- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. Yeah, it's, it gets you
- 1:04there. And it's, you know, having a side of helpful
- 1:08or moonlighting, as I like to call it, it takes
- 1:11away some of the fear takes away some of the
- 1:13scariness. Because, you know, one of the things
- 1:17that my husband and I experienced was because
- 1:20one, we were saving so much of our income. And
- 1:23we were building this real estate portfolio and
- 1:25investing in these large syndication deals. We
- 1:29had a lot of buffer. We had a lot of buffer if
- 1:32something went wrong in a deal. We had a lot
- 1:34of buffer if one of us lost our jobs. And then
- 1:37it got to the point where we had enough buffer
- 1:38where if we both lost our jobs, you know, during
- 1:40COVID we both could have been furloughed and
- 1:42lived on unemployment just fine because we had
- 1:44built these passive income streams. And, you
- 1:48know, I mentioned he was furloughed for 14 months
- 1:50and unfortunately it was a financial burden to
- 1:52us. But for so many people in our sphere, it
- 1:56was. And so that, like, I love seeing during
- 2:00that period of time, so many people start side
- 2:02hustles because I think one, obviously they needed
- 2:06to figure out how to provide for themselves.
- 2:08But I think it also gave an opportunity for people
- 2:10to really re -evaluate how they wanted to spend
- 2:14their time and contribute. And I mean, I know
- 2:16people that, that now they do three part -time
- 2:20jobs. You know, they do a consulting gig, they
- 2:23do a baking gig. You know, they do things that
- 2:26bring them more joy. and they can they can pulse
- 2:29up and down these different jobs based on the
- 2:32demand and based on you know how they're wanting
- 2:36to work. Well I really like I like that buffer
- 2:40because I think that what having that side hustle
- 2:43does for you is it gives you options because
- 2:47when you have that financial wiggle room you
- 2:48have that buffer like one I feel like it makes
- 2:51you a better employer or employee because You're
- 2:55doing the job because you love it, not because
- 2:57you have to. But it gives you a different level
- 3:00of security. And then as you feel that security,
- 3:03you want to get more into it and you're going
- 3:05to get more involved with it. And so it just
- 3:08kind of it's like a circular kind of thing and
- 3:11it just keeps going and growing. And then you
- 3:14eventually have everything covered and you're
- 3:17literally only working because you love it. and
- 3:20then you can leave whenever things get too toxic
- 3:23or any other number of things or mornings just
- 3:26get too hard, dang it. For those of you that
- 3:31I would assume like most of y 'all know, but
- 3:34mornings are not my thing. So I don't know how
- 3:37I was a teacher for all those years, other than
- 3:40it was just the drive of loving being a teacher
- 3:42and finding fulfillment in being a teacher. So
- 3:45I'm glad I have the kids because that gets me
- 3:47out of bed in the morning. Otherwise, yes, I'd
- 3:49be sleeping till 10 a .m. every day. Well, Jason,
- 3:53my husband has decided we need to have all these
- 3:54meetings at 9 a .m., which means I have to get
- 3:56up. And I told them actually get dressed and
- 4:00ready. Well, sort of at least from the waist
- 4:02up. But I don't want to bother GPT members. I'm
- 4:07like, dang it, we work for ourselves. We don't
- 4:10have to kill ourselves like this. And Frank was
- 4:13like, do you want me to talk to Jason? No, just
- 4:16listen to me complain. That's something I'm working
- 4:20on that, um, my GP team, we have meetings basically
- 4:24Tuesday and Thursday nights. We have meetings
- 4:26for like an hour and a half, two hours each of
- 4:28those evenings, because we went from a period
- 4:30of time, you know, we're a team of five and three
- 4:33of the folks were full time. Three of the folks
- 4:36were full time and two of us had full time jobs.
- 4:38So in order to be able to get us all, we did
- 4:40it in the evenings. And so now one of them is
- 4:43still working. for the period of time. And, you
- 4:47know, I'm like, when are we going to get these
- 4:48during the day? We need to get these during the
- 4:50day. Cause now that I have the option to, you
- 4:53know, it used to be that I had my nine to five.
