- Ben: Morning and welcome to your short term rental bulletin. Europe has literally just flit the switch on rental enforcement and really I think this is the moment that operators really need to start paying attention to this if they are not already. So enforcement has always been a reactive thing, right? And now it's moving to an automated response. So with platform data sharing and mandatory registration, authorities will soon have real time visibility of cities. So that basically means that rather than before you had to obviously fill in these forms and then send it in right now, they can see in real time like what is going on with the amount of properties that are in the city at any one time. Backing this up, the EU's new short-term rental framework is due to take effect by May 2026 and it requires registration numbers for listings and forces platforms to share host data directly with governments. standardizing this enforcement across Europe. This we already knew was coming, but at the same time, cities are not waiting around. Many are tightening local rules, adding permits, caps and zoning restrictions before these data-driven enforcements are kicking in. So operators do need to be careful for that. Right now in Italy, we're seeing this happen in Rome and Florence because the demand is growing and the pressure is building. And we're starting to see a tension between market growth and regulation in those areas. So... Overall Europe is entering an area of automated enforcement and I do genuinely believe if you're not compliant you are really quite exposed. That is your Daily Bulletin and I will see you tomorrow. Thank you for watching.
