- 1:17SPEAKER_04: Hello.
- 1:18SPEAKER_04: Hello.
- 1:19SPEAKER_02: Hey, thank you for joining us for another episode of the Big Dog Game Plan Series, where our mission is simple to help homeowners make smarter decisions before, during, and after the remodeling project.
- 1:31SPEAKER_02: Over the last several weeks, we have built a roadmap for remodeling success.
- 1:35SPEAKER_02: We've talked about planning, budgeting, DIY versus hiring a professional, defining your project, choosing the right contractor, and two weeks ago, we walked through exactly what happens during a remodeling.
- 1:47SPEAKER_02: So there are no surprises once construction begins.
- 1:51SPEAKER_02: Today, we're going to be talking about something that has probably caused more frustration between homeowners and contractors than almost anything else.
- 1:59SPEAKER_02: And Caitlin, that is change orders.
- 2:01SPEAKER_02: So now just hearing those two words can make some homeowners nervous.
- 2:05SPEAKER_02: But here's what I hope you'll learn today.
- 2:08SPEAKER_02: Not every change order is bad.
- 2:10SPEAKER_02: In fact, sometimes they're exactly what protects your investment.
- 2:14SPEAKER_02: So let's dive into it.
- 2:15SPEAKER_02: But first, let's pay some bills, right?
- 2:17SPEAKER_07: Excellent.
- 2:18SPEAKER_02: Hey, we want to talk about one of our 10x partners' shout-out right here.

- 2:58SPEAKER_02: Speaking of 10X partners, we have a new 10x partner joining our ranks.
- 3:03SPEAKER_07: I mean, this is a big deal.
- 3:04SPEAKER_02: This is a big deal.
- 3:05SPEAKER_07: This 10x partner is a true, I mean, all our partners are true 10xers.
- 3:10SPEAKER_02: But this it's a couple.
- 3:12SPEAKER_07: I mean, yeah, yeah.
- 3:13SPEAKER_02: They're they're they are a 10x dynamic duo, and they are going to be heading up our community segment, right?
- 3:19SPEAKER_02: And that's because they are everything community.
- 3:21SPEAKER_02: And that's awesome.
- 3:22SPEAKER_06: In the Midwest.
- 3:23SPEAKER_06: In the Midwest.
- 3:24SPEAKER_02: Yes, in the Midwest.
- 3:26SPEAKER_06: For real.
- 3:26SPEAKER_02: In the Midwest.
- 3:27SPEAKER_02: So we want to give a big huge shout out to our new community partners, Ryan and Lindy Kleeman.
- 3:34SPEAKER_07: Oh.
- 3:35SPEAKER_02: Recent newlyweds as well, the past couple weeks.
- 3:37SPEAKER_07: So great couple.
- 3:39SPEAKER_02: Uh good-looking couple at that, too.
- 3:40SPEAKER_07: I mean, obviously.
- 3:42SPEAKER_02: That's right.
- 3:42SPEAKER_02: Ryan's pretty dapper looking.
- 3:44SPEAKER_02: Lindy holds her own.
- 3:45SPEAKER_02: Supermodel.
- 3:46SPEAKER_02: It's great.
- 3:46SPEAKER_02: Supermodel.
- 3:47SPEAKER_02: That's right.
- 3:48SPEAKER_02: That's right.
- 3:48SPEAKER_02: Long flowing hair, right?
- 3:50SPEAKER_02: Not to embarrass anybody.
- 3:51SPEAKER_02: Lindy loves the camera.
- 3:52SPEAKER_02: Not.
- 3:54SPEAKER_07: But she'll she's gonna get there.
- 3:55SPEAKER_02: Not.
- 3:55SPEAKER_02: Oh, she will.
- 3:56SPEAKER_02: She's gonna get there.
- 3:57SPEAKER_02: It's great.
- 3:57SPEAKER_02: But they are owners of SIPS coffee, right?
- 4:01SPEAKER_02: Uh they have multiple locations, new locations opening very soon.
- 4:04SPEAKER_02: I mean I know we got a groundbreaking happening coming up on the 14th, which is just this week.
- 4:10SPEAKER_07: Also, what a great, what a great day that that also is.
- 4:14SPEAKER_07: Let's remember, yeah.
- 4:15SPEAKER_07: It's a birthday of a very special person.
- 4:18SPEAKER_02: That might be Caitlin, our co-host's birthday on the 14th.
- 4:22SPEAKER_02: And Lindy's brother.
- 4:23SPEAKER_07: Right.
- 4:24SPEAKER_07: And Lindy said she felt bad that I'm working, but here's the thing I wouldn't want to do any other thing.
- 4:28SPEAKER_07: I love my life, dude.
- 4:30SPEAKER_07: You know?
- 4:31SPEAKER_02: Work it.
- 4:31SPEAKER_02: Work it, girl.
- 4:32SPEAKER_07: Yeah.
- 4:32SPEAKER_07: A groundbreaking ceremony.
- 4:34SPEAKER_07: I would never miss it.
- 4:35SPEAKER_07: And I'll be doing that.
- 4:36SPEAKER_02: That's right.
- 4:37SPEAKER_02: And Ryan Kleeman is actually a local state farm insurance agent.
- 4:41SPEAKER_07: Right.
- 4:41SPEAKER_02: And we'll we'll hear more about that and how they give into the community.
- 4:44SPEAKER_02: And we'll we're again, they're gonna have their own segment.
- 4:47SPEAKER_07: They're very vol they're very volunteer focused.
- 4:50SPEAKER_07: Like you guys are gonna realize like it's all about and it again, not just Carlinville.
- 4:54SPEAKER_02: Exactly.
- 4:54SPEAKER_02: Several different counties.
- 4:56SPEAKER_02: And and that's again what our podcast is about is giving back.
- 5:00SPEAKER_02: That's why we're doing this, right?
- 5:01SPEAKER_07: Yeah.
- 5:01SPEAKER_02: Um teachers, friends.
- 5:03SPEAKER_02: We are educating our clients, we're educating our listeners, we're educating our followers.
- 5:07SPEAKER_02: Uh, we're giving back to the community in that way, um, and all their ways of.
- 5:12SPEAKER_07: We're making them smile and laugh.
- 5:13SPEAKER_07: And I think that goes a long way, Chris.
- 5:16SPEAKER_07: Don't you?
- 5:16SPEAKER_02: It does.
- 5:17SPEAKER_02: It does.
- 5:17SPEAKER_02: We like making people smile.
- 5:19SPEAKER_02: Because smiles, you know, it takes more muscles in your face to frown than it does smile.
- 5:23SPEAKER_02: Isn't that crazy?
- 5:25SPEAKER_02: So let's all smile.
- 5:26SPEAKER_07: I know.
- 5:26SPEAKER_07: I need to tell my four-year-old that.
- 5:28SPEAKER_07: Like, girl.
- 5:30SPEAKER_02: Oh, wait, no, not that way.
- 5:32SPEAKER_02: Sorry.
- 5:32SPEAKER_02: Yeah, don't tell her that way.
- 5:33SPEAKER_02: We don't we don't want to beat it into them, right?
- 5:35SPEAKER_02: We do not condone child abuse on this show.
- 5:38SPEAKER_02: We will not.
- 5:39SPEAKER_07: And we have to mention that Sips is also our official drink sponsor.
- 5:44SPEAKER_02: That's right.
- 5:45SPEAKER_02: Sips is the designing and building the Midwest, one community at a time, official drink sponsor of this podcast.
- 5:52SPEAKER_02: We love it.
- 5:53SPEAKER_02: So we're gonna be giving we're gonna be giving away sips drinks.
- 5:56SPEAKER_07: We're gonna be telling you guys about the new specials while drinking them ourselves.
- 6:01SPEAKER_02: Of course.
- 6:02SPEAKER_07: So you're gonna get a first-hand experience of what kind of drinks now, Chris.
- 6:06SPEAKER_07: I do have to ask.
- 6:07SPEAKER_02: What ask me, please.
