- 0:04Speaker 1: Praible with you, joined by Chad Lawler with the Madison
- 0:07Speaker 1: Area Builders Association. One week away, in just seven days,
- 0:11Speaker 1: the Fall Parade of Homes kicks off here in Madison.
- 0:15Speaker 1: Details online Madison Fall Parade of Homes dot com. That's
- 0:19Speaker 1: Madison Fall Parade of Homes dot com. Memorable, easy website
- 0:23Speaker 1: all one word Madison Fall Parade of Homes dot com. Chad,
- 0:26Speaker 1: how you doing this morning?
- 0:28Speaker 2: I'm doing well, Just getting excited for the Fall Parade,
- 0:31Speaker 2: you know, next week to get going now. The weather
- 0:33Speaker 2: doesn't feel like fall, but I hear it's changing so
- 0:37Speaker 2: it will feel more seasonal for the event. Yeah, we're
- 0:40Speaker 2: excited to host it.
- 0:40Speaker 1: It looks like it's yeh, I'm gonna get a little
- 0:42Speaker 1: cooler next week, although although still a little I mean
- 0:45Speaker 1: even on the warmer side for the second where we're
- 0:47Speaker 1: not complaining.
- 0:48Speaker 2: It's just a little different, No, no complain.
- 0:51Speaker 1: I love that. I love that we've got a little
- 0:52Speaker 1: bit of time, you know, seven days before the parade
- 0:55Speaker 1: kicks off, which you know, typically you and I to
- 0:58Speaker 1: touch base a couple of days forehand, and I'm always
- 1:01Speaker 1: like boy, I hope everybody because there's just so much
- 1:04Speaker 1: and it's like like you just hope that people have
- 1:06Speaker 1: time to kind of put a plan together and says
- 1:08Speaker 1: we've got We've got time. Now. You guys have just
- 1:11Speaker 1: a ton of different sites and if you head on
- 1:13Speaker 1: over to Madison fallparadeifhomes dot com, one of the cool
- 1:16Speaker 1: things you guys have up on the on the website
- 1:19Speaker 1: is a plan book. For folks that want to kind
- 1:22Speaker 1: of put together their game plan for the week or
- 1:25Speaker 1: the weekends, they can they can just pick up that
- 1:29Speaker 1: that that book online and page through and kind of
- 1:31Speaker 1: put things together and as they like say, have a plan.
- 1:36Speaker 2: Oh absolutely. I think one of the things in the past,
- 1:38Speaker 2: a lot of people wait till their first day they
- 1:40Speaker 2: come to the parade site, they grab that plan book
- 1:43Speaker 2: and then they start planning. That's a little difficult, especially
- 1:46Speaker 2: with you know, this year's Fall Parade, we have eighteen
- 1:48Speaker 2: homes that are individually separated from each other, although they
- 1:54Speaker 2: are in some clusters in different communities. But this will
- 1:57Speaker 2: get people the opportunity to just look on their figure
- 2:00Speaker 2: out what's my game plan to go and see all
- 2:02Speaker 2: the amazing builders that we have as.
- 2:04Speaker 1: We go through all those you know, those different builders
- 2:06Speaker 1: and the different different areas throughout town, and as you mentioned,
- 2:10Speaker 1: of course, is a decentralized you guys have been doing
- 2:12Speaker 1: that for for a few years now, which is a
- 2:14Speaker 1: really really cool thing. So you've got different options in
- 2:17Speaker 1: different areas and different builders with you know, different landscapes,
- 2:20Speaker 1: different speed features, different areas, as as as we kind
- 2:25Speaker 1: of kind of prepare for the for the weekend against
- 2:27Speaker 1: starting one week from today, you look at some of
- 2:30Speaker 1: those different those different builders and those different sypes. It
- 2:33Speaker 1: really does and I think it's cool is not only
- 2:36Speaker 1: are are there a lot of different locations, the houses
- 2:39Speaker 1: are all truly unique and different. And that's something I've
- 2:41Speaker 1: really loved seeing in construction is there's a there's and
- 2:46Speaker 1: in a good way, less uniformity when it comes to
- 2:49Speaker 1: what new construction looks like. Yeah.
- 2:52Speaker 2: Absolutely, I think we're blest with the fact that if
- 2:55Speaker 2: you go to a neighborhood, there's a lot of variety,
- 2:59Speaker 2: but neighborhood to neighborhood community communities, the variety is amazing
- 3:04Speaker 2: and just the opportunity to see different sizes of homes. No,
- 3:08Speaker 2: I know, in the spring, we talked about you know,
- 3:10Speaker 2: the our real big keyword catchphrase is like variety because
- 3:14Speaker 2: you got you get to see that variety of communities
- 3:16Speaker 2: of homes. But it's really true again with you know,
- 3:20Speaker 2: it'd be great to have every home right next to
- 3:22Speaker 2: each other, but then the homes start to look alike.
