- 1:37please.
- 1:39I appreciate you doing that because I'm terrible at reminding the listeners
- 1:43to do it myself. It's it's great when somebody points that out.
- 1:47So I I want to
- 1:48Absolutely. Yeah.
- 1:49spend a little time on the origin story here because Investfusion.co,
- 1:54I think it's fair to say this is an AI forward forward solution
- 1:59to help people underrate opportunities.
- 2:01can you kind of give an an idea or a snapshot of
- 2:06the history here? What what have what was the turning point in your background
- 2:10in real estate to come up with this?
- 2:13That's a very good question. Thank you again for having me,
- 2:15Jack. So, quick one. Again, my name is Jeffy Malaban.
- 2:18I'm the founder of InvestFusion.
- 2:20So, what I do is to help real estate investors protect their deals before they lose
- 2:25thousands on properties they are never going to own.
- 2:28Now, there is a $4 billion problem happening in real estate right now,
- 2:34and it's happening quietly every single year.
- 2:37Over 40,000 deals collapse every single month.
- 2:41In March, we have 50,000 deals.
- 2:43In February, we have 56,000 deals collapse.
- 2:46And buyers, regular people, smart investors,
- 2:50they are losing billions in deposits,
- 2:52in inspections, and non-refundable fees.
- 2:55I know of people personally, Jack,
- 2:58that have lost over $5 million on properties,
- 3:01on a single commercial property that they bought.
- 3:03One deal. So imagine how many times can they afford to make a mistake like that?
- 3:07Now, I'm gonna be very blunt with you,
- 3:08and I'm saying this 100%. Most real estate investors,
- 3:12the majority, are blind. And why do they why why are they blind?
- 3:17Because even your real estate agents,
- 3:19your gurus, your experts, the tools at their disposal is designed for guessing.
- 3:24So most investors right now, they are currently looking at deals.
- 3:27And if you're listening to this,
- 3:28you're looking at a deal right now,
- 3:30and on paper, the deal looks solid.
- 3:32You've done your numbers, your numbers look great,
- 3:34your agent is saying all the right things.
- 3:36But at the back of your mind, there's this quiet voice going,
- 3:40Am I missing something? The scary part is actually you are.
- 3:43You see, there's something most real estate investors have never heard
- 3:46of called the no representation loophole.
- 3:49What that means, in essence, is sellers can legally hide things
- 3:54in the buyer's disclosure document,
- 3:56things like foundation issues,
- 3:57structural damage, and still keep your money when the deal collapses.
- 4:02So you wire money on a deal you thought was solid.
- 4:06Only to realize that you got played.
- 4:08The reason why I'm so passionate,
- 4:10Jack, about this is because that was me.
- 4:12I lost over $11,175 on a deal,
- 4:17one duplex I bought here in North Carolina.
- 4:18Hidden issues, nobody flagged.
- 4:21And then something happened or changed when that incident occurred.
- 4:26After that incident, the problem wasn't that the money I lost was
- 4:31the fact that after I lost that money,
- 4:34I began to second guess every deal I go into,
- 4:37wondering am I missing something again?
- 4:39Am I going to go into another buying a red,
- 4:41buying a landmine again? Am I going to make the same mistake twice?
- 4:44And then it hits me. The problem wasn't me.
- 4:47The problem was the tools at our disposal,
- 4:50the tools all the all real estate investors are using.
- 4:52You see, the tools the average real estate investor uses,
- 4:56tools like Zillow, Crexy,
- 4:59Loopnet, Redfin.
- 5:01Your YouTube guru flavors of the month,
- 5:03spreadsheets, MLS. None of this is designed to protect you at the deal level before
- 5:09those non-refundable fees leave your account.
- 5:11And I've tried to do this manually for over six months.
- 5:15I still got burnt. Nobody in the space of real estate,
- 5:18nobody in our space has built a tool that can protect investors at the deal level,
- 5:23that can help you identify a landmine from a gold mine.
- 5:26So we built one. Today, smart investors.
- 5:30Are using invest fusion to uncover hidden risk,
- 5:33validate the numbers of a property,
- 5:36know if it's a go or no go in under 60 seconds before they commit a dime.
- 5:42Now, I'm gonna say this on record,
- 5:46and I'm saying this 100%. I cannot go into a deal right now without running through
- 5:50the platform first. That would be insanity.
- 5:52And people just hear me say this.
- 5:54They say, Jeff, you've always had this level of certainty,
- 5:57you've always had this level of confidence about this.
- 5:59No.
- 5:59The reason why I could say this confidently right now is because I only built this
- 6:03after I got burnt. And right now,
- 6:05what gives me joy is the fact that not just we created this tool that
- 6:09can now change the scale, change the narrative in real estate,
- 6:12is the fact that regular people,
- 6:14smart investors, regular investors now can go into deals with confidence,
- 6:18with clarity, with certainty. They can know if that deal,
- 6:21there's the landmine in that deal,
- 6:22and they can avoid it. And so if there is a loophole in real estate,
- 6:26And this is something I love to do for the rest of my life.
- 6:29And I know one hundred percent about that.
- 6:31If there is a loophole in real estate and nobody in our space
- 6:34is doing anything about it, I have to step up to do it.
- 6:36And that's how it this has you know started for me,
- 6:39Jack. This has how started for me.
- 6:42Well,
- 6:42there's a lot to unpack there.
- 6:44You know, it's it's always great to that you're you've essentially found
- 6:49a solution for a problem that you experienced yourself.
- 6:52I think a lot of people throw
- 6:54One hundred.
- 6:54things at in the air and just kinda hope things stick.
- 6:59I mean, in this situation you had first hand experience,
- 7:02so it it kind of and I I would imagine that a lot of people are
- 7:06are have experienced that as well.
- 7:08I mean
- 7:08You've been in real estate in some way,
- 7:11shape or form for over twenty years,
- 7:13isn't that true?
- 7:14Absolutely, absolutely. And so the the reality is the numbers speak for themselves.
- 7:19Every single month, according to the data from Redfin,
- 7:21this is we're talking about 40,000 on average,
- 7:24collapses every single month. Every day,
- 7:26that number comes out to 1500 deals,
- 7:28collapse every single day. Today is July 1st.
- 7:31Meaning, by the time we are done,
- 7:33over 1,500 buyers will back out of deals.
- 7:36And if you go on Google, just do a simple Google search,
- 7:39it will tell you.
- 7:40Buyers are backing out of deals when they find structural and foundational issues.
- 7:44Because why? It just are big ticket items in real estate.
- 7:47It's like buying a car and the car has no engine.
