- 0:00Welcome to the host Planet Mortgage podcast.
- 0:02This series about holiday let mortgages is brought to you by
- 0:05House Planet and HCH Financial Services.
- 0:08On today's show, we're going back to basics.
- 0:11Our special guest is Ben Walker from House and Holiday Home
- 0:14Mortgages and he'll be sharing three key tips that every
- 0:18holiday let investor needs to know.
- 0:25Ben, thank you for joining us on today's show.
- 0:28You've got 3 tips that every holiday let investor needs to
- 0:32hear, so take it away with tip #1.
- 0:35Hi, James. Yeah, thanks for having me.
- 0:37Really appreciate that. It's great to meet you.
- 0:39So absolutely, let's look at holiday let properties, what
- 0:44they are, what we need to kind of factor in before we even sort
- 0:47of make that jump. Kind of first point I really
- 0:52wanted to kind of stress and it's a step away from mortgages
- 0:55and mortgage advice really. But you know, understanding and
- 0:59getting real sort of clarity about ownership structure, the
- 1:04ownership entity and the FHL guidelines furnished holiday
- 1:09like guidelines is key when when sort of stepping into this into
- 1:15this industry. I always say to my clients from
- 1:19giving advice, go and speak to your financial advisor, go and
- 1:23speak to a suitably qualified accounts.
- 1:25And you know, it's, it's really important that you kind of set
- 1:28yourself up from day one in the correct manner, you know,
- 1:32because each person is individual and what may have
- 1:34worked for somebody that you may know may be different for you.
- 1:37And obviously what we're thinking about here ultimately
- 1:41is, is the end game, which is, which is revenue.
- 1:45You know, if you're going to have a holiday property, it's
- 1:47there to bring you an income spread, you know, earn your
- 1:51profit. And with that, with any earned
- 1:54income, with any asset, with any sale of asset, purchase of
- 1:57asset, you're looking at tax responsibilities.
- 2:00And and this is where getting that advice is key.
- 2:04You know, just to get that grounded and know where you
- 2:07stand from a mortgage lenders perspective, you know, lenders
- 2:13allow for property ownership under personal name.
- 2:16So just like your residential kind of style property, or you
- 2:20can go under the limited company option and this is where you'll
- 2:23be a director of the company, but the actual entity of the
- 2:25property itself is the owner and you draw your income from that
- 2:31in a slightly different way. Yeah, there are pros and cons of
- 2:36both approaches. It's going to depend entirely on
- 2:39your personal circumstances. So what you say there about
- 2:42talking to the experts? Absolutely, right.
- 2:44And in relation to tax, we of course work closely here at Host
- 2:49Planet with Zeal Tax and we'll put the links to their company
- 2:52in the show notes. So if you if you want any advice
- 2:55about FHL and the tax changes and capital allowances and
- 2:59whether you should be set up in a limited company, those are the
- 3:01guys to to speak to. But I, I think, you know, but
- 3:04with, with any investment, Ben, it's just so important to, to do
- 3:08your research and, and understand exactly what you're
- 3:11letting yourself in for. And and that definitely doesn't
- 3:13change with with holiday let's. Not at all.
- 3:17Yeah, absolutely. It's crucial, you know, knowing
- 3:20exactly where you stand, the abolition of the the tax regime
- 3:23which came in in April this year.
- 3:26And there's been a lot of changes, you know, recent
- 3:28changes for furnished holiday let property owners or short
- 3:32term let property owners on holiday, let whatever you want
- 3:35to categorize them on, there's different terms.
- 3:37There has been a lot of changes, especially coming into force
- 3:40this year. So we've seen obviously we've
- 3:44seen Scotland have a licensing arrangement for the last few
- 3:48years, you know, so which meant it was difficult for mortgage
- 3:51lenders to lend up and off the border.
- 3:55England now has obviously brought in a new, well,
- 4:00basically 100% council tax, doubling up for any second home.
- 4:04So we're finding that this industry, this area is always
- 4:09changing. So keeping up to speed, speaking
- 4:13to the right people, getting your team on board that know
- 4:15this area is absolutely key. It really is as well and you
- 4:19have to be very considerate of the location that you're
- 4:23investing. As you rightly say there in
- 4:26Edinburgh is going to be different to Wales, is going to
- 4:29be different to parts of England.
- 4:32So yes, so important to do your research and and make sure that
- 4:35you're prepared for exactly what your investment is, is going to
- 4:39entail. OK then Ben, so that's number
- 4:43one. What's tip #2?
- 4:46OK, so you've identified your, your ownership structure, you
- 4:50know, you've got an idea of how you're going to set up and you
- 4:52want to make still make that step into short term length of
- 4:57property. I suppose the next step is to
- 5:01identify your property and what's suitable and not because
- 5:05if we're going to be considering mortgage lending, we also need
- 5:09to factor those guys in, OK, because what may be suitable for
- 5:13you may not be suitable for a lender.
