- 1:24SPEAKER_05: Zillow Don't Know You.
- 1:25SPEAKER_05: Let's say it one, two, three.
- 1:26SPEAKER_04: Congratulations, Grandpa Chris.
- 1:30SPEAKER_03: That's right.
- 1:31SPEAKER_03: Grandpa Chris, yes, yes, I am a newly appointed grandpa appointed.
- 1:35SPEAKER_03: I don't know.
- 1:36SPEAKER_03: Sure.
- 1:36SPEAKER_05: You're a newly blessed grandfather.
- 1:38SPEAKER_03: My oldest son and daughter-in-law had their their first child, my first grandbaby, Laney May.
- 1:44SPEAKER_05: I was gonna say, and a granddaughter, which is little granddaughter, little Laney Mae.
- 1:47SPEAKER_03: I've always wanted a little girl.
- 1:48SPEAKER_03: Now I have a granddaughter.
- 1:49SPEAKER_03: So I just doubly as much, right?
- 1:51SPEAKER_03: Without the discipline.
- 1:53SPEAKER_03: That's the right thing.
- 1:54SPEAKER_05: Hey, now is she she's the big puppy of the family?
- 1:57SPEAKER_05: That's right.
- 1:58SPEAKER_05: That's right.
- 1:58SPEAKER_03: Yeah, I was actually talking to some of my guys earlier this morning.
- 2:01SPEAKER_03: The shop showed them the pictures and stuff.
- 2:02SPEAKER_03: Like, yeah, we're gonna be called grandpa.
- 2:03SPEAKER_03: It's kind of a sign of respect versus gramps or grandad or pappy or you know, all that stuff.
- 2:08SPEAKER_03: Paul Paul.
- 2:09SPEAKER_03: And I said, yeah, I said, maybe I'll be G Dog.
- 2:12SPEAKER_04: Oh, G Dog.
- 2:13SPEAKER_03: Be G Dog.
- 2:15SPEAKER_03: You never know what they'll call you.
- 2:17SPEAKER_03: So anyway, hey, today's podcast.
- 2:19SPEAKER_03: Thank you for that.
- 2:20SPEAKER_03: I appreciate that.
- 2:20SPEAKER_03: I really appreciate it.
- 2:21SPEAKER_03: We love you.
- 2:22SPEAKER_03: Yes, thank you.
- 2:23SPEAKER_03: So today's segment, right?
- 2:25SPEAKER_03: A realtor segment is talking about things Zillow will never tell you.
- 2:28SPEAKER_03: So Zillow is a popular interweb site you can go to, right?
- 2:33SPEAKER_03: Where people can look up not truly appraised values of homes.
- 2:37SPEAKER_03: A zestim.
- 2:38SPEAKER_04: Zestim.
- 2:39SPEAKER_04: A Zillow's.
- 2:40SPEAKER_03: It's a zestimate, right?
- 2:42SPEAKER_04: Zillow's estimated.
- 2:44SPEAKER_04: I think this is what it's worth.
- 2:46SPEAKER_04: I've never been there.
- 2:47SPEAKER_04: I've never seen it, but this is what I think.
- 2:50SPEAKER_03: And even on homes that uh haven't had a transactional sale for decades, decades.
- 2:55SPEAKER_03: Yeah, you'll still give a zestimate on it, right?
- 2:57SPEAKER_03: Yeah.
- 2:57SPEAKER_03: So this is great information because I bet there's a lot of potential sellers and buyers out there that rely on Zillow to do that.
- 3:05SPEAKER_05: Last night I met up with one of my friends who I haven't seen since high school.
- 3:09SPEAKER_05: So there was a bunch of them.
- 3:11SPEAKER_05: And she, it's so weird that she brought this up because she's looking to buy a new home.
- 3:16SPEAKER_05: And I said, She's like, she was she really wants to stay in like her certain district in Chatham.
- 3:21SPEAKER_05: But she all, you know what she says?
- 3:22SPEAKER_05: She said, I check Zillow every day.
- 3:24SPEAKER_05: She said, I check Zillow every day.
- 3:26SPEAKER_05: And I said, You gotta start listening to my podcast.
- 3:28SPEAKER_05: I swear to God, I said that to her.
- 3:29SPEAKER_03: Yeah.
- 3:30unknown: Yeah.
- 3:31SPEAKER_03: Because if you ever found yourself scrolling Zillow at 10 o'clock at night thinking you found your dream home, this episode is for you, right?
- 3:37SPEAKER_03: Because Zillow is an amazing tool, but only tells you part of the story.
- 3:42SPEAKER_03: Today we're talking about things Zillow can't tell you and why those details could save you thousands of dollars or help you avoid buying the wrong home or even selling your home at a different value of what you thought that it really is.
- 3:54SPEAKER_04: Well, you better, yeah, you better investigate that.
- 3:56SPEAKER_03: Don't you just go off of our professionals that first trust with pros?
