Speaker 1: Let me tell you how you can take your property investing to the next level.
• 0:05
Speaker 1: Hello and welcome to the Property Unleashed with me, your host, mark Fitzgerald.
• 0:19
Speaker 1: It's great to have you joining me here today, so I hope you've been enjoying the last few episodes.
• 0:25
Speaker 1: If you have, let us know.
• 0:27
Speaker 1: You know you can always send me a message, reach out to me on social media and things.
• 0:31
Speaker 1: I've been trying to mix things up a bit.
• 0:33
Speaker 1: I love to talk about rent to rent, deal sourcing, service accommodation, hmos all of the different strategies that are out there at the moment that you can get creative in to build your own property investing portfolio or business, and you know a lot of my podcast is about how you can build a business.
• 0:50
Speaker 1: But fundamentally, I see a lot of people still out there struggling to actually gain traction, struggling to actually get the results that they want to get, which is why a lot of people have been asking me what I've been up to recently, and a few of them have obviously heard me talking about a new community that I put together with not just myself but my power team that have helped me to be successful in property and build the property businesses that I have so far in service accommodation, in HMOs, in rent to rent, in deal sourcing, of course all of these different great strategies that are out there.
• 1:28
Speaker 1: So what I decided to do myself was to try and bring that all together.
• 1:33
Speaker 1: Now, this is something that I've been thinking about doing for a long, long time, but I've never really got around to it.
• 1:40
Speaker 1: I've been procrastinating, if you like, and I don't like to procrastinate.
• 1:44
Speaker 1: So what I've fundamentally done is I've bit the bullet and I've just gone out there and I've started to build a community, a community that is built by property investors for property investors.
• 1:56
Speaker 1: Now, whether you're into rent to rent, whether you're into deal sourcing, whether you're looking at doing purchase lease options or you're flipping properties, you just want to do refurbs.
• 2:04
Speaker 1: You're looking at doing purchase lease options or you're flipping properties, you just want to do refurbs.
• 2:06
Speaker 1: You're into commercial, there is something for everybody in education to action.
• 2:10
Speaker 1: The reason I've called it education to action realistically comes down to the fact that a lot of us have the knowledge, or we think we have the knowledge, or we're gaining the knowledge, but the hardest thing to do when we have that knowledge is actually take the actionable steps that we need to get the results that we want.
• 2:28
Speaker 1: That is why it's called taking the education and putting it into action.
• 2:34
Speaker 1: Now it's easier said than done.
• 2:37
Speaker 1: I know that I have had to push myself out there.
• 2:40
Speaker 1: I have had to get over procrastinations, I have had to get over limiting beliefs, I have had to get over all of the things and the mixtures of emotions that most of us feel.
• 2:50
Speaker 1: But I can do that, fundamentally, on my own, and so can other people.
• 2:55
Speaker 1: I'm not saying to anybody that they can't do that for themselves.
• 2:59
Speaker 1: What I am saying is, though, we don't have to.
• 3:01
Speaker 1: We don't have to do it on our own, but, fundamentally, what we have put together should and could actually be a value of about £25,000, £30,000 for the year, for the amount of effort, for the amount of training, for the amount of support, for the amount of everything that is in the platform and that we help each and every one of our community members.
• 3:26
Speaker 1: Is is just like paying for a year long program, but I wanted to make it something that was realistically cost effective, something that anybody could join, anybody could feel a part of, and we're building a village At the end of the day.
• 3:41
Speaker 1: You'll hear me say community.
• 3:42
Speaker 1: It is a community, but we look at it as a village.
• 3:44
  Speaker 1: We're building a village.
• 3:44
  Speaker 1: Why?
• 3:44
Speaker 1: The end of the day, you'll hear me say community, it is a community, but we look at it as a village.
• 3:45
  Speaker 1: We're building a village why?
• 3:46
Speaker 1: Because in a village, everybody helps everybody else out.
• 3:50
Speaker 1: So they go down to the local shop to make sure that that shop can stay functioning.
• 3:54
Speaker 1: You know they'll all go out of their way to help each other in a village, and that is what we're building here a safe place for people to have the help and support that they want.
• 4:04
Speaker 1: But what is it all about?
• 4:05
Speaker 1: Because, fundamentally, education to action means nothing to anybody.
