  I'm
• 1:30
  Eric
• 1:31
  G.
• 1:31
  And
• 1:31
  we
• 1:31
  got

• 1:36
  Good
• 1:36
  to
• 1:37
  see
• 1:37
  you.
• 1:37
  Good
• 1:37
  to
• 1:38
  see
• 1:38
  you.
• 1:38
  You
• 1:38
  know,
• 1:38
  here's
• 1:39
  the
• 1:39
  interesting
• 1:39
  thing.
• 1:40
  You
• 1:40
  and
• 1:40
  I
• 1:40
  have
• 1:40
  been
• 1:41
  talking
• 1:41
  about
• 1:41
  this
• 1:41
  for
• 1:41
  a
• 1:41
  while,
• 1:42
  but
• 1:42
  we've
• 1:42
  been
• 1:42
  trying
• 1:42
  to
• 1:42
  figure
• 1:43
  out
• 1:43
  how
• 1:44
  to
• 1:45
  all
• 1:45
  of
• 1:45
  you
• 1:46
  guys
• 1:46
  out
• 1:46
  there
• 1:47
  that
• 1:47
  listen
• 1:48
  to
• 1:48
  the
• 1:48
  show
• 1:48
  every
• 1:48
  week
• 1:49
  and
• 1:49
  really
• 1:50
  be
• 1:50
  able
• 1:50
  to
• 1:50
  answer
• 1:50
  your
• 1:51
  questions
• 1:51
  even
• 1:52
  better
• 1:52
  and
• 1:52
  even
• 1:52
  easier.
• 1:53
  So
• 1:53
  Johnny
• 1:54
  and
• 1:54
  I
• 1:54
  have
• 1:54
  been
• 1:54
  talking
• 1:54
  about
• 1:55
  some
• 1:55
  stuff.
• 1:55
  We
• 1:55
  got
• 1:55
  some
• 1:55
  new
• 1:56
  stuff
• 1:56
  coming
• 1:56
  up
• 1:56
  in
• 1:56
  the
• 1:56
  future.
• 1:57
  But
• 1:58
  right
• 1:58
  now
• 1:59
  if
• 1:59
  you
• 1:59
  have
• 1:59
  a
• 1:59
  question
• 2:00
  you're
• 2:00
  trying
• 2:00
  to
• 2:01
  figure
• 2:01
  out,
• 2:01
  maybe
• 2:01
  you're
• 2:01
  like,
• 2:02
  I
• 2:02
  don't
• 2:02
  know
• 2:02
  where
• 2:02
  to
• 2:02
  go
• 2:02
  from
• 2:03
  here.
• 2:03
  I
• 2:03
  got
• 2:03
  a
• 2:03
  project.
• 2:04
  Or
• 2:05
  I've
• 2:05
  been
• 2:05
  trying
• 2:05
  to
• 2:05
  track
• 2:06
  down
• 2:06
  this
• 2:06
  noise
• 2:07
  in
• 2:07
  my
• 2:07
  house
• 2:07
  or
• 2:08
  what
• 2:08
  does
• 2:09
  my
• 2:09
  toilet
• 2:09
  do
• 2:09
  this
• 2:10
  whatever
• 2:10
  it
• 2:10
  is
• 2:11
  you've
• 2:12
  got
• 2:12
  a
• 2:12
  question
• 2:12
  with.
• 2:13
  The
• 2:13
  easy
• 2:14
  way
• 2:14
  to
• 2:14
  get
• 2:14
  a
• 2:14
  hold
• 2:14
  of
• 2:14
  us
• 2:15
  is
• 2:15
  to
• 2:15
  head
• 2:15
  over
• 2:15
  to
• 2:16
  around
• 2:16
  the
• 2:16
  house
• 2:17
  online.com
• 2:19
  and
• 2:19
  just
• 2:20
  head
• 2:20
  over
• 2:20
  to
• 2:20
  the
• 2:20
  contact
• 2:21
  us
• 2:21
  page
• 2:21
  there
• 2:21
  and
• 2:22
  you
• 2:22
  can
• 2:22
  reach
• 2:22
  out
• 2:22
  and
• 2:23
  send
• 2:23
  us
• 2:23
  a
• 2:24
  message.
• 2:24
  It
• 2:24
  runs
• 2:24
  right
• 2:25
  into
• 2:26
  my
• 2:26
  email
• 2:26
  box
• 2:27
  and
• 2:27
  that
• 2:27
  way
• 2:28
  I
• 2:28
  can
• 2:28
  get
• 2:28
  back
• 2:28
  to
• 2:28
  you
• 2:29
  and
• 2:30
  maybe
• 2:30
  we
• 2:30
  can
• 2:30
  cover
• 2:31
  it
• 2:31
  on
• 2:31
  an
• 2:31
  upcoming
• 2:32
  show.
• 2:32
  Maybe
• 2:32
  we'll
• 2:33
  even
• 2:33
  have
• 2:33
  you
• 2:33
  come
• 2:33
  on
• 2:34
  the
• 2:34
  show.
• 2:34
  So
• 2:34
  we'd
• 2:35
  love
• 2:35
  to
• 2:35
  hear
• 2:35
  your
• 2:35
  questions,
• 2:36
  ideas
• 2:37
  for
• 2:37
  things,
• 2:38
  any
• 2:38
  of
• 2:38
  that
• 2:38
  stuff.
• 2:38
  We're
• 2:39
  here
• 2:39
  to
• 2:39
  communicate
• 2:39
  with
• 2:40
  you
• 2:40
  as
• 2:40
  well
• 2:40
  as
• 2:40
  on
• 2:41
  social
• 2:41
  media
• 2:42
  and
• 2:42
  you
• 2:42
  can
• 2:42
  find
• 2:42
  all
• 2:42
  that
• 2:43
  over@aroundthehouseonline.com.
• 2:46
  what
• 2:46
  do
• 2:46
  you
• 2:46
  think,
• 2:46
  Johnny?
• 2:47
  Yeah,
• 2:47
  I
• 2:47
  think,
• 2:48
  I
• 2:48
  think,
• 2:49
  you
• 2:49
  know,
• 2:50
  just
• 2:50
  getting
• 2:51
  the
• 2:51
  audience
• 2:51
  involved
• 2:51
  is
• 2:52
  exciting
• 2:52
  for
• 2:52
  us.
• 2:53
  We
• 2:53
  tired
• 2:53
  of
• 2:54
  talking
• 2:54
  to
• 2:54
  each
• 2:54
  other
• 2:54
  all
• 2:55
  the
• 2:55
  time
• 2:56
  and
• 2:57
  we
• 2:57
  provide
• 2:57
  as
• 2:58
  much
• 2:58
  value
• 2:58
  and
• 2:59
  information
• 2:59
  as
• 3:00
  we
• 3:00
  can.
• 3:00
  But
• 3:02
  you
• 3:02
  know,
• 3:02
  it's
• 3:02
  for
• 3:02
  you
• 3:03
  all,
• 3:03
  it's
• 3:03
  for
• 3:04
  the
• 3:04
  audience.
• 3:05
  And
• 3:05
  so
• 3:06
  you've
• 3:06
  got
• 3:06
  a
• 3:06
  new
• 3:06
  product
• 3:07
  you're
• 3:07
  not
• 3:07
  sure
• 3:07
  about.
• 3:08
  My
• 3:08
  mom
• 3:08
  just
• 3:09
  did
• 3:09
  this
• 3:09
  to
• 3:09
  us
• 3:09
  the
• 3:09
  other
• 3:10
  night.
• 3:10
  Hey,
• 3:11
  guys,
• 3:11
  what
• 3:11
  does
• 3:11
  this
• 3:12
  stuff
• 3:12
  work?
• 3:12
  Right?
• 3:13
  This
• 3:13
  is
• 3:14
  you
• 3:14
  Know,
• 3:14
  pour
• 3:15
  some
• 3:15
  gravel,
• 3:15
  spray
• 3:15
  some
• 3:16
  glue
• 3:16
  on
• 3:16
  it.
• 3:17
  That's
• 3:17
  what
• 3:17
  we're
• 3:17
  up
• 3:18
  doing
• 3:18
  at
• 3:18
  11
• 3:18
  at
• 3:19
  night
• 3:19
  looking
• 3:19
  at,
• 3:20
  you
• 3:21
  know,
• 3:21
  glued
• 3:21
  gravel
• 3:22
  products.
• 3:23
  So,
• 3:23
  you
• 3:23
  know,
• 3:23
  you're
• 3:24
  starting
• 3:24
  a
• 3:24
  new
• 3:24

• 3:24
  you're
• 3:25
  thinking
• 3:25
  about
• 3:25
  buying
• 3:26
  a
• 3:26
  new
• 3:26
  appliance,
• 3:27
  you're
• 3:28
  thinking
• 3:28
  about
• 3:28
  doing
• 3:28
  a
• 3:29
  remodel,
• 3:29
  you're
• 3:30
  trying
• 3:30
  to
• 3:30
  pick
• 3:30
  a
• 3:30
  contractor.
• 3:32
  Hit
• 3:32
  us
• 3:32
  up.
• 3:33
  We
• 3:33
  love
• 3:33
  talking
• 3:34
  about
• 3:34
  this
• 3:34
  stuff
• 3:34
  and
• 3:35
  we
• 3:35
  want
• 3:35
  to
• 3:35
  help
• 3:35
  you
• 3:36
  the
• 3:36
  best
• 3:36
  we
• 3:36
  can
• 3:36
  with
• 3:37
  our
• 3:37
  70
• 3:38
  plus
• 3:38
  years
• 3:38
  collective
• 3:39
  knowledge
• 3:41
  and,
• 3:41
  and
• 3:41
  help
• 3:42
  you
• 3:42
  get
• 3:42
  it
• 3:42
  done
• 3:42
  right
• 3:42
  with
• 3:43
  the
• 3:43
  least
• 3:43
  amount
• 3:43
  of
• 3:43
  problems
• 3:44
  for
• 3:44
  the
• 3:44
  best
• 3:44
  amount
• 3:45
  of
• 3:45
  money.
• 3:46
  And
• 3:46
  yeah,
• 3:47
  don't
• 3:47
  be
• 3:47
  shy
• 3:47
  man,

• 3:52
  encouraging
• 3:53
  that
• 3:53
  lately
• 3:53
  and
• 3:53
  may
• 3:54
  have
• 3:54
  been
• 3:54
  brief
• 3:54
  on
• 3:54
  it
• 3:55
  in
• 3:55
  the
• 3:55

