- 0:00Are you already frustrated with AI because it's not doing what everybody tells you that it's going to do for you?
- 0:06It's going to make your life simpler.
- 0:09But if you don't set it up the right way, it's not going to work.
- 0:13So stay tuned.
- 0:14We're going to talk about how to get your AI set up and working for you instead of you working for AI.
- 0:22Welcome to the Unstoppable Real Estate Agents Podcast.
- 0:26I'm your host and real estate productivity expert, Kim Hughes.
- 0:30Join me as we focus on real strategies and implement real solutions designed for you to achieve major success in your business and life while getting you organized.
- 0:43I want to share with you a little story about an agent that we have who came to me oh about six months ago.
- 0:52And then we told her, you know, you've got to embrace AI.
- 0:55You really need to embrace it just for your business.
- 0:59You don't have to do it for personal, just for the business.
- 1:02And so once we kind of guided her through, you know, the preliminary setup and everything, she came back to me and said, it's, it's, it's not working.
- 1:13I don't like it.
- 1:14I don't want to use it.
- 1:16It's too much hype has gone into this.
- 1:18It's not doing what it's supposed to.
- 1:20So I asked her, I said, well, you know, we did, we gave you the interview questions and we told you to answer those questions when you feed it to AI.
- 1:29And that way AI will know who they're talking to.
- 1:32And she said, Well, no, I don't have time for that.
- 1:34And I said, Okay, but that takes two minutes.
- 1:38And I said, So if you're not gonna set up your AI, that's kind of like you going out and just hiring somebody off the street and just saying, Hey, you want a job?
- 1:48Come on, I'll uh I'm gonna give you all of this information and you're gonna just run with it and, you know, build my business.
- 1:56That's what it's doing.
- 1:57And so we want you to make sure that you understand how AI works and what you need to do to make sure that it's working for you because it is phenomenal.
- 2:08I mean, every day I am learning something new, um, but I also get frustrated with it.
- 2:14You know, sometimes AI will just kind of go off to the left or to the right and and it comes back and it's like talking about something totally different.
- 2:23So, what I want to do today is kind of show you um ways that you can set up your AI so that you are successful, because this could be a power tool in your arsenal, okay?
- 2:37Because this is what's going to really free you up.
- 2:41But you do need to spend a little time setting it up.
- 2:45It's kind of like in our coaching group today, we talked about this topic.
- 2:49And they said, but it takes so long.
- 2:53And I said, it maybe two hours.
- 2:56You don't have to do it all in one session.
- 2:58Just break it down because it's very important that you do this, okay?
- 3:03I mean, this is like going out and selling real estate without having a the knowledge or the experience to do real estate, right?
- 3:10So let's set you up for success and make sure that everything that you put into it going forward is to your benefit, okay?
- 3:19So let's talk a little bit about what you should do.
- 3:22So in my world, I would say sit down and just open up whichever, you know, um AI that you're using.
- 3:32You know, the most popular ones are ChatGPT, Claude, and Gemini.
- 3:37So I'm kind of talking about those three.
- 3:40Now, if you're gonna go into other ones, you just need to figure out what they call their, you know, assets inside their program.
- 3:47So the first thing I want you to do is sit down, turn on the microphone, because we want the microphone to record your voice for AI.
- 3:55We want AI to learn your voice pattern, understand your words.
- 4:00So when you're talking to AI, just talk to it like you're talking to your best friend, you know, and just feed it all this information.
- 4:08You don't have to be formal.
- 4:10You can make mistakes, you can say, uh, hold on, let me do this.
- 4:15You know, it's following what you're saying.
- 4:18So don't feel like you have to stop every time you make a mistake.
- 4:21Just say, oh, you know what, I gave you the wrong terminology, you know, or something like that.
- 4:26So be very casual, very, you know, very confident in this conversation that you're having.
- 4:32And know that if you had a if you made a mistake, correct yourself and just keep going.
- 4:36Don't stop recording, just keep going.
- 4:39Because once you have everything in there, then you upload it to AI and AI will cipher through all of that.
- 4:47Okay.
- 4:47So don't stress yourself out over the interview.
- 4:50So the first thing we want to do is feed it your business basics.
- 4:55This is going to be your name, where you're located, what your brokerage, who do you work with, you know, I mean, like address, phone numbers, email address, um, anything that it needs to know who you are.
- 5:13So, for example, if you've been in real estate for 20 years, you need to tell it that.
- 5:17And you need to tell it where you have thrived in those 20 years.
- 5:22So you could say, you know, I'm a real estate agent in Tyler, Texas, and I am working with farm and ranch.
