- 0:01Speaker 1: Hey, everybody, thanks for tuning in. You're listening to Home
- 0:04Speaker 1: and Progress by Repcola and sponsored by Benjamin Moore. And
- 0:07Speaker 1: I'm really excited about today's show. Ginger Herman from Superins
- 0:11Speaker 1: Group five Star real Estate Leaders is in the studio
- 0:13Speaker 1: with me, and she's gonna be here for the whole show. Now,
- 0:16Speaker 1: we're gonna be talking about real estate, but also a
- 0:19Speaker 1: project that Ginger is working on for herself personally, So
- 0:22Speaker 1: we're gonna cover a ton of ground. But before we
- 0:25Speaker 1: jump in, I've got to talk about something that happened, oh,
- 0:28Speaker 1: a couple of weeks ago. I think it's really funny.
- 0:31Speaker 1: I've got an incredibly flawed perception of what I look
- 0:34Speaker 1: like when I'm doing stuff. All right, I know that's vague.
- 0:37Speaker 1: Let me explain a while back. You know, I think
- 0:40Speaker 1: a couple of weeks ago, when it was really cold
- 0:42Speaker 1: and I decided I was going to go for a walk.
- 0:44Speaker 1: So I'm getting getting my stuff out and I hear
- 0:47Speaker 1: the wind blowing out there. You know, it's storming, it's
- 0:51Speaker 1: blizzarding or whatever. Sounds frigid, sounds like it's somewhere in Alaska.
- 0:56Speaker 1: And as I'm thinking that, I've got these visions you know,
- 0:58Speaker 1: of Jack London books that I've red White Fang, you know,
- 1:02Speaker 1: the Call of the Wild, all of that, And I've
- 1:04Speaker 1: got these visions of manly men battling winter and weather
- 1:08Speaker 1: and navigating through frozen terrain. Blah blah blah. All of
- 1:12Speaker 1: that is going through my mind. So I decide I'm
- 1:15Speaker 1: gonna be one of those manly men. And I've got
- 1:17Speaker 1: the gear to some extent. You know, I've got to
- 1:19Speaker 1: kind of fake it because I don't really have the gear,
- 1:22Speaker 1: but I've got stuff that's kind of like the gear.
- 1:24Speaker 1: So I'm rummaging around and I find this heavy old
- 1:27Speaker 1: jacket that I've got, some big manly winter mittens. I've
- 1:30Speaker 1: got enormous boots that I put on, and then the
- 1:34Speaker 1: piece to resistance. I've got this trappers hat thing, you know,
- 1:37Speaker 1: one of those big fuzzy hats with earflaps that can
- 1:39Speaker 1: be buttoned under your chin. You know, it's warm, it's
- 1:42Speaker 1: mountain man made, it's cool. So I get dressed in
- 1:45Speaker 1: all of that and I get ready to go outside.
- 1:47Speaker 1: But before I do, I decide I'm gonna check my
- 1:50Speaker 1: cool self out in the mirror. And I do, and
- 1:54Speaker 1: I can't believe what I'm looking at all, right, you know,
- 1:56Speaker 1: I'm looking at this full length mirror, and instead of
- 1:59Speaker 1: this big man man or smaller, shorter size manly man,
- 2:03Speaker 1: what I see is this guy. You know, like, let's
- 2:05Speaker 1: look at the hat. Let's talk about the hat. It
- 2:07Speaker 1: was so tight buttoned under my chin that it smushed up,
- 2:11Speaker 1: you know, all the baby fat or the old man
- 2:13Speaker 1: fat of my neck and my face and pushed it
- 2:15Speaker 1: all into my cheeks, you know, so they poofed out.
- 2:18Speaker 1: It made me look like a squirrel with like a
- 2:20Speaker 1: winter stash, you know, stuffed in there. My boots they
- 2:23Speaker 1: were huge, I knew that, but when I saw him
- 2:25Speaker 1: on my little legs, they looked more like hip waiters
- 2:28Speaker 1: than anything else. And the mittens same thing. They were big.
- 2:32Speaker 1: I knew that, but I'd never seen them on me,
- 2:34Speaker 1: you know, from another person's perspective. The gauntlets went way
- 2:39Speaker 1: past my elbows, almost up to my armpits. Overall, I
- 2:43Speaker 1: was not cool in the least, but that didn't stop me.
- 2:46Speaker 1: I still went outside and walked around in full view
- 2:49Speaker 1: of everybody. It's just the way I am. Just don't care.
- 2:54Speaker 1: But I did think it was kind of funny that
- 2:55Speaker 1: my self perception was that incredibly off. Anyway, that's the
- 2:59Speaker 1: whole point. No real anything to that. I just thought
- 3:02Speaker 1: it was funny and wanted to share it. All Right,
- 3:04Speaker 1: let's get to the show. As I mentioned earlier, I'm
- 3:06Speaker 1: excited to have Ginger Herman from Superins Group five star
- 3:09Speaker 1: real Estate Leaders joining me. Ginger, thanks for being here,
- 3:13Speaker 1: Thanks for having me. That's been a while since you've
- 3:15Speaker 1: been here for a market update. But the spring market's coming,
- 3:19Speaker 1: So let's just go for it right off the back,
- 3:21Speaker 1: because I know you've got another topic that you want
- 3:23Speaker 1: to get to. So we're going to do get the
- 3:25Speaker 1: real estate stuff out of the way, and then we're
- 3:27Speaker 1: going to talk about your own personal project.
- 3:29Speaker 2: Yes, business first, personal later exactly.
- 3:31Speaker 1: Yeah, we're a couple months into twenty twenty six. You know,
- 3:35Speaker 1: if there is a big headline in the real estate world,
- 3:37Speaker 1: what is it right now?
- 3:38Speaker 2: I don't think there's necessarily a headline, but we are
- 3:42Speaker 2: getting closer and closer to hitting our spring market. And
- 3:45Speaker 2: when I say hitting our spring market meaning the busyness
- 3:49Speaker 2: of way more buyers entering the market and.
- 3:51Speaker 3: More listings popping up. And we've talked about this in
- 3:54Speaker 3: the past, it's usually weather dependent. Of course rates help
- 3:57Speaker 3: that as well. But here in Michigan, when we have
- 4:00Speaker 3: those hard, snowy, under zero degrees days, no one wants
- 4:05Speaker 3: to go out.
- 4:06Speaker 1: I mean there were people just walking through houses.
- 4:09Speaker 3: You know, no weather, No, they were hungering down. No
- 4:13Speaker 3: one wanted to go out in that, which is fine
- 4:15Speaker 3: with me.
- 4:15Speaker 1: I don't want to go out. Yeah, I can't imagine.
- 4:17Speaker 2: You want to be sure I would do it if
- 4:20Speaker 2: I needed to.
- 4:22Speaker 3: So yeah, And it usually happens we have a huge
- 4:26Speaker 3: warm up February March. We get it every year, and
- 4:29Speaker 3: sure enough we had it right. It was like fifty
- 4:32Speaker 3: eight degrees last week. So here we're starting to see
- 4:36Speaker 3: buyers come out of out of I don't know where
- 4:39Speaker 3: where they apartments, their parents' basement, I don't know. They're
- 4:44Speaker 3: coming to us, really getting excited about searching for a home.
- 4:49Speaker 3: And it's really weird how it happens. We'll get calls like, hey,
- 4:52Speaker 3: I'm starting to think about entering the market, what are
- 4:54Speaker 3: my first steps? Or what usually happens is they send
- 4:57Speaker 3: us a home from Zillo and say, hey, I just
- 4:59Speaker 3: saw the house popped up.
