- 0:20Speaker 1: of course you see something like Gi McCall six o'

- 0:25Speaker 1: eight six seven three fifty four hundred. Again the website
- 0:27Speaker 1: Rock Wisconsin dot com. That's Rock r Ock Wisconsin dot com.
- 0:31Speaker 1: Joining us this morning is Matt Heiman from Rockrealty. Matt,
- 0:34Speaker 1: how you doing this week?
- 0:35Speaker 2: Good morning, doing well, Good.
- 0:37Speaker 1: To see you and uh and we've got got a
- 0:39Speaker 1: really great conversation about fall home maintenance. And you know,
- 0:43Speaker 1: when it comes to that type of thing, you definitely
- 0:45Speaker 1: want to keep up this time of year on your
- 0:47Speaker 1: house because little things in the fall can turn into
- 0:49Speaker 1: big things in the winter, and nobody wants to deal
- 0:51Speaker 1: with them when it's bitterly, bitterly cold. And we'll talk
- 0:55Speaker 1: about some of the things you can do. But first
- 0:57Speaker 1: and foremost featured listing this week, Matt, it is a
- 1:03Speaker 1: no bathrooms. Most of the time you'd be like, oh,
- 1:06Speaker 1: that's a horrible, horrible listing. Why would you want a
- 1:09Speaker 1: listing with no bedrooms and no bathrooms. Well, this is
- 1:12Speaker 1: not a home. This is a piece of commercial property,
- 1:16Speaker 1: mixed use building to be specific. Let's talk about this
- 1:19Speaker 1: property in Fort Atkinson, right on Main Street too.
- 1:22Speaker 2: Yeah, there you go.
- 1:22Speaker 3: It's a one o three South Main Street. It's in
- 1:27Speaker 3: between an Edward Jones and the flooring company that's right
- 1:29Speaker 3: there on Main Street. It gets about I think last
- 1:32Speaker 3: time I looked, it gets about eight thousand cars a
- 1:35Speaker 3: day traffic, so it has some great exposure right near
- 1:39Speaker 3: the river and in downtown Fort Atkinson. Yeah, it's a
- 1:44Speaker 3: commercial space on the lower level and residential above. And
- 1:48Speaker 3: the commercial space does have a little half bath. But
- 1:50Speaker 3: you know it's been completely remodeled on the on the
- 1:53Speaker 3: lower level, You've got your vinyl luxury vinyl plank down there,
- 2:00Speaker 3: you know, new hanging ceiling, lights and carpet, and it
- 2:05Speaker 3: got remodeled into a large space up front for an
- 2:09Speaker 3: office or maybe some sort of storefront. And in the
- 2:11Speaker 3: back has a as a room that could be used
- 2:13Speaker 3: as a conference room or maybe some sort of storage
- 2:17Speaker 3: or office if you wanted to run some retail there.
- 2:20Speaker 3: So the other neat thing about it is that you
- 2:23Speaker 3: know above you've got you got a one bedroom apartment above.
- 2:26Speaker 1: Really and that is that is that included in this
- 2:29Speaker 1: purchase price? And it is not like a like a contentrice.
- 2:33Speaker 2: Yeah, are you serious?
- 2:34Speaker 3: One hundred and forty nine thousand dollars, I mean this
- 2:37Speaker 3: feels like twenty eleven.
- 2:39Speaker 2: Yeah, at that price point.
- 2:41Speaker 1: It's and it's it's a beautiful storefront, it's right on
- 2:45Speaker 1: Main Street. It's a prime location. And the price, I'll
- 2:49Speaker 1: let you give the price on this one, Matt, because
- 2:51Speaker 1: I'm blown away by by that number there.
- 2:54Speaker 3: Yeah, I mean over twenty five hundred square foot total
- 2:56Speaker 3: and it's only listed at one hundred and forty nine
- 2:59Speaker 3: thousand dollars. The wow looking to uh to offload this
- 3:04Speaker 3: and move on, So take advantage.
