For context, everyone, it's Monday and it just started our week just started like It was a great week last week. Yeah, okay. This week stand up to last week. Okay. I guess is what I'm saying. Well what happened last week that made it so good? Okay, so well start off over the weekend, finish the triathlon. Nick: Pretty fantastic. It's been a great week. It has. It has been a great week. For context, everyone, it's Monday and it just started, or we just started like It was a great week last week. Hopefully this week can stand up to last week. Okay. I guess is what I'm saying. Well what happened last week that made it so good. Okay, so well start off over the weekend, finished a triathlon. You did, congratulations. I for Yeah. Jeremy: You did. Congratulations. I didn't know that. Yeah. With as many frosties as you were eating last night, you weren't acting like you were just a total calorie deprived. That makes sense. Okay. Yeah. Nick: With as many frosties as you were eating last night, you were talking about food I was a little calorie deprived. That makes sense. Okay. Yeah, I was a little calorie deprived. a little tired, but the frosties help me get my energy back. Yeah, they're full of carbs. I don't even know about this podcast is sponsored by Wendy's. Yeah, you guys might be wondering why Jeremy: Yeah, they're full of carbs and everything your body needs, actually. This spons this podcast is sponsored by Wendy's Frozie's. Nick: were we at Wendy's last night? Well, it was Jeremy's birthday, of course. That's where you take a thirty nine Jeremy: Yeah, we we'll take a thirty nine. Nick: year old. You go get him happy meals at or Kid meals that Yeah, but biggie bags is what we did, the the six dollar meals. And before that we went to the trampoline park. Pretty exciting thirty nine year old birthday. Funny, Brandon texted me last night, he's like, Pack your bags, we're going out and I'm like, You're funny, Brandon. The only way I'm getting clearance is if I take at least one kid. Like I can't go party. Yeah. Well you brought two kids. Jeremy: Meals. Yeah, but biggie bags is what we did, the the six dollar meals. And before that we went to the trampoline park. Yeah. Pretty exciting 39 year old birthday. Funny, Brandon texted me last night. He was like, pack your bags, we're going out. And I'm like, You're funny, Brandon. The only way I'm getting clearance is if I take at least one kid. Like I I can't go party. Yeah. Well, you brought two kids. I did, I brought yeah, my kid and a half. Yeah. I brought my nephew who's thirteen. Big boy. He's cool. Nick: I one. One's a one's a kid and a half. Yeah. I got my nephew who's thirteen. Nephew's thirteen. He's getting big. Yeah. Big boy. He's cool. Yeah, he's cool. anyway, that's what we did this weekend. So I didn't know you did a triathlon. That's that's incredible. Yeah, I did the quarter lane triathlon. Okay. Jeremy: but anyway, that's what we did this weekend so I didn't know you did a triathlon. That's that's incredible. I did the cordalline triathlon. Okay. Nick: got it done in like th three hours and forty minutes. Okay, so that's way less than an Iron Man than right. It's about well, so usually the half Iron Man is what I've been mostly doing. Yeah. and then this is about half of the half Iron Man. Okay, so it's like a quarter Iron Man. Jeremy: Okay, so that's way less than an Iron Man than right. It's about well, so usually the half Iron Man is what I've been mostly doing. Yeah. and then this is about half of the half Iron Man. Okay, so it's like a quarter Iron Man. yeah. Okay. Yeah. So it starts off with like about a mile swim. Okay. Nick: yeah. About a quarter Iron Man. Yeah, so it starts off with like about a mile swim. Okay. and then a twenty five mile bike ride up hills and stuff. And then it's a a ten K, which is a little over six miles. Yeah. That's like I mean, other than the swimming for me, that's like kind of doable. Yeah. it's easy. Easy peasy. I was a little tired afterwards. I like, why'd you do it if it Jeremy: stuff and then it's a ten K which is a little over six miles. Yeah. That's like I mean other than the swimming for me, that's like kind of doable. Yeah. it's easy. Peasy peasy. I was a little tired after I was like, why'd you do it if it was easy? Nick: was easy? Jeremy: Well it's to stay in shape. That's why I like to do these kind of races just to like have something to look forward to like I gotta stay in shape 'cause I have this thing coming up. Yeah. You know, like a bride. Yeah, yeah. With like, I gotta fit into that wedding dress. Sure. Nick: Well, it's to stay in shape. That's why I like to do these kind of races just to like have something to look forward to. Like I gotta stay in shape 'cause I have this thing coming up. You know, like a bride. Yeah. With like, I gotta fit into that wedding dress. Sure. If you have a wedding every year, you're gonna look good. Yeah. That's me signing up for these types of races. Don't do that in your own personal life. I'm not your butt like don't find a new mate every year just because you want to fit in your wedding dress. Hey, why not? Jeremy: If you have a wedding every year, you're gonna look good. Yeah. That's me signing up for these types of races. Just don't do that in your own personal life. I'm not your attorney, but like don't find a new mate every year just because you want to fit in your wedding. Yeah. Hey, why not? Someone's gotta set a record out there. For how many marriages? Yeah. I know some people who are getting close to it, but Nick: Someone's got to set a record out there. For how many marriages? Yeah. I know so much. I wonder how many. Like how many marriages? I don't know. Okay. Jeremy: Ha ha. Nick: You need to come back with more context. I do need to. Yeah. Well, you have to have the blue with those these stats. But so you need that a half half Iron Man, basically. Yeah. Okay. Yeah. It's just a regular triathlon. Yeah. And then you got a house under contract. Is that what I heard as well? I did. I got a new flip under contract. Love it. and Jeremy: I do need yeah. Well y you hit me out of the blue with this these stats. But so you that's it a half half Iron Man basically. Yeah. Okay. Yeah. A tr is just a regular triad. Yeah. And then you got a house under contract, is that what I heard as I did. I got a new flip under contract. Love it. and told everybody that I'm starting two new businesses. Other than me, which you just dropped a bombshell on me right before the podcast. I like hearing about your business ideas. Nick: Told everybody that I'm starting two new businesses. Other than me, which you just dropped a bombshell on me right before the podcast. I didn't want to overwhelm you on your birthday, Jeremy. I like hearing about your business ideas. Okay. I come to these podcasts every day and be like, I wonder what Nick's got new Yeah. Jeremy: I come to these podcasts every day to be like, I wonder what Nick's got new Nick: Well l let's start it off with okay, so earlier so the first business idea came to me. as more of just concrete evidence that I need to start this business eventually. I actually had I've I've been floating around the idea for years, but it's a septic pumping business. I feel I just feel like this area, there's a lot of septic tanks in North Idaho Jeremy: just concrete evidence that I need to start this business okay. I actually have I've I've been floating around the idea for years, but it's a septic pumping business. I feel I just feel like this area, there's a lot of septic tanks in North Idaho. Nick: and in, you know, eastern Washington. there are not actually a whole lot of septic pumping businesses out there. We I I did some research and there's only like fifteen to twenty active licensees. Jeremy: There are not actually a whole lot of septic pumping businesses out there. We okay I did some research and there's only like fifteen to twenty active licensees. Mm-hmm. Nick: And I keep getting these large bills at my R V park for pumping sewage because we have to here and there. We we have one our bathhouse gets just overloaded with like thirty people using it and it just the the drain field cannot keep up. How often do you have to keep pumping it? Well, we've spent alm a little Jeremy: and I keep getting these large bills at my R V park for pumping sewage because we have to here and there. We we have one our bathhouse gets just overloaded with like thirty people using it. Sure. And it just the the drain field cannot keep up. How often do you have to keep pumping it? Well we've spent alm a little Nick: over six grand this year already in pump fees. but it's it's Jeremy: six grand this year already in pump fees. but it's it's I don't always know, I just get the invoices right when it happens. so I guess I do know. We can use that math to make we also have a dump station where people can bring and dump their sewage. and that there's no drain fill, it just needs be pumped whenever it fills up and that's a three thousand gallon tank. Okay. So we got two tanks to pump every so often. Yeah. but it just it it made me think, my gosh, I've been Nick: I don't always know, I just get the invoices when it happens. so I guess I do know. but we can use that and then we also have a dump station where people can bring and dump their sewage. and that there's no drain fill, it just needs to be pumped whenever it fills up and that's a three thousand gallon tank. Okay. So we got two tanks to pump every so often. but it just it it made me think, My gosh, I've been what if I just Jeremy: What if I just after I make all this money on this development, instead of putting all that money into the S P where it's just going to definitely make me money Okay and be very hands off, what if I deal with poop for the rest of my life? Yeah. And like Yeah. You know, the and also enter more risk into my life employees and vehicle and you know overhead debt. Like that's where I need to be. Nick: After I make all this money on this development, instead of putting all that money into the SP where it's just going to definitely make me money and be very hands-off, what if I deal with poop for the rest of my life? Yeah. And like, you know, that and also enter more risk into my life with employees and vehicle and you know, pump trucks, overhead, debt. Like, that's where I need to be. So I was. Jeremy: So was I was thinking, man, I've already got this R V park and it's got the space to put a put a dump truck a septic pumpy. Okay, okay. We got the space, we don't have to rent anything and Nick: I was thinking, man, I've already got this RV park and it's got the space to put a put a dump truck a septic pumping truck. We got the space, we don't have to rent anything. And it turns out my manager, he's totally on board with being my first employee. He said he'd be happy to drive the truck around while we're slow and you know, do jobs here and there when we're just starting out. and these trucks are only like $144,000 for them brand new with all the equipment you need. So you just need like a truck. Jeremy: Said he'd be happy to drive the truck around while we're slow and you know, do jobs here and there when we're just starting out. and these trucks are only like a hundred and forty four thousand dollars for them brand new with all the equipment you need. Okay. You just need like a truck, a guy, and some systems. And I'm an AI guy. Hey, I know I know how to do systems, okay? Nick: a guy and some systems and I'm an AI guy. I could do the fucking systems. not only that, you know what what a lot of new businesses struggle with is just getting new business. I just happen to be I've been in real estate for 15 years. I know a lot of agents that I can market to and offer sweet deals to because all these agents anytime they close a house with a septic tank, they're always kind of facilitating pumping. And they just go with whoever's the most convenient, whoever can do it. What if I'm the most convenient? What if what if Jeremy: What if Nick: you can book right online with me? What right on a phone? What you know, what if what if it's just so much easier? And what if you get fifty dollars every time you do it? You thought this through. yeah. So just thinking that there's I think there's an endless supply of work out there. Yeah. so Jeremy: It's just so much easier. What if you get fifty dollars every time you do it? You've thought this through. yeah. So just thinking that there's I think there's an endless supply of work out there. Yeah. so it's talked about that before like business. It's like, do you really want to get into this? And I I floated the idea around to a couple of people last week and got actually some pretty positive responses like Yes. Like totally good idea. Yeah. Which was Nick: It's obviously a whole nother business. It's like, do you really want to get into this? And I I floated the idea around to a couple of people last week and got actually some pretty positive responses like yes. Like totally good idea. Yeah. Which was interesting. Yeah. I thought almost everybody would be like, What the why are you starting new things again? But I also said, Hey, not till next year. We're talking January twenty twenty seven. January, the beginning of the year, okay. Something like that. Yeah. Four months away. Jeremy: Interesting. Yeah. I thought almost everybody would be like, What the why are you starting new things again? Mm-hmm. But I also said, Hey, not till next year. We're talking January twenty twenty seven. January, the beginning of the year, okay. Something like that. Sounds like four months away. You know, may or early Jan early twenty twenty seven. Okay. Like let's start it in that calendar year. Yeah. I'll prep for it. I'll really see what what you know, wait until I'm cash flush. and then I will still finance this truck. But I'll just have I'll have a Nick: You know, may or early Jan early twenty twenty seven. Okay. Like let's start it in that calendar year. Yeah. I'll prep for it. I'll really see what what you know, wait until I'm cash flush. and