- 1:31it's really neat and I think it could help a
- 1:33lot of people. So Prolette, I'm gonna turn it
- 1:35over to you. If you could just give us a little
- 1:37bit about your background and some information
- 1:40like that and then we can get started. Well,
- 1:43I'm super excited to be here as well. And I'll
- 1:47be short first and then we can dive in. So I'm
- 1:50Prolet. I am right now located in Austin, Texas.
- 1:54And now I'm a full -time passive investor since
- 1:572022. Before that, I spent over 20 years in tech
- 2:02and I work mainly in engineering and analytics.
- 2:07You probably heard a lot of the companies that
- 2:08I worked for, but I worked for LeapFrog, Autodesk,
- 2:11and DocuSign. And over the last decade, now I
- 2:16have invested in over 25 deals, mostly commercial
- 2:19real estate. I've been through good cycles, bad
- 2:23cycles. And now I am focusing on my new passion
- 2:29project called Syndication Tracker, because I
- 2:32truly believe that every passive investor should
- 2:35have the tools to help them make better decisions.
- 2:41That's my short. We can dive in. Absolutely.
- 2:46So I'm going to make the assumption that, so
- 2:49you were in California, you're in Silicon Valley,
- 2:51like you were doing pretty well. Yes. And I would
- 2:56forever be grateful for tech because it did allow
- 3:00me to build up the capital to start being in.
- 3:03to invest in commercial real estate and before
- 3:06that invest in single -family homes, it gave
- 3:11me that flexibility to be able to invest and
- 3:15not have to go into it as an active investor.
- 3:19So from that perspective, tech was really good
- 3:22for me. But also what was really good for me
- 3:25was frankly, the market. I got into single family
- 3:29home investing around 2010. I bought a couple
- 3:33of properties in California. And I'm not saying
- 3:37do this, because it's like, you know, it's more
- 3:40do as I say, not as I do. But I would classify
- 3:44my early investment period as a little bit more
- 3:47aggressive because investing in some of those
- 3:51single -family properties allowed me to also
- 3:53do things like take the property value up out
- 3:57as it was increasing and investing that capital
- 4:01into commercial real estate. Oh wow so you were
- 4:06wait were you like cash out refining? Yes in
- 4:11in California you can do that. And later I learned
- 4:14in Texas you can't oh We so we've done some So
- 4:20that's the reason why we didn't get rid of our
- 4:22residential portfolio is Because we had been
- 4:25able to pull all of our original investment dollars
- 4:27out and so they're all infinite returns So it
- 4:30doesn't make sense for us to get rid of them
- 4:33because they're literally making they're bringing
- 4:35in a return from none of our money It's making
- 4:38it from all bank money Yeah, the rule seems to
- 4:41be slightly different in Texas than in California
- 4:44Well, there's there's all you can only do it
- 4:46so many like you can only have so many active
- 4:48That's the difference. I think yeah, and there
- 4:51is no such things in California It was it was
- 4:54more of a shock for me when I moved here to Texas
- 4:57So but yeah tech allowed me to do that and tech
- 5:03allowed me to Frankly think about the whole investment
- 5:09thing more as a process and bring me patience,
- 5:15because when we talk about real estate, we are
- 5:17talking about longer term projects. So a lot
- 5:22of those elements kind of built upon themselves.
- 5:25But when I first started, actually, when I first
- 5:28came to the US, I came in 2000. So that was a
- 5:34long time ago. I'm going to dig myself, but I
- 5:39came to study digital design. And when I came
- 5:44to study digital design, I took a couple of engineering
- 5:46classes and that kind of pushed me more into
- 5:49the engineering world. And after that, I got
- 5:52fascinated with the world of analytics. So this
- 5:56whole progression kind of moving from the design
- 6:03and view of things to the engineering and how
- 6:06things fit together to the analysis of how actually
- 6:11things fit together and how do they work finally
- 6:13for the customer. Also gave me a different view
- 6:16on the investment process and on the portfolio
- 6:21building process. Because I would say that in
- 6:25my own country, I'm originally from Bulgaria,
- 6:28The concept of investing in real estate is not
- 6:31that pronounced. The concept of investing is
- 6:34really not as pronounced. So I had to learn a
- 6:38lot of these things on my own when I arrived
- 6:42here and really embrace the opportunity that
- 6:47is really here in the United States. Yeah, I
- 6:54think. I think that's something that we as Americans
- 6:58don't think about as much. And it's not that
- 7:03everybody in America knows about investments
- 7:05or anything, because that's not true. There's
- 7:07still a lot of financial illiteracy. But I was
- 7:14fortunate enough to always have some knowledge
- 7:16of it. My grandparents invested in real estate.