- 6:08SPEAKER_07: Will you try any coffee drinks?
- 6:11SPEAKER_02: You know so okay, so those that know me, I don't drink coffee.
- 6:16SPEAKER_02: I have consumed maybe two sips of coffee in my life.
- 6:20SPEAKER_07: No pun intended.
- 6:21SPEAKER_02: No pun intended about the sips, right?
- 6:23SPEAKER_02: And and that was because I was at a potential client's house.
- 6:27SPEAKER_02: They had just gotten a fresh cup of coffee they bought for me because their house had been storm damage, so they went, got coffee, brought it there, had a cup for me.
- 6:34SPEAKER_03: Yeah.
- 6:34SPEAKER_02: I don't want to, you know, be like, oh no, I don't need coffee.
- 6:37SPEAKER_02: Yeah, you just always accept a drink from a potential client.
- 6:40SPEAKER_02: Always accept a drink.
- 6:41SPEAKER_02: Right.
- 6:41SPEAKER_02: And so I I took that first drink.
- 6:44SPEAKER_02: I'm like, yeah, this over here, that yeah.
- 6:46SPEAKER_04: And I'm like, that's so sweetie.
- 6:48SPEAKER_02: Yeah, and so then then I, you know, you you mimic people, right?
- 6:51SPEAKER_02: And so he takes a drink and I go put it up, and like, and then the last of the time, the rest of the time I mimic, I just get my mouth shut.
- 6:57SPEAKER_07: Yeah, yeah, you do you go do the pretend, yeah.
- 6:59SPEAKER_02: And I made sure I took the cup with me when I left.
- 7:01SPEAKER_07: Well, yes, that's also very smart.
- 7:02SPEAKER_02: Yeah, you don't want them to grab it.
- 7:03SPEAKER_02: It's like, he didn't drink shit, you know.
- 7:06SPEAKER_07: So you're gonna be so what you're saying, you're gonna be trying her teas and her smoothie stuff.
- 7:10SPEAKER_02: I will, I I may try, I may try some caffeinated coffee drinks.
- 7:16SPEAKER_02: I'll give it a schnott.
- 7:18SPEAKER_02: I'll probably be more into yeah, my hands.
- 7:20SPEAKER_02: I'll do it.
- 7:22SPEAKER_07: So I feel like he knowing Chris, I feel like the hands mean he's a little unsure.
- 7:26SPEAKER_02: I'm a little unsure, but you know what?
- 7:27SPEAKER_02: Hey, to next, let's bring it up.
- 7:29SPEAKER_02: I knew you were gonna say that.
- 7:30SPEAKER_02: I'll do it.
- 7:31SPEAKER_02: I'll try it.
- 7:32SPEAKER_02: You know, I have no issues with that.
- 7:33SPEAKER_02: You know, if I like it, great.
- 7:35SPEAKER_02: I will give an honest opinion.
- 7:37SPEAKER_02: We need to have a variation of uh it's kind of like the hot wings.
- 7:41SPEAKER_07: Yes, that's what I'm saying.
- 7:42SPEAKER_02: Do our sips wings.
- 7:44SPEAKER_07: Yes, we have to do that, and then she's gonna have the bagels too.
- 7:46SPEAKER_07: We're this is gonna be so fun for us.
- 7:49SPEAKER_07: Bagels, I look like a bagel, I'm the shape of a bagel midsection.
- 7:52SPEAKER_02: My inner tube is going on here, right?
- 7:55SPEAKER_02: Yeah.
- 7:55SPEAKER_02: Anyway, but we are excited about the the 10x partner, Ryan and Lindy Cleeman.
- 8:01SPEAKER_02: So excited.
- 8:01SPEAKER_02: Sips, state farm agent, all of that, and just heading up the community segment that will drop every Wednesday, every Wednesday morning, just like on Monday, our main this main podcast drops.
- 8:11SPEAKER_02: On Tuesdays, our realtor segment with First Choice Pro drops then, and then Wednesdays will be our community segment with Sips as the official drink sponsor.
- 8:18SPEAKER_02: We're kicking butt, man.
- 8:19SPEAKER_02: Oh my gosh.
- 8:20SPEAKER_02: Love it.
- 8:21SPEAKER_02: Love it.
- 8:21SPEAKER_07: I love every second of it.
- 8:23SPEAKER_02: I do, I do.
- 8:24SPEAKER_02: So, hey, and before we get into the meat and potatoes and change orders, I just gotta say, because you know we'll talk about whatever we want.
- 8:30SPEAKER_02: The WPBL.
- 8:31SPEAKER_02: A lot of people are like, what the hell is the WPBL?
- 8:34SPEAKER_07: I I didn't realize that either this morning, but I'm so I'm glad that you're gonna say this.
- 8:43SPEAKER_02: The WPBL is was that good?
- 8:46SPEAKER_02: Women's Professional Baseball League, WPBL.
- 8:49SPEAKER_02: Yes, you heard that correct.
- 8:50SPEAKER_02: Women's Professional Baseball League, just like the MBL made or MLB.
- 8:56SPEAKER_02: Yeah.
- 8:56SPEAKER_02: Oh boy.
- 8:57SPEAKER_07: So let me ask you this.
- 8:59SPEAKER_07: Do they so they're not they're using a baseball and they're pitching overhand or not?
- 9:03SPEAKER_02: Oh yeah, fast pitch.
- 9:04SPEAKER_07: Okay, that's what I thought.
- 9:05SPEAKER_07: I oh yeah, I thought that because ba I mean that's a baseball and softball different.
- 9:09SPEAKER_02: Yeah, it is different.
- 9:10SPEAKER_02: So it was always softball the girl sport.
- 9:13SPEAKER_06: Right.
- 9:13SPEAKER_02: And baseball is the men's sport.
- 9:15SPEAKER_02: No, it is regulation baseball, ball.
- 9:19SPEAKER_07: Yeah.
- 9:19SPEAKER_02: Fast pitch, overhand in the box, nine players on the field.
- 9:23SPEAKER_07: It's a badass.
- 9:24SPEAKER_07: Like I it is badass.
- 9:25SPEAKER_02: Some of these, you know, you've got um oh gosh, Kelsey, Kelsey Whitner, I think is one of them.
- 9:30SPEAKER_02: She actually plays on the Savannah Bananas.
- 9:32SPEAKER_02: Oh my god! Yeah, so she got she was first, she was the first round first drafted player in the WPBL, right?
- 9:40SPEAKER_02: Okay, that's a pitcher that she's a yeah, and she's a pitcher, and so so four teams Los Angeles, San Francisco, New York, and Boston.
- 9:49SPEAKER_02: Those are the teams, right?
- 9:50SPEAKER_07: Okay, I can realize that.
- 9:52SPEAKER_02: Yes, yes, and they're named after women in history who have made a difference.
- 9:57SPEAKER_02: Right?
- 9:58SPEAKER_07: Getting chills.
- 9:59SPEAKER_02: Yes, and so I'm gonna pull them up here real quick, the names of them.
- 10:02SPEAKER_02: It's awesome.
- 10:03SPEAKER_02: So we have the oh, here we go.
- 10:07SPEAKER_02: Come on, come on, come on.
- 10:08SPEAKER_02: Yes, meet the teams.
- 10:09SPEAKER_02: We have the Boston, oh come on, names.
- 10:12SPEAKER_02: I'm sorry.
- 10:12SPEAKER_02: I don't know.
- 10:13SPEAKER_02: Come on, names.
- 10:15SPEAKER_02: Get up here.
- 10:16SPEAKER_02: All right, teams, go on the teams, yes, view the team.
- 10:19SPEAKER_02: I don't want to view the team.
- 10:20SPEAKER_02: I don't want to know their schedule.
- 10:21SPEAKER_02: I know their schedule, I have it in front of me.
- 10:22SPEAKER_07: It's it's it's they should have the team's names on that.
- 10:25SPEAKER_07: Uh flyer.
- 10:30SPEAKER_02: So no, it's not.
- 10:31SPEAKER_07: That's what I'm saying.
