- 1:01Speaker 3: And I have lots of world-famous friends, but,

- 1:13Speaker 3: that you would never find anywhere else.
- 1:18Speaker 3: They're known in their circle,
- 1:20Speaker 3: but if you're not in their circle,
- 1:22Speaker 3: you don't know their wisdom.
- 1:23Speaker 3: And who do I have?
- 1:25Speaker 3: Mario Lamar, that's the French pronunciation, Lamar.
- 1:31Speaker 3: He's a dynamic host of the Five Questions podcast.
- 1:35Speaker 3: He's a speaker, a real estate investor,
- 1:37Speaker 3: expert brand strategist, and professional networker,
- 1:41Speaker 3: passionate about learning, pushing boundaries,
- 1:43Speaker 3: and bringing people together.
- 1:45Speaker 3: Mario thrives on uncovering powerful insights
- 1:48Speaker 3: in real estate, business, and branding.
- 1:51Speaker 3: His expertise in creating impactful personal
- 1:54Speaker 3: and business brands combined with his talent
- 1:56Speaker 3: for building strong connections makes him a sought
- 2:00Speaker 3: after leader in the industry.
- 2:03Speaker 3: Wow.
- 2:05Speaker 3: Wow, wow, wow.
- 2:07Speaker 3: So you have such a broad range.
- 2:11Speaker 3: You want to talk about the power of networking,
- 2:14Speaker 3: but I also taught real estate for 12 years
- 2:18Speaker 3: right across the same country that you're in
- 2:21Speaker 3: and purchased and sold over 1,100 pieces of real estate
- 2:26Speaker 3: around the world.
- 2:28Speaker 3: So maybe we'll talk about that.
- 2:30Speaker 3: Who knows?
- 2:31Speaker 3: Maybe we'll talk about your big sea excursion coming up.
- 2:35Speaker 1: - Raymond, first of all, I gotta start by saying
- 2:37Speaker 1: I'm super excited to be talking with you today.
- 2:40Speaker 1: It's truly an honor.
- 2:43Speaker 1: You've accomplished so many things.
- 2:46Speaker 1: A lot of people look up to you and I'm one of them.
- 2:50Speaker 1: So I'm really happy to be with you on your podcast today.
- 2:55Speaker 3: - Well, that's mutual because you were so highly recommended
- 3:01Speaker 3: by a mutual friend of ours that I said,
- 3:04Speaker 3: "Oh my gosh, I'd love to get him on my show."
- 3:07Speaker 3: So you look up to me, I look up to you.
- 3:09Speaker 3: In physics, that's a bit impossible, but somehow it works.
- 3:14Speaker 1: It works. Now, let's share the knowledge with the rest of the people.
- 3:19Speaker 1: Okay. Tell me about your Sea Excursion.
- 3:23Speaker 1: As you mentioned in my bio,
- 3:25Speaker 1: I'm a professional networker,
- 3:28Speaker 1: and especially in the real estate space.
- 3:31Speaker 1: I go to conferences across Canada and sometimes in the US,
- 3:36Speaker 1: and to make connections.
- 3:40Speaker 1: This is what you need to do to grow your circles,
- 3:42Speaker 1: to be successful in real estate.
- 3:45Speaker 1: As I did that for about three, four years now,
- 3:51Speaker 1: I found that there's a problem.
- 3:54Speaker 1: The events that we attend to as real estate investors
- 3:58Speaker 1: are mostly all the same, two, three days,
- 4:01Speaker 1: and you go there and you shake some hands,
- 4:04Speaker 1: you exchange business cards and then you have to follow up,
- 4:09Speaker 1: but life gets in the way.
- 4:11Speaker 1: So you take a business card from someone, uh, and then what do you do?
- 4:15Speaker 1: Maybe you call them a couple of weeks after, but then after that,
- 4:19Speaker 1: when do you follow up maybe a month after that, or two months after that.
