- 2:09near you now, there will be soon. Coming up a little bit later
- 2:13on the show, a good friend, Rich Klein from Meek's Realty is going
- 2:15to join us. There is lots to talk about it in the world of
- 2:17real estate these days, including the fact that it's kind of hard to find
- 2:22a house and certain areas, specifically in Tay's Valley where I live. Rich
- 2:27is going to talk about that coming up a little bit later. I'm also
- 2:29are good friend Spencer Adkins from Storm Track of thirteen is going to stop by.
- 2:31Not to talk weather, although we probably will mention the weather a little
- 2:35bit. I'm kind of a weather geek that way. But there's a big
- 2:38event happening at Marshall University as it pertains to bands coming up in the month
- 2:43of Augus. Spencer's going to join us to talk about that. But before
- 2:46all of that, I want to welcome to the show, Senator shelleymore Capito.
- 2:47Good morning, Senator, how are you? Good morning? I'm great,
- 2:52Thank thank you, I'm doing fine. Thank you for being here.
- 2:54We got lots to get to this morning, Senator. But what everyone really
- 2:58wants to know is how is your pickleball game? Because you were spotted getting
- 3:04your pickleball on this past weekend in Nitro. I did. I went down
- 3:07there and Mayor case Ball was down there and a lot of folks from nine
- 3:12one one as a fundraiser for Metro nine one one. Pickleball is the fastest
- 3:15growing sport and Nitro. The City of Nitro has built a beautiful facility there
- 3:21and they had I think two hundred and sixty one competitors and it's it was
- 3:27really fun. I like to play. I don't get a lot of chance
- 3:30to do it, but congrats to the City of Nitro. Beautiful, beautiful
- 3:34facility, lighted and everything it is. It's a great sports complex. Yesterday
- 3:38actually had Joe Stevens on from the city talking about that. He subbed for
- 3:43Mayor Casebolt guest day. Maybe he's still recovering, I don't know from the
- 3:45pickleball tournament. Let's let's talk about broadband this morning. Senator, you and
- 3:49I talked the last time you were here, and it's become a it's what's
- 3:53not a luxury anymore like it used to be. It is a necessity now
- 3:58for not only a business but also education. We saw that specifically during the
- 4:01pandemic when there were kids that were just shut out, that couldn't do remote
- 4:05learning because they didn't have a reliable Internet at their particular place where they lived.
- 4:10There was an event recently a senator in Charleston with the head of this
- 4:15group, the National Communications and Information Administration, talk about that event. Well,
- 4:20this is the We had Assistant Secretary Davidson in and he's the guy that's
- 4:27going to put all this together. We had that announcement of one point two
- 4:30billion dollars because of the infrastructure package to West Virginia. There have been statements
- 4:36made that this will connect every West Virginia and we believe that it will so
- 4:41with the good work of the Broadband Council and Kelly Workman and her group.
- 4:45We need to make sure because this money is targeted towards the unserved and underserved,
- 4:50So we're not going to go around and use that money to up people's
- 4:54speeds or other things like that. It's going to be to the folks who
- 4:58do not have service. And that's why this mapping issue that you've heard about
- 5:01is so critical because we have to make sure that we have every location mapped
- 5:06which we do, and we can show that we have over two hundred and
- 5:10seventy one thousand locations still in the state that have inadequate service, and that's
- 5:15where these dollars are going to go. I'm so excited about this, and
- 5:19I want to kind of I don't want to play Devil's advocate. I just
- 5:21want to kind of present the other side here just for a moment, because
- 5:25Senator, as you well know, we've heard lots of these announcements in the
- 5:29past about we're going to get on this, and certainly it does seem like
- 5:31that we're head in that direction now again. One point two billion dollars is
- 5:35coming to connect pretty much every West Virginia. How confident are you? And
- 5:40if people are listening today, they're saying, yeah, I've heard all this
- 5:42before. How do you quiet the naysayers on that? You know, I
- 5:46don't blame people for feeling like that, and I have that sort of anxiety
- 5:50myself because we have gone down this path. In twenty ten, we were
- 5:55given a huge slug of dollars and it was misused for routers and things.
- 6:00So what West Virginia, the state under the leadership of Governor Justice and others
- 6:05has put together a council that it really knows the technologies, that knows the
- 6:12equities of whether somebody has it and somebody doesn't. And so there are also
- 6:16written into the bill accountability measures to make sure this money goes where it's supposed
- 6:21to go. And so I think there's a lot more guarantees here that we
- 6:27will see this be successful, learning from past mistakes, but also recognizing the
- 6:30technology has gotten a heck of a lot better over the last twelve and thirteen
- 6:34years. So I think that while skepticism is good because I think that brings
- 6:40about accountability, I think that certainly from my perspective and what I was able
- 6:45to get into this bill, we've got a lot of measures in there to
- 6:48make sure that we're doing it the right way, and that mapping is a
- 6:51big part of it. Center, as you well know, and I know
- 6:54your counterpart Center Mansion even had mentioned that in years past that you know,
- 6:58you go it to a hollow somewhere in southern West Virginia wherever it is,
- 7:00and you say, okay, well, this house has Internet at the beginning
- 7:04of the hollow. Ten miles up the hollow, they may not have it.
- 7:06So the hollow served and uh, and that's that's not that's not what
- 7:11we need. Let's switch gears from them again. We're talking to Sheldy Moore
- 7:14Capitals. Sender, Sheldy Moore Capital. Let's talk about this National Defense Authorization
- 7:17Act. Now, you've been working on this, and this is something that
- 7:19if I read this right, correcting me if I'm wrong, that's been passed
- 7:23for something like sixty some odd straight years. But but Chuck Schumer, in
- 7:28your words, never really has never really made this a priority at least as
- 7:31of late. Uh, what exactly is this senator? And why didn't he
- 7:36make it a priority and where are we now on him? Right now?
