- 2:19Rich Good morning. How are you, ma'am? Good morning? How was
- 2:22your Christmas? It was good? It was good. How about you?
- 2:24Really good? Yeah, real good. Lots of family around, lots of
- 2:27food right up your alley except for those goods that did you have to go
- 2:31there? Sorry, buddy, Yes, the Coop's saying to me, but
- 2:35he said he knows you well. Yeah I do. Yeah, Rich and
- 2:38I used to be really good friends too, up until the day about ten
- 2:43seconds ago. Yeah, I want to say this. You know, I
- 2:46kind of subbed on the Axe acts on the Ask the Experts program for Coop
- 2:51with the folks at at Foster Construction. You were listening to the show coming
- 2:55in this morning, and you were talking about how I guess in your world
- 3:00of real estate that your paths kind of cross, not specifically with that company,
- 3:05but we we even talked about home inspections and things like that. Something
- 3:08trade up your ally, Richard, it is Yeah, I said, uh,
- 3:10you know, we we really ought to just kind of remind everybody that
- 3:14you know, we live in West Virginia, so his his services are needed
- 3:17here. And I had a structural engineer tell me one time that there are
- 3:21really only two kinds of houses here in West Virginia, those those that have
- 3:24had structural issues and those that will and uh so, very pessimistic thing,
- 3:30but it kind I mean, it's the Mountain States, so and and he's
- 3:34right about the expanding soil. I just kind of heard that from other engineers
- 3:37as well. But you know, from a real from a realtor's perspective,
- 3:40if a home has been it's had structural repairs done, and then you have
- 3:46another engineer, independent engineer go and say yes, I've inspected and I'm comfortable
- 3:50with it, then I'm comfortable selling the house. And you know buyers out
- 3:53there always shy away from them, and that there are ways to get around
- 3:57them. Obviously, if there's you know, he huge crackings and sellers are
- 4:00selling the house as is and going to put the you know, put the
- 4:04bill right on the in the buyer's lap, then those are different stories.
- 4:08But again, if it's been repaired and then it's been reinspected by a structural
- 4:11engineer that says that he's deeming the house to be safe as it is on
- 4:14that day, I'm fine selling that house. I'm going to show my ignorance
- 4:17here as I do on a regular basis on this show. And it has
- 4:20to do with you mentioned the term as is. Now, I know any
- 4:23automotive industry, which is something I'm a lot more familiar with. I know
- 4:27that West Virginia is not an as is state. I can sell you a
- 4:30car myself to Rich between a transaction Bete, Dave and Rich, but if
- 4:33you go to at automobile dealership, it's not an as is state. Now,
- 4:36other states around US, I think Kentucky's and as a state where you
- 4:40can pretty much say, hey, you're you're paying five thousand dollars for this
- 4:44car, take it, go with it, good luck. How does that
- 4:46work with real estate properties as far as the term as is go. So
- 4:50it's just about disclosures in that the case, so that the sellers are just
- 4:54going to say, listen, it is as is. Sometimes that we see
- 4:57that a lot from the state sales and the people have never owned the pro
- 5:00lived in the property, so they can't really tell you about you know,
- 5:03what works, what does grandma lived there? And then they lived out and
- 5:06still lived there when they were a kid or something, but it's been forty
- 5:10years or something, so they'll sell that as is where is meaning that there
- 5:14have no They can't really disclose anything to you about the house that you really
- 5:17need to do your due diligence. Hire a good home inspector, Hire a
- 5:20structural engineer, hire any of those contractors you like. You have that in
- 5:25your in the verbiage in the contract to be able to do that, and
- 5:27you have to be satisfied with those inspections. But those inspections are on you.
- 5:30The seller can't help you with that. Talk about the year Rich that
- 5:34was real estate here in the Valley in twenty twenty three. We'll do well
- 5:38the preview coming up. I want to just do year in review, go
- 5:41back into the way back machine here. How was the year that in twenty
- 5:44twenty three here in the valley? Well, it was. It was a
- 5:46banging year for Rich the realtor for most of it was. I'm very blessed
- 5:50and happy. You've had a good year, better year, But you've had
- 5:53a better year than the Steelers have. Is that what you're saying, I
- 5:55definitely have had Well, that's not saying much though, so Rich and I
- 5:59go back and forth on sports teams all the time, but go ahead,
- 6:01but yeah, so it really slowed the rate the rate increases, really slowed
- 6:06down and really caught up to me personally. And I think a lot I
- 6:10speak for a lot of people too, because I just obviously lots of my
- 6:12colleagues are having the same issues. And in the fourth quarter of the year
- 6:15things were much slower. But so, you know, but it's looking better
- 6:19in terms of what that looks like going forward. Rates are starting to creep
- 6:23down. They're back under seven percent in a lot of cases, and you
- 6:26know, I would just encourage people to not be discouraged about the future.