- 4:00SPEAKER_05: I know.
- 4:00SPEAKER_05: I feel I mean, looking at Zillow from previous things, I when I see these prices, I always think they're low because I'm always like, oh, I can I could afford that.
- 4:09SPEAKER_05: You know what I'm saying?
- 4:11SPEAKER_07: Maybe.
- 4:11SPEAKER_05: But you do is that how it normally is that what you notice?
- 4:14SPEAKER_05: Well, it doesn't matter.
- 4:17SPEAKER_05: Yeah.
- 4:17SPEAKER_04: Sometimes they're over, sometimes they're under, sometimes they're, you know, they're right on.
- 4:22SPEAKER_04: Very seldom are they really.
- 4:23SPEAKER_05: Is it a person that is estimating these, or is it a there's probably it's an algorithm.
- 4:28SPEAKER_04: Exactly.
- 4:29SPEAKER_05: Yeah, and see you can't know.
- 4:30SPEAKER_05: Yeah, algorithm.
- 4:31SPEAKER_04: It's an algorithm.
- 4:32SPEAKER_04: What has sold?
- 4:33SPEAKER_04: They go through a process and then they, you know, the highest and best.
- 4:37SPEAKER_04: I mean, they throw it out there and they try to get that.
- 4:39SPEAKER_04: And then people look at that and they think, on the interweb, yeah.
- 4:44SPEAKER_04: The interweb.
- 4:44SPEAKER_04: So it has to be true.
- 4:46SPEAKER_04: No, it's not.
- 4:46SPEAKER_04: It's not.
- 4:47SPEAKER_04: And other ones have it too.
- 4:49SPEAKER_04: Redfin has an estimation.
- 4:51SPEAKER_04: Realtor.com has an estimation, and they all and they use uh core logic, they use different algorithms that they look at to see what those are.
- 5:01SPEAKER_04: And so, you know, and we look at the multiple listing system, we look at what has sold, what is out there, what what's our competition.
- 5:09SPEAKER_04: Is the mul is the wait, hold on, I think I remember this.
- 5:12SPEAKER_05: MLS.
- 5:12SPEAKER_05: Oh, okay.
- 5:14SPEAKER_05: So does only brokers and realtors have access to that?
- 5:18SPEAKER_05: Yes.
- 5:19SPEAKER_05: Okay, so see, you can't pay to have that comparison.
- 5:21SPEAKER_05: To the MLS.
- 5:22SPEAKER_05: Yeah, MLS.
- 5:23SPEAKER_04: But Zillow and all of those out there on the internet, they're out there for everybody to look at.
- 5:28SPEAKER_04: Right.
- 5:28SPEAKER_04: Which is a good place to start, right?
- 5:31SPEAKER_04: But investigate.
- 5:32SPEAKER_03: With the pictures that they have too.
- 5:33SPEAKER_03: Yes.
- 5:34SPEAKER_03: Right?
- 5:34SPEAKER_03: But pictures can mislead us.
- 5:36SPEAKER_06: Absolutely.
- 5:37SPEAKER_06: We know that.
- 5:38SPEAKER_03: And so talk to us about that, the pictures a little bit.
- 5:40SPEAKER_06: I think a big thing with pictures on Zillow, and we use Zillow, like we put our houses on Zillow when we put them on our MLS system, it goes to Zillow.
- 5:49SPEAKER_06: Holds it to Zillow.
- 5:51SPEAKER_06: Does it to the other sites too?
- 5:52SPEAKER_06: Okay.
- 5:52SPEAKER_06: Yes.
- 5:53SPEAKER_06: Okay.
- 5:53SPEAKER_03: There's like 13 other sites.com.
- 5:56SPEAKER_06: A lot of the times the pictures look larger than what the rooms really are.
- 6:00SPEAKER_06: That's with anyone.
- 6:01SPEAKER_06: Oh, you're taking the pictures from a higher angle, you're taking them from angles where you with the wide lens.
- 6:06SPEAKER_06: Yeah.
- 6:07SPEAKER_06: Yes, I do that.
- 6:08SPEAKER_04: Well, we've talked about that.
- 6:09SPEAKER_04: You know, 700 square feet is 700 square feet.
- 6:13SPEAKER_04: Exactly.
- 6:13SPEAKER_04: Even though the living room looks like the whole 700 square feet.
- 6:17SPEAKER_04: There's a couple of bedrooms in there and a kitchen.
- 6:19SPEAKER_05: So you gotta really look at the floor.
- 6:20SPEAKER_05: And of course, don't you think, Lydia, that people are using like filters and everything?
- 6:24SPEAKER_05: And lighting.
- 6:25SPEAKER_06: Because lighting's a good thing.
- 6:26SPEAKER_06: I mean, you want it to look light and there.
- 6:28SPEAKER_04: Not allowed to use filters.