• 4:19
  talking
• 4:20
  about
• 4:20
  some
• 4:20
  latest
• 4:20
  stuff
• 4:21
  that's
• 4:21
  in
• 4:21
  the
• 4:21
  news
• 4:22
  and
• 4:23
  there's
• 4:24
  been
• 4:24
  some
• 4:24
  interesting
• 4:24
  stuff
• 4:25
  out
• 4:25
  of
• 4:25
  there.
• 4:25
  And
• 4:26
  the
• 4:26
  cool
• 4:26
  thing
• 4:26
  is
• 4:27
  I
• 4:27
  haven't
• 4:27
  talked
• 4:28
  to
• 4:28
  Dudley
• 4:28
  here
• 4:28
  about
• 4:28
  this
• 4:29
  stuff.
• 4:29
  So
• 4:29
  we're
• 4:29
  kind
• 4:30
  of
• 4:30
  keeping
• 4:30
  this
• 4:30
  fresh
• 4:31
  to
• 4:31
  see
• 4:32
  what
• 4:32
  the
• 4:33
  pluses
• 4:33
  and
• 4:34
  minuses
• 4:34
  are
• 4:34
  of
• 4:35
  this
• 4:35
  topic.
• 4:35
  And
• 4:35
  the
• 4:36
  first
• 4:36
  one
• 4:36
  I
• 4:36
  wanted
• 4:36
  to
• 4:37
  talk
• 4:37
  about
• 4:37
  was
• 4:37
  hitting
• 4:37
  the
• 4:37
  news
• 4:38
  this
• 4:38
  last
• 4:38
  week
• 4:39
  and
• 4:40
  it
• 4:40
  was
• 4:40
  the
• 4:41
  Here
• 4:42
  in
• 4:42
  the
• 4:42
  US
• 4:43
  the
• 4:44
  Trump
• 4:45
  administration
• 4:45
  exploring
• 4:47
  the
• 4:47
  idea
• 4:47
  of
• 4:48
  having
• 4:48
  a
• 4:49
  50
• 4:49
  year
• 4:50
  home
• 4:51
  loan,
• 4:51
  not
• 4:51
  the
• 4:51
  25
• 4:52
  or
• 4:52
  the
• 4:52
  30,
• 4:54
  but
• 4:54
  a
• 4:54
  50
• 4:55
  year
• 4:55
  home
• 4:55
  loan
• 4:56
  to
• 4:56
  try
• 4:56
  to
• 4:56
  help
• 4:56
  people
• 4:57
  get
• 4:57
  into
• 4:57
  homes.
• 4:59
  And
• 4:59
  I
• 5:00
  think
• 5:00
  it's
• 5:00
  an
• 5:00
  interesting
• 5:01
  topic,
• 5:03
  but
• 5:03
  there's
• 5:03
  some
• 5:03
  things
• 5:04
  that
• 5:04
  really
• 5:04
  scare
• 5:04
  me
• 5:05
  with
• 5:05
  that
• 5:05
  as
• 5:05
  well.
• 5:06
  If
• 5:06
  you
• 5:07
  do
• 5:07
  the
• 5:07
  math,
• 5:07
  and
• 5:07
  I
• 5:07
  have
• 5:08
  the
• 5:08
  math
• 5:08
  here,
• 5:09
  it
• 5:09
  does
• 5:10
  help
• 5:10
  a
• 5:10
  little
• 5:10
  bit.
• 5:12
  As
• 5:12
  long
• 5:12
  as
• 5:12
  you're
• 5:12
  not
• 5:12
  counting
• 5:13
  the
• 5:13
  interest
• 5:13
  of
• 5:13
  what
• 5:14
  that
• 5:14
  is
• 5:14
  50
• 5:14
  years
• 5:15
  later.
• 5:17
  Yeah,
• 5:19
  what's
• 5:19
  your
• 5:20
  take
• 5:20
  on
• 5:20
  that,
• 5:20
  Johnny?
• 5:21
  Man,
• 5:24
  I'll
• 5:24
  tell
• 5:24
  you
• 5:24
  what,
• 5:24
  if
• 5:25
  they
• 5:25
  do
• 5:25
  it
• 5:25
  on
• 5:25
  sailboats,
• 5:26
  I'm
• 5:26
  in.
• 5:30
  Well,
• 5:30
  that
• 5:31
  being
• 5:31
  said,
• 5:31
  property
• 5:32
  I
• 5:32
  legit.
• 5:33
  Raj
• 5:34
  and
• 5:34
  I
• 5:34
  legit
• 5:34
  got
• 5:35
  a
• 5:35
  30
• 5:35
  year
• 5:36
  amortized
• 5:37
  loan
• 5:37
  on
• 5:37
  the
• 5:38
  catamaran
• 5:39
  we
• 5:39
  bought.
• 5:39
  Really
• 5:40
  years,
• 5:40
  years
• 5:40
  back.
• 5:41
  Yep.
• 5:42
  God
• 5:42
  bless
• 5:43
  credit
• 5:43
  unions.
• 5:44
  Actually
• 5:44
  Boeing
• 5:44
  Credit
• 5:45
  Union.
• 5:45
  Nice
• 5:46
  bcu
• 5:47
  those
• 5:47
  guys.
• 5:48
  Gotcha.
• 5:49
  Yeah.
• 5:49
  So
• 5:50
  our
• 5:50
  payment
• 5:50
  was
• 5:50
  like,
• 5:51
  you
• 5:51
  know,
• 5:51
  I
• 5:52
  don't
• 5:52
  know,
• 5:52
  ridiculous.
• 5:53
  200,
• 5:53
  $300
• 5:54
  a
• 5:54
  month
• 5:54
  or
• 5:54
  something.
• 5:55
  Perfect.
• 5:56
  Was
• 5:56
  it
• 5:56
  great?
• 5:57
  Absolutely.
• 5:58
  We
• 5:58
  were
• 5:58
  young,
• 5:58
  we
• 5:59
  could
• 5:59
  afford
• 5:59
  it,
• 6:00
  and
• 6:00
  we
• 6:00
  were
• 6:00
  riding
• 6:01
  around
• 6:01
  the
• 6:01
  catamaran.
• 6:02
  Nice.
• 6:03
  Is
• 6:03
  it
• 6:03
  the
• 6:03
  smartest
• 6:04
  financial
• 6:04
  decision?
• 6:05
  Absolutely
• 6:06
  not.
• 6:06
  Like
• 6:07
  if
• 6:07
  you
• 6:07
  could
• 6:07
  pay
• 6:08
  your
• 6:08
  house
• 6:08
  off
• 6:08
  in
• 6:08
  15
• 6:09
  years,
• 6:09
  pay
• 6:10
  it
• 6:10
  off.
• 6:11
  And
• 6:11
  again,
• 6:13
  now
• 6:13
  here's
• 6:14
  another
• 6:15
  rule.
• 6:15
  Like
• 6:15
  I'm
• 6:16
  a
• 6:16
  guy
• 6:16
  that.
• 6:18
  I'm
• 6:19
  a
• 6:19
  guy
• 6:19
  that
• 6:19
  will
• 6:19
  not
• 6:20
  pay
• 6:20
  off
• 6:20
  a
• 6:21
  loan
• 6:21
  one
• 6:21
  day
• 6:22
  early
• 6:23
  if
• 6:23
  it's
• 6:24
  amortized
• 6:24
  for
• 6:25
  15,
• 6:26
  30,
• 6:26
  500
• 6:27
  years.
• 6:28
  If
• 6:28
  it's
• 6:29
  got
• 6:29
  me
• 6:29
  at
• 6:30
  3%
• 6:31
  and
• 6:31
  I
• 6:31
  can
• 6:31
  go
• 6:31
  make
• 6:32
  13,
• 6:33
  right?
• 6:33
  Sure,
• 6:34
  depends.
• 6:35
  Okay,
• 6:35
  it's
• 6:35
  50
• 6:36
  year
• 6:36
  mortgage,
• 6:36
  but
• 6:37
  interest
• 6:38
  rate's
• 6:38
  12%.
• 6:39
  Well,
• 6:39
  I'm
• 6:40
  going
• 6:40
  to
• 6:40
  lose
• 6:40
  money.
• 6:41
  Yeah.
• 6:41
  You
• 6:41
  know,
• 6:42
  so
• 6:42
  here's
• 6:43
  30
• 6:43
  at
• 6:44
  7%
• 6:45
  and
• 6:46
  then
• 6:46
  I
• 6:47
  can
• 6:47
  actually
• 6:47
  not
• 6:48
  pay
• 6:48
  that
• 6:48
  mortgage
• 6:49
  a
• 6:49
  day
• 6:49
  early.
• 6:50
  Use
• 6:50
  the
• 6:50
  other
• 6:50
  7%
• 6:52
  or
• 6:52
  make
• 6:52
  the
• 6:52
  other
• 6:53
  7%
• 6:53
  by
• 6:54
  using
• 6:54
  the
• 6:54
  money.
• 6:54
  I'm
• 6:54
  not.
• 6:55
  You
• 6:55
  get
• 6:55
  it?
• 6:55
  You
• 6:55
  know,
• 6:56
  absolute
• 6:56
  general
• 6:57
  rule,
• 6:57
  you
• 6:57
  know,
• 6:58
  put
• 6:58
  it
• 6:58
  in
• 6:58
  the
• 6:58
  market,
• 6:58
  make
• 6:59
  12
• 6:59
  to
• 6:59
  13%,
• 7:00
  don't
• 7:01
  make
• 7:01
  extra
• 7:01
  payments
• 7:02
  on
• 7:02
  your
• 7:02
  house.
• 7:03
  That's
• 7:03
  my
• 7:03
  take.
• 7:04
  Plenty
• 7:04
  of
• 7:05
  people
• 7:05
  argue
• 7:05
  against
• 7:06
  it.
• 7:06
  Dave
• 7:06
  Ramsey,
• 7:08
  I
• 7:08
  think
• 7:08
  he
• 7:09
  falls
• 7:09
  with
• 7:09
  me
• 7:09
  on
• 7:09
  that
• 7:10
  one.
• 7:10
  But
• 7:10
  I
• 7:10
  can't
• 7:10
  remember
• 7:11
  kind
• 7:12
  of.
• 7:12
  Yeah,
• 7:12
  you
• 7:12
  know,
• 7:12
  he's,
• 7:13
  he's
• 7:13
  the
• 7:13
  heat.
• 7:13
  You
• 7:14
  know,
• 7:14
  Ramsey's
• 7:15
  rules
• 7:15
  are
• 7:15
  at
• 7:16
  least.
• 7:16
  Yeah.
• 7:16
  Pay
• 7:16
  off
• 7:16
  everything
• 7:17
  as
• 7:17
  soon
• 7:17
  as
• 7:17
  you
• 7:17
  can
• 7:17
  and
• 7:18
  then
• 7:18
  you
• 7:18
  have
• 7:18
  all
• 7:18
  the
• 7:18
  money
• 7:18
  that's
• 7:19
  yours.
• 7:19
  You're
• 7:19
  not
• 7:19
  paying
• 7:19
  anybody
• 7:20
  else
• 7:20
  for
• 7:20
  money.
• 7:20
  Right.
• 7:22
  And
• 7:22
  he
• 7:22
  does
• 7:22
  that
• 7:22
  unless
• 7:23
  you
• 7:23
  can.
• 7:23
  Use
• 7:23
  other
• 7:23
  people's
• 7:24
  money
• 7:24
  to
• 7:24
  make
• 7:24
  more
• 7:25
  money.
• 7:26
  And
• 7:26
  that
• 7:26
  falls
• 7:27
  under
• 7:27
  that.
• 7:27
  So.
• 7:28
  Well,
• 7:28
  here's
• 7:28
  the
• 7:28
  impact
• 7:29
  here
• 7:29
  on
• 7:29
  a
• 7:29
  50
• 7:30
  year
• 7:30
  loan.
• 7:31
  So
• 7:31
  we're
• 7:32
  gonna
• 7:32
  use
• 7:32
  some
• 7:32
  general
• 7:33
  numbers
• 7:33
  here.
• 7:33
  In
• 7:33
  my
• 7:34
  house,
• 7:34
  in
• 7:34
  my
• 7:34
  neighborhood
• 7:35
  here
• 7:36
  or
• 7:36
  my
• 7:36
  metro
• 7:37
  area,
• 7:37
  I
• 7:37
  couldn't
• 7:37
  buy
• 7:38
  a
• 7:38
  house
• 7:38
  for
• 7:38
  this.
• 7:38
  So
• 7:39
  it's
• 7:39
  just
• 7:39
  a
• 7:39
  kind
• 7:40
  of
• 7:40
  cool
• 7:41
  thing
• 7:41
  anyway.
• 7:41
  But
• 7:42
  if
• 7:42
  you
• 7:42
  had
• 7:42
  a
• 7:42
  $300,000
• 7:44
  loan
• 7:45
  at
• 7:46
  4%
• 7:46
  interest
• 7:47
  over
• 7:47
  30
• 7:47
  years,
• 7:48
  you
• 7:48
  got
• 7:48
  a
• 7:48
  monthly
• 7:49
  payment
• 7:49
  of
• 7:50
  about
• 7:50
  1432.
• 7:52
  So
• 7:53
  1,432
• 7:54
  bucks
• 7:54
  on
• 7:55
  that,
• 7:55
  on
• 7:56
  the
• 7:56
  same
• 7:56
  loan
• 7:57
  over
• 7:57
  50
• 7:58
  years,
• 7:59
  that
• 7:59
  takes
• 8:00
  it
• 8:00
  down
• 8:00
  to
• 8:01
  $1,100.
• 8:03
  So
• 8:03
  it
• 8:03
  takes
• 8:03
  your
• 8:04
  payment
• 8:04
  down
• 8:04
  by
• 8:04
  23%.
• 8:08
  So
• 8:09
  by
• 8:10
  adding
• 8:10
  the
• 8:10
  extra
• 8:11
  20
• 8:11
  years
• 8:11
  to
• 8:12
  it.
• 8:13
  So
• 8:14
  the
• 8:14
  benefit
• 8:15
  that
• 8:15
  I
• 8:15
  see
• 8:16
  is
• 8:17
  that
• 8:17
  it
• 8:17
  could
• 8:17
  get
• 8:18
  more
• 8:18
  people
• 8:18
  into
• 8:19
  entry
• 8:19
  level
• 8:20
  homeownership.
• 8:21
  Because
• 8:22
  now
• 8:22
  you're
• 8:22
  starting
• 8:22
  to
• 8:22
  get
• 8:23
  under
• 8:23
  there
• 8:23
  where
• 8:23
  it's
• 8:23
  cheaper
• 8:23
  to
• 8:24
  buy
• 8:24
  a
• 8:24
  house
• 8:24
  than
• 8:24
  it
• 8:24
  is
• 8:24
  to
• 8:24
  rent
• 8:25
  an
• 8:25
  apartment
• 8:25
  in
• 8:25
  many
• 8:26
  places
• 8:28
  and
• 8:29
  you
• 8:29
  get
• 8:29
  something
• 8:29
  back
• 8:30
  out
• 8:30
  of
• 8:30
  that.
• 8:32
  So
• 8:32
  that
• 8:32
  could
• 8:33
  help,
• 8:34
  you
• 8:34
  know,
• 8:34
  so
• 8:35
  you
• 8:35
  get
• 8:35
  the
• 8:35
  lower
• 8:35
  monthly
• 8:36
  payments
• 8:36
  on
• 8:37
  that,
• 8:38
  and
• 8:38
  that's
• 8:38
  good.
• 8:40
  And
• 8:40
  that
• 8:40
  extra
• 8:40
  what,
• 8:41
  332
• 8:42
  bucks
• 8:43
  could
• 8:43
  free
• 8:43
  up
• 8:44
  money
• 8:44
  that
• 8:44
  you're
• 8:45
  investing
• 8:46
  or
• 8:46
  paying
• 8:47
  off
• 8:47
  other
• 8:47
  stuff
• 8:47
  with
• 8:48
  as
• 8:48
  well.
• 8:50
  So
• 8:50
  that's
• 8:50
  what
• 8:50
  you
• 8:51
  do.
• 8:51
  That's
• 8:51
  what
• 8:51
  you
• 8:52
  do.
• 8:52
  And
• 8:52
  I
• 8:52
  like
• 8:52
  that.
• 8:53
  I
• 8:53
  like
• 8:53
  that.
• 8:54
  That's
• 8:55
  the
• 8:55
  real
• 8:55
  question.
• 8:56
  What
• 8:56
  kind
• 8:56
  of
• 8:56
  discipline
• 8:57
  do
• 8:57
  you
• 8:57
  have?
• 8:58
  Like
• 8:59
  if
• 8:59
  your
• 8:59
  grandpa,
• 9:00
  my
• 9:01
  grandpa,
• 9:01
  you're
• 9:01
  gonna
• 9:02
  pull
• 9:02
  that
• 9:02
  off.
• 9:02
  If
• 9:03
  you're
• 9:03
  me,
• 9:04
  I'm
• 9:05
  buying
• 9:05
  extra
• 9:06
  guitars
• 9:06
  every
• 9:07
  couple
• 9:07
  of
• 9:07
  months.
• 9:08
  Exactly,
• 9:09
  exactly.
• 9:10
  It's
• 9:10
  not
• 9:10
  gonna
• 9:10
  go
• 9:10
  where
• 9:11
  it
• 9:11
  should.
• 9:11
  Now
• 9:11
  they've
• 9:12
  been
• 9:12
  doing
• 9:12
  this
• 9:12
  in
• 9:12
  Japan
• 9:13
  for
• 9:13
  a
• 9:13
  while.
• 9:13
  So
• 9:13
  this
• 9:14
  isn't
• 9:14
  like
• 9:14
  some
• 9:14
  new
• 9:15
  thing.
• 9:16
  But
• 9:16
  like
• 9:16
  in
• 9:17
  Japan
• 9:17
  they
• 9:17
  allow
• 9:18
  prepayments
• 9:18
  without
• 9:19
  penalties,
• 9:20
  giving
• 9:21
  borrowers
• 9:21
  that
• 9:21
  flexibility
• 9:22
  to
• 9:22
  pay
• 9:22
  off
• 9:23
  early
• 9:24
  if
• 9:24
  they're
• 9:24
  making
• 9:24
  more
• 9:25
  money,
• 9:25
  you
• 9:25
  know,
• 9:25
  if
• 9:25
  they're
• 9:26
  five
• 9:26
  years
• 9:26
  into
• 9:26
  it.
• 9:26
  And
• 9:27
  like,
• 9:27
  wow,
• 9:27
  I
• 9:27
  got
• 9:27
  a
• 9:27
  huge
• 9:27
  raise.
• 9:28
  I
• 9:28
  was
• 9:28
  in
• 9:28
  a
• 9:28
  first
• 9:28
  time
• 9:29
  home
• 9:29
  buyer
• 9:29
  and
• 9:30
  now
• 9:31
  I
• 9:31
  got
• 9:31
  a
• 9:31
  better
• 9:31
  career.
• 9:31
  I'm
• 9:32
  not
• 9:32
  flipping
• 9:32
  burgers,
• 9:33
  I'm
• 9:33
  actually
• 9:33
  working
• 9:33
  at
• 9:33
  the,
• 9:34
  you
• 9:35
  know,
• 9:35
  working
• 9:35
  for
• 9:35
  the
• 9:35
  government
• 9:36
  or
• 9:36
  got
• 9:36
  something
• 9:36
  going
• 9:36
  on.
• 9:37
  They
• 9:37
  can
• 9:37
  go,
• 9:37
  oh,
• 9:37
  I'm
• 9:37
  going
• 9:37
  to
• 9:38
  pay
• 9:38
  it
• 9:38
  off
• 9:38
  earlier.
• 9:38
  They
• 9:39
  make
• 9:39
  it
• 9:39
  a
• 9:39
  30
• 9:39
  year,
• 9:40
  but
• 9:40
  it
• 9:40
  still
• 9:40
  has
• 9:40
  a
• 9:40
  50
• 9:41
  year
• 9:41
  if
• 9:41
  I
• 9:41
  want
• 9:41
  to.
• 9:43
  Okay.
• 9:46
  I
• 9:46
  see
• 9:47
  that.
• 9:47
  You
• 9:48
  know,
• 9:48
  penalty
• 9:48
  free.
• 9:49
  Great.
• 9:49
  Yeah,
• 9:50
  absolutely.
• 9:52
  Now
• 9:52
  when
• 9:52
  we
• 9:52
  come
• 9:52
  back
• 9:53
  here
• 9:53
  and.
• 9:53
  That,
• 9:54
  I
• 9:54
  mean
• 9:54
  that's
• 9:54
  ideal
• 9:55
  situation,
• 9:55
  right?
• 9:56
  No
• 9:57
  really
• 9:57
  need
• 9:57
  a
• 9:58
  home
• 9:58
  right
• 9:58
  now.
• 9:58
  Can't
• 9:59
  afford
• 9:59
  it
• 10:00
  like
• 10:00
  that.
• 10:01
  But
• 10:02
  if
• 10:02
  I
• 10:02
  could
• 10:02
  get
• 10:02
  it
• 10:02
  for
• 10:02
  this,
• 10:03
  just
• 10:03
  for
• 10:03
  the
• 10:03
  first
• 10:03
  five
• 10:04
  years,
• 10:04
  you
• 10:04
  know,
• 10:04
  almost
• 10:05
  kind
• 10:05
  of
• 10:05
  a
• 10:05
  balloon
• 10:05
  payment.
• 10:06
  Ideal.
• 10:07
  Although
• 10:07
  no
• 10:08
  balloon
• 10:08
  payment.
• 10:08
  But
• 10:09
  yeah,
• 10:09
  I
• 10:09
  mean
• 10:09
  that,
• 10:10
  that's
• 10:10
  great.
• 10:11
  Yeah.
• 10:12
  So
• 10:12
  Johnny,
• 10:12
  we're
• 10:12
  gonna
• 10:12
  watch
• 10:13
  a
• 10:13
  break
• 10:13
  here.
• 10:14
  Come
• 10:14
  back.
• 10:15
  I
• 10:15
  want
• 10:15
  to
• 10:15
  talk
• 10:15
  about
• 10:16
  the
• 10:16
  costs
• 10:16
  of
• 10:17
  this.
• 10:18
  What's
• 10:19
  it
• 10:19
  going
• 10:19
  to
• 10:19
  cost
• 10:19
  you
• 10:19
  to
• 10:20
  do
• 10:20
  this?
• 10:21
  How
• 10:21
  much
• 10:21
  extra
• 10:21
  does
• 10:22
  it
• 10:22
  cost
• 10:22
  you?
• 12:10
  We'll
• 12:10
  do
• 12:10
  that
• 12:10
  just
• 12:11
  as
• 12:11
  soon
• 12:11
  as
• 12:11
  around
• 12:12
  the
• 12:12
  House
• 12:12
  returns
• 12:13
  don't
• 12:13
  change
• 12:13
  that
• 12:13
  dial
• 12:33
  instrument.
• 12:37
  What's
• 12:37
  up?
• 12:37
  This
• 12:37
  is
• 12:37
  sticks
• 12:38
  it
• 12:38
  in
• 12:38
  you
• 12:38
  and.
• 12:39
  Satchel
• 12:39
  from
• 12:40
  Steel
• 12:40
  Panther
• 12:41
  and
• 12:41
  you
• 12:41
  are.
• 12:42
  Listening
• 12:42
  to
• 12:43
  around
• 12:43
  the
• 12:43
  House
• 12:44
  with
• 12:44
  Eric.
• 12:44
  G.
• 12:45
  Yeah,
• 12:46
  we
• 12:47
  love
• 12:47
  Eric
• 12:47
  G.
• 12:48
  And
• 12:48
  you
• 12:48
  should
• 12:48
  too.
• 12:51
  1987.
• 12:53
  Welcome

• 13:00
  Johnny,
• 13:00
  if
• 13:01
  anybody
• 13:01
  out
• 13:01
  there
• 13:02
  has

  for
• 13:03
  us,
• 13:03
  where
• 13:04
  do
• 13:04
  you
• 13:04
  think
• 13:04
  they
• 13:04
  should