- 10:32SPEAKER_02: No, it's not.
- 10:33SPEAKER_02: So it is it's the Los Angeles Queens, and I'll go over the name.
- 10:38SPEAKER_02: It's the San Francisco Firebells, and I'll explain that one, and then the New York Heights, and then the Boston they have a hawk on there, but I'm trying to understand.
- 10:49SPEAKER_02: I got it.
- 10:50SPEAKER_02: I got this.
- 10:51SPEAKER_02: W P B L.
- 10:52SPEAKER_07: Boston team.
- 10:53SPEAKER_02: Okay, okay.
- 10:54SPEAKER_07: I like the Firebell's name.
- 10:55SPEAKER_07: That's cool.
- 10:56SPEAKER_02: Boston Hunters.
- 10:57SPEAKER_02: Oh, that's cool, too.
- 10:58SPEAKER_02: That's pretty cool, too.
- 11:00SPEAKER_02: Uh here we go.
- 11:01SPEAKER_02: I got it.
- 11:01SPEAKER_02: I got it.
- 11:02SPEAKER_02: I got it, I got it, got it, got it.
- 11:03SPEAKER_02: I'm the so Lizzie Murphy was the Queen of the Diamond.
- 11:08SPEAKER_02: She is the Las Vegas Queens.
- 11:10SPEAKER_02: Yeah.
- 11:10SPEAKER_02: Las Vegas Queens.
- 11:11SPEAKER_02: LA Queens.
- 11:11SPEAKER_02: LA Queens.
- 11:12SPEAKER_02: Yes.
- 11:12SPEAKER_02: Yeah, yeah.
- 11:13SPEAKER_02: LA Queens.
- 11:14SPEAKER_02: Because she actually was a female pitcher back in the days and was pioneering this sort of happening.
- 11:20SPEAKER_02: So that is Lizzie, uh, Lizzie Murphy, and then oh yeah, Queen of the Diamond.
- 11:26SPEAKER_02: She broke barriers at a time when opportunities for women and pro sports were extremely limited, showing the world how true talent rises to the top.
- 11:34SPEAKER_02: So we carry the Queen of Baseball's legacy, channeling her confidence, ambition, and style.
- 11:40SPEAKER_02: It's time to make our mark.
- 11:41SPEAKER_02: It's time to claim the throne.
- 11:43SPEAKER_02: And and that's so we, my construction company actually did work for them for the women's professional baseball league in their locker rooms.
- 11:49SPEAKER_06: Yeah.
- 11:50SPEAKER_02: And like the day before they were starting to do their inaugural season start, and they have big signs.
- 11:55SPEAKER_02: It's our time on the walls, big in their locker rooms.
- 11:58SPEAKER_02: Everyone's our time.
- 11:59SPEAKER_02: It's our time.
- 12:00SPEAKER_02: It's got goosebumps.
- 12:01SPEAKER_07: Me too.
- 12:02SPEAKER_02: Just got goosebumps.
- 12:03SPEAKER_02: I did.
- 12:04SPEAKER_02: So San Francisco Firebells.
- 12:06SPEAKER_02: That's Lily.
- 12:07SPEAKER_02: Lily Hitchcock Colt is her Coit.
- 12:10SPEAKER_02: Sorry, it was her name.
- 12:11SPEAKER_02: As a teenager, Lily Hitchcock Coit famously leapt into action to help San Francisco volunteer firefighters battle a blaze on Telegraph Hill.
- 12:20SPEAKER_02: She became an icon for firefighters, known for rebellious attitude and an open defiance of the gender norms of the time.
- 12:27SPEAKER_02: Like Firebell Lil, we show up and shout out, bring our energy, pride, and ambition with us every time we hit the field.
- 12:34SPEAKER_02: We are the San Francisco Firebells.
- 12:36SPEAKER_02: So that's the Firebells.
- 12:38SPEAKER_04: Okay.
- 12:39SPEAKER_04: Okay.
- 12:39SPEAKER_02: Then we have the New York Heights, right?
- 12:42SPEAKER_02: For Dorothy Hait.
- 12:43SPEAKER_02: She was a civil and women's rights activist.
- 12:46SPEAKER_02: So one of the most influential leaders of the civil and women's rights movements, Dorothy Height, dedicated her life to advancing equality for all.
- 12:54SPEAKER_02: As we take the field, we're inspired by her confidence, leadership, and unwavering commitment to her goals.
- 12:59SPEAKER_02: Just like Dorothy Haidt, we're ready to rise to the occasion and change the game.
- 13:03SPEAKER_02: We are the New York Heights.
- 13:05SPEAKER_02: So Dorothy Haidt was actually a woman of color as well.
- 13:09SPEAKER_07: Okay, that may that means so much.
- 13:11SPEAKER_02: Now we're to Boston.
- 13:12SPEAKER_02: Harriet Hunt, a physician and a women's rights activist as well.
- 13:17SPEAKER_02: A trailblazing physician and women's rights advocate, Harriet Hunt was one of the first women to practice medicine professionally in the USA, despite being denied admission to Harvard twice because of her gender.
- 13:29SPEAKER_02: Like Harriet, we're ready to make our mark on the history books, resilient in the face of adversity.
- 13:35SPEAKER_02: We meet each challenge with determination and intensity.
- 13:38SPEAKER_02: We never stop.
- 13:39SPEAKER_02: We never settle.
- 13:40SPEAKER_02: We are the Boston Hunters.
- 13:42SPEAKER_02: Those are your four teams.
- 13:43SPEAKER_02: And that's something.
- 13:44SPEAKER_07: I'm like obsessed with these that they have these stories behind them.
- 13:48SPEAKER_07: And I think our listeners are gonna love this too.
- 13:51SPEAKER_02: So here's here's the thing.
- 13:52SPEAKER_07: I'm so glad you did this today.
- 13:54SPEAKER_02: It's a bubble, it's a bubble season.
- 13:56SPEAKER_02: Okay.
- 13:56SPEAKER_02: It's kind of like during COVID.
- 13:57SPEAKER_02: They had the MBL teams and all that stuff they played in a bubble.
- 14:00SPEAKER_02: Like everyone would come to one location and play so they could contain and not have outside stuff come in.
- 14:05SPEAKER_04: Okay.
- 14:05SPEAKER_02: So that's not why they're doing this.
- 14:07SPEAKER_02: But for the inaugural season, they had a they had a draft.
- 14:10SPEAKER_02: They had everything.
- 14:11SPEAKER_02: There had over they had over 600 women apply to be in the WPBL, and they did the draft.
- 14:18SPEAKER_02: And I think they have what, 14, 20, probably less than 100 people.
- 14:21SPEAKER_02: Right.
- 14:22SPEAKER_02: Women drafted in.
- 14:23SPEAKER_02: Right.
- 14:24SPEAKER_02: And so they wanted to represent East Coast, West Coast, and where better place to play this is in the Midwest, Springfield, Illinois.
- 14:31SPEAKER_02: So all those teams, boom, here.
- 14:34SPEAKER_02: I believe there's over seven countries around the world represented in the WPBL as well.
- 14:39SPEAKER_02: Because it doesn't say U.S.
- 14:40SPEAKER_02: Women's Professional Baseball League.
- 14:41SPEAKER_02: It's women's professional baseball league.
- 14:43SPEAKER_02: We have Japan, China, Australia, Canada, uh, players from all around the world.
- 14:47SPEAKER_07: So will they come here here?
- 14:49SPEAKER_02: They they're here.
- 14:50SPEAKER_02: They're here.
- 14:51SPEAKER_02: There are people from those countries that came here.
- 14:52SPEAKER_02: And that's the thing that the the economy, like these people are here.
- 14:57SPEAKER_02: It's a seven-week season.
- 14:59SPEAKER_06: Right.
- 15:00SPEAKER_02: They're here, they're living here, they're part of our community.
- 15:02SPEAKER_06: Chris, this is a big deal.
- 15:05SPEAKER_02: August 1st, this past Saturday was their first two two Saturdays ago, was their first opening game, right?