- 7:49You want to buy a Rolls Royce,
- 7:50yeah? He said the Rolls Royce is beautiful.
- 7:52And I and I go into the Rolls Royce and I paid over $350,000 for
- 7:56the 2026 version only to realize that the engine is 40.
- 7:58And that's why buyers are backing out of deals.
- 8:01And that's why my incident is a painful experience.
- 8:04But because this is something I want to,
- 8:06I said, listen.
- 8:07I cannot allow my own students,
- 8:09my own investors, listen to this and go into deals blindly.
- 8:11It's a blind process. And that's why we state this has to stop in real estate.
- 8:15Well, would you mind talking a little bit about it back end?
- 8:18How does this actually work? Like where are you getting the information?
- 8:22Is is it a is it a guide that people need to be filling out
- 8:26as they're walking through the property,
- 8:28or are you actually pulling information from somewhere to get some
- 8:31of these insights?
- 8:34Very good question. Let me tell you about the story of Sarah because Sarah
- 8:37is a typical example of what happened.
- 8:38Sarah is one of our students. Sarah is a single mom,
- 8:41six kids, two jobs. By day, she does a particular job,
- 8:45and by night, she does the other job.
- 8:46Now, Sarah did for over eight months what most people don't have
- 8:49the discipline to do. Sarah was able to scrape every single dollar
- 8:53she could until she found she had over $15,000.
- 8:56Now, to most of our listeners right now,
- 8:58that might not sound like a lot,
- 9:00but to Sarah,
- 9:01That represented her entire savings,
- 9:03that represented missed vacations,
- 9:05that represented her children's sacrifices,
- 9:08that represented sleepless nights.
- 9:10So she said, Listen, Jeff, I need to find a property that has one built-in equity,
- 9:16two, that cash flows, three, have no hidden risk.
- 9:20She said, Jeff, I have zero tolerance to lose these funds.
- 9:23This is everything I can put together.
- 9:25So now Sheila was able to use the platform to go into the deal and to find a duplex.
- 9:31One, she wanted built in. The way the platform operates is it's going
- 9:35to look at first of all the appraisal reports done on that property.
- 9:39Anyone in real estate understands the power of the appraisal report.
- 9:42Why? It gives you two things: one,
- 9:45the actual living square footage and the true valuation of the property.
- 9:49So you know if you're buying with equity existing on that property from day one.
- 9:54Now, Sarah wanted a property that had over $30,000 on it from day one.
- 10:00So the platform is able to go behind the scene and track any appraisal done
- 10:06on that property and give you the date it was done.
- 10:08So, one, she had a duplex that has over $35,000 built
- 10:14in on that property. Number two,
- 10:16there was no red flag. How is that possible?
- 10:20The platform is able to go behind the scene.
- 10:22If there is any report, Jack, any report on that property on
- 10:26the planet from government sites.
- 10:28Reports, inspection reports, anywhere it's hiding,
- 10:30even if the seller is aware and refuse to let you know the buyer
- 10:34in the buyer disclosure document.
- 10:36Guess what? The platform is going to pull that report out.
- 10:38So Sarah was able to get a duplex,
- 10:40had over $35,000 built in on that duplex.
- 10:43Number two, there was no red flag,
- 10:45no foundation issues, no structural damage.
- 10:47That's number two. Number three,
- 10:48the platform calculates and interprets the
- 10:52The discount of that property compared to his spares.
- 10:55So it's going look at prevailing properties within that same zip code,
- 10:58within a one-mile, five-mile radius,
- 10:59and let you know this property is discounted by 30-40% below replacement cost.
- 11:06So you want to go in. Most investors tell you the biggest way to be
- 11:09you can become successful in real estate is to buy low,
- 11:12sell high. That's a normal investment process.
- 11:14You know that already. And that's what the platform gave to her.
- 11:17Besides that, Sarah was able to also understand that.
- 11:21The property she is buying is at an area where the average household income
- 11:26is above the US average. Very critical information.
- 11:30That is very critical. And so the platform does all of this for her
- 11:33in under 60 seconds. Today, as we speak,
- 11:35Sarah found a duplex. She rented one part of the duplex out to her tenants
- 11:40and she lives in one. Now she's living debt-free.
- 11:43She has cash flow. She has built in equity using the platform,
- 11:47and now she's having peace of mind.
- 11:49And that is the kind of
- 11:51Testimonial reports we love to hear.
- 11:53Why? Because average people, investors who could who before now who
- 11:57go into deals blindly, cannot tell a landmine from a gold mine in under 60 seconds.
- 12:02I'm
- 12:03going to broach a a quick subject here,
- 12:05Jeff, because I think, you know,
- 12:07Yes, please.
- 12:07a
- 12:07lot of people who hear the this kind of thing,
- 12:10they I frankly think mistakenly think that they can do this themselves
- 12:15in like ChatGPT or Claude or some of these solutions.
- 12:18Can you kind of break down what is genuinely different here and and the experience?
- 12:24Because I mean I think I've even caught you saying that.
- 12:28This is essentially the chat GPT for real estate investing.
- 12:32So it's it's it's a d this this is the machine.
- 12:34So let's let's explain this because people have asked that question a lot of times.
- 12:37Say, Jeff, is it like Chat GBT,
- 12:38is it like Claude, you like this AI,
- 12:40this is a bot. This is a whole machine,
- 12:42this is a built machine. Over two years,
- 12:44we've got the best team in the world to sit together and say,
- 12:47this is what we want to build for real estate investors.
- 12:49This is a gap in our industry.
- 12:51How do we resolve this? So the platform,
- 12:54it's a robust engine that is designed specifically for real estate agents.
- 13:00How does it work? The first thing,
- 13:01imagine look at the first thing you understand right now.
- 13:03Chat GBT, Claude, none of these platforms can go and pull the appraisal report.
- 13:08It's impossible. None of them can do that.
- 13:10That's the first thing you understand why this is unique.
- 13:11The appraisal report off the bat,
- 13:14if you go and call an appraisal or a loan officer asks you to go
- 13:16and get your appraisal, you're gonna spend about $700.
- 13:19But guess what? If you're listening to this right now,
- 13:21in under 60 seconds, you can save yourself $700 by running any property
- 13:27you want to search on the platform.
- 13:29It's gonna let you know the appraisal report that was done on that property
- 13:31and give you the date it was done.
- 13:33That's number one. Number two,
- 13:35chargibility, Claude, wherever the AI is existing right now,
- 13:37none of them can let you know if a property has foundation cracks.
- 13:41It's impossible. There's not, it doesn't exist in our space.
- 13:43And that's why we build this. So imagine the platform.
