- 0:17K Wisconsin dot com. They're telephone number six oh eight six seven three fifty
- 0:22four hundred. That's six oh eight six seven three fifty four hundred. Not
- 0:25only are we joined this week by Matt Hepman of Rockrealty, we've also got
- 0:28Eric Rasmussen, realtor with Rock Realty. And Eric is not only a realtor,
- 0:34he is the top seller for the past two years. Matt, you
- 0:37brought company along this week as well, so it's a little more we got
- 0:40a little less elbow space. Yeah. I thought i'd introduce everybody to Eric
- 0:43Rasmussen here and Eric Good Good And you're a realtor with with Rockrealty, aren't
- 0:48you that? I am? Yep, among other things. Your drummer,
- 0:51am I right on the amag drummer? Yeah, let's talk. Tell us
- 0:54a little bit about yourself. Oh boy, oh, where do you want
- 0:57me to start? This is born? Yeah, I mean I live out
- 1:03in sun Prairie, got two teenagers. All of a sudden, I don't
- 1:07know how that happened. But yeah, junior and a senior coming up.
- 1:12So I'm in a band. Yes, I played drums in a local local
- 1:18rock band in town here, Madison. So did I see a note that
- 1:21you're into pickle ball? By the way, I have gotten into pickleball lately.
- 1:26I come from a tennis and ping pong background, so it was a
- 1:29logical Uh, you know, I had to go there eventually. Exactly.
- 1:33Well, it sounds like it's something you can stick with for a long time
- 1:34as well. And by the way, I'll ask both of you guys if
- 1:37you sold the house with a pickleball court yet, either of you. Yeah,
- 1:41I sold a house with a pick a ball court across the street.
- 1:44Oh, adjacent, So I think that's a real state term. It's an
- 1:47adjacent, Yes, an adjacent adjacent to a park, public land. Does
- 1:52that stuff? By the way, and completely off track, does that go
- 1:55on listings? Like if you see something like as a realtor, like you're
- 1:57gonna list somebody's house. Obviously you're talk about the features of the home,
- 2:00you talk about the school district. Do you mention things like hey, just
- 2:04so you know, and especially something that's hot like pickleball. It's pickleball course
- 2:07right across the way. Is that mentioned in that? Absolutely? I did.
- 2:10Yes. I mean it speaks to young and old, so I definitely
- 2:15put it in there. Oh that is that is perfect. So I got
- 2:17to ask you to Eric, is you point out here kind of vacation Let's
- 2:22talk about ideal vacation spot that came up, that came up in your notes.
- 2:25I'm not I'm not gonna I'm not gonna overlook that part. Uh yeah,
- 2:30okay, I mean it's a goal of mine someday to get to Italy.
- 2:35Yeah. So I'm a big pizza guy, so you know who isn't.
- 2:38But I've lately have gotten into making the Neapolitan pizzas on my my outside
- 2:45pizza oven. So I'm even more now like I got to go to Naples
- 2:49or or something and like, you know, get the real deal and maybe
- 2:52bring home some knowledge on how to even be better. Oh that is fantastically
- 2:55along those lines too. Let's bring that back to circle that back to real
- 2:58estate. Do you find people you mention that you're you know, if you're
- 3:00if you're making a specialty beats, I know, like wood fired ovens,
- 3:04those type of things. That's another popular thing for folks saying, you know
- 3:07what, I'm looking for a specific type of house. I'm a baker,
- 3:09I'm this type of you know, I'm as a guy. Oh I need
- 3:13a big I need a big garage or a big shit. That's something that's
- 3:15important to potential buyers, isn't it. Absolutely yep. Kitchens are you know
- 3:20where most people congregate and you know you got a double oven or a deluxe
- 3:24you know, chef's kitchen as they call it. It's it's always a big
- 3:28seller. Fantastic bonus. Talking this morning with Eric Rasmasin he's a real tour
- 3:31with Rock Realty. Of course Matt Hetman along as well. Of course,
- 3:36if you haven't been to the website yet, what's wrong with you? Get
- 3:38out over there now Rock Wisconsin dot com. That's Rock R O c K
- 3:42Wisconsin dot Com. Telephone number six so eight six seven three fifty four hundred.
