- 0:00Speaker 1: The Mark Simone Show on seven to ten. Wr Ken
- 0:04Speaker 1: from Mark Today, Yere's Ken Rosato and good be with you.
- 0:07Speaker 1: On a Friday, straight to our busy phones, we go
- 0:09Speaker 1: to our friend Vincent in Brooklyn. Good morning, Vincent.
- 0:14Speaker 2: Can can you hear me?
- 0:14Speaker 1: I sure? Ken?
- 0:16Speaker 2: Okay? Ken? I heard the real estate expert that you
- 0:19Speaker 2: just had on your show. Ken. Me and my family
- 0:22Speaker 2: have been in the real estate business for ninety five
- 0:25Speaker 2: years in New York City. There was at one time
- 0:28Speaker 2: there wasn't a neighborhood where my grandfather owned or owned
- 0:32Speaker 2: in the past house. He bought his first department building
- 0:36Speaker 2: two weeks before the Great Depression. One of the biggest
- 0:41Speaker 2: drivers of the high rents in New York City is
- 0:44Speaker 2: you can't have twenty million immigrants come into this country,
- 0:48Speaker 2: and a lot of them are going to the big
- 0:52Speaker 2: blue cities like New York, Chicago, La Boston. They also
- 1:00Speaker 2: apartments that used to be let's say marginal. Let's say
- 1:03Speaker 2: apartments that ah, they were like a sled. Put it
- 1:06Speaker 2: this way, they would be considered starter apartments. There would
- 1:10Speaker 2: be an apartment that you rented when you first got
- 1:13Speaker 2: out of school, or you first got married or whatever,
- 1:17Speaker 2: and then you'd work your way up. Now those apartments
- 1:20Speaker 2: are considered high end. The people are not building new
- 1:24Speaker 2: buildings here because of all the regulations. Every month there's
- 1:29Speaker 2: a new regulation I have to comply with. The newest
- 1:33Speaker 2: one was a number of years ago, about ten years ago.
- 1:37Speaker 2: There was the lead paint certification. Right, okay, when you
- 1:42Speaker 2: ret the apartment, you had to certify that there were
- 1:45Speaker 2: no children under six years old. There was no lead paint.
- 1:49Speaker 2: Everything was either ripped out or painted over, which makes
- 1:53Speaker 2: the lead innocuous. Now recently, two weeks ago, I got
- 1:58Speaker 2: an email from the City of New York saying that
- 2:01Speaker 2: I have to prove in advance that there's no lead.
- 2:05Speaker 1: How do you How are you supposed to do that?
- 2:07Speaker 2: Yeah, here's the here's the can. You have to call
- 2:11Speaker 2: up a lead abatement company and they come down and
- 2:16Speaker 2: every inch of your house they inspect for lead paint, vapors,
- 2:21Speaker 2: lead paint, lead and paint hasn't been used in a
- 2:24Speaker 2: hundred years. The only place and I used to work
- 2:27Speaker 2: in a steel factory sixty or sixty years ago, where
- 2:31Speaker 2: we used to make fuel tanks for gas nations and
- 2:34Speaker 2: for apartment buildings. When they would come off the assembly line,
- 2:38Speaker 2: me and this other kid. He was on the right
- 2:40Speaker 2: side and I was on the left side, and we
- 2:42Speaker 2: have buckets of red oxide primate paith and we would
- 2:46Speaker 2: paint the it's anti corrosive anthe was. We would paint
- 2:50Speaker 2: the tanks and then when they were shipped out, the
- 2:53Speaker 2: landlord or whomever would paint them. What are the color
- 2:56Speaker 2: you want? That's the only place where it was found.
- 3:00Speaker 2: So now, when I got this letter, I called up
- 3:03Speaker 2: some letter batement companies. They want two hundred and seventy
- 3:08Speaker 2: five dollars per apartment. She because we'll certify that you
- 3:13Speaker 2: don't have lead VAPEI is over a certain amount of million.
- 3:17Speaker 1: And Vincent I don't mean to step on the only
- 3:19Speaker 1: because it's almost news time at Vincent. I guarantee there
- 3:22Speaker 1: are only certain people who qualify to do that job.
- 3:24Speaker 1: And I wonder what their connection is with the officials.
- 3:27Speaker 1: I'm just saying I don't know. But here I'm gonna
- 3:29Speaker 1: leave you with this. Vincent, could you will appreciate this.
- 3:32Speaker 1: I saw this story that I thought of you last night.
- 3:34Speaker 1: When I read this story, New York City will see
- 3:37Speaker 1: a wave of apartment buildings with ninety nine units. Did
- 3:41Speaker 1: you hear this. So apparently there's a new tax program.
- 3:44Speaker 1: New York City developers have hit a fresh snag in
- 3:46Speaker 1: trying to solve the city's housing process. It's a new
- 3:48Speaker 1: tax program that costs them extra money if they build
- 3:51Speaker 1: a building that has one hundred apartments or more. So
- 3:54Speaker 1: what are they doing to save? And it's a lot
- 3:56Speaker 1: of money. So they're capping it off at ninety nine.
- 3:59Speaker 1: So now you're gonna get like thousands of apartment buildings
- 4:02Speaker 1: with ninety nine units or less as a result. Here
- 4:04Speaker 1: they want to solve the housing process, the housing crisis
- 4:08Speaker 1: in New York City, but yet they impost penalties on
- 4:12Speaker 1: landlords who want to build buildings with one hundred units
- 4:15Speaker 1: or more. So why bother doing it? This is the Left.
- 4:18Speaker 1: They always cut off their noses despite their faces. Vincent,
- 4:21Speaker 1: you know, I love talking to you, my friend. Have
- 4:22Speaker 1: a wonderful weekend, enjoy it. Ah, my goodness. All right,
- 4:26Speaker 1: we're going to talk about ID coming up. It is Friday,
- 4:29Speaker 1: Ken Rozotto and from Mark In just minutes from now,
- 4:31Speaker 1: we will speak with brand and digital strategist Fisher about
- 4:35Speaker 1: a new easy way to get through the airport using
- 4:38Speaker 1: your phone instead of a passport, and then we're going
- 4:40Speaker 1: to hit on the issue of digital ID