- 13:47That's why I said it's robust engine,
- 13:48it's not the same level as chart.
- 13:50No, it's a this is putting rocket fuel of what chargebity does.
- 13:53It's exclusive, it's niche targeted.
- 13:55So it looks at all the inspection reports.
- 13:58If that report is hiding on government data,
- 14:00wherever it's hiding, it's gonna read that report.
- 14:02Let me even take it a notch higher.
- 14:04For those who play commercial property,
- 14:06this is what it does differently.
- 14:07The platform is able to look at any commercial property you're thinking
- 14:11of investing into, look at the existing tenants on that property.
- 14:15It's gonna let you know, read the five-year financial history of your tenants
- 14:21and let you know.
- 14:23If they are credit worthy to still stay and pay their rent,
- 14:26it looks at their gross income,
- 14:27their NOI, their SEC filings, and reads that data and lets you know which
- 14:32of those tenants are actually profitable or non-profitable.
- 14:35Powerful. That's one. Also, in commercial property,
- 14:38it reads the lease terms. Let me tell you the story:
- 14:41how we lost $5 million on a property I mentioned earlier.
- 14:44So we went into a commercial property in California.
- 14:46Yes? It was a government tenant,
- 14:48single tenants. The first red flag was a single tenant.
- 14:51Number two, red flag was a government tenant.
- 14:53Now, the lease signed by government tenants allow them to get up
- 14:57and leave your property whenever they want.
- 14:59The platform right now is built to identify that red flag.
- 15:03It's going to let you know if a tenant occupies more than 25% of your portfolio,
- 15:08if you're trying to buy that commercial property,
- 15:10it's going to flag it as a red flag.
- 15:11That's one. Number two, a single tenant is going to flag it as red flag.
- 15:14Number three, it reads the lease terms,
- 15:16it reads the rent roll, it understands what is going on behind the scenes.
- 15:19So this is something.
- 15:21Much way different from what you see people just go on chargeability
- 15:24and play around. That's just for guessing.
- 15:26And that's why all the tools we have are guessing game tools.
- 15:29They're not designed to help you make a decision.
- 15:31They're not designed to help you take action right now.
- 15:34And that is how we build a platform that is extremely robust.
- 15:37And there is nothing on this space right now that compares to this because
- 15:40it does not exist in this space.
- 15:42Just
- 15:42to remind everybody, if you want to test this out or get a sample of it,
- 15:45head over to investors.investfusion.co.
- 15:50I'm gonna have that as a clickable link in the show notes.
- 15:52If you found some value in what we're chatting about so far,
- 15:55do us a favor, share this with one of your friends.
- 15:58If you're watching us on YouTube,
- 15:59give us a like and subscribe. So,
- 16:02Absolutely.
- 16:02Jeff,
- 16:02you're you're opening up a can of worms here regarding all of the questions I have,
- 16:07but you you you mentioned like
- 16:09identifying foundation issues and you've alluded to that it's pulling some
- 16:14inspection reports and and the like.
- 16:16Is is that the primary source that you're d using to calculate whether there's
- 16:21foundation issues and what the cost associated with that might be?
- 16:25So that's a very good question.
- 16:27We've had partnership now right now,
- 16:28which because I think the first thing you mentioned earlier on the first question,
- 16:30we've had partnership with some the top players in this industry.
- 16:33So we're able to pull APIs. So those who we're pulling APIs from all of these top,
- 16:38top sources in this industry. That's number one.
- 16:40Number two, including the inspections.
- 16:42So if there's any inspection report done on a property that the seller is aware,
- 16:48so you know how this works. A buyer goes into a deal.
- 16:50Like I mentioned earlier at the outset,
- 16:52over 40,000 deals collapse every month.
- 16:54According to the data from Redfin.
- 16:56So buyers go into that deal, they go in,
- 16:58they pay their non-refundable due diligence fee,
- 17:00they pay their NS money deposit,
- 17:02they pay for inspection, they pay for appraisal.
- 17:04Now, when they go into that property and they want to go in and they inspect
- 17:07the property by calling an inspector and he sees the problem,
- 17:10guess what? They back out. That information is documented.
- 17:13Yes? Now, when that information is documented,
- 17:15guess what? We'll pull it up from that report.
- 17:18So if that report exists and the seller is aware and the next buyer comes on play,
- 17:23And the seller fills in the buyer's disclosure documents
- 17:26and selects no representation.
- 17:27It means the seller is not obligated by law to let you know the buyer that that
- 17:32property has an issue. And that is a loophole.
- 17:35And I said, nope. If this exists,
- 17:36we have to find a way to resolve this.
- 17:38And that's why we have partnerships with some of the top players.
- 17:41And what one of the things we did before we went live on public,
- 17:44Jack, is this: we pull together all the top stakeholders in real estate,
- 17:48from real estate agents, inspection reporters,
- 17:51or inspectors.
- 17:53Appraisals, loan officers, deal finders,
- 17:56coaches would allow them to beta test the platform.
- 17:59We say, go in, go and break it,
- 18:01go and validate your own, your own,
- 18:03your own data. And guess what?
- 18:05When they give us their report,
- 18:06that report became the first testimonials of players we have on our website.
- 18:10So this is something that before we even went live with this,
- 18:14we wanted to be sure about the accuracy.
- 18:16And I have I'm a living testimony of that.
- 18:18Let me give you my own example.
- 18:20Last year, November 25th.
- 18:23I close on a proper on a duplex here in North Carolina that the platform gave
- 18:27it a deal score of 65%. So the platform looks at deals across the US
- 18:33and gives a deal score in seconds.
- 18:35So if a deal score is below 50,
- 18:37it means something is likely wrong.
- 18:38And it's going to let you know what is wrong in that property.
- 18:40Yes? So it gave this property,
- 18:42this duplex I bought a deal score of 65%.
- 18:45I called my agent from Kellagwood and said,
- 18:47listen, let's go in and let's go and close on this property.
- 18:49He said, Are you sure? I said 100%,
- 18:50let's go.
- 18:51So we went in, I paid my NS money deposit,
- 18:55I paid my non-reffordable duties fee,
- 18:57and I paid for inspection and I paid the appraisal again.
- 19:00Guess what? When we went in, I called an inspector to come and inspect the property.
- 19:04We never told him anything. On video,
- 19:07he validated everything the platform found.
- 19:09No red flag, no foundation, no structure,
- 19:12nothing. Even the appraisal reports,
- 19:14by the time we went on the on the closing date,
- 19:17the title company were asking me,
- 19:18how did you find this property?
- 19:20I told them we use the platform.
- 19:21They say, how does it work? The same question you're asking is what they're asking.