- 4:55And so I had to do my corporate thing during
- 4:57the normal business hours and real estate came
- 5:00in the early mornings and the evenings and on
- 5:01the weekends. Now I can, you know, I have more
- 5:05control. So I keep talking to Timo going, how
- 5:07do we move this earlier into the day, earlier
- 5:09into the day to free up our evenings? I mean,
- 5:12I, we talked before we started recording like
- 5:14last weekend, I didn't do an ounce of real estate
- 5:16work and it was amazing. And I mean, it's been
- 5:19a few years since that's happened because I used
- 5:21to take investor calls on the weekends. And mind
- 5:24you, I will from time to time still, but I used
- 5:26to have like two hours on Sunday afternoon that
- 5:30I had open on my calendar for people to book
- 5:32calls. And so I would have that I'd be visiting
- 5:35a prop, you know, a property that we have 40
- 5:36minutes from home to walk the construction site
- 5:38on the weekend. kids in tow half the time just
- 5:41to walk in and check on the progress you know
- 5:43we used to do all these things and so last weekend
- 5:45was the first weekend in probably years that
- 5:48i literally didn't do anything for real estate
- 5:51and it was it was it was really nice real estate
- 5:53because it wore w2 obviously now we've worked
- 5:57um we've worked pretty hard i do a lot of meetups
- 6:00in the evenings um because this is my lane, this
- 6:04is what I do, I talk to people, I network with
- 6:06people, I run events, I host meetups, I mean
- 6:09this is my job and so I have a lot of my evenings
- 6:13in stuff or committed to things but we really
- 6:17try and keep the weekends like not really sacred
- 6:20but open because we help four kids and they go
- 6:23to school during the week and they have events
- 6:25in the weekend or in the weeknights and some
- 6:27stuff on the weekends and we just want to try
- 6:30and make sure that we have some flexibility there.
- 6:32to be able to just sit in front of the TV on
- 6:35Sunday afternoons and watch movies. Because I
- 6:37don't have a problem with whatever people want
- 6:40to call it, wasting time or anything else. If
- 6:42we want to watch all the Harry Potters on a weekend,
- 6:45then we're going to watch all the Harry Potters
- 6:46on a weekend. Because we have that ability. If
- 6:51we want to watch all the Star Wars or we want
- 6:52to watch one of those other series of Marvel
- 6:54or however it works out, I mean, that's what
- 6:57we do as a family, that's what we enjoy. you
- 7:00know, before somebody comes down on us and we
- 7:02have a special needs kid that we can't go out
- 7:04and do the same things as other people. He's
- 7:07a runner. He'll take off. He broke his wheelchair
- 7:09and I don't even know how much it's going to
- 7:11be to fix it. I don't even know how to fix it.
- 7:14Jason, my engineering husband is going to try
- 7:16and figure out how to fix the handle. But it
- 7:19limits what we can do because he's hard to control
- 7:22sometimes. And I'm not saying that we're trying
- 7:25to like manhandle and control him, but he's got
- 7:28Truly profound autism is the autism people don't
- 7:30talk about. Um, you know, he's largely nonverbal
- 7:33and still in diapers. He's 12. It's, it's just,
- 7:36it's a different kind of experience for us. And
- 7:38so we spend a lot of time at home and that's
- 7:40just kind of the reality of it. And it's our
- 7:43normal. So we don't think of it as being weird.
- 7:46Um, it's just what we do. So we like having the
- 7:49flexibility to be able to do what we need to
- 7:50do. Absolutely. Yeah. Yeah. I know it's like,
- 7:57wow. But that's every family is unique. And I
- 8:01think it's, you know, to your point, it's having
- 8:03the ability and the flexibility to be able to
- 8:05do that. And that doesn't happen overnight. It
- 8:08takes time. Right. You and Jason had to work
- 8:11years both in in your W2 corporate type role,
- 8:15but also in building this real estate portfolio
- 8:18in order to free you of those golden handcuffs
- 8:22and give you more of that flexibility. Yeah.