- 7:19They were very average people. My grandmother
- 7:22was 100 % Mexican. And so she only went through
- 7:28eighth grade because her family was migrant farmers.
- 7:31And so they would go every year to go and pick
- 7:33cotton. And so she wound up getting her GED later.
- 7:38And then my grandfather worked really, really
- 7:40hard for those C's. And so he went into the army.
- 7:44He was an MP and then he was a fireman, but they
- 7:47were To me, it was very blue collar jobs. And
- 7:50so for them to come back and then still pick
- 7:53up investing in real estate is really neat because
- 7:56I got to see it from a different perspective
- 7:58than my husband because his dad was a professor,
- 8:02his mom was over like big regions in the US for
- 8:06financial aid for different companies. And so
- 8:09they invested, but it was like from a different
- 8:11angle. And so there's kind of this assumption
- 8:13that It doesn't matter where you come from. You're
- 8:16still going to have some level of financial literacy.
- 8:19And I don't know that that's 100 % accurate.
- 8:22Well, actually, I do know it's not 100 % accurate.
- 8:25But it's hard for me to see how inaccurate it
- 8:28is, because it's not my reality. So to have to
- 8:32come into something and have to teach myself
- 8:33would blow me away. Yeah. And frankly, it's such
- 8:38a missed opportunity, like the whole financial
- 8:40education here. and I see it I think for me it
- 8:46was a little bit more of a forced option because
- 8:49it's like you know you have to you're here you
- 8:52have to figure it out you need to figure out
- 8:54how to get a job you need to figure out like
- 8:57what you're gonna do uh you need to figure out
- 9:00what's the deal with like social security do
- 9:02you even gonna are you gonna have a social security
- 9:05when when you're older and frankly when you're
- 9:0820 and you think about something that's like
- 9:1165 look so so so far in the future but realistically
- 9:17it's time flies after after your 20s and 30s
- 9:23i think that what people say like time flies
- 9:25it's totally true and um it's a missed opportunity
- 9:31for a lot of the younger people to actually embrace
- 9:35that uh what do you call it? The magic of compound
- 9:41interest because - The eighth wonder of the world.
- 9:45Yeah, eighth wonder of the world. Truly, if you
- 9:48start early in your life, even if it's something
- 9:50small, it can grow to something really, really
- 9:53big. And most people don't realize that. And
- 9:58to kind of, I guess, bring it a little bit more
- 10:02into commercial real estate, One thing that I
- 10:05would say that I feel that a lot of operators
- 10:09and sponsors miss the opportunity on is when
- 10:13they're educating their potential passive investors
- 10:18is to talk about the longer game, right? Everyone
- 10:22wants to talk about their one deal. And it's
- 10:24like, oh, my deal is going to double your money
- 10:26in five years. Now it's a little bit more like
- 10:281 .8, 1 .9, whatever. But yes, still the same
- 10:33kind of idea, double your money in five years.
- 10:37But realistically, that sounds good. But Do people
- 10:41realize what does that mean for their portfolio
- 10:44in the long run? Do they realize what it means
- 10:47for them in 15 years? Because let's take 10 for
- 10:53easier calculation. In 10 years, it's not like
- 10:57your money is just quadrupled. It's even more.
- 11:04It's such a missed opportunity on the educational
- 11:07part and how we think about our portfolios. That
- 11:13is partly when I was having this crazy idea about
- 11:18syndication tracker, what drove me to it. And
- 11:20the very first thing I created was this just
- 11:23like very basic calculator that's like, hey,
- 11:27put your deal in a calculator and see what it
- 11:29will mean for you in 15 years, because it's very
- 11:33meaningful. When you just talk about five, you
- 11:36don't understand the bigger picture. And I partly
- 11:39built it. I frankly built all of that stuff for
- 11:42myself, because it's like, I wish I have that.
- 11:45And it's like, oh, it's not there. Let me build
- 11:47it for myself. And a standard compound calculator
- 11:52doesn't really work for syndication deals, right?
- 11:55Because we all know you usually can't just turn
- 11:59around and reinvest. your distributions, you
- 12:03have to wait until you have certain threshold
- 12:05for the next deal and so on. But really, you
- 12:09have to think about that larger, longer timeframe.