- 19:25So, in terms of validation, we've gone,
- 19:28we've put together the best players in this industry.
- 19:30Stakeholders have validated it.
- 19:32So if that report exists, Jack,
- 19:34if it's anywhere on the planet,
- 19:36we will find out. And that's why my own incidents,
- 19:39when I lost $11,000 on the duplex I bought in North Carolina,
- 19:43in Valdez, to be precise, the seller,
- 19:45guess what they did, Jack?
- 19:48They pull down this property from Zillow.
- 19:50They pull it down. Because I reported that seller to the realtor association here
- 19:55in North Carolina. They pull it down and they release it back on Zillow.
- 20:00They never disclosed material facts.
- 20:01And somebody, a buyer, a naive buyer,
- 20:05went onto that property and bought that property.
- 20:08And this is a duplex that had everything collapsing.
- 20:10So it's a it's a pain point. And that is why we sell in real estate,
- 20:14this cannot continue going on.
- 20:15And we have to find a solution to this,
- 20:17and that's where we are today.
- 20:19So you just imagine it's if you are playing real estate and you're really serious
- 20:22about playing real estate in the long term.
- 20:24The fastest way to quit is one big mistake that can hurt you for life.
- 20:29Imagine the case of Sarah. Everything she've saved can go down the drain with just
- 20:33one single error. And so the
- 20:36The shortest path to growing wealth in real estate is protection at the deal level.
- 20:40So, irrespective of what your coaches might teach you,
- 20:43either for equity, for cash flow,
- 20:45you know how to do this, do that.
- 20:46The bottom line is do you have protection at the deal level?
- 20:50That's what nobody can teach you.
- 20:52That's what nobody can do for you.
- 20:53Because manually you can't do that.
- 20:55You cannot do that manually. I have been over 20 plus years in this
- 20:58in this industry. We built, we bought properties,
- 21:01both commercial.
- 21:02Multifamily, I've been too long in this deal to know it doesn't exist.
- 21:05If it exists, I would have known that.
- 21:06And that's why when I had my painful experience,
- 21:08I'm not one to quit. I say, okay,
- 21:09if this is gonna happen and sellers are catching in on this,
- 21:12if sellers are cashing in on this and the data is shown that every month over 40,000
- 21:17this is collapsing, then something is wrong and that has to be fixed.
- 21:20And that's why we are we have to fix that.
- 21:22Well, the big unlock here is that and I to be honest with you,
- 21:26I don't even know how you pulled this off,
- 21:28is a lot of the information that you're
- 21:29Yeah.
- 21:30talking about is typically locked with lenders,
- 21:35appraisers and a and a variety of other things.
- 21:38You just y people just don't have access to this.
- 21:40So how did you manage to get that unlocked and and leveraged in your system like
- 21:46this?
- 21:47That's a very good, that's a very that's a very good question.
- 21:49Very proprietary, of course. one of the things,
- 21:51like I said before, we had a relationship with all of these guys and we say,
- 21:53listen, we want this report. We whether however you want to,
- 21:56we want this report, and we need to get this report.
- 21:58And so, good enough, a lot of these companies were willing to share their APIs with
- 22:02us. So we're able to pull the report.
- 22:03Also, we have access to government sites,
- 22:05government data. So we built that's why I said it doesn't exist.
- 22:08Not Chat GBT, the cloud of this world,
- 22:10cannot try this. This is something robustly different and unique in this space.
- 22:14So, yes, why it's proprietary?
- 22:16We've had that relationship with all these guys before because if it does
- 22:18if if we cannot get those reports,
- 22:20there is no point doing it in the first place.
- 22:22You see what I'm saying? But because we can ha we can have access to that
- 22:25and we have the best team in the world,
- 22:26say, listen, go build this and this is what you want to we want to solve.
- 22:29Find a way to make sure this solves,
- 22:31and that's where we are here today.
- 22:33That's why we're here, Jack.
- 22:35Well, you you went from real estate to essentially now a software company.
- 22:41Like it was there any point in this process that you thought to yourself,
- 22:47What the hell am I doing?
- 22:48So that's a good question. Listen,
- 22:50the the the reason is very simple.
- 22:52My experience is what changed the game for me.
- 22:54Like I said before, some years back,
- 22:57I saw this duplex in Valdez. And to me,
- 23:00I felt like you know what? Everything checked out.
- 23:03Like the same thing we do. My agent sent me the list because I got
- 23:06I get reports from agents across the US on my emails.
- 23:08This is what they found on MLS.
- 23:09Jeff, I would think you like this multifamily unit.
- 23:12So I went, I checked it out. I saw the nomad the numbers checked out,
- 23:15yes?
- 23:16And then I went to go and see the property.
- 23:17I drove over to us, go and see the property was good,
- 23:19duplex was great. I and my agents went back again,
- 23:21we saw the duplex and everything checked out.
- 23:23But something was just there in my mind,
- 23:26says, something is not right. So I asked my agent,
- 23:28I said, why did the previous buyers back out of this deal?
- 23:31We asked the seller. The seller said,
- 23:33Well, because they could not have enough funds,
- 23:35you know, their funds was not enough.
- 23:36That's why they buy. I Okay, if fund is a problem,
- 23:37fund is not the problem with me.
- 23:39We can take care of that. So, and I asked other questions.
- 23:41So we did our walkthrough physically with our naked eyes.
- 23:45We did our walkthrough. We did everything we could do.
- 23:47And then I said, okay, I'm ready to go on contract.
- 23:50I paid $5,000 for my non-refundable due diligence fee.
- 23:53I paid $5,000 for my NS money deposit.
- 23:56I paid $625 for my appraisal. And I paid $700 for the inspection.
- 24:01Now, during the inspection period,
- 24:03the inspector came back to me and said,
- 24:05Jeff, one word, run. I said, run?
- 24:08What do you mean, run? He said,
- 24:10Jeff, everything is wrong with this property.
- 24:13I said, How do you mean?
- 24:14He said, first of all, there's major structural damage.
- 24:17They have foundation cracks. They have electrical wiring problems.
- 24:21He said the roof, they did not disclose that the roof had issues.
- 24:24And I said, wait, hold up, but this is not true.
- 24:27So I didn't believe him. I called in a general contractor.
- 24:30Now, you understand that the general contractor is gonna get paid to fix the issue.
- 24:33This guy went in there, checked everything,
- 24:36and came back to me and said, Send me a detailed email report.
- 24:40Said, Jeff, you cannot continue with this deal unless you want to lose.
- 24:43Over $85,000. And then it hit me.
- 24:46Something is wrong here. And I said,
- 24:48You mean I'm gonna lose all these funds?