- 3:07Speaker 1: That is absolutely an amazing opportunity for somebody you mentioned,
- 3:10Speaker 1: of course, already got a tenant on the on the
- 3:12Speaker 1: second level right for you. Whether you're looking agent on
- 3:15Speaker 1: this one, Matt, who is that? Listing agents?
- 3:17Speaker 2: Michael Collins with Rockery.
- 3:19Speaker 1: Let's say Michael Collins his telephone number six oh eight
- 3:22Speaker 1: nine one eighty five thirty six. That's nine two one
- 3:26Speaker 1: eight five three six. Michael Collins is your listing agent
- 3:29Speaker 1: on this. This one is not going to last long.
- 3:32Speaker 1: As a matter of fact, as Matt and I wrap
- 3:34Speaker 1: up this show this morning, we'll we'll be talking a
- 3:35Speaker 1: little bit more. So you may have you may have
- 3:37Speaker 1: some competition. I'm kidding, No, you'd definitely call Michael, call
- 3:40Speaker 1: him right away against six eight nine two one eighty
- 3:43Speaker 1: five thirty six. That's eight five three six nine three six.
- 3:47Speaker 1: And again this this property located right at one o
- 3:49Speaker 1: three South Main Street, an amazing opportunity. So fall. Who
- 3:54Speaker 1: doesn't love fall? We all love fall things. Of course,
- 3:57Speaker 1: here in Wisconsin with all four seasons, we go through
- 4:00Speaker 1: these these months where colder temperatures arrive, which means new
- 4:05Speaker 1: pieces of equipment start to become in demand, like specifically
- 4:10Speaker 1: a furnace for example. It's also a good time to
- 4:13Speaker 1: have not just your furnace, but since you're going to
- 4:15Speaker 1: be winding down with the central air, having an HVAC
- 4:18Speaker 1: person come out and take a look at that whole system.
- 4:20Speaker 1: Right now is probably a really good time to be
- 4:21Speaker 1: doing that, isn't it.
- 4:22Speaker 3: Yeah, Yeah, definitely kind of a timely subject here now
- 4:26Speaker 3: that we're finally getting a little cooler weather. And yeah,
- 4:29Speaker 3: the h HVAC systems looked at on a yearly basis,
- 4:32Speaker 3: and specifically the furnace. So last thing you want is
- 4:35Speaker 3: that really cold front to hit in your furnace isn't
- 4:39Speaker 3: heating and you're you're paying that emergency visit versus the
- 4:43Speaker 3: little one hundred and change it would have cost to
- 4:46Speaker 3: have an HVAC earlier. So having your furnace looked at,
- 4:51Speaker 3: you know, in fall.
- 4:52Speaker 2: Compared to winters, it's a great choice.
- 4:53Speaker 1: And that's one of those things too. I was surprised that,
- 4:56Speaker 1: you know, when we when we first bought our house,
- 4:59Speaker 1: and my wife is very diligent about having the people
- 5:02Speaker 1: in town come in and inspect our system. I was surprised.
- 5:05Speaker 1: That's a really affordable service call that just obviously if
- 5:08Speaker 1: they find something that may cost a little more, but
- 5:10Speaker 1: to have somebody just simply check to make sure everything's
- 5:13Speaker 1: working good, it's pretty affordable and can save you a
- 5:15Speaker 1: big headaches.
- 5:16Speaker 3: Yeah, and on top of that, it's nice that a
- 5:19Speaker 3: lot of these guys, these contractors will have the furnace
- 5:22Speaker 3: filters on them at least the most common ones, so
- 5:25Speaker 3: more likely than not you're not having to make a
- 5:27Speaker 3: run out to the hardware store and you know, saving
- 5:30Speaker 3: a gas and parts there.
- 5:31Speaker 1: So yeah, and replacing and cleaning ills filters really really important,
- 5:35Speaker 1: not just for the for make sure that your furness
- 5:38Speaker 1: is working, while it's also good for your overall health.
