- 0:42Speaker 1: from Rockrealty, the one the only. Mister Matt. How you been, Matt?
- 0:45Speaker 1: How you been? Man?
- 0:46Speaker 2: Good morning? Been good, been busy?
- 0:48Speaker 1: I bet, I bet? This is This is go time
- 0:50Speaker 1: for real estate.
- 0:51Speaker 2: Isn't It?
- 0:52Speaker 3: Kind of starts in April normally and all depending if
- 0:56Speaker 3: Wisconsin throws us a last minute blizzard it again this year?
- 1:00Speaker 1: Real sure it didn't know did you put your snowblower
- 1:03Speaker 1: away officially now as we're sitting here, uh June second.
- 1:06Speaker 2: Garage, and I brought one.
- 1:07Speaker 3: I bought one of those two stages, so I know
- 1:09Speaker 3: it's hard to know where else to put it.
- 1:11Speaker 1: Yeah, that's true, big, Yeah. I feel like there's a
- 1:14Speaker 1: market for like some type of device to like elevate
- 1:17Speaker 1: like maybe like a like a little mechanical lift where
- 1:20Speaker 1: you can put your snowblower on and then like lift
- 1:23Speaker 1: it up and then there'd be a spot underneath to
- 1:25Speaker 1: put the push more. I love that, maybe like a
- 1:27Speaker 1: design just for the ground, just like a something that
- 1:30Speaker 1: makes it easy for it.
- 1:31Speaker 3: Yeah, well to talk about the snowblower caddy here or something.
- 1:34Speaker 1: Yeah, brought to you by Rock Realty.
- 1:36Speaker 2: There you go.
- 1:38Speaker 1: We've got oh speaking of seasonal stuff with summer officially
- 1:42Speaker 1: meteorological summer kicked off on Monday, I know, the actual
- 1:46Speaker 1: start of summer got a couple of days. We're going
- 1:48Speaker 1: to talk about getting your home ready for the for
- 1:50Speaker 1: these beautiful, beautiful months ahead. And we could also call
- 1:52Speaker 1: it the power Tool Show as well, because it's kind
- 1:55Speaker 1: of going over a lot of suggestions and that's one
- 1:57Speaker 1: of the fun things. By the way, if if you're
- 1:59Speaker 1: looking to buy your first house, that first trip to
- 2:02Speaker 1: like the home depot or the minards where you're like,
- 2:04Speaker 1: I'm going to buy that.
- 2:05Speaker 2: Oh yeah, no, I remember that. It was two thousand
- 2:08Speaker 2: and three.
- 2:09Speaker 3: Yeah, yeah, yeah, and I still have that appliance Dolly.
- 2:12Speaker 3: So yeah, it's amazing. Best purchase ever.
- 2:15Speaker 1: Pro tip. By the way, so we were talking earlier
- 2:17Speaker 1: about some great inventions that may make somebody some money.
- 2:20Speaker 1: If you are in that in that world of like
- 2:22Speaker 1: the home depot or those type of things, you may
- 2:24Speaker 1: want to partner with Rock Realty because I'm going to
- 2:27Speaker 1: tell you something. I when we first bought our house,
- 2:29Speaker 1: I went with Reobi tools and it was just that
- 2:32Speaker 1: was I would think it was at home depot that
- 2:34Speaker 1: sells them. Now twenty years later, I'm still every time
- 2:38Speaker 1: I need a new tool, it's still a Reobi because
- 2:40Speaker 1: you get that investment of all the batteries and things.
- 2:42Speaker 3: And I bought the the kind of wheeled box that
- 2:46Speaker 3: included all of them, you know, oh yeah over there
- 2:48Speaker 3: there from the chop saw to the Yeah, I did
- 2:50Speaker 3: a package deal.
- 2:52Speaker 2: This is three too, and I'm still using.
- 2:53Speaker 1: Those any particular brand, by the way, it was well, well, well,
- 3:00Speaker 1: got just.