- 7:41This is the bill that basics basically sets all the parameters and the priorities for
- 7:46our nation's defense. So it doesn't do the money spending. It just sets
- 7:49the programs, and it talks about you know, uh care and uh family
- 7:57life for our for our military, and also sets you know, where we're
- 8:01going to be, what kind of bases, all these kinds of things,
- 8:05munitions, fortifications, in terms of defense, all of these things are in
- 8:11here. And that is a huge priority for me and and for some reason
- 8:16not as much for Chuck Schumer because he always drags his heels on bringing this
- 8:20up. We've done this every year for the last I think at least sixty
- 8:24years, and so we're in the middle of it right now. Hopefully we
- 8:28will finish it this week. You'll there'll be some votes as we move forward,
- 8:33and then we'll have to work out a compromise with the House. We'll
- 8:37talk with Sender Shelling more capital. There's a nuclear component to this act,
- 8:41is that right? Yeah? There really there is, and this is this
- 8:45is my part of this. I believe that our country needs to be the
- 8:48leader in nuclear technology for our national defense but also our security. And so
- 8:54we know West Virginia is starting to really look and be looked at as possible
- 8:58site for small nuclear, small modular nuclear, more advanced nuclear technologies, and
- 9:05so in this bill, I've really incentivized that in terms of making sure that
- 9:11our country gets the is the global leader here and we're not other countries are
- 9:16not relying on the technologies from China or Russia. We're want to encourage investments.
- 9:22We want to make sure that the Nuclear Regulatory Commission, which is the
- 9:24overseeing body which does the licensings, is ready and can face the expansion of
- 9:31nuclear. We also put in there that you should be looking at former sites
- 9:39of power generation and old power and old coal fired power plant and old maybe
- 9:43natural gas plant to cite our nuclear which is what the state of West Virginia
- 9:48has been looking at as well. So I wanted to make sure that we
- 9:52were able to get those industrial sites in there, because I think that's very
- 9:56important and I think this is something the nation needs to leadership on. And
- 10:01I'm proud to have been a part of this. And it's called the Advanced
- 10:05Act, and it is in this bill. Before we let you go some
- 10:09and I want to talk about the Mountain Valley pipeline you addressed. I understand
- 10:13the US Supreme Court on the specifically and directly. Is that right, and
- 10:16your support for this yes. I joined with the Congresswoman Miller and Congressman Mooney
- 10:22and others from Pennsylvania to put what's forward a brief to the Supreme Court to
- 10:28say, look, Congress spoke here very directly, very specifically, this Mountain
- 10:33Valley Pipeline should be completed. It can't be litigated again and again and again,
- 10:37as it's obviously being attended to. Now the President signed this bill.
- 10:41The President has also come in in support of completing the Mountain Valley pipeline.
- 10:46And I think what we have here are activist judges on the Fourth Circuit that
- 10:50don't want this pipeline, and they keep pushing it back, and I think
- 10:54the Supreme Court is going to act here. And I wanted to make sure
- 10:56my voice was heard in terms of completing this. We did this in the
- 11:01debt limit bill. It's done, it's over. It's time to get those
- 11:05four thousand people hired and complete that pipeline. Sinder Shelley Moore Capito, it's
- 11:09always a pleasure to have you on the show. Keep working on that pickleball
- 11:13game too. I understand the tracks are pretty good at it. If you
- 11:13can get a little bit more practice time in so I'll do it. All
- 11:18right, we'll talk soon. Thanks a lot, of Senator. I appreciate
- 11:20you, Thank you a lot. All right, thank you. It's Senator

- 14:52Valley Outdoors just off Exit thirty nine in Tay's Valid. Little traffic note for
- 14:56you if you're planning out coming too downtown Charleston today, if you're well on
- 15:00the interstate anyway, I should say for the second consecutive day, they're doing
- 15:03work on the Ford Hill Carter Bridge. They're coming into town and as I
- 15:09rolled through the area about seven thirty or so this morning, it was pretty
- 15:11backed up. I understand it's backed up well beyond or at least it was
- 15:15as of airtime well beyond Montrose exit. That right that lane is closed,
- 15:20the slow lane far rank lane is closed, and so it's creating some traffic
- 15:26headaches and it's going to some emergency repair work that's going on there. So
- 15:28just a plan. Accordingly, if you're coming in to Charleston today, text
- 15:33line says, with shelleymore Capital's track record with the Capital Connection and her time
- 15:37and state office, people shouldn't hold their breaths as a texture waiting on her
- 15:41guarantees of getting internet, and she admitted she said, you know, we've
- 15:45heard these promises in the past, but when you got that kind of money
- 15:48that is earmarked for this one point three billion I think it is, then
- 15:52hopefully the rubber as they say, we'll meet the road and we'll get it.