• 4:10
Speaker 1: What's your ETA is the slogan, and that was really how I came up with the name of this.
• 4:15
Speaker 1: Because we've all got an ETA.
• 4:16
Speaker 1: We've all got an expected time of arrival somewhere.
• 4:21
Speaker 1: Where do you want to get to and how do you want to get there?
• 4:25
Speaker 1: And that is what we are all about here.
• 4:28
Speaker 1: So education to action doesn't just give you a community where you can ask a few questions and you can feel a part of something.
• 4:35
Speaker 1: No, it gives you the in-depth trainings that you need to become the property professional, the property investing professional that we now need.
• 4:45
Speaker 1: To be here in 2025, it is very, very important for us to be a professional investor to make sure that we have our finger on the pulse when anything changes, whether it's interest rates, whether it's legislations, whatever's happening in the world of property.
• 5:02
Speaker 1: We make sure that you are up to date with this, so this isn't just like a training that you buy and then, all of a sudden, a couple of years on, it could be a little bit out of date.
• 5:11
Speaker 1: It maybe gets updated once in a while.
• 5:14
Speaker 1: This education to action is updated week in and week out with the latest information that is happening out there, and we have a lot of different features that are helping our community members.
• 5:27
Speaker 1: Now, another reason I put this together is because property investing is a lonely place.
• 5:32
Speaker 1: Yes, I do myself speak to a lot of people, but I don't really build relationships up and I don't really have a place where I can just talk property.
• 5:41
Speaker 1: My wife doesn't do property, my kids are getting more and more interested in it and things, but I don't really unless I go networking have a place where I can talk about properties.
• 5:50
Speaker 1: I can talk about the pitfalls, I can share my wins.
• 5:53
Speaker 1: Everybody's helping each other, and that's what we do in the forum section of there.
• 5:57
Speaker 1: We share our wins, we ask our questions and it's not just me in there as the expert.
• 6:02
Speaker 1: I have a full power team of mortgage brokers, lettings experts, refurbishments, commercial properties, limiting beliefs you name it architects and planners.
• 6:13
Speaker 1: They are all in there to be able to help us and assist us in building our property businesses and being successful.
• 6:19
Speaker 1: And, of course, with this we are never on our own.
• 6:22
Speaker 1: But a lot of the members are now enjoying being able to go through the comprehensive training programs that we have put together in there.
• 6:31
Speaker 1: So we have a vault in Education to Action that you get access to and you can start working your way through Now.
• 6:38
Speaker 1: Anybody who's done my trainings or anybody who's looked at my trainings know how in-depth and how I cover everything.
• 6:44
  Speaker 1: What's in all?
• 6:45
Speaker 1: I share with you the highs, the lows, the things to look out for, give you the scripts, the deal analyzers, give you the contracts, give you everything that you need to be a successful business, and that is what we've done here.
• 6:56
Speaker 1: But it's not just rent to rent.
• 6:59
Speaker 1: It's not just serviced accommodation, although those are already in there but we have in our training vault rent to rent training.
• 7:06
Speaker 1: We're talking in-depth training that takes you from complete novice to being a six-figure rent to rent operator.
• 7:13
Speaker 1: The same with serviced accommodation from taking you from a novice to how to build a six seven-figure serviced accommodation business.
• 7:21
Speaker 1: We have deal sourcing how to set up, fund and manage and find investors in deal sourcing.
• 7:26
Speaker 1: We have purchase lease option training, title splitting training, vendor finance.
• 7:31
Speaker 1: We also can help you to get out there and find deals.
• 7:35
Speaker 1: We have negotiation training and techniques as well.
• 7:39
Speaker 1: We have how to flip properties for profit and how to manage and build on your refurbishments, if that's the thing that you want to be doing.
• 7:49
Speaker 1: So how can you go out there, how can you fund it, how can you price it and how can you manage your refurbishments?
• 7:55
Speaker 1: We have trainings in all of those.
• 7:56
Speaker 1: And that's not just it.
• 7:58
Speaker 1: We don't just give you a vault of training and then send you on your merry way.
• 8:02
Speaker 1: No, because the experts who specialize in all of those different trainings have weekly coaching sessions.
• 8:10
Speaker 1: So each week we have different live training and coaching and Q&A sessions to help keep you accountable, to help hold you on track and to help and support you.