- 5:01Speaker 2: We're thinking about looking to buy.
- 5:03Speaker 3: So it just gets people excited about the springtime, summertime
- 5:06Speaker 3: coming around wanting to search for houses.
- 5:08Speaker 1: So you're seeing that, Now, what's the inventory like right now?
- 5:11Speaker 1: I know that's been a big struggle in the past.
- 5:13Speaker 1: I think it's a little better than it has been.
- 5:15Speaker 3: Yes, it's still low, but it is getting better. Even
- 5:19Speaker 3: the last two weeks, we've seen a lot more houses
- 5:21Speaker 3: pop up. When I say a lot more houses too,
- 5:24Speaker 3: it's typically still under that like three fifty four hundred
- 5:28Speaker 3: thousand dollars range that we're seeing pop up. And this
- 5:32Speaker 3: is this is pretty cyclical too. We usually the first
- 5:35Speaker 3: start of our spring market is typically newer home buyers
- 5:38Speaker 3: or first time home buyers and that lower end price range.
- 5:43Speaker 3: I hate saying lower end price range because it's really
- 5:45Speaker 3: not a low end price rang.
- 5:47Speaker 2: It's just low, really cheap.
- 5:49Speaker 1: Yeah, five of those week.
- 5:50Speaker 3: Yes, So it's typically under that like three hundred three
- 5:54Speaker 3: fifty that starts to get active first, and then we'll
- 5:58Speaker 3: kind of see that like middle range and then the
- 6:01Speaker 3: higher end housing like above four fifty. So right now
- 6:04Speaker 3: we're really starting to see those first time home buyers
- 6:06Speaker 3: or second time home buyers start to activate first, which
- 6:09Speaker 3: is those first signs of our spring market headed.
- 6:11Speaker 1: Our way, so the buyers get excited. I'm assuming sellers
- 6:15Speaker 1: do the same.
- 6:16Speaker 2: Yes, yep.
- 6:16Speaker 3: With that first warm up, I think it gets eople
- 6:19Speaker 3: motivated to get house projects done inside and outside. So
- 6:23Speaker 3: we're seeing more sellers reach out to us. Hey, we're
- 6:26Speaker 3: getting ready. How do you feel about a listing date,
- 6:29Speaker 3: which we're typically like, do it now. There's not much
- 6:31Speaker 3: on the on the market right now, so just as
- 6:34Speaker 3: soon as we can get up, sooner the better.
- 6:36Speaker 2: As soon as we can get it up, the better.
- 6:38Speaker 3: I would say, in the past week, week and a half,
- 6:40Speaker 3: two weeks, all of a sudden, here we're getting flooded
- 6:42Speaker 3: with phone calls. And it usually happens to a little
- 6:45Speaker 3: bit before spring break or like that midwinter break too,
- 6:48Speaker 3: because a lot of our realtors are going out of
- 6:50Speaker 3: town to Florida with their kids for midwinter break and
- 6:53Speaker 3: they're like, what now, I'm getting flooded with phone calls.
- 6:56Speaker 2: What's happening here?
- 6:57Speaker 1: They have to change their midwinter break.
- 6:59Speaker 3: Yeginning, Yes, and rates have stayed low, so I was
- 7:03Speaker 3: going to ask about that. Yes, we're we're definitely way
- 7:06Speaker 3: better than we were last year. We're lower than what
- 7:09Speaker 3: we were last year, and we're we're fluctuating between like
- 7:12Speaker 3: low sixes high fives, fluctuates daily. So I can't give
- 7:17Speaker 3: a you know, firm firm a percentage point, but yeah,
- 7:21Speaker 3: which is very good considering what we were last year.
- 7:24Speaker 1: I think mine is at like three point three five
- 7:27Speaker 1: or something like that. So I'm never ever ever moving.
- 7:30Speaker 2: Probably gonna ask the so you're just stock forever.
- 7:33Speaker 1: Are you right? I know that people deal with that.
- 7:36Speaker 1: Do you anticipate? I mean, it's probably never gonna I
- 7:39Speaker 1: can't say never. Is it ever gonna be like that again?
- 7:43Speaker 1: Maybe we don't want it to because what brought it
- 7:45Speaker 1: to that point?
- 7:46Speaker 3: That's what we usually think, That's what we usually bring up.
- 7:49Speaker 3: It's a sign of an unhealthy market in general, not
- 7:51Speaker 3: just real estate, but the economy in general. Right, so
- 7:55Speaker 3: we as well, I shouldn't say we, because then I'm
- 7:58Speaker 3: lumping in a lot of people that are probably like
- 8:00Speaker 3: I disagree with you. I don't want to necessarily see
- 8:04Speaker 3: those numbers again. And for us too, it's just too crazy.
- 8:08Speaker 3: Homesword inflating at a price that we just couldn't keep
- 8:11Speaker 3: up with.
- 8:12Speaker 2: Rights.
- 8:12Speaker 3: That's why a lot of first time buyers are like,
- 8:14Speaker 3: I can't even get into a house, right because we
- 8:18Speaker 3: just had a very quick rapid inflation of home pricing.
- 8:23Speaker 3: We are still increasing. I think they even said, we're
- 8:26Speaker 3: now on month like thirty one of still an increase
- 8:30Speaker 3: in increase in home prices.
- 8:32Speaker 1: In home prices, yes.
- 8:33Speaker 3: Yeah, and it's not I can't say that as like
- 8:36Speaker 3: a broad term for all of the US, right, but Michigan,
- 8:40Speaker 3: we just we do still keep increasing in home pricing.
- 8:44Speaker 1: So with houses that are being sold right now, do
- 8:48Speaker 1: you see them selling for list price above list price?
- 8:51Speaker 1: Are we still seeing that or is it coming in
- 8:54Speaker 1: a little bit lower.
- 8:55Speaker 3: I hate saying this word, but it really depends because
- 8:58Speaker 3: it depends on where they listed that house, meaning the
- 9:01Speaker 3: listing agent in the seller, where did they list that house.
- 9:03Speaker 3: If they listed it properly or maybe a little bit under,
- 9:06Speaker 3: it's going to sell really fast.
- 9:09Speaker 2: But if they listed it too high, it is still
- 9:11Speaker 2: going to sit.
- 9:12Speaker 3: We're still seeing longer days on the market just because
- 9:15Speaker 3: we're still exiting the winter market, right We're not like
- 9:19Speaker 3: quite deep into that spring market yet, so we are
- 9:22Speaker 3: still seeing days on the market a little bit longer
- 9:24Speaker 3: than what we're going to see probably in a month
- 9:26Speaker 3: from now, when it's going to be houses flying off
- 9:29Speaker 3: the shelf.
- 9:29Speaker 1: So if it's priced correctly, it's going to go.
- 9:33Speaker 2: It goes for twenty four hours, it's going to go.
- 9:35Speaker 1: But it goes for the price that they listed at
- 9:37Speaker 1: for the most above a little bit, or we'll still
- 9:39Speaker 1: go above. We're still are we seeing bidding wars? Kind of?
- 9:42Speaker 3: Yep?
- 9:43Speaker 1: Still seeing that not to the extent correct or is
- 9:45Speaker 1: it still like like an alley right into the microphone? Yeah? See,
- 9:51Speaker 1: Ginger comes in and explains she's going to be clearing
- 9:54Speaker 1: her throat from time to time, but she'll do it
- 9:56Speaker 1: away from the mic. Yeah, and then their first time
- 9:58Speaker 1: is straight.