- 6:30Twenty twenty three is what it is. The inventory is going to remain about
- 6:34the same. It looks like the you know, the amount of houses that
- 6:38are available to sell really haven't changed much. The fluctuate ten or fifteen one
- 6:43way or the other throughout the you know, the month. But unless the
- 6:46builders, you know, get out there and put a bunch of houses up
- 6:49or whatever that is, and there is a little construction going, but I
- 6:54don't, I don't over the next couple of years, for see, the
- 6:56inventory changing much. Primarily, this is just kind of getting into the twenty
- 7:00twenty four I feel like the when the rates come down, there's still a
- 7:03lot of buyers out there kind of on the on the outskirts, watching and
- 7:09trying to keep waiting for the right time, which, by the way,
- 7:12the right time to buy is when you need to buy, Just buy and
- 7:14then figure out the rate you can refinance all that stuff. But there are
- 7:16lots of people out there still looking for those homes. When the rates do
- 7:20continue to come down, it looks like they will. They're going to get
- 7:23into the market. They're going to buy those houses and there'll be some listed
- 7:26and they'll be buying. I think that'll happen for a couple of years.
- 7:30That's my that's my opinion. But you know, it looks good in terms
- 7:32of the rates, and you know, lenders will be happy because they'll start
- 7:35doing some refinancing and all that's good for us. And I think sometimes and
- 7:39I'm going to ask I'm not going to ask you to get into politics.
- 7:42We'll do that in the next segments of the show. But it twenty twenty
- 7:46four being an election year, you know, again, not taking sides either
- 7:50way, I'm just saying when it's a presidential election year, that sort of
- 7:55thing matters, and sometimes it's not about necessarily at this time of year,
- 8:00obviously people don't know who's going to win, but they're looking ahead and it's
- 8:05kind of speculative. Yeah, I think it's about consumer confidence. Yes,
- 8:09in my opinion. Now that's true of any market, you know, not
- 8:11just real estate. Same thing for real estate. And I won't comment on
- 8:15politics right except for to say, go vote, ps go vote, and
- 8:20you said, and you've done several the segments with us now Rich and others
- 8:24have said that there simply aren't enough homes to go around for everyone that wants
- 8:30a home. There's simply not enough. Is there anything that we can do
- 8:33it? I'm not big necessarily on government getting involved in things unless we absolutely
- 8:37positively have to. But is there anything that can be done to try to
- 8:41disperse some people, to say, hey, go build some houses. We
- 8:43need houses. I think it's just about the continuation of the cost to come
- 8:48back down so that they were building it cost it two hundred dollars a square
- 8:50foot for a long time, and obviously contra large contractors are getting better race
- 8:54than that. But you know, if they can get those back down,
- 8:56most homes, well, I just take in terms of the selling. It
- 9:00used to be prior to COVID that if the house was more than one hundred
- 9:03dollars a square foot, we really needed to justify that through upgrades and features
- 9:09in the house. You know, I would tell my buyers like, look,
- 9:11this is one hundred and eight dollars a square foot. Let's look and
- 9:13see what they have in there. But now it's not uncommon for those houses
- 9:18to be selling. The same house is selling for one hundred and thirty dollars
- 9:20a square foot, you know. So as the cost of materials come down
- 9:24and people can do some of those updates in their homes and not go crazy
- 9:28with price, and then the same thing for contractors buying to build, I
- 9:31mean, they they've got it. It's got to they have to make money.
- 9:33Those those builders an't going to build those houses for no money. Sure,
- 9:37yeah, you can't respect them to do that. Right. So when
- 9:39those costs continue to come down, certainly West Virginia has the land to build,
- 9:43but they have to have those reasonable cost And we've got people that are
- 9:46coming here. And you spoke to this about on your last you know on
- 9:50your ask the expert too. It's a staff in shortage too. Some builders
- 9:54are ready and they can do it, and they can't find people to show
- 9:56up, which is a problematic for them. It's problematic for every aspect of
- 10:01the workforce that people just simply rich do not want to work. And that's
- 10:07just the way it is. And if you don't believe me, go out
- 10:09and again, I hear this, and I'm not going to get political.
- 10:13I promised you, but I hear this all the time. People will text
- 10:16the show and they'll say, well, if they paid living wages, people
- 10:20would want to work. Okay, talk to anybody that's paying extraordinary wages right
- 10:24now and ask them about trying to find more people to work. It's an
- 10:28issue. Go vote, Go vote. But two A five Any Life is

- 10:54I've heard this term used a lot around the real estate business over the years,
- 10:58and it is preferred referrals as it pertains to realtors. Now some will
- 11:03use the term preferred referrals as it comes to lenders or the services you know,
- 11:09like electricians, plumbers, whatnot. How do realtors go about choosing who
- 11:13are the uh preferred referrals? And if I'm a contractor or something, how
- 11:20do I get to be preferred? Well, that's a good question, and
- 11:24mostly from us, it's about experience. We've worked with some of those guys.
- 11:28But you know, the way I did it when I first started is
- 11:30just really asking other realtors who've been in the market for a long time.
- 11:33I did a lot of research on some people, particularly ones that we use
- 11:35all the time. So you're going to do it, You're going to need
- 11:37a title attorney, You're going to need a lender, You're going to need
- 11:39a home inspector. And I personally dug into some Google reviews and was really
- 11:45trying to make sure that I was if I'm going to refer on it,
- 11:48we have to refer typically, we want to refer in groups of three.
