- 0:00Speaker 1: Hey thirty four thirteen ten WIB and of course asked
- 0:04Speaker 1: the experts with Matt Heytman of Rock Realty. Of course,
- 0:07Speaker 1: you can learn more online Rock Wisconsin dot com. That's
- 0:10Speaker 1: r O c K Wisconsin dot com. Matt, how you
- 0:13Speaker 1: doing this morning? Doing pretty good? I'm doing really good.
- 0:17Speaker 1: It's great to see you, and I wanted to ask you.
- 0:20Speaker 1: We're gonna get to this week's featured listing, but first
- 0:23Speaker 1: and foremost, I want to ask you about Janesville connection. Obviously,
- 0:29Speaker 1: you guys got an office in Stoton and other locations.
- 0:32Speaker 1: And then I'm driving home from downtown Janesville the other
- 0:35Speaker 1: day and I remember a couple of years ago, there
- 0:38Speaker 1: was a beautiful building on Milton Avenue in Janesville and
- 0:44Speaker 1: they were doing some renovation making the place look really
- 0:47Speaker 1: really cool. I think there was like some kind of
- 0:49Speaker 1: like Naturrey food kind of place in there previously, and
- 0:52Speaker 1: they're doing some renovation and lo and behold, they uncovered
- 0:57Speaker 1: a sign as they were doing that renovation that said
- 1:01Speaker 1: Woodman's Market turned out to be the first ever. Yeah.
- 1:05Speaker 1: So I'm looking out the window and I noticed said
- 1:09Speaker 1: building has a Rock Realty sign out front, not listing
- 1:14Speaker 1: it for sale, but as an office your office in Janesville.
- 1:18Speaker 1: Is is the original Woodman's it is? It is? Yeah?
- 1:23Speaker 2: It was a Castaways thrift shop most recently okay had
- 1:28Speaker 2: the big green blockbuster looking on on the front. Yes, yeah,
- 1:33Speaker 2: And so we decided that we would we would take
- 1:36Speaker 2: that kind of big open space and remodel it. And
- 1:40Speaker 2: you know, as we're going through the remodeling process, when
- 1:42Speaker 2: we removed that green awning, it revealed the original porcelain
- 1:46Speaker 2: tile Woodman's sign behind it.
- 1:49Speaker 1: Did you have any idea at all that that was
- 1:51Speaker 1: the history.
- 1:51Speaker 2: Of No clue.
- 1:52Speaker 1: Oh, we knew that it was a Woodman's.
- 1:53Speaker 2: I mean there's still two very old kind of freezer
- 1:56Speaker 2: coolers in the basement. It's kind of cool looking, and uh,
- 1:59Speaker 2: you know, we had heard the story of how they
- 2:01Speaker 2: expanded it. I think I think originally it was nineteen
- 2:04Speaker 2: eighteen or something like that. And so at that point
- 2:07Speaker 2: we contacted Woodmins and said, hey, you know, you know,
- 2:11Speaker 2: we'd be happy to have you keep the sign as
- 2:14Speaker 2: it keeps sake you'll if you'll take it down, and
- 2:17Speaker 2: they agreed to exchange it for some nice old lithogram
- 2:20Speaker 2: kind of pictures of Woodman's.
- 2:21Speaker 1: From back in the day. How cool is that.
- 2:23Speaker 2: I haven't got the pictures yet, but they have the sign.
- 2:26Speaker 1: I wonder too, is just one more thing because it,
- 2:29Speaker 1: trust me, this ties in with what we're going to
- 2:31Speaker 1: talk about this week, specifically this featured listening. I wonder
- 2:34Speaker 1: if they're going to use that sign. I don't know
- 2:35Speaker 1: if you know what their plans are for that sign,
- 2:38Speaker 1: but if they're going to use it in that the
- 2:40Speaker 1: new community center that they're working on, the ice rank
- 2:42Speaker 1: that they're working out at the mall, maybe it would
- 2:44Speaker 1: go there. But you said it was made of tile.