- 24:50I called a lawyer. The lawyer was charging me $325 to get to try and
- 24:53get back per hour to try and get my money back.
- 24:55These guys never refused, they refused to send my funds back,
- 25:00refused to do to disclose this fact,
- 25:02pulled down the property from Zillow,
- 25:04released it again two weeks after,
- 25:06and never disclosed material facts.
- 25:08That's how I said, you know what?
- 25:09I'm gonna get the best team in the world to solve this problem because real estate
- 25:12is the only thing I want to do for the rest of my life.
- 25:14And I teach my kids this. They see me story.
- 25:16I'm also a licensed agent here in North Carolina.
- 25:19So I have the formal education and the street education.
- 25:22And I said, I cannot continue to allow this,
- 25:24sit down, and nothing is done about this.
- 25:26If there is a way to solve this,
- 25:28if that if it exists anywhere on the planet,
- 25:30we are going to solve this. Yes,
- 25:32manually it's not possible. And that's why we said,
- 25:35okay, let's find no expense should be bad.
- 25:38Let's go ahead.
- 25:39Irrespective of the cost, build this platform because it starts with protection
- 25:43at the deal level. You hear coaches go on YouTube,
- 25:46your gurus on YouTube, they can teach you about cash flow,
- 25:48about equity, but no one can pull the appraisal report.
- 25:52No one can pull if that report,
- 25:54if that property has any major red flag.
- 25:56No one. And that's why we said we have to find a solution to this problem.
- 26:00And that's why we built a platform like that.
- 26:02So that's how I got into the software side of things,
- 26:04like you said. Is this what I want to do primarily?
- 26:07No. I love because
- 26:09On my own, every deal I go into right now,
- 26:11I run it through the platform first.
- 26:13As a matter of fact, this morning,
- 26:14my team is already running through the platform because we go in and we do searches.
- 26:17Every week we do searches on the platform.
- 26:19The platform is the gatekeeper of protection at deal level.
- 26:22It's the first layer of protection.
- 26:25Once we use the platform and we find a deal,
- 26:28it becomes easier. There's confidence,
- 26:31there is clarity, there is certainty.
- 26:33And that's what gives me confidence because regular people,
- 26:35you don't have to be a guru, you don't have to have
- 26:37Years of real estate experience.
- 26:39You don't need a team of analysts.
- 26:40All you just need to do is to know how to click and just search.
- 26:44The same way you go and search on your normal platforms,
- 26:46the zealos this world. Simple.
- 26:48Use that user-friendly interface that will just guide you.
- 26:51So you know if that deal is a landmine.
- 26:53That's the first thing you want to know before you go,
- 26:55you leave your home. So while you're drinking coffee in your bedroom,
- 26:58you don't spend time traveling to go and do walkthroughs on deals that were never
- 27:03going to work. And that's how we got into the software.
- 27:06Space.
- 27:08Can
- 27:08you walk us through the five inputs associated with that scoring system that
- 27:13you were talking about? I w I think there was cash flow,
- 27:16risk exposure, projected ROI, cap rate,
- 27:19prior appraisal. Like and how do you how do you weight those so that
- 27:24we get an insight into your scoring?
- 27:26Good, good, good, very good question.
- 27:27So we have for the first time we collapsed two the three asset classes.
- 27:31So for single family units, for multi-family units,
- 27:34and of course for commercial property.
- 27:36So let's start with the the first two layers.
- 27:38The first two layers is for single family units and commercial property.
- 27:42Now let me tell you a story and then explain this how this functions.
- 27:45When I traveled last month, May 19,
- 27:48to be precise, I went to Dallas,
- 27:49Texas. I met a gentleman, he's a pilot,
- 27:51he flies helicopters, and he we just got
- 27:54Talking during dinner time and he told me his story.
- 27:56He said, Hey, Jeff, myself and my friend will put together some funds
- 28:00and we bought a property here in Dallas.
- 28:02Just very close to the studio I went to.
- 28:04And he told me his story. He said,
- 28:05Hey, when they bought the property,
- 28:07because they are new investors,
- 28:08they never took time to do their due diligence process.
- 28:11They never paid for inspection,
- 28:12they don't pay for appraisal, you just went in,
- 28:14they just bought the property.
- 28:15They paid the NS money deposit,
- 28:16of course, and they paid for non-refundable due diligence fee.
- 28:18Now, six months after they paid they they they moved into the property,
- 28:22the house began to sink.
- 28:24And then he said, Jeff, they called in a contractor and he said it's going
- 28:28to cost them over $65,000 to fix.
- 28:31What he told me is that they've not recovered from that deal up to date.
- 28:35The reality is very simple. When it comes to both single family units
- 28:39and multifamily units, the platform is built in a way where it tracks,
- 28:43first of all, key metrics. Number one,
- 28:46it's going to first of all look at any potential red flags or big ticket items.
- 28:52Reported on that property. So those BTI,
- 28:55what we call big ticket items,
- 28:56are foundation issues, structural damage,
- 29:00mold or mildew under the crawl space,
- 29:03foggy windows, roofing issues.
- 29:06The kind of issues you don't go and you say you want to fix and flip.
- 29:09That is that is just a that is insane.
- 29:11The kind of issues that are expensive that you,
- 29:13the buyer, you want to stay away from those BTI items.
- 29:17It flags those ones. That is number one.
- 29:20Number two, once it has identified that there is no red flag,
- 29:23it goes and look at the appraisal report.
- 29:25Why is it is it going to look at that report?
- 29:27Because it wants to know that there's true valuation on that property.
- 29:30That means there's sitting down equity that you can tap into immediately from
- 29:34day one. So you will know instead of going to pay seven hundred dollars
- 29:38to an appraiser, I mean to an appraiser to get the report,
- 29:42you can tell in seconds while you are with drinking coffee if that property
- 29:45has equity in it. That's number two.
- 29:48Now, when it builds once it goes past those two is those two key points,
- 29:52the third point is going to look for now is the price below replacement cost.
- 29:57So you look at the discounted property.
- 29:59It tracks within the neighborhood,
- 30:01within their city, within that zip code,
- 30:02other properties of like at a similar to the same one you're trying buy,
- 30:06and looks at the current asking price.
- 30:08These are these the replacement costs and lets you know if that property
- 30:13is priced below replacement cost,
- 30:15at least 30 or 40%.
- 30:17Below the cost. That is the financial matrix it tracks down.
- 30:20That's number three. Number four,
- 30:22it now looks at other matrix. So there are over 400 data points built into this.
- 30:27It looks at the where the property is located.
- 30:30What is the average household income compared to the US average?