- 6:30SPEAKER_05: We're not.
- 6:31SPEAKER_05: Oh, you're not?
- 6:32SPEAKER_03: We can't change anything.
- 6:33SPEAKER_03: Right.
- 6:33SPEAKER_03: It's got to be what it is, right?
- 6:35SPEAKER_05: You can't do the saturation or anything.
- 6:37SPEAKER_05: Oh wow.
- 6:39SPEAKER_04: You can put lights in, right?
- 6:41SPEAKER_04: Yeah.
- 6:41SPEAKER_04: We bring in the light to make it look bright and you know, the light helps and it hurts because it shows a lot of things.
- 6:49SPEAKER_04: So but I'm okay with that because I want people to see for real what the house looks like so that they don't walk in the home and then go.
- 6:57SPEAKER_04: You want them to see what they're actually finding to be able to do.
- 7:00SPEAKER_04: Yeah, you guys aren't like sly sailors.
- 7:02SPEAKER_03: Because filters would be putting lipstick on a pig.
- 7:04SPEAKER_04: Yes.
- 7:05SPEAKER_04: Yes.
- 7:05SPEAKER_04: I do not like confinement.
- 7:08SPEAKER_03: I'm not calling you a pig, Kate.
- 7:10SPEAKER_03: Yeah.
- 7:10SPEAKER_03: I'm not saying that.
- 7:11SPEAKER_05: I'm about to be with this hamstring pole.
- 7:13SPEAKER_05: Yeah.
- 7:14SPEAKER_03: So so on those pictures, right?
- 7:16SPEAKER_03: So should people solely rely on pictures when they're when they're buying a home game?
- 7:20SPEAKER_06: Go see the house multiple times.
- 7:23SPEAKER_03: Call our professionals at first trocerily pros, right?
- 7:26SPEAKER_03: Yes.
- 7:26SPEAKER_03: At 217-825-3999.
- 7:28SPEAKER_03: 39999.
- 7:30SPEAKER_03: Call Lydio.
- 7:31SPEAKER_05: When you Lideo.
- 7:33SPEAKER_05: If you when you put your listings out and it goes out to all those sites, like it says on there, like listed by.
- 7:39SPEAKER_05: Uh-huh.
- 7:40SPEAKER_05: Okay.
- 7:40SPEAKER_05: That's what I thought.
- 7:41SPEAKER_05: Because I felt like I get a lot of hits.
- 7:44SPEAKER_05: Like, I don't know, is that how you say it?
- 7:45SPEAKER_05: From your zest or from those websites.
- 7:48SPEAKER_04: Oh yes.
- 7:49SPEAKER_04: Because I will be putting in a new listing at in the night.
- 7:53SPEAKER_04: You know, I'm I'm laying in the bed with my laptop.
- 7:56SPEAKER_04: You're the pudding in at 10 o'clock in the morning.
- 7:58SPEAKER_04: People are zooming to the clock.
- 8:00SPEAKER_04: So then I'll get it all in there, say by midnight or something.
- 8:02SPEAKER_04: And then I start watching.
- 8:04SPEAKER_04: And people are, I mean, it's already getting hits.
- 8:06SPEAKER_04: Yeah.
- 8:07SPEAKER_04: You know, okay.
- 8:08SPEAKER_04: By morning, you've got 200 hits and you know, seven saves or something like that.
- 8:13SPEAKER_07: Right.
- 8:13SPEAKER_04: So now you know people are looking and they don't sleep.
- 8:16SPEAKER_04: I don't sleep.
- 8:17SPEAKER_04: They don't sleep.
- 8:18SPEAKER_07: Yeah.
- 8:18SPEAKER_04: So they're looking at those.
- 8:19SPEAKER_04: So yeah, you're getting hits on all of those sites.
- 8:22SPEAKER_04: Homes.com, Google Homes, I mean all of them.
- 8:25SPEAKER_07: Right.
- 8:25SPEAKER_07: Yeah.
- 8:26SPEAKER_05: So can a for sale by owner person put their home on Zilla?
- 8:31SPEAKER_07: Yes.
- 8:32SPEAKER_05: Yeah.
- 8:32SPEAKER_05: And that's where the problem lies.
- 8:34SPEAKER_05: Not realtor.com.
- 8:35SPEAKER_04: Okay.
- 8:35SPEAKER_04: That is for realtors only.
- 8:37SPEAKER_04: Yeah.
- 8:38SPEAKER_03: Right.
- 8:38SPEAKER_03: That pulls only from and so on on Zillow, because today we're talking about Zillow, right?
- 8:43SPEAKER_03: And and some similarities to other sites out there, right, on the internet.
- 8:47SPEAKER_03: But does it tell us on there how many days a house has been on the market?
- 8:51SPEAKER_05: Yeah.
- 8:51SPEAKER_05: Yeah.
- 8:52SPEAKER_05: Yeah.
- 8:52unknown: Yeah.