- 15:11SPEAKER_02: Marybelle Blair, 99 years old, God bless her heart.
- 15:15SPEAKER_02: She was there in wheelchair.
- 15:17SPEAKER_02: She was one of the original players back, and she helped with the whole League of Their Own movie.
- 15:22SPEAKER_07: Okay, that's what I thought because I remembered she like gave them like information of how it really was.
- 15:27SPEAKER_02: Right.
- 15:27SPEAKER_02: Exactly.
- 15:28SPEAKER_07: So who won?
- 15:29SPEAKER_02: So the first game was actually won by the LA Queens.
- 15:32SPEAKER_02: They won the first game.
- 15:32SPEAKER_02: They came back.
- 15:33SPEAKER_02: Who were they playing against?
- 15:34SPEAKER_02: They came back to beat New York Heights.
- 15:37SPEAKER_02: Yep.
- 15:37SPEAKER_02: And in that game, you had your first strikeout.
- 15:39SPEAKER_02: So in the books, you had the first strikeout.
- 15:41SPEAKER_02: You know, the world and the first ball um after it was in play, then it went to the Hall of Fame, the baseball hall of fame.
- 15:47SPEAKER_06: Oh, yeah.
- 15:47SPEAKER_06: Yeah.
- 15:48SPEAKER_06: Yeah.
- 15:48SPEAKER_02: It was Tony LaRusso was there.
- 15:51SPEAKER_02: Yep.
- 15:51SPEAKER_02: Tony was there.
- 15:52SPEAKER_02: Here's here's Maybelle Blair.
- 15:54SPEAKER_07: Okay, stop.
- 15:55SPEAKER_07: She's the coolest person I've ever seen.
- 15:57SPEAKER_02: Yeah.
- 15:58SPEAKER_02: And she looks like a literal rock stuff.
- 16:00SPEAKER_02: She has a mascot.
- 16:01SPEAKER_02: That's Maybelle Blair.
- 16:02SPEAKER_07: Looks identical to her.
- 16:03SPEAKER_02: Yeah, the snow hair, everything.
- 16:04SPEAKER_02: Yeah.
- 16:04SPEAKER_02: So all these games, all these games, these are actually took all these games were on ESPN.
- 16:10SPEAKER_02: They're on L'ESPN or Roku.
- 16:14SPEAKER_02: It's it's legit.
- 16:15SPEAKER_02: Yeah.
- 16:15SPEAKER_07: I mean, this is so cool.
- 16:17SPEAKER_07: I love this.
- 16:18SPEAKER_02: There she is.
- 16:18SPEAKER_02: She was throwing out a first pitch.
- 16:19SPEAKER_02: Mabel Blair.
- 16:20SPEAKER_02: Oh, check her.
- 16:21SPEAKER_02: Check her out.
- 16:22SPEAKER_02: I don't know if it'll show up or not, but.
- 16:23SPEAKER_07: I mean, guys, she has on red shades.
- 16:26SPEAKER_07: She's got red hair.
- 16:28SPEAKER_07: She's got her.
- 16:29SPEAKER_02: There's old Tony chewing his tongue.
- 16:32SPEAKER_02: He's 81.
- 16:32SPEAKER_07: I was going to say tone.
- 16:34SPEAKER_02: Tony's 81.
- 16:34SPEAKER_02: So we love you.
- 16:36SPEAKER_02: But yeah, that's that's going on.
- 16:37SPEAKER_02: So they're playing almost daily now until September 6th.
- 16:42SPEAKER_02: And then at the Robin Roberts Stadium.
- 16:44SPEAKER_07: So how do people get tickets?
- 16:45SPEAKER_02: Go online, WPBL.
- 16:47SPEAKER_02: Okay.
- 16:47SPEAKER_02: You buy tickets.
- 16:48SPEAKER_02: The least expensive ticket is like 22 bucks.
- 16:50SPEAKER_02: And the which is cheaper.
- 16:51SPEAKER_07: Can you buy just tickets?
- 16:54SPEAKER_02: The first weekend it was all sold out.
- 16:55SPEAKER_02: Okay.
- 16:56SPEAKER_02: Sold out.
- 16:57SPEAKER_02: Yeah.
- 16:57SPEAKER_07: I bet it will be.
- 16:58SPEAKER_02: And the line for the because it's this is history.
- 17:01SPEAKER_02: The line for the um merchandise box was crazy.
- 17:04SPEAKER_02: It was wrapped around the state.
- 17:06SPEAKER_07: Think of all the little girls.
- 17:07SPEAKER_02: Oh yeah.
- 17:07SPEAKER_07: Or even like girls my age, I think as some of my friends that played like softball in high school.
- 17:11SPEAKER_07: You know what I'm saying?
- 17:12SPEAKER_07: Like I obviously was a cheerleader.
- 17:14SPEAKER_02: Yeah, so you can find them at women's women's professional baseball.com.
- 17:18SPEAKER_02: You can go on there or you can just type in WPBL in your Google search and you get your tickets there.
- 17:22SPEAKER_02: I just had to say that because it is phenomenal.
- 17:24SPEAKER_02: The the women are crazy.
- 17:25SPEAKER_02: When I say crazy as a crazy talented, uh the pitcher for the LA Queens, I was watching the first game.
- 17:31SPEAKER_02: She's 36 years old from Japan.
- 17:33SPEAKER_02: Killing the fastball.
- 17:34SPEAKER_07: Okay.
- 17:35SPEAKER_07: So okay.
- 17:37SPEAKER_02: So it's not called I mean, it's yeah, it's it's women that have been playing baseball their entire lives.
- 17:42SPEAKER_07: Yes.
- 17:42SPEAKER_02: And now they now have a professional league.
- 17:45SPEAKER_07: Dude, that's cool.
- 17:46SPEAKER_07: That's basically my own.
- 17:47SPEAKER_02: MLB.
- 17:48SPEAKER_07: Yeah.
- 17:48SPEAKER_02: Yeah.
- 17:49SPEAKER_02: You're 36.
- 17:50SPEAKER_07: Well.
- 17:50SPEAKER_02: Older.
- 17:51SPEAKER_07: Pretty soon I'll be 38, guys.
- 17:52SPEAKER_07: Groundbreaking day.
- 17:53SPEAKER_02: And staying at 39 for the next 10 years.
- 17:56SPEAKER_07: Correct.
- 17:57SPEAKER_02: I understand.
- 17:57SPEAKER_02: How'd you know?
- 17:58SPEAKER_02: I've been married before.
- 18:00SPEAKER_07: I don't know.
- 18:01SPEAKER_02: I know these things.
- 18:02SPEAKER_02: I've been around women.
- 18:02SPEAKER_02: So anyway, I hate to sidetrack on that, but hey, when history is in the making, we want to reproduce.
- 18:08SPEAKER_07: I don't think that was sidetracked.
- 18:09SPEAKER_07: I mean, how the people need to know.
- 18:12SPEAKER_02: Because the women in professional baseball are designing and building their own paths.
- 18:17SPEAKER_07: Right.
- 18:17SPEAKER_07: Right.
- 18:18SPEAKER_07: Think how proud Benny is of them, too.
- 18:21SPEAKER_02: I I bet Benny probably is tending one of the games.
- 18:23SPEAKER_07: I I was i I I guarantee.
- 18:25SPEAKER_02: Yeah.
- 18:25SPEAKER_02: I mean, because they they literally, because this that was Saturday, they started on Sunday, it was San Francisco versus Boston.
- 18:32SPEAKER_02: And yeah, uh, because Kelsey Wit Kelsey Whitner plays for San San Francisco Firebells.
- 18:38SPEAKER_02: Yeah.
- 18:39SPEAKER_02: They've got some pretty, pretty key players.
- 18:41SPEAKER_02: And last night they hit their their first grand slam.
- 18:44SPEAKER_02: There was the first home run on game one.
- 18:45SPEAKER_06: I mean, a grand slam.
- 18:47SPEAKER_02: Grand slam.