- 5:40Speaker 1: And speaking of cleaning filters and other things, this is
- 5:44Speaker 1: a task that I'm not a big fan of, but
- 5:45Speaker 1: I know what has to be done for really important reasons,
- 5:48Speaker 1: which is, got that dryer. You want to make sure
- 5:50Speaker 1: that those that those vents are clean and free of
- 5:54Speaker 1: free of lint and other things, don't you.
- 5:56Speaker 2: Yeah, I mean obviously cleaning out the a little.
- 6:00Speaker 3: Catch or at the top of the dryer is important,
- 6:03Speaker 3: but people kind of forget about the back end, right
- 6:05Speaker 3: And if you've got if you've got a dryer vent
- 6:08Speaker 3: that's got a lot of bends and turns, if it's
- 6:11Speaker 3: too long, I mean, that can really build up in
- 6:14Speaker 3: there really quickly. I mean, just imagine how much that
- 6:18Speaker 3: the lint trap catches and just think about what's getting
- 6:21Speaker 3: into the vent over the years, So getting that cleaned
- 6:24Speaker 3: out and making sure that there's a clear path for
- 6:27Speaker 3: that to get out of that out of the house
- 6:29Speaker 3: is important.
- 6:30Speaker 2: Even check the exterior.
- 6:31Speaker 3: The exterior exit of where that dryer event leads can
- 6:34Speaker 3: sometimes get clogged up as well, or you can get
- 6:37Speaker 3: rodents in there. So just checking all those things just
- 6:40Speaker 3: to make sure that you don't have a fire hazard
- 6:42Speaker 3: on your hands.
- 6:43Speaker 1: You know. Real. Yeah, as you mentioned the rodents, is
- 6:45Speaker 1: you want to make sure. I know most of the
- 6:47Speaker 1: most of those vents have built in protection against them.
- 6:51Speaker 1: Rodents do like very warm places, and they will go
- 6:54Speaker 1: out of their way to find ways to either exploit
- 6:58Speaker 1: holes that are there or conveniently make their own.
- 7:01Speaker 2: So yeah, fun, fun story.
- 7:02Speaker 3: Two weeks ago, my internet went out and nobody else
- 7:04Speaker 3: in the block hit an issue, and so he went
- 7:07Speaker 3: outside and found out a rodent got into the electrical
- 7:09Speaker 3: box for the internet and ate through one of the wires.
- 7:12Speaker 3: So yeah, I'll watch out for them.
- 7:15Speaker 1: Yeah, and they and this time of year they're looking
- 7:17Speaker 1: for those spots as well. I was saying, I don't
- 7:20Speaker 1: like doing the the dryer vent thing. One of the
- 7:22Speaker 1: things I do enjoy is I've got one of those,
- 7:25Speaker 1: one of those leaf blowers, the electric version, so I
- 7:28Speaker 1: can bring it in the house and I'll slide the
- 7:30Speaker 1: dryer out and I'll unscrew the little thing in the
- 7:31Speaker 1: back and i'll clip it on and.
- 7:32Speaker 2: Just so you know, that's fun.
- 7:35Speaker 1: Yeah, anytime you get to play with and I don't
- 7:38Speaker 1: know if that's there's probably somebody somewhere going you don't
- 7:41Speaker 1: want to do that, and there's probably I don't know.
- 7:43Speaker 3: Good real I think I feel like I've seen some
- 7:45Speaker 3: TX on that like something. I think it's fine, Okay.
- 7:48Speaker 1: Just keep rolling. So you definitely want to want to
- 7:51Speaker 1: do that. And obviously it makes your dryer work more efficiently,
- 7:55Speaker 1: it's cleaner, and there is there is a reduced chance
- 7:58Speaker 1: of other issues like fire, which you definitely don't want
- 8:00Speaker 1: to deal cat. We were talking earlier about about rodents
- 8:04Speaker 1: and little critters out there that are just looking for
- 8:06Speaker 1: ways in. Also just colder temperatures in general, you really
- 8:10Speaker 1: want to do a good, good inspection around the house
- 8:12Speaker 1: this time here. Make sure there's no cracks or gaps
- 8:15Speaker 1: or other openings, don't you.
