- Ben: Good morning and welcome to your short rent bulletin on the 12th of May. So Paris has issued nearly 1 million euros in illegal Airbnb fines within the last three months. So Q1 2026 alone. And for context in the whole of 2024, that figure was 1.3 million euros. And in 2025, it doubled to 2.4. And this year it's on pace for a clear 3.5 million. And that's before... the 585 euro judgment that we covered about a month ago, which lands in Q2. Now, just to recover this a little bit, because it's quite a big story, that single fine, 585,000 euros, went to a single operator. So a bit of background here, they bought a building in the 9th arrondissement, which used to be social housing, converted it into 11 units, all to be used for Airbnb, and they didn't get any change of use or authorization. for that. So this is the third corporate landlord to be fined in the last 10 weeks. I don't believe this is random. So we've got a new mayor, Emmanuel, who ran on tightening short-term rental rules three days before the 585,000 euro judgment dropped. And the Conseil de Paris approved 150 person enforcement for grade, specifically targeting illegal tourist rentals. Here's the part operators outside Paris need to hear. L'Oeilet Mouais is a national law. L'Ion Bordeaux Marseille Nice, same tools. And on the 20th of May, the EU regulation kicks in. Every platform, every listing, monthly activity data is to follow authorities. Paris is showing the rest of France and arguably the rest of Europe what enforcement looks like. and when you have the data and the political will, the area of absorbing fines as a cost of doing business is over. That is your short term mental bulletin, I'll see you tomorrow.
