- 1:53us on host Planet Bite Size. You've got 5 tips to share on
- 1:57how to secure those all important five star reviews on
- 2:00Airbnb. So take it away with tip #1.
- 2:03Awesome, so tip #1 would be add cherry on top items.
- 2:10I call these my Co T items. These are this is how you truly
- 2:15stand out. I've I always leave like a
- 2:19personalized note for the guests, allergy friendly local
- 2:23snacks and coffee beans and dog treats if they're bringing a
- 2:27dog. Other easy cherry on top items
- 2:30are like fresh flowers and a vase on the dining room table or
- 2:33a small gift card to the Coffee Cafe across the street.
- 2:38Even something as simple as a video attached to your check in
- 2:41message that introduces yourself and welcomes them to the space.
- 2:46What's interesting is that so many of my five star reviews
- 2:50specifically mention these little touches.
- 2:53And even if guests don't remember those little details,
- 2:56you know they will remember how welcomed and cared for they
- 3:00felt. And so that is my first tip.
- 3:04I love those. I love those.
- 3:06Yeah. The, the COT, the cherry, cherry
- 3:09cherry on the top of the cake items.
- 3:11Yeah. I, I think sometimes hosts, they
- 3:15don't know exactly what to leave.
- 3:17And I remember in our case, when we started hosting, and often at
- 3:22the start, we'd leave a bottle of wine or maybe a few beers.
- 3:25And then we found that not everybody wants a bottle of wine
- 3:28and sometimes it gets drunk and all that kind of thing.
- 3:31So. But, yeah, I think working out
- 3:33exactly what to leave and just, you know, doing stuff that's
- 3:37thoughtful, they can really move the needle, can't, you know, it
- 3:39makes makes guests think, oh, they've really thought about
- 3:42this. Yeah, absolutely.
- 3:44And I noticed the same thing. Like I was also leaving out wine
- 3:47at one point. And I also noticed like, you
- 3:50know, some sometimes people don't want to drink and they're
- 3:53like specifically staying away from that.
- 3:54So I've tried to find local snack companies that specialize
- 3:59in having products that are very allergy friendly also.
- 4:04So like vegan and gluten free and no nuts and all the things.
- 4:08I actually searched on chat to BT specifically for this and I
- 4:11found the company that I now work with.
- 4:14They're called Absurd Snacks. They're in Richmond, VA where I
- 4:16am, but they're incredible. And now I work with them and
- 4:20they give me like awesome discounts on bulk, like little
- 4:23snacks that I can just leave leave out for each new guest
- 4:27that's coming in. Your short term rental business
- 4:29is evolving fast, but how do you keep up with the latest
- 4:33regulation, tax changes and industry trends?
- 4:36The answer is to attend the House Planet Roadshow, which is
- 4:40coming to a city near you in 2026.
- 4:43This is the UK's premier event for holiday let professionals,
- 4:48supported by the Short Term Accommodation Association, Price
- 4:52Labs and the Women in Short Term Rentals community.
- 4:55This is your essential opportunity for learning,
- 4:58networking and expert insight. Starting in Cornwall on the 5th
- 5:03of February, you'll spend and a full day mastering compliance,
- 5:06optimizing your revenue strategies and sharing lessons
- 5:10learned with your peers. After Cornwall will be in
- 5:13Portsmouth on the 4th of March and London on the 23rd of April.
- 5:18That's the day after the Short Stay summit.
- 5:21Later in the year we'll be heading to Nottingham, Bath,
- 5:24Chester and Edinburgh. So don't navigate the complex
- 5:282026 market alone. Learn from the leaders driving
- 5:32the industry forward and shape the short term rental
- 5:35conversation in your market. Tickets are just £40 each and
- 5:40available now from our website. Head to Houseplanner dot Club
- 5:45for further details. And I love the leaving a video
- 5:49idea as well because this really personalizes the experience.
- 5:53And again, the guest is thinking, oh, they're really
- 5:56taking care of me here. Yeah, so many people mention
- 6:00that specifically and like, bonus points if you want to
- 6:03create a personalized video for every guest that comes in, but I
- 6:07just have a general one that's automatically sent out with my
- 6:10welcome message. And like, not only is it helpful
- 6:14'cause I also, I introduced myself and I showed them how to,
- 6:16you know, find their driveway and everything, but it also
- 6:20helps me come across as who I am, like an actual human being
- 6:23and not just an alien on the other side of the screen, you
- 6:26know, a robot. So I think like, that is an
- 6:29extra touch that people are like, oh, you know, she's a cool
- 6:32person. I want to take care of her
- 6:33space. Like just seeing my face makes a
- 6:36big difference it seems. Yeah, humanizing the experience,
- 6:39Yeah. And making people realize it's
- 6:41not a not a faceless company that's leading this property
- 6:44management business. Is, is actually a person who
- 6:47cares about the space. Yeah.
- 6:48Brilliant. OK then, Caitlin, so tip #2.
- 6:52Tip #2 would be intentional with your design, so thoughtful
- 6:57design goes a really long way and you don't need a huge budget
- 7:01for this, just, you know, intention.
- 7:03So make sure that the exterior and entryways are well lit for
- 7:09example. Or choose durable, easy to clean
- 7:12materials that hold up well for short term stays.
- 7:16Decide on a color palette or a theme that helps your space feel
- 7:21cohesive. For decor, think second hand
- 7:25finds like local art or unique pieces instead of generic decor
- 7:31from big box stores. Guests really want to feel like
- 7:34they're staying somewhere special and not cookie cutter.
- 7:38So you know, memorable stays create or sorry, memorable
- 7:42spaces create memorable stays. Yeah, great point.