- 2:46Speaker 2: It was just like a porcelain tile apparently, which is
- 2:48Speaker 2: a pretty rare sign to find in such good conditions.
- 2:52Speaker 2: So because it was protected by the big green ugly
- 2:54Speaker 2: on it, yes it was.
- 2:56Speaker 1: So there is actually a purpose for the big green
- 2:59Speaker 1: up exactly. Yeah.
- 3:00Speaker 2: We were modeled the place into uh seven offices and
- 3:03Speaker 2: then uh conference two conference rooms and a training rooms.
- 3:06Speaker 1: Oh that's that's fantastic. It's cool to be I mean,
- 3:08Speaker 1: you got to feel feel pretty lucky to be part
- 3:10Speaker 1: of Janesville history in that way having that having that.
- 3:13Speaker 2: Oh yeah, we had a lot of cars pulling into
- 3:14Speaker 2: the parking lot taking pictures, isn't he.
- 3:16Speaker 1: I was one of them. So to go back and
- 3:18Speaker 1: look through and how this ties in is this week's
- 3:21Speaker 1: featured listing is is mixed use building in Ford at
- 3:25Speaker 1: Consent And I'm looking at the at the photos and
- 3:28Speaker 1: it's a it's a beautiful I mean, you talk about
- 3:31Speaker 1: a prime spot for any type of business, but as
- 3:34Speaker 1: you have a great area on the lower level for
- 3:37Speaker 1: you know, whether you're maybe you're I'm trying to think
- 3:40Speaker 1: of some some of the very popular type of accounting firms,
- 3:43Speaker 1: those type of things, or law offices or lithograph companies.
- 3:46Speaker 1: But it's also got a an apartment upstairs as well.
- 3:51Speaker 2: Yeah, this was a small space that is perfect for
- 3:55Speaker 2: like the first time investor in my opinion. I mean,
- 3:57Speaker 2: I've gotten into these kind of mixed use buildings because
- 4:01Speaker 2: you have the commercial space below residential above, and it
- 4:04Speaker 2: kind of helps offset depending on what the market does,
- 4:07Speaker 2: because typically everybody needs a place to live if nothing else.
- 4:10Speaker 2: And yeah, so we remodeled the main space all new flooring,
- 4:14Speaker 2: new ceilings, doors, new bathroom. It's even got some cubicles
- 4:21Speaker 2: in there that we'd be willing to sell with the
- 4:23Speaker 2: property and then upstairs as a residential tenant. And it's
- 4:26Speaker 2: right on Main Street in Fort Atkinson, right next to
- 4:30Speaker 2: there's a carpet store if you're familiar with Fort Axton
- 4:34Speaker 2: Carpet Store. It's about a block off the river there
- 4:37Speaker 2: and it gets you know, I think something near eight
- 4:39Speaker 2: to ten thousand cars a day, so pretty good exposure.
- 4:42Speaker 1: That is amazing. And I got a check. Is that
- 4:46Speaker 1: price right? Yeah? Like that is like it's not a typo, No,
- 4:51Speaker 1: it's not.
- 4:51Speaker 2: Yeah, And that's one of the exciting parts about this
- 4:53Speaker 2: is you can do a run your own business live
- 4:56Speaker 2: up top if you want, or rent out the space
- 4:59Speaker 2: and have it still a ten and ups top just
- 5:00Speaker 2: for one hundred and seventy two thousand dollars. Feels like
- 5:04Speaker 2: twenty eighteen prices, but yeah, one hundred and seventy two thousand,
- 5:07Speaker 2: it's a steal in my opinion.
- 5:08Speaker 1: That is a fantastic opportunity right on main street as well,
- 5:11Speaker 1: as Matt says, a lot of a lot of great
- 5:13Speaker 1: visibility with traffic on main Street, right in the heart
- 5:16Speaker 1: of Fort Atkinson. Very affordable. One hundred and seventy three
- 5:20Speaker 1: South Mains one o three South Main Street. Who's the
- 5:22Speaker 1: listing agent on this one. That's going to be Mike.
