- 0:59Today we're going to discuss the top three things that lenders
- 1:02look for in a holiday let property.
- 1:05And with me to discuss this topic and more is Joe Stallard
- 1:08from House and Holiday Home Mortgages.
- 1:10How's it going, Joe? Yeah, good.
- 1:12Thank you, James. Thanks for letting me on.
- 1:13It is a pleasure. OK then.
- 1:16So first of all, we're going to discuss financing and the fact
- 1:19that some people see it as the boring part of making a holiday
- 1:24let's investment. But as you're going to explain,
- 1:27it's a really important part of the process that you've got to
- 1:30get right. Yeah, I think so.
- 1:31I think, you know, it's, it's not the funnest thing when you
- 1:35think of of an investment and particularly in a holiday
- 1:38property, you know, you've got the different softwares you can
- 1:41implement to, to help get bookings, you've got furnishing
- 1:44the property, understanding who you're going to attract, you
- 1:47know, all of those aspects of owning a holiday that are
- 1:49arguably more fun than getting the finance right.
- 1:53But I think what it's really important to highlight is that,
- 1:56you know, this is a small niche area of lending.
- 1:59And so actually the differences between lenders can really add
- 2:03up and can really make a difference when it comes to a
- 2:06successful investment or not. How important is it for holiday
- 2:10let investors to deal with a broker then rather trying to do
- 2:15it themselves and maybe approach a a lender who who who operates
- 2:20in this space? Yeah, well you, yeah, I mean
- 2:22you're probably asking someone with a very biased opinion on
- 2:25that side of things, but I guess to sort of help illustrate why I
- 2:29think it is important you go to a broker.
- 2:31I was having a look at some some rates today and put a few
- 2:35different sort of scenarios together.
- 2:37So looking at a £250,000 mortgage, you know, between the
- 2:43first rate and the fifth rate in the market over 2 years, you
- 2:47could save yourself over £1700. So you know that is really a
- 2:52significant, significant saving that goes up on a five year
- 2:56products. You know looking at the numbers
- 2:58there, it's over 4000 lbs difference when you add it up
- 3:02over the 60 months of the five year products.
- 3:04So working with somebody who knows the lenders, knows the
- 3:09market can also make this process simpler for you as well
- 3:12as just talking about pure numbers I think is a really
- 3:16important piece of your holiday let kind of strategy and
- 3:20involvement. I remember when I was starting
- 3:22out and you couldn't find really that many lenders even just by
- 3:26doing a Google search that were operating in the holiday let
- 3:29space. And it was only after speaking
- 3:31to a broker that I realized the amount of niche building
- 3:36societies that that were operating in the holiday let
- 3:38space. I think for me it really opened
- 3:41my eyes to to what was possible after working with a broker and
- 3:44I guess you experienced similar things with with your clients.
- 3:48Completely, you know, especially pre COVID, this was a really,
- 3:52really small market. COVID and holidaying in the UK
- 3:57obviously highlighted the investment opportunity to a
- 4:00number of people. And we've seen a growth in, in
- 4:02holiday let's since then. And as a result, you know, more
- 4:05lenders have have followed the demand and come into the come
- 4:09into the market, which is great because we've helped shape a
- 4:11number of their propositions and said what what clients are
- 4:14looking for and what works for clients and what they need and
- 4:17what they need to do differently.
- 4:20But it is still a small area of lending.
- 4:22You know, there are hundreds of lenders in the country.
- 4:24There's, you know, probably depending on who's lending at
- 4:26anyone time, probably under 30 people who have holiday lap
- 4:30products. So when you align the quirks of
- 4:33people's situations, the quirks of the property, the location,
- 4:38making sure you get that very best deal, the right deal for
- 4:42you can be tricky. And you know, you don't have to
- 4:45use a broker. You can go direct and find these
- 4:48people yourselves, but you can spend a lot of time doing that.
- 4:52Too, To what degree are lenders getting involved in the space
- 4:57more, and to what degree are they becoming more flexible with
- 5:00the products that they're offering?
- 5:04Yeah, I think as we see more lenders come into the space,
- 5:07there's obviously an increased sense of competition.
- 5:10So originally that looked like little features such as not
- 5:14requiring clients to have a personal income.
- 5:17Now that's become a little bit more common there.
- 5:20There's less less stress and rigour on on looking at people's
- 5:24personal income and more focus on the property.
