speaker 3: Or if you just to know who to go to.
- 10:01Speaker 2: I need resources, I need repairs, I need you know, improvements.

- 10:26Speaker 4: It shouldn't be a stressful process. It should be a
- 10:29Speaker 4: happy one.
- 10:30Speaker 3: It is.
- 10:30Speaker 2: We want to make it as it can be stressful.
- 10:34Speaker 2: We want to take that stress and carry that for you.

- 10:47Speaker 2: identify who's going to be that that best fit for