- 3:46That's sixty seven three fifty four hundred. Let's talk about the culture and
- 3:49a little bit about what it's like working at Rock Realty before we actually get
- 3:52to that, this one to ask how we've been Is this the first real
- 3:53estate agency work for You've been in real estate previous? Is that no,
- 3:58uh, this is my first Oh a goo, Yeah, I was in
- 4:00healthcare for twenty years. So what's what's the culture like at Rock REALTYA and
- 4:04what kind of attracted you to get into real estate? Oh, it's incredible,
- 4:08Yeah, I mean it's Matt and Mike have really you know, they've
- 4:12focused their vision on ensuring that the firm is the highest quality and not just
- 4:17of you know, the agents, but as people. You know, so
- 4:20you're working with with just wonderful people that we all show up for each other.
- 4:25We're all there to help each other. It's kind of just like one
- 4:27big team. Yeah. Are there parallels you think about I think about people
- 4:30that work in healthcare? Is really wanting to help people? Is you know
- 4:34you want to be that assistant? You know a lot of times people you
- 4:38think of when you're you know, whether you're at the doctor's office or wherever
- 4:42you really need somebody to kind of guide you. You're not at the doctor's
- 4:45office. You know that if you're lucky, other than a check up,
- 4:47you don't go into the doctor's office regularly. So when you go in there,
- 4:50having people that you trust you can rely on that can really help you
- 4:54kind of blaze that trail. It's got to be helpful. And I've got
- 4:57to guess some of those skills translate very well over to the state side.
- 5:00I would agree. Yeah, I think that's why I've been, I don't
- 5:04know, as successful as I've been. I guess I just I really I
- 5:08do care. I care about people, and you know that comes from my
- 5:13background and wanting to help them, being being educational in the job to you
- 5:16know, communicating. But yeah, I mean a big part of my job
- 5:20is a when I was in healthcare, was you know, just communicating.
- 5:24Yeah, yeah, that's something we found and educating clients and going through the
- 5:29steps and making them feel like they're not at it alone. Yeah, and
- 5:33so yeah, it comes through. Yeah. I was gonna say that's something
- 5:35we found in general for newly licensed agents, those that are in healthcare,
- 5:41some some that have you know, I had a teaching background, people that
- 5:44just really like assisting others do really well in real estate. Is that And
- 5:47I'll ask you this too, Matt, is I think of sometimes folks say
- 5:50I felt like like people that may have had like a bad experience, I
- 5:54felt like I was literally being sold and that's not something you know, that's
- 5:57something if you're if you're at the uh, you know, if you're if
- 5:59you're going to buy, like let's say I'm trying to get something where countertops
- 6:02for example. Sometimes there'll be a person that's maybe a little a little too
- 6:05when it comes to buying the whole home. You don't want that, do
- 6:08you? You want somebody else? And a lot of times you have to
- 6:11really take the sales aspect out of it. In our opinion, right,
- 6:15it's better to do right by the client, right, I mean, obviously
- 6:16there's some negotiation and pointing out good and bad things, but it's all about
- 6:20the relationship with the client, not necessarily about making the sale. It's fantastic
- 6:25stuff. So we talked this morning with Eric Rasmussen and Mike matt Heyman.