- 9:59Speaker 2: Next time I that the mic, and now I lost
- 10:02Speaker 2: track of would you ask them?
- 10:03Speaker 1: Oh gosh, I don't even know.
- 10:05Speaker 3: I think you asked me. How many multiple offers are
- 10:08Speaker 3: we dealing?
- 10:08Speaker 1: Yeah? Are we dealing with the the you know, like
- 10:10Speaker 1: an alley fight like it previously was.
- 10:13Speaker 3: We're dealing with the alley fight, but not as many
- 10:15Speaker 3: people back in the alley.
- 10:17Speaker 1: Okay, a little better odds.
- 10:20Speaker 3: Yes, a little better odds Okay, but you know, I
- 10:23Speaker 3: would say a month from now, I can't say this
- 10:25Speaker 3: for certainty, because I don't have a crystal ball, but
- 10:27Speaker 3: I think it's going to be a lot more people
- 10:29Speaker 3: in that back alley fighting for that house.
- 10:31Speaker 1: All right, So we're still in that zone. So honestly,
- 10:34Speaker 1: what I'm hearing is if you're a buyer, jumping now now, yeah,
- 10:39Speaker 1: and same thing with the cellar.
- 10:40Speaker 3: Same thing for the sellar, because there's not that much inventory,
- 10:44Speaker 3: so it's going to be your house and maybe three others,
- 10:46Speaker 3: whereas in a month from now, it's probably going to
- 10:48Speaker 3: be a lot more that you're competing against.
- 10:50Speaker 1: So if somebody's like you said, the weather turns nice,
- 10:53Speaker 1: and generally speaking, the weather turns sour again before long,
- 10:59Speaker 1: and then we're really sad because we had this nice weather.
- 11:01Speaker 2: Well it's very depressing.
- 11:02Speaker 1: Yeah, but it turns nice and people start looking at
- 11:05Speaker 1: oh little projects, and then they start thinking about maybe
- 11:08Speaker 1: getting their house ready to go. And you mentioned a
- 11:10Speaker 1: few people who are saying, I'm ready to go, Now
- 11:12Speaker 1: what do I do? But it turns out they're really
- 11:15Speaker 1: not ready. What things do they need to prep in
- 11:18Speaker 1: their home? You know, like previously a couple of years ago,
- 11:21Speaker 1: you guys said, if they don't really need to do
- 11:23Speaker 1: a whole lot of anything, you know, because normally we
- 11:25Speaker 1: would tell people paint everything and do this and do
- 11:27Speaker 1: this and do this, and the houses we're selling without
- 11:30Speaker 1: even needing to do any of that. Yeah, where are
- 11:32Speaker 1: we at right now? Do sellers need to get a
- 11:34Speaker 1: lot of prep stuff done, a lot of little touchups done.
- 11:38Speaker 3: I usually start with looking at the comparables that are
- 11:42Speaker 3: on the market and compare their specific house to what,
- 11:47Speaker 3: you know, the other homes in their price range are
- 11:49Speaker 3: looking like. So if those other houses all also have
- 11:55Speaker 3: older paint colors or some things that are outdated, and
- 11:59Speaker 3: that's the point that my sellers want.
- 12:01Speaker 2: To hit, I'm like, no, you don't need to do anything.
- 12:03Speaker 3: Let's go up ten to fifteen thousand higher from what
- 12:06Speaker 3: the comparables are showing that sold. Oh, this house has
- 12:09Speaker 3: all neutral paint. Well, if you want to reach that
- 12:12Speaker 3: price point, let's repaint your house to be all neutral paint,
- 12:15Speaker 3: or at least the bigger rooms, right the family room,
- 12:18Speaker 3: the dining room, the kitchen, things like that. So I
- 12:20Speaker 3: would say, it really depends on what my seller is
- 12:23Speaker 3: trying to get out of, you know, the house.
- 12:25Speaker 1: Pretty much all the answers are, it depends it depends,
- 12:28Speaker 1: but it makes sense.
- 12:28Speaker 3: Yes, everyone has different goals, right I don't like putting
- 12:32Speaker 3: blanket statements on it because a seller might have a
- 12:34Speaker 3: goal of I just need to get this house sold
- 12:37Speaker 3: within seven days. Right, Well, then I'm going to be like, well,
- 12:40Speaker 3: we can't do these big projects my you know, then
- 12:43Speaker 3: my goal becomes your goal of I just want to
- 12:45Speaker 3: get your house sold within seven days, and I'm going
- 12:47Speaker 3: to achieve that, right It might you know, might decrease
- 12:50Speaker 3: your price a little bit, but maybe not by much
- 12:53Speaker 3: because right now there's just not much inventory.
- 12:56Speaker 1: Yeah, now's the time. And speaking of the time, I
- 12:59Speaker 1: think let's take a break and then we'll wrap up
- 13:01Speaker 1: the state of the market right after This Home and
- 13:05Speaker 1: Progress is brought to you by Repcole Like paints and
- 13:07Speaker 1: Benjamin More. You know, people often think of paint as
- 13:10Speaker 1: just another line item on the project's supply list. But
- 13:13Speaker 1: here's the thing. Everything you do, every hour of prep,
- 13:16Speaker 1: every stroke of the brush, all comes down to the
- 13:18Speaker 1: quality of the paint. The paint is the project. Make
- 13:21Speaker 1: sure it's the best. We're talking about the state of
- 13:24Speaker 1: the market, and we just ended last segment talking about sellers,
- 13:28Speaker 1: you know, trying to get either the most money for
- 13:31Speaker 1: their house possible or trying to just sell the house
- 13:34Speaker 1: as fast as possible. You know, different strategies are involved.
- 13:38Speaker 1: But Ginger during the break you mentioned that there's something
- 13:42Speaker 1: that they've got to all do. You know, regardless of
- 13:44Speaker 1: which outcome they're pursuing.
- 13:46Speaker 3: You gotta do the deep cleaning and you got to
- 13:48Speaker 3: do the decluttering. It makes a huge difference. The bigger
- 13:51Speaker 3: you can make your space and the cleaner you can
- 13:53Speaker 3: make your space. Anyone walking in there already feels better
- 13:56Speaker 3: about your house. Think about walking in a house and
- 13:58Speaker 3: it's like gross. Right, you get done with the showing
- 14:01Speaker 3: and your socks are like really brown underneath, Like is
- 14:04Speaker 3: that a house you feel good about buying? Because it
- 14:06Speaker 3: makes you feel that they didn't take care of their
- 14:08Speaker 3: house right, which is maybe not the case.
- 14:10Speaker 1: We did that. Just before we bought the house we're in.
- 14:13Speaker 1: We were looking and couldn't find anything, and we went
- 14:18Speaker 1: through just a ton of houses and it was so
- 14:20Speaker 1: depressing because we sold our house way too low. We
- 14:24Speaker 1: didn't know. We did a for sale by owner.
- 14:27Speaker 2: All interesting how it happens.
- 14:29Speaker 1: Yeah, yeah, and it went like just so fast, and
- 14:33Speaker 1: then now we got to look we hadn't even found
- 14:35Speaker 1: anything yet, so the panic sets in, and we were
- 14:38Speaker 1: right on the cusp of the prices starting to go up.