- 5:27But that wasn't always there. So you know, it's these kind of
- 5:31rates are always going to be a little bit higher than your
- 5:34residential rates. It's an increased risk to the
- 5:37lender from an investment point of view.
- 5:40But what we're seeing through more lenders coming into into
- 5:45the into the space is yes, a sharpening of rate, but also a
- 5:48bit more flexibility around some of those features.
- 5:52You know, not all lenders used to understand that people
- 5:55holiday in this country outside of Cornwall and the Lake
- 5:58District. So you know, understanding that
- 6:00actually we short stay slow. These short stays can now happen
- 6:05in cities and adopting their lending criteria scenarios is
- 6:12becoming more increasingly. So you mentioned there the kind
- 6:16of the headline rates that are available at the moment.
- 6:19What? What should people expect if
- 6:20they're looking right now? Yeah.
- 6:23So obviously usual caveats with Ray James, you know, these are
- 6:28moving all the time. These are really based on very
- 6:32vanilla test circumstances. You're going to be just under
- 6:34the 5% mark depending on, you know, loan to value numberings
- 6:40and you know, fees on there probably between zero to 2 1/2
- 6:46grand, something like that. So at the moment, best case
- 6:49scenario, high floors, low fives I would suggest.
- 6:52Pretty good then at the moment it's definitely come down over
- 6:55the last over the last year or so, a year or so.
- 6:59OK, then we're going to run through the top three things
- 7:02that lenders are looking for in a holiday let property.
- 7:06So take it away with #1. OK, cool.
- 7:09I think before I get into these, it's important to say that we
- 7:12caveat all of these. So there are exceptions to
- 7:14everything I'm going to say here.
- 7:16Every time we look at something outside of this, we're adding a
- 7:20different layer of complexity, which means that we're going to
- 7:22be probably reducing the pool of lenders we have to go to and
- 7:26increasing, you know, potentially the cost of of that
- 7:30product. And that might, it might be a
- 7:32good thing, you know, it might be that you've found a great
- 7:34quirky property that people are going to want to come and stay
- 7:37in. And so actually it's worth
- 7:38taking hit on some of this stuff.
- 7:40But if we're talking generically, I think the most
- 7:44important thing that lenders are looking for really is the
- 7:47location of that property that really builds into, is it going
- 7:51to be rented out? Is it going to be successful?
- 7:55Is it something they can confidently give you money to go
- 7:58and buy in the knowledge that there's going to be demand for
- 8:01that property to rent? Also, you know, they think the
- 8:04worst of you is a borrower, you know, should you default on that
- 8:07mortgage? Is it a property they're going
- 8:09to be able to sell? If it's something that's often
- 8:12I'll Ireland and Scotland with a ferry to get to, you know, it
- 8:16might be a great fun adventure holiday for somebody, but for a
- 8:19number of lenders that difficulty of potential sale and
- 8:23everything like is probably going to probably going to mean
- 8:26that then. So location I think is
- 8:29absolutely the most important thing that the lenders are
- 8:32looking forward to start with. Yeah.
- 8:34And you alluded to this earlier as well with the location.
- 8:37There are some lenders out there who want every property that
- 8:40they lend on to be in a very traditional holiday let hotspot
- 8:45area. So I guess doing your research
- 8:48from the outset and understanding, you know the
- 8:51market and who your target guests are and making sure that
- 8:53that property is going to be filled most of the year is just
- 8:57imperative. It's exactly that.
- 9:00And you know, if you think about how holidaying in this country
- 9:02has has developed, you know it it fits the mold.
- 9:07So you would have typically gone to a coastal location for a a
- 9:11bit of a summer holiday. Whereas nowadays, you know,
- 9:14there are many people going to stay in Nottingham to go to
- 9:17Trambridge and watch the cricket, for example.
- 9:19You know, there are these these reasons that people will go to
- 9:22different areas in the UK and lenders are getting better at
- 9:25understanding that because it's become, you know, the term
- 9:28holiday that is definitely still there and still the right one to
- 9:32use. But these to be seen as sort of
- 9:34short, short stay style properties and that opens up
- 9:37city centre locations as well. Absolutely.
- 9:40OK then, so tip #2. Tip #2 is really understanding
- 9:44the property condition and the readiness.