  Yeah,

  give

  us
• 13:11
  your
• 13:11
  opinion
• 13:11
  on

  this

  particular
• 13:12
  subject.
• 13:13
  Let
• 13:13
  us
• 13:13
  know
• 13:13
  what
• 13:14
  kind
• 13:14
  of
• 13:14
  loan
• 13:14
  you're
• 13:14
  in
• 13:14
  or,
• 13:15
  or
• 13:15
  if
• 13:15
  you're
• 13:16
  having
• 13:16
  a
• 13:16
  bad
• 13:16
  time
• 13:16
  with
• 13:16
  a
• 13:17
  reverse
• 13:17
  mortgage
• 13:18
  or
• 13:19
  if
• 13:19
  you
• 13:19
  wish
• 13:19
  there
• 13:20
  was
• 13:20
  a
• 13:20
  50
• 13:20
  year
• 13:20
  loan
• 13:21
  because
• 13:22
  what
• 13:22
  would
• 13:22
  you
• 13:23
  do
• 13:23
  with
• 13:23
  the
• 13:23
  extra
• 13:23
  money?
• 13:24
  There's
• 13:25
  always
• 13:25
  been
• 13:25
  this
• 13:26
  whole
• 13:26
  life
• 13:27
  this
• 13:27
  is
• 13:27
  a,
• 13:27
  whatever
• 13:28
  lifelong
• 13:29
  question,
• 13:29
  right?
• 13:30
  Pay
• 13:30
  off
• 13:30
  your
• 13:30
  mortgage
• 13:30
  early,
• 13:31
  don't
• 13:31
  pay
• 13:31
  off
• 13:31
  your
• 13:31
  mortgage
• 13:32
  early.
• 13:32
  And
• 13:32
  there's
• 13:33
  definitely
• 13:33
  two
• 13:33
  divided
• 13:33
  sides.
• 13:34
  And
• 13:35
  not
• 13:35
  that
• 13:35
  anybody
• 13:35
  has
• 13:36
  the
• 13:36
  right
• 13:36
  answer.
• 13:37
  It's
• 13:37
  what
• 13:37
  makes
• 13:38
  you
• 13:38
  comfortable.
• 13:38
  And
• 13:39
  I'd
• 13:39
  be
• 13:40
  curious
• 13:40
  to
• 13:40
  see,
• 13:40
  please
• 13:41
  somebody,
• 13:41
  some
• 13:42
  folks
• 13:42
  out
• 13:42
  there
• 13:42
  listening
• 13:43
  to.
• 13:44
  Tax
• 13:44
  deductions
• 13:44
  if
• 13:44
  you're
• 13:45
  itemizing.
• 13:45
  So
• 13:45
  where's
• 13:46
  that
• 13:46
  land?
• 13:46
  There's
• 13:47
  a
• 13:47
  complex
• 13:47
  question.
• 13:49
  It
• 13:49
  is
• 13:49
  and
• 13:49
  it
• 13:49
  affects
• 13:50
  a
• 13:50
  lot
• 13:50
  of
• 13:50
  things
• 13:50
  in
• 13:51
  your
• 13:51
  life,
• 13:51
  including
• 13:52
  comfort
• 13:52
  of
• 13:52
  living.
• 13:53
  So
• 13:54
  love
• 13:54
  to
• 13:54
  hear
• 13:54
  some
• 13:54
  stories
• 13:55
  out
• 13:55
  there.
• 13:55
  We
• 13:55
  took
• 13:56
  a
• 13:56
  15
• 13:56
  year
• 13:56
  mortgage
• 13:57
  because
• 13:57
  we
• 13:57
  wanted
• 13:57
  to
• 13:57
  pay
• 13:58
  it
• 13:58
  off
• 13:58
  early
• 13:58
  because
• 13:58
  we
• 13:59
  wanted
• 13:59
  to
• 13:59
  do
• 13:59
  X,
• 13:59
  Y
• 14:00
  and
• 14:00
  Z.
• 14:01
  That
• 14:01
  can
• 14:01
  make
• 14:01
  perfect
• 14:02
  sense.
• 14:02
  We
• 14:02
  got
• 14:02
  a
• 14:03
  settlement
• 14:03
  and
• 14:03
  paid
• 14:04
  off
• 14:04
  our
• 14:04
  mortgage
• 14:04
  first
• 14:05
  thing
• 14:05
  and
• 14:05
  then
• 14:06
  took
• 14:07
  what
• 14:07
  we
• 14:07
  got
• 14:07
  from
• 14:07
  that
• 14:08
  house
• 14:08
  and
• 14:08
  built
• 14:08
  a
• 14:09
  house
• 14:10
  free
• 14:10
  and
• 14:10
  clear.
• 14:11
  There's
• 14:11
  a
• 14:11
  million
• 14:11
  different
• 14:12
  situations,
• 14:13
  but
• 14:14
  no,
• 14:14
  it'd
• 14:14
  be
• 14:14
  a
• 14:14
  hoot
• 14:15
  to
• 14:15
  hear
• 14:15
  about
• 14:15
  some
• 14:15
  of
• 14:16
  you
• 14:16
  alls
• 14:17
  and
• 14:17
  bring
• 14:18
  them
• 14:18
  up
• 14:18
  on
• 14:18
  the
• 14:18
  next
• 14:18
  episode
• 14:19
  and
• 14:19
  revisit
• 14:19
  this
• 14:19
  because
• 14:20
  this
• 14:20
  has
• 14:20
  always
• 14:21
  been
• 14:21
  a
• 14:21
  fight
• 14:21
  I've
• 14:21
  had
• 14:22
  with
• 14:22
  friends.
• 14:22
  Not
• 14:22
  a
• 14:23
  fight,
• 14:23
  but
• 14:23
  always
• 14:24
  been
• 14:24
  a
• 14:24
  no,
• 14:24
  you're
• 14:25
  a
• 14:25
  fool.
• 14:25
  No,
• 14:25
  you're
• 14:26
  a
• 14:26
  fool.
• 14:26
  Including
• 14:26
  my
• 14:27
  mother.
• 14:27
  It's
• 14:28
  a
• 14:28
  hot
• 14:28
  subject,
• 14:28
  brother.
• 14:30
  Love
• 14:30
  to
• 14:30
  get
• 14:30
  some
• 14:31
  outside
• 14:31
  opinions.
• 14:32
  Yeah,
• 14:32
  absolutely,
• 14:33
  man.
• 14:33
  When
• 14:33
  we
• 14:34
  went
• 14:34
  out
• 14:34
  to
• 14:34
  break,
• 14:35
  I
• 14:36
  tell
• 14:36
  you
• 14:36
  what,
• 14:36
  we
• 14:37
  told
• 14:37
  the
• 14:37
  good
• 14:37
  part
• 14:38
  of
• 14:38
  the
• 14:38
  story.
• 14:38
  Now
• 14:38
  here's
• 14:39
  the
• 14:39
  more
• 14:39
  expensive
• 14:40
  part
• 14:40
  of
• 14:40
  the
• 14:41
  story.
• 14:42
  The
• 14:42
  cons
• 14:42
  of
• 14:42
  what
• 14:43
  a
• 14:43
  50
• 14:43
  year
• 14:43
  loan
• 14:43
  would
• 14:44
  be
• 14:44
  and
• 14:45
  total
• 14:45
  higher
• 14:45
  interest
• 14:46
  costs.
• 14:46
  Of
• 14:46
  course
• 14:47
  that
• 14:47
  seems
• 14:47
  obvious,
• 14:48
  but
• 14:48
  there
• 14:48
  is
• 14:48
  a
• 14:48
  serious
• 14:49
  number
• 14:49
  to
• 14:49
  that.
• 14:49
  Before
• 14:50
  we
• 14:50
  were
• 14:50
  talking
• 14:51
  about
• 14:51
  like
• 14:51
  a
• 14:51
  what
• 14:51
  a
• 14:51
  $300,000
• 14:53
  loan
• 14:53
  of
• 14:53
  4%
• 14:53
  would
• 14:54
  be.
• 14:55
  Now
• 14:56
  at
• 14:56
  a
• 14:56
  30
• 14:56
  year
• 14:57
  loan,
• 14:57
  your
• 14:58
  total
• 14:58
  interest
• 14:58
  would
• 14:59
  be
• 14:59
  $215,600.
• 15:03
  But
• 15:03
  at
• 15:03
  a
• 15:03
  50
• 15:03
  year
• 15:04
  loan,
• 15:04
  adding
• 15:05
  20%
• 15:06
  of
• 15:06
  that
• 15:06
  onto
• 15:07
  that,
• 15:07
  you're
• 15:08
  at
• 15:08
  360,000
• 15:10
  in
• 15:10
  total
• 15:10
  interest,
• 15:11
  a
• 15:12
  67%
• 15:13
  increase
• 15:14
  of
• 15:14
  interest.
• 15:15
  So
• 15:16
  to
• 15:16
  me
• 15:16
  that
• 15:16
  kind
• 15:17
  of
• 15:17
  reduces
• 15:17
  long
• 15:18
  term
• 15:18
  wealth
• 15:18
  accumulation
• 15:20
  off
• 15:20
  of
• 15:20
  that
• 15:21
  because
• 15:21
  you're
• 15:21
  paying
• 15:21
  a
• 15:22
  lot
• 15:22
  more
• 15:22
  on
• 15:22
  that.
• 15:22
  You're
• 15:23
  taking
• 15:23
  another
• 15:23
  150
• 15:24
  off
• 15:24
  the
• 15:24
  top
• 15:25
  basically
• 15:25
  in
• 15:25
  round
• 15:26
  numbers.
• 15:26
  And
• 15:27
  so
• 15:27
  that's
• 15:27
  interesting.
• 15:29
  Also
• 15:29
  I
• 15:30
  see
• 15:30
  that
• 15:30
  you
• 15:30
  could
• 15:31
  be
• 15:31
  building
• 15:31
  slower
• 15:32
  equity,
• 15:32
  right?
• 15:33
  If
• 15:33
  you've
• 15:33
  got
• 15:33
  a
• 15:34
  50
• 15:34
  year
• 15:34
  loan
• 15:34
  and
• 15:35
  you're
• 15:35
  not
• 15:35
  accounting
• 15:36
  for,
• 15:36
  you
• 15:37
  know,
• 15:37
  the
• 15:37
  real
• 15:37
  estate
• 15:37
  market
• 15:38
  right
• 15:38
  now
• 15:38
  is
• 15:38
  not
• 15:38
  booming
• 15:39
  here
• 15:39
  in
• 15:39
  the
• 15:39
  States.
• 15:40
  Across
• 15:41
  the
• 15:41
  country
• 15:41
  you
• 15:41
  have
• 15:42
  places
• 15:42
  that
• 15:42
  are
• 15:42
  doing
• 15:42
  okay.
• 15:43
  Many
• 15:44
  places
• 15:44
  are
• 15:44
  getting
• 15:44
  better
• 15:45
  or
• 15:45
  falling
• 15:45
  behind.
• 15:46
  If
• 15:47
  you
• 15:47
  got
• 15:47
  a
• 15:47
  slow
• 15:48
  roll
• 15:48
  over
• 15:48
  50
• 15:49
  years
• 15:49
  of
• 15:49
  equity
• 15:51
  making
• 15:51
  those
• 15:51
  payments,
• 15:52
  you
• 15:52
  could
• 15:52
  be
• 15:53
  five
• 15:53
  years
• 15:53
  into
• 15:53
  that.
• 15:54
  And
• 15:54
  if
• 15:54
  you've
• 15:54
  been
• 15:54
  just
• 15:54
  making
• 15:54
  the
• 15:55
  Minimum
• 15:55
  payments.
• 15:56
  You're
• 15:56
  not
• 15:56
  going
• 15:57
  to
• 15:57
  see
• 15:57
  much
• 15:57
  of
• 15:57
  a
• 15:57
  difference
• 15:58
  on
• 15:59
  what
• 15:59
  your
• 15:59
  equity
• 16:00
  is
• 16:01
  from
• 16:01
  your
• 16:01
  payments
• 16:01
  because
• 16:02
  a
• 16:02
  lot
• 16:02
  of
• 16:02
  that's
• 16:02
  going
• 16:03
  to
• 16:03
  interest
• 16:04
  on
• 16:04
  the
• 16:04
  front
• 16:04
  end.
• 16:05
  All
• 16:06
  but
• 16:06
  $2.
• 16:07
  You
• 16:07
  go
• 16:07
  to
• 16:07
  sell
• 16:07
  it,
• 16:07
  you
• 16:08
  could
• 16:08
  be
• 16:08
  a
• 16:08
  wash
• 16:08
  or
• 16:08
  even
• 16:09
  upside
• 16:09
  down
• 16:09
  in
• 16:09
  it.
• 16:10
  Yeah.
• 16:10
  You
• 16:11
  know
• 16:11
  what
• 16:11
  I
• 16:11
  mean?
• 16:12
  It's
• 16:12
  kind
• 16:12
  of
• 16:12
  like
• 16:12
  having
• 16:13
  a
• 16:13
  five
• 16:13
  year
• 16:13
  car
• 16:13
  loan.
• 16:14
  You
• 16:15
  go
• 16:15
  to
• 16:15
  trade
• 16:15
  it
• 16:15
  in
• 16:15
  two
• 16:15
  years
• 16:16
  and
• 16:16
  they're
• 16:16
  like,
• 16:16
  man,
• 16:16
  you
• 16:16
  still
• 16:17
  owe
• 16:17
  more
• 16:17
  than
• 16:17
  this,
• 16:18
  this
• 16:18
  thing's
• 16:18
  worth.
• 16:18
  And
• 16:18
  you're
• 16:19
  like,
• 16:19
  what
• 16:19
  are
• 16:19
  you
• 16:19
  talking
• 16:20
  about?
• 16:20
  I've
• 16:21
  done
• 16:21
  that
• 16:22
  math
• 16:22
  before
• 16:22
  and
• 16:23
  it
• 16:23
  didn't
• 16:23
  work.
• 16:24
  So
• 16:24
  that's
• 16:25
  actually
• 16:25
  a
• 16:25
  really
• 16:25
  good
• 16:26
  point.
• 16:26
  That
• 16:26
  can
• 16:26
  be
• 16:26
  super
• 16:27
  dangerous
• 16:27
  because
• 16:27
  yeah,
• 16:28
  you're
• 16:29
  really
• 16:29
  not
• 16:29
  making
• 16:29
  a
• 16:30
  dent
• 16:31
  in,
• 16:31
  in
• 16:32
  what
• 16:32
  would
• 16:32
  show
• 16:32
  as
• 16:33
  equity
• 16:33
  in
• 16:34
  your
• 16:34
  home
• 16:35
  for
• 16:35
  a
• 16:36
  lot
• 16:36
  of
• 16:37
  years
• 16:38
  when
• 16:38
  it's
• 16:38
  amortized
• 16:39
  out
• 16:39
  so
• 16:39
  long.
• 16:41
  Yeah.
• 16:41
  So
• 16:41
  you're
• 16:41
  doing
• 16:42
  fundamental
• 16:42
  math.
• 16:43
  Even
• 16:43
  at
• 16:43
  just
• 16:44
  30
• 16:44
  years.
• 16:45
  The
• 16:45
  first
• 16:45
  five
• 16:46
  years
• 16:46
  is
• 16:46
  just
• 16:46
  interest.
• 16:47
  You
• 16:47
  go
• 16:47
  to
• 16:48
  sell
• 16:48
  and
• 16:48
  unless
• 16:48
  the
• 16:49
  market's
• 16:49
  gone
• 16:49
  crazy,
• 16:50
  you're
• 16:50
  like,
• 16:51
  we
• 16:51
  didn't,
• 16:51
  we
• 16:52
  haven't
• 16:52
  made
• 16:52
  a
• 16:52
  dime
• 16:52
  because
• 16:53
  we've
• 16:53
  just
• 16:54
  been
• 16:54
  paying
• 16:54
  the
• 16:54
  interest
• 16:55
  down.
• 16:55
  Which
• 16:55
  is
• 16:55
  why
• 16:56
  a
• 16:56
  lot
• 16:56
  of
• 16:56
  people
• 16:56
  make
• 16:57
  that
• 16:57
  extra
• 16:57
  payment.
• 16:59
  And
• 16:59
  it
• 16:59
  is
• 17:00
  effective.
• 17:01
  Yeah.
• 17:02
  10
• 17:02
  years
• 17:02
  on
• 17:02
  a
• 17:02
  50
• 17:03
  year.
• 17:03
  On
• 17:03
  a
• 17:03
  50
• 17:04
  year
• 17:04
  loan,
• 17:05
  the
• 17:05
  borrowers
• 17:06
  probably
• 17:06
  paid
• 17:07
  down
• 17:07
  10%
• 17:08
  of
• 17:08
  the
• 17:08
  principal
• 17:10
  where
• 17:10
  it
• 17:11
  would
• 17:11
  be
• 17:11
  20%
• 17:12
  on
• 17:12
  a
• 17:13
  30
• 17:13
  year
• 17:13
  loan.
• 17:14
  Big
• 17:14
  difference.
• 17:15
  It
• 17:16
  makes
• 17:16
  a
• 17:16
  big
• 17:16
  difference.
• 17:17
  And
• 17:17
  especially,
• 17:18
  first
• 17:18
  of
• 17:18
  all,
• 17:18
  I
• 17:19
  don't,
• 17:19
  I
• 17:19
  don't
• 17:20
  know
• 17:20
  anybody
• 17:21
  that
• 17:21
  stayed
• 17:21
  in
• 17:22
  a
• 17:22
  house
• 17:22
  for
• 17:22
  50
• 17:23
  years.
• 17:23
  My
• 17:23
  grandparents
• 17:24
  stayed
• 17:24
  in
• 17:25
  that
• 17:25
  one
• 17:25
  house
• 17:26
  for
• 17:26
  35
• 17:27
  or
• 17:27
  maybe
• 17:28
  40.
• 17:29
  But
• 17:29
  point
• 17:29
  being
• 17:29
  is
• 17:30
  that
• 17:30
  the
• 17:30
  odds
• 17:31
  are
• 17:31
  pretty
• 17:31
  good
• 17:31
  you're
• 17:31
  going
• 17:31
  to
• 17:32
  move
• 17:32
  anyway.
• 17:32
  And
• 17:32
  when
• 17:33
  you
• 17:33
  move,
• 17:33
  you
• 17:33
  want
• 17:34
  the
• 17:34
  biggest
• 17:34
  amount
• 17:34
  of
• 17:34
  equity
• 17:35
  you
• 17:35
  can
• 17:35
  possibly
• 17:35
  have
• 17:36
  in
• 17:36
  there.
• 17:37
  If
• 17:37
  it
• 17:37
  takes
• 17:37
  that
• 17:38
  to
• 17:38
  get
• 17:38
  into
• 17:38
  a
• 17:38
  house
• 17:39
  for
• 17:39
  the
• 17:39
  first,
• 17:39
  like
• 17:40
  you
• 17:40
  said,
• 17:40
  Eric,
• 17:40
  the
• 17:40
  first
• 17:41
  five
• 17:41
  years
• 17:41
  or
• 17:41
  so
• 17:42
  or
• 17:42
  three
• 17:42
  years
• 17:43
  and
• 17:43
  there's
• 17:44
  no
• 17:44
  penalties
• 17:44
  to
• 17:45
  adjust
• 17:45
  and
• 17:45
  bump
• 17:46
  it
• 17:46
  down
• 17:46
  to
• 17:46
  a
• 17:46
  30.
• 17:47
  Okay,
• 17:48
  maybe
• 17:48
  that's
• 17:49
  the
• 17:49
  plan.
• 17:49
  But
• 17:50
  I
• 17:50
  think
• 17:50
  the
• 17:50
  bigger
• 17:51
  topic
• 17:51
  is
• 17:51
  you
• 17:52
  have
• 17:52
  to
• 17:52
  consider
• 17:53
  all
• 17:53
  these
• 17:53
  different
• 17:54
  situations
• 17:55
  and
• 17:56
  what
• 17:56
  they
• 17:56
  look
• 17:57
  like.
• 17:57
  Run
• 17:57
  them
• 17:57
  out,
• 17:57
  run
• 17:58
  them
• 17:58
  through
• 17:58
  your
• 17:58
  head
• 17:58
  and
• 17:58
  go,
• 17:59
  if
• 17:59
  we're
• 18:00
  just
• 18:00
  paying
• 18:00
  interest
• 18:00
  for
• 18:01
  the
• 18:01
  first
• 18:01
  five
• 18:01
  years,
• 18:02
  you're
• 18:02
  going
• 18:02
  to
• 18:02
  walk
• 18:03
  out
• 18:03
  with
• 18:03
  nothing.
• 18:04
  Yeah,
• 18:05
  it's
• 18:05
  a
• 18:05
  lot,
• 18:05
  it's
• 18:05
  a
• 18:05
  lot
• 18:06
  of
• 18:06
  math,
• 18:06
  a
• 18:06
  lot
• 18:06
  to
• 18:06
  consider.
• 18:07
  When
• 18:07
  you
• 18:08
  think
• 18:08
  about
• 18:08
  Japan.
• 18:08
  So
• 18:09
  they
• 18:09
  have
• 18:09
  50
• 18:09
  year
• 18:09
  loans.
• 18:10
  They
• 18:11
  also
• 18:11
  have
• 18:11
  hundred
• 18:12
  year
• 18:12
  multi
• 18:13
  generational
• 18:14
  ones.
• 18:14
  Oh
• 18:15
  geez,
• 18:16
  I
• 18:16
  can't
• 18:16
  imagine
• 18:17
  that.
• 18:18
  Hey
• 18:18
  kids,
• 18:19
  by
• 18:19
  the
• 18:19
  way,
• 18:19
  welcome
• 18:20
  to
• 18:20
  college.
• 18:21
  You
• 18:22
  get
• 18:22
  the
• 18:22
  mortgage
• 18:22
  in
• 18:22
  10
• 18:23
  years.
• 18:23
  Yeah.
• 18:24
  I
• 18:24
  don't
• 18:24
  want
• 18:24
  to
• 18:24
  live
• 18:24
  in
• 18:24
  this
• 18:25
  house.
• 18:25
  Too
• 18:25
  bad.
• 18:26
  Yeah.
• 18:26
  I
• 18:26
  don't
• 18:27
  how
• 18:27
  the
• 18:27
  numbers
• 18:28
  even
• 18:28
  make
• 18:28
  sense
• 18:29
  on
• 18:29
  things
• 18:29
  like
• 18:29
  that.
• 18:29
  That
• 18:30
  just
• 18:30
  keeps
• 18:30
  naughty.
• 18:31
  All
• 18:31
  right,
• 18:32
  let's
• 18:32
  wrap
• 18:32
  a
• 18:32
  bow
• 18:33
  around
• 18:33
  that
• 18:33
  one.
• 18:33
  And
• 18:33
  again,
• 18:33
  if
• 18:34
  you
• 18:34
  guys
• 18:34
  have
• 18:34
  comments
• 18:34
  on
• 18:35
  that
• 18:35
  one,
• 18:35
  you
• 18:35
  want
• 18:35
  to
• 18:35
  say
• 18:35
  something
• 18:36
  about
• 18:36
  it,
• 18:37
  make
• 18:37
  sure
• 18:37
  and
• 18:37
  email
• 18:38