- 30:35So if you buy a property, for example,
- 30:37now you buy a property where the average household income is below the US average.
- 30:42What does that tell you as a buyer?
- 30:43It means what you're buying, the people in that
- 30:47Location, they don't have access to disposable income.
- 30:49So the tendency for them to pay their rent when the rent is
- 30:54due is almost negligible. They might not be able to afford it.
- 30:57That's why you look at an area where there's income.
- 31:00And why? When there's disposable income,
- 31:02you can easily sell your property because we're in the business of making money
- 31:06in real estate, not to just go and hold and hold forever.
- 31:08You want to go in, do your cosmetic upgrades.
- 31:11When you do those cosmetic upgrades,
- 31:13we educate our clients to do, you go in and then you sell for a profit.
- 31:16Why? Because you already know it has built inequity.
- 31:19You already know it's discounted to the market.
- 31:21You already know it has no red flag.
- 31:24And you know how to cash flow because cash flow is easy.
- 31:27Once you know what to do, you can always generate cash flow.
- 31:29So you have all the matrix, the three-pronged approach to ensuring that your deal
- 31:35is a great deal. And that is on the side of both multi-family units and commercial.
- 31:40Now, when it goes sorry, for both single-family units and multi-family units.
- 31:45When it goes into the side of commercial,
- 31:47it's a notch higher. For commercial,
- 31:50because of the capital outlay involved in commercial,
- 31:52it does the what is extremely difficult to ever do.
- 31:55One, it looks at the tenants in that particular property you're trying buy.
- 31:59How many tenants occupy more than 20% square footage of the property?
- 32:05Guess what? It flags them for you.
- 32:08That's one. Number two, it reads their entire financial reports.
- 32:12So if they have SEC filings, they are either private equity or they
- 32:15are publicly traded, wherever they are,
- 32:16they are their national retail tenants,
- 32:18wherever they are, it looks at the past five years,
- 32:21tracks the gross, NOI. Are they profitable?
- 32:24Are they going to be paid their rent when the rent is due?
- 32:26If it sees that, it lets you know,
- 32:28okay, these tenants are credible,
- 32:30these tenants are profitable for over the past five years.
- 32:31That's one. Number two, it reads their lease terms,
- 32:34the contract that they sign. Everything in that document is going to read that
- 32:38for you and lets you know the buyer if it's worth going ahead.
- 32:42Or pursuing that deal before you go and commit your penny on that deal.
- 32:45And that's the power of why. So,
- 32:47like I said before, over 400 data points.
- 32:49There are so many points behind the scene we can spend the entire
- 32:52day just beginning to understand what we built into the platform to find this deal.
- 32:56But at a very vanilla level, at a 10-foot overview,
- 32:59the key matrix is first of all protection.
- 33:01Number two, equity. Number three is it has to be discounted.
- 33:05Because whether you understand real estate or not,
- 33:07if you're new to real estate, there are three rules in real estate.
- 33:09Number one, you want to buy at a discount.
- 33:11Number two is never to forget rule number number one.
- 33:13Number three is never to forget rule number one and rule number two.
- 33:16Because if you buy low, guess what?
- 33:18The tendency of selling high and making a profit is always very high.
- 33:24And that's what my coach trained me,
- 33:25and that's what we did over the years to turn deals from zero when we had losses,
- 33:30turn deals from zero into a hundred million to the point of over $800 million
- 33:35in real estate deals closed. And so,
- 33:37with all those years of experience,
- 33:38I can tell you 100% for free.
- 33:40There is no tool on the planet that is built to protect investors at the deal level.
- 33:44And that's why this is important,
- 33:46and we have to do this to solve this problem.
- 33:49So one of the things that I talk about quite a bit is regarding hallucination when
- 33:53it comes to leveraging AI and tools and and I try to explain to people that
- 33:58the reason you some people might experience what is known as hallucinations
- 34:03is that we're missing a level of context or detail and the AI is trying
- 34:09to fill in the gaps or uses some sort of placeholder information in lieu
- 34:14of the that level of detail.
- 34:16With four hundred signals, I I assume you are kind of mitigating a
- 34:21lot of that hallucination problem that w people would experience with with AI.
- 34:26with that being said, do you still experience the occasional false flag
- 34:33that you have to mitigate against in order to to ensure that that information
- 34:38is presented accurately?
- 34:39Absolutely not. So what one of the things we've done before now was to pull
- 34:42all the stakeholders and say, go and break this platform,
- 34:45validate your own data, validate your numbers,
- 34:47compare to what the platform is doing.
- 34:49And we've we've closed deals just based on what the platform has done.
- 34:52And then we bring in professionals.
- 34:54Go and inspect the property. Give us your report.
- 34:56On video, they validated what the platform does.
- 34:59Why is this why is it so accurate?
- 35:00I'm going to tell you why. Number one is this:
- 35:02the deals I close, for example,
- 35:04before I even before I even appear on the closing table,
- 35:07every information
- 35:08On the seller, the previous report that was done,
- 35:12every information, all the reports,
- 35:14I have access to that information.
- 35:16And so we know before I even go on the on the closing table that this
- 35:19is what is happening, this is what the platform has already told us.
- 35:21So it's been validated. And the reason is very simple.
- 35:24When you look at buyers, the reason why most buyers are skeptical,
- 35:27the reason is simple. They are not sure.
- 35:30Your agency is not sure. And that's why I have the privilege
- 35:32of presenting this platform to all the agents here in NASCAR in Charlotte here,
- 35:36North Carolina.
- 35:37Let them see how the platform was because agents themselves are not aware.
- 35:40They don't know what to do about this.
- 35:41And if buyers are backing out,
- 35:42then something must be done. And so for us,
- 35:45when it comes to this, to the data we are pulling from government sites,
- 35:48government, so if it if there is,
- 35:50let me give you a simple example right now.
- 35:51I was trying to close on a commercial property,
- 35:53yes? And it was two hours away from where I stayed.
- 35:56Now, the commercial property, the seller never told me anything I need to know.
- 36:00Because I was going into buying like a laundromat,
- 36:02so it has like a laundromat and other tenants on that property.
- 36:05When I drove down there, two hours I drove down there.
- 36:07When I got to the property, something just told me something is wrong here.
- 36:11And the operations were closed,
- 36:14nothing is happening. And I asked the seller,
- 36:16I said, what is happening? Is there anything I need know?
- 36:18He said there was a government lien on the property.
- 36:20I said, Hold up. I said, You made me drive two hours all the way to come here,
- 36:25and now you are letting me know there is a lien on this property.