- 18:47SPEAKER_02: Bases loaded.
- 18:48SPEAKER_02: Boom.
- 18:48SPEAKER_02: She cracked it, crushed it out of there.
- 18:50SPEAKER_02: Just in a couple of things.
- 18:51SPEAKER_07: And it's such a beautiful stadium.
- 18:53SPEAKER_02: So Robin Robinson State, I will say this for the the uh WPBL, the president, the organizers, and all that, that they wanted the women to feel like this is theirs, and it is.
- 19:04SPEAKER_02: So they literally hired us to come in and make the locker rooms not feel like a guy's locker room.
- 19:08SPEAKER_02: We put we put partitions and dividers over the wall urinals so it just looked like nice louvered panels that like decoration, and there's not a wall urinal hanging on the wall.
- 19:17SPEAKER_04: Oh, yeah.
- 19:18SPEAKER_02: And freshen it up, new new floors in the showers, privacy curtains in the shower rooms, not just a group shower room.
- 19:24SPEAKER_07: They did that.
- 19:25SPEAKER_07: Like it's the little things, you know.
- 19:27SPEAKER_02: We covered up the water heaters in there with dividers and stuff to make it just a little bit more personal.
- 19:31SPEAKER_02: They brought in new furniture, flat screen TVs, you know, leather chairs, just chill.
- 19:36SPEAKER_02: Just their space.
- 19:37SPEAKER_07: Yeah, I mean, this, yeah.
- 19:38SPEAKER_02: Their space, right?
- 19:39SPEAKER_02: So shout out to them.
- 19:40SPEAKER_02: They did a great job.
- 19:41SPEAKER_02: They are doing a great job.
- 19:43SPEAKER_07: So yeah.
- 19:44SPEAKER_07: I mean, this I I really enjoyed hearing this.
- 19:47SPEAKER_07: Good deal.
- 19:48SPEAKER_07: I want you to know that.
- 19:49SPEAKER_02: All right, so we're gonna jump back into change orders, right?
- 19:52SPEAKER_02: Back to remodeling because the women are remodeling the face of women's sports.
- 19:56SPEAKER_07: See, I keep coming back to that.
- 19:57SPEAKER_07: You really are just kicking ass.
- 19:59SPEAKER_02: Something else.
- 19:59SPEAKER_02: This is a freaking almost a day-word.
- 20:01SPEAKER_02: This is a freaking, which I guess could, but I don't want to offend anybody.
- 20:04SPEAKER_02: It don't matter.
- 20:05SPEAKER_02: We're adding a couple new bites to this, our podcast moving forward, right?
- 20:09SPEAKER_02: And when I say bite, no pun intended, we have a little big dog bite.
- 20:12SPEAKER_02: Big dog bite is that the cheapest change order is the one you prevented through great planning.
- 20:18SPEAKER_02: So keep that in mind.
- 20:19SPEAKER_02: The cheapest change order is the one you prevented.
- 20:22SPEAKER_02: So the better the plan, the smoother the project.
- 20:24SPEAKER_02: Planning doesn't eliminate every surprise, no, but eliminates most of them.
- 20:28SPEAKER_02: Right.
- 20:29SPEAKER_02: Correct.
- 20:29SPEAKER_02: So that's a little big dog bite kind of a takeaway before we even get into it.
- 20:33SPEAKER_06: Right.
- 20:33SPEAKER_02: So we'll also have at the end a big dog challenge for our listeners and followers.
- 20:37SPEAKER_02: We're gonna add these things.
- 20:38SPEAKER_02: I like it.
- 20:38SPEAKER_07: And I like the big dog bite.
- 20:40SPEAKER_07: Like it really, it's a real play on those words, buddy.
- 20:44SPEAKER_02: It is.
- 20:44SPEAKER_02: I love it.
- 20:45SPEAKER_02: Hey, so what is a change order?
- 20:46SPEAKER_02: People are like, what the hell are we talking about?
- 20:48SPEAKER_02: What's a change order?
- 20:49SPEAKER_02: In remodeling, let's clear up one of the biggest misconceptions.
- 20:52SPEAKER_02: A change order is simply a written agreement to change the original scope of work, right?
- 20:57SPEAKER_02: That it's might change the design, the materials, the timeline overall, or the overall cost of the original project.
- 21:06SPEAKER_07: And that's why it's important to have it documented, written, written down, because we're all busy.
- 21:10SPEAKER_07: We forget.
- 21:11SPEAKER_02: Oh, yeah, hey, we can change that for a hundred bucks.
- 21:14SPEAKER_07: See it.
- 21:15SPEAKER_07: If you forget, the homeowner, you see it.
- 21:17SPEAKER_07: You can go back and see everything.
- 21:19SPEAKER_07: That's what I I some people won't write anything down, Chris.
- 21:23SPEAKER_02: Right.
- 21:23SPEAKER_02: Oh, I trust you.
- 21:24SPEAKER_02: And then when you send them the final invoice, yeah, I trust you, it'll be a hundred bucks, no problem.
- 21:28SPEAKER_02: They get the final invoice.
- 21:29SPEAKER_02: What's this hundred dollars?
- 21:30SPEAKER_02: I never agree to that.
- 21:31SPEAKER_02: Right.
- 21:31SPEAKER_02: Show me in writing.
- 21:32SPEAKER_07: Yeah.
- 21:32SPEAKER_02: I've had people do that and it sucks.
- 21:34SPEAKER_02: And I have you have no recourse to go back and fight it in court.
- 21:37SPEAKER_07: I know.
- 21:38SPEAKER_02: You know, and sometimes it's not a hundred, it's a thousand or five thousand.
- 21:42SPEAKER_07: It could be ten thousand I mean it could be ten X that thing.
- 21:46SPEAKER_02: So, but think of it this way, right?
- 21:47SPEAKER_02: When you order a vehicle from the factory, then decide you want leather seats instead of cloth, that's a change, which would change the cost, right?
- 21:55SPEAKER_02: Your remodel works the same way.
- 21:57SPEAKER_02: If you change the plan, the project changes too.
- 21:59SPEAKER_05: Mm-hmm.
- 22:00SPEAKER_02: Timeline, materials, price, and all that.
- 22:02SPEAKER_02: So it's really simple and on how that works.
- 22:04SPEAKER_07: So here's a change order could potentially save you money as well, guys.
- 22:09SPEAKER_07: Okay.
- 22:09SPEAKER_07: It doesn't always have to be a wrench in the wheel.
- 22:12SPEAKER_02: No.
- 22:12SPEAKER_02: So here's here's why change orders happen, right?
- 22:15SPEAKER_02: There are really four common reasons for change orders.
- 22:18SPEAKER_02: The first one is the homeowner changes their mind, and that's okay.
- 22:22SPEAKER_07: Is that the most common one?
- 22:24SPEAKER_07: Is this a it is?
- 22:26SPEAKER_02: Okay.
- 22:26SPEAKER_02: I just I wanted to know that.
- 22:28SPEAKER_02: That's why here at Big Dog Construction, we try to work through all the options, all those things.
- 22:34SPEAKER_07: I feel like you guys try to anticipate that, especially with your design team up there.
- 22:38SPEAKER_02: Like we do.
- 22:39SPEAKER_07: She knows what to anticipate.
- 22:40SPEAKER_07: Yeah.
- 22:41SPEAKER_07: She's been doing it so long.
- 22:42SPEAKER_02: Our ladies here are great in designer because we've got Clara and Susan up there that do that for us.
- 22:46SPEAKER_02: Maybe you picked white cabinets and then you fell in love with stained oak, right?
- 22:50SPEAKER_02: Maybe you wanted laminate floor, flooring, but after seeing hardwood, you change your vision, right?
- 22:56SPEAKER_02: It happens.
- 22:57SPEAKER_07: I feel like that's me.
- 23:00SPEAKER_02: The number two reason is hidden conditions.
- 23:03SPEAKER_02: Right, right, right, right.
- 23:04SPEAKER_02: Once walls come down or get opened up, sometimes we discover water damage, termite damage, uh improper framing, old electrical.