- 8:52SPEAKER_03: Okay.
- 8:53SPEAKER_03: And what what does that mean?
- 8:54SPEAKER_03: So if it's if I see a one on there that's been says 60 days, right, does that mean something's wrong?
- 8:59SPEAKER_06: No, not necessarily.
- 9:00SPEAKER_06: I think the biggest thing is if the house is listed at the wrong price, it's going to sit there longer because if it's way over, it's going to sit there longer because people aren't going to put in an offer.
- 9:10SPEAKER_05: Right.
- 9:10SPEAKER_04: So it could be, yeah, it could be poor marketing.
- 9:13SPEAKER_04: Yeah.
- 9:13SPEAKER_04: It's just not being marketed in the right areas.
- 9:16SPEAKER_03: The right owner hasn't been found yet.
- 9:18SPEAKER_04: Yes.
- 9:19SPEAKER_03: As in it could be like that house is earmarked for a specific person to match up and they're just not found here.
- 9:25SPEAKER_04: Well, kind of like your country club house.
- 9:27SPEAKER_04: Well, that and the one that we did the video on.
- 9:29SPEAKER_04: Yeah.
- 9:30SPEAKER_04: It was crazy because it's beautiful.
- 9:32SPEAKER_04: It's absolutely beautiful home.
- 9:34SPEAKER_03: But it's unique.
- 9:35SPEAKER_04: And it was unique.
- 9:36SPEAKER_03: Correct.
- 9:36SPEAKER_04: And and it's in right in it is in a great neighborhood, but it's kind of in the middle of everything.
- 9:41SPEAKER_04: And so you've got people all the way around you.
- 9:43SPEAKER_04: And so for some reason, I didn't have the I had the looks on the views, I should say, the views on Zillow, but I didn't have the calls.
- 9:51SPEAKER_04: Right.
- 9:52SPEAKER_04: And so I am trying to constantly figure out how do I get them into that house.
- 9:57SPEAKER_04: And it took the right person at the right time who walked in and said, This is my house.
- 10:02SPEAKER_04: So you sold.
- 10:03SPEAKER_04: Yeah.
- 10:03SPEAKER_04: We closed on it yesterday.
- 10:05SPEAKER_04: Yes.
- 10:06SPEAKER_03: Awesome.
- 10:06SPEAKER_03: Closed on it yesterday.
- 10:07SPEAKER_04: We closed on it yesterday.
- 10:08SPEAKER_03: Yeah, because it's not sold until it's closed.
- 10:11SPEAKER_04: That's right.
- 10:12SPEAKER_03: Yeah, it isn't because it could be like but there was nothing.
- 10:15SPEAKER_04: You know, they did the inspections, they did all the things, and there was nothing, you know, nothing wrong with the house.
- 10:19SPEAKER_04: So a lot of people will say, if it's been on there for 30 days, if it's been on there for 60.
- 10:24SPEAKER_04: Now I start looking.
- 10:25SPEAKER_04: If it's been on there for 45 days or more, and somebody calls me with an FHA or a rural development loan, a government loan, then I start saying, okay, why couldn't other first-time homebuyers get this house?
- 10:37SPEAKER_04: So let's go look at it.
- 10:38SPEAKER_04: Right.
- 10:39SPEAKER_04: Let's see if it's something that can be fixed.
- 10:41SPEAKER_04: Can we negotiate this out and see if we can get it done?
- 10:45SPEAKER_04: So you look at it that way and not just go, oh, there must be something wrong with it.
- 10:50SPEAKER_04: Because not always.
- 10:51SPEAKER_05: Because she's you're solving a problem.
- 10:53SPEAKER_05: Yes.
- 10:53SPEAKER_05: Whereas people without you guys looking at Zillow wouldn't be able.
- 10:57SPEAKER_05: They just be like, well, screw it.
- 10:59SPEAKER_03: And that and that's the thing.
- 11:00SPEAKER_03: We will never change, no matter how professional you guys are, which are very professional, you'll never change the attitude of some people, like, oh, it's been on there 61 days, must be a crap house.
- 11:08SPEAKER_03: I'm not, I'm not even gonna do it.
- 11:10SPEAKER_03: Yeah, yeah.
- 11:10SPEAKER_03: You know, you're never gonna change that, right?
- 11:12SPEAKER_04: Yeah, yeah.
- 11:13SPEAKER_04: Always look at it.
- 11:14SPEAKER_04: I sold a house.
- 11:15SPEAKER_04: They they called me for the house next door to this one.
- 11:19SPEAKER_04: And they said, Nope, we just want to look at this one.
- 11:21SPEAKER_04: And I said, when we looked at it, they came out and they were like, eh, I don't know.
- 11:25SPEAKER_04: And I said, please go look at this one.
- 11:27SPEAKER_07: Right.
- 11:28SPEAKER_04: And it was an A-frame, and it was kind of an odd, it was an odd unique, yes.