then I will still finance this truck, but I'll just have I'll have a little nest egg for employee burn and stuff over the next, you know, extra things that I wasn't considering that I might need. Sure. So a couple of questions for you. Obviously, like you thought this through a little bit. I I've been thinking about it for years. Yeah. Jeremy: Sure. Extra things that I wasn't considering that I might need. Sure. So a couple questions for you. Obviously, like you've thought this through a little bit. I I've been thinking about it for years. Yeah. About a separate Yeah, w well drilling. Well drilling, yes. yeah. And that Nick: about a septic pumping business. Yeah, w well drilling. Well drilling, yes. yeah, and that that's a little bit more capital intensive. Those trucks are about a million dollars. Okay. plus you need more stuff. Yeah, yeah. yeah. So this is these trucks are a tenth of the price. Okay. and you you don't need a whole lot of other equipment. You just need to know where to go put the poop. Where to where to transport it. Yeah. Jeremy: Okay. this is a different truck. Yeah, yeah. yeah. So this is these trucks are a tenth of the price. Okay. and you you don't need a whole lot of other equipment. You just need to know where to go put the poop. Where to where to transport it. Yeah. Does that make sense? Yeah, it makes sense. so you're not gonna be running this business, you're gonna have somebody else running the day to day operations, correct? Nick: Does that make sense? Yeah, it makes sense. so you're not gonna be running this business, you're gonna have somebody else running the day to day operations, correct? I would not be driving the truck or doing doing the pumping, no. Jeremy: Right. Yeah. Nick: And and if and if and I've already thought about this pretty heavily. If we ever just, you know, employees quit, Jeremy: And I've already thought about this pretty heavily. If we ever just you know, employees quit Nick: they're not there anymore, I would not go pick do the truck. We would just cancel the jobs and be like, sorry, we we're booked or something like that, until we find an employee again. Sure. Try to have people on standby. so Jeremy: The do the truck we would just cancel the jobs and be like, sorry, we we're booked or something like that. Yeah. Until we find an employee again. Sure. Try to have people on standby. so no, it is not I I would force myself to like this has to be kind of a remote job for me for operations. Yeah. If that makes sense. Yeah, i i it does make sense. So as busy as a guy as you are, like I think there is need for septic pumping for sure. Nick: No, it is not I I would force myself to like this has to be kind of a remote job for me for operations. Yeah, if that makes sense. Yeah, it it does make sense. So as busy as the guys you are like, I think there is need for septic pumping for sure. You don't need to be the one running it. You don't need to be the one running the day to day. You've got systems like you said. just thinking about what if the truck breaks down? What's your protocol then? Like are you gonna get a fix. Get just get it fixed, you're not gonna like have an interesting This is what so Jeremy: You don't need to be the one running it. You don't need to be the one running the day to day. You've got systems like you said. just thinking about what if the truck breaks down, what's your protocol then? Like are you gonna like it fix. Get just get a fix? You're not gonna like have an in house mechanic. So no. This is this is this is the mistake I've made in the past, starting other businesses as leveraged as I can, just assuming the best. Yeah. I would assume the worst and just have a couple hundred grand sitting in the bank for when things go wrong. Nick: No. This is this is this is the mistake I've made in the past starting other businesses as leveraged as I can, just assuming the best. Yeah. I would assume the worst and just have a couple hundred grand sitting in the bank for when things go wrong. That's good. And just deal with whatever, but make sure that we're making enough margins to just operate like normal and try to keep the operating expenses as low as possible by not paying for an office. Sure. Jeremy: That's good. And just deal with whatever. But make sure that we're making enough margins to just operate like normal. Yeah. And try to keep the operating expenses as low as possible by not paying for an office. Sure. You know, utilizing the office I already have, not paying or leasing for a lot to put the truck on, 'cause I I can already utilize what I have out there. I've got an an acreage R V part. Yeah. things like that. Yeah. Does that make sense? Nick: You know, utilizing the office I already have, not paying or leasing for a lot to put the truck on, 'cause I I can already utilize what I have out there. I've got an an acreage R V park. Yeah. things like that. Yeah. Does that make sense? Mm-hmm. I now I'm sure there's things I I'll eventually can't get away with being that thrifty forever, so I might eventually have to find a little shop somewhere. Sure. but I will I will let the business grow into you know, grow into the Jeremy: now I'm sure there's things I I'll eventually can't get away with being that thrifty forever, so I might eventually have to find a little shop somewhere. Sure. but I will I will let the business grow into you know grow into the let the income kind of dictate where the business goes. Sure. If that makes sense. So your headquarters are gonna be out in Kellogg? Yeah. Okay. And then are you still gonna come to Courtlaine everything? Sure. Yeah. Okay. Definitely. Cool. All over North Idaho. Yeah. Yep. I love it. At first and then expand into Nick: l let the income kind of dictate where the business goes. Sure. If that makes sense. Your net quarters are gonna be out in Kellogg. Yeah. Okay. And then are you still gonna come to Corlane and everything? Sure. yeah. Okay. Definitely. Cool. All over North Idaho. Yeah. Yep. I love it. At first and then expand into eastern Washington as needed. Okay, cool. with your development deal, when is that coming to fruition? When are you done with that? When when do you get paid? so we should you know what's funny, I actually just missed a call from my developer. Jeremy: Eastern Washington as needed. Okay, cool. with your development deal, when is that coming to fruition? When are you done with that? When when do you get paid? so we sh should you know what's funny, I actually just missed a call from my developer. Nick: they are s breaking ground today. wow, okay. and then it's a Jeremy: they are s breaking ground today. wow, okay. and then it's a Nick: I believe it was a five week or six week job to get it all done and then we need to do we need to go through the final city bonding and stuff to close our transaction and get the final plot recorded. should happen this fall. Cool. Late fall. And you guys, from what I understand, what I remember anyway, you already pre sold the lots to a developer, correct? Jeremy: six week job to get it all done and then we need to do we need to go through the final city bonding and stuff to close our transaction and get the final plat recorded. should happen this fall. Cool. Late fall. And you guys from what I understand, what I remember anyway, you already pre-sold the lots to a developer, correct? To a builder. To a builder, yes. Okay. So like the deal's done when the work is done. The deal is done when Nick: To a builder. To a builder, yeah. Yeah. Okay. So like the deal's done when the work is done. The deal is done when the work is done and the final plat is recorded with the city. Yeah. But what I'm saying is like you don't have to go to market and wait to find a thing. All that stuff is done already. We are we already dealt with a bit anymore months ago. How much money are you expecting to make on just give me a rough estimate? Me me? Either you or you and your partners total. Yeah, so me p my my cash I should see out of this is a little over five hundred thousand. Jeremy: Yes, yes. Yeah. But y what I'm saying is like you don't have to go to market and wait to find a buyer. Like like all that stuff is done already. We already dealt with a bit more okay. How much money are you expecting to make on just give me your rough estimate. Either either you or you and your partners total. Yeah, so me p my my cash I should see out of this is a little over five hundred dollars. Cool. Okay. Yeah. That's plenty enough to start a business. yeah, so I want Yes. and hey Nick: Yeah. That's plenty enough start a business. yeah. So I want Yes. and hey, don't take my advice out there. I'm just sharing my my stories on this podcast. I am not the most financially responsible person. I just overshare. Yeah. I have done well over the last few years with with money. I have done badly with money. Yeah. Jeremy: Don't take my advice out there. I'm just sharing my my stories on this podcast. I am not the most financially responsible person. I just overshare. Yeah. I have done well over the last few years with with money. I have done badly with money. Yeah. Nick: I intend to spend every fucking cent of that five hundred grand in the next year. Yeah, that's like huge money. Reinvesting and and what I mean by spending is investing in things. Right. I like I I'm comfortable being really close to broker, pretending that I'm very close to broke. by having my money tied up in things. Yeah. My net worth like I I'm fine. If I were to sell everything I have, I'm Jeremy: intend to spend every fucking cent of that five hundred grand in the next year. Yeah, as you should yeah. You're not one who like keeps money. Investing in things. Right. I like I I'm comfortable being really close to broker, pretending that I'm very close to broke. by having my money tied up in things. Yeah. Me too. Like I I'm fine. If I were to sell everything I have Nick: pretty good. Jeremy: Pretty good. Yeah. I I have more than I need. Yeah. Nick: I I have more than I need. but I intend to reinvest all that into diversified assets, not just real estate this time. some real estate, a couple of different businesses, definitely gonna put it in the stock market too. I mean I joked about the S and P. Yeah. It a lot of it's gonna go into that S and P, you know. That that's been my per best performing stock this year. I've been telling you, man. Jeremy: To reinvest all that into diversified assets, not just real estate this year. Right. Yeah. Some real estate, a couple of different businesses, definitely gonna put it in the stock market too. I mean, I joked about the S P. Yeah. It a lot of it's gonna go into that SP. Sure. You know, that that's been my best performing stock this year. I've been telling you, man, you've been such a naysayer about my like boring ass investments. Yeah, I put Nick: You've been such a nice say about like boring ass investments. Yeah. I put my whole retirement account into recently. I just dropped it back like about three weeks ago. And I did I I told you what I was gonna do and I did. I I did a third Tesla, a third SpaceX, and one third Vu, the the S P five hundred with Jeremy: SpaceX and one third Vu the the S P five hundred. Yeah. Nick: Vanguard. and I'm still comfortable with that, even though I I I have a feeling Vu might Jeremy: And I'm still comfortable with that, even though I I I have a feeling Vu might Nick: might outperform in the short term. Sure. Over the next five years. Jeremy: Sure. Over the next five years. I think ten years or so, the other two will will do better. But you buy an S and P like you're buying part of a an index fund, of course. You're actually buying into SpaceX and Tesla anyway, but just not as big of a piece of the buy as you think. These are like nearly that big focused investments, right? completely Nick: I think ten years or so, the other two will will do better, but we'll see. Yeah. Yeah. And that's part of when you buy an S P like you're buying part of a an index fund, of course. You're actually buying into SpaceX and Tesla anyway, but just not as big of a piece of the Bisy thing. Not nearly that big focused investment, right? completely irresponsible what I'm doing with my retirement and stuff. Actually it's not my it's not my retirement. my retirement is in rental properties. Yeah, your retirement account. Jeremy: It's not actually it's not it's not my retirement. i my retirement is in rental sure properties. Yeah. Your retirement account, your rough. Yeah, my actual retirement account that has very it actually has very little in it compared to what I have in real estate. Sure. but that's my Nick: Yeah, my actual retirement account that has very it it actually has very little in it compared to what I have in real estate. Sure. but that's my that's my plan is to grow that a little bit bigger. Sorry, Mike. I hit the mic. Sorry. Yeah, sorry, sorry, sorry. Okay, so yeah, you're built you're starting that business. I don't know enough about it to tell you whether it's a good idea or not a good idea. Yeah. But I do like I do obviously hope that you I feel like people will always poop. I AI will not take away Jeremy: Yeah. I hit the mic. I'm sorry. Yeah, sorry, sorry, sorry. Okay, so yeah, you're built you're starting that business. I don't know enough about it to tell you if it's a good or got good idea or not a good idea. But I do like I do obviously hope that you find what you're looking for with it. I feel AI will not take away the septic business that quickly. It's not Nick: the septic business that quickly. And Jeremy: gonna do yeah. Nick: at worst, what if in ten years we do have robots doing everything? Okay, my maybe I'll have a robot driving my truck and doing the set d the dirty work. Right. Is that the worst thing? Not for me. For employees, sure. They're all gonna get fired one day by me because of AI. and I just have to accept that. Yeah. Jeremy: Yes. and I just have to accept that. Yeah. Nick: Have you have you talked to your wife about this plan? Yeah, she's like whatever. Jeremy: Have you have you talked