- 0:32SPEAKER_00: I'm Blake Middleton of Elite Roofing Professionals in Exteriors.
- 0:35SPEAKER_00: I'm a veteran, and I brought the same mission first mindset back to Illinois.
- 0:40SPEAKER_00: While others talk about the way it's always been done, my team focuses on the technical precision of how a roof should be built.
- 0:46SPEAKER_00: We use the best materials, the best technology, and a level of communication you won't find anywhere else.

- 1:00SPEAKER_00: Give us a call today.
- 1:01SPEAKER_03: Welcome back to designing and building the Midwest.
- 1:04SPEAKER_03: Yes, the Midwest, one community at a time.
- 1:07SPEAKER_03: And guys, it is our brand new community segment with our new 10x partner, owner of SIPS Coffee Co.
- 1:15SPEAKER_03: Lindy Kleeman.
- 1:16SPEAKER_03: Lindy, thank you so much for having us today.
- 1:19SPEAKER_03: So there's three locations, almost.
- 1:22SPEAKER_03: Okay, and when we say almost, it's in a couple weeks.
- 1:24SPEAKER_03: Where are we standing at right now?
- 1:26SPEAKER_02: We are standing in our brand new SIPS 3, Gillespie location.
- 1:31SPEAKER_02: So as you can see, we're still in the construction process, but we are getting there.
- 1:36SPEAKER_02: We just set our opening date.
- 1:37SPEAKER_02: Oh my gosh, and our can you share that with us?
- 1:40SPEAKER_02: Yes, of course.
- 1:41SPEAKER_02: It's gonna be our opening day is September 1st, 2026.
- 1:44SPEAKER_03: I mean, that is so amazing.
- 1:46SPEAKER_03: That seems like so fast.
- 1:47SPEAKER_03: And I know you say it's a mess in here, Lindy, but I'm looking around.
- 1:50SPEAKER_03: It looks so good.
- 1:52SPEAKER_03: You guys wait till you see this floor.
- 1:54SPEAKER_03: What what is this like a is it epoxy?
- 1:56SPEAKER_02: Uh-huh.
- 1:57SPEAKER_02: Yep.
- 1:58SPEAKER_02: They they had to do a lot of work with the floor.
- 2:00SPEAKER_02: It was in bad shape when we came in here.
- 2:02SPEAKER_02: So they leveled it out, sanded it down twice, I think, and then epoxy covering.
- 2:08SPEAKER_03: Oh my gosh, and it's it is adorable.
- 2:09SPEAKER_03: It's black, and we've got the beautiful drywall, white walls, the the beautiful windows.
- 2:14SPEAKER_03: Now, what was this before?
- 2:16SPEAKER_03: It was the Gillespie Police Department for many years.
- 2:20SPEAKER_03: Right.
- 2:20SPEAKER_03: Okay.
- 2:21SPEAKER_03: So that was a big taking on, I feel like.
- 2:23SPEAKER_03: And but it's a prime location.
- 2:25SPEAKER_03: Tell us more about that, like where it's at here.
- 2:27SPEAKER_03: Yeah.
- 2:28SPEAKER_02: So we're located just right here downtown Gillespie on the main road, Route Four.
- 2:32SPEAKER_02: So there is a lot of traffic that goes by every day.
- 2:35SPEAKER_03: I know.
- 2:35SPEAKER_03: Perfect for a coffee shop.
- 2:36SPEAKER_03: You know, everybody likes to see what everybody's doing.
- 2:38SPEAKER_03: Which you did say at one point that you're gonna be putting like some bar stools to look out.
- 2:44SPEAKER_03: Yes.
- 2:45SPEAKER_03: And I love that.
- 2:46SPEAKER_02: Yes, yeah.
- 2:46SPEAKER_02: They were all um block windows when we started.
- 2:50SPEAKER_02: So we took out all of the windows or all new windows, and that's like probably my favorite part of this building is all the natural light that comes in.
- 2:58SPEAKER_03: Oh my gosh, I totally agree.
- 2:59SPEAKER_03: And I can't believe you said that because I totally forgot about the block windows.
- 3:04SPEAKER_03: Yeah, they were terrible.
- 3:05SPEAKER_03: So when did you start this project, this Gillespie one?
- 3:09SPEAKER_02: It was the spring of this year.
- 3:11SPEAKER_02: Like I said, it's come a long way.
- 3:13SPEAKER_02: It looked totally different than this when we started.
- 3:15SPEAKER_03: I mean, true 10x partner right there.
- 3:17SPEAKER_03: You guys started in the spring.
- 3:18SPEAKER_03: I mean, it's literally August.
- 3:20SPEAKER_03: She's opened September 1st, third location.
- 3:23SPEAKER_03: So you are our official 10x drink sponsor for our community segment.