- 8:16Speaker 3: Yeah, I think that's important. You know, it's one of
- 8:18Speaker 3: those things you don't notice even in the fall. But
- 8:21Speaker 3: the minute we hit like blow zero temperatures, you're feeling
- 8:24Speaker 3: that leak in the front door, you know, on the
- 8:26Speaker 3: on the lower edge, let's say. And you know, adjusting
- 8:29Speaker 3: the doors is a good idea to to to make
- 8:32Speaker 3: sure that it's it's plumbing square.
- 8:35Speaker 2: You know, they do have those little kind.
- 8:36Speaker 3: Of filler pieces you can get to, you know, online
- 8:39Speaker 3: right a local hardware store.
- 8:41Speaker 2: To you know, cover up some of the gaps.
- 8:42Speaker 3: But yeah, just taking a look everywhere from windows, doors, baseboard, ceiling, attic,
- 8:48Speaker 3: even electrical outlets and sometimes have a little bit of
- 8:51Speaker 3: a breeze that comes from so taking a look at
- 8:53Speaker 3: all of that is important, and you know, filling in
- 8:56Speaker 3: some insulation where needed, and just getting ahead of it.
- 9:00Speaker 1: Talking this morning with Matt Heyman of Rock Really Real
- 9:02Speaker 1: Tea online Rock Wisconsin dot com. That's Rock r O
- 9:05Speaker 1: C K Wisconsin dot com. Telp number six O eight
- 9:08Speaker 1: six seven three fifty four hundred. That's six oh eight
- 9:10Speaker 1: six seven three fifty four hundred. Talking about fall maintenance
- 9:14Speaker 1: for your home. Things to be looking out for. Matt
- 9:17Speaker 1: was talking about, of course, looking for gaps and cracks
- 9:20Speaker 1: and filling those things away. The other thing too is
- 9:24Speaker 1: and this can be this can be big if it's
- 9:26Speaker 1: if it's something that that you don't take care of,
- 9:29Speaker 1: which is your hoses in your outsidelawsets. You don't want
- 9:33Speaker 1: to just leave those on a tenant. Do you want
- 9:34Speaker 1: to take care of those? Get the hose off and
- 9:36Speaker 1: get those sealed up good, don't you?
- 9:39Speaker 2: Yeah, you want to stow that hose.
- 9:40Speaker 3: Yeah, So yeah, it's important to uh not only detach
- 9:46Speaker 3: the hose from the house, but also drain it out
- 9:49Speaker 3: because you know, as obviously as water freeze as it expands,
- 9:52Speaker 3: and the more water do you have in your hosees,
- 9:55Speaker 3: the more likely you are to get some cracks in
- 9:57Speaker 3: that hose. And then you know, as it comes to
- 9:59Speaker 3: to the house, you know, even the the bibs that
- 10:03Speaker 3: say they're you know, kind of freezer freeze proof, you'll
- 10:07Speaker 3: want to try to get that water shut off to
- 10:11Speaker 3: that outdoor hose bib just to be safe. I know
- 10:15Speaker 3: I previously had an issue with with that and where
- 10:18Speaker 3: a valve ended up, you know, going bad because because
- 10:21Speaker 3: that wasn't shut off.
- 10:22Speaker 2: So it's important to do that.