- 8:25And for those of you out there that I know one
- 8:28of the things that we had to really find on our
- 8:31own was medical insurance, some medical dental
- 8:34vision. A lot of times those needs will keep
- 8:38you tied to a W -2. And I saw a meme the other
- 8:41day because I'm kind of addicted to TikTok, not
- 8:42even kind of I am. And there was this meme that
- 8:45was like, you know, losing your job shouldn't
- 8:48have to mean losing your healthcare vision and
- 8:50dental too. And I was like, wow. Because once
- 8:54we found insurance through our LLC and we found
- 8:58good insurance, we were no longer tied to the
- 9:02W -2. And then as risky as it might seem, we
- 9:06began the controllers of our income and really
- 9:10our destiny. We became the drivers of that. We
- 9:14got in the front seat of the car, we got behind
- 9:15the driver's wheel, and we were able to control
- 9:17that. Are there outside forces still at play?
- 9:19Of course, there are. We're way more in control
- 9:23of it than we were when we were working for somebody
- 9:25else. So, and it is still a job. It's just now
- 9:29you're working for yourself. Yes. Yes. I like
- 9:33to say I retired. I'm retired. The reality is
- 9:36I'm retired because I don't have to work anymore,
- 9:38but I choose to work. It's fulfilling. I enjoy
- 9:41it. I love helping other people, but it's that
- 9:46fulfillment and joy that comes from it. But that
- 9:50insurance conversation is something that I think
- 9:53goes around a lot. Because that is always people's
- 9:56number one thing. What are you going to do about
- 9:58insurance? And it's like, I'm going to build
- 9:59the cost of insurance into my budget. And provided
- 10:03I can cover the insurance premiums, why stick
- 10:09to a job? Unless I have some other reason from
- 10:12a medical perspective. But you're a great example
- 10:16that your family has medical needs that need
- 10:19to be covered that aren't inexpensive and you're
- 10:22able to do it. Now we are. And it's, I mean,
- 10:25I really think we're paying like 3000 a month
- 10:27in insurance. It's insane. But one of my son's
- 10:30therapies is 120 ,000 a year. And maybe you're
- 10:32thinking, Oh, that's the American healthcare.
- 10:35No, it's 30. What's he get 30 hours, 35 hours
- 10:39of one -on -one therapy. Like every week that's.
- 10:44therapy with a trained professional one -on -one,
- 10:49I don't think 120 is insane. I don't know. I
- 10:54think about what I hear with socialized medicine,
- 10:58all of this, but children that are medically
- 11:02needy and other people that are medically needy
- 11:06don't receive the care that they get in a private
- 11:09system. And unless you've had to deal with the
- 11:12difference between Medicaid and private pay,
- 11:15you don't know. I've been there. I've been through
- 11:19it. And what we can pay for and do through private
- 11:23care is five thousand times better than what
- 11:26we got in state services. So just putting that
- 11:30out there. So it's not a it's not really open
- 11:33conversation because you probably don't have
- 11:36the same experience I do. So. There's that yeah
- 11:41I Have nothing to add to that yeah No, but don't
- 11:47don't be afraid of leaving your WT because of
- 11:49insurance needs because if you need to talk to
- 11:52somebody about how to get your insurance, I can
- 11:54absolutely help you out. It's not as difficult
- 11:56as you think it is because there are insurance
- 11:58brokers for medical, dental, vision, just like
- 12:01there's insurance brokers for your multifamily
- 12:03and for your single families, for your residential
- 12:05portfolios, for all the stuff you're doing, just
- 12:07like there's insurance brokers for that, there's
- 12:09insurance brokers for your medical insurance
- 12:11too. And you don't have to spend $3 ,000. I've
- 12:14got a $250 deductible. That's why we pay $3 ,000.
- 12:19So you can go with a much larger deductible and
- 12:21pay quite a lot less. So there. But anyway, we
- 12:25wouldn't have been able to get there if it hadn't
- 12:26been for real estate. So. And I think that that's
- 12:30really the overriding theme here is just the
- 12:33opportunities and the possibilities that being
- 12:35in real estate gives you even while having a
- 12:36W -2. So and I just love your story and I love
- 12:41I love how far you came and what you were able
- 12:44to do and. I've been sitting in your boat, too,
- 12:47where my husband still had a W -2, and I was
- 12:49the one at home doing the meetups and getting
- 12:50to have fun, and we still had an income, and
- 12:53I was like, woohoo, I don't have the golden handcuffs.
- 12:55Jason sort of does, but I don't. And it was a
- 12:58lot of fun for the years that it lasted, and
- 13:01now we're both in this full time, and it's different.