- 36:28You should have disclosed that before I spent two hours of my time driving down here
- 36:32and two hours to go back home.
- 36:33So I've wasted four hours of my time.
- 36:35Just on that day. Now that's what we are talking about.
- 36:39The platform, if that report is in government data,
- 36:41because it's already in government data,
- 36:43guess what? We'll pull it up. So can you can we can we say the government report
- 36:47is wrong? No. It's what the seller is aware of because the seller also is aware.
- 36:51So if you see a deal on the platform and you,
- 36:54as a buyer, see there is foundation cracks,
- 36:56go and confront the seller. They they know there is.
- 36:58Go and do your inspection report.
- 37:00It's gonna be there because it already exists.
- 37:02And we can pull that report and say,
- 37:03okay, because it gives you that.
- 37:05Level of certainty as a buyer,
- 37:07you can tell, okay, if this platform is saying this exists already.
- 37:11And we have our we have a lot of smart investors using the platform right now.
- 37:14In fact, they want a I have guy guys who do deals of over 100 deals a month.
- 37:19They said, Jeff, I want to the platform to just give me a score in an instant
- 37:23for a hundred deals. You say take slow it down.
- 37:25We know how excited they are. So we see we've seen the testimonials,
- 37:28we've seen the reports. We have deals close every day on the platform findings,
- 37:33and of course.
- 37:34It does not replace inspection.
- 37:36Let's be very clear. The platform does not replace inspection.
- 37:39It gives you that first level of clarity that okay,
- 37:42this deal you're going into, this deal is worth pursuing.
- 37:46So you want to tell a landmine from a gold mine,
- 37:48you want to stop burning weekends on deals that are never going to work.
- 37:52How do you do that? By first of all running it through the platform.
- 37:55And then when you now go into a deal,
- 37:57you have that level of clarity that okay,
- 37:59there is because there's no report on the planet on that property that says
- 38:03something is wrong about this property.
- 38:04I can go into that deal with some level of confidence.
- 38:07And then when you go and close that deal,
- 38:09run your report, go and do the inspection,
- 38:10go and do the appraisal. You cannot tell if it's worth what the platform says.
- 38:14And so for most of our buyers,
- 38:15that's what they are doing. They run into the platform,
- 38:18they go to that deal, they go do the inspection report.
- 38:19Same thing confirms they close the deal and they have confidence.
- 38:22And that's why we said it's something that investors need to take very seriously,
- 38:26unless you're not serious about real estate.
- 38:28Because the tools that exist today are just for guessing.
- 38:31They are just
- 38:33For guessing.
- 38:34Well, Jeff, one last question before we start to jump into the rapid fire.
- 38:38what was the most difficult thing that surprised you in building this platform?
- 38:44That's a very good question. So one the things that really surprised me
- 38:48was I would say one, first of all,
- 38:51the first thing we did was to get when we put a bid out,
- 38:54all the companies that be there to build this,
- 38:56the company we chose in dollar terms were over $15,000 more price here than
- 39:02everybody else. And we said, the one,
- 39:04the more, the more price I it is,
- 39:05the better for me, because I know they're gonna give me the result I want.
- 39:07That's the first thing. But what surprised me the most was the fact that this report
- 39:13Are so difficult to pull up. And so it took a lot of pain points
- 39:17and persuasion to get these APIs from these companies to pull the research itself.
- 39:23I pushed the team beyond the limit.
- 39:25I said, listen, guys, if you cannot solve this problem and you guys the best
- 39:28in the world, then there's nothing else we can talk about this platform.
- 39:31It cannot go, it cannot become life.
- 39:33So until we solved that problem,
- 39:35that challenge was doing what was impossible,
- 39:38what was humanly impossible to pull up.
- 39:40That was the
- 39:41Biggest challenge we face. But I can tell you confidently,
- 39:44I'm so happy that eventually we're able to resolve that issue.
- 39:47We could find a solution to that problem.
- 39:49And now the platform is giving us a report that is validated,
- 39:54verified, and of course confirmed by stakeholders.
- 39:56So it was a lot of challenge we faced.
- 39:57And then, you know, right now we're all smiling,
- 40:00everybody's happy. Our investors are happy because they are using this platform
- 40:03now to close deals. And I'm also closing my deals because right now,
- 40:06all the deals I run first, I run through the platform.
- 40:08And so our friends who are agents.
- 40:10North Carolina, what they are doing for their clients is they
- 40:12are running through the platform first,
- 40:13send the report to their clients.
- 40:15The client sees the report, then they now know okay,
- 40:17the deal score is above 50, 60,
- 40:1970. They are happy to pursue that deal.
- 40:22Even the loan officers. So most of our loan officers will send our clients
- 40:25to ask the clients what is the deal score?
- 40:27Because the loan officers want to know if this property is if it's worth pursuing.
- 40:31They want to see what is the appraisal report on that property first.
- 40:34So you can tell all of that. If you can still go and pay for that report,
- 40:38700 bucks out of the table, you're still going to confirm what you've already seen
- 40:43from the platform itself. So we had a lot of challenges.
- 40:45I'm gonna be very honest, but one thing we don't would never let rest
- 40:49is the fact that quality is very important.
- 40:52So for my name to be associated with this platform,
- 40:55I never rest on my lawyers. I wanted the fact that nothing should stop
- 41:00us from the quality and the clarity and the certainty that buyers go into deals when
- 41:04they have this.
- 41:05Well, this has just been a very fascinating conversation,
- 41:08Jeff. again, take advantage of what Jeff is offering you there.
- 41:13Head over to investors.investfusion.co.
- 41:17That is going to be a clickable link in the show notes.
- 41:20Before we dive into the rapid fire and start closing out this episode,
- 41:24is there anything else we should have tried to hit on?
- 41:26No, no. basically, so what one of the things we want to do is to,
- 41:29you know, give let investors have access to that,
- 41:32to the link you just said. because for me,
- 41:34one of the things I love is the fact that you always want your audience
- 41:36to walk away with something they can use.
- 41:38And for that, that also you know made us want to go ahead and replicate this.
- 41:42So what Jack has just mentioned too,
- 41:44if you're listening to this right now,
- 41:45I'm I'm giving you guys access to two things we only reserve inside
- 41:49of Invest Fusion. But before I will let you know what those two things are,
- 41:52let me tell you who this is for.
- 41:53If you are looking at a deal right now,
- 41:55On real estate, and at the back of your mind,
- 41:57you're thinking, Am I missing something?
- 41:59Your agent is saying all the right things.
- 42:01Guess what? This is for you. But if you've already lost money on a deal
- 42:05you thought was solid, then you already know why I'm doing this.