- 14:41Speaker 1: So everything that we were looking at was like so
- 14:45Speaker 1: much more than we were anticipating, yea, for so much
- 14:47Speaker 1: less than what we had. Yeah, So anyway, we're going
- 14:50Speaker 1: through all these houses and I'm just getting more and
- 14:51Speaker 1: more depressed. And I remember one where we all walked
- 14:55Speaker 1: through it, like you said, in our socks. We got
- 14:57Speaker 1: outside and we're standing there. My daughter said, my feet
- 15:01Speaker 1: are sticky. A little kid. She tries, she pulls her
- 15:07Speaker 1: shoes off, and her socks are sticking. And we all
- 15:10Speaker 1: start looking at our socks are black on the bottom.
- 15:13Speaker 2: Just see, like, do you want to buy that house?
- 15:16Speaker 1: We ran away, it was we didn't run fast because
- 15:18Speaker 1: our feet were so stow.
- 15:20Speaker 3: But and that's not the feeling that you want to
- 15:23Speaker 3: give the buyers coming in.
- 15:25Speaker 1: No, Right, you don't want them to flee and then
- 15:27Speaker 1: burn the clothing that they wore.
- 15:29Speaker 3: Right, And even it's the simple things of like wipe
- 15:32Speaker 3: down your windowsills in your in your baseboards, and even
- 15:36Speaker 3: just your counter. You'd be surprised at how many houses
- 15:39Speaker 3: I walk through and like go to put down paperwork
- 15:41Speaker 3: or something, you pick it back up and it's just
- 15:43Speaker 3: pure crumbs underneath.
- 15:45Speaker 1: You know, spaghetti sauce. Yes, suh.
- 15:47Speaker 2: Yeah.
- 15:48Speaker 3: It just doesn't give a buyer a good feeling because,
- 15:51Speaker 3: like I said, it's not that you don't take care
- 15:53Speaker 3: of your house. We're all busy, right, and then if
- 15:55Speaker 3: you throw in kids in that lifestyle, right, like, your
- 15:57Speaker 3: house is always going to be a mess. But as
- 16:00Speaker 3: long as you give them that feeling of yes, you
- 16:03Speaker 3: do take care of your house, your value, your house.
- 16:05Speaker 3: That's the type of house a buyer wants to purchase.
- 16:08Speaker 3: That's not a house that is neglected.
- 16:11Speaker 1: Even if it's not, then it feels neglected.
- 16:13Speaker 2: It feels neglected. Yeah.
- 16:15Speaker 1: Yeah. And I know at my house, if I skip
- 16:18Speaker 1: mopping sweeping a couple of days because I've got a
- 16:21Speaker 1: dog man, yeah, she sheds like crazy, she's a Golden
- 16:25Speaker 1: Retriever and it's insane. Yes ah yeah, just a couple
- 16:29Speaker 1: of days make it feel like it's been months of
- 16:32Speaker 1: just neglect.
- 16:32Speaker 2: And we all put off projects.
- 16:34Speaker 3: Like here, I am in this industry, but you know
- 16:38Speaker 3: I had touch up paint done to my house probably
- 16:40Speaker 3: a year and a half ago, right where they spackled
- 16:42Speaker 3: and touch up.
- 16:43Speaker 2: You know the wall.
- 16:44Speaker 3: I still haven't touched up painted those spots, right, it
- 16:47Speaker 3: sits there.
- 16:48Speaker 1: You get blind to it.
- 16:49Speaker 2: You get blind, you get used to it.
- 16:51Speaker 3: It doesn't become because there's bigger things in my house
- 16:54Speaker 3: that need you know, work, yes, or at the end
- 16:58Speaker 3: of the day, I do need a mental health wealth,
- 17:00Speaker 3: you know.
- 17:00Speaker 2: Two or three or maybe four hours.
- 17:02Speaker 3: To unwind from the day that that small little painting
- 17:06Speaker 3: project doesn't It doesn't.
- 17:08Speaker 1: Matter to think it's a killer because it's a small project.
- 17:10Speaker 1: And that's what we tell ourselves. That's little. Yeah, I'll
- 17:13Speaker 1: get to that, yeah whenever. Well, then another little one
- 17:15Speaker 1: shows up, and that's little, and I'll get to that later.
- 17:18Speaker 1: And eventually we just.
- 17:20Speaker 2: It's a list of twenty little things.
- 17:22Speaker 1: Just move on. Find a house where someone's done all
- 17:24Speaker 1: of those things already.
- 17:26Speaker 3: So that's the kind of things that we tell our sellers, like,
- 17:29Speaker 3: you know, what, have you been putting off for a while.
- 17:31Speaker 2: That's probably not that big of a deal.
- 17:33Speaker 1: Our thick little project.
- 17:34Speaker 2: Take take two to.
- 17:35Speaker 3: Three weekends or however many days in a row that
- 17:38Speaker 3: you can to tackle those items that are gonna look
- 17:42Speaker 3: Just make your house look a lot better and make
- 17:43Speaker 3: the buyer feel better about purchasing your house. So start
- 17:46Speaker 3: doing those now, because then you're going to be ready
- 17:50Speaker 3: for spring market listing exactly.
- 17:52Speaker 1: Anything else you want to say about the market before
- 17:54Speaker 1: we take a break and then talk about your own
- 17:56Speaker 1: personal project.
- 17:57Speaker 2: No, I think we did good about covering it all.
- 17:59Speaker 1: Well, I think we can covered it. The audience will
- 18:01Speaker 1: decide if we did.
- 18:02Speaker 3: I fight. If I didn't, I'm going to get phone
- 18:04Speaker 3: calls up. You didn't even you didn't even mention this.
- 18:06Speaker 3: Send your yeah, all lead back in comments, feedback.
- 18:10Speaker 1: If it's negative, sense of me, I give you contact out.
- 18:14Speaker 1: Why don't you give your contact out now? Since I
- 18:17Speaker 1: asked for the negative feedback, but also since the segments
- 18:20Speaker 1: about your personal stuff, if you text.
- 18:22Speaker 3: It, text it right to six one six, six three
- 18:25Speaker 3: three five eight eight zero.
- 18:27Speaker 1: All right. I'll put all of that in the show
- 18:29Speaker 1: notes as well, so you can be sure to get
- 18:30Speaker 1: those feedback or that those comments and all that feedback
- 18:33Speaker 1: to Ginger. But if you are listing your house, or
- 18:36Speaker 1: looking to list your house, or looking to buy a house, yeah,
- 18:39Speaker 1: reach out to Ginger. She's a lot of fun and
- 18:41Speaker 1: you seem to know what you're doing.
- 18:43Speaker 2: I do so.
- 18:44Speaker 1: Yep.
- 18:44Speaker 3: Hey, I'm entering my fifteenth year in the business, which
- 18:47Speaker 3: is shocking, but I'm very excited about it. It's cool
- 18:50Speaker 3: to hit you know, big markers like that.
- 18:52Speaker 1: It is all right, let's take a break and then
- 18:55Speaker 1: when we come back, let's talk about your personal project. Yes,
- 18:58Speaker 1: in this whole adventure that you're on. Yes, all right,
- 19:00Speaker 1: we'll be back in just a minute. Stick around Home
- 19:03Speaker 1: in Progress is brought to you by Repolite Paints and
- 19:05Speaker 1: Benjamin Moore. Think about it. You spend hours prepping, sandy, taping,
- 19:09Speaker 1: and then finally painting. Don't throw all that work away
- 19:12Speaker 1: with an inferior product. The paint isn't just another supply.