to your wife about this plan? Yeah, she's like whatever. Nick: She knows damn well enough right now. But I talked to Joe about Jeremy: She knows damn well enough right now like Nick: it. I talked to Saber about it. They're both like, This is a great idea. I talked to Sean about it. He's like, Can I partner with you? I spend eight hundred dollars a week on little stinkers coming out to my lake house to pump my septic. And and I said, Hold up. Seven Jeremy: Yeah. And and I said book with me and you can only spend seven ninety nine a week, buddy. Nick: hundred. No. so a lot of the people I speak to, and I I've spoken to more people about it, they they tend to think it's a very safe business. Jeremy: Yeah. They they tend to think it's a very safe business. Because the competition is very low. Yeah. There's not many people out there doing it and there's definitely not that many people doing it at a high Nick: 'Cause the competition is very low. Yeah. There's not many people out there doing it and there's definitely not that many people doing it at a high level when it comes to online booking and that kind of stuff and trying to make it easy and convenient for people. Sure. and so your plan is to have one truck at the beginning. Yeah. Yeah. Yep, one truck. get booked out and and and that and probably just leave it at that for a while. I don't I don't think I I I kinda like the idea of just having a small s side hustle. Jeremy: And trying to make it easy and convenient for people. Sure. and so your plan is to have one truck at the beginning. Yeah. Yeah. Yep, one truck. I think you'll get booked out pretty quick. And that and probably just leave it at that for a while. I don't think I I I kinda like the idea of just having a small s side hustle that runs itself that I don't that doesn't overtake the big vision of the other things that I've got working on. But I do like the idea. Nick: that runs itself that I don't that doesn't overtake the big vision of other things that I've got working on. But I I do like the idea of having a diversified income of not just relying on real estate, not just relying on rentals, not just relying on flips, Jeremy: diversified income of not just relying on real estate, not just relying on rentals, not just relying on flips. Nick: not just relying on the real estate commission income. Yeah. But also here's here's another source of income that can't be taken away if there's a big market crash that easily. People are still gonna need their Jeremy: Mission income. Yeah. But also here's here's another source of income that can't be taken away if there's a big market crash that easily. People are still gonna need Nick: their poop. Yeah. Pumped. The only thing I even in market crashes. The only thing I would say just like at the beginning, I know your manager of your RV park is gonna be the one you're considering for this. I I Yeah, I probably have to find someone who's experienced first. You'd have to A find someone who's experienced. I I also think you don't think you should Jeremy: their s their poop. Yeah. The only thing I would say just like at the beginning, I know your manager of your R V park is gonna be the one you're considering for this. I I think you'll find someone who's experienced first. I I also think you don't think you should Nick: diversify his time as an R V park specialist yet. because he said when he's slow he can work it, but like what if he's not then your business doesn't do anything on the other end. Jeremy: Diversify his time as an R V park specialist yet? because he said when he's slow he can work it, but like what if he's not, then your business is doesn't do anything on the other end, you know what mean? he still has ninety five percent of his day free. Does he? As an RV park manager. great. They just deal with issues when they arrive and they just happen to be there. so I mean it's just like dealing with household maintenance. True. it doesn't stop you to going to work if you have to Nick: he still has ninety five percent of his day free. Does he? As an R V park manager. Great. They just deal with issues when they arrive and they just happen to be there. so I mean it's just like dealing with household maintenance. Sure. it doesn't stop you to going to work if you have to mow your lawn here and there. Yeah. You know, or get the mail. Yeah. you know. Well his wife is there too. Jeremy: Right. Here and there. Yeah. You know, or get the mail. Yeah. You saying if he's busy with pump and poop, he's not gonna be able to fix RV park issues, which could Well his wife is there too. sure. Great. So they they co run it. Easy peasy. So if one of them's gone, the other one's there. Love it. Yeah. You got it all figured out. No, I don't. I like to think I do. Yeah. And that's what helps me stay optimistic in the me hitting action. Yeah. The more pessimistic I get, the less I do. so but Nick: So they they co run it. So if one of them's gone, the other one's there. Love it. Yeah. but I totally No, I don't. I like to think I do. Yeah. And that's what helps me stay optimistic and the me hitting action. Yeah. The more pessimistic I get, the less I do. so but yeah, so that was business number one. Okay. What you should have called that business number two. gosh. That's a good point. Yeah, that should have been two business. Jeremy: Yeah, so that was business number one. Okay. What you should have called that business number two, first of all. that's a good point. Yeah, that should have been your number two business. Business number two has. I think I've seen like Nick: Business number two. That's good. Jeremy: like flyers and bumper stickers that say like we're number one in the number two business. yeah. Yeah, which which makes sense. Right, that's a good marketing for that kind of septic. So something like that you guys can employ for sure. Okay, what is an idea you the milkshake song? Like milkshake? Nick: like flyers and bumper stickers and say like we're number one in the number two business. yeah? Yeah, which nice. Which makes sense. Right. That's a good marketing for that kind of septic. That that is pretty s creative. So something like that you guys can employ for sure. Well we we had an idea you the milkshake song? Like my milkshake brings all the boys to So you know how like there's ice cream trucks you hear like the whatever we would like it to be mandatory for employees to when they pull up on job sites they have to play Jeremy: So you know how the there's ice cream trucks you hear like d whatever. It to be mandatory for employees to when they pull up on job sites they have to play the Nick: The little beat to the the milkshake brings all the boys to ya. Like do do do do That way people know when that's the poop truck is coming. Jeremy: little beat to the the milkshake brings all the boys to y'all. Yeah. That way people know when that's the poop truck is coming. Okay. And it will catch on. Nick: And it will catch on. Jeremy: And it will catch on. Okay. Poop truck's here. I can hear it. huh. Dun dun dun dun dun Yep. You're gonna get you're gonna get a heavy Nick: And it will catch It will catch on. Like poop truck's here, I can hear it. Dun dun dun dun dun Yep. You're gonna get you're gonna get a Jeremy: fine. Nick: Well how come the ice cream trucks don't get fined? That's that's they made that music. It's like a piano da da da da da da. Well, I will have AI modify it slightly. Like don't just use the song. Like make sure. Right, no, no, no, no. And it will be like the beat. Jeremy: That's that's they made that music. It's like a piano day will have AI modified. Okay, yeah, yeah. Like don't just use the song. Like make a song close to it. And it will be like the beat. Mm-hmm. Nick: And people will recognize it for sure, but it will be like, you know, slightly ours. I've been listening to an AI band lately. Uh-huh. Like it it's all AI. Yeah. Like I'm like so in love with their music, it's ridiculous. It's pretty weird, isn't it? Yeah. Jeremy: I've been listening to an AI band lately. Uh-huh. Like it it's all AI. And like I'm like so in love with their music, it's ridiculous. It's pretty weird, isn't it? Yeah. Yeah. I'll let you hear something after. Like it's like D D focused and like really nerdy, like dubstep fun music. Okay. Pirate music. And I'm like, this is fucking awesome. And it's all done by AI. Everything. Yeah. It doesn't surprise me. Yeah. A lot of people are doing that lately. Yeah. Yeah. so okay, so that was your f number one business. Yeah. Tell me about number two. Okay, so number two Nick: Yeah. I'll let you hear something after. Like it's like DD focused on like really nerdy, like dubstep fun music. Okay. Pirate music. And I'm like, this is fucking awesome. It's all done by AI. Everything. Yeah. That doesn't surprise me. Yeah. A lot of people are doing that lately. Yeah. Yeah. so okay, so y'all was your number one business. Yeah. Tell me about number two. Okay, so number two, so I volunteered to at my brokerage. Jeremy: Mm-hmm. Nick: you know, I I was speaking to Jeremy: speaking to I after I built out my operating system for my business, my broker came to the office and I just showed him, like, check this out Yeah, this, this, this, this and he's just like that. Nick: I after I built out my operating system for my business, my broker came into the office and I just showed him I'm like, Check this out. Like I can do this, this, this, this and he's just like, That is incredible. I'm like Like how much were you guys and I asked him like how much are you guys spending for the new CRM Jeremy: And I asked him like how much are you guys vetting for the new CRM? Nick: that you're getting? and he's like, I think we're gonna spend like forty grand just for the C R and the websites and then it's like ongoing from there. You know, Jeremy: spend like forty grand just for the C R and the websites and then it's like ongoing from the monthly upkeep, yeah. You know Nick: 'cause Jeremy: And I was just like, Huh. I'm like, I can just do everything Nick: And I was just like, Huh. I'm like, I could just do everything for you and and make it more of an operating system. And he's like, Huh. And I and we met again the next week, which was this week. Yeah. or this last week. And I showed him everything, him and the other owner, Jeremy: And I and we met again the next week, which was this week. Yeah. or this last week. And I showed him everything, him and the other owner. Nick: and they're totally on board and and we'll figure out details of how I might get compensated later. It's probably gonna come in the form of like a decreased office rent or Jeremy: Later. It's probably gonna come in the form of like a decreased office rent or cap Nick: Or cap or something like that, or maybe ownership in the office. I don't really care. I just want to be able to do this for them and have some sort of con proof of concept. Yeah. that I built this operating system for a brokerage and and then I let it run for like three days and gave it, you know, heavy feedback. Jeremy: or something like that. Or maybe ownership in the office. I don't really care. I just want to be able to do this for them and have some sort of con proof of concept. Yeah. that I built this operating system for a brokerage and and then I let it run for like three days and gave it, you know, heavy feedback Nick: and it was on this agent loop, just like making everything perfect for like three days, ran through all these simulations, like fifteen it went through like fifteen hundred audits. sh and yeah, it's Jeremy: it was on this agent loop just like making everything perfect for like three days, ran through all these simulations, like fifteen it went through like fifteen hundred audits. sh and yeah, it's Nick: Now all it just needs is the data from the brokerage. It it got a lot of like, you know, pretend data to work with. but now it just needs them to sync up everything. So it's gonna replace their QuickBooks, their payroll, their Jeremy: now all it just needs is the data from the broker. Sure you got a lot of like, you know, pretend data to work with. but now it just needs them to sync up everything. So it's gonna replace their QuickBooks, their payroll, their Nick: their sky slope, which I spent about twelve grand a year for, which is like just managing transactions over the clo cloud. Yeah. You know, like Jeremy: Their Sky Slope, which they spent about twelve grand a year or four, which is like just managing transactions over the c cloud. Yeah. You know, like Nick: approving transactions and like, you need this paperwork. That's just built into the system. Cool. Jeremy: paperwork that's just built into the system. Cool. the agent CRMs are going to be included. Nice. the agent websites are going to be included. it's gonna be a one-stop shop. Even payroll. Yeah great. They can I don't know if I mentioned that there's quite a bit on there Nick: The agent CRMs are going to be included. Right. the agent websites are gonna be included. it's gonna be a one stop shop, even payroll. Yeah. They they can I don't know if I mentioned that. there there's quite a bit on there to where they don't really need any other tools other than just their Gmails and their and their MLS. Sure. Jeremy: Sure. And then we are gonna have to pay just a little bit of a fee to the MLS for the additional IDX to get web sear you know, searching of houses on everybody's website. Right. so that it's gonna be pretty much that. Mm-hmm. Grok and it's gonna cost them less than a thousand bucks a month. Cool. To operate this. no upfront fees. Yeah. And Nick: And then we are gonna have to pay just a little bit of a fee to the MLS for the additional IDX to get web sur you know, searching of houses on everybody's website. so that's it's gonna be pretty much that and Grok and it's gonna cost them less than a thousand bucks a month to operate this. no upfront fees. Yeah. And and it it could be evolving so I I made it so that any changes they wanna make, they can just ask Jarvis is you know. Jeremy: And it it could be evolving