- 5:30That's my specialty, but I sell all types of real estate, but my focus is farm and ranch.
- 5:36So that way when AI is putting things together, it knows that your specialty is farm and ranch.
- 5:42Okay.
- 5:43So I want you to kind of be very detailed and overload it with information.
- 5:49You can never give it too much.
- 5:51So let it really understand who you are and what your market is like.
- 5:55And a bonus tip here is to get your market stats.
- 6:01Maybe the neck, the last six months would be great.
- 6:05Um, but it you get what you can.
- 6:07And then you upload it into your AI and you tell it, you know, these are the market stats for my area over the last six months.
- 6:16I would like for you to review each one and then give me your opinion of the way that our market looks today.
- 6:24And so what it's gonna do, it's gonna go backwards and review all that information, gather it up, and deliver it to you in its own, in its opinion of what's going on in your market today.
- 6:34And the reason why that is really important is because you're training it to understand your market.
- 6:40So then going forward, I would definitely get your market stats and upload them every month.
- 6:46And that way it can stay up to date on what's going on in your market.
- 6:51That is something that nobody else is talking about.
- 6:53So make sure you write this down.
- 6:56Market stats from the last six months, and then going forward, every month your market stats come out, feed it to your AI.
- 7:04And you know, a little prompt could be something like this is um April 2026 market stats for the Tyler, Texas um market.
- 7:16Keep this file to where you can refer back to it going forward for the next month.
- 7:22And then every month you're telling it that.
- 7:24So that's a new system, okay?
- 7:26So that's very valuable information because it may give you an opinion that you haven't even thought of.
- 7:32And then you can take those market stats and put it together and do a video and send it out to your database, put it on social media.
- 7:38And I'm getting, I'm going down another rabbit hole.
- 7:40So let me gather myself back up because I get very excited about this stuff because I can just see the potential that it offers all real estate agents, doesn't matter where you are in your in your career.
- 7:52Okay, so the business basics, feed it your name, your company, how long you've been in the business, talk about your brokerage.
- 7:59Um, do you have a team?
- 8:01Do you are you a solo agent?
- 8:03You know, what are all of those particulars, right?
- 8:06Then the next thing I want you to do is talk about your market.
- 8:09This is where the market stats come in.
- 8:12So, you know, tell it my city is, my state is, my community is, my county is.
- 8:19I work in one, two, three, four, five different markets.
- 8:23And then make sure you name those markets.
- 8:26I gave them numbers to give you an example.
- 8:28So then I want you to upload that information, not upload it, but tell that to AI so that it knows all of your markets.
- 8:38So if you have, if you sell in 10 different suburbs, you need to feed it that.
- 8:44So if I was in North Dallas, I would be telling AI that, you know, I'm in North Dallas, North Texas.
- 8:50Um, I would list my uh counties like Colling County, Dallas County, whatever.
- 8:57And then the communities, Frisco, McKinney, Allen, Aubrey, Prosper, um, Little M, you know, what all communities do you sell in?
- 9:09You know, because you want to tell that to your AI, because AI is going to be your right hand, right?
- 9:16Okay.
- 9:17So then talk about your ideal client.
- 9:20Now, let me kind of stop and say when you go from one to another, I want you to say to AI that these are the basics of my business.
- 9:32This is my market.
- 9:33This is my ideal client.
- 9:35These are the words that I love to use, and these are the words I hate to use.
- 9:40So that way it's getting to know who you are, right?
- 9:44So exciting, isn't it?
- 9:46Okay.
- 9:46So then you sit down and you tell them who is your ideal client?
- 9:50What kind of community do they live in?
- 9:52What is that price range?
- 9:54What size of home?
- 9:55Or is it and to dogs, to cats, whatever.
- 9:58The mother-in-law lives with them.
- 10:00What is that perfect client to you?
- 10:02And maybe not perfect, but ideal client.
- 10:05And then is it um a luxury homes?
- 10:09Is it, you know, multifamily?
- 10:12Is it commercial real estate?
- 10:13What is it that you your niche and then your ideal client?
- 10:18Okay.
- 10:18Make sure you feed it all of that.
- 10:20If you like working investors, then you need to tell it why you like to work with investors, okay?
- 10:27So you're telling it your market, you're telling it all the specifics, but then you need to tell it why.
- 10:32Because even though a lot of people don't look at AI as, oh, what they want to understand that.
- 10:37Oh, yes, they do.
- 10:39My AI does, and I use Claude, ChatGPT, and Gemini.
- 10:43So it's what you feed it.