- 3:26Speaker 2: And the fact that we get to see eighteen amazing
- 3:28Speaker 2: homes across several different communities, you're gonna see variety again.
- 3:34Speaker 2: And you know, with a lot of our builders, they're
- 3:37Speaker 2: bringing in new products, and you know, the prey brings
- 3:40Speaker 2: new builders kind of to the lamelight too. We're able
- 3:43Speaker 2: to see, like even this parade, we have five builders
- 3:47Speaker 2: who haven't really done in the parade recently or it's
- 3:50Speaker 2: their first time ever. Another interesting factory of this one
- 3:54Speaker 2: is we're we have four homes in Stoton, which is
- 3:58Speaker 2: community that generally may have won. So it's an opportunity
- 4:03Speaker 2: to kind of see different areas of Dane County and
- 4:06Speaker 2: see what different communities have to offer.
- 4:08Speaker 1: Rural, suburban, a little bit, a little bit of everything.
- 4:11Speaker 1: Gott Any lake Front, I've got a guess it's hard.
- 4:14Speaker 1: I mean here in Dane County, it's it's hard to
- 4:17Speaker 1: hard to avoid here around Madison. I know that there's
- 4:19Speaker 1: a there's a little bit of a little bit of
- 4:21Speaker 1: every type of property. And you mentioned Stoton for example.
- 4:24Speaker 1: What a what a cool for folks that haven't had
- 4:26Speaker 1: a chance to visit Stoughton. I will I will put
- 4:29Speaker 1: a plug in check out those homes and just check
- 4:32Speaker 1: out what what their downtown looks like. It is amazing
- 4:35Speaker 1: to see that, uh, Chad Lawler. Of course, with Madisonary
- 4:38Speaker 1: Builders Association, Chad will Will, the builders be on site
- 4:41Speaker 1: for folks that see some homes and are saying, you
- 4:43Speaker 1: know what, I really like the work that you do,
- 4:44Speaker 1: I like I like your style. Is there a chance
- 4:47Speaker 1: for folks to talk with with some of the builders.
- 4:51Speaker 2: Absolutely. I think that's one of the benefits of the parade.
- 4:54Speaker 2: Not only do you get to see new product, new technology,
- 4:57Speaker 2: but you actually get to meet with the builders and
- 4:59Speaker 2: you're able to talk to them kind of see their craftsmanship.
- 5:03Speaker 2: But yeah, questions that you have please come. It's a
- 5:06Speaker 2: great opportunity to just ask the questions. You may not
- 5:09Speaker 2: be looking to build right away, or maybe not at all,
- 5:12Speaker 2: and you're just looking for new you know, remodeling project
- 5:16Speaker 2: in your current house or anything. It's really a great
- 5:18Speaker 2: opportunity just to learn more, get an idea what's out there,
- 5:21Speaker 2: and who can help you do that. I always, you know,
- 5:23Speaker 2: obviously no, I was going.
- 5:25Speaker 1: To say, I always like to tell folks you don't
- 5:27Speaker 1: know what you don't know, and I'm just as as
- 5:29Speaker 1: guilty as the next, right. So, getting to see this stuff,
- 5:32Speaker 1: you may be like, oh, I kind of know this
- 5:34Speaker 1: that until you see it, you just you really don't.
- 5:36Speaker 2: Know so absolutely. And you might think, oh, this new color,
- 5:41Speaker 2: you know, it looks great. You know, I think the
- 5:43Speaker 2: new color of the year is like a khaki color,
- 5:45Speaker 2: and I'd be, oh, I don't know about that, But
- 5:47Speaker 2: you see it in person, You're like, Okay, yeah, that's
- 5:49Speaker 2: different than I thought. And you're able to meet the
- 5:52Speaker 2: individuals who real to help design those things for you
- 5:55Speaker 2: and then bring that design to reality.
- 5:57Speaker 1: That's such a cool thing and of course a great opportunity,
- 6:00Speaker 1: whether you're looking to build or anything like that, or
- 6:03Speaker 1: maybe you're just looking for a great way to spend
- 6:05Speaker 1: the weekend. Check out some really really cool homes. October
- 6:08Speaker 1: tenth through the twelfth, and then seventeenth through the nineteenth.
- 6:10Speaker 1: It is the Madison Builder Association Fall Parade of Homes
- 6:14Speaker 1: the website Madison Fallparadivehomes dot com. Buy your tickets online.