- 10:23Speaker 1: And with that too is you know, sometimes it'll just
- 10:26Speaker 1: be a little a little here a little there. Other
- 10:28Speaker 1: times those pipes can just burst and you'll see I've
- 10:31Speaker 1: seen video of basements literally filling with water and flooding
- 10:34Speaker 1: because of that stuff. And I know some homes have,
- 10:38Speaker 1: like the newer homes, a lot of times that that
- 10:40Speaker 1: fauted will actually reach quite a ways in, so it's
- 10:43Speaker 1: behind that frost line. Got an older home, there's probably
- 10:45Speaker 1: a valve on the inside of your basement that you
- 10:47Speaker 1: want to steal that stuff.
- 10:48Speaker 3: Well, yeah, I've actually seen people will kind of wrap
- 10:50Speaker 3: the outside hose with with something too, just to give
- 10:53Speaker 3: it some more insulation.
- 10:54Speaker 1: But yeah, we've got a weird sock thing that I
- 10:56Speaker 1: put over there, and it's got like a little bit
- 10:57Speaker 1: of it seems to.
- 10:59Speaker 2: My year of the people that I've seen.
- 11:00Speaker 1: Okay, yes, my wife and I I love her to death,
- 11:05Speaker 1: and I think thankful for to think about this stuff.
- 11:07Speaker 1: This that's like one of those like you think about
- 11:09Speaker 1: like fears that people have. One of hers is that nursing.
- 11:12Speaker 3: Yes, I wake up at night it's yeah, exactly, I
- 11:16Speaker 3: don't want that.
- 11:17Speaker 1: So we're gonna put stole that hose to by the way,
- 11:19Speaker 1: on that rock Realty t shirts. As we talked this morning,
- 11:24Speaker 1: with with Matt Heyman. Of course, you can learn more

- 11:34Speaker 1: oh eight six seven three fifty four hundred. There's something
- 11:37Speaker 1: a little more casual. You're just yeah, you love this stuff.
- 11:42Speaker 1: Yard furniture. Uh yeah, you want it. You want to
- 11:44Speaker 1: protect it, don't you.
- 11:45Speaker 2: Yeah.
- 11:46Speaker 3: I mean, if possible, you know, we used to have
- 11:48Speaker 3: like a little playhouse in the backyard, we'd throw the
- 11:50Speaker 3: yard furniture in there, which is really convenient, right, but yeah,
- 11:53Speaker 3: if you have a shed, or if you have somehow
- 11:55Speaker 3: some remaining room in your garage, uh, throw the throw
- 11:58Speaker 3: the furniture in there, you know, if nothing else, get
- 12:01Speaker 3: the get the the seat pads and all that inside,
- 12:05Speaker 3: just because you know it sitting sitting snow on those
- 12:10Speaker 3: it really effects it, you know, just colors it just yeah,
- 12:13Speaker 3: flands it out.
- 12:13Speaker 1: It's not good, does not do well. And the other
- 12:15Speaker 1: thing too, We're talking earlier about rodents. If you leave
- 12:18Speaker 1: some of those cushions out, rodents, well they really like that.
- 12:20Speaker 2: Still.
- 12:21Speaker 1: I really like that stuff, so definitely want to take
- 12:24Speaker 1: care of that as well. Don't forgets. We talked this

- 13:33Speaker 1: Talking this week about fall maintenance. Some little things that
- 13:35Speaker 1: you can be doing right now that can really save
- 13:38Speaker 1: you headaches during those winter months. And there is Matt
- 13:40Speaker 1: as a as a as a homeowner that probably occasionally
- 13:45Speaker 1: gets sent out to do some work around the house
- 13:48Speaker 1: and those debta winter months, there is something extra miserable
- 13:51Speaker 1: about having to work in those cold temperatures, isn't there?
- 13:53Speaker 3: Yeah, absolutely, yeah. I don't envy contractors that have to
- 13:58Speaker 3: work over the winter.
- 13:59Speaker 1: It's as a tough gig. So you can save yourself
- 14:01Speaker 1: a lot of headache by taking care of some things
- 14:03Speaker 1: right now. Speak of things to take care of. Your
- 14:05Speaker 1: lawn is one of those things that as it's going
- 14:08Speaker 1: dormant for the season, there are things that that you
- 14:11Speaker 1: could be kind of touching up on to really make
- 14:13Speaker 1: sure comes springtime that that whole lawn really starts to pop,
- 14:17Speaker 1: aren't there.