- 15:56Teet off of whatever cliches I can come up with and get this thing
- 16:00going. Man who never needs cliches is meteorologist Spencer ad from a storm track
- 16:04of thirteen. How are you my friend? Hey, good morning? How
- 16:07are you. I am doing fine? You're not here to talk weather,
- 16:11but for that matter, nor was your partner Brian Hughes when I had him
- 16:15on last week, but we managed to get it at Gonna be hot a
- 16:18few days though this week, Spencer, Yeah, absolutely. I mean we're
- 16:22up in the upper eighties today, we're going to get into the nineties,
- 16:25and we couldn't reach somewhere around ninety eight by about Thursday and the Friday,
- 16:30So you know, that starts getting pretty serious. Let's make sure that we,
- 16:33you know, do take it seriously. And whether we're talking about excuse
- 16:37me, you know, like football practice or band, which we'll get into
- 16:41in a second, or just you know, living our daily lives. Ninety
- 16:44eight is not comfortable for us around here, so we do want people to
- 16:47kind of take it easy, take your breaks and check on your neighbors.
- 16:49Yeah. Absolutely, And when we start talking about that heat, indicase and
- 16:52I love saying indicase. I don't know why. It just it was flows
- 16:56as opposed to index. When you say end disease makes it may makes you
- 17:00sound a lot smarter than what you are. But actually, and I'll say
- 17:03this and we'll move on to the band thing. Uh. I actually heard
- 17:06a story on our morning news this morning out of I think it was maybe
- 17:11Phoenix. It was somewhere in Arizona. We're burn centers because it's so hot
- 17:15there. Burn centers are scenes an uptick in the number of cases that they
- 17:19see because of contact with things. Falls on sidewalks now are are having to
- 17:26be treated by burn centers now out there. Now. Thankfully we're not gonna
- 17:29have anything like this here. But as Spitzer said, on a serious note,
- 17:32if you are going to be working outside, you're doing any working out
- 17:34things of that nature, just know that by Thursday we are going to be
- 17:38near a hundred degrees. It's going to feel a lot warmer than that.
- 17:41So plan accordingly. All right, Um, you know one other thing about
- 17:47the weather. We had some big time storms that roll through the Huntington area.
- 17:49Is watching your newscast last night? Yeah, where I live in Tay's
- 17:53Valley, we didn't get a single drop of rain, but that but that
- 17:57summertime, right, Yeah, ten minutes, I mean it was probably about
- 18:02thirty minute downpour. Here inch and a half flooded, you know, and
- 18:04you can go out and get those pictures. Thirty minutes later it's gone and
- 18:08it's like, wow, did that even happen? Yeah, I've knocked down
- 18:11some trees and so yeah, you're into the big downpours, the big up
- 18:15drafts go up in this heat and then then when the rain comes down,
- 18:18it drags a wind with it to the ground and can be a little mess.
- 18:21But here and not the other side of the street. It's kind of
- 18:22weird. Yeah, I got to talk about the reason you're here. As
- 18:26I said, I'm a wetter gig man. I can talk weather all day.
- 18:27But but but I don't want to call you a band geek. But
- 18:30you do have you band geeks own that title, bangie. You do have
- 18:36an interest in this sort of thing. And there's a big event coming to
- 18:37Marshall University. Talk about it. Yeah, So a lot of people remember
- 18:41drums across the tri State. It used to be in Huntington, then it
- 18:44came to Charleston. It was it lately for a long time. Now it's
- 18:47come back to Marshall University and it's called DCI Huntington and Drum Corps International.
- 18:52So if you've ever wondered kind of well where the show go, let's move
- 18:55back to Huntington in the Marshall University Stadium right there at the jone. And
- 19:00if you've never heard of drum cor International. Actually a friend of mine.
- 19:02It just described it to him. I said, imagine professional marching band.
- 19:06It's kind of across a Broadway gymnastics marathon, racing with instruments, rifles and
- 19:11swords. I mean, it's just another Saturday night in my producer Ryan Nicholson's
- 19:17house. So there you got. That's exactly, that's right, that's right.
- 19:19But we have units coming, and we have We were only going to
- 19:22have five and then something happened and they said, well, we like Connington,
- 19:25so we need three more. So we have eight units coming. Shows
- 19:27generally run about fifteen minutes, and it's I forget how many decibels we get
- 19:33out of you know, it's about one hundred and fifty young people between the
- 19:37ages of about sixteen. I think the oldest are twenty two age out of
- 19:41twenty one twenty two, and these are you know, college musicians, high
- 19:45school musicians, and performers. And it's just extravagant. But it leaves you.
- 19:48If you're someone who gets chills or you know, chill bumps or goosebumps
- 19:52as we call it, I mean, you will just overdo sun goosebumps and
- 19:56you will just love everything you see. And it's just it's kind of like
- 20:00the Circus of Marching Man only is so professional. These are young people.
- 20:03That's the marvels. Just marvels me. But it starts at Monday at seven
- 20:08thirty over at the Jone and it's gonna finish up by about ten thirty,
- 20:12so we have a big, full night. You know, the tickets are
- 20:15at DCI dot org if you want to check it out DCI Huntington. We're
- 20:18gonna have a blast. So it's gonna be great. I hope people will
- 20:22come out and watch it. And you know, one of the things I
- 20:23remember you mentioned something almost from my childhood there when you said the drums across
- 20:27the Tri State event that used to be a big part of things going on
- 20:30here. I can remember as a kid when I would see the commercials on
- 20:37television for drums across the Tri State. I always knew it's almost back to
- 20:41school time. That was almost like the kicker that your summer was halfway there
- 20:45and you were looking at the beginning to school is when you would see those
- 20:48commercials that came on television. But I mean, we've really got in West
- 20:51Virginia at Spencer, we don't really talk about it. Probably enough. We
- 20:53got a vibrant music scene of all kinds here, but we've really got a
- 20:59vibrant I am seen here in West Virginia talk about that. Yeah, we
- 21:03really do. I mean, we have so many high schools and I'm pretty
- 21:06deeply involved in that too. And there's a show every Saturday from every high
- 21:10school and it's actually Miss Fisher from Hoover High yesterday sent me a picture one
- 21:15of her students had tracked on their first day of band. Kept his track
- 21:19around on his phone where he walked, and he walked about three and a
- 21:22half miles. It wasn't walking, of course, they were positioning and learning.