- 12:13And I would encourage you and anyone else actually
- 12:17on the active side, think about how can you educate
- 12:20people on that side because then the story becomes
- 12:24even cooler. Most passive investors don't realize
- 12:28how cool this can all be, assuming it all works
- 12:31out, in the long run and how it can completely
- 12:35change the trajectory of your portfolio. So it
- 12:41just kind of dawned on me, like I actually said
- 12:44this yesterday on that panel, that a lot of people
- 12:49are in situations now where they're real upside
- 12:52down. And they don't want to lose all their investor
- 12:55money. So what was supposed to be a three to
- 12:58five year is now a long -term hold. And people
- 13:01weren't prepared for that. And I'm wondering,
- 13:04so do you have like a part of your calculator
- 13:06that's like future value of money? Because the
- 13:09money that you would have gotten in a big distribution
- 13:12in five years is going to be very different from
- 13:15a distribution in 10 years just based on the
- 13:19time value of money. Or does it even have to
- 13:23get that complicated? Do people think about it
- 13:25at that level or is it more top level? You can
- 13:30think about it at that level. It might get into
- 13:33a complicated realm. There's a couple of things.
- 13:40The simple calculator that anyone can actually
- 13:42go and see on syndicatorcalculator .com slash
- 13:45calculator is just put the typical deal size,
- 13:48it will show you what your portfolio would look
- 13:51like and what your distributions would look like
- 13:53in 15 years, 20, however many years you bring
- 13:57up. And it will show you how is that compared
- 14:00to the S &P 500, the typical return, which is
- 14:05about 11 % over the last 30 years. Inside, if
- 14:11you sign up and you actually load some of your
- 14:13deals, there is a more advanced simulator that
- 14:16you can actually turn on certain things like,
- 14:20hey, show me this in current dollar values versus
- 14:23future dollar values because then it accounts
- 14:26for the inflation and what it actually means
- 14:29in current money. I would say that's another
- 14:34thing that probably a lot of people don't. understand
- 14:37when they're doing calculations around fire.
- 14:41Okay first let me let me say fire what fire stands
- 14:44for because I realize as I talk to more people
- 14:47a lot more people do not know what fire is. Fire
- 14:50is financially independent retire early. Now
- 14:55everyone gets scared about the retire early first
- 14:58of all don't be it's amazing but It's retire
- 15:03early. You don't have to retire. It's optional.
- 15:07But in a lot of the financial independence calculators
- 15:10or FIRE calculators, a lot of people don't understand
- 15:13that. That when you're doing the calculations,
- 15:16you usually do the calculations and sometimes
- 15:18you would actually lower the expected return
- 15:23to account for inflation. And then when you're
- 15:25comparing your value of your portfolio in the
- 15:28future is actually in current dollars. So you
- 15:32need to kind of like think of it a little bit
- 15:35more from that perspective. So you would do something
- 15:38like instead of doing 10 % return in the stock
- 15:40market, you will do seven to account for the
- 15:423 % inflation. And then it's a little bit closer
- 15:45to in theory current dollar amount. So you can
- 15:48say like, hey, you know what, I'll be spending
- 15:50$100 ,000 a year. Well, you know what? $100 ,000
- 15:55in 10 years is not going to be $100 ,000. So
- 15:59it's a different route to think about your money
- 16:03in the future. Yeah, because it's you're so you're
- 16:06more manipulating a nominal dollar calculator
- 16:09to make it give you closer to a real dollar value
- 16:13or a future value. Not a real value. Yeah, most
- 16:17of the calculators do that. And it is because
- 16:20I mean, it's it is hard for us as humans to imagine
- 16:24that, you know what, when you have 3 % inflation
- 16:28over 10 years, what's that? I forgot the formula.
- 16:37Say it was 100, then it would be 97 next year,
- 16:41and then 3 % of 97 the next year, and then 3%.
- 16:45It compounds like that, too. It's more complicated.
- 16:49It's not straight line like that. And so there's
- 16:52a lot to figuring it. But the other thing is
- 16:55my question is like what about on a year like
- 16:57this this past year where number one nobody can
- 17:00agree on what the inflation was and Even though
- 17:05I don't believe that what's being reported is
- 17:07the true inflation Because generally they don't
- 17:10they don't include food. They don't include include
- 17:12fuel They don't they don't include the things
- 17:14that those are where people feel the inflation
- 17:17Like they don't they don't include the things
- 17:20where we feel it. And so I think there's some
- 17:22inaccuracy there, too So this is when you invest
- 17:26in real estate. A lot of people say it's like,
- 17:28oh, it's a recession resistant thing. Okay, unless
- 17:31the interest rates go crazy and then you get
- 17:34nothing. But that's a different story. But in
- 17:37theory, investing in real estates is supposed
- 17:40to hedge you against inflation because in theory,
- 17:44when inflation goes up, rents go up and your
- 17:48income goes up, right? And I'm gonna... like
- 17:55let's forget the craziness with what happened
- 17:58with the interest rates in 22 and 23, right?