- 3:00Speaker 3: Used it yesterday. I got the Riobi compressor. So I
- 3:03Speaker 3: don't forget when you get a new house, you're gonna
- 3:05Speaker 3: need to fill the tires of your your bikes.
- 3:07Speaker 1: Yes, Lawnmowre. Sometimes we've got a lot to cover, so
- 3:11Speaker 1: we'll talk about some of those getting your home ready,
- 3:14Speaker 1: some of those great tools put into use. But first
- 3:16Speaker 1: and foremost, we've got a house right up the road.
- 3:18Speaker 1: This week's featured listing is right on Brian Lane, right
- 3:21Speaker 1: here in Fitchburg. And Matt I was looking at this
- 3:24Speaker 1: try level before we came on the air this morning.
- 3:27Speaker 1: It's a beautiful home. And I also and Fitchburg is
- 3:31Speaker 1: is an amazing community. As we're as are sitting in
- 3:34Speaker 1: Fitchburg this morning, it's a really desirable area, isn't it.
- 3:36Speaker 3: Oh Yeah, it's just so centrally located. It gives you
- 3:40Speaker 3: that suburb feel while being like just minutes from the capitol.
- 3:44Speaker 2: Pretty neat.
- 3:45Speaker 1: Yeah, it's it's almost like like deceptive. You're like, because
- 3:48Speaker 1: if you if you were just to drop somebody in,
- 3:50Speaker 1: for example, in the neighborhood of Brian Lane and be
- 3:52Speaker 1: like are you near a city, You're like, yeah, probably,
- 3:55Speaker 1: And then you like you drive them to town. You're
- 3:57Speaker 1: like like five minutes away from like those cities.
- 4:00Speaker 3: Yeah, and you're you know, going down certain streets and
- 4:01Speaker 3: you can actually see the capital in the distance.
- 4:03Speaker 2: Yeah, pretty neat.
- 4:04Speaker 1: That is amazing. It has mentioned this is a tri
- 4:06Speaker 1: level and a very desirable Fitchburg neighborhood. It's moving ready.
- 4:11Speaker 1: It's got all sorts of great things. I did see, uh,
- 4:14Speaker 1: bamboo water resistant flooring, which is for folks that haven't
- 4:19Speaker 1: experienced bamboo flooring. That's some good. It's durable and what
- 4:23Speaker 1: is that that's environmentally? People like that first.
- 4:27Speaker 2: Yeah, it's renewable, renewable. No, it's a it.
- 4:30Speaker 3: And one of the things that people don't realize is
- 4:33Speaker 3: what makes it great for Wisconsin. We have so many
- 4:35Speaker 3: so much human humidity in the summer, and then we.
- 4:37Speaker 2: Have very dry winters.
- 4:39Speaker 3: So a lot of the natural woods, not bamboo, they
- 4:43Speaker 3: will they'll expand and contract a lot, and bamboo is
- 4:46Speaker 3: less less likely to do that.
- 4:48Speaker 1: T I l Yeah, the kids.
- 4:49Speaker 2: I used to work at home depot.
- 4:51Speaker 1: Yeah, I didn't know.
- 4:52Speaker 2: That's where I met my wife. So it's a big
- 4:54Speaker 2: deal for real.
- 4:55Speaker 1: Yeah, Oh my gosh. A ton of today in this
- 4:59Speaker 1: place has has that engineered bamboo water resistant flooring throughout
- 5:03Speaker 1: the main living areas and bedrooms. That looks absolutely beautiful.
- 5:07Speaker 1: Great price on this five five hundred nineteen thy nine
- 5:11Speaker 1: hundred right in Fitchburg Brian Lane, right a twenty eight
- 5:15Speaker 1: ninety seven Brian Lane. Of course you can see it
- 5:17Speaker 1: right online Rock Wisconsin dot com. That's Rock Rock Wisconsin
- 5:21Speaker 1: dot com. We'll talk a little bit more about this.
