- 0:56You're already taking the first step. just by
- 1:00joining us here today. Yeah, absolutely. So I
- 1:06love the presentation, and this is really great.
- 1:08And I think that a lot of what you're talking
- 1:11about here can be used, like you said, across
- 1:14multiple asset classes because, guys, for those
- 1:18of you that have seen the recording I did with
- 1:20Julian Peterson, we talked a little bit about
- 1:23really backing up and remembering what it was
- 1:27like to get started with something small. You
- 1:30can get started with residential multis. You
- 1:33can get started with, you know, five to 15, you
- 1:36know, 20 unit. If you saw the recording with
- 1:38the coal pentagraphs, we talked about what she
- 1:40calls micro family. She doesn't even call it
- 1:43multifamily. She calls it micro family because
- 1:45she feels like it's a really good place to be.
- 1:48And you can learn so much. And bank loans are
- 1:53not the scariest thing out there. If you're sitting
- 1:57here in multifamily thinking everything has to
- 1:59be non recourse agency, it doesn't have to be.
- 2:02There's lots of banks out there, especially those
- 2:05local banks that want to work with you. And some
- 2:07of them will even keep it in house. Like the
- 2:10recourse loan we have on our second multifamily,
- 2:13they're keeping that loan in house. And then
- 2:15if we need to do anything to it, we can modify
- 2:19it there. So if you get in a sticky situation,
- 2:22using a local bank can be really advantageous
- 2:25because They're very likely to work with you
- 2:28because they can be a little bit more flexible
- 2:30than some of those big banks. But if you, you
- 2:33know, what is it you get? You get 10 loans per
- 2:35name in the traditional with that W -2 type loan.
- 2:39That can be split. You could do 10 in your name
- 2:41and 10 in your partner's names and now you've
- 2:43got 20. Those are pretty beautiful loans. We've
- 2:47got some singles that have those traditional
- 2:50loans and they're pretty nice too. We've got
- 2:53some singles that are commercial. It just depends
- 2:57on what fits for that particular deal. So it's,
- 3:02I don't know, I'm trying to think of like some
- 3:05of the different places where it makes more sense
- 3:06to use one over the other, but I guess they're
- 3:10also unique that it just depends on what's working
- 3:13out. Yeah, usually what I see is it starts with,
- 3:18well, I can't find enough deals. Then once they
- 3:21find the deals, they use up all their capital.
- 3:24And then they say, oh, I don't have enough capital.
- 3:26So then they're trying to find the capital. And
- 3:29then it's like, oh, well, how do I maximize the
- 3:32ROI so I need as little capital as possible?
- 3:35And so, yeah, thinking about the financing thing,
- 3:38if you have zero deals, your job should be to
- 3:42get a rejected offer in the next 48 hours. Like,
- 3:45I would not worry at all. about financing if
- 3:50you have zero deals. Your job would be to make
- 3:54an offer on a house and get told no because what's
- 3:57going to happen is or on a multifamily whatever
- 3:59it is because they're going to say oh where's
- 4:00your proof of funds like oh you know here's just
- 4:04an LOI I don't need it you know I don't want
- 4:05the proof of funds I just want to have a conversation
- 4:07you can call the listing agent directly you could
- 4:09offer them something solo that they're insulting
- 4:11they tell you to go pound Sam but you'll go oh
- 4:13great like I've at least exercised that muscle
- 4:16and if someone finally counters or if you want
- 4:20to make an actual serious offer like you see
- 4:22a private they're gonna be like oh well where's
- 4:23your pre -approval letter it's like okay well
- 4:26are you then gonna go get that and so like but
- 4:28some people are just like so afraid to make the
- 4:30offer like just make the offer and then whatever
- 4:32somebody asks you for okay that's your next domino
- 4:34that you need to get maybe you need the cash
- 4:36maybe you need the financing whatever it is but
- 4:38some people want to get all the dominoes lined
- 4:41up and then they'll make an offer and for me
- 4:43just make the offer and if somebody asks for
- 4:45something either get creative or go get it then.