- 5:25Speaker 2: Mike Collins.
- 5:25Speaker 1: Oh, Mike Collins, good to hear it.
- 5:28Speaker 2: Six zero eight nine to one eight five three six.
- 5:33Speaker 1: That is six h eight nine two one eighty five
- 5:36Speaker 1: thirty six for Mike Collins to schedule the showing. Fantastic
- 5:39Speaker 1: opportunity in Fort Atkinson, to build a legacy and be
- 5:43Speaker 1: part of a community, much like like Woodman's Market is
- 5:46Speaker 1: down in Janesville. We are in and I know the
- 5:48Speaker 1: weather outside doesn't feel like this, but we are what
- 5:51Speaker 1: a week and a day away from Christmas and winter
- 5:54Speaker 1: will be here in no time. There are some benefits
- 5:58Speaker 1: to buying this time I here. Obviously, everything in life
- 6:01Speaker 1: there's a ying and a yang. There are some pros.
- 6:03Speaker 1: There are some cons as well, the buying in the winter,
- 6:05Speaker 1: but there are some really good advantages and we'll start
- 6:09Speaker 1: off talking about those. Some really good advantages Matt to
- 6:13Speaker 1: buying this time of year, aren't there? Yeah?
- 6:15Speaker 2: Absolutely, I mean, as you said, there's pros and cons,
- 6:18Speaker 2: but on the buy side, I think there's more pros
- 6:21Speaker 2: than cons. And I think that would go through the
- 6:23Speaker 2: list here of each and see what people think.
- 6:26Speaker 1: I know that we live in a world where inventory
- 6:30Speaker 1: is I know it's it's definitely improving, but it is
- 6:33Speaker 1: still I mean, it is still a competitive market out
- 6:35Speaker 1: there if you're a buyer really getting on and making
- 6:38Speaker 1: a solid offer. One of the nice things this time
- 6:40Speaker 1: of year, Matt, is there's just fewer buyers. There's less
- 6:44Speaker 1: competition out there if you're looking to buy it there.
- 6:46Speaker 2: Yeah. Yeah, I'd say that's one of the larger pros, right.
- 6:50Speaker 2: You know, every spring I think that we're going to
- 6:53Speaker 2: have maybe a slower spring than the last one, and
- 6:55Speaker 2: every time I'm wrong. Yeah, So when you if you're
- 6:57Speaker 2: if you're waiting till spring as a buyer, you're most
- 7:00Speaker 2: likely can find yourself competing with other buyers who are
- 7:03Speaker 2: bidding up the home, and over the winter is the
- 7:06Speaker 2: perfect time to actually get in and maybe get a deal,
- 7:08Speaker 2: get something below this price.
- 7:10Speaker 1: Even so, with that, and you talk about less competition obviously,
- 7:14Speaker 1: and people that have like school age children and stuff,
- 7:18Speaker 1: that's part people say, well why would there be less
- 7:19Speaker 1: people out there? A lot of times if you got
- 7:21Speaker 1: kiddos and stuff, people may not be as as motivated
- 7:24Speaker 1: to be to be buying right now, which means if
- 7:26Speaker 1: you are in a position a little flexibility. Oh what
- 7:29Speaker 1: a great deal that could be. Also, there are there
- 7:31Speaker 1: are better deals out there as well, aren't there.
- 7:33Speaker 2: Yeah, Yeah, I'd say that sellers are more willing to
- 7:39Speaker 2: try to get out of the property and move on
- 7:42Speaker 2: so they're not sitting there over the winter. I think that,
- 7:46Speaker 2: you know, most times, especially if it's a vacant if
- 7:50Speaker 2: you're dealing with a vacant property, you can tell that
- 7:52Speaker 2: they're probably gonna be motivated, so they're not paying the
- 7:54Speaker 2: heat bills over the winter as well. So yeah, most times,
- 7:58Speaker 2: sellers are are definitely willing to, you know, be a
- 8:01Speaker 2: little more flexible.