- 5:15OK, So the vast majority of holiday let lenders are
- 5:23residential lenders, OK. So I kind of always say, you
- 5:26know, so just back to that in because ultimately what's
- 5:31suitable for a mortgage lender is based on from a worst case
- 5:36scenario, which is a weird thing to sort of look at or how they
- 5:39look at it from a very kind of we're going to repossess the
- 5:42property one day. They have to, you know, and, and
- 5:46if they were to do that, they want to offload it quickly.
- 5:49And if you're buying a very quirky property which not got
- 5:53much resale ability, I suppose then yeah, that would probably
- 6:00mean that mortgage lend wouldn't accept it.
- 6:01So, yeah, remember that there are residential lender, look,
- 6:06that's residential style properties.
- 6:08I would say that would give you more lender options out there.
- 6:11There are obviously lenders that will, you know, be a bit more
- 6:14lenient and a bit more open to sort of interesting setups.
- 6:20Ultimately, it's impossible to foresee all permutations until
- 6:24you start getting mortgage applications submitted and
- 6:27getting property valuations undertaken and the legal work is
- 6:31going on and that's been solved. You know, the title is
- 6:34acceptable. You'll never be 100% certain
- 6:36going into it, but you know, speaking to your broker, you
- 6:41know, there will be information available to kind of, you know,
- 6:44give you guidance when when when going with lenders.
- 6:49But some of the common concerns I see are with property are a
- 6:55too close to commercial. OK, so you know what may be a
- 6:58great holiday elect property on on a High Street in a in a
- 7:03fantastic holiday town. You know, you'd be thinking,
- 7:06yeah, that'd be great property for me to rent out, can make,
- 7:09you know, great return. The mortgage lender would look
- 7:11at that possibly and go that's, you know, we've got restaurants
- 7:15next door, we've got bars downstairs.
- 7:17You know, if we did have to take the property back in a
- 7:19repossession, how you know, who would be how would we get rid of
- 7:23that? It's not very remarkable.
- 7:24So, you know, that's, that's one of those things to look out for,
- 7:27you know, how close you are to commercial, especially food and
- 7:30restaurants and bars. You know, that's quite difficult
- 7:32for for any mortgage lenders to take on covenants, which are
- 7:37title restrictions really. Again, counter intuitively, if a
- 7:42property is holiday let only, you'd think that'd be perfect
- 7:46for a holiday let purchase. But again, from a mortgage
- 7:48lend's point of view, it, it means that it can only be 1 all
- 7:52sold to one person. So again, you know, these kind
- 7:54of restrictions can put off a lender.
- 7:57So, you know, Ultimate, you know, there are only so many
- 8:01lenders in this space. We've not got the likes of all
- 8:05the High Street names that we all, you know, banks that we all
- 8:07know. It's very much a growing pool,
- 8:11but much restricted pool of lenders, mainly kind of regional
- 8:14building societies. So yeah, we've cut, you know,
- 8:18you don't want to limit yourself down to one or two lenders
- 8:21really, because then you're possibly ending up paying sort
- 8:24of, you know, over the odds, I suppose with regards to rates.
- 8:28How common is it for a lender to reject a property as a holiday?
- 8:33Let does it that occur quite often?
- 8:36It can do evaluation stage, yes, I mean it, it really does depend
- 8:43on the type of property you're looking at.
- 8:45You know, I would say there is and like I said, you can't, you
- 8:52can't see everything. But I'd say if you're
- 8:56identifying properties and this at an early stage, try and go
- 9:01for what would be more residential in style.
- 9:04You know, it is what is the way I'd say.
- 9:06So if you, if you've got a property with an annex or an
- 9:11additional sort of outbuilding, again, that's that could be
- 9:15another possible concern for a lender because they'd be
- 9:18thinking, well, hang on a minute, you could be renting out
- 9:20the main house, the one fucking, then you're going to be renting
- 9:23out the annex to somebody else. Then you've got the cabin or
- 9:26whatever in the garden, then you've got a campsite as well.
- 9:29And that kind of multi use fucking kind of is bordering on
- 9:34commercial, isn't it? So, you know, the holiday
- 9:38lenders are, you know, really, really good at providing a
- 9:42solution. Just just don't push the
- 9:45boundaries is what I found. It's my advice.
- 9:48Keep it vanilla. Keep it.
- 9:50Keep. It vanilla, keep it normal.
- 9:53All right then, Ben tip #3. OK, well, let's look at Arium 3,
- 9:59which is obviously mortgage lenders and borrowing and
- 10:03products, you know what's out there and what's available to
- 10:06us. So you know, first thing to
- 10:08factor in as the by as a investment property, you're
- 10:13going to need to put significant deposit into this into this
- 10:16arrangement like by to let 25% minimum deposit is is sort of
- 10:23goes to number. There are lenders that will
- 10:26stretch a little and possibly give you a 20% deposit is
- 10:29allowable rates will obviously increase because of that.