- 4:49Now we got really fortunate when we moved here
- 4:52to Wichita Falls. It turned out that the realtor
- 4:55that we used, he works with investors. Not all
- 4:59realtors work with investors. So we've been really
- 5:03fortunate that our first deal with him was our
- 5:06own personal home. And then the other homes that
- 5:08we've bought, he's brokered them for us. So We,
- 5:13like I said, we just got really fortunate. Um,
- 5:15if someone doesn't have an agent that they feel
- 5:18confident with or feel secure with, how would
- 5:20you suggest that they go about maybe finding
- 5:22that person? So I was just on a podcast with
- 5:26Gary Wilson and he has the global investor agent
- 5:29where all he does is train agents to work with
- 5:31investors. And so that might just be a free resource
- 5:35of agents to search by your state, by your city.
- 5:39because he trains investor agents, because I'm
- 5:41of the same opinion, an agent can absolutely
- 5:43make or break something. And so finding the right
- 5:48one, that's honestly my criteria. It's like,
- 5:50hey, do you have investment properties yourself?
- 5:53If the answer is no, they're not an investor
- 5:54agent, because an investor knows rentals, they
- 5:58know who's the contact for, who's the best people
- 6:01to do this, that, or the other. And so my general
- 6:05rule with them, and there's some people that
- 6:06are like, I'm really good at selling residential
- 6:10single -family homes. And if I have to list with
- 6:12one, okay, that makes sense because they have
- 6:14a great buyer pool. They're like all of your
- 6:16house sold before it's even listed because of
- 6:18their marketing, because they're like listing
- 6:21a home with an investor agent is to me is less
- 6:24important than buying with an investor agent.
- 6:30I don't know. We've just been really fortunate
- 6:31that it worked out the way it worked out. And
- 6:33I think the day that I knew was when He called,
- 6:37he said that we were part of his investors and
- 6:40we were like, Oh, I think we have found the right
- 6:42person. And I think too, when you run into a
- 6:47brokerage or you run into a realtor that has
- 6:50a property management company in -house, they
- 6:53tend to be a little more investor friendly because
- 6:56they're providing more than one service. And
- 7:00so we were also able to use that same brokerage
- 7:02for our property management. And how nice is
- 7:05that where they're like, Oh, by the way, We'll
- 7:07just take care of all that. And they can tell
- 7:10you the market trends, the market rent, what
- 7:13vacancies are at. No, they're they're amazing.
- 7:16And the last two that we bought, you said you
- 7:18haven't been in the homes. Well, the last two
- 7:20we got, we were at Tidal and I literally just
- 7:23handed the keys across the table when they handed
- 7:25them to me. And I was like, this is amazing.
- 7:28And it was super cool. And they cash flowed.
- 7:31And we did. That was the first time we hadn't
- 7:34gone into a house before we bought it. So it's
- 7:37um, you may be very familiar with not going into
- 7:40the home when you buy but we never had and so
- 7:43not but not many people are and and and to start
- 7:47off or as I mean, of course if you can most I
- 7:50mean, it's it's almost Advised to do that. We
- 7:53have a system now where we got the inspection
- 7:55the appraisal and different things that we're
- 7:57verifying things Then we use the agent as boots
- 8:00on the ground you know, do various things. So
- 8:02we, you know, we get different, we get, you know,
- 8:04various things, but to be able to have that team
- 8:06in place is awesome. But number two, just go
- 8:09enjoy it. Go look at the property that you're
- 8:11about to buy. Go critique. Go if the seller didn't
- 8:14clean out something like, Nope, I'm not closing
- 8:16until they clear that out. Or you give me a $1
- 8:17,500 seller credit because then I got to go clean
- 8:20it and I got to bring in a dumpster. And if they
- 8:22really want that money to close, you can negotiate
- 8:24a little bit. Now, whether or not they're willing
- 8:26to call your bluff, they could just say no, but
- 8:28you know, for the art of negotiation, just say,
- 8:31Hey, I want $1 ,500 or go clear out your stuff
- 8:33because you said it was going to be, you know,
- 8:35broom, sweat clean, or this crap was going to
- 8:37be out there. And what's the worst they can say?