- 6:28Excuse me, Mike's not with us this week. Whereas is he on He's
- 6:31he's out on the road, he's doing work. Of course, you can
- 6:35learn more about Rock Realty online Rock Wisconsin dot com. That's r O c
- 6:40K Wisconsin dot com. TELF number six eight six seven three fifty four hundred,
- 6:44that's six seven three fifty four hundred. Talking this week with Matt and
- 6:47Eric and Eric. One of the things we do each week with Matt is
- 6:50we have a featured listing, and you brought one in for us this week
- 6:56on Creek Road in Darien, right, yes, yeah, a little bit
- 6:59about one one nine zero four East Creek Road in Darien, which is actually
- 7:03it's Dairian mailing address, but it's in the town of Bradford, which is
- 7:06Rock County, so it has very very low taxes that listing. It's a
- 7:13yeah, thirty two hundred square foot three bedroom, three and a half bath
- 7:16with us. It's on six point four acres of gorgeous you know, woods,
- 7:21wild grasses, mode grasses, and it has four hundred feet of frontage
- 7:27on Turtle Creek, which is I don't know if you know much about Turtle
- 7:30Creek, but it's not really a creek. It's more of a river in
- 7:34the area. And it's beauty. I mean like tubers and kayakers go down,
- 7:38and I mean it's it's absolutely stunning. And the house was built in
- 7:42two thousand and seven, and I mean it's a five car garage's yeah,
- 7:49it's got a three car tandem attached and then they built another two car detached,
- 7:54so all in all, you got five car garages, five spots,
- 7:59brand you know, new roof in the last six years, brand new patio,
- 8:03brand new driveway, new hot tub which is like a I think it's
- 8:07like an eight seater. Wow that they're that they're keeping there. Yeah,
- 8:13two fire pits. You're gonna need those garages that put all your accessories for
- 8:20all those fantastic things. Talking this morning with Eric Rasmasin. He's a realtor
- 8:24with Rock Realty. Of course Matt Hepman along with us as well the website
- 8:28Rockwisconsin dot com. That's Rock Wisconsin dot comtel for number six so eight six
- 8:33seven three fifty four hundred. That's six seven three fifty four hundred. So
- 8:37Eric, let's talk a little bit about some Obviously, every sale, every
- 8:41opportunity to meet with somebody, it's a unique experience. It's a special experience.
- 8:45It's a big experience not only for the for the buyer and the seller,
- 8:48but it's a big experience for you as well. Let's talk about some
- 8:52of the maybe kind of the more memorable experience you've had with clients. Oh,
- 8:56kind of folks you've met in and run into over the years, those
- 8:58type of things. Yeah. Well, I had a wonderful relationship with some
- 9:03clients that were kind of looking all over the state. They started looking down
- 9:09in the southern area and then they kind of expanded their search and we wound
- 9:13up finding them home up and actually where I'm from, in Sheboygan. And
- 9:18that was a fun experience because we were down in Puntakana on a trip and
- 9:24I want to I get a call, you know, a couple of Margarita's
- 9:28in I check my phone and I have a call from the listing agent that
- 9:31says, hey, I need you to get these these sheets initialed asap.
- 9:37And I mean, without going into too much, that the house was being
- 9:41sold by a relocation company. And I learned very quickly that relocation companies have
- 9:46a lot of paperwork. So it was over one hundred pages and they wanted
- 9:50each page initialed, and there was three buyers on the property. So I
- 9:54had to, you know, go back to the hotel room, you know,
- 9:56load up the paper each page with three signature boxes, make sure all
- 10:00the i's were dotted, teas were crossed. All while I was feeling a
- 10:05little bit good down there on the vacation, and uh, I wound up
- 10:11having to get out a call with a with an inspector that was like out
- 10:13of Indiana, I think he was, did you get the deal done?
- 10:16And yeah, we wound up being out another offer because we were the only
- 10:20ones that had our all our you know, stuff done correctly, even though
- 10:24there was like evidently an offer that was that was better than ours. But
- 10:28so yeah, it was. It was a very memorable one. And they,
- 10:33of course that was their first home and their dream home. So you
- 10:35know, the fact that I was able to even down in Punta Kana get
- 10:39a deal through that one really stuck with me. Man, are you using
- 10:43fax machines down there? Is that how you're setting one hundred pages? Or
- 10:46you that was on email? Yeah? Do you guys still get Matt,
- 10:50You ever get facts or anything like? Oh? No, I mean especially
- 10:52not a you know, an actual physical one. We do have a phone
- 10:56line for a FAX that converts to a PDF, but no, I haven't
- 11:00done for facts a long time, twenty years maybe from that probably more than
- 11:03that I see, even new modern copy you still have a fax option.
- 11:07I'm it's like, who is using that? I thought maybe real estate apparently
- 11:09not going to check that off, but you know, it essentially can fax
- 11:13it through and then usually they convert them to PDFs. And Matt, I've
- 11:16got to ask you about this as we as we talk about, you know,
- 11:18kind of getting the job done, and as you're as you're looking for
- 11:22agents, you mentioned of course you know people that are that are helpers and
- 11:26that are you know, kind of really passionate about helping people. Is commitment.