- 21:26This is just day one, three and a half miles over five hours
- 21:29around the field. Then it just looked like big scribbles. It was hilarious.
- 21:32I absolutely loved it. So every Saturday. You know, there are
- 21:36hundreds, if not thousands of kids who are involved in this activity. You
- 21:38know, we got into the argument years ago it's a spark. Now it's
- 21:41not because look there's a final score, it's a contest. We didn't even
- 21:45argue it anymore. We took our thing. We said, fine, we'll
- 21:48call it z activity. Okay, it's not an activity, it's the activity.
- 21:52So come out and see the activity. Check this out. This lineup.
- 21:55We got people from Washington, from New Hampshire, California, another group
- 21:59from washing Texas. Of course the Madison Scouts. A lot of people remember
- 22:03them, very historic unit. Spirit of Atlanta. You if you talked about
- 22:06drums across tri State, Huntington always had this kind of love for Spirit of
- 22:10Atlanta. They're back. And then of course my favorite group of all time,
- 22:12the name Fandom Regiment. You gotta love that. I'll come out and
- 22:17see them. Yeah, yeah, it's gonna be Monday. It's gonna be
- 22:21a great time. Spencer. What is your involvement in this? I mean
- 22:22as far as going back because I said you're a band guy. Was this
- 22:26something that you did a lot when you were in school? Well, so
- 22:27I never got to march in the units because before the Internet, we thought
- 22:32like, okay, if I go join the Cavaliers in Rosemunt, Illinois,
- 22:34I have to live there. We didn't know, well, you don't actually
- 22:37these So we have kids from here in our area who are like in the
- 22:41Madison Scouts. I know of two of them, and I'm gonna try and
- 22:42interview them when they come in, so that's how that works. But I've
- 22:45just always been a fan and then it just stuck around the scene my whole
- 22:48life, and I so I started tweeting and around whatever twenty fourteen, which
- 22:52we don't call that now, we call it xing apparently, yeah, yeah,
- 22:56apparently my story. But I started tweeting forecasting. One day one of
- 23:00them called me up from from Drum Corternational. They were like, who are
- 23:03you. I said, well, I'm a meteorologist and I'd just like to
- 23:04put out forecasts for the fans. And it's actually turned into a job.
- 23:08So I'm actually now working for them along with two other meteorologists, and we
- 23:12keep track of the weather for them and we provide forecasts for them. Because
- 23:15it is an outdoor activity. I actually will not be doing. I'll be
- 23:18announcing for this show and then somebody else will handle the weather because they said,
- 23:23we can't trust you because you know you want the show. You want
- 23:26it to go on no matter what. So there's lightning, we know you're
- 23:29gonna be like, it's just it's just in a couple of sprinkles. In
- 23:33the meantime, the tuba player just got knocked out right if we don't want
- 23:37that, have we done? And I know you guys and weather always say,
- 23:40you know that it's kind of hard to predict the weather that far in
- 23:41advance, But have you done a deep dive yet on what the weather's gonna
- 23:45look like next Monday in Auntington? Yeah, a little bit, I mean,
- 23:48and it's just your classic passing shower storm. And so we build that
- 23:52into the schedule. Uh, Like in Texas Week, we built a lot
- 23:55of things into the schedule for the heat. We just are our groups are
- 23:57coming out of Texas. You know it was one hundred degrees and you'll be
- 24:00surprised. We have rigorous standards of temperatures on the surface which can get to
- 24:04one hundred and sixty, but we know exactly when that's going to break.
- 24:07So we pushed all our shows back to eight twenty and right on the dot.
- 24:11All of our signals that we do, we do the surface temperature,
- 24:14we do the humidity, the heat what we call wet bulb globe, not
- 24:17wet ball, but wet bulb globe, which is more of an eat stress
- 24:19indicator used by the military and OSHA, and all of our things would kind
- 24:23of break in our favor, we could run the kids out there and let
- 24:26them put the show on for the fans. So, you know, we
- 24:29track a lot of variables, not just whether it's a rain. Now,
- 24:33there are hundreds of thousands of dollars worth of equipment too that these units bring.
- 24:37It's a soundscape on top of this band that you'll hear, and electronics
- 24:41still play well with rain. So yeah, we keep really good track of
- 24:47all that stuff. So it's a it's a completely different scene. If you
- 24:49haven't seen it, or if you do remember drums across the tri State,
- 24:52it's the same, only much more modern. To come see it, you
- 24:56know, And I can remember. I'm sitting actually in the neighborhood where the
- 25:00old Fairfield used to be in Huntington right now doing some errands and you'll member
- 25:03Fairfield and now it's a medical complex and yeah, where's my football stadium?
- 25:08When I was a kid, nothing like Fairfield. You know, they actually
- 25:11built the new stadium Spencer when I was at Marshall, but my first year
- 25:15there it was all Fairfield Stadium. There was another nothing quite like Fairfield.