so I I made it so that any changes they want to make, they can just ask Jarvis as you know Nick: A little feature in there and it will just create the changes. And depending on who in what role, that there's different levels of changes that can be made. Got it. an individual agent though can make pretty much any change to their own CRM that they want to. Cool. As long as it doesn't mess with anybody else's CRM or the function Jeremy: a little feature in there. And it will just create the changes. Yeah. And depending on who i in what role, that there's different levels of changes that can be made. Got it. and individual agent though can make pretty much any change to their own CRM that they want to. Cool. As long as it doesn't mess with anybody else's CRM or the phone. Nick: of the actual brokerage or anything like that. But they have they're gonna have full customized customability too to like pretty much any function that they want to. Jeremy: Right, right. But they have they're gonna have full customi customability too to like pretty much any function that they want to Nick: you know, connect or plug in or change the look of things. I want I need a sorter here, whatever. Yeah. On their CRM. They're gonna have for full control to just ask for things to their little Jarvis too. Okay. Which is pretty cool. Or just ask the brokerage if they can't figure it out. Jeremy: change the look of things, I w I need a sorter here, whatever. Yeah. On their CRM. They're gonna have for full control to just ask for things to their little jarvist too. Okay. Which is pretty cool. Or just ask a brokerage if you can't figure it out. Yeah. Nick: and then I'll put on classes every couple of weeks and teach people how it works. Cool. Even though it's gonna be the most user friendly C RM in the world. Sure. and everything will be incorporated into it. it should save the brokerage I'll Jeremy: Sure. and everything will be incorporated into it. it should save the brokerage a lot of money, a lot of time, a lot of effort. Yeah. should be easy on the staff too, 'cause I don't have to use all these different tools. Sure. so it'll it's exciting to see that come together. Yeah, very cool. and then I thought, hey, if I got if I have this working model Nick: Lot of money, a lot of time, lot of effort. Yeah. should be easy on the staff too, because they don't have to use all these different tools. Sure. so it'll it's exciting to see that come together. Yeah, very cool. and then I thought, hey, if I got if I have this working model, it'd Jeremy: be great if I could just have this available for any brokerage that wants to like kinda copy and paste. Sure. so yeah. So I came up with Nick: be great if I could just have this available for any brokerage that wants to like kind of copy and paste. Sure. so yeah. So I came up with Blazar. Jeremy: Blazar Blazar? Blazar operating system. Yeah. which is named after it's a type of quasar that that comes off a black hole. but is pointed directly at Earth. Okay. so it's a and Nick: Is the name of the company, Blazar Operating System? Yeah. which is named after it's a type of quasar that that comes off a black hole. but it's pointed directly at Earth. Okay. so it's and and you know, Grok is like its main power source for now. Yeah. So I just thought that would be funny because Grok's logo is the black hole. Right. So this is powered by a black hole. I love it. Which is kind of cool. Just a play on words. Fantastic. Jeremy: And you know, Grok is like its main power source for now. Yeah. So I just thought that would be funny because Grok's logo is the black hole. Right. So this is powered by a black hole. Nice. I love it. Which is kinda cool. Just a play on the classic. Okay. And it was available. There's actually a lot of space terminology that's already trademarked everything. Blazar just happens to be available for me to trademark and everything. Is it like blazar dot com? BlazarOS dot com. cool. That's not bad. Yeah, that's pretty good. Yeah. Nick: Yeah, and it was available. there's actually a lot of space terminology that's already trademarked and everything. Blazar just happens to be available for me to trademark and everything. Is it like blazar.com? BlazarOS.com. cool. That's not awesome. Yeah, so we already got the website here. I think I showed you. Yeah, you did. that was a website I made for my brother. Nice. Jeremy: Nice. Nick: there's our website for the investor shed. Here's this one. Cool. Yeah. Jeremy: Cool. Yeah. Nick: But yeah, this thing can replace just about anything you can think of. Yeah. and if we don't have it, we can we can pretty much build it. Cool. Which is just nutty. It's it's nutty, it's like hard to wrap your mind around it. Like, how is that even possible? Like e signing tools. Yeah. I I created an e-signing tool late last week just on the spot because I didn't it wasn't Jeremy: Yeah, this thing can replace just about anything you can think of. Yeah. and if we don't have it we can we can pretty much build it. Cool. Which is just nutty. It's it's nutty it's like hard to wrap your mind around it. Like how is that even possible? Like e signing tools. Yeah. I I created an e signing tool late last week just on the spot because I didn't it wasn't Nick: part of a normal contract and I didn't want to like go through there's like forty different steps to just have somebody sign Jeremy: Different steps to just ha have somebody sign do an e sign right with our real estate systems because you have to go sign to the MLS and then go through this form simplicity thing and then go to a transaction and then you have to kinda make up a transaction, then you gotta go here and then you gotta set like so many different steps. There's probably it doesn't seem like a lot, but five minutes in steps to just send a quick document for signatures. And I created one. Nick: do an e sign with our real estate systems because you to go side of the MLS and then go through this form simplicity thing and then go to a transaction and then you have to kind of make up a transaction, then you gotta go here and then you gotta set like there's just so many different steps. There's probably it doesn't seem like a lot, but five minutes in steps to just send a quick document for signatures. And I created one through let's see if I can show you just so you can see this. Here we go. I'm gonna share my screen for those Listening or watching. For those that are watching on YouTube. No, they're not. So I just incorporated this in my CRM. Okay. Jeremy: Yeah, for those that are listening, you are getting the you're getting the full experience for sure if you're listening. So I just incorporated this in my CRM. Okay. Nick: but you just go to e sign. You can just up upload a document right here. Jeremy: Love it. Nick: I'm gonna upload plans. Jeremy: That's such a good upload. Nick: who needs to sign this? I'm just gonna I'm gonna sign it. Next, you just place it in fields that you want. Jeremy: Next you just placing fields that you want. Okay. House plans. let's see. I just need a signature Nick: Okay. House plans. let's see. I just need a signature oop. Signature here Jeremy: Signature here. Nick: and a date there. and then if I need any check boxes or anything else, blah blah blah blah. That's awful. Anyway. ready to send. I probably shouldn't have uploaded the house plans. You gotta get that date. save servers. Yeah. No, it's not it's not a big deal. Save and send. There we go. Done. And then why is it so clunky? It's Jeremy: And then if I need any check boxes or anything else. Yeah. That's awesome. ready to send. You gotta hit the date. You gotta get that date off the screen first. Yeah. No, it's not it's not a big deal. Save and send. There we go. And then why is it so clunky? Jesus. Nick: Boom, right there. Go to my emails. Hey, review and sign. Love it. Jeremy: Hey, review and sign. Love it. Nick: There we go. Okay. Jeremy: Mm-hmm. Nick: let's see. Let's review and sign this. Jeremy: Sign the Nick: Now I can draw like this, or I could just Jeremy: This or I could just Nick: clear, I can type if I wanted. Yeah. Jeremy: Yeah. Nick: Whatever. We'll just type. And then hit the date, it's auto. review and finish. You're all set. And then. Jeremy: Set and then I get an email. Both people get an email, whoever. Here it is. And not only does it come with your signed Nick: I get an email. Both people get an email, whoever. Here it is. And not only does it come with your signed plan, but it also comes with your signature certificate too. Where's where's your signed plan on the first one? I don't know if see it. doesn't look like it's signed. Jeremy: It also comes with your signature certificate too. Cool. Where's where's your signed plan on the first one? I know you'd see it. it doesn't look like it's signed. Nick: You know, this was totally working. I have to fix whatever cli I probably shouldn't have uploaded home plans here. This was working. I swear to god. I'll fix it. Thank you for catching that. Yeah, you're welcome. I don't know why the signature isn't showing up Jeremy: shouldn't have uploaded home plans here. This was working. I swear to God. Okay. I'll fix it. I believe you'll be you for catching that. Yeah, you're welcome. I don't know why the signature isn't showing up. Nick: now. But I'll put that on the list of things to cool figure Jeremy: Cool. Yeah. Nick: out why. Reset, let's Not like it's a lot, but you know, like if you have to go here, here, here, here, here to send a thing to go back to here Jeremy: But either way, like the having it just like directly into your CRM is such a a huge tool rather than having to go through and jump through all these hoops, like you said. Not like it's a lot, but you know, like if you have to go here, here, here, here, here to send a thing to go back to here. Nick: here it is. It threw the signature over here. And the date over here. It flipped the house plan because it's it's the layout is weird on this thing. Okay. So it it did a portrait mode when it was adding the signature. Yeah. This on an yeah. So anyway, it did work. Yeah. There were signatures there, they're just kinda hidden. But cool. Now that you know people pay for that stuff? Yeah. Jeremy: weird okay. It flipped the house plan because it's it's the layout is weird on this thing. Okay. So it it did a portrait mode. Yeah. On a normal document it should work. Yeah. This on a yeah. So anyway, it did work. Yeah. There are signatures there, they're just kinda hidden. But cool. Now that you know people pay for that stuff? Yeah. Nick: it did not take me long to build that. Okay. I just said I want an e signing thing. I'm gonna stop sharing, sorry. Good point. There you go. Cool. So I just went to my operating system, which anybody who has an AI operating system can build this once they have things set up and just say, Hey, I want an e signature thing on my own, Jeremy: It did not take me long to build that. Okay. I just said I want an e sign. Sorry. Good point. There you go. Cool. So I just went to my operating system, which anybody who has an AI operating system can build this once they have things set up and just say, Hey, I want an e signature thing on my own Nick: in on this page of my operating system. Just build it. Jeremy: Yeah. in on this page of my operating system. Just build it. Yeah. And then I can go look and test it out and be like, it's kinda clunky. Can you make it smoother, slicker? Sure. and make sure that you have an initial field too. If it's like mission like there's no spot for an initial or like can you have check boxes? Can you allow me to you know, li little things like this that I'd like like if I'm gonna put a text, can you also make it optional to have it transparent? Right. To where you can see the little line under it? Or Nick: And then they can go look and test it out and be like, it's kinda clunky. Can you make it smoother, slicker? Sure. and make sure that you have an initial field too. If it's like mission like there's no spot for an initial or like, can you have check boxes? Can you allow me to, you know, l little things like this that I'd like like if I'm gonna put a text, can you also make it optional to have it transparent? Right. To where you can see the little line under it? Or, you know, if or not transparent if you need to cover something up. Right. so Jeremy: transparent if you need to cover something up. Right. so I made it as customizable as I wanted on there. Of course I had to upload house plans to make it as difficult as possible for the demo. Right, right. Of course I did that. It was working flawlessly sure. just just the other day after I kinda tw tweaked with it. But the amount of time you might be thinking, what how much time did you spend on that? Seriously, it was Nick: I made it as customizable as I wanted on there. Of course I had to upload house plans to make it as difficult as possible for the demo just now. But it was working flawlessly. Sure. just just the other day after I kinda t tweaked with it. But the amount of time you might be thinking, What how much time did you spend on that? Seriously, it was not much time. It was just it was the thought. And then as soon as I thought about it, I just went right to my little terminal and just said, Hey, can you build me this thing? And I just kinda rambled for like thirty seconds. Yeah. Jeremy: Not much time. It was just it was the thought. Yeah. And then as soon as I thought about it, I just went right to my little terminal and just said, Hey, can you build me this thing? And I just kinda rambled for like thirty seconds. Yeah. And then I came back later, I saw that it was built out in, you know, six to eight minutes. Nice. and then I I noticed it was a little clunky. I said, Can you make it smoother? Yeah, these things. And then I tested it again. You know, it was r like my actual focus time on it was probably twenty minutes. Yeah. and then, you know Nick: And then I came back later, I saw that it was built out in you know six to eight minutes. and then I I noticed it was a