- 10:46As you, it's not gonna read your mind, and it's not gonna know who you are, and it's not gonna go look for you because that's not what it's programmed to do.
- 10:55It's programmed to give you information based on what you feed it.
- 11:01Okay.
- 11:02Then I want the reason why I want you to record your voice is because we want it to get to know who you are, your accent.
- 11:10You know, what do you emphasize on?
- 11:13Where can I tell there's excitement?
- 11:15What words do I use that um make me unique?
- 11:20You know, things like that.
- 11:22So I would always say, or what I have done is when I set up my AIs, I tell it, you know, I want it to be very uh friendly, very casual, um, professional, though, and authoritative.
- 11:37Okay.
- 11:38The word authoritative is a very important word that you might want to use when you talk about your voice, or what voice do you want your AI to understand to re to return things to you?
- 11:51So if you're one of those that you will write a blog, that's really important that your AI understands your voice and how you speak.
- 12:01As a real estate agent, it's going to be very important when you're putting together your listing packages, your listing presentations, your buyer packages, um, your email sequences and things like that, your newsletter, your social media post.
- 12:18So make sure that you spend a few minutes with the AI teaching it your voice and the commands that you like to use, you know, um, and maybe even give it a listing description, you know, maybe you read it and um let it understand what you're looking for when you ask for it to give you a listing description.
- 12:41Okay.
- 12:42Now, there are things about AI that if you've been in AI for a while and you're on that, you know, um, if you're at that place where you're learning AI all the time, like I'm constantly learning.
- 12:57So there are things about AI, like if you see an article or anything like that that has multiple dashes, that's an AI thing.
- 13:04That's just what AI does.
- 13:06They all do it.
- 13:07So that would be something that I would say when you are writing for me, keep in mind that I do not like the dashes.
- 13:14Um, there's words that you may not like.
- 13:17Um, so for example, you know, stunning may be a word you would never use.
- 13:23Tell that to your AI so that it doesn't use that word.
- 13:27Um, you know, it could be like the word, one word that just makes my skin crawl is ponder.
- 13:34Let me ponder that.
- 13:36And there is a reason why that word makes my hair stand up.
- 13:40But that is a word that I told my AI, don't ever use this word because I don't like it.
- 13:46I think it sounds very, you know, um, I don't know, I just don't like the word.
- 13:52And so that way your AI is really going to be your second you, you know, once you have this all done.
- 14:01And again, I'm gonna, I'm gonna encourage you to stay with it because it's very important to your business.
- 14:07And once you do this, you don't have to redo it.
- 14:10It's already in there.
- 14:11You don't have to feed it every time.
- 14:13And, you know, I would say maybe every six months you sit down and look at this and see if there's any way, any areas that you need to update.
- 14:20Maybe you changed your brokerage, so you need to go in there and update that, you know, and tell AI, hey, I changed brokerages.
- 14:26I'm now with, you know, and then that way going forward, it will know that when it's creating content or anything for you, systems or anything, then it's going to have that information and you don't have to repeat it every time you open up your AI.
- 14:43Excuse me.
- 14:46So once you do this part, you know, I would say probably spend 30 minutes, maybe 40, you know, if you're looking for time to sit down and be able to focus.
- 14:56And the other little tip that I will give you is when you do this, make sure that you're alone.
- 15:02You don't want background noises, you don't want the TV on, the people talking in the background.
- 15:07So, you know, if you have to go into your bathroom, shut the door, sit down and do this, do that because that's how important it is for you to be successful with this AI.
- 15:18Okay.
- 15:19All right.
- 15:20Now, um, how do you want to?
- 15:24So let's say you've done everything you're supposed to do.
- 15:27Your AI knows who you are, it knows your market, it knows your voice, it knows how you like to work.
- 15:33You feed it everything.
- 15:35I'll even go as far as I have told my AI to understand my personality, things about me that are personal.
- 15:44You know, they're not dark hidden secrets or skeletons in my closet, but they're things that I've experienced over my career.
- 15:52Um, things that I've experienced in my personal life, you know, as I was growing up.
- 15:57I mean, you know, everybody's got their little, you know, their little habits, their little twerks and things like that.
- 16:03So do you want to feed that to your AI so that they understand you better?
- 16:08I'm gonna tell you, yes.
- 16:10I did that.
- 16:11And it was amazing to me how much my AI changed the way it talked based on what I fed it over, like, you know, when I was growing up.
- 16:22This is, you know, how I was raised.
- 16:24And when I was in my teens, this is what I did when I was in my 20s, you know, this was what I was doing.
- 16:30And, you know, it was amazing to me how it picked up.