- 25:18But let me just say, as much as we have all have great members
- 25:22of Fairfield Stadium. The jone is good too, It's very good. How
- 25:26did a text here for you, Spencer that said, for anyone, for
- 25:29the Texas, for anyone who's never seen a DCI show, you are missing
- 25:32out. Several years ago, the Bluecoats did an amazing field show. Yeah,
- 25:37absolutely so. And what my hope is And let me tell you some
- 25:41I twisted some arms to make sure that we could get this thing built back
- 25:45up and alter the generosity of our CEO, Dan Atchison. He finally he
- 25:49just said, wait a minute, why are we not in Huntington at the
- 25:52Big Stadium? And it said okay, and you know, nothing gets lately,
- 25:56but I always hated the jake break of the trucks coming through when you
- 25:59know some of the music and okay, So anyhow, we're over here,
- 26:03and I could say that the units loved this stadium. They told me they
- 26:07were like, this is one of the greatest places for us to perform.
- 26:10The people feel like they're right up on us here and they can hear and
- 26:12the sight lines are beautiful. So oh man, I get a little fired
- 26:17up about it. As you can tell. I want I want people to
- 26:21come and experiences because you will get the goosebumps, and it's music that you
- 26:23can feel, you know, sometimes a hundred plus decibels and that's just kids
- 26:29blowing horns. Think about that and doing it very well. Most of these
- 26:32are music majors. You're gonna hear good stuff. Yeah. One quick text
- 26:36here for you says two of my high school band directors were members of the
- 26:40now dissolved Garfield Cadets, and DCI text well, so there's still the Cadets,
- 26:45but they moved to Erie and it was one of the smartest things that
- 26:48they ever did because they have an indoor dome where they could practice there.
- 26:51Yeah. So but we have again, you know names like when you say
- 26:55Madison Scouts, people remember that unit. They were here back in the day
- 26:57of Fairfields. So there's built a unit together and it's the same tradition.
- 27:03So yeah, yeah. It starts to seven thirty Monday at the jone.
- 27:06You can get your tickets at DCI dot org. Man. I appreciate you
- 27:08letting me come out absolutely and talk drum corps. It's it's my favorite thing
- 27:12and the capitalist pig in me. Spencer says, I love when people come
- 27:17to the region and they stay in hotels and they go to restaurants. That's
- 27:21what I like about it, I tell you what. And through Twitter and
- 27:25whatever, I have Twitter friends whore and they're like, yeah, we're coming
- 27:26from Lexington. Sure, we're coming from Cincinnati. Because people tour to watch
- 27:30this. It's that kind of a cool thing, so please do come and
- 27:34enjoy the town. Yeah, Spencer, give us all the details again.
- 27:37Time place ven thirty seven thirty Monday. This coming Monday at the Jone in
- 27:42Huntington. We're gonna run seven thirties, ten thirty big full show, eight
- 27:45units and tickets are at DCI DCI dot org and that's where you can find
- 27:52tickets for DCI Huntington. All right, Spencer, is always a pleasure to
- 27:55talk to you, and the best of luck with everything. We'll talk against
- 27:57man. Thanks a lot, Thank Aprika. We'll see you Spencer Adkins again
- 28:02from Storm track of thirteen. Spencer is gonna be okay, Ryan, if
- 28:04he can just get a little bit more excitement about the event, If he

- 31:21It's always a pleasure to have you on the show. Talk a little
- 31:22real estate and talk a little bit whatever. Rich and Dave talk about maybe
- 31:26the Pittsburgh Penguins today. Yeah, you know, turning into a fan.
- 31:29You know, I've talked about this on I was never a hockey fan.
- 31:32We didn't have a It just wasn't really a thing growing up for me.
- 31:34But I've become a hockey fan of the last couple of years, watching the
- 31:37Penguins. You know, they're available locally on AT and T Sports. That
- 31:40you're a Pittsburgh guy, you know, originally I think you're originally from Hurricane,
- 31:42but you spent a lot of time in Pittsburgh. And I was in
- 31:45Pittsburgh this past weekend and I sent you a text and I said, I'm
- 31:48official. I now have a Pittsburgh Penguin's hat. That's right. I had
- 31:52to go buy a Penguin's hat. So now I'm official. Did you download
- 31:55the app that I say I did not? That makes you official? Okay,
- 31:57I gotta down load the Penguins up and they will go to the game
- 32:01if I want to go to a game I've never I may or may not.
- 32:05Back when the back when I was in college, the Huntington Blizzard from
- 32:07the East Coast Hockey League was a thing in Huntington, and I may or
- 32:12may not have gone doing it. It's college, I don't I don't really
- 32:14remember. Yeah, so a long time ago, Yeah, a long time
- 32:16ago one not as long as it was for you. But anyway, that's
- 32:19beside the point. I believe it. Not. Rich and I are friends
- 32:22outside this and we h we a group of guys. Now, he's a
- 32:24kid, rich about his age, but he's not. He's not really that
- 32:28old. He's not really that all right, So I want to stop.
- 32:30Let's start with this, rich Um, I want to talk about what I
- 32:32heard somebody the other day call referred to specifically the valley. Maybe he Tay's
- 32:37alley, but the entire valley general. Somebody called it a housing crisis on
- 32:43the news. Could be some strong words, but it is true. We
- 32:45don't we don't have enough houses out there for people. Yeah, I don't
- 32:50really know how people would maybe, uh define crisis. We've been in a
- 32:54very similar scenario now for more than two years. So it's I mean,
- 33:00it's just an inventory problem. So we're I've said this before on airs,
- 33:04we're underbuilt in the valley. There aren't enough homes to go around. So
- 33:07when the when the rates dropped in twenty twenty, and people, just the
- 33:10buyers, you know, who are successful in buying, they just bought up
- 33:14all the inventory. And you know, there's not enough building going on,
- 33:16so there's not enough incentives to do that. The cost of building went up
- 33:20so high that the builders just weren't keeping up with demand. But but I
- 33:23mean, there is a certain and you can correct me if I'm wrong,
- 33:27there's a certain school of thought here that there are people, I know a
- 33:30lot of people don't want to hear this, but there are people moving to
- 33:31West Virginia and specifically in areas like Tay's Valley, and that's a part of
- 33:36it as well, Right, it is it's the demand or the houses,
- 33:39but there aren't enough new ones and there's probably so many builds, so that's
- 33:43where you're running into this problem. So but I don't know that I would
- 33:45say crisis. We certainly we've actually gained a little bit of our inventory since
- 33:49my last time here. I checked again this morning, Like I think our
- 33:52last time here, we were in the upper fours in the terms of the
- 33:54total number of listings available on the Coomballible or WILTS, which is about eleven
- 34:00counties. There were like four hundred and seventy five total active listings um.