- 5:23Speaker 2: Was that what I was gonna mention.
- 5:25Speaker 3: This one's listed by Maria Moreno. Yes, and Maria is bilingual. Yeah,
- 5:31Speaker 3: Now we haven't had Maria on yet.
- 5:32Speaker 2: We all have to have her on. Yeah, she speaks Spanish.
- 5:34Speaker 3: So if you are a Spanish speaking home buyer or
- 5:37Speaker 3: a home seller and you've been looking for an amazing agent,
- 5:40Speaker 3: Maria Moreno would be your ticket to some solutions.
- 5:44Speaker 2: So she's awesome.
- 5:44Speaker 1: So and also if you're bilingual, you can try your
- 5:47Speaker 1: Spanish maybe if you've been working on it for years,
- 5:49Speaker 1: you want somebody's see if how quick she identifies that
- 5:52Speaker 1: you're maybe a native English speaker, or vice.
- 5:55Speaker 2: For just trying really hard.
- 5:56Speaker 1: Yes, exactly Again, Maria is the listing agent on this
- 6:01Speaker 1: pick up phone. Give her a call, say I want
- 6:03Speaker 1: to see this beautiful house on Brian Lane in Fitchburg,
- 6:05Speaker 1: her number six oh eight six ninety two double fifty two.
- 6:08Speaker 1: That's six oh eight six ninety two zero zero five
- 6:12Speaker 1: to two for Maria. And of course this house located
- 6:15Speaker 1: right on Brian Lane here in Fitchburg. We'll talk a
- 6:17Speaker 1: little bit more about the details on this featured listing
- 6:20Speaker 1: a little bit later on in the program. Matt As
- 6:23Speaker 1: mentioned summer it's it's almost here and it's time to
- 6:26Speaker 1: really get your get your home ready, and there's some
- 6:29Speaker 1: really simple things, budget friendly things. As a matter of fact,
- 6:33Speaker 1: when it comes to curb appeal, and we were talking
- 6:35Speaker 1: earlier about power tools, the first one may very well
- 6:38Speaker 1: be bust out that power tool and kind of give
- 6:40Speaker 1: everything a good scrub and a deep cleaning.
- 6:42Speaker 3: Right, yeah, yeah, we got seven budget friendly curb appeal ideas.
- 6:47Speaker 3: So first up is powerwash and deep clean, you know,
- 6:51Speaker 3: just using little water, maybe a little gas or electricity
- 6:54Speaker 3: depending on what power washing you have, but yeah, just
- 6:58Speaker 3: wash away the winter grime. You get a powerwasher, siding
- 7:02Speaker 3: your sidewalks, the driveway, scrub down the exterior windows, front trim,
- 7:07Speaker 3: all that and until they sparkle.
- 7:09Speaker 1: I will tell you this if you're ever having like
- 7:11Speaker 1: a stressful day firing up the powerwasher and just if
- 7:14Speaker 1: you think the concrete looks fine until you start using
- 7:17Speaker 1: your like, oh my gosh, have.
- 7:18Speaker 2: You watched the videos on social media?
- 7:20Speaker 1: See?
- 7:21Speaker 2: Yeah, I don't know why I watched them so long.
- 7:24Speaker 1: Is that a guy thing, by the way, especially.
- 7:27Speaker 3: The one where they're cleaning the driveways? Oh yeah, that's
- 7:29Speaker 3: pretty neat.
- 7:30Speaker 1: Or the guy that goes you see the guy that
- 7:31Speaker 1: goes around to with the lawnmower and the and the edger,
- 7:34Speaker 1: and you'll find these dilapidated lawns. And that's what we're
- 7:37Speaker 1: talking about today, folks. We're talking about making these houses
- 7:40Speaker 1: look good. Little things make a big, big difference. So
- 7:43Speaker 1: the powerwashes is big. That edging and that's another again
- 7:46Speaker 1: talking about spending time watching videos and engaging that edging
- 7:50Speaker 1: and and pruning those type of things.