• 8:20
Speaker 1: Our expert sessions are all mapped out on our events page and you just click on and join the sessions that you want.
• 8:27
Speaker 1: If you can't join a session that you wanted to join, all the sessions are recorded and they are put into the vault afterwards so you can watch any of those sessions and always have your questions answered.
• 8:40
Speaker 1: We have expert resources.
• 8:42
Speaker 1: We have regular monthly updates on what's going on in the property world as well.
• 8:47
Speaker 1: All your deal analyzers, all your cheat sheets, your scripts, your guides, all the tools that you need, as I say, including blueprints, are there to help you.
• 8:56
Speaker 1: And also and I love this one myself, because it's great to get out there and mix we have live events each and every month we have these are done on Zoom, so they are live on Zoom, but we run workshop trainings.
• 9:09
Speaker 1: So we've just done one recently, which was a clarity day.
• 9:13
Speaker 1: So we built out with our community members their next three months, what they need to be doing, how they need to be doing it, the steps that they need to take and the things that could be stopping them any of the mental blockers.
• 9:24
Speaker 1: We worked with them so that they have now actually built a blueprint and roadmap that they can easily follow to get the results that they want.
• 9:32
Speaker 1: And guess what If they have any problems along the way, they can just ask us in the community, because we are here to help everybody out.
• 9:40
Speaker 1: We also have coming up in September depending on, of course, when you're listening to this we have a refurbishment masterclass workshop coming on where we're going to take you through the five pillars for a successful refurbishment, and that is going to be very in-depth.
• 9:55
Speaker 1: We've got planning officials coming on, we've got finance brokers coming on, as well as our resident refurbishment expert who's going to take and handhold you step by step through everything that you need to be doing to achieve a successful refurbishment.
• 10:10
Speaker 1: And, of course, we do this each and every month as a part of this community.
• 10:15
Speaker 1: As a member of this community, you get access to all of this at a real modest price.
• 10:22
Speaker 1: I haven't put this episode together to sell to you, but I've just had so many questions, so many people asking about this, that I really wanted to get it out there and just talk to you about this and why we've put this together and why I'm so passionate about this.
• 10:37
Speaker 1: Because we are seeing our community members.
• 10:40
Speaker 1: Now, all of a sudden, the light bulbs have been turning on, whereas they maybe started in the past and have maybe drifted off and all just not got the results that they wanted.
• 10:50
Speaker 1: Now, with the community, the support and everybody around helping them, they are now starting to get traction and moving themselves forward.
• 10:58
Speaker 1: So we give you the knowledge.
• 11:00
Speaker 1: If you like, we help you with the training so that you can actually learn how to be the property professional that you've always wanted to be and have a full toolkit of different strategies to help and support you every step of the way with your investing.
• 11:14
Speaker 1: Not only that, we obviously can help and hold you accountable, answer your questions, make sure that there's nothing stopping you, make sure that when you do things, you're doing things in the right manner, and then, of course, we help you take the action.
• 11:29
Speaker 1: So, if you're struggling to find deals, we have a deal clinic.
• 11:32
Speaker 1: We have two deal clinics, actually each and every month.
• 11:34
Speaker 1: Now we can help you find the deals.
• 11:36
Speaker 1: We can help you stack the deals as well.
• 11:38
Speaker 1: If serviced accommodation is your thing, we have two serviced accommodation clinics.
• 11:43
Speaker 1: One of those is stacking deals, so we can check the numbers, we can check your listings, make sure that everything is optimal and make sure that you're only doing the best deals with our expert panels and specialists.
• 11:56
Speaker 1: In there as well, we have refurbishment masterclasses each and every month.
• 12:00
Speaker 1: We have two of those.
• 12:02
Speaker 1: We have getting over limiting beliefs, anything that's stopping you a bit of mindset, a bit of personal growth.
• 12:07
Speaker 1: We have an expert in there for that.
• 12:09
Speaker 1: I like to host up the creative strategies.
• 12:12
Speaker 1: So if you're doing deal sourcing, rent to rent, service accommodation, hmos, vendor finance, assisted sale, anything like that oh, you're struggling with a bit of negotiations and how to talk to people.
• 12:23
Speaker 1: You can come and join me on a live sessions.
• 12:25
Speaker 1: You can talk to me.
• 12:26
Speaker 1: I'll help you every which way that we possibly can on the platform and, of course, follow up in our forum afterwards, where you can ask questions there.