- 34:05This morning they are like five hundred and thirty, so it's gained a little
- 34:08I'm not sure I'm comfortable with the word crisis. Okay, all right,
- 34:10Well that's all the semantics I guess of it, so to speak. But
- 34:14but but to me, though again I refer to myself as a capitalist pig
- 34:17during the last segment. One of the good things about it is it does
- 34:21show though, and I know there's a lot of factors that have gotten to
- 34:23this, as you said, you know, the pandemic and the and the
- 34:27the lack of um. Sometimes people just builders just can't get stuff, you
- 34:30know it supply chain issues and things of that nature. But it's a good
- 34:34problem to have to a certain extent because it does mean that people are are
- 34:38being mobile and people are coming here that and that they need houses. Yeah,
- 34:44and we have the land still to be developed, so you know,
- 34:46so you landowners, rich client says, get out there and build some houses
- 34:50so we can put these people, build some developments. But because we are
- 34:52going to have more people come in coming into this area, I mean,
- 34:57you know with New Core, we've already seen it in taste. I mean,
- 35:00I've already seen townhouses going up. I was saying, I'm driving the
- 35:02other day in the Windfield area and I look like I said, oh,
- 35:06there's some townhouses going up. I mean, and all this is a direct
- 35:08result not only of newcre We talk about that because it's the biggest, but
- 35:13you've got the things going on in South Charleston, You've got the things you
- 35:15know going on in very seriously, that's all a result of this growth that
- 35:19we have in West Virginia. Night. Yeah, that's absolutely true. And
- 35:21Putnam County attracts a lot of that. But it isn't just specific to Putnam,
- 35:25No, it's not. And a lot of times people will choose to
- 35:29live in Putnam County that may work in Charleston or maybe work in you know,
- 35:32as mentioned New Chord in Mason County or whatever they choose putnham Can and
- 35:36some people. You know, it's the exact opposite. Rich client is with
- 35:38us from a MEEKSA realtors. How is the market right now for real estate
- 35:43investors? You know, it is pretty strong and we have we probably get
- 35:46at our realty group and we probably get four or five inquiries a week between
- 35:52Thor and I that we get those looking for homes to build or homes you
- 35:57know, just investments to make and a lot of people or looking in the
- 36:00Huntington area for the student housing. I had another developer yesterday or not a
- 36:04developer, but investor yesterday who's going to release five or six of his properties.
- 36:07Are looking to turn some cash so that they can invest in other things.
- 36:10So that stuff is still active. You've got to you know, it's
- 36:14a seller's market, so the sellers still dictating what the terms are. Where
- 36:17investors are more frugal, they're really looking for the deals. So we want
- 36:22to talk about commercial buyers for a moment, and those maybe that are a
- 36:27business that's looking for space right now, how's it looking for commercial units center?
- 36:32So that's a little tighter, and that's a little slower movement. So
- 36:36there are certainly things that are available out there, a lot of leasing that
- 36:39goes on, so you know Thor would speak more directly about that is what's
- 36:44available through. Yes, certainly from the Meek's rental properties where we have available
- 36:49properties to lease. But the buying has slowed for sure. Yeah, I'm
- 36:53talking with the rich client of a Meek's Realtors. Five eighty Live is brought
- 36:57to parted by your hometowl baseball team, the Charleston Dirty Birds. Are the

- 37:06one free hot dogs plus baseball bingo sponsored by aarp at another truly Tuesday.
- 37:10For tickets, promotions, gear schedules is more. You can visit Dirty Birds
- 37:14Baseball dot com. Rich. I know this is a very generic question,
- 37:17and feel free to give me a very generic answer if you want, But
- 37:21how are the rates looking right now? Rich? For those buying and and
- 37:28and I understand that's variable, depends on what your situation is, But overall,
- 37:31how are the rates looking right now? Yeah? So, if you're
- 37:32a if you've got a good credit score. Currently best available rate on thirty
- 37:37year fixed is six point six, so it has come down a little bit
- 37:40um. I think the last I missed last month, I was vacationing,
- 37:44So the last time I was here's a couple of months ago. But the
- 37:45six six is a little better than what we were before. I do know
- 37:49that the FEDS, those people that meet and decide these things, are meeting
- 37:53actually tomorrow, and they're the lenders that I know. They really don't know
- 37:59which way it's going to. Ago could go up a little bit, they
- 38:00could bring them back a little bit more certainly, you know, bringing them
- 38:02back. It's all about inflation, of course, as you guys know.
- 38:06But we'll see what happens tomorrow. But currently six point six. But there
- 38:09I will tell you that there are lenders out there for people. You know,
- 38:14we have we have a lot of people in our area that maybe need
- 38:15some help with the repairing their credit. There are loans available for them.