- 3:29SPEAKER_03: So, what that means, guys, is Lindy is gonna be bringing in so many delicious drinks and bagels for us to taste test.
- 3:37SPEAKER_03: Um, I'm so excited for that.
- 3:39SPEAKER_03: So, speaking of all of this, like what made you, you know, what did you tell me?
- 3:43SPEAKER_03: You're 28?
- 3:44SPEAKER_03: 26.
- 3:45SPEAKER_03: Oh my gosh, punch me in the face! I'm so sorry.
- 3:48SPEAKER_03: But you guys, 26, owning three locations of a business.
- 3:53SPEAKER_03: I mean, basically a franchise.
- 3:54SPEAKER_03: Like, what made you want to start a coffee shop?
- 3:57SPEAKER_02: Well, I wouldn't say there was like one specific thing that made me want to start.
- 4:02SPEAKER_02: Um, I went to college at Blackburn.
- 4:04SPEAKER_02: I was going for just a general business degree.
- 4:07SPEAKER_02: Right.
- 4:07SPEAKER_02: I got that, still wasn't 100% sure what I wanted to do.
- 4:10SPEAKER_02: Um, I always kind of thought maybe like down the line, I would maybe own a business.
- 4:16SPEAKER_02: And Ryan, my now husband, he's really the one that pushed me to do it.
- 4:21SPEAKER_02: So he is very business oriented, yeah, very business-minded.
- 4:25SPEAKER_02: And his family has some businesses that he helped with.
- 4:28SPEAKER_02: So he's really the one that pushed me.
- 4:30SPEAKER_02: He's like, well, if you want to do it, then you know, find the place and we'll do it.
- 4:34SPEAKER_03: What a great husband, first of all.
- 4:36SPEAKER_03: And also, congratulations.
- 4:37SPEAKER_03: Like, Lindy and Ryan just got married, right?
- 4:39SPEAKER_03: When did you get married?
- 4:40SPEAKER_02: July 18th.
- 4:41SPEAKER_02: Right.
- 4:42SPEAKER_03: So it's especially, but you guys have been together for how long?
- 4:44SPEAKER_02: Um, 11 years this September.
- 4:47SPEAKER_02: Right.
- 4:47SPEAKER_02: Since high school.
- 4:48SPEAKER_02: I love it.
- 4:49SPEAKER_03: Yes.
- 4:49SPEAKER_03: But you know, I think that set that helps so much to have a partner or spouse that like really like pushes you to do things.
- 4:57SPEAKER_03: I mean, my husband did that with me.
- 4:58SPEAKER_03: I mean, I never would have done this because it's just it's scary.
- 5:01SPEAKER_03: Yeah, it's so scary.
- 5:03SPEAKER_03: But if you have that support system like you do, you both and he has you.
- 5:07SPEAKER_03: Yeah.
- 5:07SPEAKER_03: We can't forget about that.
- 5:08SPEAKER_03: Yep.
- 5:09SPEAKER_03: So when you started in Verden, that has become such a staple.
- 5:13SPEAKER_03: Like, I feel like you aren't anybody if you haven't been to SIPS and Verden.
- 5:17SPEAKER_03: Like, how and why do you feel like that's become that way?
- 5:21SPEAKER_02: Well, um, I think it's just mainly because of our community involvement.
- 5:25SPEAKER_02: Um, we have created kind of, we call it our SIPS fam, our SIPS family.
- 5:30SPEAKER_02: Yeah.
- 5:31SPEAKER_02: Um, and it really is.
- 5:32SPEAKER_02: It's a community with all of us.
- 5:34SPEAKER_02: Um, so I've met so many amazing people along the way, whether that be like other business owners, um, all my employees, all the customers.
- 5:42SPEAKER_02: So I think it's the community involvement and the community that we've created that's made Verdon um, you know, be our staple location and be so special.
- 5:51SPEAKER_03: I 100% agree.
- 5:52SPEAKER_03: I mean, you know, I feel like I had first really heard about you, and it was because you were having like an event, a charity event there in in uh Verdon.
- 6:01SPEAKER_03: And also when I'm I'm driving there to go for my Target shopping sprinkling, you know, I um it's packed.
- 6:08SPEAKER_03: I mean, and and how big is the building?
- 6:10SPEAKER_03: 600 square feet.
- 6:11SPEAKER_03: Right.
- 6:12SPEAKER_03: A little tiny.
- 6:12SPEAKER_03: But no one cares because I say we're going to sips because it's the best.
- 6:16SPEAKER_03: Uh-huh.
- 6:16SPEAKER_03: So I just think that is amazing.
- 6:18SPEAKER_03: And then we have some big news also about Carlinville, right?
- 6:22SPEAKER_02: Yes.
- 6:23SPEAKER_02: Yep.
- 6:23SPEAKER_02: So our groundbreaking ceremony is gonna be held this Saturday, August 14th.