- 11:33SPEAKER_04: Yes.
- 11:33SPEAKER_04: And I said, please just look at it.
- 11:35SPEAKER_04: And they were like, Okay, and they walk in, the son fell in love with it completely.
- 11:40SPEAKER_04: The wife said, You know what I could do with this kitchen?
- 11:43SPEAKER_04: She had just vision immediately.
- 11:46SPEAKER_04: They bought that house.
- 11:47SPEAKER_04: So always look at something that you might think, well, from the outside, it just doesn't look like it.
- 11:54SPEAKER_04: But it was on the lake.
- 11:56SPEAKER_04: And when you got inside and you went in and you saw the windows, you saw the lake.
- 12:00SPEAKER_04: You had a beautiful view.
- 12:01SPEAKER_05: It's almost like when I mean, this is how I can compare this to like you being the realtor mom.
- 12:06SPEAKER_05: When you when a when a daughter goes wedding dress shopping, she usually is never gonna listen to the mom.
- 12:11SPEAKER_05: You know what I'm saying?
- 12:12SPEAKER_05: Yeah.
- 12:12SPEAKER_05: But what usually happens?
- 12:14SPEAKER_05: The mom picks out the wedding dress.
- 12:19SPEAKER_05: Well, try them the best, and you know reality the best.
- 12:23SPEAKER_05: Yes.
- 12:24SPEAKER_05: And I think you should go just check every single one to the show.
- 12:27SPEAKER_03: The moral of the story is it truly is the house finds the buyer, the owner, right?
- 12:34SPEAKER_03: I mean, it's kind of like a pet at the shelter.
- 12:36SPEAKER_03: The you it it just connect the connection's made, right?
- 12:40SPEAKER_03: And everything happens for a reason.
- 12:41SPEAKER_03: God's got a bigger plan for everybody.
- 12:43SPEAKER_03: He's like, that's not your house.
- 12:44SPEAKER_04: That's not your house.
- 12:45SPEAKER_04: Go on there.
- 12:47SPEAKER_04: Go on next door and see that one.
- 12:49SPEAKER_04: I like that story a lot.
- 12:50SPEAKER_04: Yeah.
- 12:50SPEAKER_04: And so, you know, if you have a realtor that's trying to push you into buying a home and pushing and pushing and it's there for the commission.
- 12:56SPEAKER_04: They're there, right, right, right, right, right, right.
- 12:58SPEAKER_04: If and I always say, you know, you need to look at least 10 or more homes.
- 13:04SPEAKER_04: You know, yeah, am I gonna be driving all over?
- 13:06SPEAKER_04: Absolutely.
- 13:07SPEAKER_04: But when we walk in and you go, bam, that is the one, and you feel it in your gut, I'm happy.
- 13:13SPEAKER_04: Right.
- 13:14SPEAKER_04: So happy.
- 13:14SPEAKER_03: Yeah, because you're in it for the you guys are in it for the right reason.
- 13:17SPEAKER_03: First choice Reality Pros.
- 13:18SPEAKER_03: Yeah.
- 13:18SPEAKER_03: You are making sure that it's the right, right house for the right buyer, that it's the right fit.
- 13:23SPEAKER_03: Yeah.
- 13:23SPEAKER_03: Because you don't want a bad taste in people's mouth.
- 13:25SPEAKER_04: No.
- 13:26SPEAKER_03: So but again, we're talking about Zillow.
- 13:28SPEAKER_03: Yes.
- 13:28SPEAKER_03: So, and on Zillow, if there is a price drop, what is what does that tell people?
- 13:34SPEAKER_03: Like these are desperate sellers, or is there something like that?
- 13:36SPEAKER_06: Something I said, it could have just been overpriced from the beginning.
- 13:39SPEAKER_06: Okay.
- 13:39SPEAKER_06: And then they realized that it was on the market for 15 to 30 days, however long they decide to leave it on before they drop it, that they're like, okay, we need to drop the price because we haven't had any showings or no one's put in an offer or a life change.
- 13:52SPEAKER_03: And we're really right, and we're really talking about this isn't like First Choice Really Pros dropping prices on Zillow on someone's house.
- 13:59SPEAKER_03: Oh, no, right.
- 13:59SPEAKER_03: This is what people would see on Zillow so they understand what they're looking at.
- 14:03SPEAKER_03: You we we you are truly educating the sellers and buyers today, not how First Choice Really Pros does it, but what to look out for and look for on Zillow.
- 14:13SPEAKER_04: Yeah.
- 14:14SPEAKER_03: And so that's really what price drops are telling us.
- 14:16SPEAKER_04: Well, and price drops are good to do.
- 14:18SPEAKER_04: You know, some people will say, give them closing costs, do this, do that.
- 14:22SPEAKER_04: Well, how about let's drop the price?
- 14:24SPEAKER_04: And then everybody that is saved on all these on these.