- 14:18Speaker 3: Yeah, I mean there are some fertilizers that are kind
- 14:20Speaker 3: of designed for fall winter that you can put on
- 14:24Speaker 3: there so that you know next spring when it comes back,
- 14:27Speaker 3: it comes back to life quickly. You know a lot
- 14:30Speaker 3: of people suggest, you know, putting down some seeding, you know,
- 14:34Speaker 3: to kind of overseed if they as they say. And
- 14:37Speaker 3: then you know, something we just recently did is just
- 14:40Speaker 3: had our lawn aerrated too, so getting it getting it
- 14:44Speaker 3: a little more spongy, a little more room for that
- 14:46Speaker 3: grass to grow, and you know, once that snow melts,
- 14:49Speaker 3: it kind of fills it in and makes it a
- 14:52Speaker 3: little more plush.
- 14:53Speaker 1: Yeah, it's it's it's amazing for folks that have never
- 14:56Speaker 1: a rated their lawn once you I think, once you
- 14:59Speaker 1: start doing it, you're like, I don't know why we've
- 15:00Speaker 1: never done this before, because it's so many great benefits
- 15:03Speaker 1: to that and right now is a really good time
- 15:05Speaker 1: to be doing that. While you're looking down, take the
- 15:08Speaker 1: time to take a look up as well, because gutters
- 15:11Speaker 1: down spouts. You don't want to mess around with these
- 15:13Speaker 1: things during winter months either because a little bit of
- 15:16Speaker 1: a backup or a clog or any type of drainage
- 15:19Speaker 1: issue can cause some pretty significant problems, can't they.
- 15:21Speaker 3: Yeah, I would say, you know, the biggest issues that
- 15:24Speaker 3: we see as realtors in real estate is during those
- 15:28Speaker 3: early spring months right where you have like a thaw
- 15:31Speaker 3: and then a freeze and a thaw and a freeze,
- 15:33Speaker 3: and so what you end up having there is frozen
- 15:36Speaker 3: ground with that's being rained on right, And if you
- 15:40Speaker 3: have any sort of backup in your gutters, frozen gutters
- 15:43Speaker 3: at all, that aren't allowing the water to exit away
- 15:47Speaker 3: from your house, then you can actually have some water
- 15:49Speaker 3: seepage into your basement over the foundation.
- 15:50Speaker 2: It's never a good thing.
- 15:51Speaker 1: We were talking earlier, yeah, about a basement flooding. And
- 15:55Speaker 1: one of the things that you learn is like what
- 15:57Speaker 1: a significant difference at getting the water away from your
- 16:00Speaker 1: house and even things like not just gutters and down spouts,
- 16:03Speaker 1: but even like landscaping and stuff. If it's if it's
- 16:06Speaker 1: draining the wrong way and.
- 16:08Speaker 2: Slope towards the house here, you're in trouble.
- 16:10Speaker 1: It's definitely something that you don't want to don't want
- 16:12Speaker 1: to be dealing with. And speaking of that, cleaning out
- 16:14Speaker 1: things like your window wells and other things we for
- 16:17Speaker 1: some reason, and I don't know what it is. In springtime,
- 16:20Speaker 1: our window wells and we've got the covers all from
- 16:23Speaker 1: but the toads love getting in there. So I like,
- 16:25Speaker 1: every every couple of days, I'll go out there and
- 16:28Speaker 1: free a bunch of toads. Now, part of me is like,
- 16:30Speaker 1: you should just leave them down there, right.