- 23:11SPEAKER_07: I was just gonna say this.
- 23:12SPEAKER_07: Do you ever because I, my ex-father-in-law, he would always try to do all his electrical work.
- 23:19SPEAKER_07: And I'm not kidding.
- 23:20SPEAKER_07: Somebody came in there and was like, I can't believe this house isn't burnt down.
- 23:24SPEAKER_07: Like, do you guys run into that a lot?
- 23:26SPEAKER_07: Like, sh what do you call that?
- 23:28SPEAKER_07: Shoddy work?
- 23:29SPEAKER_02: Shoddy, yeah.
- 23:30SPEAKER_02: Or half-assed.
- 23:31SPEAKER_07: Hey, shocky work.
- 23:33SPEAKER_02: Shocking work.
- 23:34SPEAKER_07: But you know, to me, I feel like there would be, no matter what, you're gonna find something.
- 23:39SPEAKER_07: Right.
- 23:39SPEAKER_07: Do you think?
- 23:40SPEAKER_02: Yeah, you are.
- 23:40SPEAKER_02: And so just we I think we talked about it here before when we have when we bought this showroom location.
- 23:45SPEAKER_02: It was a home, still is a home.
- 23:47SPEAKER_02: No one lives here.
- 23:48SPEAKER_02: When we uncovered some areas when we were modifying some framing in the in the uh ceiling and attic, we found electrical that was just coiled up with wire nuts on it.
- 23:57SPEAKER_02: And then we another area we tore drywall off in a bathroom, we were getting ready to remodel, and there was wire connections in the wall hidden, not in boxes.
- 24:05SPEAKER_02: I'm like, okay, I made the decision.
- 24:07SPEAKER_02: I completely gutted all.
- 24:09SPEAKER_02: I mean, we were bare stud ceiling, you could see the bottom of the roof.
- 24:13SPEAKER_02: We were bare all the way through here, and we tore out all the electrical, all the way, new service coming into the house, tore out all the plumbing.
- 24:19SPEAKER_07: When I saw this basement after you, I was in disbelief.
- 24:24SPEAKER_02: Oh, yeah, because you'd been in it before.
- 24:26SPEAKER_07: Yeah, yeah.
- 24:27SPEAKER_02: So those things that we uncover, you know, the the number two thing on there, they're not optional repairs, they're necessary repairs.
- 24:33SPEAKER_02: We have to do them.
- 24:34SPEAKER_02: And unfortunately, we don't can't see them, so we can't price them ahead of time.
- 24:38SPEAKER_07: So, what if a homeowner says, um, just let that be?
- 24:41SPEAKER_07: It's been like that forever.
- 24:42SPEAKER_07: Like, do you have a certain obligation?
- 24:45SPEAKER_02: Yes, we say, sorry, we we can't we can't we can't not let that go.
- 24:49SPEAKER_07: Okay, okay.
- 24:50SPEAKER_02: We we can't.
- 24:50SPEAKER_02: And if we need to stop, we'll stop.
- 24:53SPEAKER_02: If we need to settle up and walk away, we'll settle up and walk away.
- 24:55SPEAKER_02: But your your home is opened up.
- 24:57SPEAKER_07: Right.
- 24:58SPEAKER_07: And you don't want to be known or any contractor, anybody like for just shoddy work repairing something.
- 25:04SPEAKER_02: Well, here's here's the here's the nuts and bolts of it.
- 25:07SPEAKER_02: Right.
- 25:07SPEAKER_02: Because if we if we if we open it up and we find an electrical issue and we cover it up and the house burns down because of the electrical issue, I'm liable.
- 25:16SPEAKER_06: Right.
- 25:17SPEAKER_02: And God forbid if someone died in that or got hurt.
- 25:19SPEAKER_07: Right.
- 25:19SPEAKER_02: I mean, seriously.
- 25:20SPEAKER_02: So no, we we morally and ethically, we can't.
- 25:22SPEAKER_02: Okay, yeah.
- 25:23SPEAKER_07: I didn't think you would.
- 25:24SPEAKER_07: I just want the list of the code.
- 25:25SPEAKER_02: We're not like a doctor that signs a code of ethics, you know, but we're but you do have your code of ethics and we do your heart, you know.
- 25:31SPEAKER_02: Yeah.
- 25:32SPEAKER_02: So third reason change orders happen is material availability.
- 25:35SPEAKER_02: Sometimes a product is discontinued, back ordered, or delayed.
- 25:38SPEAKER_02: Rather than stopping the project for months, we choose another product.
- 25:42SPEAKER_02: Right.
- 25:42SPEAKER_02: And that product creates a change order.
- 25:44SPEAKER_02: Even if it's the same cost, it's still documented.
- 25:47SPEAKER_02: We're using this product versus this product, zero change, right?
- 25:50SPEAKER_02: Or it can be a savings.
- 25:52SPEAKER_02: Hey, this new product is less money.
- 25:54SPEAKER_02: Deduct this from the final invoice.
- 25:55SPEAKER_02: Right.
- 25:56SPEAKER_02: So the fourth, fourth common reason for uh change orders is additional ideas.
- 26:01SPEAKER_02: This one makes me smile, right?
- 26:03SPEAKER_02: Because a homeowner, the homeowner sees the remodel coming together and suddenly says, you know what?
- 26:08SPEAKER_02: Since you're already doing this, maybe we should do this.
- 26:11SPEAKER_02: Let's add under cabinet lighting.
- 26:13SPEAKER_02: Let's finish another room.
- 26:14SPEAKER_02: Let's replace the flooring throughout the whole house.
- 26:16SPEAKER_02: We've heard this hundreds of times.
- 26:18SPEAKER_07: See, I thought that'd be higher up on the list.
- 26:20SPEAKER_02: No, usually that first one is, you know, change your orders.
- 26:23SPEAKER_07: Because you do such a good job.
- 26:24SPEAKER_02: Well, I appreciate that.
- 26:25SPEAKER_02: You know, they the the biggest thing is change their mind.
- 26:27SPEAKER_02: And and we work well with, and it's not just it's not just women.
- 26:30SPEAKER_02: We have men too.
- 26:31SPEAKER_02: They're like, oh, I don't I don't want to do it.
- 26:33SPEAKER_02: I want this.
- 26:33SPEAKER_02: I want to open it up.
- 26:34SPEAKER_02: Now that we thought about it more and you're here, we want to do this.
- 26:36SPEAKER_02: We change our mind.
- 26:38SPEAKER_02: No problem.
- 26:38SPEAKER_02: I have no problem with change orders because it just means either potential new money or additional money, right?
- 26:43SPEAKER_02: The end goal is that the client gets what they want when we're done.
- 26:46SPEAKER_02: As long as everyone's paid.
- 26:48SPEAKER_07: People are so nervous when they're doing a remodel or anything that if anything goes off the plan that they're freaking out.
- 26:56SPEAKER_07: But we see it, we're adaptable people.
- 26:59SPEAKER_07: You know what I'm saying?
- 27:00SPEAKER_07: So but I think when people are putting like such a amount of money into it that that freaks them out.
- 27:06SPEAKER_07: But it does you're so good at staying calm, explaining, showing the documents.
- 27:11SPEAKER_02: So we try, right?
- 27:13SPEAKER_02: And so we'll get into the difference between good change orders and bad change orders.
- 27:18SPEAKER_07: Oh.
- 27:18SPEAKER_02: Right.
- 27:18SPEAKER_02: Not every change order is created equal, right?
- 27:21SPEAKER_02: A good change order is discussed, priced, approved, documented.
- 27:26SPEAKER_02: Everyone understands the impact before work begins.
- 27:29SPEAKER_02: It's all clearly defined what's going on there.
- 27:31SPEAKER_02: A bad change order, it's assumed, it's verbal.
- 27:34SPEAKER_07: Verbal.
- 27:36SPEAKER_02: Nobody documents it, nobody understands the cost, and then everyone's frustrated, right?
- 27:41SPEAKER_02: Later when time to pay.