- 7:54Speaker 2: Yeah, edging, pruning and maintaining.
- 7:57Speaker 3: So yeah, yeah, you don't need to have a professional
- 8:00Speaker 3: botanical garden, but you keep that lawn neatly mode. Chris
- 8:04Speaker 3: Pedge is in the on the walkways, clear out the
- 8:06Speaker 3: weeds obviously. And you know what really surprises me every
- 8:10Speaker 3: year is how much a little bit of fresh mulch
- 8:13Speaker 3: makes a difference.
- 8:13Speaker 1: Oh yeah, it's such a nice look.
- 8:16Speaker 2: Yeah, you can tell, you can see the wear Otherwise.
- 8:18Speaker 1: A little tip I've I learned when we bought our
- 8:21Speaker 1: house was save those realtaires pictures so you know next
- 8:25Speaker 1: summer and spring what it looked like the previous summers
- 8:28Speaker 1: and springs. That kind of gives you an idea.
- 8:29Speaker 2: Of oh yeah, yeah, the pictures outside.
- 8:31Speaker 1: Yeah, because your guys do such a good job of
- 8:33Speaker 1: putting those, putting those together, and uh, this is and
- 8:37Speaker 1: and the next one. So we've got power washing, kind
- 8:39Speaker 1: of give everything a deep clean edge, prune, maintain, really
- 8:42Speaker 1: make that those garden areas, especially this time of year,
- 8:45Speaker 1: look at their best. But this is one that I've
- 8:47Speaker 1: heard a lot about when it comes to real estate,
- 8:50Speaker 1: which is updating your front door. And it really and
- 8:52Speaker 1: people are like, it's just cliche, it's legit, Like it
- 8:56Speaker 1: makes a huge d it does.
- 8:58Speaker 3: I mean we're talking what of paint maybe, yeah, right,
- 9:02Speaker 3: obviously pick the exterior paint, right, you don't want to
- 9:06Speaker 3: be using interior paint on your front door'll you'll be doing.
- 9:09Speaker 2: It every year.
- 9:09Speaker 3: Yeah, But yeah, and I don't know if you remember
- 9:13Speaker 3: the early two thousands, really they blanded.
- 9:16Speaker 2: Out a lot of the houses, right, you know, a
- 9:17Speaker 2: lot of tans with matching brick. That's tan.
- 9:20Speaker 3: And boy, if you throw a quick red door on there,
- 9:23Speaker 3: makes difference.
- 9:25Speaker 1: Pulls your eyes right to it, doesn't it does. And
- 9:28Speaker 1: by the way, as we go through these, we've got
- 9:30Speaker 1: we've got seven budget friendly curb appeal ideas this morning.
- 9:33Speaker 1: Are these when you're working with an agent, These are
- 9:36Speaker 1: some of the conversations if you're listing a home that
- 9:38Speaker 1: your agent will have with you, aren't.
- 9:39Speaker 3: They Yeah, yeah, and that And that's the thing is,
- 9:42Speaker 3: you know, walking through the house and deciding which of
- 9:45Speaker 3: these projects are worth it right on a recent listing appointment,
- 9:49Speaker 3: you know, should we replace all the kitchen cabinets or
- 9:53Speaker 3: just fix the doors there, or you know, just refinish
- 9:55Speaker 3: the cabinets right There's you know, different conversations like that,
- 9:58Speaker 3: and you know it all depends on you know, price
- 10:00Speaker 3: point of the house, maybe comparables on whether or not
- 10:04Speaker 3: you want to go super expensive on these repairs. But
- 10:08Speaker 3: for the most part, these these items here are going
- 10:10Speaker 3: to really you know, add a certain appeal as a
- 10:14Speaker 3: new buyer walks through the door or as you just
- 10:16Speaker 3: come home from work.
