- 0:22the founder of web marketing. Craig works with property
- 0:25managers and short term rental brands to help them drive more
- 0:29direct bookings through smarter SEO and Geo strategies.
- 0:34If you're an Airbnb host or property manager who wants to
- 0:37reduce OTA commissions and increase direct revenue, this
- 0:41episode is packed with practical advice.
- 0:44Let's get straight into it, Craig.
- 0:49Thank you for joining us on host planet Bite Size.
- 0:52You've got 5 tips to share on boosting your direct booking
- 0:55website, so take it away with tip #1.
- 0:58Tip number one, OK, the first thing I would say is that your
- 1:03website is a sales funnel. Look at it from the top of the
- 1:06sales funnel homepage to the bottom of the sales funnel check
- 1:11out page and sort your keywords into where they should be on the
- 1:16website. So you're like I said, a sales
- 1:18funnel is like a domino effect. Top of the sales funnel is
- 1:22broad. It's kind of what you do and
- 1:25where you do it. Yeah, that's the homepage
- 1:27keywords you offer service department in Nottingham.
- 1:32That's a kind of broad keyword. And as you go through the sales
- 1:36funnel, keywords become different throughout the
- 1:39website. So when they're on the property
- 1:41page, you might have some more specific keywords like self
- 1:45catering, contractor accommodation, who you're
- 1:48targeting, that sort of thing. And then towards the bottom of
- 1:52the sales funnel, you need to be answering questions as you go
- 1:56along through this. And as you at the bottom of the
- 1:59sales funnel, people have different questions.
- 2:02What's your checkout policy? Do you have parking, Wi-Fi?
- 2:05You don't need all that stuff on the homepage.
- 2:09People want to put all the information on the homepage and
- 2:12it's not relevant. All they need to know on the
- 2:14homepage is what you do and where you do it.
- 2:16Then they find your property. Do you have availability?
- 2:20Yes. Next domino falls.
- 2:23Is the price good? And what's the cancellation
- 2:26policy? So it has to go in an order, a
- 2:28funnel or a domino effect like that.
- 2:31And if you can get that concept, your website can work.
- 2:36And that's kind of my main tip really.
- 2:38And I think it's completely overlooked by a lot of people
- 2:42trying to overwhelm the customer with all the information at the
- 2:47start because we they don't care at that point.
- 2:50Yeah, it's interesting, isn't it?
- 2:51I was at one of our events and somebody had brought a roll up
- 2:55banner and there was so much text on it that immediately it
- 2:59was just off putting to the eye. I was like, I'm I'm never going
- 3:02to read all that, you know, just just give me the basic, you
- 3:05know, give me AQR code, give me the basic things about your
- 3:07business. And but what you're saying there
- 3:09about the kind of it's like the landing page, isn't it?
- 3:12How important is it to have an area that people can see
- 3:16straight away where they can? Search and book.
- 3:21The the masters of this game it's Airbnb, booking.com com
- 3:25VRBO. They have the world leaders of
- 3:30user experience website designers.
- 3:32They pay the best in the in the world at designing their
- 3:35websites and it works for a reason.
- 3:38OK, so, and now people expect when they land on your website
- 3:43to have a similar experience. The button will be top right and
- 3:47the call to action will be there and the the filter button will
- 3:50be there. So yes, have it kind of set up
- 3:54that way so it's really clear when they land.
- 3:56I've already said what you do and where you do it, but you
- 4:00should immediately have some sort of search filter or
- 4:05pointing someone in the right direction because it might be
- 4:07that you've got accommodation in Wales, London and Glasgow, so
- 4:12it's not immediately obvious. So you need to be able to sort
- 4:15of funnel them in the right direction and point them in, you
- 4:19know, to the right place to go. And if they can't do that
- 4:22quickly, they'll be confused, they'll just leave.
- 4:25You've got about 3 seconds. So just get it right straight at
- 4:29the start and and ask you granny, can you granny do it?
- 4:31Yeah. OK, then it's fine.
- 4:35Get the funnel right in three seconds.
- 4:36I like that. OK then, Craig?