- 4:24Speaker 1: So it takes a long time to,
- 4:26Speaker 1: to build these deep connections that people need to be successful in real
- 4:31Speaker 1: estate because when somebody comes to you and wants $200,000, $300,000, $400,000 for a project,
- 4:39Speaker 1: he's not going to give it to you because he met you one time at a conference.
- 4:43Speaker 1: You need time to build these relationships. So, having said that, I said, well, I do lots of
- 4:49Speaker 1: cruises for my leisure. I actually met on a cruise my business partner who organizes group cruise,
- 4:57Speaker 1: And I said, why don't we organize a real estate investor summit cruise where people can spend time
- 5:05Speaker 1: and develop relationships that when they come out at the end of the week,
- 5:10Speaker 1: they're on a different level, they're friends. - Wow, I love the idea.
- 5:16Speaker 1: - Yeah. And there is some cruises that are organized and networking cruise, but we really
- 5:24Speaker 1: tried to, I don't know if I would call it systemize, but we made it with a system.
- 5:33Speaker 1: We have, it's a structure, that's the word I'm looking for, a structure where we actually kind
- 5:39Speaker 1: of force people to engage with each other with obviously their consent, but it's a lot of fun.
- 5:46Speaker 1: We learn, we network together, we have fun. It's not a business environment, it's a relaxed
- 5:52Speaker 1: environment so the walls are down when people interact with each other. It's a totally different
- 5:59Speaker 3: experience. Wow. Tell me what you call it again. It's a fascinating name. It's the Real Estate
- 6:06Speaker 3: Investor Summit at Sea. Real Estate Investor Summit at Sea. And is our mutual friend,
- 6:15Speaker 1: Nicky, presenting for you there? He is coming on the next one. So it's once a year, every February.
- 6:21Speaker 1: The next one is February 14 to 22, 2026. We're almost out of speaker space. I actually have
- 6:31Speaker 1: two more spots where I'm trying to... I wanted, I wanted, I wanted.
- 6:36Speaker 1: Well, I was hoping that we would talk about it today, but yes, there's a spot reserved for you.
- 6:42Speaker 1: It's all professionals in the industry of real estate. I usually bring one strategy expert
- 6:51Speaker 1: So there's not two speakers talking about the same thing.
- 6:54Speaker 1: We want a buffet for our attendees.
- 6:58Speaker 1: We want them to not be bored,
- 6:59Speaker 1: but always learn something new.
- 7:02Speaker 1: And we bring top-notch people
- 7:05Speaker 1: from whatever their expertise is.
- 7:08Speaker 1: It's a lot of fun.
- 7:10Speaker 1: So we have the days at sea,
- 7:12Speaker 1: we have some conference times where we have our speakers.
- 7:16Speaker 1: Then we have some networking events.
- 7:18Speaker 1: We're bringing this year team building activities
- 7:21Speaker 1: where we have to, I'll give you an example.
- 7:24Speaker 1: On this ship, there's a rope course at the top of the ship,
- 7:28Speaker 1: which a lot of people are afraid of heights.
- 7:31Speaker 1: You're tied by a rope, you know, it's very safe,
- 7:33Speaker 1: but it's still fearful.
- 7:38Speaker 1: We are organizing an event where we're all gonna participate
- 7:43Speaker 1: and help each other overcome our fear,
- 7:46Speaker 1: build trust, build communication.
- 7:49Speaker 1: And these types of activities are very engaging for people.
- 7:55Speaker 1: And so we have that going on.
- 7:56Speaker 1: And then of course, when we go on the islands,
- 7:59Speaker 1: this next time we're going to Aruba, Bonaire,
- 8:02Speaker 1: and Curacao out of Miami, which is just beautiful islands.
- 8:07Speaker 1: Some of our speakers have investments in those islands.
- 8:11Speaker 1: So we're gonna organize a little tours to visit people
- 8:16Speaker 1: the beach, they can go to the beach. So it's a lot of fun. Wow. And this is your third year in a row.