- 10:17Speaker 1: Yes, yes, yeah. The roughest part of it is you
- 10:20Speaker 1: do this thing and the worst thing that happens is
- 10:22Speaker 1: you walk to walk up to a beautiful, beautiful home
- 10:24Speaker 1: and you're like, that's finny.
- 10:25Speaker 2: Go see honey, liquid I did.
- 10:26Speaker 1: Yeah, exactly. Talking this morning with Matt Heyman with Rock
- 10:30Speaker 1: Realty Online Rock Wisconsin dot com. That's r O c
- 10:34Speaker 1: K Wisconsin dot com. They're telling number six O eight
- 10:37Speaker 1: six seven three fifty four hundred. That's six h eight
- 10:39Speaker 1: six seven three fifty four hundred. After I update your
- 10:43Speaker 1: front door when folks come in, you want to decorate
- 10:45Speaker 1: and declutter, and this is there is a strategy to
- 10:48Speaker 1: this stuff. We're not just throwing anything in and taking
- 10:51Speaker 1: anything out. You really wanted to make what kind of
- 10:54Speaker 1: neutral but also livable like people can kind of relate
- 10:57Speaker 1: to it. How does that? I think you guys call
- 10:59Speaker 1: that staging, don't you. Yeah?
- 11:01Speaker 3: Yeah, And I would say that, you know, outside also
- 11:03Speaker 3: includes you know, some staging right cluttering outside too, I mean,
- 11:07Speaker 3: probably a good idea to remove the Santa Claus Yeah,
- 11:09Speaker 3: you know, time from the outside, but in general, yeah,
- 11:14Speaker 3: bringing out those the patio furniture cushions, and you know,
- 11:17Speaker 3: maybe when you have that pressure washer out, pressure wash
- 11:20Speaker 3: those all those, Yeah, get them nice and clean, and
- 11:23Speaker 3: then yeah, put away the garden tools, hoses and excess
- 11:27Speaker 3: lawn ornaments.
- 11:28Speaker 1: You know what I've noticed you mentioned with the put
- 11:30Speaker 1: away the Santa Is. I have noticed some folks get
- 11:32Speaker 1: those giant skeletons from like the it feels like it's
- 11:36Speaker 1: a home deep on mon arts commercials. I know, right, Yeah,
- 11:39Speaker 1: I have noticed people now dressing them, like leaving them
- 11:42Speaker 1: out year round and like summer they'll put like a
- 11:44Speaker 1: Hawaiian shirt and sun.
- 11:46Speaker 2: I don't mind that. I don't mind that at all.
- 11:48Speaker 3: Like, you know, how do you dress someone up as
- 11:50Speaker 3: Irish for Saint Patti's That's a good Yeah.
- 11:52Speaker 1: I mean a little pot of gold maybe that little
- 11:55Speaker 1: hat that the lepres the buckle on it is that
- 11:58Speaker 1: all right?
- 11:58Speaker 3: So yeah, leave all your long armaments outside, per Shawn Preble.
- 12:02Speaker 1: Yes, if it shows effort that you're keeping up on. Yeah.
- 12:06Speaker 1: Talking this morning with the Matt Heymen of Rockrealty always
- 12:09Speaker 1: a fun program. Don't forget to check out the website

- 13:01Speaker 1: four hundred. That's six eight six seven three fifty four hundred.
- 13:04Speaker 1: Hanging out with Matt Heyman of Rock Realty this morning,
- 13:07Speaker 1: talking about getting your home ready and again these are
- 13:10Speaker 1: budget friendly things that improve curb appeal and if nothing else,
- 13:13Speaker 1: even if you're not listing your home. It's still nice things,
- 13:16Speaker 1: simple things to do. When we talked about powerwash, deep clean,
- 13:20Speaker 1: etching and pruning, updating your front door, decorate and declutter
- 13:24Speaker 1: inside and out. Next one is install window boxes. And
- 13:28Speaker 1: I feel like, almost like fairy Tales with you with
- 13:31Speaker 1: like well done window boxes with nice little, nice little
- 13:35Speaker 1: plantings in them. They look absolutely fantastic, don't they.