- 19:15Speaker 1: The paint is the project. Make sure it's the best.
- 19:19Speaker 1: I'm in the studio with Ginger Hermann from Superins Group
- 19:22Speaker 1: five star real Estate Leaders. Failed it and yeah, last
- 19:26Speaker 1: segment we talked about the state of the market. But
- 19:29Speaker 1: right now we're going to talk about your own project.
- 19:32Speaker 1: A personal project, Yes, an adventure that you're on. You
- 19:35Speaker 1: purchased a house up north, Yes, and it's you informed me.
- 19:39Speaker 1: It's a ski schalet.
- 19:40Speaker 3: Yes, it's not a house, it's a ski sale because
- 19:42Speaker 3: it sounds fancy.
- 19:43Speaker 1: It sure does sound fancy. I had a friend who
- 19:47Speaker 1: bought a cottage up north, and at that same point
- 19:50Speaker 1: we had another friend who bought a trailer at like
- 19:54Speaker 1: Sandy Pines. Oh yeah, familiar with that, Yes, And so
- 19:57Speaker 1: I would mess those words up. I would I called
- 20:01Speaker 1: everything the trailer, yes, and the person with the trailer
- 20:03Speaker 1: let it go because it's a trailer. The person with
- 20:05Speaker 1: the cottage every single time. Yeah, you mean the cottage. Yeah,
- 20:10Speaker 1: so the skie, Yes, let's talk about that. You bought
- 20:16Speaker 1: that last summer.
- 20:17Speaker 3: Yeah, it wasn't necessarily a planned thing. Saw it pop
- 20:20Speaker 3: up on the market. I was really excited about it.
- 20:22Speaker 1: Who'd you use for realty?
- 20:24Speaker 2: Oh?
- 20:24Speaker 1: You know?
- 20:24Speaker 2: I used my mom?
- 20:25Speaker 1: Oh okay, found somebody yes, No, And.
- 20:30Speaker 3: I reached out to the realtor up there, and it
- 20:33Speaker 3: happened to be He's like, I'm literally going to get
- 20:35Speaker 3: three offers tomorrow.
- 20:36Speaker 2: You have to drive up to day. So I dropped everything,
- 20:39Speaker 2: drove up there. It's really cool.
- 20:41Speaker 3: Built in the seventies, so it has a lot of
- 20:44Speaker 3: just intricate cool design to it, especially also just being
- 20:48Speaker 3: a chalet. We've loved a frames, so it wasn't quite
- 20:51Speaker 3: the A frame, but it gives us more opportunity because
- 20:54Speaker 3: it is a little bit bigger size than a A frame.
- 20:57Speaker 2: But a lot of the house was stuck in the
- 21:01Speaker 2: sixties and seventies.
- 21:02Speaker 1: Built then and it never left.
- 21:04Speaker 3: Yes, and more so paint, flooring and the furniture came
- 21:10Speaker 3: fully furnished and everything had just kind of been like
- 21:14Speaker 3: stuck in an outdated like timeframe. So that was my
- 21:18Speaker 3: after It is a rental, so after you know, our
- 21:22Speaker 3: short term rentals had kind of all been up for
- 21:24Speaker 3: the year, and then I was like, all right, I'm
- 21:25Speaker 3: gonna block off time. I'm going to really try to
- 21:27Speaker 3: invest in updating not only furniture but like paint colors. Thankfully,
- 21:31Speaker 3: someone had redone the kitchen, so we did not have
- 21:34Speaker 3: to tackle the kitchen.
- 21:35Speaker 1: Like cabinets and everything was all updated.
- 21:38Speaker 3: Not necessarily the color scheme that I would have went for.
- 21:40Speaker 3: It's really read the rest of the house is like seventies.
- 21:43Speaker 3: And then someone did like a early two thousands kitchen.
- 21:47Speaker 1: Okay, so it's really weird.
- 21:50Speaker 3: It doesn't like quite match everything. But I was like,
- 21:54Speaker 3: can I can work with this? We can play with.
- 21:56Speaker 1: This, all right, So colors from the seventies. I mean,
- 21:59Speaker 1: we're for me in our own images, but you've been there,
- 22:02Speaker 1: walk us through a little bit. What kind of colors, right,
- 22:04Speaker 1: dealing with what kind of furnishines, what kind of carpets.
- 22:07Speaker 2: And bright orange?
- 22:08Speaker 3: A lot of bright orange everywhere, like even like closet doors, like.
- 22:12Speaker 1: Just really like the walls.
- 22:15Speaker 2: All of the.
- 22:16Speaker 3: Walls were a beige and I don't really know quite
- 22:21Speaker 3: it was like a more.
- 22:22Speaker 2: Brown beige furniture and even.
- 22:27Speaker 3: White couches, yes, and then like bright brass lamps, bright rugs,
- 22:35Speaker 3: orange rugs.
- 22:36Speaker 1: How clean? Not like immaculate? No, like you could eat
- 22:40Speaker 1: off the floor, eat.
- 22:41Speaker 3: Off Oh no, no, no, no no, I mean as
- 22:43Speaker 3: a rental that also allows pets.
- 22:46Speaker 2: No, I would eat off of anything in that house.
- 22:49Speaker 3: No better now for anyone listening that wants to rent it,
- 22:53Speaker 3: it's better now.
- 22:54Speaker 1: Yeah, I'm glad you said that, because the rental list.
- 22:58Speaker 2: Is gonna even like the beds too.
- 23:00Speaker 3: I replaced out beds and like I rember taking off
- 23:04Speaker 3: like just the bed sheets and everything because there's protectors
- 23:08Speaker 3: on everything. And I was like, oh my god, these
- 23:09Speaker 3: beds look like they're from the forties. Like just no
- 23:12Speaker 3: one you know, everything had just been left. I love
- 23:15Speaker 3: this seventies style though, so when I was thinking about
- 23:19Speaker 3: renovating this and making it look updated, I didn't want
- 23:22Speaker 3: to go straight to twenty twenty six style, right like.
- 23:25Speaker 3: I wanted to play into this chalet cottage ski old
- 23:29Speaker 3: seventies feel, but just make it look like someone would
- 23:33Speaker 3: actually want to spend time in this house longer term.
- 23:36Speaker 1: And so you're doing the whole thing, yeah, pretty much.
- 23:39Speaker 1: Did we do floors?
- 23:41Speaker 3: I did not, because they're nice wood floors. They are
- 23:44Speaker 3: that orange, you know, colored wood floors. But I was like,
- 23:48Speaker 3: that's all right, we can play into this, and I
- 23:50Speaker 3: prefer the wood floors.
- 23:51Speaker 2: Yes, yep, we can clean that up. That is fine.
- 23:54Speaker 1: So it's still a huge project though.
- 23:56Speaker 2: Yes yep.
- 23:57Speaker 3: And I did not want to do any of the
- 23:59Speaker 3: paint myself because that main family room is like that
- 24:03Speaker 3: fourteen fifteen foot high ceiling, So I just did not
- 24:06Speaker 3: want to tackle that myself.
- 24:08Speaker 2: It would have taken me way too long.
- 24:10Speaker 1: So how did you go about figuring out like all
- 24:13Speaker 1: of that because you've got different colors to bring in?
- 24:16Speaker 1: I was very old with the orange doors, You've got
- 24:18Speaker 1: to figure out, yes, blending it with the two thousand's kitchen.
- 24:22Speaker 1: Did you redo the kitchen? No?
- 24:23Speaker 2: I just left or left that.
