- Ben: Good morning and welcome to your short let bulletin on the 14th of October. So, if you run a Welsh holiday let and you take the listings down for the winter, a 30-day clock starts. The register duties commenced on Thursday, the 1st of October, under the commencement order of the 10th of December 2025. Now, one of them is section 14. And it says a person must apply to the Welsh Revenue Authority for removal from the register before the 31st consecutive day on which that person has not provided or offered to provide visitor accommodation at any premises. Section three says offering to provide includes advertising or otherwise marketing the accommodation. So The trigger is not leaving the business. It is 30 consecutive days with nothing offered anywhere in Wales. Close for the season with listing pools and you are inside it. leave the listings up, and you are not. The Revenue Authority's penalties guidance published the 1st of October prices that wrongly. It says that the charge for failing to register. Update or deregister is £100 per premises and works it out if you no longer provide accommodation in all three of your cottages, you must de-register within 30 days. If you do not, you'll get a 300 pound penalty. Section 15 has no premises multiplier in it. It says a penalty of 100 pounds, then 10 pounds a day, then £1,000 on three cottages. Section 7, failing to register, does multiply by premises, and that is where the arithmetic belongs. Sections 10 and 15 do not start until the 1st of April, 2027, and nor does reasonable excuse at section 17. The same order switched on the appeal route at section 23. For all purposes except for in respect of a decision relating to the penalty under part two, review and appeal were withheld with the penalties. So in Wales, the duties arrive in October and the price of breaking them is still. Being drafted. So register now, diary 30 days from your last offer if you are going dark. And ask where that per-premises multiplier comes from. Thank you for watching, and I'll see you tomorrow.