- 6:18Speaker 1: Of course they will be available at the locations as well,
- 6:22Speaker 1: but it's like everything, it's just better to get those
- 6:24Speaker 1: purchased online and do yourself a favor just by the
- 6:27Speaker 1: convenience of going to Madison Fall Parade of Homes dot com.
- 6:31Speaker 1: As we talked this morning with Chad Lawler with the
- 6:33Speaker 1: Madison Area Builders Association, what as far as like price
- 6:37Speaker 1: points and you know those type of areas. I mean,
- 6:40Speaker 1: I think sometimes people think, well, this is all for
- 6:43Speaker 1: like multi million dollar homes and other things. I was
- 6:46Speaker 1: looking at through the plan book and it looks like
- 6:50Speaker 1: and you would be able to confirm this, You've really
- 6:52Speaker 1: got a variety of different price points as well when
- 6:55Speaker 1: it comes to the featured homes. Yeah.
- 6:58Speaker 2: Absolutely. I think with the scatter site allows that it
- 7:01Speaker 2: allows builders to build the product that they're working on,
- 7:04Speaker 2: versus everybody being the same neighborhood, same price point. We
- 7:07Speaker 2: have d R. Horton, which is a new builder to
- 7:10Speaker 2: the area. They're in Stoughton. They have a product that's
- 7:13Speaker 2: under five hundred thousand. They actually have a product that
- 7:15Speaker 2: starts under four hundred thousand real, which is almost unheard of,
- 7:20Speaker 2: and so they're going to have one of their homes
- 7:23Speaker 2: in the parade. And so you have that price point,
- 7:26Speaker 2: and we have other ones in the five six hundred
- 7:28Speaker 2: thousand range all the way up to multiple millions. So
- 7:33Speaker 2: depending on what you're looking for, the opportunities here and
- 7:36Speaker 2: to your point, you know, it's not just for really expensive,
- 7:41Speaker 2: multimillion dollar homes and I can't afford that. Well, there's
- 7:45Speaker 2: a lot of homes that are actually attainable, and so
- 7:48Speaker 2: I think that's that's what's kind of exciting, is it's
- 7:51Speaker 2: not just an unattainable dream. It's hey, this is something
- 7:56Speaker 2: I could actually own, and this is where my family
- 7:58Speaker 2: could be and you have opportunity to see.
- 8:00Speaker 1: It for yourself' And that's such a cool perspective and
- 8:04Speaker 1: thought there too, Chad, is just you know, getting those
- 8:07Speaker 1: you know, actually being able to actionable things and actually
- 8:10Speaker 1: being able to do that stuff. I think the other
- 8:12Speaker 1: thing too that and and you would know this better
- 8:14Speaker 1: than anyone, but I think for a lot of folks
- 8:16Speaker 1: who may may encounter some of the stuff, maybe they're
- 8:18Speaker 1: not looking to build this year or next year, but
- 8:21Speaker 1: in the future if they are looking for build starting
- 8:23Speaker 1: that relationship earlier, or or maybe they're looking for you know,
- 8:27Speaker 1: maybe I'm not going to do a whole home, but
- 8:28Speaker 1: getting to know a builder and maybe somebody that that
- 8:31Speaker 1: I really like, their like their style of like the
- 8:33Speaker 1: kitchen area or something, and hey, maybe we could we
- 8:36Speaker 1: could bring them in to do some updating and remodeling
- 8:38Speaker 1: as well. There is there is obviously plenty of great
- 8:41Speaker 1: builders do those type of projects as well, isn't.
- 8:43Speaker 2: There There is? And I think one thing is there's
- 8:48Speaker 2: there's probably you know a handful of homes that get
- 8:54Speaker 2: that get purchased and or come right after the parade.
- 8:59Speaker 2: So you usually attendees will come, they'll meet with builders
- 9:03Speaker 2: for one, two, even three years, they'll kind of create
- 9:06Speaker 2: that relationship, they'll follow what they've been building, and then
- 9:10Speaker 2: when they're ready to make the decision to build, then
- 9:14Speaker 2: they already have that ready. They know who they're kind
- 9:16Speaker 2: of like, who they want to work with, who they've
- 9:18Speaker 2: enjoyed talking to from the parade experience, and they have that.
- 9:22Speaker 2: But to your point, most of our builder members also
- 9:25Speaker 2: through remodeling projects. So even if it's one of the
- 9:28Speaker 2: things where you only want that powder room that you
- 9:32Speaker 2: saw with you know, this unique wallpaper. You know, they're
- 9:36Speaker 2: able to do that, or they work with the individuals
- 9:38Speaker 2: and trade partners that are able to help with that.