- 6:29SPEAKER_02: Or Friday.
- 6:30SPEAKER_02: I'm already partying.
- 6:30SPEAKER_02: Yeah, it's Friday.
- 6:31SPEAKER_03: The only reason I knew that's because it's my birthday.
- 6:33SPEAKER_03: Yeah, and your brother's too.
- 6:35SPEAKER_03: Yes, yep.
- 6:35SPEAKER_03: Friday, Friday, Friday, August 14th.
- 6:38SPEAKER_03: I mean, guys, you can't forget that date anyway, okay?
- 6:41SPEAKER_02: You're gonna be celebrating it the best way.
- 6:43SPEAKER_03: I am like, who wouldn't want to celebrate their birthday, like literally breaking ground?
- 6:48SPEAKER_02: Yes, yep.
- 6:49SPEAKER_02: We're going to break ground in Carlinville for our permanent location.
- 6:53SPEAKER_02: So we have our temporary location that's been working for now.
- 6:57SPEAKER_02: Right.
- 6:57SPEAKER_02: Um, we started that one in November of last year.
- 7:00SPEAKER_02: Right.
- 7:01SPEAKER_03: And it's just, you know me, I'm like, oh, it's packed out to the road all the time, but it's delicious.
- 7:07SPEAKER_03: And you girls do such a good job of getting everybody through like quickly, but without making them feel rushed.
- 7:14SPEAKER_03: You always make everybody like smile.
- 7:16SPEAKER_03: Yeah.
- 7:16SPEAKER_03: So I love that.
- 7:17SPEAKER_03: So are you planning on keeping that location there?
- 7:20SPEAKER_03: Or I mean the until you call that?
- 7:22SPEAKER_03: It's not a trailer.
- 7:22SPEAKER_03: What would you call that?
- 7:23SPEAKER_02: Well, that's kind of what I call it.
- 7:25SPEAKER_02: Yeah, a trailer.
- 7:26SPEAKER_02: Um, but yeah, just our temporary location.
- 7:28SPEAKER_02: Um, we will keep it up and running until our location gets and that's gonna be a hefty upgrade, right?
- 7:34SPEAKER_02: Oh, yes, yeah.
- 7:35SPEAKER_02: We are planning a little over 2,000 square foot building there.
- 7:38SPEAKER_02: It's gonna have all the seating.
- 7:40SPEAKER_02: Uh basically my house.
- 7:42SPEAKER_02: Yeah, at this point.
- 7:43SPEAKER_02: Yes, yeah, bigger than my house, too.
- 7:45SPEAKER_02: So yeah, we're excited for that.
- 7:46SPEAKER_03: And you know, that's also a great location.
- 7:48SPEAKER_03: I'm thinking about the high schoolers.
- 7:50SPEAKER_03: I mean, if I was in high school, Lindy, and I had that there, I mean, my life's made.
- 7:56SPEAKER_03: I don't care if I'm going to algebra.
- 7:58SPEAKER_03: I got my sixth body.
- 7:59SPEAKER_03: Uh-huh.
- 7:59SPEAKER_03: You know, so you've got that there and just right along 108, I guess you would say.
- 8:04SPEAKER_03: And then I also wanted to go back to the Vernon location.
- 8:07SPEAKER_03: I bet you get a lot of visitors like for Route 66.
- 8:12SPEAKER_03: Yes.
- 8:12SPEAKER_03: Stopping there.
- 8:13SPEAKER_03: Yes.
- 8:14SPEAKER_03: Yeah.
- 8:14SPEAKER_02: Yeah, we do.
- 8:15SPEAKER_02: Um, and especially in the summertime.
- 8:17SPEAKER_02: Yeah.
- 8:17SPEAKER_03: You not only get to see, you know, faces of the Midwest, faces from all around the world.
- 8:22SPEAKER_03: Yeah, we actually, I have to tell you the story.
- 8:25SPEAKER_02: Yes, yes.
- 8:25SPEAKER_02: We just had someone from Brazil come in to our burn location when I was there um last week.
- 8:30SPEAKER_02: And so we were kind of chatting it up, and he was talking about the coffee over there.
- 8:34SPEAKER_02: So I was like, try this drink before you leave.
- 8:36SPEAKER_02: I want to know your true opinion on it.
- 8:38SPEAKER_02: Right, right.
- 8:39SPEAKER_02: He takes a sip of it and he just got uh macchiata, like no flavor.
- 8:42SPEAKER_02: So just like basically straight espresso and milk.
- 8:45SPEAKER_02: And he's like, very strong, but good.
- 8:47SPEAKER_03: So I was like, that's a win because I do feel like Brazilian coffee, they're probably like they're real serious about it, don't they?
- 8:54SPEAKER_03: They are, yeah.
- 8:55SPEAKER_03: Yeah, like grow it there.