- 11:50Buyers can use or sellers, depending on what you're what side you're on,
- 11:54they can use whoever they like, as long as they're licensed and all that
- 11:56kind of stuff, and we'll tell them that you can give them. You
- 12:00know, home inspectors have their own website for the whole state of West Virginia,
- 12:03so to speak. But I dug into that quite a bit just to
- 12:05make sure that if I'm going to send them out and say, hey,
- 12:07here's three of my preferred home inspectors. Now, I mean, that's how
- 12:11I got started with it. And then over you know, the years I
- 12:13started, you know, obviously liking some of those home inspectors going to learn
- 12:18to communicators, and they were they were they were quick to get their their
- 12:22questions answered. They did really well with the buyers. And then for my
- 12:24past clients, I'm getting their recommendations, and really I got those referrals from
- 12:28my buyers who use those people, so that way I know, hey,
- 12:31I'm referring to somebody that is going to take care of future clients, so
- 12:35do good work. Basically, if you if you're a contractor or home inspector,
- 12:39do good work and you'll be you'll be preferred. You'll be a pro
- 12:41I would say, do good work. And then also be a good communicator,
- 12:43you know, and if you're keeping us posted to where you are,
- 12:46when you'll be there, what the price looks like, all that kind of
- 12:50stuff, you're gonna line. You're going to wind up on a bunch of
- 12:52realtors, referral networks. Any certain properties now rich that that you have that
- 12:58you're really excited about, Well not, Uh, I've got one coming in

- 17:34Good morning, Dave, have you new Year. I've got a great
- 17:37Christmas. I had a wonderful Christmas. How about you and the family?
- 17:38That was incredible. You know, is everything Christmas should be for our family
- 17:41this year? That's good. Anything in particular, any any any good gifts
- 17:45you want to talk about. I get all kinds of good gifts. I
- 17:48stuff my garage, my truck, my guns. You know, you say
- 17:51when you're a guy, that's and you're an adult guy, that's the kind
- 17:53of I got this from my garage, or I got this from my car,
- 17:56my truck, or I got this. You know, it's you just
- 18:00but that's what makes us happen. We're just big kids, you know,
- 18:02just to help us with our toys, and we're happy. I got a
- 18:03lot of stuff, as I always do, with stars on it for the
- 18:07cowboys with I got some red stuff that Coop's going to absolutely love. So
- 18:12so yeah, that's kind of what was kind of my Christmas before the long
- 18:18before long the session is going to be here. I know you just wrapped
- 18:21up interims a couple of weeks ago here in Charleston, and I know Eric
- 18:23that the agendas are being worked on. Is there anything on their right horizons
- 18:26specifically that you're looking at when the session starts. I mean, we have
- 18:32d HHR, We've got our correction system, which we have made a lot
- 18:36of gains in the correction system problems, but still not where we should be
- 18:38yet. I think you would agree with that. Foster care any anything in
- 18:42particular that we're looking at for the new session. You know it's it's gonna
- 18:45be a big agenda, I believe. So as we get together with a
- 18:48caucus, we bring in all of our members, bring in their ideas and
- 18:51things they want to work on. We have those discussed within the caucus,
- 18:53and then we go through and see what kind of support each kind of concept
- 18:56might have and where our priorities will go. And the stronger the support for
- 19:00those priorities, the more it becomes a leadership item. And so I think
- 19:03that a lot of things you listed are of course all those that are front
- 19:07of attention for us. Those things you're talking about are really things that have
- 19:12been chronic problems, I would say within the state. When you're talking about
- 19:17the issue that we've had with corrections and the issue that we've had with DHR
- 19:21because of that split and CPS and the things that go along with that.
- 19:23So yeah, will have still have things around those type of topics. But
- 19:27I think that one of the things that this legislature is at least the Senate
- 19:30for sure, and there's been a lot of communication with the House too,
- 19:33is which really try to take a long term look at things, because those
- 19:37problems have been there for decades really when it comes down to it, and
- 19:40one of the reasons those problems persist is because we've not taken a long term
- 19:45plan for things that have both with the way you regulate them and the way
- 19:47you find that you fund them. And so we've been doing a lot with
- 19:51the Economic Development State that creates the funding models that come down through that actually
- 19:53be that you're able to provide the services of government at the level we should
- 19:57be providing it. And we're getting there, you know, it's just it's
- 20:02a path to get there, it's not it's not necessarily just opening a door
- 20:03and you're there. And the reason way I say that is that when in
- 20:10order to fund like DHHR, you're talking about a billion dollar part of our
- 20:14budget. When you talk about that, well, in order to go in
- 20:15provide all the level of services you need. It takes the ability to fund
- 20:21it year after year after year after year. So you have to have the
- 20:22economic development there to be able to produce the tax base that comes back to
- 20:27do the to fund the services of government. And what's happened in my perspective,
- 20:30what's happened for decades prior to our leadership, is that they were always
- 20:33putting out the fires and never looking at the long term. And so we'red
- 20:37aids, band aid solutions, band aid solutions, so all those things that
- 20:41are really hot topics that are right in front of us, really they're they're
- 20:44year after year problems that require very long term solutions. And so those are
- 20:48the kind of that's the concept that we're looking at it. So I would
- 20:52say on the governance side of things, that's that's how we're looking a right
- 20:56now. There's also I think I think social issues are probably big this year.