• 12:34
Speaker 1: And we're still there to help and support you.
• 12:37
Speaker 1: And that is the action part.
• 12:38
Speaker 1: It is all about not just having the information.
• 12:42
Speaker 1: Maybe you've already got the information.
• 12:44
Speaker 1: Maybe you say, well, I've got the training, I don't need any more training, and I hear that all the time.
• 12:48
Speaker 1: Then come and become a member here.
• 12:51
Speaker 1: Come and join something where you can be a part of something that will help you, so that you do not fail.
• 12:58
Speaker 1: You do not stop, trust me, if you join Education to Action and you do not actually get any of the results you want.
• 13:05
Speaker 1: That is only because you're not putting one foot in front of the other.
• 13:09
Speaker 1: It's not through lack of knowledge and it's not through lack of support, and we will be going in and doing live meetups as well, so that will be coming in the future.
• 13:19
Speaker 1: I haven't quite got there yet, but that's what we're doing.
• 13:27
Speaker 1: But if you're a listener to the podcast here, what I want to do is I want to make you a little offer, because Education to Action is a monthly subscription.
• 13:31
Speaker 1: It is something you come and join.
• 13:33
Speaker 1: You can stay as long as you want, or you can stay for a month and go.
• 13:36
Speaker 1: You can dip in, you can dip out.
• 13:38
Speaker 1: It's entirely up to you.
• 13:39
Speaker 1: There is no contract to this.
• 13:41
Speaker 1: It is just a monthly rolling on fee.
• 13:44
Speaker 1: Now that fee is very modest for everything that you get Because of all the training schedules and everything that we've got there.
• 13:51
Speaker 1: We do have to charge a fee on this because there is a lot of admin to this and there is a lot to put together, but we want to make it as cost effective as possible for everybody.
• 14:00
Speaker 1: So we have done and we've kept it under a hundred pounds as well for all of this, thousands and thousands of pounds.
• 14:06
Speaker 1: Think of this as a 30,000 pound year long training that you can basically have for 97 pounds a month.
• 14:14
Speaker 1: Now, if you wanted to sign up to the annual fee, which you can, it's only £970 for the full year, full access to everything.
• 14:23
Speaker 1: Locking it in there.
• 14:24
Speaker 1: It saves you two months and you also get the opportunity to have two one-to-one Zoom calls with our experts of your choice to help you.
• 14:34
Speaker 1: But if you just want to join us for a monthly fee, it is £97 per calendar month.
• 14:40
Speaker 1: Now what I want to do for people here is I want to make this a complete no-brainer for anybody who's sat on the fence or for anybody who's interested, and I'll say to you right here, right now if you want to come and trial us out, don't spend any money, okay.
• 14:55
Speaker 1: What I want you to do, and what our expert panellists all agree with here, is stop spending money on training, stop spending money on outside sources.
• 15:04
Speaker 1: Spend your money on properties, on property deals, because if you haven't done any deals or you've only done a couple of deals and you're starting to run out of money, spending more or thousands and thousands of pounds on more training, on coaching and everything is going to help you, obviously, but it's not going to help your bank balance, whereas we put this together to help your bank balance.
• 15:26
Speaker 1: So if you'd like to come and try us out for 14 days for free, just come and dip in.
• 15:32
Speaker 1: You can go into the vault, you can join all the lives.
• 15:35
Speaker 1: If there's a workshop on, you can come and join us on the workshop.
• 15:38
  Speaker 1: No hard feelings.
• 15:39

Speaker 1: And the two is TO, not the number two.

• 16:19
Speaker 1: It's not just me, although I am, so to speak, the founder of this, and I am pushing this really, really hard because I'm so passionate about this, because we can really get out there and we can really help people.
• 16:29
Speaker 1: So if you're looking at taking your property investing to the next level, then education to action is seriously something you want to be considering.
• 16:38
Speaker 1: And I've just made it risk free.
• 16:40
Speaker 1: You know, investing in anything there is always a risk, but let's remove that 14 days.
• 16:46
Speaker 1: Come and have a go, see what it's all about.
• 16:48
Speaker 1: If you're not happy, just don't stay with us.
• 16:51
Speaker 1: But our retention rate at the moment for people that are really getting involved and I would say, come and get involved, even if you're not going to stick with us, but do get involved because we will be able to help you.