- 7:45And I think as well kind of advertise and promote your local
- 7:51area, be part of your region and your community.
- 7:54That's one thing that we've been speaking about.
- 7:56Our rentals are in Yorkshire and the North of England and we've
- 7:59been thinking about how we can make it seem, you know, kind of
- 8:02seamlessly be part of the local community, whether that's
- 8:06something that you leave or the pictures on the wall or whatever
- 8:09it is. You know, you want people to
- 8:11feel as if they're, they're part of the experience.
- 8:13You know where you are in, in your local.
- 8:15All right then, Caitlin tip #3 Yep.
- 8:18All right, tip #3 don't rely on your cleaners for everything.
- 8:24I see this all the time and you know, the cleaners job is to
- 8:27clean. It's not quality control.
- 8:30So try to have a second set of eyes on the property between
- 8:34stays, whether it's you or a Co host or a trusted neighbor who
- 8:40can pop in. And I'm, I'm talking about
- 8:42things like, you know, checking the battery.
- 8:44Is it replaced? Placing the light bulbs and
- 8:46setting the thermostat, making sure the TV is set to the home
- 8:49screen, or turning on the twinkle lights or the porch
- 8:52light? If you know that the guests are
- 8:53arriving late, it's often these small details that can separate
- 8:58a four-star stay versus A5 star stay.
- 9:02I think that's a really good point.
- 9:03And we had Sarah Caracay and on from thanks for visiting and she
- 9:08said one of the things which had made her reviews go up and up
- 9:12was making sure that the cleaner is not the last person to see
- 9:15the property. Always having that final
- 9:18inspection because, you know, it's look little tiny things
- 9:21like you say, they just get missed now and again.
- 9:24And it is those annoying things like, oh, the, you know, the
- 9:27batteries have gone in the remote where the guests are.
- 9:29I'm a bit annoyed. I've just, I've just kind of
- 9:31like flopped out on the, the bed and I want to put the TV on.
- 9:33Oh, the batteries have gone or the lamp doesn't work or, or
- 9:36something like that. So, yeah, having that extra
- 9:38layer of of checking can be, can be really, really important.
- 9:43OK then, Caitlin, so tip #4. Yeah, OK, so these last two tips
- 9:48really apply to any business, but they're incredibly
- 9:51important. They really shouldn't come as a
- 9:53surprise, but my, my number, I guess 4 tip is to see challenges
- 10:00as opportunities to go above and beyond.
- 10:03So this mindset shift is huge. Instead of seeing guests
- 10:09requests or issues as annoyances, see them as a chance
- 10:12to really create a standout moment.
- 10:14So for example, on a super hot day, you know, last summer, we
- 10:19brought over extra fans and popsicles for our guests and it,
- 10:23you know, they weren't complaining about it, but it was
- 10:25an opportunity for us to turn a potential discomfort into a
- 10:29really memorable experience. And they wrote about that in the
- 10:32review. So even if you don't live close
- 10:35by, you can still show up in these moments.
- 10:39Services like Walmart plus or shipped.
- 10:42I don't know what you guys have in the UK but like a quick.
- 10:45Amazon. Yeah.
- 10:47Like something where if they need something, you can get it
- 10:50to them really quick. They, you know, make delivering
- 10:54essentials quickly, easily. Those challenges are often where
- 11:00some of the best reviews are actually born.
- 11:03Yeah, I love the, I love the the popsicles idea that, you know,
- 11:07really hot day, especially if it's a family travelling with
- 11:10kids sending around some some some ice cream or some ice
- 11:14lollies as we might call them over in the UK.
- 11:16Yeah, I think that's that's a really lovely touch.
- 11:19All right then, Caitlin, so tip #5.
- 11:22OK, so tip #5 communication is everything, as with anything
- 11:27that you do, right? So you know, your space doesn't
- 11:30have to be perfect. No one's expecting to stay at
- 11:33the Ritz unless that's what you're specifically marketing in
- 11:36your listing. But just be upfront about things
- 11:39like street noise or pets on the property or, you know, any
- 11:42shared spaces. When guests know what to expect,
- 11:46they're far more forgiving and they're so much more
- 11:49appreciative. So transparency builds trust.
- 11:52Trust and Trust leads to five star reviews.
- 11:55Absolutely. And in in terms of communication
- 11:57as well, where do you stand on sending automated messages?
- 12:02I'm particularly thinking after the stay here where you might be
- 12:06wanting to prompt the guest to to leave your a review and in
- 12:11relation to kind of like, it sounds a bit bad.
- 12:13We're kind of like coaching people into making sure that
- 12:16they leave you a 5 star review or a good review or that they
- 12:19understand the review system. You know what would your advice
- 12:22be there? You know, different hosts have
- 12:25different advice here. What's interesting is I've
- 12:27actually never once asked for a five star review and I have over
- 12:312500 five star reviews. I feel like if you just focus on
- 12:36giving the guest a fabulous experience, those reviews will
- 12:40naturally come. And you know, even though I
- 12:43don't specifically ask, please leave a five star review,
- 12:45something I will say sometimes is, you know, thanks for being a
- 12:49fabulous guest and leaving the space so clean.
- 12:52I will definitely be leaving you a 5 star review.
- 12:55And it kind of like puts it in their head, you know, Maybe I
- 12:58should leave her a five star review, too.
- 13:01Yeah, it's like a little nudge, isn't it?
- 13:03It's like a little a little nudge. 5 star, five star.
- 13:06Brilliant. 5 fantastic tips there, Caitlin.
- 13:09I'm sure people in the audience will find them really useful.
- 13:12Just tell us about your platform host with Kate, where people can
- 13:16find you and how you help people.