- 13:38Speaker 2: Yeah, I mean it.
- 13:39Speaker 3: I think it's something we need to bring back a
- 13:41Speaker 3: little bit, you know, I mean, yeah, it doesn't have
- 13:43Speaker 3: to be window boxes, obviously, it could be you know,
- 13:45Speaker 3: just your your pots or plants on your front porch,
- 13:49Speaker 3: hanging baskets, things like that. Boy, just a couple of
- 13:53Speaker 3: plants make a big difference.
- 13:54Speaker 1: Do condos do? We see a lot of times folks
- 13:57Speaker 1: with nice patios and their condos. Maybe putting some nice
- 14:00Speaker 1: flowers and things out just.
- 14:02Speaker 2: Make people see, especially if you're not on the first floor.
- 14:04Speaker 3: You want to you want to bring some nature around, right,
- 14:07Speaker 3: other than maybe seeing a tall tree in the distance.
- 14:10Speaker 2: Yeah, but yeah, definitely. Hey, can we circle back on
- 14:13Speaker 2: the phone number. I don't think hundred percent.
- 14:14Speaker 3: I don't think we've ever talked about the fact that
- 14:16Speaker 3: if you call six o' eight six seven three fifty
- 14:18Speaker 3: four hundred. Yes, it's actually going to ring our top
- 14:21Speaker 3: ten agents.
- 14:22Speaker 1: Are you serious?
- 14:22Speaker 2: Yeah, that's how that works. That's how that works.
- 14:25Speaker 1: I had no idea that way.
- 14:26Speaker 2: You're working with the best, are you so?
- 14:28Speaker 1: So? Six o eight six seven three fifty four hundred.
- 14:30Speaker 1: That's six oh eight six seven three fifty four hundred.
- 14:33Speaker 1: That'll put you in touch directly with one of the
- 14:35Speaker 1: top agents that Rock Reelty exactly. Oh wow, I T
- 14:38Speaker 1: I L. I mean again, I'm learning.
- 14:40Speaker 2: No receptions here. You're going direct.
- 14:42Speaker 1: Going right to an agent. That is awesome and that's
- 14:44Speaker 1: a great thing to know as well. As we talked
- 14:46Speaker 1: with Matt Hyman of Rock Realty again that number six
- 14:48Speaker 1: oh eight six seven three fifty four hundred. Six oh
- 14:50Speaker 1: eight six seven three fifty four hundred. Refresh the driveway
- 14:54Speaker 1: and wow does that make a big, big difference. Doesn't
- 14:57Speaker 1: it matter?
- 14:58Speaker 2: Yeah?
- 14:58Speaker 3: Yeah, I mean yeah, fixing minor surface cracks as such,
- 15:02Speaker 3: and maybe let's say you have a blacktop, then you
- 15:06Speaker 3: can actually recoat that and yeah that's kind of nice.
- 15:09Speaker 3: But with concrete, uh yeah, you could reseal it. That's
- 15:12Speaker 3: an option.
- 15:12Speaker 2: I don't know if you've seen people do that.
- 15:14Speaker 1: That's another video that I get caught up.
- 15:17Speaker 3: The corner go yeah, but yeah, that can make everything
- 15:21Speaker 3: a little crisp and clean.
- 15:22Speaker 1: Mm hmm. It looks nice. And I kind of liked
- 15:24Speaker 1: that when they do the the recodings that whatever that
- 15:28Speaker 1: blacktop so is that smell? I don't know what it is?
- 15:31Speaker 2: You know it does it?
- 15:32Speaker 3: Does it drive you nuts too that they're walking on it,
- 15:34Speaker 3: like I, oh, it just drives me nuts. Obviously it
- 15:37Speaker 3: doesn't leave footprints, but it feels like it feels like.