- 11:31That's got to be a big part too. As we talk with as
- 11:33we talk with Eric here and he's kind of discussing, you know, he's
- 11:37on vacation. Yeah, I'll tell you this when I'm on vacation. I'm
- 11:41on vacation. Yeah, yeah, are you looking that well? And that's
- 11:46the thing is as a realtor, you know, people get into real estate
- 11:50thinking, well, good news is I know no longer have a boss,
- 11:52per se and my my schedule freeze up. The truth of the matter is
- 11:56is is you're kind of now beholding to your clients right and you know,
- 11:58if if it's the right time, you know, for you to be working
- 12:05and getting that perfect home for him, then that's what happens. And it's
- 12:07it's it's neat that you know you can be on vacation and do what Eric
- 12:11did and still have the attention to detail to beat out the other offers.
- 12:13He didn't have the attention to detail. So yeah, it takes the right
- 12:16type of person. Great. Great to hear talking this morning with Matt Heyman
- 12:18and Eric Rasmussen with Rockreelte Rock Wisconsin dot com. That's Rock Wisconsin dot com.
- 12:24Tell but number six oh eight six seven three fifty four hundred. That's

- 12:48this morning. I had a chance to check out the website. Head on
- 12:52over now rock Wisconsin dot com. That's r O c K Wisconsin dot com.
- 12:56Tell for a number six oh eight six seven three fifty four that's six
- 13:01three fifty four hundred. Again, the best way to make contact is get
- 13:03to the office this morning. Just log right onto Rockwisconsin dot com. A
- 13:07lot of great details on are as. A matter of fact, I will
- 13:09review our featured listing from the week. It's a fantastic spot, a beautiful
- 13:13spot. You're thinking about having some water access and some other really cool things
- 13:18with low taxes. We'll get the details from Eric again on that in just
- 13:22a moment. But Eric, I've got a guess, and I think as
- 13:24much as I think a lot of folks, as much as we may dread
- 13:28what we do for a living, I think sometimes parts of it then I
- 13:31think of like challenges, those type of things. I also think that those
- 13:33are kind of the things that define us and really make us actually strive.
- 13:37And real estate's probably no different. There are probably days where you're like,
- 13:41oh my goodness, there's so many challenges, so much to it. Yeah,
- 13:45there's always a challenge. Yeah, but seeing those resolutions, and especially
- 13:48you think of the reward for that resolution of you know, somebody getting that
- 13:52house and taking that stuff, it's got to be really, really a good
- 13:56feeling. Let's talk about some of those challenges and kind of a significant one
- 14:00that you've come across in your in your experience as a realtor. Yeah,
- 14:05I mean every I feel like every deal, every transaction is different and that's
- 14:09what makes a job great. But they all seem to have a challenge.
- 14:13It could be you could be smooth, you know, going smooth, smoothly,
- 14:16and something will pop up inevitably. But yeah, I had one recently
- 14:22that the of all things, the lender was being very difficult to work with
- 14:28and you know, wanting more and more, and the buyers were giving their
- 14:37giving them documents and then they two weeks later they'd say, hey, we
- 14:41need these documents, and well they already got them, and then it was
- 14:43just it was just that going on and on, lenders dragging their feet and
- 14:46then got to be downright rude to me, not not even educated on on
- 14:52some things. I don't know how many how much detail they want me to
- 14:54go in. But it turned out that eventually I got him hooked up with
- 15:01a different lender and like you know, at the eleventh hour, who was
- 15:05able to make it work and we closed on time. They were they were
- 15:09looking at they were leaving their their apartment or getting kicked out of their lease,
- 15:15so they had no place to go, moving in with together with family.
- 15:18So it was really important that that this got done and we were able
- 15:24to get it done. But of all things, I didn't expect the lender
- 15:26to be as difficult as that you'd think they'd be. You know, you
- 15:30work together closely with the lender, and I'm gonna I'm going to ask you
- 15:33about that, is you know when it comes to Okay, so folks listening,
- 15:37maybe you've got somebody listening buying their first house, or maybe somebody you
- 15:41know, kids or grandkids looking to buy the first off. Who how does
- 15:45that pro Should you contact the agent first? You get your lending set up
- 15:48first. Matt also looks like he wants to chime in on this as well.