- 10:35So you've got to have your capital ready to invest into
- 10:40this project. But then where do we get the
- 10:43rest of that financed from? And mortgage affordability is
- 10:49the exciting part here because this is where we've got so many
- 10:53different lenders who approach lending and affordability in
- 10:58different ways. OK, so the traditional way to
- 11:03calculate how much you can borrow would be based on the AST
- 11:08model, the the tenants tenancy model, you know, so you know,
- 11:12this survey goes up, this property would take £1000 per
- 11:15month, you know, it was rented out to a tenant, but that might
- 11:22be fine. If there was a standard property
- 11:24and it was more, you know, in the standard townish area maybe
- 11:27or city area, then you know that that that rental figure might
- 11:30stack up and get you what you need for the boring perspective.
- 11:33But you know, we're looking at properties which can be a bit
- 11:36more remote, a bit more rural, you know, and that vital that
- 11:40demand isn't there then you know, those figures on that
- 11:45valuation will not stack up. So holiday like lenders, some of
- 11:49the holiday lenders have a different model completely where
- 11:51they use a weekly forecast and what that is really is taking
- 11:58that valuation away from the surveyor.
- 12:00We're utilizing experience and expertise of a holiday like
- 12:05managing agent. OK.
- 12:07So you know, there are plenty of national UK sites out there, the
- 12:11big boys that that kind of manage these properties and they
- 12:13can actually give you an indication of the rental return
- 12:19of that property if they were to manage it with those figures
- 12:23myself, mortgage lenders, mortgage brokers, we can work
- 12:27off that and achieve the borrowing if the figure stack
- 12:33ups for what you need. Yeah, it's not just about, it's
- 12:37not like a residential mortgage necessarily where it's based on
- 12:41the applicant's salary. It's more looking at what this
- 12:44property is going to earn as as a business, really as a as a
- 12:48holiday LED business. Yeah, no, absolutely.
- 12:50That's a really good point well made that James, because you
- 12:53know, it's not, it's not really about your earning them at all.
- 12:57You know, we're not going to be looking at the pay slip or
- 12:59lend's, not really your pay slips or tax returns and saying
- 13:02you can afford this mortgage for a holiday.
- 13:03It needs to be stand alone. It needs to be self-sufficient
- 13:08in, you know what would be called top slice in where you
- 13:12were using your earned income to support affordability if you
- 13:15were short isn't really an option with holiday let lenders.
- 13:18Sometimes it's allowable to buy to let, but holiday let seems to
- 13:21kind of keep itself very squeaky clean.
- 13:23You know, this has got to be on its own and the weighted to kind
- 13:28of determine that is utilizing these kind of figures from a
- 13:33managing agent and then taking them to something like myself to
- 13:41kind of work out which lender would work for you and how much
- 13:44can you borrow. Fantastic.
- 13:45So 3 great tips there around ownership and structure, the
- 13:49property of course itself. Ben's advice there, keep it
- 13:52vanilla and the the borrowing aspect.
- 13:56So Ben, what are we seeing in terms of the, the best rates
- 13:59around at the moment? What should people expect as a
- 14:02as a mortgage rate for a holiday let right now?
- 14:05Yeah. I mean, you know, looking today
- 14:07at sort of rates, I mean there's a range.
- 14:13I've identified a couple of products today which ever so
- 14:17slightly just dipped back in with a #4 at the start.
- 14:20So very high fours, you know, and I've got products that go
- 14:26all the way to sort of 6 1/2, seven, 7 1/2%.
- 14:31Now, obviously what you'll tend to see with holiday LED products
- 14:35is you may get a nice low rate, but there'll be a significant
- 14:39product fee to include on that or you can take the option with
- 14:45a slightly higher rate and then the smaller product fee.
- 14:47So there's a lot of that in the market.
- 14:49And again, what you'll see is some of these higher rates are
- 14:52out there. Obviously nobody wants to be
- 14:54paying higher rates, but you'll find that those lenders that are
- 14:56offering these higher rates may be the ones that are a bit more
- 14:59flexible when it comes to the criteria point of view.
- 15:04So I've got lenders who are offering holiday let mortgages,
- 15:07you know, for people that have got zero employment income.
- 15:11So it may be, but yes, you're not in the job, you know, you
- 15:15may be, you know, just I don't even miss living at home with
- 15:19parents. You know, you're not you're not
- 15:21actually an owner occupier, but you can still, you know, take
- 15:25that step into holiday let's and short term property and apply
- 15:28for mortgages successfully using these lenders, you know, because
- 15:33they're all trying to, you know, fit into spaces where other
- 15:36lenders don't fit. Interesting.
- 15:39Yeah, interesting there. If you've, if you've got the
- 15:42deposit, then you can get going with holiday letting because it
- 15:46should be a business that that more than covers the the
- 15:50expenses. So there are there are
- 15:52opportunities out there, Ben, if people want to get in touch with
- 15:55you, where can they find you? Yeah, house and holiday home
- 15:58mortgages, You know, there's a team of us advisors.