- 14:28SPEAKER_04: They're gonna get an alert.
- 14:29SPEAKER_04: Now they know that we've dropped the price.
- 14:32SPEAKER_04: Call the realtor and say, What's the price?
- 14:34SPEAKER_04: Why did they drop the price?
- 14:36SPEAKER_04: What's going on?
- 14:37SPEAKER_04: What could be a life change?
- 14:38SPEAKER_04: They they've moved already and they need to get this done.
- 14:40SPEAKER_04: And they need to say, Okay, let's get serious about this.
- 14:43SPEAKER_04: Yeah, let's get this price down, let's get this party started.
- 14:46SPEAKER_03: So, and I'm gonna go, I'm gonna take this party started.
- 14:50SPEAKER_07: Yeah, you're a good sticker.
- 14:52SPEAKER_07: Yeah.
- 14:52SPEAKER_03: All right, isn't such a thing?
- 14:54SPEAKER_03: Because we see this in other retail type scenarios where someone will throw something out at a inflated price on purpose that really is like, oh yeah, that's oh man, but that price and they purposely put it out of the higher price to come in two weeks later and go, it's here at this price.
- 15:09SPEAKER_03: Do you see that?
- 15:10SPEAKER_03: Do you see that in the market happen with other realtors, ever with house with real estate?
- 15:14SPEAKER_04: I don't see it a whole lot.
- 15:16SPEAKER_04: What I see is they'll come in at a lower price trying to get uh multiple offers.
- 15:22SPEAKER_03: So they'll come in low on purpose and multiple to try to get away.
- 15:25SPEAKER_03: Yeah, then they come up with a price ward?
- 15:28SPEAKER_04: Yes.
- 15:28SPEAKER_03: So it's the opposite effect in real estate.
- 15:30SPEAKER_03: Come in lower to get what I see.
- 15:32SPEAKER_03: Gotcha.
- 15:33SPEAKER_03: Yeah.
- 15:33SPEAKER_03: And again, that's when it's a that's when it's a seller's market, really.
- 15:37SPEAKER_04: Yeah.
- 15:37SPEAKER_04: Yeah.
- 15:37SPEAKER_04: Okay.
- 15:38SPEAKER_04: Yeah.
- 15:38SPEAKER_04: Cause, you know, so you you put it at 240, knowing that it's probably worth, you know, 247, 250, and then you get that or higher because now multiple offers have come in and they said this is totally worth it.
- 15:52SPEAKER_03: Right.
- 15:52SPEAKER_03: Yeah.
- 15:53SPEAKER_03: Right.
- 15:53SPEAKER_03: That makes sense.
- 15:54SPEAKER_04: I don't like to play games.
- 15:55SPEAKER_04: Yeah.
- 15:56SPEAKER_04: I'm not a game player.
- 15:57SPEAKER_04: No.
- 15:57SPEAKER_03: And that's good.
- 15:57SPEAKER_03: I mean, again, yeah, that's why everybody needs to pay attention to the first choice reality pro professionals.
- 16:03SPEAKER_03: I mean, because you guys are straight shooters.
- 16:05SPEAKER_03: You're the mom on real estate, you're the face on the houses.
- 16:07SPEAKER_04: Yeah.
- 16:08SPEAKER_03: You know, that's that's what we've got here, right?
- 16:10SPEAKER_03: And you got Lydio that'll help out and stuff in.
- 16:12SPEAKER_04: It's the new one, Lydio.
- 16:13SPEAKER_04: Sorry.
- 16:14SPEAKER_04: I love Lydio.
- 16:15SPEAKER_03: That's right.
- 16:16SPEAKER_03: So, from Zillow, why is seeing a house in person how it changes everything?
- 16:21SPEAKER_03: What just walk us through that?
- 16:23SPEAKER_03: We've kind of hinted on some things so far, but why seeing a home in person changes everything?
- 16:27SPEAKER_06: The layout.
- 16:28SPEAKER_06: You can't see the layout just from looking at pictures of the house.
- 16:31SPEAKER_06: You can imagine it and have a general idea of how it's going to be, but it really matters walking through that home, seeing everything and anything in there, seeing how you're gonna put your stuff in your living room or the bedrooms and look at it in person to make sure you actually do love it.
- 16:45SPEAKER_06: A couple times.
- 16:46SPEAKER_06: Don't just do it once.
- 16:47SPEAKER_04: Well, and so many people will walk in and go, I wondered how this room, where did this room come from?
- 16:52SPEAKER_04: Yeah, and how did this you know?
- 16:55SPEAKER_05: Connect to another room.
- 16:56SPEAKER_05: Yes, I was just gonna say, like the hallways and stuff like that.
- 16:59SPEAKER_05: And even if they do put the blueprint, which some of them I notice do, yeah, like you still know.
- 17:05SPEAKER_05: You don't, yeah.