- 27:43SPEAKER_06: Right.
- 27:44SPEAKER_02: And that's why at big dog construction, nothing changes until everyone understands exactly what is changing.
- 27:49SPEAKER_02: Communication prevents that conflict, and it's documented.
- 27:53SPEAKER_07: Right.
- 27:53SPEAKER_07: And it's not like you just write up a change order and say, here we're gonna do this.
- 27:56SPEAKER_07: Like you're obviously talking to the person first.
- 27:59SPEAKER_02: So correct.
- 27:59SPEAKER_02: And we do have we do have instances that we're there on site, homeowner comes up, we uncovered termite damage, and it's a structural issue now that we're like, oh crap, we're we're in a pinch situation here, right?
- 28:11SPEAKER_02: Homeowner's like, oh my gosh, what do we do?
- 28:13SPEAKER_02: No problem, sir.
- 28:13SPEAKER_02: We can handle it.
- 28:14SPEAKER_02: This is what we're gonna do.
- 28:15SPEAKER_02: We're gonna do this, this, this, and this, and it's gonna cost this amount of money.
- 28:18SPEAKER_02: Well, that's not as bad as I thought it would be, right?
- 28:20SPEAKER_02: Or wow, it's more than I thought it'd be.
- 28:22SPEAKER_06: Right.
- 28:22SPEAKER_02: Then it's like, okay, here's here's the cost.
- 28:25SPEAKER_02: We can proceed now to stop something happening worse and safety and keep things going.
- 28:30SPEAKER_02: Okay, great.
- 28:31SPEAKER_02: Verbal agreement backed up by an immediate written change order.
- 28:35SPEAKER_07: Okay, I was gonna say, yeah.
- 28:36SPEAKER_07: Immediate, yeah.
- 28:37SPEAKER_02: Yep.
- 28:37SPEAKER_02: And we make sure that the signatures happen and we move forward.
- 28:41SPEAKER_02: You know, that.
- 28:42SPEAKER_02: And so not every change order is a production stop if everyone's in agreement as we're moving forward.
- 28:47SPEAKER_07: And then we back it up with And if you really don't have to wait on materials or some something.
- 28:52SPEAKER_02: Right, exactly.
- 28:53SPEAKER_02: So, so there's good and bad change orders like we just talked about, but here's how to avoid most change orders.
- 28:59SPEAKER_02: So the good news is we they are preventable.
- 29:01SPEAKER_02: And here's how make your selections early.
- 29:04SPEAKER_02: This is why at Big Dog, we try to walk you through, like we've talked about previous episodes, we walk you through those selection processes, right?
- 29:11SPEAKER_02: Choose your finishes before construction begins.
- 29:13SPEAKER_02: Don't rush decisions, ask questions, spend time in the design phase.
- 29:18SPEAKER_02: Walk through your project on the paper before anyone starts building.
- 29:22SPEAKER_02: We've we talked about that, right?
- 29:23SPEAKER_07: Through the textured, the textures they can actually put together, all that stuff.
- 29:28SPEAKER_02: Yep.
- 29:29SPEAKER_02: And remember, experiment with them.
- 29:31SPEAKER_02: Construction is expensive.
- 29:32SPEAKER_02: Changing construction is even more expensive.
- 29:35SPEAKER_02: Right.
- 29:35SPEAKER_02: I will say there are some contractors out there, they love change orders because they're not going to be able to do that.
- 29:40SPEAKER_02: Because they know it's gonna make them more money.
- 29:42SPEAKER_02: And in commercial, I hate saying this, in commercial construction, there are companies that a minimum cost of a change order.
- 29:48SPEAKER_02: If it's a change order, it's a minimum,$5,000 fee.
- 29:51SPEAKER_02: Minimum.
- 29:52SPEAKER_07: Well, I guess when you're doing those huge projects like that.
- 29:55SPEAKER_02: Slows up production.
- 29:56SPEAKER_02: Yeah.
- 29:57SPEAKER_02: Paperwork has to happen.
- 29:58SPEAKER_02: The process has to stop, flow, blah, blah, blah, blah, blah.
- 30:01SPEAKER_05: I don't see how they don't like that.
- 30:03SPEAKER_02: So, and and they just have no, that's why architects on larger commercial projects, you have architects involved that are putting a scope of work together, and they make sure everything is in there.
- 30:12SPEAKER_02: And then if you, the contractor, miss that on bidding, that's your own fault because it was in there.
- 30:18SPEAKER_02: But sometimes contractors miss something, flags a change order.
- 30:21SPEAKER_02: So there are companies, can contractors that specifically look for things missing, and they won't let the architect know or the client, and they'll submit a bid, they'll win the bid, and then they hit them with change orders.
- 30:32SPEAKER_02: I don't believe in that.
- 30:33SPEAKER_02: When I do commercial jobs, I call the architect, say, Did you mean to do this here, or what are you doing here?
- 30:38SPEAKER_02: And like, oh man, we missed that.
- 30:40SPEAKER_02: We'll send out an addendum to everybody so that everyone's bidding the same.
- 30:43SPEAKER_02: I would rather do that than try to stick somebody in future.
- 30:45SPEAKER_07: Okay, I agree because but it's so weird.
- 30:47SPEAKER_07: Like I just would never have thought about any of that.
- 30:50SPEAKER_02: Yeah.
- 30:51SPEAKER_07: You know?
- 30:51SPEAKER_02: Yeah, and that's the stuff that our listeners and clients don't understand then.
- 30:54SPEAKER_07: Right.
- 30:55SPEAKER_07: I mean, learn something new every day.
- 30:56SPEAKER_02: So, and here's when a change order is a good thing, right?
- 30:58SPEAKER_02: So sometimes a change order will protect you.
- 31:01SPEAKER_02: Imagine, you know, we're remodeling your bathroom during demolition, we discover significant water damage around the shower.
- 31:06SPEAKER_02: Would you rather cover it up and hope for the best or fix it correctly?
- 31:10SPEAKER_02: Yeah.
- 31:10SPEAKER_02: Right.
- 31:11SPEAKER_02: It's an easy decision, right?
- 31:12SPEAKER_07: Right.
- 31:13SPEAKER_07: Especially with the shower.
- 31:14SPEAKER_02: Right.
- 31:15SPEAKER_02: A good contractor isn't trying to sell you more work.
- 31:18SPEAKER_02: They're protecting your home, and sometimes spending a little bit more today will save you thousands tomorrow.
- 31:24SPEAKER_02: I do know of an instant here in the Midwest area, not mentioning any names or anything like that.
- 31:29SPEAKER_02: Someone did some shoddy construction on a large garden tub.
- 31:33SPEAKER_02: And when a family member came in and filled the tub with water and got in the tub, it fell through the floor because of the weight of all the water, 8.3 pounds per gallon, big garden tub at a body weight.
- 31:44SPEAKER_02: Okay.
- 31:45SPEAKER_02: Shook up, but yeah.
- 31:46SPEAKER_02: But so you can imagine Chris.
- 31:48SPEAKER_07: I would absolutely next thing you know, you're in the basement.
- 31:55SPEAKER_07: What she was in the basement?
- 31:57SPEAKER_07: It wasn't just like a short drive.
- 31:58SPEAKER_02: No, it was through.
- 32:00SPEAKER_07: Chris.
- 32:01SPEAKER_02: So that's that's why it's so important.
- 32:04SPEAKER_02: Like we talked several episodes ago, choosing the right contractor.
- 32:07SPEAKER_07: I would absolutely doubt I that's the stuff a nightmares.
- 32:10SPEAKER_02: So the big dog philosophy, right?
- 32:12SPEAKER_02: At big dog construction, we believe homeowners deserve complete transparency.
- 32:16SPEAKER_02: If something changes, you'll know.
- 32:19SPEAKER_02: We'll explain why, we'll discuss your options, we'll answer every question, then you make the decision.
- 32:25SPEAKER_02: Our job isn't to pressure you, it's to educate you, hence our podcast.
- 32:30SPEAKER_02: Right.