- 8:41No, you could sign anyways. Um, if they say yes,
- 8:45just get the title, the doctor up something on
- 8:47the, on the, on the settlement statement and
- 8:50voila, $1 ,500 less. Yeah. And guys, if you're,
- 8:54if you're wanting to do multifamily, and you
- 8:58haven't done any other kind of real estate investing,
- 9:01I'm always going to say that residential is my
- 9:03home. That's where I started. That's where I
- 9:06learned. I watched my grandparents do it. And
- 9:09it's a very low risk way to get started. And
- 9:14Freddie, I think it's Freddie. It is, absolutely
- 9:16it is. Freddie Mac is now giving credit as experience
- 9:21for people that have 10 years experience with
- 9:23residential multis. They can now get agency loans.
- 9:26they get their they get their freddy card so
- 9:29there is absolutely known reason to get started
- 9:34in residential multis because your agency lenders
- 9:37are seeing it too now fanny isn't doing it but
- 9:40freddy is so it's a really great way to get started
- 9:43i mean it's it's more manageable you don't have
- 9:46to have a whole team of people to do it you know
- 9:49you're you're gonna want to have a team like
- 9:51a property management team and stuff but you
- 9:53don't have to with a two unit, three unit, four
- 9:57unit, you could do that on your own. Now, I do
- 10:00not push self -management because I think it's
- 10:04insane. Having somebody else take care of the
- 10:08headaches is 100 % worth 10%. It's probably 200
- 10:11% worth 10%. But, you know, that's your call.
- 10:15If you want to learn how to do the management
- 10:16piece of it too, you go for it. Yeah, I think
- 10:21it depends on what season in life you're in.
- 10:24You're single. you're not married whatever it
- 10:26is go ahead manage that sucker yourself if you're
- 10:30married with kids and responsibilities or that
- 10:32your time is don't yeah not even a question and
- 10:36so depending on what season in life you're in
- 10:38and your availability yes you can learn a lot
- 10:40by self -managing i started off but that was
- 10:42pre -marriage and pre -kids like sure i somebody
- 10:45gives you a call on a Saturday or Sunday night,
- 10:47it's kind of bummed. You got to leave the bar.
- 10:48Not that it ever happened, but like that would
- 10:50be the extreme, right? Versus like, oh, my kid's
- 10:53been screaming all night and someone wants me
- 10:55to come do something, but I'm here with my kid
- 10:57and not bringing my kid over there to do something
- 10:58like your responsibilities proportionally impact
- 11:03your involvement. No, it changes. And I think
- 11:07one of the reasons why I'm so jaded about is
- 11:09I did watch my grandparents self -manage and
- 11:11I watched them self -manage. to a time in life
- 11:14where they really shouldn't have been. So I did
- 11:16help them get a property manager after we had
- 11:20gotten into it and had property management and
- 11:21stuff. So we were able to do that for them. But
- 11:25yeah, that's what jaded me was watching them.
- 11:28I was just like, this isn't happening to me.
- 11:30But yeah. Thank you so much for being here and
- 11:34for sharing all of this. This was awesome. Again,
- 11:37I'm always going to light up when it comes to
- 11:38the residential stuff because that's we've been
- 11:40a residential for 20 years. And both Jason and
- 11:44I grew up in families that were investing in
- 11:45residential real estate. So this is when I get
- 11:48nervous, this is what I want to go back to. I
- 11:49want to cling to the stuff that I really understand
- 11:52and know. But it was it was a great it was a
- 11:55great starting point. And even though I do get
- 11:59stressed out with the multifamily stuff sometimes,
- 12:01I can fall back on experiences that I had in
- 12:03residential and use those to help me sort of
- 12:06navigate through the rest of the stuff. So just
- 12:10thank you again. And this was awesome. You're
- 12:14welcome. Pleasure. Absolutely. And guys. If you