  it's

  there's

  so
• 18:47
  many
• 18:47
  different
• 18:47
  situations
• 18:48
  and
• 18:48
  so
• 18:49
  many
• 18:49
  different

  reasons
• 18:51
  for
• 18:51
  doing
• 18:51
  it
• 18:52
  a
• 18:52
  multitude
• 18:53
  of
• 18:53
  ways.
• 18:54
  Absolutely.
• 18:55
  And
• 18:55
  they
• 18:55
  all
• 18:55
  could
• 18:56
  make
• 18:56
  sense.
• 18:56
  It's
• 18:56
  just
• 18:57
  I
• 18:58
  love
• 18:58
  hearing
• 18:58
  about
• 18:58
  the
• 18:58
  options
• 18:59
  and
• 18:59
  how
• 18:59
  people
• 18:59
  have
• 19:00
  utilized
• 19:00
  that
• 19:00
  and
• 19:01
  what
• 19:01
  they
• 19:01
  regret
• 19:02
  accomplished.
• 19:04
  Absolutely.
• 19:05
  Now,
• 19:05
  the
• 19:05
  next
• 19:05
  one
• 19:06
  here
• 19:06
  is
• 19:06
  something
• 19:06
  that
• 19:07
  I
• 19:07
  ran
• 19:07
  into
• 19:08
  here,
• 19:09
  and
• 19:09
  this
• 19:09
  is
• 19:09
  just
• 19:09
  over
• 19:10
  the
• 19:10
  last
• 19:10
  couple
• 19:10
  months.
• 19:10
  I
• 19:11
  didn't
• 19:11
  even
• 19:11
  realize
• 19:11
  it
• 19:12
  because
• 19:12
  I'm
• 19:12
  not
• 19:12
  in
• 19:12
  an
• 19:12
  hoa.
• 19:13
  We're
• 19:14
  seeing
• 19:14
  a
• 19:14
  huge
• 19:15
  trend
• 19:15
  in
• 19:15
  the
• 19:15
  States
• 19:16
  where
• 19:16
  large
• 19:16
  builders,
• 19:17
  these
• 19:17
  are
• 19:17
  those
• 19:17
  big
• 19:18
  national
• 19:18
  builders
• 19:19
  that
• 19:19
  are
• 19:20
  putting
• 19:20
  in
• 19:21
  townhome
• 19:22
  projects
• 19:22
  or
• 19:23
  residential
• 19:23
  communities
• 19:24
  where
• 19:24
  the
• 19:24
  houses
• 19:25
  are
• 19:25
  pretty
• 19:25
  tight
• 19:25
  together,
• 19:26
  that
• 19:26
  kind
• 19:26
  of
• 19:27
  stuff.
• 19:27
  Large
• 19:28
  builders
• 19:29
  are
• 19:29
  running
• 19:30
  the
• 19:30
  HOAs
• 19:31
  for
• 19:32
  the
• 19:32
  communities
• 19:32
  they
• 19:32
  build.
• 19:33
  Yeah,
• 19:34
  We've
• 19:34
  touched
• 19:35
  on
• 19:35
  this
• 19:35
  before.
• 19:36
  Yeah.
• 19:36
  And
• 19:36
  I
• 19:36
  want
• 19:37
  to
• 19:37
  go
• 19:37
  off
• 19:37
  on
• 19:37
  this
• 19:37
  because
• 19:37
  the
• 19:38
  more
• 19:38
  I
• 19:38
  see,
• 19:38
  the
• 19:38
  more
• 19:39
  I
• 19:39
  go,
• 19:39
  wow,
• 19:40
  this
• 19:41
  is
• 19:41
  incredible.
• 19:43
  Monkeys
• 19:43
  running
• 19:43
  the
• 19:44
  zoo.
• 19:45
  What's
• 19:45
  going
• 19:45
  on
• 19:45
  now
• 19:46
  is
• 19:46
  you're
• 19:46
  getting
• 19:46
  a
• 19:47
  community
• 19:47
  being
• 19:47
  built,
• 19:48
  and
• 19:49
  the
• 19:50
  home
• 19:50
  builders
• 19:50
  retain
• 19:51
  control
• 19:51
  of
• 19:51
  the
• 19:51
  HOA
• 19:52
  board
• 19:52
  during
• 19:52
  the
• 19:53
  initial
• 19:54
  phases
• 19:54
  of
• 19:55
  community
• 19:55
  development,
• 19:56
  sometimes
• 19:56
  for
• 19:57
  years,
• 19:57
  until
• 19:58
  a
• 19:58
  certain
• 19:58
  percentage
• 19:59
  of
• 19:59
  homes
• 19:59
  are
• 19:59
  sold.
• 20:00
  But
• 20:00
  the
• 20:01
  crazy
• 20:01
  part
• 20:01
  is
• 20:01
  that
• 20:01
  if
• 20:02
  you're
• 20:02
  complaining
• 20:02
  about
• 20:02
  it,
• 20:03
  you're
• 20:03
  complaining
• 20:03
  to
• 20:03
  the
• 20:04
  builder.
• 20:04
  And
• 20:04
  the
• 20:04
  builder
• 20:04
  goes,
• 20:04
  yeah,
• 20:05
  HOA
• 20:05
  board
• 20:05
  said
• 20:06
  no.
• 20:06
  They
• 20:06
  hired
• 20:07
  the
• 20:07
  HOA
• 20:07
  board.
• 20:08
  Yeah.
• 20:09
  They're
• 20:09
  their
• 20:09
  employees.
• 20:10
  Their
• 20:11
  interest
• 20:11
  is,
• 20:11
  number
• 20:12
  one,
• 20:12
  where
• 20:12
  the
• 20:12
  residence
• 20:13
  is
• 20:13
  number
• 20:13
  two.
• 20:14
  And
• 20:15
  that's
• 20:15
  kind
• 20:15
  of
• 20:16
  interesting.
• 20:16
  But
• 20:17
  here's
• 20:17
  what
• 20:17
  I'm
• 20:18
  seeing.
• 20:18
  And
• 20:18
  before
• 20:19
  we're
• 20:19
  heading
• 20:19
  out
• 20:19
  to
• 20:19
  break
• 20:19
  here
• 20:20
  in
• 20:20
  a
• 20:20
  second,
• 20:21
  what
• 20:21
  I'm
• 20:21
  seeing
• 20:22
  is
• 20:22
  they're
• 20:22
  staying
• 20:23
  on
• 20:23
  board
• 20:23
  still.
• 20:24
  So
• 20:24
  the
• 20:24
  one
• 20:24
  here
• 20:25
  where
• 20:25
  my
• 20:25
  girlfriend's
• 20:26
  house
• 20:27
  is,
• 20:28
  they're
• 20:28
  still
• 20:29
  in
• 20:29
  control
• 20:29
  of
• 20:29
  this
• 20:30
  thing
• 20:30
  seven
• 20:31
  years
• 20:31
  later.
• 20:32
  They're
• 20:33
  the
• 20:33
  kind
• 20:33
  of
• 20:33
  ghost
• 20:34
  company
• 20:34
  behind
• 20:35
  it.
• 20:35
  I
• 20:35
  want
• 20:36
  to
• 20:36
  understand
• 20:36
  how
• 20:36
  that
• 20:37
  works.
• 20:38
  I'll
• 20:38
  let
• 20:38
  you
• 20:38
  go.
• 20:38
  But,
• 20:39
  yeah,
• 20:40
  it's
• 20:40
  crazy.
• 20:41
  Now,
• 20:42
  what
• 20:42
  happens,
• 20:42
  though,
• 20:43
  when
• 20:43
  you
• 20:43
  have
• 20:43
  a
• 20:44
  builder
• 20:44
  that
• 20:45
  built
• 20:45
  things
• 20:46
  incorrectly,
• 20:47
  or
• 20:47
  what
• 20:47
  you
• 20:48
  and
• 20:48
  I
• 20:48
  would
• 20:48
  call
• 20:48
  defects
• 20:49
  in
• 20:49
  construction
• 20:50
  of
• 20:50
  materials.
• 20:51
  They
• 20:51
  make
• 20:52
  sure
• 20:52
  the
• 20:52
  HOA
• 20:53
  covers
• 20:53
  it
• 20:53
  and
• 20:53
  charges
• 20:54
  the
• 20:54
  homeowner
• 20:54
  for
• 20:54
  it
• 20:55
  because
• 20:55
  they
• 20:55
  don't
• 20:55
  want
• 20:55
  to
• 20:56
  get
• 20:56
  sued.
• 20:57
  But
• 20:57
  if
• 20:57
  they
• 20:57
  deal
• 20:58
  with
• 20:58
  that
• 20:58
  through
• 20:58
  the
• 20:58
  HOA
• 20:59
  and
• 20:59
  it
• 20:59
  gets
• 20:59
  fixed,
• 21:00
  you're
• 21:00
  eliminating
• 21:01
  the
• 21:01
  liability
• 21:02
  of
• 21:02
  the
• 21:03
  builder.
• 21:04
  The
• 21:04
  HOA
• 21:05
  is
• 21:05
  not
• 21:05
  going
• 21:05
  to
• 21:05
  sue
• 21:06
  the
• 21:07
  builder
• 21:07
  for
• 21:07
  defects
• 21:08
  in
• 21:08
  materials,
• 21:09
  siting,
• 21:09
  falling
• 21:10
  off.
• 21:10
  We're
• 21:11
  going
• 21:11
  to
• 21:11
  have
• 21:11
  some
• 21:11
  issues.
• 21:11
  Now
• 21:12
  when
• 21:12
  we
• 21:12
  come
• 21:12
  back,
• 21:12
  I
• 21:12
  want
• 21:12
  to
• 21:13
  talk
• 21:13
  about
• 21:13
  some
• 21:13
  of
• 21:13
  the
• 21:13
  other
• 21:13
  stuff
• 21:14
  that
• 21:14
  we're
• 21:14
  seeing
• 21:14
  with
• 21:14
  this
• 21:15
  and
• 21:16
  stuff
• 21:16
  that
• 21:16
  you
• 21:17
  need