- 9:46So I think if you're looking to buy a property for yourself to
- 9:51live in, then there's an understanding that the condition
- 9:54of the property doesn't need to be as potentially as attractive
- 9:57as it is. If you're buying a property that
- 9:59you're going to rent out to, to holiday makers, I used the
- 10:04phrase earlier that you know, they assume the worst of you.
- 10:06A lender is going to assume that you're probably going to do no
- 10:09work to that property. So when evaluation happens as
- 10:13part of the mortgage process and the value goes into that
- 10:16property, they're going to be thinking, OK, is this property
- 10:19going to be somewhere that people want to want to go and,
- 10:22and stay in? So, you know, is it not just
- 10:25livable, but is it actually rentable?
- 10:27So there's a bit of a bit of flex within that.
- 10:30You know, lenders will understand that you're probably
- 10:33going to do a liquid paint and stuff like that.
- 10:35So it doesn't need to be perfect, but they're really on
- 10:38the whole not looking for refurbishment products.
- 10:42Now if there is something that needs to be done, again, lenders
- 10:45are getting better at helping in those scenarios.
- 10:48So for example, if you want to put a new kitchen in and we can
- 10:51prove on top of the deposit and the stamp duty and all of that
- 10:54sort of stuff to buy it, that you've got the extra funds to
- 10:57service the mortgage for a few months whilst that works and you
- 11:01know, ongoing, then there are conversations to be had there.
- 11:04But ultimately, think about you want that to be lettable, not
- 11:09just livable. Yeah, exactly.
- 11:11Yeah, the the lenders want to know that you can get renting it
- 11:14out straight away so that so you can afford the mortgage
- 11:18basically. OK then, Joe, so tip #3.
- 11:23Well, the third one is really understanding the the planning
- 11:27and any usage restrictions around the property.
- 11:29So, you know, there might be certain areas that prohibit
- 11:34holiday letting. If we're thinking about
- 11:36leasehold properties, there might be conditions of leases
- 11:39that you know, unbeknown to the vendor because it's something
- 11:42they've never tried to rent out themselves, but might prohibit
- 11:45you using as a business or renting in that regard.
- 11:48So really getting on top before you get too far down the
- 11:52journey, I think and spending too many costs on on other parts
- 11:56of the process, but really understanding am I going to be
- 11:59successful in using this property as a holiday let as I
- 12:02want to. So if you are buying leasehold,
- 12:05try and get a copy of that lease as early as possible.
- 12:08Go through it, get an expert to go through it.
- 12:11Make sure there are going to be no restrictions that that stop
- 12:15you renting the property out. And likewise, you know, if
- 12:19there's areas with certain planning permissions or
- 12:22restrictive covenants or that sort of thing.
- 12:24Do your homework. You know you should do your
- 12:26homework on on all aspects of of the process of course, but you
- 12:30know a little bit of upfront work can save you a lot of time
- 12:34but also cost as well. Yeah, I mean the, the vast
- 12:37majority of leaseholds, many of them prohibit operating short
- 12:42term rentals. So yeah, don't don't assume that
- 12:45it's going to be OK. And of course wherever you're
- 12:47buying as well, you know, check out the local regulations, you
- 12:50know, if you're in Scotland for example, the situation is going
- 12:53to be different in England as it is in Wales.
- 12:55So yeah, lots of things to check and and do your do your research
- 12:59on. OK then Joe.
- 13:01So just give us a quick blurb about Triple H mortgages and
- 13:04where people can find you. Sure, absolutely.
- 13:06So we're a family run mortgage brokerage.
- 13:09We work across all of the residential market, but have a
- 13:12particular speciality in the holiday let and short term
- 13:16sector built, you know, pre COVID, understanding that this
- 13:20was a small area of mark of lending that really needed
- 13:24specialist advice. So, so we've worked hard to
- 13:26develop that. As I said, we work with lenders
- 13:29to develop their their holiday propositions.
- 13:31So we're at the forefront really of understanding what clients
- 13:35want and trying to be the the linchpin between the client and
- 13:37the lender and making sure that that we can help with the
- 13:40solutions. So you can find us at
- 13:43hhhmortgages.com, triple hmortgages.com and we'll be very
- 13:49happy to to help and talk through any scenarios.
- 13:51We can always look over sort of right move links and give people
- 13:55our thoughts on whether we think they're going to be able to
- 13:58obtain lending or on something or not from from an early, early
- 14:02outset. So, you know, any questions, get
- 14:04in touch with us directly. Superb, and we'll put all your