- 18:01Because that was like unexpected event. A lot
- 18:05of people got burned, including me. But in theory,
- 18:11yes, the income of a lot of those properties
- 18:15continue to go up and it can be a good hedge
- 18:18if you're getting distribution. to supplement
- 18:22your income or to supplement your portfolio or
- 18:25to live off of it, depending on which part of
- 18:28your life you are in. So it is a good asset to
- 18:33invest in. You just need to be very conscious
- 18:36of some of the things that can go wrong. And
- 18:40now that we all know some of the... new things
- 18:44that can go wrong. A lot of us are probably going
- 18:46to be thinking about debt very differently in
- 18:49any future investments, but it still doesn't
- 18:53change the underlying fact that the asset itself
- 18:59is probably a good investment. But there are
- 19:02so many things around that asset that can be
- 19:06manipulated to actually make that asset look
- 19:09so much better that And that's where really the
- 19:15dangerous part comes for a lot of passive investors.
- 19:19And when I started passive investing in commercial
- 19:22real estate, I would say I'm so thankful that
- 19:27I started in the good age, or like I kind of
- 19:31started in 2017. And those years were amazing.
- 19:37I had some... crazy returns like you didn't even
- 19:40have to do anything at the properties performed
- 19:43and granted that also brought in a lot of bad
- 19:47actors and bad sponsors that are out there but
- 19:51also it taught me two things first of all there's
- 19:54good times and then the 22 and 23 and 24 years
- 20:00taught me that there can be bad times and it
- 20:05really kind of gave me a different perspective
- 20:07on is that an asset good to hold or not? Because
- 20:14a lot of people that I know that only invested
- 20:16in the bad times, or that's the 22, 23, 24, they
- 20:22are basically saying, I give up on alternatives.
- 20:25I give up on real estate. I give up on commercial.
- 20:29And that is... I mean, for me, that's kind of
- 20:35like a knee -jerk reaction, but I also understand
- 20:38it because you experienced, you lost a lot of
- 20:42money. We're not talking about small amounts,
- 20:44right? A lot of people invest 25, 50, 100K or
- 20:47more, and they're losing that in one big chunk.
- 20:53So I understand the fear, but also... the fundamentals
- 21:00of the asset class are there. It's just that
- 21:07the interest rate really wreaked havoc on that
- 21:10whole market. If the interest rate had not changed,
- 21:15everyone and their mother would be investing
- 21:17in commercial real estate now. And now you probably
- 21:20are quite aware everyone is having really, really
- 21:24hard time raising money for those investments
- 21:27because people are scared and people are scared
- 21:31because they have right to be scared. But there
- 21:34are things that you can do as a passive investor
- 21:37right to protect against that. Now, I know you're
- 21:42an active investor Angel, but now I'm going to
- 21:44tell you about my gripe with some of the active
- 21:47investors. And I know that's not you. I know
- 21:51that's not you, but a lot of A lot of active
- 21:55investors talk about education, right? Oh, I'm
- 21:57gonna educate my passive investors. Great, they
- 22:01need education, but a lot of it can be self -serving.
- 22:05And I think that every single passive investor
- 22:09should do their homework and go and study for
- 22:14themselves, go and learn by themselves, not just...
- 22:19but from the sponsor that they're trying to invest
- 22:22in. Because as you learn more, you understand
- 22:26more of the things that can go wrong. You understand
- 22:30what questions to ask both the sponsors and what
- 22:33questions to ask about investments. And you start
- 22:37to get a better feel of, well, does that sound
- 22:40right? Right? Because do you know if If somebody
- 22:46comes and tells you like, oh my God, you're going
- 22:47to get 14 % IRR on a deal. Is that normal? Is
- 22:52it not? Right. And as a passive investor who's
- 22:55just entering that world, you don't know. I mean,
- 22:59thankfully now there is a lot more education.
- 23:02I mean, you have a great podcast, you have a
- 23:03great newsletter, you have a great community,
- 23:05but