- 4:38Tip #2. Tip #2 I would say having a page
- 4:43for a target audience. So I've already talked about
- 4:48having your sales funnel, but that doesn't necessarily cover
- 4:53each area of your business. And like I said a minute ago,
- 4:55you might have properties in different areas.
- 4:57In one area you might be targeting leisure, in another
- 5:00area it might be contractors. In another area it might be
- 5:04weekend breaks, romantic couples.
- 5:07So what you can do is create a page and it could be a property
- 5:12as well. Your property page can be it's
- 5:14own little sales funnel and using the keywords say the page
- 5:19title can be, I'll use my own example, Contractor
- 5:24Accommodation in Milton Keynes and that is the page title
- 5:29Contractor Accommodation in Milton Keynes is in the URL and
- 5:32the first heading Contractor Accommodation in Milton Keynes
- 5:35on that one particular property. And we rank very well for
- 5:39Contractor accommodation in Milton Keynes because the whole
- 5:42structure of the page is built around the one subject.
- 5:46Don't divert, don't talk about families, don't talk about
- 5:50Gulliver's Land. They're not interested, they're
- 5:52contractors. You talk about the vans, the
- 5:55Wi-Fi, the parking and how close you are to infrastructure and
- 6:00projects going on. You keep the subject key to what
- 6:04that is. Quick one before we get to the
- 6:06next tip. This episode is powered by House
- 6:08Fully, the property management platform trusted by professional
- 6:11hosts and managers around the world.
- 6:13From automation to digital guidebooks and direct booking
- 6:16tools, House Fully helps you build a stronger, more scalable
- 6:20short term rental business. If you're watching on YouTube,
- 6:24simply scan the QR code on screen or hit the link in the
- 6:27show notes to book a demo with Frank Bossy, who's a big friend
- 6:31of our show and one of the nicest guys in the STR space.
- 6:34And remember, House Planet listeners get 2 exclusive
- 6:37offers, $500 off onboarding for the property management
- 6:40software, and 30% off digital guidebooks for life.
- 6:44All right, back to it. And in relation to the content,
- 6:48we're hearing now a lot about large language models.
- 6:51This is where people are searching for travel
- 6:53accommodation. How important.
- 6:55Is it to have potentially FAQs? On that section that people who
- 6:59want contractor accommodation might be asking ChatGPT and
- 7:04Gemini for. Right.
- 7:06So Geo generative engine optimization and AEO ask engine
- 7:12optimization are becoming a lot bigger.
- 7:14So certainly the sort of AI search, an AI uses different
- 7:21algorithms if you like to to to rank your website or to show
- 7:24your website. And if you imagine on your
- 7:27website there is a, a paragraph, sorry, a heading and a
- 7:32paragraph. Now if we can reframe that to be
- 7:36a heading is a is a question and the paragraph below it is an
- 7:41answer. That is when search engines will
- 7:45pick it up, not search engines. AI will pick it up because
- 7:49people search with a much more detailed search within AI.
- 7:54So instead of saying, for example, in, in, in Google, they
- 7:58might say contractor accommodation, Milton Keynes,
- 8:02they might say I'm travelling to Milton Keynes on the 1st, the
- 8:0621st of August. There are four men, 2 vans.
- 8:10We need a ground floor room for someone with a disability and
- 8:13we've got a dog. That's how people use AI to
- 8:16search. So how can AI pick up all those
- 8:20points within, within what you, what you offer And it's being
- 8:24able to cover that. So questions and answers, FAQs,
- 8:28they really cover that well. And when you say about AI, that
- 8:33also includes the, the AI overview that Google gives us.
- 8:39Yeah. So if, if we can create a page
- 8:43about a specific subject and rank for it, then you'll have
- 8:50more chance of of being shown up on that AI overview.
- 8:54And I've managed to do it on my website for Milton Keynes in a
- 8:57matter of weeks just by having really good content.
- 9:01Content is king. All right then, Craig tip #3.
- 9:05Tip #3 local SEO. So Google has an algorithm
- 9:11called Eat EE AT experience, expertise, authority and trust.