- 8:24Speaker 1: This is, well, it's our second. It took us a year and a half to put together because we had to come
- 8:30Speaker 1: up with a business plan, show it to the cruise line and, you know, make sure that they accepted
- 8:35Speaker 1: what we wanted to do in the structure that we wanted to do it. So how many people do you attract?
- 8:42Speaker 1: Right now we're looking at about a hundred people this year, hopefully a little bit more,
- 8:47Speaker 1: but we want to double our first year. We were 60, which actually 40 out of the 60
- 8:53Speaker 1: resigned for the second year, right there on the ship. They liked it so much. And our goal is to
- 9:00Speaker 1: double the size every year for the next five to seven years and to be able to charter the whole
- 9:06Speaker 3: ship. Wow. Yeah. That's a big plan. I've been holding annual retreats. Two of them have been on a cruise ship, but otherwise annual retreat since 1998.
- 9:23Speaker 1: Well, maybe you can come and be a speaker on ours and you tell us what we're doing good or wrong and you can help us improve.
- 9:32Speaker 3: I will help you if I can, but I suspect you're doing a lot of things right. Wow.
- 9:39Speaker 1: We put a lot of efforts and this has come from my passion of speaking with people.
- 9:44Speaker 1: I've always been a people gatherer.
- 9:49Speaker 1: I love when people are happy when they're getting together,
- 9:53Speaker 1: even if it's for family dinners or, you know,
- 9:56Speaker 1: before my past life, I used to be in the music industry
- 10:00Speaker 1: and I organized little tours with local bands.
- 10:03Speaker 1: And I just love when people get together.
- 10:06Speaker 1: And in this case, well, now I'm in real estate
- 10:09Speaker 1: in the next chapter of my life.
- 10:11Speaker 1: And I feel like it's something that I must do.
- 10:15Speaker 1: It's my calling.
- 10:22Speaker 3: Wonderful.
- 10:23Speaker 3: I love when people do things for the heart reason first.
- 10:27Speaker 3: The money comes afterwards if you do what you love.
- 10:30Speaker 3: Well, trust me, we didn't do it for the money the first year.
- 10:35Speaker 3: I have a sense.
- 10:36Speaker 3: I know what you mean, but you're starting on Valentine's Day.
- 10:39Speaker 3: So I'm going to have to bring my wife with me.
- 10:42Speaker 1: - Absolutely.
- 10:42Speaker 1: But guess what?
- 10:43Speaker 1: I'm saving you the cost of flowers.
- 10:46Speaker 3: You just have to bring her on a cruise.
- 10:49Speaker 3: - I will pay for everything else, but you pay for the flowers?
- 10:52Speaker 3: - That's right.
- 10:52Speaker 3: - That's a good deal.
- 10:54Speaker 3: Wow. Okay. That's fascinating.
- 10:56Speaker 3: Now I've made an awful lot of money in real estate.
- 11:00Speaker 3: I suspect you have, but how did you get into real estate?
- 11:05Speaker 1: So I started with not in real estate.
- 11:10Speaker 1: I was a general contractor when I was younger.
- 11:12Speaker 1: And I mean, I don't know how deep we go
- 11:16Speaker 1: into in these conversations,
- 11:17Speaker 1: but I ended up having to restart my life
- 11:20Speaker 1: about 12 years ago and moved out.
- 11:23Speaker 1: I was born in Montreal.
- 11:24Speaker 1: I moved out West of Canada.
- 11:26Speaker 1: I now reside in Vancouver
- 11:30Speaker 1: and started flying for the airlines
- 11:34Speaker 1: And about three, four years ago, I was like, you know what?
- 11:39Speaker 1: I'm an entrepreneur in my soul.
- 11:43Speaker 1: Having this job, it fulfilled me for the time being,
- 11:46Speaker 1: but I need something else.
- 11:48Speaker 1: So I started looking at, during COVID,
- 11:52Speaker 1: all these online ways to make money with, you know,
- 11:56Speaker 1: Amazon and crypto and this and that, and I just lost money.
- 12:01Speaker 1: So eventually I found an ad and re-sparked my vision for being an entrepreneur.