little clunky. I just said, Can you make it smoother? Can you add these things? And then I tested it again. You know, it's like my actual focus time on it was probably twenty minutes. Yeah. and then, you know, I can use that forever. people do spend money on these e-signing products, but that's just one little example of something that you can replace and like cut. Jeremy: That forever. people do spend money on these e-signing products. Yeah. But that's just one little example of something that you can replace and like cut a monthly tech bill out. Right. if that makes sense. Yeah. It doesn't matter where it came e-signed from, like like form simplicity or yeah, or Docu sign. Docu sign. It doesn't matter. Like this is the same, it's gonna hold up in court saying, like, yes, they signed up because it's got all the signatures and trash their IP and all that stuff just like a normal. Nick: a monthly tech bill out. Right. if that makes sense. Yeah. It doesn't matter where it came to e signed from, like like form simplicity or Yeah, or Docu sign or whatever. It doesn't matter. Like like this is the same it's gonna hold up in court saying like yes they signed up because it's got all the signatures and it tracks their IP and all that stuff just like a normal e signature. You know, it's just it it goes 'cause it goes to an email Jeremy: No it's just it it goes 'cause it goes through the email. Nick: and it identifies that email as the signer. Right. Yeah. Jeremy: Cool. That's awesome. Pretty simple. Nick: Pretty simple. so anyway, my other business idea was man, if if this actually really works well for the brokerage, this could be a really valuable I don't know if you call it software. It it's called an operating system. Yeah. But this could be a really valuable tool to small brokerages that want to just save money and have Jeremy: So anyway, my other business idea was, man, if if this actually really works well for the brokerage, this could be a really valuable I don't know if you call it software i it's called an operating system. Yeah. But this could be a really valuable tool to small brokerages that wanna just save money and have Nick: also just complete control over what everything looks like. Can I give you some like instant feedback? Jeremy: Also just complete control over what everything looks like. Can I give you some like instant feedback Nick: Sure. That's not even bad, that's like really good, but I think you're missing a huge portion of this market. Yeah. This isn't just for real estate operators. This isn't just for brokerages. It's not. However, small businesses. Like the Yes. If you build someone a QuickBooks operating system, CRM, all in one, yep. For a small business, that's money. Much Jeremy: that that's not even bad, that's like really good, but I think you're missing a huge portion of this market. Yeah. This isn't just for real estate operators. This isn't just for brokerages. It's not. This is for small businesses. Like Yes. If you build someone a QuickBooks operating system, C RM, all in one, yep. For a small business That's money. Much money. Nick: more addressable market. Your TAM's insane. I I totally totally understand what you're saying. Yeah, yeah. Jeremy: market. Yeah. Your TAM's insane. I I totally totally understand what you're saying. Okay, yeah, yeah. Here's why I'm choosing real estate brokerages at first. Because I know real estate brokerages. Yes. I don't know Nick: Here's why I'm choosing real estate brokerages at first. Because I know real estate brokerages. I don't know everything that every small business actually has, and I'm sure I would be making up, you know, I'm sure I'd be accurate about fifty percent of it. But you would have to sit down and really understand that business's functions and how they do things and what tools they currently use and all that stuff. Yeah, that's what our guest last week. The reason why Jeremy: actually has and I'm sure I would be making up you know, I'm sure I'd be accurate about fifty percent of it. But you would have to sit down and really understand that business's functions and how they do things and what tools they currently use and what Galen does, right? I mean like yes that's what he does our guest last week. The reason why Nick: I want to just specialize in Jeremy: in real estate brokerages, I just think it will be mo I'll be Nick: real estate brokerages, I just think it will be more I'll be more findable for people that are looking for something like that. Sure. And if I can just build a reputa like I I've already been in the real estate business for 15 years. I understand what agents like and what they don't like and that they try to not use as much as they can just because it for the mo not not everybody, but everybody's Jeremy: Sure. And if I can just build reput like I I've already been in the real estate business for 15 years. I understand what agents like and what they don't like. Yeah and that they try to not use as much as they can. Yeah. Just because it for the moment not everybody. Yeah. Everybody. Nick: different. But like I think I have a better understanding of the real estate Jeremy: I think I have a better understanding of the real estate brokerage model, yeah. Agent model, the team model. 'Cause I've I've experienced all of them. I am a licensed broker, yeah, I've run a team, I've been a solo agent, I've been in in multiple states. and I I know I I feel like I have a really good grip s and some authority on the subject. Yeah. Nick: brokerage model, agent model, the team model. Cause I've I've experienced all of them. I am a licensed broker. I've run a team. I've been a solo agent. I've been in in multiple states. and I I know I I feel like I have a really good grip and some authority on the subject. Yeah. so I feel like I can make this flawless it's it's gonna have flaws. Sorry. Potentially flawless system all in one Jeremy: So I feel like I can make this flawless it's it's gonna have flaws, sorry. Potentially flawless system all in one that will just make everybody's life easier if they use it. Yeah. But what I'm saying like is if you just put like a blanket statement on like a small business like 'cause you can you can have the same same website, same marketing and everything, but like you can change the text on the website saying like all this for the small entrepreneur, right? It doesn't need to say real estate office. Yeah. Nick: that will just make everybody's life easier if they use it. Yeah. But what I'm saying, like, is if you just put like a blanket statement on like a small business like 'cause you can you can have the same same website, same marketing and everything, but like you can change the text on the website saying like all this for the small entrepreneur, right? It doesn't need to say real estate office. Yeah. what people need is is a C R they need bookkeeping, they need just like a a bot they can talk to basically that can kind of maybe do some of this for you. Jeremy: What people need is is a CRM, they need bookkeeping, they need just like a bot they can talk to basically that can kind of maybe do some of this for you. Yep. Like they just need really simple stuff and you put a blanket cover over that and I think you've got a really cool thing that's really optimized for a lot of people. But You're totally right. It would just take I I just feel like this is more duplic cut and cut and paste. Yeah. I feel like there's just gonna be if you all of a sudden open it to you know Nick: Yep. Like they just need really simple stuff. And you put a blanket cover over that and I think you've got a really cool thing that's really optimized for a lot of people. But You're totally right. It would just take I I just feel like this is more dupli cut and sure. Cut and paste. I feel like there's just gonna be if you all of a sudden open it to you know, roofing Jeremy: Contractors. there's going to be a little bit of a learning curve with every business. Yeah. Instead, I'd rather just Nick: contractors, there's going to be a little bit of a learning curve with every business. Yeah. Instead, I'd rather just Jeremy: pay for Idaho and Washington brokers. Yeah. There's no learning curve. Sure. It's just here's what it is. Yeah. And it's ready for you. Yeah. You know what I mean? It it already knows all the Idaho laws to consider. All the i it knows about disclosure, it knows about like Nick: Hey, for Idaho and Washington brokers, there's no learning curve. Sure. It's just here's what it is. Yeah. And it's ready for you. Yeah. You know what I mean? It's it already knows all the Idaho laws to consider, all the a it knows about disclosure, it knows about like to keep a wall between Jeremy: to keep a wall between agents and brokers too with their c private data and contacts and stuff. Only share the ones that are under contract and only so much. You pretty much just see their basic data. There's just so much that I think the average AI guy would not know about a brokerage. Sure. That would take them quite a bit to figure out all the inner inner tentacles of how these things work. Nick: agents and brokers too with their c private data and contacts and stuff, but only share the ones that are under contract and only so much. You pretty much just see their basic data. So there's just so much that I think the average AI guy would not know about a brokerage. Sure. That would take them quite a bit to figure out all the inner inner tentacles of how these things work. Jeremy: so I think that's where I just have a f an edge of having the best in class Nick: so I think that's where I just have a b an edge of having the best in class. Jeremy: service. And I feel like if if there was another AI guy that came from, you know, an attorney's office where he decided he was gonna go all in on building systems for attorneys, yeah. He's gonna kick my ass sure with an operating system for an attorney's office. Yeah. Nick: service and I feel like if if there was another AI guy that came from, you know, an attorney's office where he decided he was gonna go all in on on building systems for attorneys, he's gonna kick my ass sure with an operating system for an attorney's office. Does that make sense? That makes sense, but that's what I'm saying. Like you keep it vague enough, like here's your C Rm, here's this, here's this. Jeremy: That makes sense. That makes sense, but that's what I'm saying. Like you keep it vague enough, like here's your CRM, here's this, here's this Nick: That that's what this is. That's what we're promising. It's nothing more. It's no one it's no law. It's it's a CRM and it's bookkeeping, all in one. Well, it's more than that. Right. Well that's what I'm saying. Like if you kept it as vague as that for the standard entrepreneur, that is a sellable object. Like you don't need to worry about laws. You just like here's your C R and bookkeeping, all in one. Jeremy: That that's what this is. That's what we're promising. It's nothing more. It's no one it's no law. It's it's a CRM and it's bookkeeping all in one. Well, it's more than that. Right. Well that's what I'm saying. Like if you kept it as vague as that, yeah. For the standard entrepreneur, that is a sellable object. Like you don't need to worry about laws. You just like here's your C RM and bookkeeping, all in one. Yeah. Well I guess I guess there's no passion there for me. Sure. I I think the passion part about me is like knowing what this can do for a brokerage Nick: Yeah. Well I guess I guess there's no passion there for me. Sure. I I think the passion part about me is like knowing what this can do for a brokerage Jeremy: is just really exciting. Yeah. because you once you get it set up with all your data, it's going to make your life so much easier because you can just talk to it to tell it about all anything you're trying to do that day. Yeah. Nick: is just really exciting. Yeah. because you once you get it set up with all your data, it's going to make your life so much easier because you can just talk to it to tell it about all anything you're trying to do that day or that month or that quarter, that year, and it will it will just start doing things. Jeremy: year and it will it will just start doing things by request. Right. Just like an assistant would. Yeah. and it's not like you get rid of your assistant. Right. Nick: by requests. Right. Just like an assistant would. Yeah. and it's not like you get rid of your assistant. Right. Or anything like that. You just empower them to get so much more done in a quicker time. That way you can have you can do all the office events that you want to do to have fun and not have to worry about the systems as much because they are working behind the scenes flawless almost flawlessly. Almost flawlessly. One one day might be pretty flawless. Yeah. But I can tell you this Jeremy: systems as much because they are working behind the scenes flawless almost flawless. Almost flawless. You're catching yourself there. I love it. Yeah, yeah. No, I I love it. But I can tell you this. Nick: way more accurate than humans stitching stuff together. Yeah. From what I've seen so far. nothing's perfect, Jeremy: way more accurate than humans stitching stuff together. Yeah. From what I've seen so far. nothing's perfect. Nick: but it's it's getting pretty damn close. And it and I I think it will be very soon almost perfect. Jeremy: Yeah. And I think it will be very soon. Sure. Almost perfect. Nick: You know what I mean? Yeah. I just I I do whatever you want with it. I think it's a really good idea. I I r I genuinely do. Yeah. Jeremy: Yeah. I just I again do whatever you want with it. I think it's a really good idea. I I r I genuinely do. coming from somebody who's like, I want to diversify, like you're you're getting into the poop business. You don't know that you do you have a passion for poop? Nick: Coming from somebody who's like, I want to diversify, like you're you're getting into the poop business. You don't know that you do you have a passion for poop? no. I don't. That's what I'm saying. And that's why