- 16:32Speaker 3: So yeah, it's funny because my daughter will put ramps
- 16:37Speaker 3: for any animals that make it all there, right, and
- 16:39Speaker 3: so have this little ramp system. I'll look out the
- 16:41Speaker 3: window and what is going on there. It's like a
- 16:44Speaker 3: little circus. But we had issues with salamanders. Salamanders are
- 16:48Speaker 3: getting down there and apparently the oil that our screens
- 16:52Speaker 3: or window screen was made of was attractive to the salamonders.
- 16:55Speaker 3: They will eat through our screens. Oh no, yeah, really weird.
- 16:59Speaker 3: And it was a known ish. So we got free
- 17:01Speaker 3: metal screen replacements.
- 17:02Speaker 1: Who would have That's amazing. It's quite the story. And
- 17:07Speaker 1: we were talking to about about gutters and those type
- 17:10Speaker 1: of things. Folks, if you're not comfortable on a ladder too,
- 17:12Speaker 1: that is a job that you want to call it.
- 17:14Speaker 1: And one of the things too, I've learned my doctor,
- 17:17Speaker 1: previous doctor had given me and I think a lot
- 17:19Speaker 1: of us have probably gotten the same lecture about obviously
- 17:23Speaker 1: cleaning gutters and other things is we're most injuries. I
- 17:25Speaker 1: think you may have even echoed this at one of
- 17:28Speaker 1: our programs as well. People don't think about this is
- 17:30Speaker 1: like you think, well, if you're going to get injured
- 17:32Speaker 1: on a ladder, it's cleaning a high gutter. It's oftentimes
- 17:34Speaker 1: people with like ranches or first floors where it's like, ah,
- 17:37Speaker 1: I can do this myself, and they kind of skip
- 17:39Speaker 1: some of the precautions that they should be taking and
- 17:42Speaker 1: ends up ends up hurting themselves quite badly.
- 17:44Speaker 2: So you definitely want to be careful.
- 17:45Speaker 3: Yah, Yeah, definitely. I mean at least twisting some ankles. Man,
- 17:48Speaker 3: you're not going not heading down two stories, but still
- 17:51Speaker 3: not gonna feel good.
- 17:53Speaker 1: I'm not a golfer, by the way, but I'm gonna
- 17:54Speaker 1: ask you fall golf times. It's not a bad time
- 17:56Speaker 1: to be golfing.
- 17:56Speaker 2: Is it.
- 17:57Speaker 3: Yeah, it's nice, it's it's comfortable, but it's fair very
- 18:00Speaker 3: hard to find the ball.
- 18:01Speaker 1: Yeah, it's going to make them leaves.
- 18:03Speaker 2: Yes, Oh, it's it's very frustrating.
- 18:07Speaker 1: For me. I always lose golf balls that's partially why Golfer.
- 18:10Speaker 1: It's not the leaves that fault there. Though, before we
- 18:12Speaker 1: wrap up this week, we started our conversation talking about

- 18:37Speaker 1: isn't it.
- 18:38Speaker 3: Yeah, it's It's definitely something that's got the cash flow potential.

- 18:56Speaker 3: two cubicles with electrical power wired in. It's already got
- 18:59Speaker 3: a comfort table and chairs, but you know they're obviously
- 19:03Speaker 3: those are kind of optional items. But hey, if you're
- 19:05Speaker 3: looking to have an office space, right on Main Street.

- 19:16Speaker 3: pan probably half your mortgage.
- 19:17Speaker 1: That is amazing stuff there. And he also mentioned a
- 19:21Speaker 1: new front middle rubber roof as well, and a new
- 19:23Speaker 1: backroof was done in twenty twenty four and the front
- 19:26Speaker 1: middle were done in twenty twenty three. That is also
- 19:28Speaker 1: I know as somebody who's recently had to look at
- 19:32Speaker 1: Thank Goodness insurance covered most of it, but seeing what
- 19:34Speaker 1: roast laws.
- 19:35Speaker 2: Especially the rubber ones, unbelievable. They're very expensive, so.
- 19:38Speaker 1: I can't again, what a what a great opportunity. Again,
