Transcript
- 0:00SPEAKER_00: Lots of excitement in the market.
- 0:02SPEAKER_00: It's not as exciting as it was maybe a month ago, but we have had some changes, of course, to interest rate.
- 0:07SPEAKER_00: Thursday of this week, we'll see what happens with that.
- 0:10SPEAKER_00: See if it's gonna creep up from 7.4 currently.
- 0:13SPEAKER_00: And these, whenever you hear interest rates being talked about, rates are very specific as far as the borrower is concerned.
- 0:20SPEAKER_00: So make sure when you're getting information about what the interest rate is, you don't get caught up in this uh shiny object syndrome.
- 0:28SPEAKER_00: And a lot of lenders use this as teasers to pull people in, but ultimately it's going to depend on your credit profile, lots of different variables as to what your interest rate is going to be.
- 0:39SPEAKER_00: Sometimes people have fancy accounts at banks and and maybe with some kind of stockholder companies, like a Charles Schwab, if you will.
- 0:47SPEAKER_00: And if you have enough money on deposit, usually those interest rates might be a little bit different than what the prevailing market rate is.
- 0:53SPEAKER_00: It just depends.
- 0:54SPEAKER_00: But anyway, right now in Santa Clarita Valley, we got the power rankings for today.
- 0:59SPEAKER_00: Today's going to be the 13th.
- 1:00SPEAKER_00: It's uh this was pulled at 6.20 a.m.
- 1:02SPEAKER_00: this morning.
- 1:03SPEAKER_00: We have Saugus lowest supply right now.
- 1:05SPEAKER_00: We have 3.1 months of supply, 34 days to sell,$895,000 median price.
- 1:12SPEAKER_00: When we we cover this one, now the market in Santa Clarita, three specific markets: the single family residence market, the condominium market, and the townhome market.
- 1:21SPEAKER_00: All these are different, have different variables, different buyers drives, and different inventory numbers.
- 1:26SPEAKER_00: And the inventory numbers is what typically establishes how fast properties are selling and also the prices of said properties.
- 1:34SPEAKER_00: If there's an overabundance of the same type of residence, of course, and there's not enough buyer drive in those areas, then you got that typical supply and demand issue.
- 1:42SPEAKER_00: So you're going to get uh less less offering prices for properties as a general rule.
- 1:48SPEAKER_00: Aqua Dolce now 3.4 months of supply, 45 days to sell, 1.5 million median price.
- 1:54SPEAKER_00: Uh, that one changes very dramatic because you have some properties in Aqua Dulce that are at the lower end of the spectrum, but you have a lot of properties out there that are expensive because you have big lot sizes and large ranch style residences with different hot walkers and different things for livestock.
- 2:10SPEAKER_00: Valencia, 3.8 months of supply, 30 days to sell, 728,595 currently medium price, canyon country comes in at four, three point eight months of supply, 40 days to sell, 740,500.
- 2:23SPEAKER_00: Uh Castan comes in at five, three point nine months to sell, New Hall, 5.6, Stevenson Ranch 7.8, Acton 8.0.
- 2:32SPEAKER_00: So that's how the rankings are going to come down.