• 17:09
Speaker 1: So you've really got your own power team in your corner in whatever it is that you're trying to achieve, so you can go and learn all the strategies.
• 17:18
Speaker 1: You can linger in the background and watch all of the live sessions and take all the nuggets that are put out there from the questions from the community members and, of course, you can get stuck in as much as you like as well with all of that, but we are here to help you get results.
• 17:33
Speaker 1: Take the actions that you want to do.
• 17:35
Speaker 1: It's a bit of a mission of ours, and that's why we've made sure that it's not thousands and thousands of pounds.
• 17:41
Speaker 1: We've made it as cost effective as possible, and that is what ETA when you hear me talking about it is all about.
• 17:47
Speaker 1: This is the new, so to speak, community.
• 17:50
Speaker 1: This is the new village.
• 17:51
Speaker 1: This is the new movement that we're putting together, built by property investors for property investors, and we've got a lot of experienced property investors in there that are great support and great help for a lot of people who are just starting out, and we've got a lot of people as well that are just starting out.
• 18:08
Speaker 1: I don't know where you are in your property journey, but I can tell you now that we will be able to help and support you.
• 18:15
Speaker 1: So check it out in the link, wherever the description is, wherever you're listening to this, or, again, like I say, reach out to me on social media.

Speaker 1: Come and try us out.
• 18:25
  Speaker 1: 14 days.
• 18:26
Speaker 1: You've got nothing to lose and, hey, maybe it's the final answer that you need to help and support you on your property investing journey.
• 18:34
Speaker 1: So if you really want to take your investing to the next level.
• 18:37
Speaker 1: Whether you're on something at the moment, some sort of program, I can assure you there is nothing else out there like this.
• 18:44
Speaker 1: There is nothing else out there that's got so many experts in there that are all trying to help people succeed and genuinely want to see you all succeed.
• 18:55
Speaker 1: And I'll tell you what.
• 18:56
Speaker 1: It's helping my investing and it's helping my expert and my power teams investing as well.
• 19:02
  Speaker 1: Why?
• 19:02
Speaker 1: Because every day is a learning day.
• 19:04
Speaker 1: We're all growing together.
• 19:06
Speaker 1: We're looking at potentially, some of the community are looking at doing deals together, growing their network, helping each other out, and we're only going to go from strength to strength.
• 19:16
Speaker 1: So, if you really want to jump on board with something that's going to be truly special I believe this is going to be massive this and it's really going to help a lot of people jump in now, while it's as cost effective as possible to do so Take your investing to the next level and let's enjoy investing together.
• 19:34
Speaker 1: So all that leaves me to say is what are you waiting for?
• 19:37
Speaker 1: Come and have a little look, see what it's all about, see if it's something that's right for you and, of course, let me know what your thoughts are.
• 19:44
Speaker 1: But that is it for this podcast.
• 19:46
Speaker 1: I won't do another one like this.
• 19:48
Speaker 1: I'm not gonna try and plug this all the time, although I might talk about it if anybody's interested but this I just wanted to do is a standalone episode me talking about realistically property education to action, how you can get out there and get the results that you want.
• 20:08
Speaker 1: But you need to take action and you need to get stuck in.
• 20:09
Speaker 1: We aren't going to be doing the 14 day free trial forever.
• 20:11
Speaker 1: So if you just want to come and try us out for now, then I would jump on that because, depending on when you're listening to this, I thought I better say that actually we might not be offering that free trial.
• 20:21
Speaker 1: So if you want to jump on it now obviously it's relatively new.
• 20:25
Speaker 1: We started this in June Then that will still be available.
• 20:29
  Speaker 1: We're in 2025.
• 20:31
Speaker 1: I think the back end of August, maybe the beginning of September, when this actually gets released.
• 20:35
Speaker 1: I think the back end of August, maybe the beginning of September, when this actually gets released.
• 20:38
Speaker 1: It is still happening there.
• 20:39
Speaker 1: It'll probably work until about October time and then we'll see where we are.
• 20:42
  Speaker 1: So brilliant stuff.
• 20:45
Speaker 1: I hope you've enjoyed this episode.
• 20:46
  Speaker 1: It's a little bit different.
• 20:47
  Speaker 1: I know a bit Well.
• 20:49