I want to keep it small. Right. But if you if like like me as a solo entrepreneur, you know what I mean? Like if somebody offer came along and offered all my systems like, hey, CRM, website management, booking, and this. Here's the di so with the poop the po the poop business is just be me being Jeremy: That's what I'm That's why I want keep it small. Right. But if you if like like me as a solo entrepreneur, you know what I mean? Like if somebody offer came along and offered all my systems like, hey, CRM, website management, booking and this. Here's the di so with the poop the the poop business is just be me being it's purely a diversification play. Right. Where I've I've seen this need in the market for a while. and I I feel like it would be Nick: It's purely a diversification play. Right. Where I've I've seen this need in the market for a while. and I I feel like it would be almost purely just economical. Yeah. and I believe in myself that I can get it to where it would Jeremy: Economical that I can get it to where it would you Nick: you know, ninety percent of it plus will run w without my direct involvement. Yeah. this is something that would need a lot of my direct involvement. Yeah. Jeremy: Yeah. this is something that would need a lot of my direct involvement. Yeah. and I don't think it would last too long. I think this business would be dead in two years. Yeah. So it's like get it while you can, because I think eventually these AI companies will figure out a way to give you an off-the-shelf operating system for your business. Yeah. that might Nick: and I don't think it would last too long. I think this business would be dead in two years. Yeah. So it's like get it while you can because I think eventually these AI companies will figure out a way to give you an off the shelf operating system for your business. Yeah. that might even be more user friendly than what I'm trying to build. Yeah. Is that what does that make sense? I feel like it's a this would be this this is in the short term and who knows, maybe maybe it can last fifteen twenty ten years. Jeremy: Yeah. But does that make sense? It absolutely makes sense. Nick: or like ten five or ten years, sorry, not fifteen years. Fifteen years, we're all dead. But the AI's gonna kill us all for sure. But while we can work with it. Jeremy: Or like ten five or ten years, sorry. Not fifteen years. Fifteen years, we're dead. AI's gonna kill off. Yeah, yeah. We're dead. We're gone. But while we can work with it. I love it. Yeah. Again, just like Nick: Yeah. Again, just like you know, my C my C R M's a thousand bucks a year, my QuickBooks is like seven hundred bucks a year, something like that, whatever it is. That's seventeen hundred bucks a year. If you can find a way to get that down to a thousand bucks a year for your average entrepreneur, and still cash flow, like that's an almost endless loop of people lo looking to save money as a small business. Yeah. So I I don't know if I can honestly Jeremy: You know, my C my C R M's a thousand bucks a year, my QuickBooks is like seven hundred bucks a year, something like that, whatever it is. That's seventeen hundred bucks a year. If you could find a way to get that down to a thousand bucks a year for your average entrepreneur, and still cash flow like that's an almost endless loop of people look looking to save money as a small business. Yeah. So I I don't know if I can honestly Nick: make as much money with the small businesses as I could with an operating system for like a a brokerage that's saving that they are spending fifty to a hundred grand a month or sorry a year on this kind of tech and I can bring that down by half versus most small businesses are not spending that kind of money on tech. Jeremy: make as much money with the small businesses as I could with an operating system for like a a brokerage that's saying that they are spending fifty to a hundred grand a month or sorry a year sure on this kind of tech and I can bring that down by half. Right. Versus most small businesses are not spending that kind of money on tech. Yeah. Nick: and I can help them Jeremy: and I can help them Nick: and I can show them how to make their life easier by all this stuff. But I just don't know if I can if I can really build a b an s an economical heavy business with that instead of you know, might be able to tack on fifty bucks a month or something like that if that makes sense. But it's just like it may not be worth the energy. Sure. May not be worth the squeeze. Sure. I'd rather just teach people how to do that for free. Yeah. And like Jeremy: show them how to make their life easier by all this stuff. But I just don't know if I can if I can really build a b a s a an economical heavy business with that instead of might be able to tack on fifty bucks a month or something like that. If that makes sense. But it's just like it may not be worth the energy. Sure. May not be worth the squeeze. Sure. I'd rather just teach people how to do that for free. Yeah. And like part of what you're saying is like this is all gonna this could change in a couple of years, it could change in a couple of months, right? You get them hooked now. Nick: This is all gonna this could change in a couple of years, it could change in a couple months, right? Yeah. And then like maybe people are just enjoying your product and they don't feel like switching. Like if the if the cost benefit for them is like, I can save five bucks a month by doing it myself, nah what I have is working. Yeah. I overpay for stuff all the time because it works. Yeah. And and I will continue to do it. Because it works. Yeah, because it works. Like if you can build something that's workable for people, the odds of them switching is just minimal. But that's Yeah. Jeremy: And then like maybe people are just enjoying your product and they don't feel like switching. Like if the if the cost benefit for them is like, I can save five bucks a month by doing it myself, nah what I have is working. Yeah. I overpay for stuff all the time because it works. Yeah. And and I will continue to do so. Yeah, because it works. Like th if you can build something that's workable for people, the odds of them switching is just minimal. But that's Nick: Almost everything s almost everything I was working before w was working. Yeah. this just works better and is way cheaper. Right. Jeremy: before w was working. Yeah. this just works better and is way cheaper. Right. Nick: but totally know what you mean. Yeah. Yeah. It's I just don't know if I want to be a general I'd rather still I feel like in the even in the AI world it's still gonna be better to be a specialist. Sure. To you know, if anyb if anybody if a brokerage who's serious about Jeremy: Totally know what you mean. Yeah. Yeah. It's I just don't know if I want to be a general I'd rather still I feel like in the even in the AI world it's still gonna be better to be a specialist. Sure. To you know, if anyb if anybody if a brokerage who's serious about growth or trying to cut expenses or really wants to start adopting AI Yeah. Nick: growth or trying to cut expenses or really wants to start adopting AI. Yeah. I feel like they would be better suited going to a an AI specialist that specialists that specializes just with real estate brokerages versus an AI guy who really knows nothing about real estate and they just have assumptions on how it works. Sure. You know? Most most people think that real estate agents Jeremy: I feel like they would be better suited going to a an AI specialist that specialists that specializes just with real estate brokerages versus an AI guy who really knows nothing about real estate and they just have assumptions on how it works. Sure. You know? Yeah. Most most people think that real estate agents do open houses to sell houses and stuff. Yeah. Are more more like car salesmen. Yeah. but they Nick: do open houses to sell houses and stuff and are more more like car salesmen. but they it's it's a completely different world than most people actually think. Yeah. Yeah. Most things are though. Yeah, most peop most things are. And that's like me with the septic business making assumptions that I'm probably wrong about half of it. You'll figure it out one way or another. Jeremy: It's it's a completely different world than most people actually think. Yeah. Yeah. Most things are though. Yeah, most peop most things are. Yeah. That's like me with the septic business making assumptions that that I'm probably wrong about half of it. That's okay. You'll figure it out one way or another. Like one way or another it will happen and that's an X year thing. Yeah. But that's four months away. Yeah. Can we talk about your flip for a little bit too? Yeah. Okay. Yeah, we got time. Yeah. We got time unless you want to do it on a different episode. We'll do it. Let's do it. Nick: And that's a next year thing. Yeah. But that's four months away. Yeah. Can we talk about your flip for a little bit too? Yeah. Okay. Yeah, we got time. Yeah. We got time. We got time. We got time. Unless you want to do it on different episode. We'll do it. Let's do it. So yeah, new deal in post balls. Okay. Jeremy: So yeah, new deal in post falls. Okay. Nick: this one. the margins aren't amazing, but it's just it just seems like kind of a layup. Yeah. Okay. I haven't this would be my third deal of the whole year. Jeremy: the margins aren't amazing, but it's just it just seems like kind of a layup. Yeah. Okay. how this would be my third deal of the whole year. so really flip yeah, my third house flip. It feels like you've Nick: so not many flip yeah, my third house flip. Jeremy: had more, but maybe I'm wrong. No. You had Stephanie and then you had your one in the one in Kellogg Kellogg. wow, that's it. And this would be the third house of the year. Sure. I've got the development. Nick: No. Yeah, Stephanie and then you had your one in the And then one in Kellogg. wow, that's it. And this would be the third house of the year. Sure. I've got the development, Jeremy: Which is great. That the development is like giving me the confidence to just like focus on AI this year. Right. For the most part. Yeah. but yeah, this opportunity came to me from a wholesaler. and yeah, let's see, Wednesday we did a walkthrough with a bunch of people that we know. but six or so Nick: which is great. That the development is like giving me the confidence to just like focus on AI this year for the most part. Yeah. but yeah, this opportunity came to me from a wholesaler. and yeah, th let's see, Wednesday we did a walkthrough with a bunch of people that we know. but six or so Jeremy: other wholes other investors, yeah slippers. Yeah. And it's funny, we all like in the driveway talked about not bitting each other up and stuff. Nick: Other wholes other investors, house flippers. Yeah. And it's funny, we all like in the driveway talked about not bidding each other up and stuff. We were all fucking lying through our teeth. 'Cause it did it it did end up in a bidding more. that's how it goes, though. Like if you want something you're gonna pay for it. Like yeah. And I actually did I was gonna let it go. Jeremy: 'Cause it did it it did end up in a bidding more. Yeah. That's how it goes though. Like if you want something you're gonna pay for it. Like I mean. And I actually did I was gonna let it go. Yeah I was totally gonna Nick: I was totally gonna let it go. But I was just on the phone with the wholesaler for a while, we were kept shut up on things and then towards the end of the call I'm just like playing with the numbers and stuff and I just and I knew what he had it his best offer and I'm just like, I'll give you three thirty. Like, let's just get this done. And he's like, God Jeremy: get this done. Yeah. And he's like, Nick: It's like, damn it. He's like, I gotta call and he's like, I gotta disappoint this guy. He's he was really not happy about it, but he was. Was three thirty his best offer when was trying to get for it? I think he was at like three twenty six or something like that. Yeah, yeah. so I offered him three thirty at the last minute. Yeah. Like as we were just catching up on other stuff, I basically told him, Okay, I can't do that. Yeah. But looking at it more, I'm like, I'm gonna be fine. Like this is a Jeremy: damn it. He's like, I gotta call him He's like, I gotta disappoint this guy. He's he was really not happy about it. Was three thirty his best offer what he's trying to get for it? I think he was at like three twenty six or something. Okay. Yeah yeah so I offered him three thirty last minute. Yeah. Like as we were just catching up on other stuff. I basically told him okay I can't do that. Yeah. but looking at it more I'm like I'm gonna be fine. Like this is a Nick: this is a post falls rancher, three two. Mm-hmm. It they're in demand. Yeah. Jeremy: Is a post balls rancher 3 2 it they're in demand. Yeah. the comps were very concrete, 450 to 460. Sure. That's the ARB. and I can get the reno done for about this. the hard money fees aren't that bad. Yeah. and should still make like thirty four thousand or so is my projected net profit. Yeah. So nothing huge for Nick: the comps were very concrete, you know, four fifty to four sixty is the ARV. and I can get the reno done for about this. the hard money fees aren't that bad. and should still make like thirty four thousand or so is my projected net profit. So nothing huge for yeah, it's actually like an eight or nine percent net margin. Yeah. Jeremy: Yeah, it's actually like an eight or nine percent net margin. Yeah. Nick: but We'll also make a real estate commission. which was included in that. Okay. like as a side bonus. Sure. on top of that thirty-four thousand. And the down payment, Joe's helped me out with that. Cool. and she's gonna help me make sure that I don't overspend on things. Yeah. Which is nice. I'm gonna help with the demo and all that kind of stuff and flooring and things, 'cause it's really just needs interior work. Sure. Jeremy: We'll also make a real estate commission. Mm-hmm. which