  just

• 23:21

• 23:21
  I'd
• 23:22
  love
• 23:22
  to
• 23:22
  hear
• 23:22
  your
• 23:22
  HOA
• 23:23
  stories
• 23:24
  because
• 23:24
  I
• 23:24
  know
• 23:24
  you've
• 23:25
  got
• 23:25
  them.
• 23:26
  You
• 23:26
  know,
• 23:26
  there's
• 23:27
  people
• 23:27
  out
• 23:27
  there
• 23:27
  that
• 23:27
  have
• 23:28
  dedicated
• 23:29
  YouTube
• 23:29
  channels
• 23:30
  for
• 23:30
  this
• 23:30
  subject.
• 23:31
  So
• 23:31
  you
• 23:31
  gotta
• 23:31
  have
• 23:31
  some
• 23:31
  out
• 23:32
  there.
• 23:33
  And
• 23:33
  I've
• 23:34
  never
• 23:34
  really
• 23:34
  been
• 23:34
  in
• 23:34
  one.
• 23:35
  Johnny,
• 23:36
  you've
• 23:36
  never
• 23:37
  really
• 23:37
  been
• 23:37
  in
• 23:37
  one.
• 23:37
  I
• 23:38
  am
• 23:38
  in
• 23:38
  one
• 23:38
  now
• 23:39
  and
• 23:40
  I
• 23:40
  tell
• 23:40
  you
• 23:41
  what
• 23:41
  it
• 23:41
  is.
• 23:42
  The
• 23:42
  one
• 23:42
  I'm
• 23:43
  in
• 23:43
  is
• 23:43
  really
• 23:44
  scammy.
• 23:45
  And
• 23:45
  it's
• 23:45
  a
• 23:45
  national
• 23:46
  home
• 23:46
  builder
• 23:46
  that
• 23:47
  if
• 23:47
  I
• 23:47
  name
• 23:47
  the
• 23:47
  name,
• 23:47
  which
• 23:48
  I
• 23:48
  won't.
• 23:49
  But
• 23:50
  for
• 23:50
  instance,
• 23:51
  what
• 23:51
  they
• 23:51
  do
• 23:52
  here
• 23:52
  is
• 23:53
  they'll
• 23:53
  send
• 23:53
  out
• 23:53
  a
• 23:54
  message
• 23:54
  on
• 23:54
  Sunday
• 23:55
  or
• 23:55
  Monday
• 23:55
  or
• 23:55
  whatever
• 23:56
  and
• 23:56
  go,
• 23:57
  all
• 23:57
  right,
• 23:57
  we've
• 23:57
  got
• 23:57
  an
• 23:58
  HOA
• 23:58
  meeting
• 23:58
  on
• 23:59
  Tuesday
• 23:59
  at
• 24:00
  2
• 24:00
  o'.
• 24:00
  Clock.
• 24:01
  Yeah,
• 24:02
  everybody's
• 24:02
  work.
• 24:03
  Thanks.
• 24:03
  Yeah,
• 24:04
  nobody's
• 24:04
  coming
• 24:04
  to
• 24:04
  that.
• 24:04
  Nobody's
• 24:05
  coming
• 24:05
  to
• 24:05
  that.
• 24:06
  So
• 24:06
  I
• 24:06
  think
• 24:06
  what
• 24:06
  I'm
• 24:07
  going
• 24:07
  to
• 24:07
  start
• 24:07
  doing
• 24:07
  is
• 24:08
  I'm
• 24:09
  going
• 24:09
  to
• 24:09
  be
• 24:09
  a
• 24:09
  little
• 24:09
  proactive
• 24:10
  in
• 24:10
  this.
• 24:11
  I
• 24:11
  think
• 24:11
  when
• 24:12
  that
• 24:12
  happens,
• 24:12
  I'm
• 24:12
  going
• 24:12
  to
• 24:13
  surprise
• 24:14
  and
• 24:14
  I'm
• 24:14
  going
• 24:14
  to
• 24:14
  start
• 24:15
  showing
• 24:15
  up
• 24:16
  and
• 24:16
  then
• 24:16
  I'm
• 24:17
  going
• 24:17
  to
• 24:17
  bring
• 24:17
  my
• 24:17
  camera
• 24:18
  and
• 24:18
  record
• 24:18
  it
• 24:19
  to
• 24:19
  make
• 24:19
  sure
• 24:19
  that
• 24:19
  it's
• 24:20
  shared
• 24:20
  with
• 24:21
  everybody.
• 24:22
  I
• 24:22
  think
• 24:22
  that's
• 24:22
  a
• 24:22
  fantastic
• 24:23
  idea.
• 24:23
  And
• 24:24
  I'll
• 24:24
  tell
• 24:24
  you,
• 24:24
  I've
• 24:24
  had
• 24:24
  my
• 24:25
  buddy
• 24:25
  Bryce,
• 24:26
  he
• 24:26
  bought
• 24:27
  a
• 24:27
  condo
• 24:27
  in
• 24:27
  Arizona.
• 24:28
  They
• 24:28
  had
• 24:29
  an
• 24:29
  hoa.
• 24:30
  I
• 24:30
  didn't
• 24:30
  know
• 24:30
  much
• 24:30
  about
• 24:31
  it.
• 24:31
  I
• 24:31
  just
• 24:32
  listened
• 24:32
  to
• 24:32
  him
• 24:32
  bitch
• 24:33
  about
• 24:33
  it
• 24:33
  like
• 24:33
  everybody
• 24:34
  does.
• 24:35
  And
• 24:35
  my
• 24:35
  mom
• 24:35
  is
• 24:36
  also
• 24:36
  involved
• 24:36
  in
• 24:37
  one
• 24:37
  up
• 24:37
  in
• 24:37
  Lake
• 24:38
  Taps.
• 24:40
  But
• 24:40
  I
• 24:40
  guess
• 24:41
  the
• 24:41
  confusion
• 24:41
  I
• 24:42
  wanted
• 24:42
  to
• 24:42
  ask
• 24:42
  you
• 24:42
  about
• 24:42
  because
• 24:43
  I
• 24:43
  myself
• 24:43
  have
• 24:44
  never
• 24:44
  been
• 24:44
  involved
• 24:45
  in
• 24:45
  one,
• 24:46
  is
• 24:46
  it's
• 24:46
  a
• 24:47
  homeowners
• 24:48
  association.
• 24:49
  So
• 24:50
  a.
• 24:51
  Wouldn't
• 24:51
  there
• 24:51
  be
• 24:52
  a
• 24:52
  direction
• 24:53
  that
• 24:54
  you
• 24:54
  have
• 24:54
  to
• 24:54
  be
• 24:55
  a
• 24:55
  homeowner
• 24:55
  there?
• 24:56
  Not
• 24:57
  counting.
• 24:57
  I'm
• 24:57
  a
• 24:58
  builder
• 24:58
  that
• 24:58
  hasn't
• 24:59
  sold
• 24:59
  a
• 24:59
  home,
• 24:59
  so
• 25:00
  I
• 25:00
  technically
• 25:00
  own
• 25:01
  that
• 25:01
  empty
• 25:01
  home
• 25:02
  that
• 25:03
  should
• 25:03
  not
• 25:03
  Count.
• 25:04
  And
• 25:04
  secondly,
• 25:05
  some
• 25:06
  kind
• 25:06
  of
• 25:07
  regulation
• 25:07
  that
• 25:08
  says
• 25:09
  you
• 25:09
  can't
• 25:10
  be
• 25:10
  the
• 25:10
  general
• 25:11
  contractor
• 25:11
  on
• 25:11
  the
• 25:11
  job.
• 25:12
  They
• 25:12
  said
• 25:12
  it's
• 25:13
  a.
• 25:13
  There
• 25:13
  should
• 25:13
  be
• 25:13
  no
• 25:14
  relation.
• 25:15
  It's
• 25:15
  a
• 25:15
  total
• 25:16
  conflict
• 25:16
  of
• 25:17
  interest.
• 25:17
  Right.
• 25:18
  The
• 25:18
  homeowner
• 25:19
  station
• 25:19
  association
• 25:21
  should
• 25:21
  be
• 25:22
  a
• 25:22
  voted
• 25:23
  group
• 25:23
  of
• 25:24
  actual
• 25:24
  homeowners
• 25:25
  that
• 25:25
  live
• 25:25
  there
• 25:26
  and
• 25:26
  monitor
• 25:27
  situations
• 25:28
  and
• 25:28
  rectify
• 25:29
  them
• 25:29
  accordingly,
• 25:30
  whether
• 25:30
  that's
• 25:31
  going
• 25:31
  out
• 25:31
  and
• 25:31
  getting
• 25:31
  bids
• 25:32
  on
• 25:32
  the
• 25:32
  jobs
• 25:32
  that
• 25:32
  need
• 25:33
  done.
• 25:33
  I've
• 25:33
  worked
• 25:34
  for
• 25:34
  several
• 25:34
  of
• 25:35
  them
• 25:35
  as
• 25:36
  a
• 25:36
  contractor.
• 25:37
  Worked
• 25:37
  for
• 25:37
  plenty
• 25:38
  of
• 25:38
  them.
• 25:38
  I
• 25:39
  don't
• 25:39
  remember
• 25:39
  any
• 25:40
  of
• 25:40
  them
• 25:40
  being.
• 25:41
  Yeah,
• 25:41
  I'm
• 25:42
  the
• 25:42
  general
• 25:42
  contractor
• 25:43
  that
• 25:43
  built
• 25:43
  this
• 25:43
  whole
• 25:44
  complex.
• 25:44
  And
• 25:45
  I
• 25:45
  honestly,
• 25:45
  I
• 25:46
  can't
• 25:46
  see
• 25:46
  how
• 25:46
  that's
• 25:47
  feasibly
• 25:47
  legal,
• 25:48
  even
• 25:49
  it
• 25:49
  seems.
• 25:50
  I'm
• 25:50
  sure
• 25:50
  there's
• 25:51
  plenty
• 25:51
  of
• 25:51
  loopholes.
• 25:52
  It's
• 25:52
  just
• 25:52
  an
• 25:53
  hoa.
• 25:53
  But
• 25:53
  come
• 25:54
  on,
• 25:54
  guys,
• 25:54
  that
• 25:54
  doesn't
• 25:55
  seem
• 25:55
  fair.
• 25:55
  Doesn't
• 25:56
  seem
• 25:56
  right,
• 25:56
  doesn't
• 25:56
  seem
• 25:57
  just.
• 25:57
  And
• 25:58
  these
• 25:58
  guys
• 25:58
  are
• 25:59
  crazy
• 25:59
  here
• 26:00
  because
• 26:00
  the
• 26:00
  streets
• 26:01
  out
• 26:01
  in
• 26:01
  front
• 26:02
  are
• 26:02
  the
• 26:02
  city.
• 26:03
  They're
• 26:03
  the
• 26:03
  city
• 26:04
  streets.
• 26:04
  They're
• 26:04
  not
• 26:04
  the
• 26:05
  homeowners
• 26:05
  association.
• 26:06
  Yeah.
• 26:06
  They're
• 26:07
  not
• 26:07
  a
• 26:07
  private
• 26:07
  drive.
• 26:09
  But
• 26:09
  like
• 26:09
  the
• 26:09
  neighbor,
• 26:11
  he
• 26:11
  was
• 26:11
  getting
• 26:11
  fined
• 26:12
  because
• 26:12
  he
• 26:12
  had
• 26:12
  too
• 26:13
  many
• 26:13
  cars
• 26:14
  parked
• 26:14
  on
• 26:14
  the
• 26:14
  street,
• 26:15
  which
• 26:16
  has
• 26:16
  nothing.
• 26:16
  To
• 26:16
  do
• 26:16
  with
• 26:17
  the
• 26:17
  housing
• 26:17
  complex.
• 26:18
  No,
• 26:18
  it's
• 26:18
  city
• 26:19
  street.
• 26:19
  That's.
• 26:20
  Call
• 26:20
  the
• 26:20
  police,
• 26:21
  have
• 26:21
  them,
• 26:21
  ticket
• 26:21
  them.
• 26:22
  Yeah,
• 26:22
  I'd
• 26:23
  be
• 26:23
  fighting
• 26:23
  that
• 26:23
  one
• 26:24
  in
• 26:24
  court.
• 26:25
  They
• 26:25
  used
• 26:25
  to
• 26:25
  come
• 26:25
  by
• 26:26
  and
• 26:26
  give
• 26:26
  my
• 26:26
  girlfriend
• 26:27
  a
• 26:27
  hard
• 26:27
  time
• 26:27
  because
• 26:28
  dogs,
• 26:28
  she.
• 26:29
  If
• 26:29
  you
• 26:29
  walk
• 26:30
  from
• 26:30
  one
• 26:30
  direction,
• 26:31
  there's
• 26:32
  all
• 26:32
  this
• 26:32
  landscaping
• 26:33
  stuff,
• 26:33
  and
• 26:33
  the
• 26:33
  first
• 26:34
  green
• 26:34
  grass
• 26:34
  is
• 26:35
  her
• 26:35
  yard.
• 26:36
  If
• 26:36
  she
• 26:37
  was
• 26:37
  getting
• 26:37
  brown
• 26:37
  spots
• 26:38
  from
• 26:38
  dogs
• 26:38
  peeing
• 26:39
  in
• 26:39
  the
• 26:39
  grass,
• 26:39
  they
• 26:39
  would
• 26:40
  try
• 26:40
  to
• 26:40
  find
• 26:40
  her
• 26:41
  for
• 26:42
  spots
• 26:42
  in
• 26:42
  the
• 26:43
  grass
• 26:43
  from
• 26:44
  the
• 26:44
  dog,
• 26:44
  pee
• 26:45
  from.
• 26:45
  Not
• 26:45
  her
• 26:46
  dog.
• 26:47
  I
• 26:47
  get
• 26:47
  super.
• 26:49
  Well,
• 26:49
  I
• 26:49
  get
• 26:50
  vigilant
• 26:50
  over
• 26:51
  stuff
• 26:51
  like
• 26:51
  that.
• 26:51
  I'm
• 26:52
  like,
• 26:52
  man,
• 26:52
  that's
• 26:53
  why
• 26:53
  I'm
• 26:53
  getting
• 26:53
  involved.
• 26:54
  Break
• 26:54
  open.
• 26:55
  Let's
• 26:55
  break
• 26:55
  open
• 26:56
  the
• 26:56
  books
• 26:56
  here.
• 26:57
  You've.
• 26:57
  Yeah,
• 26:57
  I
• 26:57
  think
• 26:57
  it's
• 26:58
  time
• 26:58
  to
• 26:58
  honestly
• 26:59
  see
• 26:59
  what's
• 26:59
  going
• 26:59
  on.
• 27:00
  Let's
• 27:00
  see
• 27:00
  what's
• 27:00
  going
• 27:01
  on.
• 27:01
  Let's
• 27:01
  see
• 27:01
  your
• 27:02
  relationships
• 27:02
  to
• 27:03
  the
• 27:03
  contractors
• 27:03
  that
• 27:03
  you
• 27:04
  are
• 27:04
  hiring
• 27:04
  to
• 27:04
  come
• 27:05
  in
• 27:05
  and
• 27:05
  repaint
• 27:05
  and
• 27:06
  fix
• 27:06
  these
• 27:06
  things.
• 27:06
  And.
• 27:07
  And
• 27:07
  let's
• 27:08
  see
• 27:08
  whose
• 27:08
  cousin's
• 27:09
  getting
• 27:09
  paid
• 27:09
  from
• 27:09
  who
• 27:10
  and
• 27:10
  how
• 27:10
  much
• 27:11
  is
• 27:11
  going
• 27:11
  back
• 27:11
  into
• 27:11
  your
• 27:12
  coffers.
• 27:12
  And
• 27:13
  I
• 27:13
  mean,
• 27:13
  that's
• 27:14
  legit
• 27:14
  concern
• 27:15
  this.
• 27:16
  I
• 27:17
  would
• 27:17
  have
• 27:17
  an
• 27:18
  HOA
• 27:18
  member
• 27:18
  that
• 27:19
  is
• 27:19
  not
• 27:20
  one
• 27:20
  from
• 27:20
  the
• 27:20
  general
• 27:21
  contractor.
• 27:22
  Go
• 27:22
  talk
• 27:23
  to
• 27:23
  an
• 27:23
  attorney
• 27:23
  and
• 27:24
  go,
• 27:24
  how
• 27:24
  are
• 27:24
  they
• 27:24
  getting
• 27:25
  away
• 27:25
  with
• 27:25
  this?
• 27:26
  Oh,
• 27:26
  yeah.
• 27:27
  Seriously.
• 27:28
  Yeah.
• 27:29
  And
• 27:29
  the
• 27:29
  crazy
• 27:30
  thing
• 27:30
  is,
• 27:30
  too,
• 27:30
  is
• 27:31
  that
• 27:32
  now
• 27:32
  the
• 27:32
  homeowners
• 27:34
  in
• 27:34
  the
• 27:34
  homeowners
• 27:35
  association
• 27:37
  under
• 27:37
  These
• 27:37
  warranties,
• 27:38
  especially
• 27:38
  on
• 27:39
  buildings
• 27:40
  like
• 27:40
  this,
• 27:40
  the
• 27:40
  developments,
• 27:42
  it's
• 27:42
  usually
• 27:42
  not
• 27:42
  just
• 27:43
  a
• 27:43
  one
• 27:43
  year
• 27:43
  warranty.
• 27:44
  You
• 27:44
  can
• 27:44
  get
• 27:44
  them
• 27:44
  years
• 27:45
  later
• 27:45
  for
• 27:45
  defects
• 27:46
  in
• 27:46
  material
• 27:46
  and
• 27:46
  stuff
• 27:47
  like
• 27:47
  that.
• 27:48
  Right
• 27:48
  now
• 27:49
  the
• 27:49
  homeowners
• 27:50
  association
• 27:50
  is
• 27:51
  paying
• 27:51
  stuff
• 27:52
  for
• 27:52
  what?
• 27:53
  Especially
• 27:53
  on
• 27:54
  condos
• 27:54
  in
• 27:54
  these
• 27:54
  places.
• 27:56
  The
• 27:56
  homeowners
• 27:57
  association
• 27:57
  is
• 27:57
  now
• 27:58
  paying
• 27:58
  for
• 27:58
  what
• 27:58
  the
• 27:58
  builder
• 27:59
  should
• 27:59
  be
• 27:59
  on
• 27:59
  the