- 15:40Speaker 1: Yes, something's something's going on there. And this final one,
- 15:44Speaker 1: Matt that and we're gonna we're going to get in
- 15:45Speaker 1: also to some of the some of the bigger projects
- 15:48Speaker 1: as well and return on investment. But this final one,
- 15:51Speaker 1: this and I know we've come around on it. And
- 15:54Speaker 1: this is I think for so long with so underappreciated,
- 15:56Speaker 1: which is exterior exterior lighting, and what a found difference
- 16:01Speaker 1: it can really make in the overall appearance of your ome.
- 16:03Speaker 3: Yeah, and gosh, I've seen more and more just neat
- 16:07Speaker 3: new products or the outside of your house, you know,
- 16:09Speaker 3: with the introduction of all the LED strips and such.
- 16:12Speaker 3: Now they're now they're able to do almost like a
- 16:14Speaker 3: soft lighting along an entire edge, and you know you
- 16:18Speaker 3: can do a color change, so you can, you know,
- 16:20Speaker 3: change it to the green and.
- 16:21Speaker 1: Gold uncertain days.
- 16:23Speaker 2: Right.
- 16:24Speaker 3: Yeah, we actually ended up throwing a led lighting on
- 16:26Speaker 3: our Stoaton office.
- 16:27Speaker 2: So yeah, so we'll have white.
- 16:29Speaker 3: And red for Valentine's Day.
- 16:32Speaker 2: I drove bond.
- 16:33Speaker 1: Stoton office yesterday and the business I think is a
- 16:35Speaker 1: travel agency nearby you yeah, right, they were sitting outside
- 16:39Speaker 1: on on like like a nice little cafe thing going
- 16:41Speaker 1: on out there.
- 16:42Speaker 2: I think. Yeah, right next door is Wildwood Cafe.
- 16:44Speaker 1: Oh that's what that was.
- 16:45Speaker 3: Yeah, so yeah, we got coffee right next door.
- 16:47Speaker 1: Oh man, old man out.
- 16:49Speaker 2: It's tough.
- 16:49Speaker 1: Got a couple of reasons to stop buying visit and
- 16:52Speaker 1: the other thing too. One final thing with those lighting
- 16:54Speaker 1: you mentioned kind of the under under what.
- 16:57Speaker 3: Do they call it the facia that yeah, yeah, the
- 16:59Speaker 3: eaves may Yeah.
- 17:01Speaker 1: I don't know if somebody made their way through our
- 17:03Speaker 1: neighborhood or what, but I've noticed a bunch of my
- 17:05Speaker 1: neighbors now with and you mentioned the kind of it.
- 17:07Speaker 1: They're not intense bright lights. It's kind of a very
- 17:09Speaker 1: soft and they cast like a nice little and it
- 17:12Speaker 1: really makes the house looks yeah.
- 17:14Speaker 3: Yeah, and it's a warmer light. You know, it doesn't
- 17:16Speaker 3: feel like led. I've priced out the actual professional lighting
- 17:20Speaker 3: and that's multiple thousands. Yes, but if you go to
- 17:23Speaker 3: Amazon or something else, you can just order do it yourself.
- 17:26Speaker 1: And you know, are you handy with a with a
- 17:28Speaker 1: power dragon?
- 17:29Speaker 2: Who knows?
- 17:30Speaker 1: Yeah, a little stuff like talk it's morning man. Yet
- 17:35Speaker 1: I think that contradicts one of our earlier tips. Let's
- 17:39Speaker 1: talk about kind of the breakdown then. Of course, in
- 17:41Speaker 1: the in the real estate world, some of the some
- 17:44Speaker 1: of the projects that could really help you recoup a
- 17:47Speaker 1: significant cost at resale. And the first one folks may
- 17:50Speaker 1: not always think about, but it really does make a
- 17:52Speaker 1: big difference, which is.