- 13:06We have control. We have control over what's
- 13:08going to happen, and so there's a freedom in
- 13:10that also. It's a little scary. But and you work
- 13:13towards it. It's a plan, right? You you worked
- 13:15towards it. You you set a plan you set a goal
- 13:17and you have a strategy in order to execute that
- 13:20goal and that's what you work towards and here's
- 13:23the brilliant thing is that We're not unique
- 13:26like I can go on like my community. Yeah, i've
- 13:30got my community here in the orlando area i've
- 13:32got my community my gp team that I you know,
- 13:34I work alongside and work with but I can go on
- 13:37linkedin and I can find at least 30 40 other
- 13:41of people like you out there who are just doing
- 13:44exactly what I'm doing if not more and pick up
- 13:48the phone and call. So there's so many individuals
- 13:51out there who are doing exactly what I'm doing
- 13:55and being successful in it and have years of
- 14:00experience in it and you know the other great
- 14:02thing about the community that I was just so
- 14:04astonished by when I when I first really got
- 14:09ingrained in real estate and started talking
- 14:12more openly about it so that then I could see
- 14:14more people. It is such a supportive community.
- 14:20We all have such a growth mindset and abundance
- 14:23mindset. There are enough deals out there for
- 14:27all of us that we're not competing. In a lot
- 14:30of these deals, we collaborate. We team up in
- 14:33order to get deals done. And it's not just teaming
- 14:37up with one team to get deals done. You know,
- 14:38I mentioned Donna's brothers, like we've teamed
- 14:41up with them to get a deal done that they had.
- 14:44We've teamed up with other teams in order to
- 14:45get deals done. It is very much a collaborative
- 14:48environment and a pretty small circle. And so
- 14:52that's something that I've really loved as well.
- 14:56And that's not something I necessarily saw in
- 14:58the corporate space. In the corporate space,
- 15:01it was a lot more there was a lot more how do
- 15:04I get the next promotion how do I oh you're going
- 15:07after it too okay well I hope I get it and then
- 15:12depending on who gets it there might be some
- 15:13resentment there it was a lot more individualized
- 15:17and competitive from that perspective and that's
- 15:22not something I see in the multifamily well not
- 15:24just multifamily but in the real estate space
- 15:26I'll make it a little broader from than that
- 15:28in the real estate space and even the financial
- 15:31independence retire early community that I'm
- 15:32very involved in. Even from that, it's an abundance
- 15:35mindset. Yeah, no, absolutely. And, you know,
- 15:39I think back to when I was in my W -2 and thinking,
- 15:41you know, when I went up for a job and somebody
- 15:43else got it, I remember being angry in the beginning.
- 15:47And then as I got closer to leaving, I was like,
- 15:49you know what? I'm pretty awesome. And if they
- 15:51got the job over me, they must be pretty awesome,
- 15:53too. And I know that was a mindset shift. And
- 15:58I would say it's a pretty healthy mindset shift
- 15:59because being negative and I may kick myself
- 16:02while I'm down kind of person, but being negative
- 16:05can have like a health toll on you. And there's
- 16:10different studies out there that look at pessimism
- 16:12versus optimism and life expectancy. And so it
- 16:17can actually affect your health. And so having
- 16:20that positive abundance mindset is it's healthy
- 16:23for you and it's way less stressful. So and way
- 16:29more fun. Yeah, it's way more fun. So, you know,
- 16:32just think about those things as you're making
- 16:34your considerations and you're trying to figure
- 16:36out how you're going to get into the space. Just
- 16:38think about the abundance mindset. Think about
- 16:40just how sharing people are and open and supportive.
- 16:44And, you know, Kelly, thank you so much for being
- 16:46here and just sharing and tell us about your
- 16:47story and. you know chasing rabbits with me for
- 16:50a little bit there because you know that's what
- 16:51I do um but it's just been great and I am really
- 16:55happy that you are a part of this and that hopefully
- 16:58you'll be a part in the future as well and just
- 17:01for growing the community even more and sharing
- 17:04knowledge and experiences and just everything
- 17:07that you've done so thank you thank you for having
- 17:10me I really appreciate it and I'm excited to