- 21:00You know as well. It's because you know, there's a lot of
- 21:02large part of our body that thinks that West Virginia should be a conservative sanctuary
- 21:06state. You know, as things have been going across the country, it's
- 21:10kind of scary seeing what comes out of DC and what's coming out of some
- 21:12of our major cities. And I think people need a place to go,
- 21:15and we want those families here in West Virginia that want that conservative place to
- 21:18go, where they can come here and they can live and work and raise
- 21:21a family. Let's talk about the year that was twenty twenty three. This
- 21:23is the type of time of year and I did this with Rich earlier.
- 21:26This is the time of the year when people kind of look back and you
- 21:30go back in the way back machine, you look at January, February,
- 21:32so on and so forth. So how was the year overall in West Virginia.
- 21:36I mean a lot of big economic announcements we know of, you know
- 21:40from New Core, which actually happened a little bit before that, but from
- 21:44the bus facility in South Charleston, so many other It seems like almost daily
- 21:48or almost weekly, there's another economic announcement. But talk about the year that
- 21:52was twenty twenty three in West Virginia. Centator. You know, to me,
- 21:55the way that I remember is there it's a year where they're palpable hope
- 22:00on the streets in West Virginia. If you're out talking to West Virginians they're
- 22:03very positive on the outlook and buy and large and sayings. And that's that's
- 22:07new for West Virginia. You know, we've had for years and years and
- 22:10years, we've had a you know, Western has had a chip on our
- 22:11shoulder, and you're just looking what where's the next punch coming from. That's
- 22:14what you're always looking for. And that's not the perspective that I perceive when
- 22:18I'm out talking to public. It's it's that there's hope, that they're excited,
- 22:22they're grateful for the blessings that Western has been receiving, and we've been
- 22:26receiving those, you know, by the truckloads here in the over twenty twenty
- 22:29three. And the future is bright. You know, we said all long
- 22:33coming in, we're going to create jobs, create jobs, create jobs.
- 22:34With the jobs are here now, we've got to figure out how to supply
- 22:37labor to the jobs, labor jobs, which is a great problem to have.
- 22:41And so I think the future is bright. You see population growth coming
- 22:44to West Virginia. You know, we we had better numbers for how many
- 22:48people migrated in this year than migrated in last year, and last year was
- 22:52positive migration. So you're going to start seeing as we get that younger migration
- 22:56coming into West Virginia, you're gonna start seeing a birth rate come up.
- 23:00Think the things that we've been really working on for a long time to say
- 23:02we need to grow the population here in West Virginia is happening, and it's
- 23:06happening in a very positive manner because of all that job creation coming here,
- 23:10and it's uh and we get national attention for West Virgia's beauty. Are people,
- 23:12I mean, you can't find, forliar people that here in West Virginia.
- 23:15And when we get all that travel coming here from across the country,
- 23:19it's recognized. And I think with us living here, we don't really appreciate
- 23:22that so well. Now we're used to looking out our back door and seeing
- 23:26a mountain or seeing the stream or whatever. And yeah, I mean I
- 23:30saw this firsthand about twenty years ago, being from southern West Virginia, Eric
- 23:33when the half of McCoy trail system came in, and I was amazed.
- 23:37I sat on an economic development group in the mid to late nineteen nineties in
- 23:42Logan County and I thought, people are going to come here to ride these
- 23:47trails. We've been running these mountains, our whole lives. I mean,
- 23:49why is it? Guess I was wrong because I certainly I certainly underestimate.
- 23:55It's kind of like I guess maybe people that live at the beach just think,
- 23:56eh, it's just water, just saying, you know, we don't
- 24:00think about it sometimes. Yeah, you know, it's such a We talk
- 24:03about our resources in terms of coal and gas and timber and those type things.
- 24:07I don't think that people realize what we really have right in front of
- 24:11our face and have had for you know, hundreds of years sitting here,
- 24:15that the West Virginia's beauty is incredible. And so when you have people now
- 24:18that can live really anywhere they want work, that beauty attracts them. So,
- 24:22you know, for me, it's just been it's been eye opening year
- 24:26for West Virginia to be able to see West Virginia through other people's eyes and
- 24:30just at the beauty side of it, and then also to know what they're
- 24:33looking for. We have it here. We have that family type of social
- 24:38attitude I guess here in West Virginia is that you take care of your neighbor,
- 24:41you take care of your brother and you, and families are close and
- 24:45tight and the country needs that right now, and so you know, West
- 24:48Virginia has that in addition to being so close to you know, half the
- 24:51country's population. Yeah, I mean, proximity is a big thing here and
- 24:56that's something that people are looking for. We're talking to Centevened's chair, Eric

- 25:17com. Senator I heard the governor during his briefing last week talking about the
- 25:21high school high school transfer rule. Of course, being a high school basketball
- 25:25coach is that's something that's going to be on his mind heavily. I've had
- 25:29Senators Amy Grady and Ryan Weld on the show in the past, and the
- 25:33Weld, of course, was one of the ones who really lobbied, you
- 25:34know, for what we have now. Maybe I'm reading the room wrong.