- 12:09Speaker 1: And I said, you know what, real estate, you can't go wrong.
- 12:13Speaker 1: You have a hard asset and you invest and actually also you provide shelter to a
- 12:20Speaker 1: family. And that's when I started investing.
- 12:23Speaker 1: I joined some communities.
- 12:27Speaker 1: At first, maybe not the greatest communities
- 12:32Speaker 1: for the learning experience, but whatever.
- 12:34Speaker 1: It brought me a little bit further than where I was
- 12:37Speaker 1: and started investing in single family homes
- 12:43Speaker 1: for two years, figured out that this is not the way
- 12:48Speaker 1: you build wealth, really.
- 12:50Speaker 1: You have to level up to multifamily
- 12:52Speaker 1: to bring the bigger numbers.
- 12:56Speaker 1: That's what I've been working on the past year, year and a half, and just partnering
- 13:02Speaker 1: also with people on land development deals. That's where I am now. I've been busy with
- 13:11Speaker 1: a lot of different projects in the last year. On the acquisition side, I've slowed down
- 13:17Speaker 1: as far as real estate, but it's just a temporary pause because I'm putting the summit at sea.
- 13:24Speaker 1: I launched the five questions podcast last year.
- 13:27Speaker 1: And so you can't do everything right and good
- 13:31Speaker 1: all at the same time.
- 13:33Speaker 1: Sometimes it's okay to take a step back on certain things.
- 13:36Speaker 1: - Very nice.
- 13:38Speaker 3: Very nice.
- 13:39Speaker 3: You're a fascinating guy.
- 13:41Speaker 3: Tell me the biggest success you ever had in real estate.
- 13:45Speaker 1: - The biggest success was,
- 13:49Speaker 1: I'm gonna tell,
- 13:51Speaker 1: I wouldn't call it a success,
- 13:53Speaker 1: but is a learning experience is knowing when to step away.
- 14:00Speaker 1: It's my first ever deal, a multifamily deal
- 14:04Speaker 1: that I wanted to start there
- 14:05Speaker 1: and I lost $25,000 on that deal,
- 14:09Speaker 1: but I would have lost more if I didn't step away.
- 14:14Speaker 1: So, you know, after I did my due diligence wrong
- 14:18Speaker 1: at the beginning, I didn't have enough code learning,
- 14:21Speaker 1: teachings. I didn't have a coach or mentor behind me. I only
- 14:26Speaker 1: watched videos online, which was not enough. And I didn't do my
- 14:30Speaker 1: due diligence, right. And eventually the banks got
- 14:34Speaker 1: involved. And you know, I was having trouble getting
- 14:37Speaker 1: financing. So we had to do more due diligence. And I actually
- 14:41Speaker 1: flew down there because it was not in my province, it was
- 14:44Speaker 1: further, like across the country. And that's when I got
- 14:49Speaker 1: some of my friends who were investing involved and asked for their opinion. And they said,
- 14:55Speaker 1: Mario, if you don't pull away now, you might lose some money now, but you're going to lose
- 14:59Speaker 1: a hundred thousand if you get finished this deal. So the lesson here is sometimes at the beginning,
- 15:06Speaker 1: we're eager. We maybe compare ourselves to others. That happens very often because we all have an
- 15:15Speaker 1: an ego, we all want to be the best, but we should not.
- 15:21Speaker 1: We should not.
- 15:22Speaker 1: We should do things for ourselves.
- 15:25Speaker 3: Mario, I'm going to tell you the flip story to that.
- 15:27Speaker 3: Yeah.
- 15:27Speaker 3: I was buying single family homes way back in the day, and
- 15:33Speaker 3: I saw a much larger single family home that could be separated
- 15:39Speaker 3: into different units.
- 15:40Speaker 3: I had all these ideas.
- 15:41Speaker 3: Yeah.
- 15:41Speaker 3: And so I put in my offer was accepted.
- 15:44Speaker 3: And then I panicked.
- 15:46Speaker 3: It was bigger than I had ever bought before by like 50%.