- 8:02Speaker 1: One of the things, Matt, I know, there's a lot
- 8:05Speaker 1: of folks involved in the buying of a home. There's
- 8:09Speaker 1: there's obviously you're working with your agent. Of course, the
- 8:11Speaker 1: sellers have an agent. There's there's a lot of people
- 8:14Speaker 1: on the back end that are are doing paperwork and
- 8:17Speaker 1: other things, uh, title companies all that clothed and stuff.
- 8:21Speaker 1: You know, the lenders as well. They can get and
- 8:25Speaker 1: it's good to see that that there's a lot of
- 8:27Speaker 1: work out there, but they can get busy, especially during
- 8:30Speaker 1: those summer months. Winter, there's a little bit less of
- 8:33Speaker 1: a workload, meaning things tend to get expedited a little quicker,
- 8:36Speaker 1: doesn't it.
- 8:36Speaker 2: Yeah, I would say that, you know, when people have
- 8:39Speaker 2: less on their plate, they're able to move a little quicker, right,
- 8:41Speaker 2: So I would say that there's the potential of doing
- 8:44Speaker 2: quicker transactions and that that also correlates to appraisals too.
- 8:48Speaker 2: So that's one of the you know, main spots that
- 8:51Speaker 2: we can see delays when things get really busy is
- 8:54Speaker 2: because there's a certain limited number of appraisers out there.
- 8:57Speaker 2: You know, we've got more enough realtors than lenders, right,
- 9:00Speaker 2: that's for sure, But yeah, their phrases are a little limited, right,
- 9:03Speaker 2: So and if if you purchase something over the winter,
- 9:07Speaker 2: you're more likely to have an a praiser get right out there.
- 9:09Speaker 1: That's a great h that's a great point. As we
- 9:11Speaker 1: talked this morning with Matt Heytman of Rock Realty, the
- 9:13Speaker 1: website of Rock Wisconsin dot com. That's r O c
- 9:16Speaker 1: K Wisconsin dot com. Great day to start that conversation.
- 9:20Speaker 1: This week's featured listing, by the way, Mike Collins that
- 9:23Speaker 1: that business opportunity and uh and also a beautiful apartment
- 9:27Speaker 1: right on Main Street and Ford Atkinson. Give Matta Mike
- 9:29Speaker 1: a call this morning. Six so eight nine one eight
- 9:32Speaker 1: five three six that's nine eighty five thirty six winter months.
- 9:37Speaker 1: Because of the elements and other things there are, there
- 9:40Speaker 1: are certain things that may become apparent due to the
- 9:43Speaker 1: weather that that maybe during a summer or late early fall,
- 9:48Speaker 1: uh spring kind of is that you may not ever
- 9:51Speaker 1: notice until winter rolls around the next year. It's a
- 9:53Speaker 1: good time for you mentioned those inspections. It's a good
- 9:55Speaker 1: time to be doing that type of thing.
- 9:57Speaker 2: Yeah, there's a couple of things that come to mind
- 9:58Speaker 2: with that. There are a few, you know, a growing
- 10:02Speaker 2: number of inspectors that actually have the infrared sensors where
- 10:05Speaker 2: they can actually view cold spots right. And you know
- 10:09Speaker 2: during the winter that becomes even more apparent, I think
- 10:11Speaker 2: because of the difference in the heat, right, so they
- 10:13Speaker 2: can see if there's voids in insulation, they can see
- 10:16Speaker 2: if the fireplace is actually leaking quite a lot of
- 10:19Speaker 2: air and causing your.
- 10:21Speaker 1: Heat build to go up.
- 10:23Speaker 2: I think the other thing to look at would be,
- 10:25Speaker 2: you know, ice damming and things like that. If you
- 10:28Speaker 2: happen to be let's say beginning of winter into winter,
- 10:30Speaker 2: when we're getting those swings where we're having.
- 10:32Speaker 1: Thaws and then freezes.
- 10:34Speaker 2: You can sometimes see if water is freezing up and
- 10:38Speaker 2: coming through like lower level basement windows and things like that.