- 25:40Eric but it doesn't seem to me like there's a lot of interest on the
- 25:45Senate side with with addressing this in the upcoming session, because a lot of
- 25:48people have called for hey, including the governor, saying we've got to do
- 25:52something about this. What's your take on that? And my take is is
- 25:55that it falls righting with education when you're looking at the transfer rule, at
- 25:59least from my perspective, and I think from a lot of sentence perspective,
- 26:02is that we look at it as a piece of education as a whole.
- 26:04And what we've been trying to do with education as much as possible is give
- 26:07the parents the choice for what they want that educational experience to be for their
- 26:11child, where they want it, and how they want it, and in
- 26:15doing so, you get a tailor made education to that kid. For athletes
- 26:19that are in situations where athletics really matter, it's a matter of getting eyes
- 26:25on you, whether from Scouts or what college you may play if you're going
- 26:27to play past high school, those things really matter to those kids. And
- 26:32so for me, it's a matter of choice. It's where do I want
- 26:36to live and where do I want my kids to go to school? And
- 26:38I think the parents should be able to make that decision. So I have
- 26:41absolutely no regret whatsoever in this transfer role, and I think most of the
- 26:44Senate feels that way as well. Do you think it will be brought up?
- 26:47Do we have enough support for it? It may if it's brought up.
- 26:51I don't think it's been brought up in Senate. I've not hurt anybody
- 26:55any kind of strong interest at all and into changing what we've done. I'm
- 26:57going to get kind of deep here for a moment to Senator Tara. There
- 27:00were some criticisms leveled at the Republican Caucus by not only the Democrats you expect
- 27:07that, but by a few other Republicans about a recent fundraiser, a pretty
- 27:11expensive one at that held up at Edgewood. Some eric again on both sides
- 27:18of the isle, has said it was basically just a fundraiser where their words,
- 27:22by the way, where people could pay lots of money to have issues
- 27:25addressed during the session. You're taken that, Yeah, I want to think,
- 27:29Yeah, we had a fundraiser, and I want to thank everybody that
- 27:30came out to help support dur Senate Caucus. You know that we come through
- 27:34with Republicans and we are funded against by personal injury lawyers and labor unions.
- 27:41That's where the money comes in. The out spend us five to one.
- 27:45So it is a fight when it comes to elections to get our message out
- 27:48and to get our candidates out there, recognizing that takes a lot of dollars
- 27:52to do that. And so the people that came out come out for fundraisers,
- 27:55and that fundraiser as well, are the people that are in that are
- 27:59employees in the state, They are people who have nonprofits in the state.
- 28:03They are people and then even individuals that have personal interest in the politics of
- 28:06the Republican Party that come out to help fund these racists. So, first
- 28:10of all, if you're listening, thank you, thank you, thank you,
- 28:12thank you for coming out and helping these candidates get their message out across
- 28:17the state when it's coming time for elections, because as you know, they
- 28:18are elections in the primary. Now, there's there's not going to be many
- 28:22generals that are going to matter in this in this state when it comes to
- 28:25it this year, if any, and so the races are in the primary,
- 28:27so you have to get out there early and get those those dollars raised.
- 28:30So, first of all that's I want to say thank you to them.
- 28:33Second is that, yeah, it takes money to go ahead and do
- 28:37this, and so fundraising is a thing any more than I Actually I'm one
- 28:42of the guys who's really proponents of having these fundraisers as powerful as we can
- 28:47make them in order to be able to get the money up. Because we
- 28:51are out spent five to one. We can't go in and force an individual
- 28:55to donate to a political cause by reaching into their paycheck. You know that's
- 28:59Republicans don't do that, and labor unions do that with personal injury lawyers.
- 29:03We don't go in and sue the heck out of businesses and then turn around
- 29:07take the money from suing those businesses and then fund our candidates to go in
- 29:11to fight Republican causes. That's not how we do it. People have to
- 29:15voluntarily bring their money to fund campaign races, and it takes fundraisers. And
- 29:18so we have fundraisers that much like Trump would have a dinner plate fundraiser.
- 29:22You know, I've known when they do presidential elections, you might pay twenty
- 29:26five thousand dollars to go get a dinner plate to sit down. And these
- 29:29are all people who are very involved in politics to help fund those presidential races.
- 29:33And that's because it just takes that level of money to get a nationwide
- 29:37message out, and so we do that with our fundraisers as well. So
- 29:40we have a couple of dinner plate fundraisers across the state and we do that
- 29:41and we've been getting better and better at that fundraising. But I think it's
- 29:45because that we the policy that we're passing is more and more appreciated. Were
- 29:51you surprise, Senator that there were some criticisms about this event and events like
- 29:56that that we're being leveled at leadership buy members of the Republican Party. No,
- 30:02and by the way, it was a very very small Yeah, part
- 30:06of the When you say members, it doesn't take too many to be good
- 30:07plural member. Okay, member, there you go. That's that's more accurate.