• 28:00
  hook
• 28:00
  for.
• 28:01
  They're
• 28:01
  able
• 28:01
  to
• 28:01
  shirk
• 28:02
  that
• 28:02
  responsibility
• 28:03
  somehow.
• 28:03
  This
• 28:03
  just
• 28:04
  gets
• 28:05
  so
• 28:05
  crooked
• 28:06
  and
• 28:06
  I
• 28:06
  don't
• 28:07
  understand.
• 28:08
  Her
• 28:08
  place
• 28:08
  is
• 28:08
  what,
• 28:09
  10
• 28:09
  years
• 28:09
  old
• 28:09
  or
• 28:09
  something?
• 28:10
  Seven.
• 28:11
  Yeah,
• 28:13
  seven.
• 28:13
  And
• 28:13
  you're
• 28:13
  having
• 28:13
  to
• 28:14
  repaint
• 28:14
  it
• 28:14
  and
• 28:14
  the
• 28:14
  paint's
• 28:15
  falling
• 28:15
  off
• 28:15
  and
• 28:15
  the
• 28:15
  wood's
• 28:16
  rotten
• 28:16
  and
• 28:16
  it's
• 28:17
  their
• 28:17
  responsibility
• 28:18
  to
• 28:18
  take
• 28:18
  care
• 28:18
  of
• 28:18
  the
• 28:18
  exterior
• 28:19
  of
• 28:19
  the
• 28:19
  building.
• 28:20
  How
• 28:20
  is
• 28:20
  nobody
• 28:21
  pitching
• 28:21
  a
• 28:21
  fire
• 28:21
  around
• 28:22
  this
• 28:22
  camp?
• 28:22
  Like,
• 28:23
  seriously?
• 28:24
  Oh
• 28:24
  yeah.
• 28:25
  Guess
• 28:25
  what
• 28:26
  I'm
• 28:26
  going
• 28:26
  to
• 28:26
  be
• 28:26
  doing,
• 28:26
  brother?
• 28:28
  Do
• 28:28
  it.
• 28:28
  Do
• 28:28
  it.
• 28:29
  We'll
• 28:29
  have
• 28:29
  tons
• 28:29
  of
• 28:29
  fodder
• 28:30
  for
• 28:30
  the
• 28:30
  show.
• 28:30
  I'm
• 28:30
  curious.
• 28:31
  I'm
• 28:31
  really
• 28:31
  curious.
• 28:32
  And
• 28:32
  again,
• 28:33
  please
• 28:33
  speak
• 28:34
  to
• 28:34
  the
• 28:34
  audience.
• 28:34
  Like
• 28:35
  if
• 28:35
  you've
• 28:35
  got
• 28:35
  any
• 28:36
  kind
• 28:36
  of
• 28:36
  experiences
• 28:37
  like
• 28:37
  this
• 28:37
  with
• 28:37
  HOA
• 28:38
  stuff,
• 28:38
  please
• 28:39
  share
• 28:39
  the
• 28:39
  wealth
• 28:40
  with
• 28:40
  us.
• 28:40
  Because
• 28:41
  it's
• 28:41
  something
• 28:41
  I'm
• 28:42
  not
• 28:42
  real
• 28:42
  knowledgeable
• 28:42
  in,
• 28:43
  but
• 28:43
  I'm
• 28:43
  also
• 28:44
  no
• 28:44
  dummy
• 28:44
  to
• 28:45
  do
• 28:45
  the
• 28:45
  math
• 28:45
  to
• 28:45
  go,
• 28:46
  that's
• 28:46
  the
• 28:46
  horse
• 28:47
  run
• 28:47
  and
• 28:47
  the
• 28:47
  trainer,
• 28:48
  that's
• 28:48
  the
• 28:48
  monkey
• 28:48
  run
• 28:48
  in
• 28:48
  the
• 28:49
  zoo.
• 28:49
  That's
• 28:50
  okay.
• 28:51
  And
• 28:51
  you
• 28:51
  know,
• 28:52
  that's
• 28:52
  people's
• 28:53
  hard
• 28:53
  spent
• 28:53
  money
• 28:54
  that's
• 28:54
  going
• 28:54
  to
• 28:54
  waste
• 28:54
  and
• 28:55
  going
• 28:55
  into
• 28:55
  pockets
• 28:56
  where
• 28:56
  it
• 28:56
  shouldn't
• 28:56
  go
• 28:57
  on.
• 28:57
  No.
• 28:58
  Yeah.
• 28:58
  It's
• 28:59
  crazy.
• 28:59
  It's.
• 29:00
  I
• 29:00
  want
• 29:00
  to
• 29:00
  come
• 29:00
  out
• 29:00
  there
• 29:01
  and
• 29:01
  get
• 29:02
  busy.
• 29:03
  Yeah.
• 29:03
  I'm
• 29:03
  going
• 29:03
  to
• 29:03
  have
• 29:03
  some
• 29:03
  fun
• 29:04
  with
• 29:04
  that
• 29:04
  one.
• 29:04
  That's
• 29:04
  going
• 29:04
  to
• 29:04
  be
• 29:04
  my
• 29:05
  sport
• 29:05
  for
• 29:05
  the
• 29:05
  winter
• 29:06
  and
• 29:06
  fall
• 29:06
  and
• 29:06
  spring
• 29:07
  here
• 29:07
  is
• 29:07
  going
• 29:07
  to
• 29:07
  be
• 29:08
  starting
• 29:08
  a
• 29:09
  little
• 29:09
  bit
• 29:09
  of
• 29:09
  a
• 29:09
  battle,
• 29:10
  brother.
• 29:10
  I
• 29:10
  wanted
• 29:11
  to
• 29:11
  transition
• 29:11
  now
• 29:12
  over
• 29:12
  to
• 29:12
  another
• 29:13
  subject
• 29:14
  which
• 29:14
  is
• 29:14
  going
• 29:14
  to
• 29:15
  be
• 29:15
  probably
• 29:15
  even
• 29:16
  more
• 29:17
  controversial
• 29:18
  from
• 29:18
  that
• 29:19
  point
• 29:19
  of
• 29:19
  view.
• 29:20
  I
• 29:20
  want
• 29:21
  to
• 29:21
  talk
• 29:21
  about
• 29:21
  style
• 29:22
  and
• 29:23
  hot
• 29:23
  things
• 29:23
  that
• 29:23
  are
• 29:23
  out
• 29:24
  for
• 29:24
  2026.
• 29:26
  Not
• 29:26
  a
• 29:26
  big
• 29:26
  fashion
• 29:26
  guy,
• 29:27
  but
• 29:27
  let's
• 29:27
  go.
• 29:28
  Ah.
• 29:28
  And
• 29:29
  you
• 29:29
  might
• 29:29
  agree
• 29:29
  with
• 29:29
  some
• 29:30
  of
• 29:30
  this
• 29:30
  stuff.
• 29:31
  One
• 29:31
  of
• 29:31
  the
• 29:32
  big
• 29:32
  ones
• 29:32
  that
• 29:32
  are
• 29:32
  going
• 29:32
  away
• 29:33
  in
• 29:33
  most
• 29:33
  homes
• 29:35
  is
• 29:35
  the
• 29:35
  Chip
• 29:36
  and
• 29:36
  Joanna
• 29:37
  Gaines
• 29:37
  Shiplap.
• 29:39
  That's
• 29:39
  been
• 29:40
  done
• 29:41
  with
• 29:41
  respect
• 29:41
  to
• 29:42
  wall
• 29:42
  covering
• 29:42
  or
• 29:43
  wall
• 29:43
  coverings
• 29:43
  in
• 29:44
  floor.
• 29:44
  You
• 29:45
  know
• 29:45
  where
• 29:45
  you
• 29:45
  come
• 29:45
  in,
• 29:45
  you
• 29:46
  take
• 29:46
  the
• 29:46
  white
• 29:46
  MDF
• 29:47
  boards,
• 29:47
  you
• 29:48
  paint
• 29:48
  it
• 29:48
  wire,
• 29:48
  you
• 29:49
  paint
• 29:49
  it
• 29:49
  gray
• 29:49
  and
• 29:49
  you
• 29:50
  put
• 29:50
  it
• 29:50
  up
• 29:50
  on
• 29:50
  the
• 29:50
  wall
• 29:51
  and
• 29:52
  it's
• 29:52
  that
• 29:53
  kind
• 29:53
  of
• 29:53
  minimalist,
• 29:55
  50
• 29:55
  shades
• 29:55
  of
• 29:55
  gray
• 29:56
  inside
• 29:56
  the
• 29:56
  house.
• 29:57
  Wainscoting
• 29:58
  of
• 29:58
  sorts
• 29:58
  or
• 29:59
  full
• 29:59
  wall
• 29:59
  cover,
• 30:02
  planks
• 30:02
  of
• 30:02
  boards.
• 30:04
  You've
• 30:04
  been
• 30:04
  out
• 30:04
  of
• 30:04
  the
• 30:04
  country,
• 30:05
  so
• 30:05
  you
• 30:05
  haven't
• 30:05
  seen
• 30:05
  that
• 30:06
  as
• 30:06
  much
• 30:06
  here.
• 30:06
  It's
• 30:07
  been
• 30:07
  just,
• 30:08
  you
• 30:08
  know,
• 30:09
  it
• 30:10
  here.
• 30:10
  It's
• 30:11
  been.
• 30:11
  Sheesh.
• 30:13
  As
• 30:13
  popular
• 30:14
  as
• 30:14
  rooster
• 30:15
  wallpaper
• 30:15
  in
• 30:16
  the
• 30:16
  90s.
• 30:16
  It
• 30:16
  was
• 30:17
  just
• 30:17
  everywhere.
• 30:18
  Huh.
• 30:19
  So
• 30:20
  that's
• 30:21
  a
• 30:21
  big
• 30:21
  one.
• 30:21
  That
• 30:22
  started
• 30:22
  in
• 30:22
  about
• 30:22
  2015.
• 30:23
  It's
• 30:23
  been
• 30:24
  going
• 30:24
  for
• 30:24
  a
• 30:24
  decade.
• 30:25
  It's
• 30:26
  done
• 30:27
  now.
• 30:27
  And
• 30:27
  is
• 30:28
  that
• 30:28
  going
• 30:28
  for
• 30:28
  a
• 30:28
  rustic
• 30:29
  vibe
• 30:29
  or
• 30:29
  a
• 30:29
  modern
• 30:30
  vibe?
• 30:30
  You
• 30:31
  say
• 30:31
  50
• 30:31
  shades
• 30:31
  of
• 30:32
  gray.
• 30:33
  Modern
• 30:33
  Farm
• 30:34
  out
• 30:34
  is
• 30:34
  what
• 30:34
  I
• 30:34
  would
• 30:35
  call.
• 30:35
  Okay,
• 30:35
  yeah,
• 30:36
  that's
• 30:36
  what
• 30:36
  I'm
• 30:36
  thinking.
• 30:37
  I
• 30:37
  mean,
• 30:38
  great
• 30:38
  in
• 30:38
  a
• 30:38
  beach
• 30:38
  cabin,
• 30:39
  but
• 30:39
  yeah.
• 30:40
  And
• 30:40
  that's
• 30:40
  the
• 30:40
  thing.
• 30:40
  I
• 30:41
  still
• 30:41
  think
• 30:41
  that
• 30:42
  it
• 30:42
  has
• 30:42
  its
• 30:42
  place.
• 30:43
  That's
• 30:44
  one
• 30:44
  of
• 30:44
  the
• 30:44
  exceptions.
• 30:44
  The
• 30:45
  beach
• 30:45
  cabin
• 30:45
  not
• 30:46
  in
• 30:46
  a
• 30:46
  downtown.
• 30:47
  You're
• 30:48
  not
• 30:48
  putting
• 30:48
  in
• 30:48
  the
• 30:48
  loft.
• 30:49
  High
• 30:49
  rise
• 30:50
  townhome.
• 30:52
  Yeah,
• 30:53
  not
• 30:53
  at
• 30:53
  all.
• 30:54
  So
• 30:56
  you're
• 30:56
  seeing
• 30:56
  that
• 30:57
  basically
• 30:57
  being
• 30:58
  gone.
• 30:58
  Sorry,
• 30:59
  Chip
• 30:59
  and
• 30:59
  Joanne,
• 31:00
  I
• 31:00
  got
• 31:00
  nothing
• 31:00
  against
• 31:00
  you,
• 31:00
  but
• 31:00
  that's
• 31:01
  just
• 31:01
  a
• 31:01
  style
• 31:01
  you
• 31:01
  brought
• 31:01
  in,
• 31:02
  and
• 31:02
  it's
• 31:02
  definitely
• 31:03
  worked
• 31:04
  its
• 31:04
  way,
• 31:04
  like
• 31:04
  almost
• 31:04
  every
• 31:05
  style
• 31:05
  does
• 31:06
  10
• 31:06
  years
• 31:07
  ago.
• 31:08
  It's
• 31:08
  a
• 31:08
  great
• 31:08
  run.
• 31:09
  What's
• 31:10
  replacing
• 31:10
  it?
• 31:10
  You're
• 31:10
  seeing
• 31:11
  a
• 31:11
  lot
• 31:11
  of
• 31:11
  more
• 31:11
  wall
• 31:11
  treatments
• 31:12
  with
• 31:12
  more
• 31:12
  depth,
• 31:13
  sophistication.
• 31:14
  You're
• 31:15
  actually
• 31:15
  seeing
• 31:15
  stuff
• 31:16
  right
• 31:16
  now,
• 31:17
  like
• 31:17
  new
• 31:18
  kinds
• 31:18
  of
• 31:18
  lime
• 31:19
  wash
• 31:19
  or
• 31:19
  plaster
• 31:19
  finishes.
• 31:21
  There
• 31:21
  are
• 31:21
  some
• 31:21
  people
• 31:22
  out
• 31:22
  there
• 31:22
  that
• 31:23
  do
• 31:24
  really
• 31:24
  good
• 31:25
  artisan
• 31:25
  work
• 31:26
  where
• 31:27
  it
• 31:27
  looks
• 31:28
  like
• 31:28
  it's.
• 31:29
  And
• 31:29
  we're
• 31:30
  not
• 31:30
  talking
• 31:30
  the
• 31:30
  2000s
• 31:31
  Venetian
• 31:31
  plaster,
• 31:32
  but
• 31:32
  we're
• 31:32
  talking
• 31:33
  about
• 31:33
  the
• 31:33
  crazy
• 31:33
  cool
• 31:34
  stuff
• 31:34
  that
• 31:34
  you're
• 31:34
  seeing
• 31:34
  where
• 31:35
  it
• 31:35
  looks
• 31:35
  like
• 31:36
  it
• 31:36
  makes
• 31:36
  the
• 31:36
  wall
• 31:36
  look
• 31:36
  like
• 31:37
  concrete
• 31:38
  or
• 31:38
  it
• 31:38
  makes
• 31:38
  it
• 31:38
  look
• 31:39
  like
• 31:40
  some
• 31:40
  kind
• 31:40
  of
• 31:41
  stone.
• 31:41
  It
• 31:41
  looks
• 31:41
  really
• 31:42
  cool.
• 31:42
  It's
• 31:43
  good
• 31:43
  for
• 31:43
  that
• 31:44
  kind
• 31:44
  of
• 31:44
  Mediterranean
• 31:45
  or
• 31:45
  modern
• 31:46
  look,
• 31:47
  even
• 31:47
  rustic.
• 31:48
  And
• 31:48
  it's
• 31:49
  all
• 31:49
  done
• 31:49
  with
• 31:49
  plaster
• 31:50
  and
• 31:50
  painting,
• 31:50
  which
• 31:50
  is
• 31:51
  really
• 31:51
  cool.
• 31:52
  I
• 31:52
  don't
• 31:52
  know
• 31:52
  if
• 31:52
  you've
• 31:52
  seen.
• 31:52
  I
• 31:53
  put
• 31:53
  it
• 31:53
  at
• 31:53
  my
• 31:53
  last
• 31:53
  house.
• 31:54
  It's
• 31:54
  that
• 31:55
  vertical
• 31:55
  wall
• 31:55
  slat
• 31:56
  where
• 31:56
  you've
• 31:56
  got
• 31:56
  a
• 31:56
  slat
• 31:57
  of
• 31:57
  walnut,
• 31:58
  a
• 31:58
  micro
• 31:58
  slat
• 31:59
  of
• 31:59
  felt
• 31:59
  flower
• 32:00
  black
• 32:00
  behind
• 32:00
  it.
• 32:01
  And
• 32:01
  so
• 32:01
  it
• 32:01
  gives
• 32:02
  you
• 32:02
  that
• 32:02
  striped
• 32:03
  wood
• 32:03
  look.
• 32:04
  Acoustical
• 32:04
  panels.
• 32:05
  Yeah.
• 32:06
  Brings
• 32:06
  back
• 32:06
  that
• 32:07
  70s
• 32:07
  vibe.
• 32:08
  That's
• 32:08
  a
• 32:08
  great
• 32:08
  one
• 32:09
  right
• 32:09
  there.
• 32:10
  So
• 32:10
  good
• 32:11
  for
• 32:11
  a
• 32:11
  pool
• 32:11
  room.
• 32:12
  Absolutely.
• 32:14
  That
• 32:14
  stuff
• 32:14
  is
• 32:14
  super
• 32:15
  cool.
• 32:15
  Now
• 32:16
  we
• 32:16
  come
• 32:16
  back,
• 32:17
  we
• 32:17
  got
• 32:17
  a
• 32:17
  lot
• 32:17
  more
• 32:18
  to
• 32:18
  go
• 32:18
  through,
• 32:18
  so
• 32:18
  we're
• 32:18
  gonna
• 32:19
  have
• 32:19
  to
• 32:19
  lightning
• 32:19
  round
• 32:20
  through
• 32:20
  these
• 32:20
  so
• 32:20
  we
• 32:20
  can
• 32:21
  get
• 32:21
  them
• 32:21
  touched
• 32:21
  on,
• 32:22
  because
• 32:22
  there's
• 32:23
  a
• 32:23
  lot
• 32:23
  more
• 32:23
  that's
• 32:24
  out
• 32:24
  for
• 32:24
  next
• 32:25
  year.
• 32:25
  So
• 32:25
  if
• 32:25
  you're
• 32:25
  starting
• 32:26
  that
• 32:26
  project
• 32:26
  right
• 32:26
  now,
• 32:27
  you
• 32:27
  might
• 32:27
  want
• 32:27
  to
• 32:28
  think
• 32:28
  about
• 32:28
  this
• 32:28
  stuff
• 32:29
  a
• 32:29
  little
• 32:29
  bit