- 32:30SPEAKER_02: Right?
- 32:31SPEAKER_02: Because educated homeowners make confident decisions, right?
- 32:34SPEAKER_02: That's that is our big dog philosophy.
- 32:37SPEAKER_07: It also removes stress when you are educated.
- 32:40SPEAKER_02: It does.
- 32:41SPEAKER_02: It does.
- 32:41SPEAKER_02: So big dog rapid fire, before approving any change order, ask yourself these questions.
- 32:47SPEAKER_02: All right.
- 32:48SPEAKER_02: Is this solving a problem?
- 32:49SPEAKER_02: Is it improving the project?
- 32:50SPEAKER_02: Is this something I'll regret not doing later?
- 32:53SPEAKER_02: Do I understand the cost?
- 32:55SPEAKER_02: Do I understand the timeline?
- 32:57SPEAKER_02: Has everything been documented?
- 32:59SPEAKER_02: If the answer is yes, move forward with confidence.
- 33:01SPEAKER_04: Right.
- 33:02SPEAKER_02: Right.
- 33:02SPEAKER_02: So ask yourself those rapid-fire questions.
- 33:05SPEAKER_02: So, big dog final thought of the day, right?
- 33:08SPEAKER_02: One thing I've learned over the years: homes evolve, families evolve, projects evolve.
- 33:13SPEAKER_02: Sometimes the best decision you make is changing your mind.
- 33:16SPEAKER_02: The key isn't avoiding every change, the key is making informed changes.
- 33:21SPEAKER_02: That's the difference between reacting and planning.
- 33:24SPEAKER_02: At big dog construction, we're here to help you make smart decisions every step of the way because this isn't just about remodeling a house.
- 33:32SPEAKER_02: It's about creating a home your family will enjoy for years and decades to come.
- 33:37SPEAKER_02: Okay.
- 33:37SPEAKER_02: So here's That was a sweet.
- 33:39SPEAKER_07: Well, thank you.
- 33:40SPEAKER_07: That was final thoughts.
- 33:41SPEAKER_07: Yeah.
- 33:42SPEAKER_02: Big Dog Challenge.
- 33:43SPEAKER_07: I was waiting for it.
- 33:44SPEAKER_07: Yeah.
- 33:44SPEAKER_02: Big Dog Challenge.
- 33:45SPEAKER_02: Here's a big dog challenge, right?
- 33:47SPEAKER_02: So your challenge this week, take a notebook, walk through one room you've thought about remodeling.
- 33:53SPEAKER_02: Write down three lists.
- 33:54SPEAKER_02: List one is the things you absolutely must change.
- 33:58SPEAKER_02: Those are the musts.
- 33:59SPEAKER_02: List two is the things that would be nice to change, right?
- 34:03SPEAKER_02: And list three would be the things you can live with for now.
- 34:06SPEAKER_04: Okay.
- 34:07SPEAKER_02: Okay.
- 34:07SPEAKER_02: The must, the nice the I can live with it.
- 34:10SPEAKER_04: Okay.
- 34:10SPEAKER_02: Right?
- 34:11SPEAKER_04: Yeah.
- 34:11SPEAKER_02: You'll be amazed at how much clarity you'll gain before you even talk to a contractor.
- 34:16SPEAKER_02: And clarity is the first step towards staying on budget.
- 34:20SPEAKER_07: Right.
- 34:20SPEAKER_07: And that's a nice organized, but not too, you know, correct.
- 34:24SPEAKER_02: Simple list, walk through, create it, and write down those three lists, right?
- 34:29SPEAKER_02: The must, the nice, I can live with it.
- 34:32SPEAKER_02: Right.
- 34:33SPEAKER_07: Or even something you like.
- 34:34SPEAKER_02: So and we talked before about the wants and needs.
- 34:36SPEAKER_07: Yeah.
- 34:36SPEAKER_02: Right?
- 34:37SPEAKER_02: Wants versus needs.
- 34:38SPEAKER_02: We need to have this done because the house is going to fall.
- 34:41SPEAKER_02: I really want this.
- 34:42SPEAKER_02: Yeah.
- 34:43SPEAKER_02: Right.
- 34:43SPEAKER_02: So, all right.
- 34:44SPEAKER_02: Here we go with call to action.
- 34:46SPEAKER_02: If today's episode helped you understand the remodeling process a little better and change orders, we'd love to help you take that step.
- 34:53SPEAKER_02: Download the Big Dog Remodel Game Plan checklist and use it as your roadmap before you next before your next project.

- 35:11SPEAKER_02: Your family and your budget because we're not looking for a one-time client.
- 35:15SPEAKER_02: We're looking for a client for a lifetime.
- 35:17SPEAKER_07: Family time.
- 35:17SPEAKER_02: Family time.
- 35:18SPEAKER_02: That's right.
- 35:18SPEAKER_02: Become part of the big dog family.
- 35:20SPEAKER_02: So any last words?
- 35:22SPEAKER_07: I mean, I just got to tell you, my last word I say every time.
- 35:25SPEAKER_07: I learn so much on here.
- 35:27SPEAKER_07: So I can't imagine how much the listeners are learning.
- 35:29SPEAKER_07: And I put it into play in my home and it has pedals.
- 35:33SPEAKER_02: I love it.
- 35:33SPEAKER_02: So I love it.
- 35:34SPEAKER_02: Good job.
- 35:34SPEAKER_02: See?
- 35:35SPEAKER_02: We're here to ed mecate.
- 35:36SPEAKER_07: EduMicate.
- 35:36SPEAKER_02: EduMicate and Enamatane.
- 35:38SPEAKER_07: Not articulate.
- 35:39SPEAKER_02: Not articulate.
- 35:39SPEAKER_02: We're educate and inamatane.
- 35:41SPEAKER_02: Inamatane, and I listen to this in class.
- 35:44SPEAKER_02: Word to your mother.
- 35:45SPEAKER_02: All right.
- 35:46SPEAKER_02: Hey, well, thank you for joining us for another episode of Designing and Building the Midwest One Community at a time, which we really didn't talk about that, about the name change or why we did that.
- 35:55SPEAKER_07: I wanted to, but you were really rolling.
- 35:56SPEAKER_07: It was sound so good.
- 35:57SPEAKER_07: I didn't want to interrupt you.
- 35:59SPEAKER_02: So in this closing, we decided to, you know, we're still designing and building, right?
- 36:03SPEAKER_02: But why stop just in mid-Illinois?
- 36:06SPEAKER_02: We're really wanting to impact the Midwest because all attention goes to the East Coast, all attention goes to the West Coast, down to Florida, California, all these places, right?
- 36:15SPEAKER_02: But what about the freaking Midwest?
- 36:17SPEAKER_07: Which is actually a large chunk of the United States.
- 36:19SPEAKER_02: It is the freaking, we have a lot of real estate, and but the population isn't Chicago, right?
- 36:25SPEAKER_02: We have the Midwest.
- 36:26SPEAKER_02: I don't consider Chicago the Midwest.
- 36:27SPEAKER_02: No, but anyway.
- 36:28SPEAKER_07: They're their own entity.
- 36:29SPEAKER_02: You know, and instead of just one home at a time, it's one community at a time, right?
- 36:34SPEAKER_02: We're talking about businesses, community events, people still remodeling projects, homes, stuff like that.
- 36:39SPEAKER_07: So that's just really life, man.
- 36:41SPEAKER_02: We are designing the building, the Midwest, one community at a time.
- 36:45SPEAKER_02: So next week, we're shifting from the remodeling process to something every homeowner should understand.
- 36:51SPEAKER_02: How to protect your remodeling investment for the next 10, 20, and even 30 years, right?
- 36:56SPEAKER_02: So until next time, plan smarter, build with confidence, and remember at Big Dog Construction, we don't just build homes.
- 37:04SPEAKER_02: We build trust, lasting relationships, and stronger communities.
- 37:07SPEAKER_02: One project, one family, and one community at a time.
- 37:10SPEAKER_02: Until next time.