- 24:25Speaker 1: Yeah.
- 24:25Speaker 2: I was very overwhelmed.
- 24:26Speaker 3: So I actually started with a gal that used to
- 24:29Speaker 3: work for Repco Light Hayley, who is color specialists. I
- 24:33Speaker 3: was like, I'm going to start with her and have
- 24:36Speaker 3: her really just like, I told her, this is the
- 24:38Speaker 3: style I like, sent her some inspiration pictures.
- 24:43Speaker 2: I sent her pictures of.
- 24:44Speaker 3: The house so that way she could know what to
- 24:47Speaker 3: go off of, and she just fully set everything up
- 24:51Speaker 3: for me, like she was like, I think you need
- 24:53Speaker 3: to do this. For the wall colors everywhere, which was
- 24:56Speaker 3: ballet white by Benjamin Moore, because it's a neutral I
- 24:59Speaker 3: told her, I don't want stark white. I wanted to,
- 25:01Speaker 3: you know, feel natural in there, but I do want
- 25:04Speaker 3: it to be relatively neutral. So ballet white was great.
- 25:09Speaker 3: And it also went with the black trim because the
- 25:11Speaker 3: entire house is black trim, and that felt way too
- 25:14Speaker 3: overwhelming to repaint everything.
- 25:16Speaker 1: So you left all that?
- 25:18Speaker 2: Yes, I left all the trim black.
- 25:19Speaker 1: Black trim everywhere everywhere.
- 25:22Speaker 3: Like even the railings and everything is black trim. Isn't
- 25:25Speaker 3: that weird? Who went in there and was like, yes,
- 25:28Speaker 3: black trim everywhere.
- 25:30Speaker 1: Does it look good?
- 25:32Speaker 2: I think it looks great now.
- 25:33Speaker 1: Well, see that's why they did it.
- 25:35Speaker 2: Oh, they were going for long term. They were well,
- 25:39Speaker 2: ginger will eventually pick the right color.
- 25:41Speaker 1: And what I mean, but what I mean is it
- 25:43Speaker 1: looks good. Yes, if it's got the right color. Yeah,
- 25:46Speaker 1: their color wasn't good. Maybe they didn't have a Haley.
- 25:49Speaker 2: They did not have a Haley.
- 25:50Speaker 1: Haley. Let up. She worked on this. She was on
- 25:52Speaker 1: the show, yes, and then she did all moved into
- 25:58Speaker 1: like color design and helping was us with that, did
- 26:01Speaker 1: a ton of training. She got all of our stores,
- 26:04Speaker 1: she got everybody better with color, and we've got specific
- 26:08Speaker 1: color designers consultants on staff now thanks to Haley. And
- 26:11Speaker 1: then Haley's got other things art and stuff that she's
- 26:15Speaker 1: pursuing on her own now. But yeah, that just the
- 26:18Speaker 1: help of that, ye mean, somebody who a you can
- 26:22Speaker 1: kind of blame if I didn't like it. No, we
- 26:25Speaker 1: would never blame Haley or any of our consultants the best,
- 26:29Speaker 1: but you make the decision. But just having somebody who
- 26:32Speaker 1: lives in that and can make some recommendations and can
- 26:35Speaker 1: see past perhaps, I'm sure you had conversations I would
- 26:38Speaker 1: assume about the black trim, what am I going to do?
- 26:41Speaker 1: And Haley's going to be able to say this is
- 26:43Speaker 1: going to work. It's going to work. Don't worry about it.
- 26:45Speaker 2: And get and get the best for my money.
- 26:47Speaker 3: Because I was like, Okay, if you tell me I
- 26:48Speaker 3: do have to paint all the trim and focus on
- 26:52Speaker 3: that and then maybe you know that's where I'm going
- 26:54Speaker 3: to allot the money.
- 26:55Speaker 2: But she was like, no, we can play into this.
- 26:58Speaker 1: And that's a really interesting Yeah, because if you just
- 27:02Speaker 1: get a good color on the wall and somebody who
- 27:05Speaker 1: you're working with doesn't address the whole scope of it, yes,
- 27:08Speaker 1: you could end up still hating the black trim. Yes,
- 27:11Speaker 1: but Haley's giving you the confidence. Yes, even though you're willing,
- 27:14Speaker 1: I'll paint the trim if I have to. Yeah, you
- 27:17Speaker 1: guys find a solution through.
- 27:18Speaker 2: Yeah.
- 27:18Speaker 3: Well, and she even helped me too because I kind
- 27:20Speaker 3: of gave her two routes of I was like, I
- 27:23Speaker 3: do want to brighten everything up and neutralize everything in
- 27:26Speaker 3: this house. But I also was sending her inspiration photos
- 27:29Speaker 3: of like deep dark greens, and I was like, do
- 27:33Speaker 3: I really play.
- 27:33Speaker 2: Into like a cabin feel here? Right?
- 27:36Speaker 3: Like you see that a lot with a frames up
- 27:38Speaker 3: in the woods. Because this house is set in the
- 27:40Speaker 3: middle of the woods, you were surrounded by trees. So
- 27:43Speaker 3: it's like, do I play into that aspect. There's a
- 27:45Speaker 3: lot of windows in this house, so we can have
- 27:48Speaker 3: a lot.
- 27:48Speaker 2: Of natural light.
- 27:49Speaker 3: And she kind of took the whole project as a
- 27:52Speaker 3: whole and was like, I really think you still need
- 27:54Speaker 3: to go to the neutral ballet white to brighten everything up.
- 27:58Speaker 1: Yeah.
- 27:59Speaker 3: Also as a short term mental She's like, if it
- 28:01Speaker 3: was only your house and you you wanted to love that,
- 28:05Speaker 3: totally fine. But she she had the bigger picture in
- 28:07Speaker 3: mind of like, people are going to see this house online.
- 28:09Speaker 2: They're gonna see the photos.
- 28:11Speaker 3: That's that's kind of a look that might close out
- 28:14Speaker 3: some people from wanting to rent your house.
- 28:16Speaker 2: Yeah, I want like this, Yes, I mean I don't know, yahn.
- 28:21Speaker 1: Though it couldn't look really nice, yes, yep.
- 28:23Speaker 3: And then with the ballet white and her knowing that
- 28:27Speaker 3: I wanted to play into the seventies feel and still
- 28:30Speaker 3: keep it like I didn't want that that house that was.
- 28:33Speaker 2: Just all one color, right, that has no character.
- 28:36Speaker 3: Then she was like, where we're going to bring in
- 28:38Speaker 3: the color is with rugs, with blankets on beds, with
- 28:42Speaker 3: pillows on beds, with your light fixtures, and she helped
- 28:47Speaker 3: me with all of that.
- 28:48Speaker 2: It was wonderful. It was a great experience.
- 28:51Speaker 3: And then even so one place that we did add
- 28:53Speaker 3: color was bathrooms because they are small, little bathrooms.
- 28:56Speaker 2: It was easy. So we did this sweet rosy brown.
- 28:59Speaker 1: I think it is from Rosie Brown.
- 29:01Speaker 2: Yes, it's like a deep u. It was not I
- 29:07Speaker 2: see right through that.
- 29:09Speaker 1: It was.
- 29:09Speaker 3: Yeah, it's kind of like a deep maroon color. And
- 29:13Speaker 3: because I set her an inspiration of basically a wallpaper
- 29:16Speaker 3: that I liked, and she was like, oh, this is
- 29:18Speaker 3: going to go great with the wallpaper.