- 30:12Yeah. What happened within that is that there was pictures taken in side
- 30:18of that, inside of that caucus and then sent out to media, and
- 30:22then media misconstrued it to be something that it wasn't, because it was it
- 30:26was making like you were selling influence and that's not that's not what fundraisers are
- 30:30fundraisers are out there to where you can go in and raise money to get
- 30:33campaign messaging out or policy messaging out, as the case may be. With
- 30:37this. Uh so, like if we're going to be running policy that has
- 30:41to do with foster care, we're going to have policy it has to do
- 30:45with economic development, and we need a state to realize what we're doing and
- 30:48be supportive of that to call their legislators. That messaging comes out through these
- 30:51funds, just like it does for with campaign funds. And so, what
- 30:53happened within this caucus that was unique and kind of created all the kind of
- 30:56the stir that came out there is that there was a member in there that
- 31:02who's not happy with the caucus as a whole, and then frankly caucus and
- 31:07happy with him either. So who snapped, we believe, snapped a picture
- 31:12and then sent that straight out to media and then disappeared from caucus. So
- 31:18and then within minutes that was out and it was misconstrued as selling influence,
- 31:22which is not what that's about at all. Do we discuss policy absolutely,
- 31:25every one of these people that are out there that come these fundraisers, they
- 31:26tend to be in our offices when they come through the Capital Drink session as
- 31:30well, the people come in meet with legislators try to advocate for whatever position
- 31:33that they have. What happens when we have some of these fundraisers is that
- 31:37especially if it's a caucus committee fundraiser, which you know, there's a caucus
- 31:41committee for the Republicans in the Senate. There's a believe a caucus committee for
- 31:45the Democrats as well, and the same thing in the House for those two
- 31:48things. Because we have those type committees that you fund. So when we
- 31:52have them all together and then you're having fundraisers, that is an opportunity with
- 31:56you're ill talk to everybody about there at one time. It's like a networking
- 32:00event like you go to almost like a chamber event. Give us a little
- 32:05inside baseball before we close, a senator about what is going on now the
- 32:08week's leading up to the session. For those that are in leadership roles such
- 32:13as as yourself or or judiciary chairs or Senate presidence, what's actually going on
- 32:20right now on once we get through the New Year's holiday. It's very operational,
- 32:23you know, so that one of the things that happens at the leadership
- 32:27levels, you have a team around you that helps prepare to make things look
- 32:30like they go smooth. Mm hmm. And what I mean by I look
- 32:32like they go smooth is that you have in order to get legislation passed and
- 32:37before the call becuse, you have to have education that happens step by step
- 32:39by step by step, and that takes a lot of people to make that
- 32:42towards organized. We have in the Senate, we have books that have the
- 32:46policy agenda for our members to be able to go look at and then write
- 32:51down notes to go back and say, Okay, yeah, this is something
- 32:52that I would support, and this is it might need these changes for me
- 32:55to support. It takes that kind of effort across both set up up the
- 33:00committees. It takes that for setting up policy. It takes it for getting
- 33:02schedules around the events that happened around the legislative session, whether it has to
- 33:07do with state of state address and what we do before and after that listening.
- 33:10So it's very operational. It's mechanical right now because we've prepared for it
- 33:15all year long. As soon as we've start finished last session, we started
- 33:17working toward this session. So you know, the big stuff we've taken care
- 33:22of Now, it's just what's the mechanics of getting that stuff all done so
- 33:25it's operational. We would be remiss, Senator if we didn't mention the passing
- 33:30of Maryland Parsons, who was a behind the scenes person involved in the Senate
- 33:35for some time. Again, not one of the names that you see out
- 33:38there, but those of us that have been around the Capitol certainly knew.
- 33:42I did not know her well, but certainly knew of her and she just
- 33:45passed, and so condolences to her and her family. Absolutely. It's one
- 33:50of the large blessings of my life was to get to know Maryland Parsons.
- 33:53She is an incredible person. There was an incredible person here in West Virginia.
- 33:57She's been here for several decades working through legislature, and she's one of
- 34:01those people in the legislature that everybody can trust. She had just a wisdom
- 34:07about her of the process, and it was just a genuinely good hearted person.
- 34:14It's so sad for her family, but I tell you what, I
- 34:16count myself and imagine her family as the same way, account themselves blessed to
- 34:22have got to be a friends and family with Marilyn Parsons here in West Virginia.

- 38:42eight, is that right? You know? I was at the I was
- 38:45at two you know, working at two West Virginia North Carolina bowl games.