- 9:17So it needs to know that you are an expert in your area.
- 9:22You are the authority in your area.
- 9:25And if you are an expert and an authority in not just the area,
- 9:30but the customers you serve. So let's say, what do I mean by
- 9:34that? So let's say you're in the, in
- 9:37the, in Wales, yeah, wonderful place to go and walk your dogs
- 9:41and that sort of thing. So if you want to attract dog
- 9:44walkers and hikers, you need to have content about the local
- 9:49area, the pubs to visit, the walks to do where you can go
- 9:53with your dog, which pubs allow dogs, which beaches allow dogs
- 9:58and all all the different aspects of the what your target
- 10:02audience might be might be looking for.
- 10:05So local search, pinning yourself and and linking to
- 10:10other places to visit and talking with detailed depth.
- 10:14Yeah, not not just a granular level, but really deep, sorry,
- 10:18not a surface level, really deep understanding of your local area
- 10:23in particular for what your ideal customer is travelling
- 10:27for. In that example, I use dogs, but
- 10:29it might be romantic breaks, it might be trips to London, it
- 10:33might be whiskey tasting in Scotland, whatever.
- 10:36But you need to dive deep into that subject.
- 10:39Yeah, I interviewed a host. Actually, he was based in, where
- 10:43was he, I think Belize or somewhere like that, and he'd
- 10:47become the go to in terms of SEO because whenever somebody
- 10:51searched about his villa and his location, he'd written A blog
- 10:55about everything they were searching about, whether it was
- 10:57like car hire, surfboard hire. Where to walk, Where to eat?
- 11:04Everything he'd done, he'd done blogs about it and he'd become
- 11:06that authority. So the more content, more
- 11:09quality content you have, the the better it is in terms of SEO
- 11:13and and you're going to get found.
- 11:15Absolutely. And a little tip about that is
- 11:17it's important to go back through your blogs.
- 11:21Don't just leave them there for years and years.
- 11:24I see a lot of websites with a lot of blogs and it gets very
- 11:27bloated. It's kind of the same content
- 11:30recycled. There'll be stuff on there about
- 11:33lockdown and, and you know, the norovirus, it's gone, it's
- 11:38history, delete that now. It needs to be relevant and up
- 11:41to date. If it's there's a, I've got a
- 11:44client in Newquay and when we took them on there was lots of
- 11:47blogs about the festivals, but it was all from 2020.
- 11:52So it it needs to be even if you're just changing the, the
- 11:55year, keep it updated, keep it refreshed.
- 11:57That's really important. OK then, Craig tip #4.
- 12:02I'm going to get a little bit techie and this is the thing
- 12:06that people overlook a lot in this industry.
- 12:10People, well in all industries, people browsing on their phone
- 12:13initially, they're not necessarily buying on their
- 12:15phone. They might transfer the purchase
- 12:17to A to a desktop or laptop, but they're generally browsing while
- 12:21they're watching EastEnders, while they're watching a film,
- 12:23they're sitting on the sofa. They've got their mobile, all
- 12:26their work. And most websites really fail in
- 12:31the mobile experience because the text is misaligned, the the
- 12:36pictures don't line up. The designer has only looked at
- 12:40the desktop version and not completed the mobile version.
- 12:44So not only the look and feel but are the buttons big enough?
- 12:48Can I touch it with my finger without pressing 3 buttons at
- 12:51the same time? And does it load fast enough on
- 12:56mobile? So mostly websites do not load
- 13:01quick enough on mobile. And if you have a look at a
- 13:04website called, it's a Google tool called Page Speed Insights,
- 13:09Page speed dot web dot dev. And to put your URL in there, it
- 13:14will show your mobile and desktop speed and the reasons
- 13:19why it might be slow. It's usually images that are
- 13:23about 5 Meg loaded up to the head or it's a logo that only
- 13:28needs to be 100 KB and it's a half a Meg logo doesn't need to
- 13:32be. You've got to have things as
- 13:34light and nimble as you can. So it loads fast because if it
- 13:38doesn't load, they're gone. 3 seconds, they're gone.