- 29:20Speaker 2: I did not end up.
- 29:21Speaker 3: Doing the wallpaper because I ran out of time, but
- 29:24Speaker 3: I'm going to take that wallpaper like sample and roll
- 29:27Speaker 3: and I'm actually going to frame it and I'm just
- 29:29Speaker 3: going to put it in a frame, yeah, on the wall.
- 29:31Speaker 3: So it's kind of a feeling of of that wallpaper.
- 29:35Speaker 3: Then I took you know, I had to buy the paint.
- 29:37Speaker 3: So I was like, well, I know for sure I
- 29:39Speaker 3: wanted to use scuff X because I knew that it
- 29:42Speaker 3: held up in this being a rental, yes, and allowing
- 29:46Speaker 3: pets in there and kids are going to be in there.
- 29:48Speaker 3: So I was like, I knew I wanted scuff X.
- 29:50Speaker 3: I went into a Repco Light location.
- 29:53Speaker 1: Basically he was like, you're at the Genison one right.
- 29:56Speaker 3: Yes, at the Jennison location. I explained where this paint
- 30:01Speaker 3: was going to be going in a rental and then
- 30:03Speaker 3: specifically that it had tall ceilings, that it was a chalet.
- 30:07Speaker 3: And I walked in and I said, I want eggshell finish,
- 30:10Speaker 3: and he kind of looked at me and he's like, so,
- 30:13Speaker 3: I just want to explain to you with tall walls,
- 30:16Speaker 3: you know, a lot of natural light coming in. He's like,
- 30:18Speaker 3: I really encourage you to do a MATT finish because
- 30:21Speaker 3: otherwise you're going to see each roller line.
- 30:23Speaker 2: And I was like, wonderful, let's do the mat.
- 30:26Speaker 3: But just having Repical light that are literally experts in
- 30:30Speaker 3: this to help me through this.
- 30:32Speaker 2: Otherwise I would have had to pay. I would have.
- 30:33Speaker 3: Walked in there sent you know, seen all of the
- 30:35Speaker 3: roller marks and been like, I have to repaint and
- 30:38Speaker 3: you might.
- 30:39Speaker 1: Not have seen them if they're you know, it depends
- 30:41Speaker 1: on the person applying them. It depends on the conditions. True,
- 30:44Speaker 1: but it's so much more likely. Yes, And you know,
- 30:48Speaker 1: in most situations, an eggshell is a lowchine, you should
- 30:51Speaker 1: have an issue. But with all the windows, yes, it's
- 30:53Speaker 1: just so much work for whatever the ceilings were, however
- 30:57Speaker 1: high they were, Yeah, all that work to not love it. Yeah,
- 31:01Speaker 1: it's just yep, absolutely so disheartening.
- 31:04Speaker 3: And even with I think we ended up changing also
- 31:07Speaker 3: the sheen of the bathroom color as well. I don't
- 31:11Speaker 3: know if it was because the deep color or how
- 31:13Speaker 3: my bathrooms were set up, but he was very knowledgeable
- 31:16Speaker 3: of like, Okay, this is the route that I think
- 31:18Speaker 3: you need to go with this because this is, you know,
- 31:21Speaker 3: going to be your better option. I don't want you
- 31:23Speaker 3: to have to repaint. It made me We talk about
- 31:28Speaker 3: it with our clients, we've talked about it on the show,
- 31:30Speaker 3: but like going through it personally, it made me realize
- 31:33Speaker 3: you truly do need an expert involved.
- 31:35Speaker 1: All right, let's take a break for just a second,
- 31:37Speaker 1: and then we're going to get to the rest of
- 31:39Speaker 1: this conversation. Right after this, you're listening to Home in Progress,
- 31:44Speaker 1: where the projects are real, the mistakes, they're educational, sometimes painful,
- 31:49Speaker 1: mostly educational, and the only thing more stubborn than that
- 31:54Speaker 1: old wallpaper on your bathroom wall is your determination to
- 31:57Speaker 1: get it fixed proadbly sponsored by Repe Paints and Benjamin
- 32:01Speaker 1: Moore Paint with a purpose, people who care and everything
- 32:04Speaker 1: you need to get the job done right. Well, I
- 32:07Speaker 1: am still in the studio with Ginger Herman from Suprens Group,
- 32:10Speaker 1: five Star real Estate Leaders, and the last segment in
- 32:14Speaker 1: this one, we're talking about a ski Shelle that Ginger
- 32:16Speaker 1: bought a rental. She redid all the colors inside. She
- 32:21Speaker 1: worked with Haley at Repcolite to figure out, you know,
- 32:25Speaker 1: exactly what to do and which colors to use. And
- 32:28Speaker 1: it's kind of funny because so often with paint, we
- 32:30Speaker 1: figured that's something that you know, we should be able
- 32:33Speaker 1: to just figure out the colors. And yet I know
- 32:36Speaker 1: people struggle sometimes to get colors just for a room. Yeah,
- 32:39Speaker 1: people know how hard that is. Now try to do
- 32:41Speaker 1: a whole home. There's a lot going on and you're
- 32:43Speaker 1: dropping money to get the paint, time to put it on. Yeah,
- 32:47Speaker 1: want to make sure it works and it does everything
- 32:50Speaker 1: you needed to do, color wise, finish wise, yep, and
- 32:53Speaker 1: durability wise, like you said, with the SCUF.
- 32:54Speaker 3: Exactly, I know, I know that scuff x's is more
- 32:57Speaker 3: money up front, but now I don't have to repay
- 33:00Speaker 3: more often than what I would have if I used
- 33:02Speaker 3: a regular finish. So that was so important to me,
- 33:06Speaker 3: even just the neutral color, like having an expert in
- 33:11Speaker 3: color know that, Okay, I have those orange floors and
- 33:15Speaker 3: the black trim, this is the you know, natural beije
- 33:19Speaker 3: whitish looking color that you should go with because it
- 33:21Speaker 3: is going to match your floor in your trim.
- 33:23Speaker 1: Right.
- 33:24Speaker 3: I could have walked in there and I mean there's
- 33:25Speaker 3: so many different type of whites and neutrals, right, and you're.
- 33:29Speaker 2: Like, oh, this is the one I actually like.
- 33:31Speaker 3: Well, once you put it up to the floor and
- 33:33Speaker 3: the trim and whatever else, like, is that actually gonna
- 33:37Speaker 3: look good? I just feel repcal like really helped me
- 33:40Speaker 3: with this project, between the color specialists and knowing what
- 33:44Speaker 3: finish to put on it, that I don't have to
- 33:47Speaker 3: spend more money because we did it right the first time.
- 33:49Speaker 1: When did you wrap it all up? Are you still finishing?
- 33:53Speaker 3: No? We wrapped it up I think two weeks ago.
- 33:56Speaker 3: So like paint, everything is all done. I have a
- 34:00Speaker 3: couple more things to do, you know with furnishings, But
- 34:03Speaker 3: other than.
- 34:04Speaker 2: That, you got it's going to be all new furniture
- 34:06Speaker 2: or some pretty much.
- 34:08Speaker 3: There are a couple of things that we left, Like
- 34:10Speaker 3: the dining room table was still pretty good, so I
- 34:12Speaker 3: was like, I don't I don't really want to switch
- 34:14Speaker 3: that out. There was a couple of dressers that I
- 34:16Speaker 3: left because those were also pretty good and that seventies feel,
- 34:20Speaker 3: so that's why I was like, oh, I want to
- 34:22Speaker 3: keep it. There are a couple of pieces of furniture
- 34:25Speaker 3: that I might paint that sweet rosy brown that's in
- 34:28Speaker 3: our bathrooms that I might paint the furniture in the
- 34:31Speaker 3: house to kind of also tie that together.