- 38:51One was the Gator Bowl from when was that nineteen ninety six? I think
- 38:57nineteen ninety six in Jacksonville, And like they do today, their their quarterback
- 39:04was out. Now their quarterback this year, he's he's going to be high
- 39:07in the drafty and so he opted out. But then they had an injured
- 39:12quarterback and a guy named Oscar Davenport came in. Mountaineer fans will may may
- 39:15remember that name because he had not played Hardley at all, and he has
- 39:21this huge game against the Mountaineers and they went and then the last time they
- 39:25played was in Charlotte, the Minukee car Care Bowl, so the bowl under
- 39:30a previous name, uh, And it was Pat White's fourth bowl and he
- 39:35was undefeated in bowls and he basically took the team on his shoulders in Western
- 39:37Gina won by one by one point. Yeah, it was a great game.
- 39:43So yeah, that's the last time they played, and you know they
- 39:46they will play today. It's an interesting matchup because North Carolinas up a lot
- 39:52of yards running the football. West Virginia has run the football very well this
- 39:54year. Zach Frazier is out, so I think that's interesting. Now Brandon
- 39:59Yates will play so and he's played a lot of football guard this year and
- 40:02has played some center. But you know, Zach Fraser plays such a large
- 40:07role and not only he's very good, but he makes all the calls on
- 40:08the offensive line. So it's kind of see how that goes. I mean,
- 40:12will Western be able to run the ball against North Carolina? Other teams
- 40:15have and Orkani is a really good back and I heard a stat on their
- 40:19running back, Dave Is that he has gained over a thousand yards after an
- 40:23initial hit. Okay, so he runs well after an attempted tie. So
- 40:30in the passing game, they called it yards after catcher. Gag. Now
- 40:31it's yard after hit. Yeah, yard after hit. So he's gained more
- 40:35than a thousand yards, leads the country in gaining yards after an attempt to
- 40:39tackle. Okay, so he runs hard. So Western is gonna have to
- 40:44really play well defensively. I think it's a really good game and it's a
- 40:47good matchup. It is, and fans love this. Fans their fans love
- 40:52to drive to Charlotte. Oh yeah, oh yeah, you know, it's
- 40:53just like okay, once they finally got there yesterday, there was a lot
- 40:57of hiccups getting well, what that was yesterday, I think is Maunder fans
- 41:00going down. Plus when Christmas falls on a Monday, right, you get
- 41:04a lot of travel south on the following day. And that's exactly what happened.
- 41:07Summersville was jammed up, the turnpike was jammed up. It didn't get
- 41:10into relief really until you got to the North Carolina line. That's what I
- 41:15was told. So and it is amazing to me, they say, because
- 41:19you know it's it's North Carolina, But you know, West Virginia University.
- 41:22I'm a Marshall guy, you know that. But West Virginia University is about
- 41:24the closest thing that we have to a pro team, you know, here
- 41:28in the state. But west. You know, in North Carolina, they
- 41:30have North Carolina, they have Duke, they have UNC Charlotte, they have
- 41:34North Carolina State, they have Wake Forest, they have all these different universities.
- 41:37So it's kind of divided. They're saying there's going to be two to
- 41:38one West Virginia fans. Yes, I heard Tony said, Tony Creedy said
- 41:43he's talked to Bullfish. Was they say seventy five to twenty five? Oh
- 41:46really wow? Yeah, seventy five to twenty five percent. And people I
- 41:51remember going driving Dave one time to Gator Bull on I don't know if Christmas
- 41:55was on a Sunday, and we went the day after you were gone down
- 42:00to cover it and we drove and we couldn't get on I ninety five.
- 42:04There was so much traffic. I mean, this is not all way,
- 42:06this is not West. Some of these may be in West Virginia, but
- 42:07but it was mostly just holiday travel and so the inner what's the interstate that
- 42:12hooks after Columbus Columbia, South Carolina at seventy seven over to ninety five is
- 42:16a twenty six maybe something like that, good with numbers. So it was
- 42:21backed up like twelve miles just to get on I ninety five. And I
- 42:25remember pulling in. I've told this story before. I don't know on the
- 42:28air, but I pulled in a lot of people getting off at the last
- 42:30exit, and they were pulling in. There was this guy at a convenience
- 42:32store and he had a map up. This is before the days of your
- 42:36GPSGBS here and he's got a map up saying if you take this route,
- 42:39you can get back on ninety five down here. And so that's everybody was
- 42:42going and you were able to get on ninety five. So but anyway,
- 42:45Mountain, their fans are there, and it looks like the weather's going to
- 42:47be good. That's good, dry sixty five maybe around this afternoon by the
- 42:52kickoff in the round sixty. Yeah, that's good. And of course we're
- 42:55going to have complete coverage of the game. Big shout out to the folks
- 42:59that Stike Well Wealth Enhancement for making a lot of our coverage leading up to
- 43:01the game possible, We're going to have complete game coverage with a normal cast
- 43:06of experts I think yourself included. Talk about that. Okay, So we
- 43:09get started at noon today, so it's going to be basically a five hour
- 43:13pregame show. So there's a two hour show with some features in different things,
- 43:16and then we do the sports Brunch, which is from three to five,
- 43:22which is a lot of fun, and then at five we actually have
- 43:25play by play coverage from ESPN. So this is an ESPN Bowl game.