• 32:30
  We

  after
• 32:31
  these
• 32:31
  important

• 32:32
  Keep
• 32:33
  an
• 32:33

• 32:33
  out
• 32:33
  for
• 32:33
  those
• 32:33

• 32:34
  They're
• 32:34
  the
• 32:34
  ones
• 32:34
  that
• 32:35
  keep

• 35:16
  So
• 35:17
  please
• 35:18
  reach
• 35:18
  out.
• 35:19
  We
• 35:19
  love
• 35:19
  it.
• 35:19
  We
• 35:19
  love
• 35:20
  it.
• 35:20
  Love
• 35:20
  it.
• 35:21
  Absolutely.
• 35:23
  All
• 35:23
  right,
• 35:23
  here's
• 35:24
  my
• 35:24
  next
• 35:24
  one.
• 35:24
  We've
• 35:24
  talked
• 35:25
  about
• 35:25
  this
• 35:25
  a
• 35:25
  few
• 35:26
  episodes
• 35:27
  ago,
• 35:27
  but
• 35:27
  that
• 35:28
  vinyl
• 35:28
  plank
• 35:30
  flooring,
• 35:31
  the
• 35:31
  click
• 35:31
  together
• 35:32
  vinyl
• 35:32
  plank
• 35:33
  flooring,
• 35:34
  I
• 35:34
  think
• 35:34
  that
• 35:34
  has
• 35:35
  finally
• 35:35
  run
• 35:36
  its
• 35:36
  course
• 35:37
  and
• 35:37
  I
• 35:37
  think
• 35:37
  a
• 35:38
  lot
• 35:38
  of
• 35:38
  it
• 35:38
  is
• 35:38
  because
• 35:39
  it
• 35:39
  promised
• 35:40
  a
• 35:40
  lot
• 35:40
  of
• 35:40
  great
• 35:40
  things
• 35:41
  and
• 35:41
  it
• 35:41
  has
• 35:41
  been
• 35:41
  pretty
• 35:42
  durable
• 35:42
  out
• 35:42
  there.
• 35:43
  But
• 35:43
  they'll
• 35:43
  give
• 35:43
  you
• 35:44
  a
• 35:44
  30
• 35:44
  year
• 35:44
  warranty
• 35:45
  on
• 35:45
  the
• 35:45
  floor.
• 35:45
  But
• 35:46
  you
• 35:46
  can
• 35:46
  walk
• 35:46
  through
• 35:46
  a
• 35:47
  stair
• 35:47
  transition
• 35:48
  and
• 35:48
  wear
• 35:48
  the
• 35:48
  edge
• 35:48
  of
• 35:49
  that
• 35:49
  off
• 35:49
  in
• 35:49
  10
• 35:50
  months.
• 35:51
  Or
• 35:51
  you
• 35:51
  walk
• 35:51
  across
• 35:52
  an
• 35:52
  older
• 35:52
  floor
• 35:53
  or
• 35:53
  a
• 35:53
  floor
• 35:53
  that's
• 35:54
  got
• 35:54
  a
• 35:54
  little
• 35:54
  spring
• 35:54
  to
• 35:54
  it.
• 35:55
  Maybe
• 35:55
  when
• 35:55
  the
• 35:55
  builder
• 35:55
  built
• 35:56
  it,
• 35:56
  they
• 35:56
  didn't
• 35:56
  block
• 35:56
  it
• 35:56
  out
• 35:57
  well.
• 35:57
  And
• 35:58
  so
• 35:58
  it's
• 35:58
  got
• 35:58
  a
• 35:58
  little
• 35:58
  bit
• 35:59
  of
• 35:59
  spring
• 35:59
  to
• 35:59
  it
• 35:59
  and
• 35:59
  it
• 36:00
  just
• 36:00
  makes
• 36:00
  everything
• 36:01
  come
• 36:01
  unconnected
• 36:02
  and
• 36:02
  you
• 36:02
  have
• 36:02
  to
• 36:02
  remove
• 36:02
  the
• 36:02
  floor
• 36:03
  and
• 36:03
  relay
• 36:03
  it
• 36:04
  down
• 36:04
  again.
• 36:05
  I
• 36:05
  think
• 36:05
  there's
• 36:06
  been
• 36:06
  enough
• 36:06
  of
• 36:06
  that
• 36:07
  that
• 36:07
  the
• 36:08
  vinyl
• 36:08
  plank
• 36:08
  floor
• 36:08
  I
• 36:09
  think
• 36:09
  is
• 36:09
  on
• 36:09
  the
• 36:10
  way
• 36:10
  out.
• 36:10
  I
• 36:11
  think
• 36:11
  this
• 36:11
  2025
• 36:12
  is
• 36:12
  the
• 36:12
  last
• 36:12
  year
• 36:13
  of
• 36:13
  that
• 36:13
  being
• 36:13
  hot.
• 36:14
  And
• 36:14
  I
• 36:14
  know
• 36:15
  there's
• 36:15
  a
• 36:15
  lot
• 36:15
  of
• 36:15
  people,
• 36:15
  even
• 36:16
  John
• 36:16
  and
• 36:16
  I
• 36:16
  were
• 36:16
  talking
• 36:16
  before
• 36:17
  we
• 36:17
  came
• 36:17
  on
• 36:17
  going,
• 36:18
  but
• 36:18
  the
• 36:19
  stuff
• 36:19
  was
• 36:19
  so
• 36:19
  easy
• 36:19
  to
• 36:20
  lay.
• 36:20
  Yeah.
• 36:20
  But
• 36:21
  when
• 36:21
  he
• 36:21
  had
• 36:21
  to
• 36:21
  come
• 36:21
  back
• 36:21
  and
• 36:21
  fix
• 36:22
  it
• 36:22
  six
• 36:22
  months
• 36:22
  later,
• 36:23
  it
• 36:23
  wasn't
• 36:24
  so
• 36:24
  cool.
• 36:25
  Yeah.
• 36:25
  Nobody
• 36:25
  likes
• 36:26
  warranty
• 36:26
  claims,
• 36:27
  Nobody
• 36:27
  likes
• 36:28
  warning
• 36:28
  claims.
• 36:28
  All
• 36:28
  right,
• 36:29
  ready
• 36:29
  for
• 36:29
  the
• 36:29
  next
• 36:29
  one,
• 36:29
  Johnny?
• 36:30
  What
• 36:31
  do
• 36:31
  we
• 36:31
  got?
• 36:32
  All
• 36:32
  white
• 36:33
  or
• 36:33
  all
• 36:33
  gray
• 36:34
  interiors?
• 36:36
  That
• 36:36
  stark
• 36:36
  minimalist
• 36:37
  look
• 36:37
  of
• 36:37
  all
• 36:38
  white
• 36:38
  or
• 36:38
  gray
• 36:38
  on
• 36:38
  gray
• 36:39
  spaces.
• 36:40
  Super
• 36:41
  popular.
• 36:41
  2010,
• 36:42
  2020s
• 36:43
  has
• 36:43
  now
• 36:44
  gone
• 36:44
  cold
• 36:45
  and
• 36:45
  impersonal.
• 36:46
  Yeah.
• 36:47
  Same
• 36:47
  thing
• 36:47
  happened
• 36:47
  in
• 36:48
  89.
• 36:49
  Yeah.
• 36:50
  Think
• 36:50
  about
• 36:50
  in
• 36:50
  the
• 36:50
  90s
• 36:51
  how
• 36:51
  everything
• 36:51
  was
• 36:51
  like
• 36:52
  brass
• 36:52
  doorknobs,
• 36:53
  just
• 36:53
  bright
• 36:53
  brass.
• 36:54
  Bright
• 36:54
  brass,
• 36:54
  Bryce
• 36:55
  brass.
• 36:55
  And
• 36:56
  you
• 36:56
  got
• 36:56
  into
• 36:56
  the
• 36:56
  22
• 36:57
  thousands
• 36:57
  and
• 36:58
  everybody
• 36:58
  went
• 36:59
  fresh
• 37:00
  bronze,
• 37:00
  rub
• 37:01
  bronze,
• 37:02
  all
• 37:02
  that
• 37:02
  kind
• 37:02
  of
• 37:02
  stuff.
• 37:03
  It
• 37:03
  was
• 37:03
  just.
• 37:04
  It's
• 37:04
  always
• 37:04
  like
• 37:04
  a
• 37:05
  big
• 37:06
  sweep.
• 37:06
  So
• 37:06
  what's
• 37:07
  hot
• 37:07
  now?
• 37:07
  Warmer
• 37:08
  neutrals.
• 37:08
  You're
• 37:09
  seeing
• 37:09
  those
• 37:09
  creamy
• 37:10
  beiges.
• 37:10
  Beiges
• 37:11
  like
• 37:11
  a
• 37:11
  taupe,
• 37:12
  even
• 37:12
  a
• 37:12
  terracotta
• 37:14
  sage.
• 37:14
  All
• 37:14
  these
• 37:15
  different
• 37:15
  colors
• 37:15
  are
• 37:16
  dominating.
• 37:16
  It's
• 37:17
  almost
• 37:17
  like
• 37:17
  the
• 37:18
  70s,
• 37:19
  mid
• 37:19
  to
• 37:20
  late
• 37:20
  70s
• 37:20
  colors.
• 37:22
  Our
• 37:22
  back.
• 37:23
  Yeah.
• 37:24
  I
• 37:24
  think
• 37:24
  the
• 37:25
  world's
• 37:25
  looking
• 37:25
  for
• 37:25
  a
• 37:26
  little
• 37:26
  comfort.
• 37:27
  Yeah.
• 37:29
  On
• 37:29
  the
• 37:29
  horse
• 37:29
  we
• 37:30
  get
• 37:30
  all
• 37:30
  mechanical
• 37:31
  and
• 37:32
  I
• 37:32
  don't
• 37:32
  know
• 37:33
  how
• 37:33
  to
• 37:33
  say
• 37:33
  it
• 37:33
  exactly,
• 37:34
  but
• 37:34
  minimalist
• 37:35
  and
• 37:36
  super
• 37:37
  modern.
• 37:38
  And
• 37:39
  I
• 37:39
  think
• 37:40
  society
• 37:40
  as
• 37:40
  a
• 37:41
  whole,
• 37:41
  just
• 37:41
  people
• 37:41
  cycle
• 37:42
  with
• 37:43
  things
• 37:44
  start
• 37:44
  getting
• 37:44
  awry
• 37:44
  and
• 37:45
  getting
• 37:45
  a
• 37:45
  little
• 37:45
  crazy
• 37:45
  in
• 37:46
  the
• 37:46
  world.
• 37:46
  We're
• 37:46
  like,
• 37:46
  we're
• 37:47
  looking
• 37:47
  for
• 37:47
  that
• 37:48
  comfort
• 37:48
  food
• 37:49
  and
• 37:49
  it
• 37:49
  comes
• 37:49
  in
• 37:49
  paint
• 37:50
  colors.
• 37:50
  Absolutely,
• 37:51
  absolutely.
• 37:53
  And
• 37:54
  the
• 37:54
  other
• 37:54
  thing
• 37:55
  I'm
• 37:55
  seeing
• 37:55
  too
• 37:55
  is
• 37:56
  stainless
• 37:56
  steel
• 37:57
  appliances
• 37:57
  in
• 37:57
  some
• 37:58
  kind
• 37:58
  of
• 37:58
  contexts
• 37:59
  are
• 37:59
  going
• 37:59
  away
• 38:00
  as
• 38:00
  well.
• 38:01
  You're
• 38:01
  seeing
• 38:02
  in
• 38:02
  higher
• 38:03
  end
• 38:03
  products,
• 38:04
  like
• 38:04
  higher
• 38:04
  end
• 38:05
  kitchens,
• 38:06
  you're
• 38:06
  seeing
• 38:06
  much
• 38:06
  more
• 38:07
  of
• 38:07
  a
• 38:07
  paneled
• 38:07
  look.
• 38:07
  You're
• 38:08
  seeing
• 38:08
  where
• 38:08
  they're
• 38:09
  built
• 38:09
  in
• 38:09
  flush.
• 38:10
  Even
• 38:10
  the
• 38:11
  oven
• 38:11
  front
• 38:11
  of
• 38:11
  the
• 38:11
  oven
• 38:12
  is
• 38:12
  flush
• 38:12
  with
• 38:12
  the
• 38:12
  cabinetry.
• 38:13
  You're
• 38:13
  seeing
• 38:13
  a
• 38:13
  lot
• 38:14
  of
• 38:14
  that
• 38:14
  stuff.
• 38:15
  You're
• 38:15
  seeing
• 38:16
  bold
• 38:16
  colored
• 38:16
  ranges
• 38:17
  where
• 38:17
  it's
• 38:17
  a
• 38:18
  avocado
• 38:19
  green
• 38:19
  or
• 38:20
  a
• 38:20
  yellow
• 38:20
  or
• 38:21
  a
• 38:21
  red
• 38:21
  or
• 38:22
  a
• 38:22
  purple.
• 38:23
  You're
• 38:23
  seeing
• 38:23
  that
• 38:23
  where
• 38:23
  the
• 38:24
  ranges
• 38:24
  that
• 38:24
  way.
• 38:25
  But
• 38:25
  really
• 38:25
  stainless
• 38:26
  steel
• 38:26
  appliances
• 38:27
  have
• 38:27
  now
• 38:27
  gone
• 38:28
  to
• 38:28
  where
• 38:28
  white
• 38:28
  appliances
• 38:29
  used
• 38:29
  to
• 38:29
  be,
• 38:30
  where
• 38:30
  you
• 38:31
  walk
• 38:31
  in
• 38:31
  and
• 38:31
  go
• 38:31
  up.
• 38:31
  That's
• 38:32
  the
• 38:32
  builder
• 38:32
  basic
• 38:33
  ones
• 38:33
  where
• 38:34
  you.
• 38:35
  Sounds
• 38:35
  like
• 38:36
  it
• 38:36
  speaks
• 38:36
  to
• 38:36
  the
• 38:36
  same
• 38:37
  point
• 38:37
  we
• 38:37
  were
• 38:37
  just
• 38:38
  talking
• 38:38
  about
• 38:39
  back
• 38:39
  to
• 38:40
  like
• 38:40
  we
• 38:41
  need
• 38:41
  color
• 38:41
  and
• 38:42
  color
• 38:42
  brings
• 38:43
  emotion
• 38:43
  and
• 38:44
  senses.
• 38:45
  And
• 38:46
  we
• 38:46
  look
• 38:46
  for
• 38:47
  comfort
• 38:48
  in
• 38:48
  our
• 38:48
  homes
• 38:49
  as
• 38:49
  a
• 38:49
  general
• 38:50
  rule.
• 38:51
  And
• 38:51
  when
• 38:51
  the
• 38:52
  world
• 38:52
  feels
• 38:52
  scary,
• 38:53
  ah,
• 38:53
  it
• 38:53
  makes
• 38:53
  sense
• 38:54
  that
• 38:54
  we
• 38:54
  go