- 10:42Speaker 1: I tell you when you bring that up, I know.
- 10:44Speaker 1: I get a chance to talk with a lot of
- 10:46Speaker 1: people in the construction industry, and one of the things
- 10:48Speaker 1: you hear from them is a couple of things. One,
- 10:50Speaker 1: they drive around and point out every house that they've
- 10:52Speaker 1: ever worked on, and they tell their poor kiddos every
- 10:55Speaker 1: story of every house. But I think that they drive
- 10:56Speaker 1: around and look at is things Like you mentioned, snow
- 11:00Speaker 1: average on roofs, and if there is, and I didn't
- 11:02Speaker 1: realize this, I would always think that if you have
- 11:04Speaker 1: a roof that after snow is completely clear, my thinking is, oh,
- 11:08Speaker 1: that must be perfect. They will tell you as you
- 11:10Speaker 1: as you highlight there, that's a sign of a problem.
- 11:12Speaker 1: That means that the attic is there's heat escaping through
- 11:14Speaker 1: the roof and snow is not melting. So let's talk
- 11:17Speaker 1: about availability two of homes. Matt is is that's a
- 11:19Speaker 1: big eie too, isn't it. Yeah.
- 11:21Speaker 2: I would say that you're going to get a larger
- 11:25Speaker 2: inventory over the winter. You're gonna be able to go
- 11:28Speaker 2: see a few homes, maybe not just jump into one
- 11:30Speaker 2: home and try to make an offer like the crazy
- 11:32Speaker 2: springtime in summertime, right, yes, so yeah, you're probably going
- 11:36Speaker 2: to have a little bit more time to make a
- 11:38Speaker 2: decision too, which will is a good point too, because
- 11:41Speaker 2: it's a it's it's not it's not fun being rushed
- 11:43Speaker 2: into a big purchase.
- 11:44Speaker 1: No, no, it's not one of the one of the
- 11:47Speaker 1: areas that I had to it. I very few people
- 11:51Speaker 1: enjoy renting. I mean that that's that's the reality. I
- 11:54Speaker 1: think most people, I think just about everybody. Home ownership
- 11:57Speaker 1: is a dream. The only thing I remember that I
- 12:00Speaker 1: really appreciated about renting was I didn't have to worry
- 12:03Speaker 1: about shoveling. I didn't have to worry about going out
- 12:07Speaker 1: there in the snow, and that I just it was
- 12:10Speaker 1: just something that I didn't care an activity that I've
- 12:13Speaker 1: never liked. You and as a kid, snowblowers make it
- 12:15Speaker 1: a whole lot easier. One of the things you can
- 12:17Speaker 1: assess though this time of year is what is the
- 12:20Speaker 1: something that's top of your mind? Is like, what is
- 12:21Speaker 1: that driveway?
- 12:22Speaker 2: Like?
- 12:22Speaker 1: Is this something I could handle myself? Is this something
- 12:25Speaker 1: I may have to hire a professional if you got
- 12:27Speaker 1: a longer driveway, or maybe have to make an investment
- 12:30Speaker 1: for which I'm not saying he should it four wheel
- 12:33Speaker 1: drive truck or a TV with a plow on it.
- 12:36Speaker 1: You get kind of a kind of a feel for
- 12:38Speaker 1: what that what that winter maintenance is going to be
- 12:40Speaker 1: all about.
- 12:41Speaker 2: Sure, or maybe even steep driveways. You see how hard
- 12:44Speaker 2: it was to get up into the driveway for the showing.
- 12:46Speaker 1: Yes, that's a good point, that is for sure. As
- 12:49Speaker 1: we talk this morning with Matt Heymen of Rock Realty,
- 12:52Speaker 1: the website Rock Wisconsin dot com that's Rock r O
- 12:55Speaker 1: c K Wisconsin dot com. Head on over the websites.
- 12:58Speaker 1: We're talking about colder temperatures today. It's not a bad day,
- 13:01Speaker 1: but I know with maybe you got company coming over
- 13:03Speaker 1: for the holidays, or maybe you've got some time off.