- 15:50Speaker 3: Now those numbers are tiny, but at the time, I was frightened.
- 15:55Speaker 3: So I ran to my lawyer and said, how do I get out of the deal?
- 15:59Speaker 3: I'm frightened.
- 15:59Speaker 3: I'm frightened.
- 16:01Speaker 3: And my lawyer looked at it and said, it's a great deal.
- 16:03Speaker 3: Why are you frightened?
- 16:03Speaker 3: You should buy it.
- 16:04Speaker 3: So no, I'm frightened.
- 16:05Speaker 3: He said, okay, he will buy it.
- 16:07Speaker 3: My lawyer will buy it.
- 16:10Speaker 3: And 40 years later, he still owns it.
- 16:12Speaker 3: It's worth many millions of dollars and he's making thousands of
- 16:18Speaker 3: dollars a month.
- 16:19Speaker 3: And every time I see me, thanks me for freaking out over that
- 16:22Speaker 3: property.
- 16:24Speaker 1: Well, since so that person that told me, you know, to maybe
- 16:31Speaker 1: step away from the deal was mindset coach.
- 16:34Speaker 1: And now she's a business partner of mine.
- 16:37Speaker 1: And it's true.
- 16:39Speaker 1: Sometimes we stop ourself.
- 16:42Speaker 1: the fear that we self-impose in our head.
- 16:46Speaker 1: - Yes.
- 16:47Speaker 1: - You know, sometimes that's just what it is.
- 16:50Speaker 1: Maybe like you said, it's a bigger number
- 16:52Speaker 1: than what we're used to, but.
- 16:55Speaker 3: - Tell me why you've chosen a cruise
- 16:57Speaker 3: instead of a land-based resort.
- 17:00Speaker 1: - So, a couple of reasons.
- 17:03Speaker 1: First of all, for the price point
- 17:06Speaker 1: and everything that is included.
- 17:08Speaker 1: So basically on a cruise, you can eat 24 hours a day if you want
- 17:13Speaker 1: breakfast, lunch, dinner, be ready to gain some weight because
- 17:17Speaker 1: that usually happens.
- 17:19Speaker 1: But there's just so much involved.
- 17:22Speaker 1: Then there's from provided from the cruise line.
- 17:25Speaker 1: There's entertainment.
- 17:27Speaker 1: There's shows at night.
- 17:28Speaker 1: There's music in different bars.
- 17:31Speaker 1: There's activities also.
- 17:33Speaker 1: Like there's maybe for the kids, there's the water parks, and
- 17:37Speaker 1: There's a lot of activities provided with the base offering of the cruise line.
- 17:44Speaker 1: It's something different. It's something different that people, you know, we're used to going on land
- 17:49Speaker 1: events. So I wanted to do something different. And then we visit, it gives us a chance to visit
- 17:57Speaker 1: different either islands or countries in the same week. How much would it cost us to fly to each
- 18:05Speaker 1: place and then rent a hotel and then it's so much to organize. But doing it from a cruise ship,
- 18:11Speaker 3: it's so much more. - The cruise ship takes care of lots of concerns for you. So you can focus
- 18:17Speaker 3: on delivering giant value to your clients. - Yeah.
- 18:21Speaker 3: - Very nice. Mario, what's your favorite quotation?
- 18:32Speaker 1: - Oh, there's many, and I'm gonna try,
- 18:35Speaker 1: there's one that sticks out to me,
- 18:36Speaker 1: but I'm gonna try to say it right.
- 18:38Speaker 1: This is from one of my mentors is, how does it go?
- 18:42Speaker 1: Be ready to do the effort.
- 18:48Speaker 1: I don't know if all the words are correct,
- 18:50Speaker 1: but it's the idea that counts.
- 18:52Speaker 1: Be ready to do the efforts that others
- 18:56Speaker 1: will not are not willing to do to live the life that most wants to live.
- 19:04Speaker 3: Let me help you. Yeah. Broke people only do what's easy. That's why their life is always tough.