  back
• 38:54

• 38:55
  some
• 38:55
  comforting,
• 38:55
  soothing
• 38:56
  mel.
• 38:57
  Not
• 38:57
  metal.
• 38:58
  Cold,
• 38:59
  white,
• 39:00
  steep.
• 39:00
  Like
• 39:01
  you
• 39:02
  want
• 39:02
  a
• 39:02
  little
• 39:02
  apple
• 39:02
  pie
• 39:03
  in
• 39:03
  there.
• 39:04
  Yeah.
• 39:04
  Warm.
• 39:05
  All
• 39:05
  right,
• 39:05
  man,
• 39:05
  the
• 39:05
  whole
• 39:05
  world's
• 39:06
  beating
• 39:06
  me
• 39:06
  up.
• 39:06
  I
• 39:07
  want
• 39:07
  to
• 39:07
  come
• 39:07
  home
• 39:07
  to
• 39:07
  a
• 39:08
  nice
• 39:08
  warm
• 39:08
  yellow
• 39:09
  stove
• 39:09
  or
• 39:10
  whatever.
• 39:11
  Whatever.
• 39:11
  Yeah.
• 39:13
  Here's
• 39:13
  the
• 39:13
  other
• 39:13
  thing,
• 39:14
  too.
• 39:14
  Authentic
• 39:15
  spaces
• 39:16
  are
• 39:16
  big.
• 39:16
  What
• 39:16
  I
• 39:16
  mean
• 39:16
  by
• 39:17
  that
• 39:17
  is
• 39:17
  not
• 39:18
  using
• 39:18
  all
• 39:18
  the
• 39:19
  fake
• 39:19
  plastic
• 39:19
  stuff
• 39:20
  in
• 39:20
  there,
• 39:21
  using
• 39:21
  real
• 39:21
  wood,
• 39:22
  using
• 39:22
  Real
• 39:23
  stone.
• 39:24
  Sometimes
• 39:25
  when
• 39:25
  you
• 39:25
  go
• 39:25
  into
• 39:26
  your
• 39:26
  Home
• 39:26
  Depot's
• 39:27
  or
• 39:27
  Lowe's
• 39:28
  or
• 39:28
  some
• 39:28
  of
• 39:29
  those
• 39:29
  more
• 39:30
  builder
• 39:30
  basic
• 39:30
  places,
• 39:32
  those
• 39:32
  finishes
• 39:33
  are
• 39:33
  inauthentic
• 39:34
  in
• 39:34
  a
• 39:34
  way
• 39:34
  you
• 39:34
  can.
• 39:35
  Oh,
• 39:35
  that
• 39:35
  looks
• 39:35
  like
• 39:36
  plastic.
• 39:36
  That's
• 39:37
  not
• 39:37
  real.
• 39:37
  Yeah.
• 39:38
  You
• 39:38
  know
• 39:38
  where
• 39:39
  outside
• 39:39
  things
• 39:39
  are
• 39:39
  going
• 39:40
  to
• 39:40
  composite
• 39:40
  for
• 39:41
  durability.
• 39:41
  Inside,
• 39:42
  it's
• 39:42
  going
• 39:42
  back
• 39:42
  into
• 39:43
  wood
• 39:43
  warmth,
• 39:44
  which
• 39:44
  is
• 39:44
  awesome.
• 39:45
  And
• 39:45
  that's
• 39:45
  a
• 39:46
  big
• 39:46
  one.
• 39:46
  Warmth
• 39:47
  is
• 39:47
  big.
• 39:48
  That's
• 39:48
  what's
• 39:48
  in.
• 39:48
  So
• 39:49
  you're
• 39:49
  seeing
• 39:49
  those
• 39:50
  earthy
• 39:50
  neutrals,
• 39:51
  kind
• 39:51
  of
• 39:51
  like
• 39:51
  those
• 39:51
  bold
• 39:52
  jewel
• 39:52
  tones
• 39:53
  or
• 39:53
  natural
• 39:54
  woods
• 39:54
  to
• 39:55
  really
• 39:55
  create
• 39:56
  inviting
• 39:57
  spaces.
• 39:58
  And
• 39:59
  so
• 39:59
  I
• 39:59
  think
• 40:00
  that's
• 40:00
  big.
• 40:01
  Now,
• 40:01
  one
• 40:01
  of
• 40:01
  the
• 40:02
  things
• 40:02
  that
• 40:02
  I'm
• 40:02
  seeing,
• 40:02
  and
• 40:03
  we're
• 40:03
  going
• 40:03
  to
• 40:03
  run
• 40:03
  out
• 40:03
  of
• 40:03
  time
• 40:04
  here
• 40:04
  pretty
• 40:04
  soon,
• 40:04
  but
• 40:05
  one
• 40:05
  of
• 40:05
  the
• 40:05
  things
• 40:05
  that
• 40:05
  I'm
• 40:05
  seeing
• 40:06
  too
• 40:06
  is
• 40:06
  you're
• 40:06
  seeing
• 40:07
  designers
• 40:07
  flip
• 40:08
  this
• 40:08
  way.
• 40:09
  Many
• 40:09
  designers
• 40:10
  aren't
• 40:11
  onto
• 40:12
  what
• 40:12
  the
• 40:13
  current
• 40:13
  trends
• 40:13
  would
• 40:13
  be.
• 40:14
  And
• 40:14
  I
• 40:15
  wanted
• 40:15
  to
• 40:15
  talk
• 40:15
  about
• 40:15
  this
• 40:15
  since
• 40:16
  we're
• 40:16
  talking
• 40:16
  trends.
• 40:17
  What,
• 40:17
  how
• 40:17
  trends
• 40:18
  change
• 40:19
  so
• 40:19
  fast.
• 40:19
  Now,
• 40:20
  Johnny,
• 40:21
  when
• 40:21
  you
• 40:21
  and
• 40:21
  I
• 40:21
  started
• 40:21
  out
• 40:22
  in
• 40:22
  construction,
• 40:23
  if
• 40:23
  we
• 40:23
  grabbed
• 40:24
  the
• 40:24
  latest
• 40:25
  Architectural
• 40:26
  Digest
• 40:26
  magazine
• 40:27
  at
• 40:27
  the
• 40:27
  grocery
• 40:27
  store,
• 40:28
  for
• 40:28
  instance,
• 40:29
  we
• 40:29
  knew
• 40:30
  that
• 40:30
  project
• 40:31
  was
• 40:31
  designed
• 40:32
  probably
• 40:33
  four
• 40:33
  or
• 40:33
  five
• 40:34
  years
• 40:34
  ago.
• 40:35
  It
• 40:36
  was
• 40:36
  built
• 40:36
  the
• 40:37
  next
• 40:37
  year
• 40:38
  and
• 40:38
  a
• 40:38
  half.
• 40:39
  It
• 40:40
  got
• 40:40
  completely
• 40:41
  done.
• 40:42
  Then
• 40:42
  they
• 40:43
  took
• 40:43
  pictures
• 40:44
  and
• 40:44
  it
• 40:44
  took
• 40:44
  nine
• 40:45
  months
• 40:45
  to
• 40:45
  a
• 40:46
  year
• 40:46
  before
• 40:47
  that
• 40:47
  hit
• 40:47
  a
• 40:47
  magazine.
• 40:49
  So
• 40:49
  that
• 40:49
  project
• 40:49
  could
• 40:50
  have
• 40:50
  been
• 40:50
  done
• 40:50
  for
• 40:51
  four
• 40:51
  or
• 40:51
  five
• 40:52
  years
• 40:52
  before
• 40:52
  the
• 40:53
  public
• 40:53
  saw
• 40:53
  it.
• 40:54
  Heck,
• 40:54
  now
• 40:55
  if
• 40:55
  you
• 40:55
  and
• 40:55
  I
• 40:55
  had
• 40:55
  a
• 40:55
  construction
• 40:56
  meeting
• 40:56
  showing
• 40:57
  drawings
• 40:58
  to
• 40:58
  a
• 40:58
  client
• 40:59
  with
• 40:59
  textures
• 41:00
  and
• 41:00
  pieces
• 41:00
  of
• 41:01
  samples,
• 41:02
  they'd
• 41:02
  have
• 41:03
  it
• 41:03
  on
• 41:03
  Internet
• 41:03
  on
• 41:04
  their
• 41:04
  Pinterest
• 41:04
  board
• 41:05
  within
• 41:05
  10
• 41:05
  minutes
• 41:06
  of
• 41:06
  the
• 41:06
  meeting
• 41:06
  being
• 41:06
  out.
• 41:07
  And
• 41:07
  it's
• 41:07
  out
• 41:07
  in
• 41:08
  the
• 41:08
  public.
• 41:09
  Yeah,
• 41:10
  huge
• 41:10
  difference.
• 41:12
  Styles
• 41:12
  would
• 41:12
  change
• 41:13
  almost
• 41:13
  by
• 41:14
  the
• 41:14
  decade.
• 41:14
  There
• 41:15
  was
• 41:15
  a
• 41:15
  70s
• 41:16
  look,
• 41:16
  there
• 41:16
  was
• 41:16
  an
• 41:16
  80s
• 41:17
  look,
• 41:18
  there
• 41:18
  was
• 41:18
  a
• 41:18
  90s
• 41:19
  look.
• 41:20
  Now
• 41:20
  that's
• 41:22
  a,
• 41:22
  yeah,
• 41:23
  2005
• 41:24
  look.
• 41:24
  There's
• 41:24
  a
• 41:24
  2000.
• 41:25
  So
• 41:25
  it
• 41:25
  really
• 41:26
  can
• 41:26
  change
• 41:26
  on
• 41:26
  a
• 41:27
  dime.
• 41:27
  And
• 41:28
  it
• 41:28
  was
• 41:28
  funny.
• 41:28
  When
• 41:29
  I
• 41:29
  was
• 41:29
  designing
• 41:29
  higher
• 41:30
  end
• 41:30
  projects,
• 41:31
  I
• 41:31
  knew
• 41:31
  a
• 41:31
  style
• 41:32
  was
• 41:32
  starting
• 41:32
  to
• 41:32
  die
• 41:33
  in
• 41:33
  those
• 41:33
  days.
• 41:34
  When
• 41:34
  it
• 41:34
  showed
• 41:35
  up
• 41:35
  at
• 41:35
  Home
• 41:35
  Depot
• 41:36
  or
• 41:36
  Lowe's,
• 41:37
  they
• 41:37
  were
• 41:37
  the
• 41:37
  last
• 41:38
  to
• 41:38
  get
• 41:38
  there
• 41:38
  because
• 41:38
  they
• 41:39
  had
• 41:39
  to
• 41:39
  pivot.
• 41:39
  This
• 41:40
  big
• 41:40
  ship
• 41:41
  might
• 41:41
  take
• 41:41
  them
• 41:41
  four
• 41:41
  or
• 41:42
  five
• 41:42
  years
• 41:42
  to
• 41:42
  believe
• 41:42
  that's
• 41:43
  a
• 41:43
  style.
• 41:44
  Then
• 41:44
  it
• 41:44
  comes
• 41:45
  out
• 41:45
  and
• 41:45
  the
• 41:46
  new
• 41:46
  one's
• 41:46
  coming
• 41:46
  in.
• 41:47
  Back
• 41:47
  when
• 41:48
  we
• 41:48
  were
• 41:48
  going
• 41:48
  at
• 41:49
  it
• 41:49
  together,
• 41:50
  you
• 41:50
  could
• 41:50
  walk
• 41:51
  in
• 41:51
  nine
• 41:52
  out
• 41:52
  of
• 41:52
  10
• 41:52
  kitchens
• 41:53
  and
• 41:53
  you
• 41:54
  knew
• 41:54
  it
• 41:54
  was
• 41:54
  cherry
• 41:55
  cabinets,
• 41:56
  shaker
• 41:56
  doors,
• 41:57
  granite
• 41:57
  countertops,
• 41:59
  Viking
• 41:59
  range.
• 42:00
  Like
• 42:00
  it
• 42:01
  just
• 42:01
  it.
• 42:01
  We
• 42:02
  printed
• 42:02
  them
• 42:02
  out
• 42:02
  like
• 42:03
  Volkswagens.
• 42:04
  Yeah.
• 42:05
  And
• 42:05
  yeah,
• 42:06
  you're
• 42:06
  right,
• 42:06
  it's
• 42:07
  way
• 42:07
  quicker.
• 42:08
  The
• 42:08
  Quickening
• 42:09
  has
• 42:09
  become.
• 42:10
  And
• 42:11
  a
• 42:11
  large
• 42:11
  part
• 42:11
  of
• 42:11
  that's
• 42:12
  Internet
• 42:12
  and
• 42:13
  accessibility
• 42:14
  and
• 42:14
  people
• 42:14
  making
• 42:15
  their
• 42:15
  own
• 42:15
  decisions
• 42:16
  and
• 42:16
  not
• 42:16
  relying
• 42:17
  on
• 42:17
  stuff.
• 42:18
  For
• 42:18
  the
• 42:18
  last
• 42:18
  four
• 42:19
  years,
• 42:19
  it's
• 42:19
  been
• 42:19
  this,
• 42:20
  so
• 42:20
  it
• 42:20
  must
• 42:20
  be
• 42:21
  this.
• 42:21
  It's
• 42:21
  just.
• 42:21
  It's
• 42:22
  a
• 42:22
  different
• 42:22
  world,
• 42:23
  different
• 42:23
  game,
• 42:23
  and
• 42:24
  it's
• 42:24
  changing
• 42:25
  yearly,
• 42:25
  which
• 42:25
  is.
• 42:26
  Can
• 42:26
  be
• 42:27
  unfortunate
• 42:27
  because
• 42:28
  you're
• 42:28
  like,
• 42:28
  no,
• 42:28
  I
• 42:28
  love
• 42:29
  this
• 42:29
  year.
• 42:29
  And
• 42:29
  then
• 42:29
  next
• 42:30
  year
• 42:30
  it's
• 42:30
  gone
• 42:31
  where
• 42:31
  you
• 42:32
  at
• 42:32
  least
• 42:32
  used
• 42:32
  to
• 42:32
  get
• 42:32
  a
• 42:33
  good
• 42:33
  5
• 42:33
  years
• 42:33
  before
• 42:34
  your
• 42:34
  kitchen
• 42:34
  look
• 42:34
  dated.
• 42:35
  After
• 42:35
  you
• 42:36
  spent
• 42:36
  50k
• 42:37
  on
• 42:37
  that,
• 42:37
  you're
• 42:37
  like,
• 42:38
  what
• 42:38
  do
• 42:38
  you
• 42:38
  mean
• 42:39
  it's
• 42:39
  dated?
• 42:40
  Yeah,
• 42:40
  brother.
• 42:40
  In
• 42:41
  our
• 42:41
  last
• 42:41
  minute
• 42:41
  here,
• 42:42
  the
• 42:42
  way
• 42:42
  to
• 42:42
  prevent
• 42:42
  that
• 42:42
  is
• 42:43
  if
• 42:43
  you
• 42:43
  pick
• 42:43
  a
• 42:44
  good
• 42:44
  natural
• 42:44
  wood.
• 42:45
  Natural
• 42:45
  woods
• 42:45
  tend
• 42:46
  to
• 42:46
  be
• 42:46
  in
• 42:47
  no
• 42:47
  matter
• 42:47
  what,
• 42:47
  to
• 42:48
  some
• 42:48
  extent.
• 42:49
  And
• 42:49
  then
• 42:49
  if
• 42:49
  you
• 42:49
  do
• 42:50
  knobs
• 42:50
  on
• 42:50
  the
• 42:50
  hardware
• 42:51
  in
• 42:51
  the
• 42:51
  kitchen
• 42:52
  so
• 42:52
  you
• 42:52
  can
• 42:52
  change
• 42:52
  those
• 42:53
  out
• 42:53
  to
• 42:53
  the
• 42:53
  next
• 42:53
  hottest
• 42:54
  color,
• 42:55
  right?
• 42:55
  Yep.
• 42:56
  And
• 42:57
  you
• 42:57
  do
• 42:57
  a
• 42:57
  tile
• 42:58
  backsplash
• 42:58
  that
• 42:59
  you're
• 42:59
  not
• 42:59
  sold
• 42:59
  on,
• 43:00
  that
• 43:00
  maybe
• 43:00
  in
• 43:01
  five
• 43:01
  to
• 43:01
  10
• 43:01
  years
• 43:01
  you
• 43:01
  can
• 43:02
  swap
• 43:02
  out
• 43:03
  and
• 43:03
  you
• 43:03
  stay
• 43:03
  on
• 43:04
  top
• 43:04
  of
• 43:04
  paint
• 43:04
  colors
• 43:05
  and
• 43:06
  hopefully
• 43:06
  pick
• 43:06
  something
• 43:07
  kind
• 43:07
  of
• 43:07
  natural
• 43:07
  for
• 43:07
  the
• 43:07
  countertop.
• 43:08
  You're
• 43:08
  probably
• 43:08
  going
• 43:09
  to
• 43:09
  be
• 43:09
  good
• 43:09
  to
• 43:09
  go.
• 43:09
  And
• 43:09
  you
• 43:09
  can
• 43:10
  slide
• 43:10
  it
• 43:10
  into
• 43:10
  places.
• 43:11
  Yeah.
• 43:11
  You
• 43:12
  can
• 43:12
  fudge
• 43:12
  stuff
• 43:12
  around
• 43:13
  where
• 43:13
  just
• 43:13
  like
• 43:13
  you
• 43:14
  said,
• 43:14
  swap
• 43:14
  out
• 43:15
  all
• 43:15
  the
• 43:15
  drawer
• 43:15
  pulls
• 43:16
  in
• 43:16
  the
• 43:16
  cabinet
• 43:16
  handles,
• 43:18
  paint
• 43:18
  it
• 43:18
  a
• 43:18
  different
• 43:18
  color,
• 43:19
  and
• 43:19
  you'll
• 43:20
  probably
• 43:20
  get
• 43:20
  in
• 43:20
  the
• 43:20
  ballpark,
• 43:21
  maybe
• 43:21
  change
• 43:21
  an
• 43:22
  appliance
• 43:22
  after
• 43:22
  three
• 43:22
  years
• 43:23
  or
• 43:23
  something.
• 43:24
  But,
• 43:24
  yeah,
• 43:25
  generally
• 43:25
  speaking.
• 43:26
  Yeah,
• 43:27
  generally
• 43:27
  speaking,
• 43:28
  it's
• 43:28
  more
• 43:28
  about
• 43:28
  decoration
• 43:29
  at
• 43:29
  that
• 43:29
  point
• 43:29
  than
• 43:29
  it
• 43:30
  is
• 43:30
  about.
• 43:31
  More
• 43:31
  about
• 43:31
  aesthetics
• 43:32
  than
• 43:32
  it
• 43:32
  is
• 43:32
  about
• 43:32
  the
• 43:32
  actual
• 43:33
  products
• 43:33
  that
• 43:34
  are
• 43:34
  in
• 43:34
  the
• 43:34
  kitchen
• 43:34
  at
• 43:34
  that
• 43:35
  point.
• 43:35
  Like,
• 43:35
  how
• 43:35
  do
• 43:35
  you
• 43:36
  keep
• 43:36
  up
• 43:36
  with.
• 43:36
  Pretend
• 43:37
  it's
• 43:37
  Christmas,
• 43:37
  but
• 43:37
  it's
• 43:38
  for
• 43:38
  the
• 43:38
  whole
• 43:38
  year.
• 43:39
  Absolutely.
• 43:39
  Decorate
• 43:40
  accordingly.
• 43:41
  And
• 43:41
  by
• 43:41
  the
• 43:41
  way,
• 43:41
  when
• 43:41
  you're
• 43:42
  working
• 43:42
  with
• 43:42
  a
• 43:42
  designer
• 43:42
  out
• 43:43
  there,
• 43:43
  the
• 43:43
  last
• 43:43
  thing
• 43:43
  I
• 43:43
  want
• 43:44
  to
• 43:44
  say
• 43:44
  before
• 43:44
  we
• 43:44
  get
• 43:44
  a
• 43:44
  break
• 43:44
  is
• 43:45
  your
• 43:45
  personal
• 43:46
  taste
• 43:46
  matters.
• 43:47
  Your
• 43:47
  designer
• 43:47
  is
• 43:48
  the
• 43:48
  person
• 43:48
  you
• 43:48
  hired
• 43:49
  for
• 43:49
  that
• 43:49
  project.
• 43:51
  So
• 43:51
  make
• 43:51
  sure
• 43:51
  that
• 43:52
  what
• 43:52
  you're
• 43:53
  getting
• 43:53
  what
• 43:53
  you
• 43:53
  want.
• 43:53
  But
• 43:54
  maybe
• 43:54
  they're
• 43:54
  steering
• 43:54
  you
• 43:55
  to
• 43:55
  make
• 43:55
  sure
• 43:55
  that
• 43:55
  you're
• 43:55
  not
• 43:55
  making
• 43:56
  any
• 43:56
  glaring
• 43:56
  mistakes,
• 43:57
  that
• 43:57
  you're
• 43:58
  picking
• 43:58
  something
• 43:59
  that's
• 43:59
  either
• 43:59
  outdated
• 44:00
  or
• 44:00
  is
• 44:00
  going
• 44:00
  to
• 44:00
  be
• 44:01
  outdated
• 44:01
  or
• 44:01
  is
• 44:02
  not
• 44:02
  going
• 44:02
  to
• 44:02
  last
• 44:02
  for
• 44:03
  you.
• 44:03
  Pay
• 44:04
  attention
• 44:04
  to
• 44:04
  that
• 44:04
  designer
• 44:05
  because
• 44:05
  they
• 44:05
  are
• 44:05
  there
• 44:05
  to
• 44:05
  help.
• 44:06
  You're
• 44:06
  paying
• 44:07
  for
• 44:07
  their
• 44:07
  expertise.
• 44:08
  Definitely
• 44:08
  lean
• 44:09
  in
• 44:09
  because
• 44:10
  you've
• 44:10
  already
• 44:10
  hired
• 44:10
  them.
• 44:11
  Or
• 44:11
  if
• 44:11
  you
• 44:12
  have
• 44:12
  any
• 44:12
  doubts,
• 44:12
  you
• 44:12
  email
• 44:13
  Eric
• 44:13
  G.
• 44:13
  And
• 44:14
  he'll
• 44:14
  dial
• 44:15
  you
• 44:15
  in.
• 44:15
  There
• 44:16
  we
• 44:16
  go
• 44:16
  over
• 44:16
  to
• 44:17
  Roundthe
• 44:17
  House
• 44:18
  online
• 44:19
  dot
• 44:19
  com.
• 44:20
  All
• 44:21
  right,
• 44:21
  guys,
• 44:21
  end
• 44:22
  of
• 44:22
  the
• 44:22
  show.
• 44:22
  Thanks
• 44:22
  for
• 44:22
  tuning
• 44:23
  in.
• 44:23
  Feel
• 44:23
  free
• 44:23
  to
• 44:24
  reach
• 44:24
  out
• 44:24
  to
• 44:24
  us.
• 44:25
  We
• 44:25
  got
• 44:25
  a
• 44:25
  great
• 44:25
  show
• 44:26
  coming
• 44:26
  up
• 44:26
  next
• 44:26
  week
• 44:26
  as
• 44:27
  well.
• 44:27
  That
• 44:27
  excited?
• 44:28
  We're
• 44:28
  coming
• 44:28
  up
• 44:28
  towards
• 44:29
  Thanksgiving
• 44:29
  already.
• 44:30
  I
• 44:30
  don't
• 44:30
  know
• 44:30
  what's
• 44:30
  going
• 44:30
  on,
• 44:31
  what
• 44:31
  other
• 44:31
  alternative
• 44:32
  universe
• 44:32
  we're
• 44:32
  in,
• 44:33
  but
• 44:33
  it's
• 44:34
  creeping
• 44:34
  up,
• 44:34
  and
• 44:34
  we
• 44:34
  got
• 44:34
  to
• 44:34
  get
• 44:35
  ready
• 44:35
  for
• 44:35
  it.
• 44:36
  Crazy.
• 44:37
  Are
• 44:37
  you
• 44:37
  ready,
• 44:38
  Johnny?
• 44:39
  Yeah,
• 44:39
  I
• 44:39
  don't.
• 44:39
  I
• 44:40
  miss
• 44:40
  it
• 44:40
  down
• 44:40
  here.
• 44:41
  We
• 44:41
  don't
• 44:41
  really
• 44:41
  have
• 44:42
  it,
• 44:42
  so.
• 44:42
  Yeah,
• 44:42
  there
• 44:43
  we
• 44:43
  go.
• 44:43
  There
• 44:43
  we
• 44:44
  go.
• 44:44
  No,
• 44:44
  no
• 44:45
  panic.
• 44:45
  No
• 44:45
  stress
• 44:46
  for
• 44:46
  me.
• 44:46
  I
• 44:46
  like
• 44:46
  it.
• 44:48
  Easy,
• 44:48
  easy.
• 44:49
  All
• 44:49
  right,
• 44:49
  guys.
• 44:50
  I'm
• 44:50
  Eric
• 44:50
  G.
• 44:52
  Exactly.
• 44:53
  And
• 44:54
  I'm
• 44:54
  Johnny
• 44:54
  D.
• 44:55
  You've
• 44:55
  been
• 44:55
  listening.
• 44:56
  To
• 44:56
  around
• 44:56
  the
• 44:57
  House.
• 44:58
  Enjoy
• 44:58
  your
• 44:58
  taco.
• 45:06
  With.