- 8:56SPEAKER_03: Yes, right?
- 8:57SPEAKER_03: Yes, yeah, yeah.
- 8:58SPEAKER_03: That's a cool story.
- 9:00SPEAKER_03: Yeah, I'm glad you shared that.
- 9:01SPEAKER_03: Speaking of faces, though, so you and Ryan, you know, you guys are also partnering with somebody else here for this Gillespie location.
- 9:11SPEAKER_03: Who is that?
- 9:12SPEAKER_02: It is Tom and Haley Bauer.
- 9:14SPEAKER_03: Love it.
- 9:15SPEAKER_03: So I know them a little bit.
- 9:16SPEAKER_03: They're a local couple here, right?
- 9:18SPEAKER_03: They've got a cute son.
- 9:19SPEAKER_03: Tom has his own business, Bauer Electric.
- 9:22SPEAKER_03: Haley, I think she works for the county.
- 9:25SPEAKER_03: Yeah.
- 9:25SPEAKER_03: Right.
- 9:26SPEAKER_03: Yeah, McCuban County.
- 9:27SPEAKER_03: So great people.
- 9:29SPEAKER_03: Um, Tom's been working on this, right?
- 9:31SPEAKER_02: Yes, yeah.
- 9:32SPEAKER_02: He has been basically the um head of the construction of it all.
- 9:36SPEAKER_03: Yeah.
- 9:37SPEAKER_03: And and for those of you who can see this on camera, I mean, wow.
- 9:41SPEAKER_03: I mean, so to get this done this fast, but I'm not surprised.
- 9:44SPEAKER_03: And then beautiful Haley will be the face of the location, right?
- 9:48SPEAKER_02: She sure will, yes.
- 9:49SPEAKER_02: I'm sure she'll be in here a lot.
- 9:50SPEAKER_02: And so you guys will all see her if you stop by.
- 9:53SPEAKER_03: Yes.
- 9:53SPEAKER_03: So 10X and all around with these, with these couples, power coupling.
- 9:57SPEAKER_03: So power couple, Lindy and Ryan, okay, newlyweds.
- 10:01SPEAKER_03: So you guys just got married literally less than a month ago.
- 10:04SPEAKER_03: And now you're opening a third location and building a new permanent location.
- 10:10SPEAKER_03: Like, is that like a little bit crazy for you guys?
- 10:12SPEAKER_03: Like, how do you do this?
- 10:13SPEAKER_02: Yeah, honestly, I won't lie, it's not easy.
- 10:17SPEAKER_02: We are stressed a lot of the time.
- 10:19SPEAKER_02: But um, honestly, just having each other as our support system, it helps a lot.
- 10:24SPEAKER_02: So he's in business, I'm in business.
- 10:26SPEAKER_02: So we both kind of understand and and get it.
- 10:29SPEAKER_03: I think that helps the understanding.
- 10:31SPEAKER_02: Yes, yeah.
- 10:32SPEAKER_03: So, what do you guys do for fun when you're not um, you know, building an empire?
- 10:36SPEAKER_02: Well, right now there's not a ton of extra time, but really probably just spending time with family.
- 10:42SPEAKER_02: Yeah.
- 10:42SPEAKER_02: We go and visit his grandparents a lot, live down in Fremont, and then kind of do stuff with my family as well.
- 10:48SPEAKER_03: You watch any shows right now?
- 10:49SPEAKER_03: Or no, no, no time for shows.
- 10:51SPEAKER_03: No time, no 10x, no time for shows.
- 10:54SPEAKER_03: So why is it so important to you and Ryan to give back to the local communities here in the Midwest?
- 11:01SPEAKER_02: Well, if um I've learned anything from starting a small business, it's to choose where you spend your money wisely, support those other local businesses because they support you back.
- 11:11SPEAKER_02: Right.
- 11:11SPEAKER_02: And we are trying to make a difference, you know, in our communities.
- 11:14SPEAKER_02: Um, and like I said, I think in the beginning, we've created this like sips family, and it's almost our little community, and um, I love it.
- 11:22SPEAKER_02: I love it so much.
- 11:23SPEAKER_03: I agree, and I love that you said that.
- 11:25SPEAKER_03: It is that family, and and just like on social media, like people are so excited to post their drink and be like, look what I got from SIPs, and then everybody will comment and it just makes them feel good.
- 11:37SPEAKER_03: So I love that.
- 11:38SPEAKER_03: I love that so much.
- 11:39SPEAKER_03: And we are looking forward to so many more times with you, Lindy, right here on Design and Building the Midwest, one community at a time.
- 11:46SPEAKER_03: The community segment with our beautiful 10x partner, Lindy Kleman, and sometimes her husband, Ryan Kleeman.
- 11:55SPEAKER_03: So we'll see you guys next week.
- 11:56SPEAKER_03: Thanks.