was included in that. Okay. like as a side bonus. Sure. on top of that thirty four thousand. And the down payment, Joe's helped me out with that. Cool. and she's gonna help me make sure that I don't overspend on things. Yeah. Which is nice. Gonna help with the demo and all that kind of stuff and flooring and things, 'cause it really just needs interior work. Sure. Nick: Yeah, just needs like flooring, paint. The kitchen I already got quoted are like forty nine hundred bucks. Okay. For a new kitchen. Nice. other than that it doesn't mean just some yard work. It's got vinyl f so there's like hardly any exterior work to do other than yard work. Sure. yeah, and I think it'll be done in three weeks. I think it's a three, four week turnaround. So you can make a real estate commission too? Yeah. Doesn't that doesn't like the seller usually pay that commission, which would be you? Yes. How are you gonna make it? Jeremy: Yeah, just needs like flooring paint. The kitchen I already got quoted are like forty nine hundred bucks. Okay. For new kitchen. Nice. n that doesn't mean just some yard work. It's got vinyl so there's like hardly any exterior work to do other than yard work. Sure. yeah, and I think it'll be done in three weeks. I think it's a three, four week turnaround. She gets to make a real estate commission too? Isn't that doesn't like the seller usually pay the commission, which would be you? Yes. How are you gonna make it we just built it in Nick: We just built it into the deal. okay. Yeah. we do that with most of our flips still. Yeah. Okay. So I mean w the the advantage I have as being a licensed agent that I can do my listings is I can pay a little bit more sometimes than other people because that commission is part of my income. Sure. And I've got the systems where yeah, it still costs me money to f put a house on the market and stuff, but not nearly as much as most investors who aren't licensed. Right. Jeremy: okay. Yeah. we do that with most of our flips. So I mean w the the advantage I have is being a licensed agent that I can do my listings is I can pay a little bit more sometimes than other people because that commission is part of my income. Sure. And I've got the systems where yeah, it still costs me money to f put a house on the market and stuff. But not nearly as much as most investors who aren't licensed. Right. Nick: That's true. Jeremy: That's true. That makes sense. Yeah. So I a little leg up there. And plus having the dump trailer. Yeah. And being able to do some of the some of the w because this is just an interior remodel. Yeah. With no drywall. Nick: That makes sense. Yeah. So I got a little leg up there. And plus having the dump trailer. Yeah. And being able to do some of the some of the w because this is just an interior remodel with no drywall work. I mean I can save five grand right away on the on the demo. Yeah. And then, you know, another twelve grand on commissions. so I have a seventeen thousand dollar price advantage than most people right there. That's awesome. Jeremy: I mean I can save five grand right o right away on the on the demo. Yeah. And then, you know, another twelve grand on commissions. Mm-hmm. so I have a seventeen thousand dollar price advantage for most people right there. That's awesome. If that makes sense. Yeah. So what made this deal a yes for you? I know you said the margins were kinda short. It's in well, it's just easy. Yeah. Nick: If that makes sense. Yeah. So what made this deal a yes for you? I know you said the margins were kind of short. It's im well, it's just easy. Yeah. It's im it it's a very predictable layup for me. Not not a huge margin, but like the time invested into it is going to be minimal compared to the return. Yeah. If that makes sense. Yeah. Jeremy: Predictable layout for me. Not not a huge margin, but like the time invested into it is going to be minimal compared to the return. Yeah. If that makes sense. Yeah. Are you partnering with Joe on this one? I'm paying her interest on her on the down payment. Sure. And then she's going to be getting half the commission. Cool. Yeah. I mean that goes back to the team, so yeah. So she's incentivized too. Sure. to to get it done. Okay. Yeah. Cool. Ten percent Nick: qu I'm paying her interest on her okay dou on the down payment and then she's going to be getting half the commission. Cool. Yeah, I mean that can be the team. So yeah. So she's incentivized to to to get it done. Okay. Yeah. Cool. Ten percent I think I'm gonna pay her temp just ten percent interest on on the down payment. So really shouldn't be a whole Jeremy: That's a way better deal than you offered me. Yeah, I know. So but but it's also skinnier. Yeah. There's not as much meat on the boat. A a lot of the deals that we do together, there's just more meat. Sure. More meat to share. a little bit of meat. And Joan and I are just gonna eat the what's left on this chicken boat. Yeah. And and it but it's not gonna be like, you know, a six month project. Sure. it's a three week. Cool. Three week deal. Okay. So have it on the market and should hit the market in the fall. Love it. Nick: Yeah, I know. So but but it's also a skinnier deal. There's not as much meat on the bone. A a lot of the deals that we do together, there's just more meat. Sure. More meat to share. little bit of meat. And Joe and I are just gonna eat the what's left on this chicken bone. Yeah. And and it but it's not gonna be like, you know, a six month project. Sure. it's a three week cool. Three week deal. Okay. So I'm on the market. Should hit the should hit the market in the fall. Love it. Yeah. Sometimes layups are good. Jeremy: Yeah. Sometimes layups are good. Sometimes layups are good. Yeah. Yeah. So Nat Nick: Sometimes layups are good. Yeah. Yeah. So not a killer deal. but I just felt right about it. Yeah. Did you buy it with logic or emotion? Because this was both. Yeah. Definitely both. Yeah. I was emotionally, I'm just like, I don't want let this go. logic told me I'm still gonna make money on this. Sure. and if not, I'm willing to take that risk with other people's money. Jeremy: I just felt right about it. Yeah. Did you buy it with logic or emotion? 'Cause it's this like both. Yeah. Definitely both. Yeah. I was emotionally I'm just like, I don't wanna let this go. I've come this far. Told me I'm still gonna make money on this. Sure. and if not, I'm willing to take that risk with other people's money. Nick: Love it. I've said some mean things today. Jeremy: Love it. I've said some mean things today. Nick: You haven't said mean things. Well, I'm talking about firing people in the future. Fifteen Jeremy: You haven't said mean things. Well, I'm talking about firing people in the future. Nick: years. I those aren't mean things? Yeah. Sure. Yeah. Any questions? No. I other than like, you know, just Jeremy: Those aren't mean things? Yeah. You're not pessimistic, you're just stepping on the shoulders of giants to get this done. Sure. Yeah. Any questions? No, I other than like, you know, just we typically talk about buying with logic rather than emotion and you're going against your own judgment. Like Nick: We typically talk about buying with logic rather than emotion and you're going against your own judgment. Like Jeremy: Doesn't doesn't seem like a Nick Beverage thing. Typically you're like this like you your your normal analogy is like there's a bag of money on the ground, I'm gonna pick it up. Is that that's still the case with this one, but it's just like a tiny it's just like a tiny bag of money. Right. It the situational. Okay. A lot a lot of the houses I flip, they're they're usually outside of town. Yeah. they come with more risk because the ARB isn't as snug, Nick: it doesn't seem like a Nick Beverage thing. Typically you're like this like you your your normal analogy is like there's a bag of money on the ground, I'm gonna pick it up. Yes. That that's still the case with this one, but it's that is the case. Right. It's the situational okay. A lot a lot of the houses I flip, they're they're usually outside of town. Mm-hmm. they come with more risk because the ARV isn't as snug. Jeremy: right. Tight within a ten thousand dollar margin. Right. and rehabs are bigger. Nick: tight within a ten thousand dollar margin. Right. and rehabs are bigger. Right. Bigger jobs, you know, not usually this is a a 30 this is a very predictable spend. Yeah. so I I mean I I'm comfortable with it's a it's relatively low risk. Yeah. Because a a lot of the projects I get into are rural, bigger projects, bigger margins. Jeremy: Right. Bigger jobs, you know, not usually this is a a thirty th this is a very predictable spend. Yeah. so I I mean I I'm comfortable with it's a it's relatively low risk. Yeah. Because a lot of the projects I get into are rural, bigger projects, yeah. Nick: but what comes with that is just bigger risks, the Jeremy: but what comes with that is just bigger risk. Nick: unknowns, they can take things that take longer are more expensive. so it was a little bit of both. You know, I didn't want to spend as much as I did. Yeah. that's where the emotion came in of just like I'll tell you what, before we get out this phone call, I'm just going to overbid everybody. And you're just going to send me the assignment agreement. And he's like, Okay. let's lock this down. Yeah. Jeremy: Gnomes, yeah. Take things that take longer are more expensive. so it was a little bit of both. You know, I didn't want to spend as much as I did. Yeah. that's where the emotion came in. Right. Just like I'll tell you what, before we get out this phone call, I'm just going to overbid everybody. And you're just going to send me the assignment agreement. He's like, okay. Okay. Yeah, let's lock this down. Yeah. Quit fucking around with people. That's that's a good like negotiating too because like Nick: fucking around with people. That's that's a good like negotiating too because like you the time you waste going back and forth trying to bid the thing up. Just just give him your best and best offer. Yeah. And he's a great wholesaler. He he he doesn't want he didn't want it to come to that, but he understands. Yeah. It that's the part he hates about the job the most is like having to pick and choose who gets the deal. Yeah. part of the job. Part of the job. Yeah. Yeah. It's the same with bidding anything out like Jeremy: Y the time he waste going back and forth trying to bid the thing up. Just just give him your best and best offer. And he's a great wholesaler. He he he doesn't want he didn't want it to come to that, but he understands. Yeah. That's the part he hates about the job the most, is like having to pick and choose who gets the deal. Yeah. it's part of the job. Part of the job. Yeah. Yeah. It's it's the same with bidding anything out, like you bid your time out, you bid your energy out, like who's going to get both those? Nick: You bid your time out, you bid your energy out, like who's going to get both those? Correct. Yeah. I think that's great. are you paying Joey for contracting work? if he does, yeah, if he if he is able to help. Cool. Yeah. If not, I'll s I'll I'll be able to find subs for everything in it everything that I'm not doing. That's really good. So like obviously can I ask what the down payment was? Just thirty it should be about thirty eight thousand. And then if you get this done in, you know, three weeks. huh. Jeremy: Cool. I think that's great. are you paying Joey for contracting work? if he does, yeah. If he if he is able to help. Cool. Yeah. I'll I'll I'll be able to find some for everything in a everything that I'm not doing. That's really good. So like obviously can I ask what the down payment was? Just thirty it should be about thirty eight thousand. Cool. And then if you get this done in, you know, three weeks and Nick: And you have it on the market for a month, you're paying ten percent interest Jeremy: then you have it on the market for a month, you're paying ten percent interest Nick: on thirty five thousand dollars for two months. Yeah, what's that, five grand? That's pretty good. Jeremy: On thirty five thousand dollars for two months. Yeah, what's that? Five grand? That's pretty good. Nick: Yeah. Not too bad. For not Jeremy: Yeah. Nick: no money. I still have I'll still have risk. There's no cross collateral either with this. yeah. Jeremy: I still have I'll still have risk. There's no cross collateral either with this. yeah. Nick: And it's and the Hard Money Lender is they come highly recommended. This would be my first time working with them, a big com bigger company. Yeah. They quit Jeremy: Yeah. Who is it? Renovo. Renovo? Okay. Why'd you use them? Nick: Renovo. Renovo? Okay. Mm-hmm. Why'd you them? just 'cause some other IRM flippers use them. Okay. And they're just easy. Yeah. Apparently. I I did go through a rigorous pre approval process where they had to examine my last ten deals over the last two years. They wanted to see that I actually did ten flips in the last twenty four months. Yeah. And they looked at all of them. They did a credit check on me. They did a background check on me. They had questions about things. so it was a pretty intense Jeremy: Okay. And they're just easy. Yeah. Apparently. I I did go through a rigorous pre approval process where they had to examine my last ten deals over the last two years. They wanted to see I actually did ten flips in the last twenty four months. Yeah. And they looked at all of them, did a credit check on me. They did a background check on me. Cool. They had questions about things. Yeah. so it was a pretty intense That's how it should be, by the way, for like That's how it should be, but no Nick: application process. the way, for like that's how it should be, but no hard money lenders really do that. Right. I mean And then after you if you get approved, I got approved for an A tier borrower or whatever. That's it. No more applications. Right. Just any deal you need in the future, they will you put ten percent down. Mm-hmm. and they'll purchase price? Ten percent of the purchase