- 19:12Speaker 3: Rich people are prepared to do what's tough. That's why their life is always easy. That's the
- 19:18Speaker 1: idea. You put it in much clearer words, but my mentor, he says it in one sentence and boom,
- 19:24Speaker 1: It's so nice.
- 19:25Speaker 1: And now I have to relearn it by heart.
- 19:29Speaker 1: But the idea is this, right?
- 19:30Speaker 1: It's to be in a better place in your life.
- 19:36Speaker 1: It requires efforts.
- 19:38Speaker 1: A lot of people are not willing to do these efforts because
- 19:42Speaker 1: it's uncomfortable.
- 19:44Speaker 3: Yes, they would rather stay in their comfort zone, which they
- 19:48Speaker 3: themselves state is uncomfortable.
- 19:53Speaker 3: They call it their comfort zone, but they're not happy with their car.
- 19:56Speaker 3: They're not happy with their home.
- 19:58Speaker 3: They're not happy with their job.
- 20:00Speaker 3: They're not happy with their clothes.
- 20:01Speaker 3: They're not happy with their quality of their vacations.
- 20:03Speaker 3: And yet they call it a comfort zone and they stay in it.
- 20:06Speaker 3: It's like their own prison.
- 20:08Speaker 3: They lock the door from the outside.
- 20:11Speaker 1: Very strange.
- 20:12Speaker 1: And if you can have somebody in your life that will be able to
- 20:20Speaker 1: push you just on the other side of that line, oh, our life becomes wonderful. I invite everybody.
- 20:28Speaker 3: That's your job, Mario. That's what you do on your cruise. That's what I've been doing for over
- 20:33Speaker 1: four decades on stage. And Raymond, I'm going to tell you something. For some people, they would
- 20:42Speaker 1: have said maybe I don't have a big future, but I was an iSchool dropout for until I was 32 years
- 20:50Speaker 1: I needed to get my high school diploma,
- 20:53Speaker 1: but I didn't start with the normal life
- 20:58Speaker 1: that everybody would say,
- 21:01Speaker 1: as long as everybody has their journey.
- 21:09Speaker 1: But if I'm able to do what I do, everybody can.
- 21:15Speaker 3: - I've got another weird question for you.
- 21:18Speaker 3: - All right.
- 21:18Speaker 3: that you are not able to answer,
- 21:21Speaker 3: you're not prepared in any way,
- 21:23Speaker 3: but you still have to answer it.
- 21:25Speaker 3: And here it is.
- 21:28Speaker 3: - Okay.
- 21:28Speaker 3: - Would you rather be a fortune cookie or a birthday cake?
- 21:43Speaker 1: - Well, I'm tempted to say
- 21:48Speaker 1: birthday cake.
- 21:50Speaker 1: And here's my reasoning.
- 21:53Speaker 1: Now, I didn't have a lot of time to think about it, but
- 21:55Speaker 1: okay, here's my reasoning.
- 21:59Speaker 1: When someone sees a birthday cake, their eyes pop open.
- 22:03Speaker 1: They're excited.
- 22:05Speaker 1: It's colorful.
- 22:06Speaker 1: They're happy.
- 22:07Speaker 1: They know it's for a good reason.
- 22:09Speaker 1: They know something good is happening.
- 22:11Speaker 1: And usually, if you get a good cake, you cut in the cake, and
- 22:16Speaker 1: And then your eyes become even more happy because it's either colorful inside or, you
- 22:22Speaker 1: know, it's fluffy and you got different layers.
- 22:25Speaker 1: So for those reasons, I would say birthday cake.
- 22:31Speaker 3: Very interesting.
- 22:32Speaker 3: Mario, this interview has been more fascinating than I expected.
- 22:38Speaker 3: And I'm really grateful that our mutual friend recommended you so highly.
- 22:43Speaker 3: And I look forward to you and me and him being on the cruise together.
- 22:50Speaker 1: I would not be more happy if I tried.
- 22:54Speaker 1: So I'm really...