- 43:30So at five they'll do a pregame show for a half hour, kick it
- 43:32off at five thirty, and then we'll come back after the game for the
- 43:36point after we invite people's calls or text comments, and so what we'll do
- 43:39whatever time the game ends, will go to the nearest half hour and then
- 43:43another hour, so you could be as much as an hour and a half
- 43:46or as little as little over an hour, but we'll talk about it after
- 43:50the game. Nothing like a mountain near Bowl game here in West Virginia.
- 43:52Before I'll let you go switching gears completely to a news story, we'll close
- 43:57it out with this. We had a shooting last night on the West Side
- 43:59of Charleston. There are some new details about it that we've actually had some
- 44:00violence here in the city during the last less than twelve hours ago. So
- 44:06there was a shooting over at Lippert Lippert Street, there's an apartment complex over
- 44:13there off the west side off of not far from West Washington Street, and
- 44:16a woman was shot and killed there. They've made an arrest now, so
- 44:19we've got our story updated at WC. It is just network dot Com.
- 44:22A man from Columbus, Ohio, thirty eight years old. It's charged with
- 44:25the woman's murder. And then there was a nine month old child also in
- 44:30the apartment that suffered some wounds, grazing wounds. So it sounds like I
- 44:36mean, we haven't gotten a medical report or anything, but it sounds like
- 44:38it was grazing wounds. But that's traumatic for anybody, especially a nine month
- 44:43old child, you know. So that child's being treated in the hospital.
- 44:46And then city police are also investigating a series of stabbings. So there are
- 44:52three stabbings right right around seven thirty seven forty five this morning near the McDonald's
- 44:57across from CMC Memorial. Three people have been injured. We're trying to sort
- 45:01out the details of that. We hope to get more on that from city
- 45:04police and we will. They'll release more information, I would think over the
- 45:07next couple of hours, so we'll update those stories. All right, Jeff,
- 45:09I appreciate it. Mountaineer game day again. Our coverg starts at noon.

- 48:10I'm trying to go through, okay. Tex says Senator Tar is a right
- 48:15to life fraud. He doesn't want to preserve life at all costs. Have
- 48:17him explain why he doesn't support mandatory blood donation or organ donations at death,
- 48:22which could save many lies. Have him explained the principle to bodily autonomy that
- 48:24applies to deceased, which now does not apply to a living woman. Tex
- 48:30says the Republican legislature didn't create a single job in West Virginia, and Tar
- 48:34knows this. Every economic development announcement and the new business. He wants to
- 48:37take credit for us back by federal money. Name names, says a text
- 48:43tell us about your out of state delite financiers who buy your right. Yeah,
- 48:45because that's exclusive to the Republican Party. Okay, not reading that.
- 48:53Tex says Republicans and Senator tar have been in power for the past ten years
- 48:57and we still don't have a plan to fix our foster care system. The
- 49:00house is still on fire, and he's not helping any of our sixty two

- 49:28know of any. Off the top of my head. I'm sure they probably
- 49:30all are. If it's a sports bar, yeah, they're probably doing.
- 49:32I don't know of any in particular, I do not, but I'm sure
- 49:36they probably all are. Jeff as the story posted at w metro news dot
- 49:42com for the most recent board meeting from the Kaon County School System. Reports
- 49:45are that there had been discussion at nearly every recent Canawa County board meeting about
- 49:50transgender students being allowed to use the restrooms of the genders that they identify with.
- 49:54Now, the comments almost always coming during the public comment period, as
- 50:00Jeff's story on the website lays out, But of Education attorney Lindsey McIntosh went
- 50:04over with the board a memo that she had sent to board members after she
- 50:08was asked to research the issue. Now, McIntosh says federal law requires the
- 50:13school system to allow trans students to use the restroom of the gender that they
- 50:17identify with. Now, this comes from a US Supreme Court case, as
- 50:24as she laid out, Now, whether you like it or you don't,
- 50:32the federal law is pretty clear on this that students are to be allowed to
- 50:39use the restroom with the gender that they identify with. If not, it
- 50:45violates federal law. Now, the board members, from what I told,
- 50:50did not give their opinions on the issue during the meeting. There was one
- 50:53member of the public, Derrick Evans. I'm not sure that it's that derreck
- 50:58Evans or not, I don't think it is called out board members on the
- 51:02issue saying they should be fired from their day jobs, saying, quote,
- 51:07I don't know of any employer who would want to hire employees who are knowingly,
- 51:13in my opinion, aiding out of betting the sexual harassment of children and
- 51:17quote Now you can read the story for yourself at wv metronews dot com.
- 51:22And again, no matter how you feel about this, and I certainly have
- 51:25my opinions, which I've given on the show, the board is just doing
- 51:30here what federal law says, and that's not always what we want to hear,
- 51:37but that's what the federal law says, and it's going to have to
- 51:40be overturned by the Supreme Court. I have a feeling we have not certainly
- 51:45heard the last of this, tech says a very Tar is pro life,
- 51:50whereas legislation to subsidized pre natal care for all babies and expecting mothers. All
- 51:55right, I gotta go. My thanks to Center financi share Eric Tar for