- 15:52I mean, you know, in my experience, you know, if
- 15:54you're if you're dealing with a realtor that's been in the business long enough,
- 15:58they've gone through and got burned. Like here's experience here, right, they've
- 16:02gotten burned in the past, and they build a team around them that they
- 16:04can rely on that the clients can, you know, respect and know that
- 16:11the deal is going to go in the right way. So, yeah,
- 16:12having a preferred lender in place is important, but make sure that you know
- 16:18you're picking someone that someone else is recommending. And if you work with an
- 16:22agent that's the perfect person to ask. I've got to guess there's somebody you're
- 16:25not recommending anymore. But with that, there's obviously yeah, those who those
- 16:29who work. And I think what's what I think a lot of times people
- 16:32find interesting about that is lenders. Obviously they want to get the job done.
- 16:37Also they will get I remember, like when we bought our house,
- 16:40our lender giving us you know, don't go out and buy a I don't,
- 16:42don't buy a new car, you know, just hold wait till after
- 16:48everything closes. But that type of thing and working with with your agent kind
- 16:52of letting you know, those type of things to make everything move smoothly.
- 16:53Again, bumps are inevitable. We're talking about buying buying a home. You
- 16:57never know what's going to be uncovered, You never you know, you just
- 17:00never know until you're kind of going through it. Minimizing those those bumps and
- 17:06distractions and other things. Working with a good real estate agent can really help
- 17:10you avoid those pitfalls, can't absolutely And going back to your question, I
- 17:15would say, first get a hold of a good agent, and then the
- 17:18very next step is to get a hold of a lender. Like if you're
- 17:22a first time home buyer. Yeah, that next step after talking to an
- 17:25agent is to get get pre approved. Get that step done, because find
- 17:30out how much you can afford. Yeah, that's true. It's only fair
- 17:33to both both sides. So we're not showing you homes that are out of
- 17:36your budget and they know what their budget is. And then you know,
- 17:40in this market, it moves so fast that if you're not pre approved by
- 17:42the time you go through that process, that home that you love is gone
- 17:45well or you make it lucky and it may already be on the marketing,
- 17:51not to say probably not. Let's talk about speaking of really really cool listings
- 17:56and great opportunities. Let's talk about this week's featured listing one more time,
- 18:00because I feel like folks that are looking for for a nice piece of land
- 18:07with a nice, nice place to store your stuff on water. These things
- 18:11are hard to come by, and you've got a great, great place down
- 18:14in Darien or near Daryan for Yeah, it's beautiful again. The address is
- 18:18one to one nine zero four East Creek Road, Darien, Wisconsin. I
- 18:22mean it's you know, twenty minutes from from Delavan, Lake Delvan in the
- 18:25Lake Geneva area. You know, not too far from Janesville. It's in
- 18:29Rock County town of Bradford, so again the taxes are very low. And
- 18:33through a three bedroom, three and a half bath ranch finished lower level beautiful.
- 18:40They just finished off a portion of it that is like a wreck room,
- 18:44wet bar, you know, game room with a fridge and a kitchen
- 18:48and seven point four acres six point four acres away on yep with four hundred
- 18:52feet of frontage on the Turtle Creek. Sounds like a tough vine. That's
- 18:56yes, a nice little spot. I'll airbnb that that someone else buys.
- 19:00But one thing I just found out too. Evidently there's a bridge down there,
- 19:03not too far from that that you can maybe a few miles down from
- 19:07the house. That is the only five arched stone bridge in the Western hemisphere.
- 19:12Wow. Really Yeah, it's like the one left. It's kind of
- 19:15modeled after the old European aqua fors, those like arched arched stone things.
- 19:21Yeah, so kind of anything people like to go through when they when they
- 19:23kayak. But yeah, you can put your kayak in right from your own
- 19:26property. And are there ever houses that As an agent, you just want
- 19:30to make an offer yourself. You walk in you're like, you know because
- 19:33as you're talking this, gosh, how you don't that was a great opportunity
- 19:38for you right now. All you had to do is pick a phone,
- 19:41give McCall six oh eight six seven three fifty four hundred for Rock Realty.
- 19:45That's six oh eight six seven three fifty four hundred. The website Rock Wisconsin
- 19:48dot com. That's r O c K Wisconsin dot com. By the way,
- 19:53Uh, Matt, we've got to talk Airbnb's one of these, one
- 19:56of these weeks on a feature program, because I think there's a lot to
- 20:00it. Matt Heiman and Eric Rasminson, thank you both for hanging out this