- 42:07You see, Jack, the reason most investors lose money is not because they are lazy.
- 42:11It's because the tools at our disposal,
- 42:13those tools we've mentioned, the Zilos of this world,
- 42:15the Craxie, the LoopNets, this MLS,
- 42:18they're not designed to help you make a decision.
- 42:20They are designed for browsing.
- 42:22So, to get your ass on those two things,
- 42:24this is the first thing I'm gonna give to you right now to help you bridge that gap.
- 42:27The first is the red flag dealing cheat sheet.
- 42:31It's the same cheat sheet or the warning signs I wish I knew before
- 42:35I lost over $11,000 on a duplex I bought here in North Carolina.
- 42:39And it's one page and it's ready for your next walkthrough.
- 42:41The second you're gonna get is the 60 second verdict blueprint.
- 42:45It's the framework I use instead of Invest Fusion.
- 42:48To get a go or no go in under 60 seconds.
- 42:52And it's the same framework I use to close on a duplex here in North Carolina that
- 42:56had over $12,000 of built-in equity.
- 42:59So just imagine what will change when you get your hands on these two.
- 43:03The first is this: you stop burning weekends on the property that will never
- 43:08go to work. And if you stop burning weekends on deals that is never going to work,
- 43:13You stop playing defense with your money and you start playing offense.
- 43:15And that's the kind of investor you want to be,
- 43:17the one who just knows. So, as Jack has mentioned,
- 43:19go right now to investors.investfusion.co.
- 43:24Go grab the cheat sheet. Go grab the blueprints.
- 43:27Use it in your next walkthrough.
- 43:29Once again, it's investors.investfusion.co.
- 43:34So go ahead and play with it and let's get their feedback once they start doing that
- 43:37as well.
- 43:39Well, if you're ready, Jeff, we'll dive into the rapid fire and close
- 43:42out this episode.
- 43:44Let's go.
- 43:46What lie do real estate investors often tell themselves?
- 43:49So the biggest lie they tell themselves,
- 43:50they think that it's a simple process to just go and do fix and flip.
- 43:54Let me just go in, it's damaged,
- 43:55let me just go and buy and then I'll fix it quickly and then I'll sell.
- 43:58That's a big lie because the the challenge is you never know what you're walking
- 44:02into. And so you're dealing with a lot of factors outside of your control.
- 44:05Contractors is one of them, outside of control.
- 44:07The cost of repairs outside of your control,
- 44:09the cost of repairs, the the issues that you don't really know,
- 44:12these are things people walk into.
- 44:13And when they walk into those deals,
- 44:15it's not as rosy as it seems. And that's why we teach them.
- 44:18Look, do vanilla upgrades. Very simple,
- 44:21very minor upgrades. Look for those gems.
- 44:23Once you can find those gems, you can avoid those pitfalls.
- 44:26If you could go back in time and give your younger self a piece of advice,
- 44:29what would it be?
- 44:30Never buy a deal blindly. Listen to my mentor.
- 44:32Listen to my mentor. Listen to my mentor.
- 44:33Incidentally, my mentor, when we first started real estate,
- 44:36because back in the time, we never had access to AI like this.
- 44:39And so he himself was working into deals blindly.
- 44:41Yes, we lost a lot of money, but we found a way around it to go past this.
- 44:44Today, there's still a problem in real estate.
- 44:47And so for me right now, if I'm listening to this and I'm hearing this
- 44:50for the first time and I know that the data is there,
- 44:5240,000 this are collapsing. My first job is to listen.
- 44:55Never. So the advice I would tell myself is.
- 44:58Accept, embrace technology, embrace change,
- 45:01embrace a new way of doing things.
- 45:03Because if you stay stuck in the old way of doing things,
- 45:06you'll still get the same result.
- 45:07That's what it define as insanity.
- 45:08You keep doing things the same way and expect a different result.
- 45:10It's just purely the definition.
- 45:12So listen to mentors. Listen to those ones who have been in this game,
- 45:14who are doing things differently from the status quo.
- 45:17That is what I will tell my younger self to do.
- 45:19Well, you've mentioned the importance of mentorship,
- 45:21but is there a book or are you reading anything in particular right
- 45:26now that is stands out?
- 45:27Absolutely. So I have a couple of books.
- 45:29The first one is The 30% Roll.
- 45:31This book is about multi-family units,
- 45:33how to find multi-family units at a steel.
- 45:35Of course, I'm the author of this book.
- 45:37I also have the book from my dear friend Dan,
- 45:40which you also you've interviewed on,
- 45:41you know, on a teach to sell. No Brook Moons for Salespeople.
- 45:44Very good, lovely, lovely book.
- 45:46And again, if you are someone who is purely want to look at real estate deals,
- 45:49you know, you're looking at deals,
- 45:50I would say go and check out the Contrarian playbook.
- 45:52That is a very good book to look at.
- 45:55And then finally, what single tool or process have you implemented that
- 45:59has had the biggest time saving impact?
- 46:02Absolutely. It's just it's been it's been the platform because the biggest saving
- 46:05to time, I you know, like I said before,
- 46:07I drove two hours just to go one way to see a commercial property,
- 46:10only to get there and to realize that,
- 46:12there's a lien on this property.
- 46:13That's a waste of my time and a waste of my money.
- 46:15You know, so the biggest, the biggest change for me right now is in seconds that
- 46:18I'm drinking coffee. I'm in my home right now,
- 46:20drinking coffee. I can tell that that property,
- 46:22that deal is a landmine. So I don't have to bother my agents.
- 46:25They don't have to go with me to go and see a landmine.
- 46:27I'm not burning weekends on a deal that's never going to work.
- 46:30I'm playing and playing offense instead of playing defense.
- 46:33And that's what we want to do.
- 46:34That to me is the biggest change in this world we are living.
- 46:37Because 2026 is not 2025. The way you operate in 2024,
- 46:412023, 2021 is gone. That old way of dealing with real estate is gone.
- 46:46And that's why we're embracing a new way of playing the real estate game smartly
- 46:50and of course with confidence,
- 46:51clarity, and certainty.
- 46:54Well, Jeff, this is fantastic.
- 46:56One more time. You can learn more and take advantage of those freebies
- 46:59at investors dot investfusion dot co.
- 47:04That's gonna be a clickable link in the show notes.
- 47:07Make it easy for everybody. Again,
- 47:09it was great to chat with you,
- 47:10Jeff. I hope you consider coming back again sometime.
- 47:12It was great to meet ya.
- 47:13Absolutely Jack. Thanks for having me.
- 47:15I appreciate this. I'm honoured to be here,
- 47:16man. Thank you.