- 13:06Speaker 1: It's always a fantastic time, even if you're in the office.
- 13:08Speaker 1: And we won't tell anybody who's head on over the website,
- 13:10Speaker 1: even if you're not looking to buy, even if you're
- 13:12Speaker 1: not looking to sell, it's a cool time to check
- 13:14Speaker 1: out the website Rock Wisconsin dot com. That's Rock our
- 13:17Speaker 1: Ock Wisconsin dot com. Head over the website. Now we'll
- 13:20Speaker 1: continue our conversation that we'll talk about some of the
- 13:22Speaker 1: other things think about when it comes to pros and
- 13:24Speaker 1: cons of buying in winterwall so talk a little bit
- 13:26Speaker 1: more about our featured listing. We'll do all of that
- 13:28Speaker 1: next as ask the Experts with Rock Realty continues right
- 13:31Speaker 1: here on thirteen ten WIBA thirteen ten WIBA and asked
- 13:36Speaker 1: the Experts hanging out with Matt Heytman of Rockrealty. It's
- 13:38Speaker 1: help number six So eight six seven three fifty four hundred.
- 13:41Speaker 1: That's sixty seven three fifty four hundred. Hope you had
- 13:43Speaker 1: a chance to check out the website rock Wisconsin dot com.
- 13:46Speaker 1: That's Rock ro ock Wisconsin dot com. Talking sweak with
- 13:50Speaker 1: Matt about some of the pros and cons of buying
- 13:53Speaker 1: during the winter and kind of the ying and the ying.
- 13:55Speaker 1: As we were talking about earlier, there are benefits year round,
- 13:57Speaker 1: and then there are some things that do make things
- 13:59Speaker 1: a little more interesting depending on the time of the year,
- 14:02Speaker 1: and there are some cons to buying in winter. And
- 14:05Speaker 1: let's talk about what's out there and also kind of
- 14:08Speaker 1: what's not out there. A lot of folks think when
- 14:11Speaker 1: it comes to listing their home. They think, well, there's
- 14:13Speaker 1: the greatest number of buyers in the summer, spring and
- 14:16Speaker 1: summer months, so I'm gonna hold off in list. So
- 14:18Speaker 1: that does sometimes cause limited inventory, doesn't it.
- 14:22Speaker 2: Yeah. I would say that in the winter there is
- 14:24Speaker 2: a greater percentage of active listings for buyers, but obviously
- 14:31Speaker 2: in the spring and summer there's actually a larger quantity
- 14:34Speaker 2: of them. There's just more competition for those. So it's
- 14:37Speaker 2: kind of, yeah.
- 14:39Speaker 1: A little bit of a catch on both sides. Yeah,
- 14:42Speaker 1: as we talk about that stuff, I think it highlights though,
- 14:45Speaker 1: the importance of working with a buyer's agent no matter
- 14:48Speaker 1: what the time of year is. The reality is that house,
- 14:52Speaker 1: that right house is out there for you anytime a year.
- 14:56Speaker 1: It's just really important to be working with with somebody
- 14:58Speaker 1: that really understands what you're looking for and and where
- 15:02Speaker 1: you fit into this. And so as we talk about,
- 15:04Speaker 1: you know, maybe some of the cons of this time
- 15:05Speaker 1: of year, a lot of this stuff, I should say
- 15:07Speaker 1: a lot. I think almost everything on this list. Working
- 15:10Speaker 1: with the proper agent really alleviates any of the any
- 15:13Speaker 1: of the downside, any of this stuff, doesn't it.
- 15:15Speaker 2: Yeah, absolutely, And hopefully they can you know, just point
- 15:17Speaker 2: you to finding that perfect house regardless of what season
- 15:21Speaker 2: happens to.