- 16:35Um, you know, one thing I'll always say, I've never been diagnosed, is that I am ADD, just because I I love to multitask.
- 16:43And so I always laugh about it.
- 16:45I know it's not a joke, it's a very serious condition, but you know, do I have ADD?
- 16:50If I was ever tested, I probably would be, you know, they would probably say, yes, you are.
- 16:55But I use that to my advantage.
- 16:57And so, but did I tell Chat GPT that?
- 17:00I did.
- 17:01I said, you know, I may come across sometimes as an ADD, OCD type personality, and it's only because I want my systems to be very strategic, very organized, and everything.
- 17:12But then I'm also a creative.
- 17:14And so then you need to tell it what makes you creative, you know, what gets you excited to be creative in in your world.
- 17:22You may love to stage homes for your clients, you know, when you have a listing.
- 17:27That may be a service you offer because that is a passion you have.
- 17:31Feed that to your AI, okay?
- 17:34And then tell it about your hobbies.
- 17:36Tell it about the things that you enjoy doing because when it's creating content, you want it to create it in you as you.
- 17:44So, you know, if you if you're one of those that you sell lakefront property and you love to go fishing, and that's what drew you to being a lakefront property realtor, talk about that.
- 17:56You know, oh, as I was growing up, my brothers and I, my sisters and I would go fishing.
- 18:01You know, we'd have these great trips to the lakes.
- 18:04And then when AI does this for you, they know that.
- 18:07They already know that about you.
- 18:08Okay, so now that you have how to set up your AI, then I would love to see you take maybe an hour, 30 minutes to an hour, and go in there, pick an AI that you really feel good with.
- 18:24Now, at the time of this video, the three that I recommend is Chat GPT, Claude, and Gemini.
- 18:32Each one works a little bit differently, but at the end of the day, they all work the same.
- 18:36Chat GPT is very unique to offer you one thing where Claude is one thing and then Gemini is one thing.
- 18:43So the way I use them is I use Chat GPT for content.
- 18:48If I need to, as we are talking here, I will take this video and I will upload it to AI and say, you know, hey, create me podcast show notes, create my blog, create my YouTube description off of this video.
- 19:05And then it'll go in there and it'll create all this content.
- 19:08And then what I need to do is sit down and just go through it, review it, make sure that it's right, because it's not always right.
- 19:15So you'll always want to review what it's giving you, and you want to make sure of it.
- 19:20And if you have research, so if you say, Well, I'm gonna be talking about um, you know, how to mow your lawn correctly, and you're feeding it to AI and having AI write it for you, make sure you proof it and make sure that it works for you because it could be doing an article on how to mow your yard if you live in Texas and you may live in Colorado.
- 19:44Two different types of yards, you know.
- 19:47So I want you to be very specific, very detailed when you talk to your AI.
- 19:54And if you have any questions about this, you know you can always reach out to us at Kim uh KimHughes.com, Kim at KimHughes.com.
- 20:02And I would love for y'all to give me a thumbs up, subscribe so that you will get the next one because my next podcast is going to be how to stay organized with your AI.
- 20:15So I want to make sure that you're getting this information and they're able to apply it to your business.
- 20:21Very important that you get this right.
- 20:24So if if I can do anything for you between now and next Thursday is to get your AI to know who you are.
- 20:31Um, so Claude, so like I said, I use Chat GPT for content writing.
- 20:38I use Claude for deep, deep writing, uh, coding, and things like that, deep thinking.
- 20:45And then I use Gemini for my research.
- 20:48So they all three bring to the table a different, um, a different type of AI.
- 20:55So that's why I want you to be very careful when you buy into these AIs.
- 21:00Make sure that they do what they're supposed to do for you.
- 21:03Because there's a lot of them going around that are saying, you know, hey, we can do this, and this is a real estate AI, real estate AI.
- 21:11And you really need to know what it's going to give you if it is really truly an AI that was created for real estate agents.
- 21:21So I hope today's episode was really good for you.
- 21:24I'm very excited about AI and how real estate agents can use it in their business.
- 21:29It is going to be amazing if it's not already.
- 21:32So stay tuned and come in next week for the follow-up on how to stay organized in your AI.
- 21:40Thanks so much, and we'll talk to you next time.
- 21:42Bye.
- 21:43Thank you so much for tuning in.
- 21:45And if you know someone, and I bet you do, who would appreciate this podcast, please share it with them.
- 21:50As a reminder, this podcast can be delivered directly to your favorite device by using the subscribe links you can find in the show notes below or over at Unstoppable RealestateAgents.com.