- 17:06SPEAKER_05: I'm looking at lines.
- 17:07SPEAKER_05: Yeah, he might be able to visualize it with the blueprint, but not me.
- 17:10SPEAKER_05: Yeah, yeah, yeah.
- 17:11SPEAKER_03: Well, I too, I mean, some people can and can't do this, but some people will take these still images and they'll be like, okay, this there's that door, so that's this room.
- 17:19SPEAKER_03: Okay, that that that's gonna be laying there like, and they can some people can, but other people are like, that's a pretty picture.
- 17:25SPEAKER_03: That's a pretty picture, you know, and until they get out of here.
- 17:27SPEAKER_04: Yeah, they gotta they gotta do the flow.
- 17:29SPEAKER_04: You gotta see and does it flow for you, right?
- 17:32SPEAKER_04: Right.
- 17:32SPEAKER_04: You know, do I have to walk nine miles from the laundry room to the bedrooms?
- 17:36SPEAKER_04: Is there a laundry chute?
- 17:37SPEAKER_04: Just little things that walk in the green mile.
- 17:40SPEAKER_04: Yeah, yeah.
- 17:41SPEAKER_04: Don't do that.
- 17:43SPEAKER_04: So you just gotta walk through and see.
- 17:46SPEAKER_03: Well, you guys already said that on some pictures on Zillow, there's lights that brought in, like we have in our studio.
- 17:51SPEAKER_03: You have lights in there to help illuminate the rooms for better photography.
- 17:54SPEAKER_04: Yeah.
- 17:54SPEAKER_03: So if you're seeing it in person, you can see the natural lighting, right?
- 17:58SPEAKER_04: You can see the natural lighting, and you can't see a lot of times how dirty they left the house.
- 18:04SPEAKER_04: Yeah.
- 18:05SPEAKER_04: The lighting, because people will be like, Oh, I didn't dust.
- 18:08SPEAKER_04: And I'm like, okay, my camera's not gonna pick up your dust.
- 18:10SPEAKER_04: Okay.
- 18:11SPEAKER_04: Right, right.
- 18:11SPEAKER_03: Unless it's that thick.
- 18:12SPEAKER_04: Yeah.
- 18:13SPEAKER_04: Yeah.
- 18:13SPEAKER_04: But then you go in and you see, boy, that light really made those cabinets look a whole lot better.
- 18:19SPEAKER_04: Yeah.
- 18:19SPEAKER_04: So the lighting gets them in there, right?
- 18:22SPEAKER_04: But then are they disappointed once they're in there?
- 18:24SPEAKER_04: So be very careful.
- 18:25SPEAKER_05: Well, unlike last week, we talked about you have to go to the house because something on Zillow, they're not gonna talk about is the neighborhood or what's all around you.
- 18:31SPEAKER_05: Just like we talked about last week.
- 18:32SPEAKER_05: Or the yeah, or the smells.
- 18:33SPEAKER_05: Yeah.
- 18:34SPEAKER_04: Yeah.
- 18:34SPEAKER_03: Yeah.
- 18:35SPEAKER_03: You know, Zillow does not have on there.
- 18:36SPEAKER_04: Beware of the smells.
- 18:38SPEAKER_03: Oh, we we should have scratch and sniff pictures on Zillow.
- 18:41SPEAKER_05: What's the scent of this home?
- 18:42SPEAKER_05: Yeah.
- 18:43SPEAKER_05: No, sense of vision.
- 18:45SPEAKER_05: I'm surprised the phones haven't really come up with that yet.
- 18:47SPEAKER_03: Well, you know, oddly enough, quick one 30-second segue back.
- 18:51SPEAKER_03: They had talked about trying to figure out how they could do scent television where your TV would have certain things that would release aromatic things into the air while you watch it.
- 18:59SPEAKER_03: Food, so you'll get hungry and column and yeah, exactly.
- 19:01SPEAKER_03: Yeah.
- 19:02SPEAKER_03: To sell more product.
- 19:03SPEAKER_05: Crazy.
- 19:04SPEAKER_03: Nathan's mouth is just a boom.
- 19:06SPEAKER_05: Well, what if it's a smell I don't like?
- 19:07SPEAKER_05: I know.
- 19:08SPEAKER_05: That's the thing.
- 19:09SPEAKER_05: I don't want it in my house.
- 19:10SPEAKER_05: Yeah, I don't.
- 19:11SPEAKER_05: Yeah, that's what I own.
- 19:12SPEAKER_03: Well, they they will admit an odor out that you don't like and it's a cleaning product, then they emit the cleaning product.
- 19:17SPEAKER_03: You'd be like, ooh, I like that.
- 19:19SPEAKER_03: I want to buy that now.
- 19:20SPEAKER_03: Phone, Walmart, deliver now, boom.
- 19:22SPEAKER_05: Yeah, any good smells, I would be buying them.