- 15:22Speaker 1: Be got that fun noise in your So for people
- 15:26Speaker 1: that don't know, in our studio, we've got a headphone
- 15:30Speaker 1: box that sometimes does some weird stuff with sound and
- 15:34Speaker 1: you'll hear like they're just different different things. And yes,
- 15:38Speaker 1: and and so we've got that, we've got that fixed,
- 15:40Speaker 1: and Matt with this with this tie, these type of
- 15:44Speaker 1: you know, timely time of the year and stuff. There
- 15:47Speaker 1: are some things too that being able to and I
- 15:50Speaker 1: know one of the things that's really important when you
- 15:51Speaker 1: buy a house and take a walk around and take
- 15:53Speaker 1: a look. Sometimes if there's a lot of snow and
- 15:55Speaker 1: other things on the ground, you may not be able
- 15:56Speaker 1: to get a really good look at some things. Something's
- 16:00Speaker 1: going be also obscured by things like snow. So you
- 16:03Speaker 1: really want to do your due diligence this time of
- 16:05Speaker 1: year when it comes to making that purchase, don't you. Yeah,
- 16:08Speaker 1: I would say that.
- 16:09Speaker 2: You know, that's one of the cons is if you
- 16:11Speaker 2: have the roof covered in snow and you have the ground,
- 16:13Speaker 2: you know, the lot they'll you know, the portions right
- 16:17Speaker 2: around the sides of the home covered in snow or
- 16:20Speaker 2: some things that you can't see. Maybe you're not able
- 16:22Speaker 2: to tell that the landscaping kind of tapers into the house,
- 16:26Speaker 2: so it might have like some poor drainage issues you know,
- 16:29Speaker 2: simple solve, but when you have an inspection, it might
- 16:33Speaker 2: be that the inspector can't actually look at the roof
- 16:36Speaker 2: and look at the.
- 16:37Speaker 1: Condition of it.
- 16:38Speaker 2: So there are some cons in that way. However, you know,
- 16:41Speaker 2: there's ways that you can kind of save yourself by
- 16:43Speaker 2: building in some credits for different things or home warranties.
- 16:47Speaker 1: So really important as you as you as you work
- 16:50Speaker 1: with an agent on then I know, the best time
- 16:52Speaker 1: of year to call for a furnace inspection is the
- 16:55Speaker 1: middle of summer because those furnace men and women they
- 16:58Speaker 1: are just looking for anything. So if you do look
- 17:01Speaker 1: at a house and it may have like a furnace
- 17:02Speaker 1: issue or other things, they can be quite you know,
- 17:05Speaker 1: it's a busy time a year for those individuals, and
- 17:08Speaker 1: that is something to be aware of as well and
- 17:11Speaker 1: somebody to discuss when it comes to looking at a home,
- 17:14Speaker 1: which is some of the maintenance and some of the
- 17:16Speaker 1: other things that may need to be addressed right away.
- 17:18Speaker 1: And of course the seasonality of it.
- 17:20Speaker 2: Yeah, yeah, And I would say like exterior repairs and
- 17:23Speaker 2: maintenance and things like that are going to be a
- 17:25Speaker 2: little more pricey to have someone out, you know, and
- 17:29Speaker 2: also the interior because they might be a little busier.
- 17:31Speaker 2: And I know that remodelers tend to be busier when
- 17:34Speaker 2: it's actually cold outside, you know, they're going inside and
- 17:37Speaker 2: doing kitchen remodels and such. So yeah, there are some
- 17:41Speaker 2: you know, expenses to that if you do need to
- 17:44Speaker 2: immediately do some remodeling or maintenance.
- 17:47Speaker 1: One of the things that we did we bought our
- 17:49Speaker 1: house in the middle winter, and it was fun for us.