price. Okay. Jeremy: Right. I mean the guys you do they're they're and then after you if you get approved, I got approved for an A tier borrower or whatever. That's it, no more applications. Right. Just any deal you need in the future, they will you put ten percent down. Mm-hmm. and they will ten percent of the purchase price? Ten percent of the purchase price. Okay. Nick: And then they will finance the rest plus your renovation. Great. Jeremy: your renovation. Great. That's it. No cross collateral and I'm paying on Nick: no cross collateral and I'm paying on this one one point and nine point two five percent interest. That's incredible. There is a nine hundred dollar Jeremy: That's incredible. Nick: documentation fee, processing fee, whatever. Clint there's a six hundred dollar processing fee, but yeah. Same thing. And and four points. Three or four points. Yeah. Sometimes 'cause they gotta pay everybody on pay. This one's a big company. That was a hard time when when we were doing Jeremy: Yeah. Whatever. I mean with Clint there's a six hundred dollar processing fee, but Yeah. Same thing. Yeah. They gotta pay. This one's a company. Lot of mouth feed a mouth to feed. And that was a hard time when when we were doing like the hard money lending, like people would just point back to these websites like this is so easy, why can't you meet me this? And I'm like, it's not doesn't quite work like that. Yeah. They don't work with they don't work with everybody. Right. Yeah. I barely qualify because I did just ten deals in the last two years barely. Sure. Nick: People would just point back to these websites like this is so easy, why can't you meet this? And I'm like, it's not Well, you have to qualify. Right. Yeah. I barely qualified because I did just ten deals in the last two years, barely. Sure. One of them I had to kind of look make it look like two. The lots that I sol that I bought together and sold together. But they were two separate properties, so I was just I made it look like two. And that's two. It was fine. Yeah. Yeah. That's awesome. Jeremy: One of them I had to kinda look make it look like two. The lots that that I bought together and sold together. But they were two separate properties, so it's just I made it look like two. And that's two. That was fine. It was two separate properties, yeah. Yeah. Yeah. That's awesome. Well, congratulations. Thanks. So that that's that's pretty easy terms, I think. You should yeah. You should get a kickback code for referring them if you ever do. That's one you can do too. I'll see if they have something like that. Yeah. Nick: Congratulations. Thanks. So that that's that's pretty easy terms, I think. You should Pretty simple. Yeah. You should get a kickback code for referring them if you ever do. That's money you can do too. I'll see if they have something like that. Yeah. They should reward the guy that I s that sent them to me. Yeah. Sent that sent me to them. Yeah. Right. So your purchase price is three th three hundred and thirty, so obviously you're putting like thirty three down, but that's where Joe comes in as your down payment to pay them. Yeah. Great. Yep. Awesome. Jeremy: Send them to me. Yeah. Sent that sent me to them. Yeah. So your purchase price is three three hundred and thirty. So obviously you're putting like thirty-three down, but that's where Joe comes in as your down payment to pay them. Yeah. Great. Yep. Awesome. And then whatever we do, they reimburse. Cool. So the fix-up work? Yeah. I'm like, did all the demo. Nick: And then whatever we do, they reimburse. Cool. So the fix up work? Mm-hmm. Yeah. I'm like, did all the demo, I need five grand. They will send they'll reimburse you. So like you reimburse the reimburse. Or whatever. You do you finish things, they reimburse. And they don't they obviously they're not looking at like ARVs for the most part. They're just saying like, hey, you're a good borrower. No, they look at ARVs. They want to vet the deal deal too. Yeah. So they're gonna do a BP. it they will do a BPO to verify my numbers. Yeah. Jeremy: they'll reimburse you. So like you pay, they reimburse. Or whatever. You do you finish things reimbursed. And they don't they obviously they're not looking at like ARVs for the most part. They're just saying like, hey, you're you're a good borrower. No, they look at ARVs. They don't have the deal. Sure. So it's not an automatic yes. it they will do a BPO to verify my numbers. Yeah. And then it's a good five hundred Nick: And then it's a good and then they're good. Good. Mm-hmm. That's awesome. If it's over five hundred thousand dollar loan amount, then they need an appraisal. Sure. Yeah. Cool. That's awesome. Yeah. Very good. Very good. We'll see. I'll make it sound too easy right now. I I usually shoot myself in the foot with that. I'm sure we'll be fine. Yeah. If not, I'll just get Jeremy: Sure. Yeah. Cool. That's awesome. Yeah. Very good. We'll hope it all works out for you and We'll see. I'm making it sound too easy right now. I usually shoot myself in the foot with that. Yeah. I'm sure it'll be fine. Yeah. If not, I'll just get Nick: a a heavier loan with someone else with somebody else. But this this is looking positive. This like this is kind of their bread and butter property. So terms are good? Jeremy: Yeah. Property. Yeah. Terms are good. property's good. You know Probe's Falls properties and ranchers are definitely in style and in need. They are in demand. They're in demand. Yes. Cool. Nick: property's good, you your pros false properties and ranchers are definitely in style and in need. They are in demand. They're in demand. Yes. Cool. I agree. before we get going, how's business with you lately? We ta I feel like we just talk about me all the time. That's okay. It's not okay. People want to know, how's the media business? The media business is good. It's it feels wild right now. yeah. I I don't know, it's it's so busy. Jeremy: Business is good. That's okay. It's not okay. The media business is good. It's it feels wild right now. Like I I don't know. It's it's so busy that I'm just kinda hanging on by the skin of my teeth. Yeah. Which is good. Like I'm never complaining about that, but I'm like, holy shit, there's a lot going on right now. Like how many appointments a week can you handle? Nick: that I'm just kinda hanging on by the skin of my teeth. Yeah. Which is good. Like I I'm never complaining about that, but I'm like, holy shit, there's a lot going on right now. How like how many appointments a week can you handle? I've been doing roughly twenty to twenty five a week. Jeremy: I've been doing roughly twenty to twenty five a week. Nick: Jeez. Jeremy? That's a lot of appointments. Yeah. My gosh. Yeah that's four to five a day. Sure is. If you did the math. Did you math it yeah. I'm usually working on weekends too, so like, you know, the four to five a day is usually like three to four a day. Jeremy: Yeah. My gosh. Yeah, that's four to five a day. Sure is. If you do the math. If you math it, yeah. I'm usually working on weekends too, so like, you know, the four to five a day is usually like three to four a day with the weekends I include in there, of course. Yeah. Nick: With media including. Pretty hard to do that many. Yeah. Yeah. I remember when I was first thinking of starting the media business, because Jeremy: thinking of starting the media business. Nick: I was I was talking to the Red Hog people and they said that they were doing like ten a day on average. Yeah. And that just seemed hard to believe. But I think they were doing Yeah, I think they did have a couple photographers, but I think they were mostly just doing just photo sessions and they're in and out quick. Yeah. They were in and out always like in fifteen, twenty minutes, it seemed like. Jeremy: Mm-hmm. They said that they were doing like ten a day on average. Yeah. And that just seemed hard to believe. If they have a team doing Yeah, I think they did have a couple photographers. But I think they were mostly just doing just photos at quick. Yeah. They were in and out always like in fifteen, twenty minutes. Nick: There's you know, there's times like I I shoot a lot of mobile. Jeremy: There's you know, there's times like I I shoot a lot of mobile homes where like I get in, I shoot my f property for fifteen, twenty minutes and I'm done. obviously just drive time to and from appointments. Like if I can batch stuff in Corleane, great, if I can batch stuff like I've got a realtor in Moscow that uses me. I've got four in Moscow on Wednesday. So it's like while I'm down there, like let's just kick Moscow's like Wednesday's Moscow. Yeah, when like nothing else is happening. It's just all I'm doing is Moscow. That's cool. Yeah. Yeah. and then like, you know, like I try to ba Nick: Shoot my property for fifteen, twenty minutes and I'm done. obviously just drive time to and from appointments. Like if I can batch stuff in Coralane Great, if I can batch stuff like I've got a realtor in Moscow that uses me. Yeah. I've got four in Moscow on Wednesday. Okay while I'm down there, like let's just Moscow's like Wednesday's Moscow Day? Yeah, when like nothing else is happening. It's just all I'm doing is Moscow. Wow. That's cool. You got a Moscow day. Yeah. and then like, you like I try to bat batch stuff. It doesn't always work and it rarely ever does actually. Jeremy: batch stuff, it doesn't always work and it rarely ever does actually. Where like I'm in Priest River one day and then someone's like, I need to be in Priest River, I need you to be in Priest River on Thursday. I'm like, can you do it this day? It never works like that. And I just ride the punches. Yeah, yeah. Yeah. no, it it's crazy. It's busy. It's I I appreciate it very much. Like I give a lot of my passion, a lot of myself to this business. Yeah. And it's people appreciate it. Yeah, I think so. Nice. Yeah. Nick: Where like I'm in Priest River one day. huh. I need to be in Priest River I need you to be in Priest River on Thursday. Like, can you do it this day? It never works like that. Right. Right. You gotta ask though. Yeah, yeah. Yeah. no it it's crazy, it's busy, it's I I appreciate it very much. I I give a lot of my passion, a lot of myself to this business. Yeah. You do. It's And people appreciate it. Yeah, I think so. Nice. Yeah. where can AI help in your business? Everywhere, yes. Jeremy: Everywhere, yes. Yes. I know you're a very busy guy. Nick: We gotta we gotta sit down. I know you're a very busy guy. You're busier than I am. I would love to help you build some sort of little operating system that you can expand on Jeremy: I would love to help you build some sort of little operating system that you can expand on. Yeah. Nick: whenever you have the time for it. Okay. Just a floor to work from, if that makes sense. Yeah. I would love that too. Okay. We've got something on the schedule in the next couple of weeks, so like Yeah. I book up I it's about a week in advance, I book up right now. Yeah. Jeremy: Okay. Just a Florida workfront, if that makes sense. Yeah. I would love that too. Okay. I'll have to get something on the schedule in the next couple weeks though. Like Yeah. I book up I it's about a week in advance I book up right now. And that that upsets some people and I've learned to just let it be. Yeah. Well, you gotta do it you you can only do what you can do. Right. I had an agent the other today text me like, Can you get down to Plumber today or or or tomorrow or Wednesday? And I'm like, No sir Nick: that up that upset some people and I've learned to just let it be. Yeah. Well, you gotta do it you you can only do what you can do. Right. And the agent the other today texts me like, Can you get down to Plumber today or or or tomorrow or Wednesday? And I'm like, No sir No sir. Can't do that. I can do it this but what I can do is later in the week. I can do Thursday or Friday if you're interested. Yeah. We got it all scheduled. Jeremy: Can't do that. I can do it this day. But what I can do is later in the week I can do Thursday or Friday if you're interested and we got it all scheduled. I never tell people no, I tell people like when w can't say no. Yeah. You gotta give other alternative options. Yeah, like sorry I'm booked up. But I do laugh in my head sometimes. I'm like, dude, I'm so busy, there's no way. I can do the next one. How about that? And that then is working well some of the time. What if you left your house at four AM and then you started shooting as soon as the sun came up? Yeah. I could. Could you do it? Yeah. Nick: Never know why I tell people like when You can't say no. Yeah. You gotta give other alternative options. Be like, sorry, I'm booked up. But I do like this. Dude, I'm so busy there's no way. And that then is working well some of the time. What if you left your house at four AM and then you started shooting as soon as the sun came up? Yeah. Then could you do it? There you go. You Jeremy: I'm trying to Jeremy, you've got to work more. Nick: gotta work Jeremy, you gotta work more. Okay? You gotta work Jeremy: You gotta Nick: more if you want those plumber deals. Okay. Sooner than later. Sooner than later. I mean you'll still get Yeah. But if you want sooner, you gotta get at four AM. Yeah. Okay. And that's where kind of the weekends come in, especially because I'm just like, I don't have time for this, but I wanna make time for this, right? Like I still love and appreciate my my clients and my people. Let me take care of you. I'm not charging you a weekend fee, I'm just getting you taken care of. Word. Yeah. Jeremy: Okay. Sooner than later. Sooner than later. I mean you'll still get Yeah. But if you'll want sooner, you gotta get at four AM. Yeah. Okay. And that's where kind of the weekends come in sometimes too, 'cause I'm just like, I don't have time for this, but I wanna make time for this, right? Like I still love and appreciate my my clients and my people. Let me take care of you. Not charging you a weekend fee, I'm just getting you taken care of. We're yeah. Nick: I think that's a wrap.