- 9:42Speaker 2: You know. With the Medisonary Builders Association, we have over
- 9:45Speaker 2: four hundred and fifteen members who work within the trades.
- 9:48Speaker 2: One hundred of them that are builder contractor members, but
- 9:52Speaker 2: the others are electricians, plumbers, title companies, and banks. So
- 9:56Speaker 2: there's there's a lot of opportunities to not only learn
- 9:59Speaker 2: about a builder, but also who are the other partners
- 10:02Speaker 2: that I'm going to be needing and working with and
- 10:05Speaker 2: need to create relationships with through a remodel project or
- 10:08Speaker 2: through a new home build.
- 10:11Speaker 1: Such and such a vast you know, here in Dane
- 10:13Speaker 1: County we are blessed to have just a some really
- 10:17Speaker 1: just a vast array of very skilled people doing a
- 10:21Speaker 1: lot of a lot of very different projects, and you know,
- 10:24Speaker 1: the opportunity to get to meet them and get to
- 10:26Speaker 1: know them. And Chad the one final thing too, I
- 10:28Speaker 1: did want to ask about and kind of popped into
- 10:30Speaker 1: my head as we were talking. There is, you know,
- 10:32Speaker 1: for a lot of folks in their life, they may
- 10:35Speaker 1: build one or two homes. To me, that that always
- 10:37Speaker 1: seems like like that's the dream. Is like you get
- 10:40Speaker 1: to that point where you know you've lived in a
- 10:43Speaker 1: couple of homes that you know, just like everybody through
- 10:45Speaker 1: real estate bought, bought, sould those type of things. You
- 10:48Speaker 1: kind of got to feel ultimately for kind of what
- 10:50Speaker 1: you liked, what you didn't like, and would love to
- 10:52Speaker 1: sit down with a builder. But again, that's a new
- 10:54Speaker 1: experience for most people. Even folks who may have done
- 10:56Speaker 1: it before, it's probably been a while so they they've
- 10:58Speaker 1: done that, getting kind kind of reintroduced or introduced to
- 11:03Speaker 1: the new home side of things. What a great benefit
- 11:06Speaker 1: that as well for folks. I think people might be
- 11:08Speaker 1: quite surprised we talk about kind of that ultimate dream
- 11:11Speaker 1: of designing and building your home. It's much more attainable
- 11:15Speaker 1: than I think a lot of people realize, and they
- 11:17Speaker 1: won't know that until actually sitting down and learning about
- 11:20Speaker 1: about new homes.
- 11:22Speaker 2: Absolutely, I think you know the way the housing prices
- 11:25Speaker 2: are currently in the Madison market, building new almost is
- 11:31Speaker 2: the same price as existing home for similar products, but
- 11:34Speaker 2: then it's brand new and it fits your style. You know,
- 11:38Speaker 2: it used to be where new home construction far was
- 11:42Speaker 2: far more expensive than you know just going down the
- 11:45Speaker 2: street and buying house for sale. Now those numbers have
- 11:47Speaker 2: really come closer together. And the more obviously the more
- 11:51Speaker 2: customization you put into at the more expensive the home
- 11:54Speaker 2: build can be. But the opportunity to build is right now.
- 12:00Speaker 2: The price point is not beyond what existing homes can be.
- 12:04Speaker 2: And really, when you're looking and you're frustrated about gone
- 12:08Speaker 2: and I've looked at sixty plus houses, I put five
- 12:10Speaker 2: offers and I still haven't got a home, and it
- 12:13Speaker 2: might not be one of your dreams, this is, you know,
- 12:16Speaker 2: building gives you the opportunity to find what you want,
- 12:20Speaker 2: build it, add your personality to it, and make it
- 12:23Speaker 2: your own, and it's going to be at a similar
- 12:26Speaker 2: potential price point depending on you know, what price point
- 12:29Speaker 2: you're looking at to build or buying ad So it's
- 12:32Speaker 2: a great opportunity and if you haven't considered it before,
- 12:34Speaker 2: I think it's something that everybody who is looking at
- 12:36Speaker 2: a new home should consider because even though it might
- 12:40Speaker 2: not seem attainable, it might be shockingly easier or more
- 12:44Speaker 2: attainable than you'd expect.
- 12:45Speaker 1: It might be very pleasantly surprised and great opportunity again
- 12:49Speaker 1: the Fall Parade of Homes October tenth through twelfth, and
- 12:52Speaker 1: then seventeenth through nineteenth. All the details as well as