- 17:54Speaker 2: The garage door. Yeah, the garage door.
- 17:57Speaker 3: You know, whether you're just painting it or you're replacing.
- 18:00Speaker 3: I mean, painting's obviously a huge ROI if it's one
- 18:02Speaker 3: of those paintable doors. But boy, if you see one
- 18:05Speaker 3: of those houses that change their garage door to that wood, look, yeah,
- 18:08Speaker 3: it just modernizes it so quickly. So yeah, that one's
- 18:12Speaker 3: estimated costs recouping of one to two hundred percent. So
- 18:17Speaker 3: that's and that's rare. Usually you're below one hundred percent
- 18:20Speaker 3: on recooping your costs.
- 18:21Speaker 1: So and and along those lines too as we speak
- 18:24Speaker 1: on those on those hundred to one hundred plus entryway.
- 18:27Speaker 1: We're talking earlier about an entry door, and uh, there's
- 18:30Speaker 1: a wide variety of options, and one of them seems
- 18:32Speaker 1: to stand out above the rest, doesn't it.
- 18:33Speaker 3: Yeah, that's gonna be your your your front steel entry door, right,
- 18:38Speaker 3: And there's so many different options for what you can
- 18:41Speaker 3: put there. You can have wood, look, you can have
- 18:44Speaker 3: the glass inserts. I've seen some really reason and this
- 18:47Speaker 3: one was actually a minards. Are some really reasonable, you know,
- 18:50Speaker 3: single front doors with glass inserts that look very modern.
- 18:54Speaker 3: They're not gonna, you know, be the old nineties ones
- 18:57Speaker 3: that we're used to.
- 18:58Speaker 1: Yeah. And when you hear steel, and I don't think
- 19:00Speaker 1: of like the back of a warehouse kind of.
- 19:02Speaker 3: So yeah, yeah, just the just the frame if you will.
- 19:05Speaker 1: Yeah, these are are beautifully beautifully built and constructed. And
- 19:10Speaker 1: one final one before we before we get to our
- 19:12Speaker 1: featured listing, which is roof replacement. And I do think
- 19:16Speaker 1: a little tip if you are looking to buy a
- 19:18Speaker 1: home or list your home, check the roof it's an
- 19:20Speaker 1: important part of the house, but replacing a roof does
- 19:23Speaker 1: give it a pretty good ROI doesn't it.
- 19:25Speaker 2: I would say so.
- 19:26Speaker 3: Just yesterday, you know, we have a deal that's having
- 19:29Speaker 3: issues because of the roof. You know that that is
- 19:32Speaker 3: becoming so so common with all the hailstorms around. We've
- 19:35Speaker 3: just been having to deal with it to a lot,
- 19:37Speaker 3: whether it's on the insurance side or the buyers just
- 19:40Speaker 3: being very concerned, as they should. And if you can
- 19:45Speaker 3: get that replaced prior to especially prior to listing your house,
- 19:48Speaker 3: it just makes all the difference. And sure you'll probably
- 19:51Speaker 3: get eighty five percent back ish, maybe a full hundred percent,
- 19:55Speaker 3: but you're going to have more buyers interested, so you'll
- 19:59Speaker 3: you'll be able to sell it occurring, probably for a
- 20:01Speaker 3: higher price.
- 20:01Speaker 1: And that is one of those things that I think
- 20:04Speaker 1: anybody with a home inspection, one of the first things
- 20:06Speaker 1: that they're going to notice is like, hey, you've got
- 20:08Speaker 1: you may have some issues there.
- 20:09Speaker 3: So yeah, the worst words are near end of life
- 20:12Speaker 3: expectancy when you get those inspection reports.
- 20:15Speaker 1: On an inspection report or your doctor visit. Yes. Talking
- 20:21Speaker 1: this morning with Matt Hymn of Rock Realty Online, Rock