- 17:52Speaker 1: Maybe this isn't fun for everybody, but when springtime rolled around,
- 17:55Speaker 1: it was kind of like like almost opening a gift
- 17:59Speaker 1: is figure out what was gonna pop up in our gardens,
- 18:02Speaker 1: you know, like what like like like what type of flowers,
- 18:06Speaker 1: what time Because we bought like literally when we looked
- 18:08Speaker 1: at our house, there was almost two feet of snow
- 18:11Speaker 1: around it, and so we didn't know and as a
- 18:13Speaker 1: matter of fact, that the woman that owned the house
- 18:16Speaker 1: previous to us. Since then, we've we've obviously had a
- 18:18Speaker 1: number of conversations. She was out of the country when
- 18:21Speaker 1: we bought us, so we didn't even get a chance
- 18:23Speaker 1: to talk with her before closing. And uh, it was
- 18:25Speaker 1: a lot of fun to do that stuff. But that
- 18:27Speaker 1: is something that to consider is if there's snow on
- 18:29Speaker 1: the ground, or if you don't have a chance, you
- 18:31Speaker 1: may not know what the landscaping looks like and you
- 18:33Speaker 1: may not be into I like the surprise, it's not everybody.
- 18:36Speaker 2: Oh yeah, And I often tell people take some take
- 18:39Speaker 2: some pictures during the summer regardless, have that right, even
- 18:41Speaker 2: if you're not looking to sell in the near term.
- 18:43Speaker 2: It's always it's always good to have those pictures. And
- 18:45Speaker 2: in the event that you do list in the winter,
- 18:48Speaker 2: they can see, how, you know, all the effort you
- 18:50Speaker 2: put into the landscaping.
- 18:51Speaker 1: I know a lot of folks look forward to obviously
- 18:55Speaker 1: you look at what rent costs these days, and then
- 18:58Speaker 1: you look at you know, you're more like a lot
- 19:00Speaker 1: of people look forward to to getting away from rent
- 19:02Speaker 1: and mortgage payments are oftentimes so much more manageable, and
- 19:05Speaker 1: you can also see like, hey, I'm actually building equity
- 19:08Speaker 1: and some other great things with this. There is one
- 19:11Speaker 1: area though, that you got to remember is if you're like,
- 19:13Speaker 1: for example, if you are a first time home buyer.
- 19:15Speaker 1: Maybe you're living in a place right now that's got
- 19:17Speaker 1: free heat. It's included in the in the rent when
- 19:21Speaker 1: you buy a house. Hate to break it to you,
- 19:23Speaker 1: there is no free heat. There's there's more affordable maybe
- 19:26Speaker 1: you got a wood burner or something, but no such
- 19:28Speaker 1: thing as free heat. And that's something to think about
- 19:30Speaker 1: this time of year, is yeah.
- 19:31Speaker 2: Yeah, if you mean, if you're going to buy during
- 19:33Speaker 2: the winter, more likely than not you're dealing with the
- 19:36Speaker 2: highest utility costs of the year. You know, over the
- 19:41Speaker 2: long term average they're not so bad, but usually the
- 19:43Speaker 2: depths of winters when you're going to be paying a
- 19:45Speaker 2: little higher utility costs. But you know, it's short term and.
- 19:49Speaker 1: One of the nice things too, it gives you a
- 19:50Speaker 1: good gauge as far as you know how going forward.
- 19:53Speaker 1: What you know, you know seasons and if it's something
- 19:56Speaker 1: that they say, maybe I want to get a more
- 19:58Speaker 1: efficient furnace, you then will have the entire following summer
- 20:00Speaker 1: to put that together and get that.
- 20:02Speaker 2: I usually recommend just go ahead and contact the utility
- 20:04Speaker 2: company prior to purchase and find out what the average
- 20:07Speaker 2: is for the year.
- 20:08Speaker 1: Oh and they'll give that to you.
- 20:09Speaker 2: Yeah, typically the most immunis or most utility companies, I
- 20:12Speaker 2: should say, we'll just give you an average. They won't
- 20:14Speaker 2: give you specifics, but they'll tell you what the average
- 20:15Speaker 2: was a lot of times.
- 20:16Speaker 1: That's why you work with an agent. That's why you
- 20:18Speaker 1: work with a professional, because they know those type of tricks.
- 20:20Speaker 1: Of course, we talked this morning with Matt Heyman. I
- 20:22Speaker 1: would have never thought to ask that question, and of
- 20:24Speaker 1: course that's one of the great benefits of working with