- 13:42Great advice. Yeah, I think when I look at our
- 13:44stats, I think about 70% of our traffic is is people looking on
- 13:48their phone. And I imagine that's similar
- 13:49across a lot of a lot of websites.
- 13:52Get your mobile version optimised.
- 13:54It is very, very important. Again, Greg, so 5th and final
- 13:58tip please. 5th and final tip, I would say use the free tools
- 14:02that are available to you. I've I've just mentioned Page
- 14:05Speed Insights by Google, but there is also Google Analytics
- 14:09and Google Search Console. It's very, very simple to
- 14:13connect to WordPress site using Google Site Kit.
- 14:15You literally just click the buttons, it connects them all
- 14:18for you. Or you go to Google Analytics
- 14:22and Google Search Console give a little bit of code to add to the
- 14:26head of the website. If that's a bit techie, ask your
- 14:30website developers do it for you.
- 14:32But that's going to tell you all round detail, nice granular
- 14:38detail, who your demographics are, male, female, what device
- 14:44they're on, where in the world they are, their interests, even
- 14:48some really good insights of of their interests.
- 14:52And Google Search Console tells you what keywords people are
- 14:56typing into Google and have found your website.
- 15:00So it can give us some really good clues to build more content
- 15:05around the thing that people are finding us for.
- 15:09So not only that, Google's Google Search Console can tell
- 15:11us pages that are broken, broken links, ones that are not not
- 15:17listed, whether you've got a site map.
- 15:20So lots and lots of information. If you haven't got that, you're
- 15:23kind of doing steps one to four that I've talked about
- 15:27completely blind. So you've got no data to fall
- 15:30back on. So the first thing we do with
- 15:33any client, it is Google Analytics and it is Google
- 15:36Search Console connected. And that gives you that that
- 15:40sort of all that information you need.
- 15:42You can even see when they're visiting times of the week when
- 15:46your peaks and troughs are. When I used to manage hotels, I
- 15:50could see when our visitors were and we knew that the the phone
- 15:56calls or enquiries were going to come on a Friday night because
- 15:58that's when people. So then we could adjust our
- 16:01rotor accordingly and say well actually we'll need some more
- 16:03phone cover on a Friday because the stats are telling us that's
- 16:08when people are looking. So it's all very helpful.
- 16:12Take a look at your analytics, see what's happening, and I
- 16:15think also within when it comes to creating content as well if
- 16:19you're in a specific area. Ask.
- 16:22ChatGPT and other large language models, what are visitors to
- 16:26Cornwall searching about? And you know, if you're based in
- 16:30Cornwall, if they're searching about.
- 16:31Pet friendly holidays if they're searching about great Wi-Fi if
- 16:34they're. Searching about surfing, create
- 16:36content accordingly. It's similar to what we do at
- 16:38host planet. You know, we continually ask the
- 16:41LLLMS what a what a short term rental hosts and property
- 16:44managers, what do they want to know about?
- 16:46And then that's an opportunity to to go and create content.
- 16:49OK. Then so web marketing, Craig,
- 16:51give us the lowdown about your business and where people can
- 16:54find out more information. OK.
- 16:55Yeah. So a lockdown business as I used
- 16:58to be a hotel GM, which I just referred to in lockdown.
- 17:02I thought I'm approaching 50. You can't do this forever, you
- 17:05know, clearing up after weddings all the time.
- 17:08And I, I was always interested in the website and SEO and the
- 17:11marketing side. So set up the company and
- 17:14lockdown. I did go back to work to, to
- 17:16finish a few weddings off, but then went full time three years
- 17:20ago and we now do SEO for about 60 clients.
- 17:24We host about 250 websites and all the tech support tickets and
- 17:28we build any business website, but mostly direct booking
- 17:32websites and their connections to their channel managers.
- 17:36So yeah, webmarketing.info, that's where you'd find me.
- 17:40Check it out. We'll put all those details in
- 17:42the show. Notes Craig.
- 17:43It's been a real pleasure. Thanks for joining us on House
- 17:45Planet Bite Size. Thank you, James.