- 38:20You know that you don't have to have a good credit score to get into
- 38:22a mortgage, So i'd tell you to call a mortgage broker, and there
- 38:25are several you can call. You can call me directly and I'll give you
- 38:29a handful of numbers to call people that will help you with your credit repair
- 38:31and then and then steer you into write program that suits you. It's amazing
- 38:37to me, and you talked about when the FED meets, It's amazing to
- 38:38me Rich how things that you one would think were totally unrelated to housing can
- 38:45in turn effect housing and interest rates and things that There's so many things you
- 38:49hear about in the news. You know, you turn onto news, whether
- 38:52it's you know, ABC news radio here, you turn on new television news
- 38:54and you here's something going on. You know that you think, well,
- 38:58this has nothing to do with housing, but gosh, it does. It
- 39:00does kind of intertwined it all. It's it's amazing to me how much out
- 39:05of pocket are by most buyers looking at these days. I mean, I
- 39:07know that's again a very generic stay, but that's a good question for buyers
- 39:10who want to know what they're expected to bring to the closing table when they
- 39:14have that, and then what they're going to spend throughout the course of the
- 39:16transaction, from the time they enter into a contract of the time they get
- 39:21closed. So you have about four four and fifty bucks for a home inspection
- 39:25if you have. You know, we would never recommend that you would wave
- 39:28a home inspection or any circumstances. Even if you're buying the home in a
- 39:31condition where it's being sold as is, where the seller is not going to
- 39:35make in repairs, we still want you to do the home inspection. So
- 39:37four hundred and fifty dollars for that. Some lenders will roll your appraisal,
- 39:40which is about six hundred bucks. Some of them will roll that into your
- 39:44closing cost Some of them, you know, I want that payment upfront,
- 39:49but and then you have like a pest control which sixty bucks or something like
- 39:53that. But so you know, then you have your closing costs for your
- 39:57fees for your loan. That's really people will get confused on their versus their
- 40:00down payment. So you know, that's why you really want to speak to
- 40:02a lender to know that you're down payment on the fha loan. You're looking
- 40:07at three and a half percent of the purchase price plus the fees for your
- 40:09loan that are being closed, and those are generally somewhere around five thousand dollars.
- 40:14So I would encourage buyers. And again there are loans out there the
- 40:17USDA loan that requires no money down, VA loans that are no money down
- 40:22so called. I would tell you not to be intimidated about what you need,
- 40:25but to get ahold of a lender and you know, talk to your
- 40:29your realtor to help them get to the lender. That there's preferred lenders out
- 40:31there that can help you. That you want to get matched up with the
- 40:35loan that matches you, because however, it's not a one size fits all.
- 40:37Before you put your house on the market, and there are a lot
- 40:40of people that are doing that right now. They're they're taking a look at
- 40:44the situation and they're saying, okay, it it may be time for us
- 40:50to sell because you know, I mean, I know some people that very
- 40:55close to me. That happens to be me and my wife. A place
- 41:00where we used to live in Tays Valley. It was a townhouse just went
- 41:02on the market and we just happened to see a sign we were driving by
- 41:07it. We saw it it was on the market. That price of that
- 41:10particular townhouse where we lived in Tays Valley has gone through the roof right now,
- 41:14and you're just looking at it going, oh my god. You know,
- 41:15we didn't. We didn't pay anywhere near that. We didn't sell it
- 41:19for anywhere near that. But it's gone through the roof. Right now,
- 41:22If someone's listening to this and they're thinking, man, now it's the time
- 41:24for us to sell our house, I would say, and you can correct
- 41:28me if I'm wrong, you know, I would say, proceed with caution,
- 41:30because you may not have another place to move into. That's the right.
- 41:34I mean, there there in lies the rug because you've got where are
- 41:37you're going. If you've got a place to go, though, then certainly
- 41:39you can cash in on some equity in your I mean it's just the home
- 41:43prices of just are just so much. I mean some of them have gone
- 41:45up more than twenty percent. So the appreciation factor here in West Virginia has
- 41:50certainly skyrocket or the last two or three years. So you could cash out.
- 41:54You need, you need a place to go, and you can help
- 41:58with that, right I can't. You know, a guy, I do
- 42:01a couple of quick textures where we let you go once it's I'm from California
- 42:05and I can remember this as a texture, citress groves and vineyards being torn
- 42:08up to build houses. West Virginia should be careful with exchanging farmland for housing
- 42:13developments. I would agree with that, and I think that that's a lot
- 42:15about, you know, the economical development here in West Virginia, of trying
- 42:21to balance out what's right for the state on both sides of that. Really
- 42:27understand why this is a question for you. But because I know you're easy
- 42:29to get along with, I'm gonna go ahead and ask it. Texture says,
- 42:30ask your housing guess what percentage of residential construction is done by migrant workers?
- 42:36Yeah? I would have. Now that's all. You're no yount of
- 42:38my pay grade, your pay grade. Rich. It's always a pleasure to
- 42:44see you give us your contact information again because if you're looking to buy,
- 42:46if you're looking to sell, you're looking to whatever this is the EU.

- 46:51think that may have been may have been satire, Rane, I think it

- 46:58James A. Hot who is the longtime editor of the Gazette Mail,
- 47:00passed away at the age of ninety one. Within the last couple of days.