- 34:33Speaker 1: Yeah, you have all the old renters. I mean, are
- 34:36Speaker 1: they like locked in they're coming back next year? Is
- 34:38Speaker 1: it a yearly thing or you got to find all
- 34:40Speaker 1: new rentals for all new rentals?
- 34:42Speaker 3: Yeah, because it's short term, so it's just on like
- 34:45Speaker 3: Airbnb and vrb as.
- 34:46Speaker 1: So it's just anybody.
- 34:47Speaker 3: Yeah, yeah, okay, but we do get a lot of
- 34:50Speaker 3: repeat people each summer in fall, so now I'm almost nervous.
- 34:54Speaker 2: For the new photos.
- 34:56Speaker 3: Yes, right, like what if someone loved that, That's okay,
- 35:00Speaker 3: We'll find new people that like the new look. But
- 35:03Speaker 3: it feels very overwhelming and feeling like you have to
- 35:07Speaker 3: get it perfect, which now I know. I mean that's
- 35:11Speaker 3: how my sellers feel, right, It's that overwhelming feeling of like.
- 35:14Speaker 2: I gotta get it right and I hope people like it.
- 35:17Speaker 1: Well, you've got that. But I think we all feel
- 35:19Speaker 1: that even when we're doing our own homes. There's that
- 35:21Speaker 1: stress of even though this is just me, and how
- 35:25Speaker 1: many people really come through my house? Yeah, very few,
- 35:28Speaker 1: and yet when I'm picking colors, I'm thinking about those
- 35:30Speaker 1: handful of people that are going to come through.
- 35:32Speaker 2: Yeah, Hailey was great that I would.
- 35:34Speaker 3: I would keep sending her photos of like, what do
- 35:36Speaker 3: you think about this? All right?
- 35:37Speaker 2: What do you think about this? And it felt good.
- 35:39Speaker 3: To have someone's opinion that's in the industry that knows
- 35:43Speaker 3: what they're doing.
- 35:44Speaker 2: Also, she was always like, well do you like it?
- 35:47Speaker 1: Yeah?
- 35:47Speaker 2: I love it, And she's like, that's also.
- 35:49Speaker 3: What matters, right, Stop thinking about what everyone else loves, right,
- 35:53Speaker 3: If you love it, that's that's also what matters.
- 35:55Speaker 1: No, that's really cool, and that's what you know. The
- 35:58Speaker 1: folks in the store who do design consultations and stuff. Yeah,
- 36:02Speaker 1: there's a charge to come out to your site. You
- 36:05Speaker 1: can come into the store and just talk color all
- 36:07Speaker 1: day long. There's no charge for that.
- 36:10Speaker 2: It's worthy to have someone out at Oh, it's so
- 36:12Speaker 2: so worth it.
- 36:13Speaker 1: And they'll have those conversations. They'll help you figure out
- 36:16Speaker 1: the best way to go.
- 36:17Speaker 2: And they're not pushing anything on you.
- 36:19Speaker 3: It's not this like salesy pitch of like here's what
- 36:22Speaker 3: you have to do. It's really they're truly trying to
- 36:24Speaker 3: help you well.
- 36:25Speaker 1: Because we don't want to push anything on you, because
- 36:28Speaker 1: if you hate it, we want that to have fully
- 36:30Speaker 1: been your decision. Yes, And it's all about that. It's
- 36:33Speaker 1: not about us pushing something and then now you don't
- 36:36Speaker 1: like it. We just want you to find what you like,
- 36:38Speaker 1: and we want to help you find that. It's not
- 36:40Speaker 1: always easy to know. You think you know what you like,
- 36:43Speaker 1: but when you've got a whole house to put together,
- 36:45Speaker 1: it gets a little more complicated.
- 36:47Speaker 3: Even for a color specialist to know what you're going
- 36:50Speaker 3: for and give you like three options instead of walking
- 36:54Speaker 3: the store and you're looking at those paint swatches and
- 36:56Speaker 3: there's like fifty, right, you come in for like a
- 36:59Speaker 3: green and you're like, well, there's twenty seven and I
- 37:01Speaker 3: don't know which one to go for. They see in
- 37:03Speaker 3: your space, they know what's going to look best. Here's
- 37:06Speaker 3: like three or four options. That even in itself for me,
- 37:09Speaker 3: who gets overwhelmed with too many options, that is wonderful.
- 37:13Speaker 2: Because Haley did, she came, She came to me with
- 37:16Speaker 2: like three or four options.
- 37:17Speaker 1: That's what we try to do is try to minimize
- 37:19Speaker 1: what you're looking at, help pare it down, and then
- 37:22Speaker 1: they are if we need to fine tune, we can
- 37:23Speaker 1: find other versions within that one that maybe can help
- 37:27Speaker 1: you figure out where you need to go. But we
- 37:29Speaker 1: don't want to start with no tons and tons.
- 37:31Speaker 2: No.
- 37:32Speaker 1: Well, if you're struggling with anything like that, you know,
- 37:34Speaker 1: whether it's a single room or a whole house, or
- 37:37Speaker 1: I was going to say a Swiss chlle, it's a
- 37:39Speaker 1: skille whatever.
- 37:44Speaker 2: Yeah, there, that's better.
- 37:45Speaker 1: Yeah, that's the only thing I can do. Yes, fleely.
- 37:51Speaker 2: We're not very good at that.
- 37:52Speaker 1: No, no or not, they don't. We just offended a
- 37:54Speaker 1: lot of people. We did send those emails to Ginger
- 37:58Speaker 1: or those texts not for not for Okay.
- 38:00Speaker 2: That's painting, that's you. Nobody call me for paying. Well,
- 38:04Speaker 2: if they do.
- 38:05Speaker 1: Call me complaints, I don't want complaints about painting.
- 38:08Speaker 2: I'll take your complaints.
- 38:09Speaker 3: But if someone calls me is like what color should
- 38:11Speaker 3: I put in my bedroom, I'll be like, I'll.
- 38:14Speaker 2: Be called Dan. No, Dan, I don't want to deal
- 38:17Speaker 2: with this.
- 38:17Speaker 1: I'll help. I'll gladly help. I'll pawn that off on
- 38:20Speaker 1: somebody who knows.
- 38:21Speaker 2: Yes, the color specialism.
- 38:23Speaker 1: We will help. We're all you know. We've got people
- 38:25Speaker 1: in all of our stores ready to help with that.
- 38:27Speaker 1: And then, like you said, the folks in the stores,
- 38:29Speaker 1: we just have been working with paint for ages. We've
- 38:31Speaker 1: been taking our own since nineteen forty six, so as
- 38:35Speaker 1: a company, we've been in it forever.
- 38:37Speaker 2: Were you here, Dan, Were you working on that with them?
- 38:39Speaker 1: No? But I have been here thirty years. Yay, thirty
- 38:43Speaker 1: years this year. Yeah, by the end of this year. Gosh,
- 38:48Speaker 1: isn't that nute?
- 38:50Speaker 2: You should be celebrating.
- 38:51Speaker 1: I was four when I started. No anyway, but thirty years.
- 38:55Speaker 1: But yes, we've got all that experience will help you
- 38:57Speaker 1: find what you want. That's what we want, mo is