- 19:24SPEAKER_05: I'm serious.
- 19:25SPEAKER_05: So see, Cinevision.
- 19:26SPEAKER_03: Okay.
- 19:26SPEAKER_03: Well, so here's the thing about Zillow, right?
- 19:28SPEAKER_03: So Zillow can't know you, right?
- 19:31SPEAKER_03: What does that mean that Zillow doesn't know you?
- 19:34SPEAKER_04: Doesn't know your lifestyle.
- 19:35SPEAKER_03: Okay.
- 19:36SPEAKER_04: Doesn't know your family needs.
- 19:38SPEAKER_04: Your future plans.
- 19:39SPEAKER_04: Yeah.
- 19:39SPEAKER_04: Your heart.
- 19:40SPEAKER_04: Yeah.
- 19:41SPEAKER_04: Your commute.
- 19:42SPEAKER_04: Your school preferences.
- 19:43SPEAKER_04: Yeah.
- 19:43SPEAKER_04: Which neighborhood truly fits you.
- 19:46SPEAKER_04: So that's why you have to drive those and see for yourself.
- 19:50SPEAKER_04: You know, don't just let, you know, a lot of people say, oh, I did the whole aerial thing on Zillow or one of the others.
- 19:58SPEAKER_04: And and you really need to go in.
- 20:00SPEAKER_04: You need to go to the house.
- 20:01SPEAKER_04: We've had people call from you know different states and say, you go look at it and you tell me, and I'm like, you I will do that.
- 20:08SPEAKER_04: Yes.
- 20:08SPEAKER_04: And I will take them through with the floor.
- 20:10SPEAKER_06: And I've done that taking them through for FaceTime and things.
- 20:12SPEAKER_06: But then if you are interested, book the showing and come see the house yourself.
- 20:17SPEAKER_06: Yes.
- 20:17SPEAKER_06: Book the flight.
- 20:18SPEAKER_05: I mean, I could never move into a home without seeing it or stepping into it.
- 20:24SPEAKER_03: And that's you though, but there are people that are.
- 20:25SPEAKER_04: There are people that say, no, no, no, I'm going to do this over the phone and I want your opinion.
- 20:30SPEAKER_04: And I'm like, my opinion and your opinion may not match.
- 20:34SPEAKER_04: Right.
- 20:34SPEAKER_04: Because I may love it.
- 20:35SPEAKER_04: And you get here and say, Lisa, I hate this.
- 20:38SPEAKER_04: Right.
- 20:38SPEAKER_04: And I just spent$300,000.
- 20:39SPEAKER_04: Yeah.
- 20:40SPEAKER_04: I'm not into that.
- 20:41SPEAKER_04: No, no.
- 20:42SPEAKER_04: I don't want you to come.
- 20:43SPEAKER_04: I want you to come and see it.
- 20:44SPEAKER_03: And that's where having a local real estate professional makes all the difference, right?
- 20:48SPEAKER_03: And that's why having our professionals at First Church Realty Pros is phenomenal.

- 21:01SPEAKER_03: So is there anything else about Zillow before we close out this segment?
- 21:05SPEAKER_03: Is there anything else about Zillow that people should be aware of?
- 21:08SPEAKER_05: Just that it's great.
- 21:09SPEAKER_05: It is as a first contact.
- 21:10SPEAKER_05: But don't just stick with that.
- 21:12SPEAKER_05: Don't rely on it.
- 21:13SPEAKER_05: Yes.
- 21:13SPEAKER_03: Don't put all your eggs in the Zillow basket.
- 21:16SPEAKER_04: Right agent, Lydia.
- 21:17SPEAKER_03: Lydia.
- 21:18SPEAKER_04: And and let her take you through it.
- 21:21SPEAKER_07: Right.
- 21:21SPEAKER_04: And she will find out the information that Zillow doesn't.
- 21:25SPEAKER_04: They don't do the disclosures.
- 21:26SPEAKER_04: They don't give you all the ages and all of the things that you're going to look into for the client.
- 21:35SPEAKER_04: We're going to dig deep.
- 21:36SPEAKER_04: We're going to give you the information so you feel good about your purchase.
- 21:41SPEAKER_04: That's what we do.
- 21:41SPEAKER_04: Yep.
- 21:42SPEAKER_03: I love it.
- 21:43SPEAKER_03: I love it.
- 21:43SPEAKER_03: Well, hey, that right on.
- 21:45SPEAKER_03: In closing, Zillow is a great starting point, but it shouldn't be the finish line.
- 21:49SPEAKER_04: No.
- 21:49SPEAKER_03: Right?
- 21:50SPEAKER_03: The closing table is.
- 21:51SPEAKER_04: Yes.
- 21:51SPEAKER_03: That's right.
- 21:52SPEAKER_03: And if you're thinking about buying or selling, having someone who knows the local market can help you see beyond the pictures, understand the numbers, and make a confident decision.