- 47:07I did not know mister HoTT personally. I don't think I ever met
- 47:09him. I do remember reading him long before I ever moved to the Charleston
- 47:13area, and certainly he was synonymous with the with the Gazette for many,
- 47:19many years. Former Mayor Danny Jones, former mayor of Charleston's going to join
- 47:22Hoppy on the show to talk about that. Talk about the life of James
- 47:27hot coming up next hour on the show. Lead story at wv metronews dot
- 47:32com. I've a lotch of powers request to raise rates. Now they're asking
- 47:36for a raiding increase of a combined six hundred and forty two million dollars six
- 47:42hundred and forty two million. There was a public hearing. It was held
- 47:45last night at the Public Service Commission headquarters here in Charleston. A couple of
- 47:49dozen people showed up, including an appearance from Conaugh count Commission President Kent Carper.
- 47:54Commissioner Carper obviously not for it. He's quoted as saying in Jared Lewis's
- 48:00story posted on the website. There's a couple quotes in there. Also.
- 48:06Phil moy the longtime spokesperson for Appalachian power and believe me, that cannot be
- 48:12an easy job, and he does it pretty well. He's quoted in Jared
- 48:15Lewis's story again the lead story on the website, as saying, this is
- 48:17a direct quote. This case in particular is about fuel, and the amount
- 48:22that's built into rates for fuel just doesn't match the amount we were paying for
- 48:25fuel and to purchase power through twenty twenty one and twenty twenty two. He
- 48:30goes on to say, when you're burning seven million tons of coal a year
- 48:32and you're paying even five dollars more a ton, that ends up very quickly
- 48:39in quote. Now, there have been other hearings held in communities like Huntington
- 48:44and also Princeton. Next one is scheduled for the twenty first of August in
- 48:47Wheeling, and then there's going to be an evidentiary hearing held in Charleston's at
- 48:52some point in early September. Again Jared lewis Is great story posted at WV
- 48:55metronews dot com. Jarrett a busy guy last night because he also has a
- 49:01story about the bird scooters. They have arrived in Charleston and you are going
- 49:08to see them around town. They were placed I guess yesterday in town.
- 49:13This was all an idea that was spearheaded by councilman Emmett Pepper. You will
- 49:19find them downtown, also in the East and West ends, as well as
- 49:22over in Kanasa City. And still there are a ton of questions about him.
- 49:27Emmett Pepper has been on the show a few times in the past to
- 49:30talk about him, talking about Charleston City Council and Emmett Pepper. He's been
- 49:34on the show to talk about it, and I will get him back on
- 49:36against him to give an update. Some of the basic rules as far as
- 49:43the scooters go are posted as part of Jared's story at wv metro news dot
- 49:45com. Just kind of just you know, skimming off top here. They're
- 49:51only able to go on roads with the speed limit that's under thirty miles an
- 49:54hour, So you're I'm going to see him on I sixty four, although
- 49:58frequently on I sixty four as late with this construction project project, a lot
- 50:00of people are doing under thirty, but no, they're not allowed there.
- 50:04They aren't allowed on sidewalks or other paths that are not open to bikes.
- 50:07You can't have passengers. You have to be over sixteen preferably eighteen, and
- 50:14you have to download this app. They will not operate until you do that.
- 50:19So as far as people stealing them or whatever, they physically will not
- 50:23move until the app has been downloaded and until they have been paid for it.
- 50:29Now, I had people when I had him at Pepper on the show
- 50:31saying, well, you could get three or four guys out there. Maybe,
- 50:36I don't know, but by and large, you know, probably probably
- 50:40not, because they literally will not move, I mean will not move.
- 50:46I just hope I'm not against them for them whatever. I just hope Charleston
- 50:52has better luck with them than what other cities have had, including Saint Albans
- 50:55if you remember, Saint Alban's got rid of them all to get Still,
- 51:00the fallout from State Auditor JB. Mccuski's decision not to run for governor but
- 51:05to instead run for attorney General continues. One person that's not happy State Senator
- 51:10Ryan Weld, who was He's been on this show before. Of course,
- 51:15at least it was a good friend to State Auditor J. B. Mccuski.
- 51:21Well, he ain't happy about the decision, at least on the service
- 51:23doesn't appear to be of JB. To run instead of for governor now to
- 51:29say he's going to run for attorney General. Ryan Weld is going to be
- 51:32on Hoppy to talk about it next hour, so that may be one you
- 51:37want to listen to, because I don't know. He issued a couple of
- 51:39statements on the you know, through his press court and on Twitter and so
- 51:42on, and so we're talking about Ryan Weld now, but we'll see what
- 51:45he says. Because it didn't take a lot of people by surprise the announcement.
- 51:49As I mentioned on the show yesterday, I had talked to JB myself
- 51:51on Friday and he told me about the announcement he was gonna make on Hoppy.
- 51:57But you know, it didn't take a lot of people by surprise his
- 52:00announcement, but the fact that he's now going to run for attorney general,
- 52:02putting him into what's going to be a very competitive primary with not only Ryan
- 52:06Well but also Mike Stewart as well. So we'll be watching that story closely
- 52:12quick Texas. I'd be fine with rate increases on the condition the big money
- 52:15makers a EP for go raises for five years. I think most people believe
- 52:19rate increases go into the pockets of those big money makers at AEP. All
- 52:22right, we gotta go. I appreciate Ryan Nicholson, our producer today,
- 52:25also Rich Client for s typing my Senator shelleymore Capito and Spencer Adkins as well.
- 52:30Coming up on the show tomorrow, Rob Cornelius, there's the name we
- 52:32haven't had on in a while. What are his future political plans? We're
- 52:35gonna find out. Talkative Delica Data Farrell on the high school transfer a rule
- 52:38added, appearance by Democratic Party chair and delicate Mike Pushkin. I'll see you
