- 1:04SPEAKER_03: Today we've got Lisa in the house.
- 1:06SPEAKER_03: Whoop-whoop whoop whoop.
- 1:07SPEAKER_03: Right?
- 1:08SPEAKER_03: Hey, we're talking about something every real estate agent has thought at one time or another.
- 1:14SPEAKER_03: What real estate agents wish consumers knew, right?
- 1:17SPEAKER_03: Wish consumers.
- 1:18SPEAKER_03: This isn't about complaints.
- 1:19SPEAKER_03: It's about helping buyers and sellers understand what happens behind the scenes so they can have a smoother, less stressful experience.
- 1:26SPEAKER_03: And let's face it, we all want to have a smoother and less stressful life.
- 1:30SPEAKER_03: Correct?
- 1:30SPEAKER_03: 100.
- 1:31SPEAKER_03: And selling a home is one of the things that can be very stressful.
- 1:35SPEAKER_03: So, Lisa, we're going to dive right in today.
- 1:37SPEAKER_06: Okay.
- 1:37SPEAKER_06: Right.
- 1:38SPEAKER_03: And we're going to talk about how and when you, the real estate agent, gets paid.
- 1:44SPEAKER_03: What's the biggest, what's one of the biggest misconceptions about that with agents?
- 1:48SPEAKER_05: With the consumer.
- 1:49SPEAKER_03: Yes.
- 1:49SPEAKER_05: The they think that we get paid by the hour.
- 1:53SPEAKER_05: We have a check coming in every week that they can take up as much time as they need to, which, you know, I pretty much let them.
- 2:00SPEAKER_05: I because you want them to feel important.
- 2:02SPEAKER_05: They are important.
- 2:04SPEAKER_05: Right.
- 2:04SPEAKER_05: And so but a lot of them don't realize that every time that they call, everything that you drop to do something, it costs the agent something.
- 2:15SPEAKER_05: Right.
- 2:16SPEAKER_05: Right.
- 2:16SPEAKER_06: Right.
- 2:16SPEAKER_05: So if a if a buyer calls and runs you around several places to look for things, and maybe they don't even know that they're ready.
- 2:26SPEAKER_05: That's why we ask the question are you pre-approved?
- 2:30SPEAKER_05: Because if you're not, yeah, if you're not pre-approved, then we're wasting everybody's time.
- 2:37SPEAKER_05: We know gas prices right now.
- 2:38SPEAKER_03: That's kind of like just window shopping, right?
- 2:40SPEAKER_04: Window shopping.
- 2:41SPEAKER_03: That'd be window shopping.
- 2:42SPEAKER_04: Yeah, and you can't use you for that, you know.
- 2:44SPEAKER_04: Right.
- 2:45SPEAKER_04: When you could be with somebody else giving them their time.
- 2:48SPEAKER_05: Totally had people call me and say, I'm not interested in that house at all.
- 2:52SPEAKER_05: But would you show it to me?
- 2:54SPEAKER_05: Well, no.
- 2:55SPEAKER_05: I just can't.
- 2:56SPEAKER_05: Yeah.
- 2:56SPEAKER_05: Number one, it's not fair to a seller.
- 2:59SPEAKER_03: Right, to get their hopes up.
- 3:00SPEAKER_04: To get their hopes up.
- 3:02SPEAKER_04: Or to have to really get their house all clean.
- 3:04SPEAKER_04: You know what I'm saying?
- 3:04SPEAKER_04: Like that takes time, man.
- 3:06SPEAKER_04: It takes time.
- 3:07SPEAKER_05: Right.
- 3:07SPEAKER_05: It takes a lot of time.
- 3:08SPEAKER_05: And then for me to take time out of my day to do that when somebody might call and that that might be somebody that's really looking.
- 3:17SPEAKER_05: Right.
- 3:17SPEAKER_05: So be careful.
- 3:18SPEAKER_05: And I know everybody has a friend of a friend of a friend who's a real estate agent.
- 3:23SPEAKER_05: And they probably have, and probably in their gut thought, why in the world am I doing this?
- 3:29SPEAKER_05: So you just as a consumer, be careful what you ask for your agent to do and realize that they do not get paid by the hour.
- 3:38SPEAKER_03: And that that is a that is key, right?
- 3:40SPEAKER_03: Because you you could be with a seller and or a buyer for days, weeks, even months, depending on how long that home sits on the property.
- 3:49SPEAKER_03: Oh, sure.
- 3:50SPEAKER_03: Or if you have a very particular buyer and you are investing your time in that with the hopes that you get the sale.
- 3:59SPEAKER_03: Yeah.
- 4:00SPEAKER_03: To get paid.
- 4:00SPEAKER_05: Otherwise, it's just everybody goes to work.
- 4:03SPEAKER_05: They wake up in the morning, they get their clothes on, they go to their job because they know at the end of the week there is a payday.
- 4:12SPEAKER_05: And in real estate, we don't have that weekly unless we have sold something that started 45 days ago.
- 4:22SPEAKER_05: So we have to stay on key all the time with our clients trying to get those deals because otherwise we can go a month or two months out of paycheck.
- 4:33SPEAKER_04: And you've got to really learn how to keep your money, the checks that you do get like saved.
- 4:38SPEAKER_04: Yeah.
- 4:38SPEAKER_04: Yeah.
- 4:39SPEAKER_03: Is that why realistically there's a lot of real estate agents that work a full-time job and sell on the weekends or evenings?
- 4:46SPEAKER_05: Absolutely.
- 4:47SPEAKER_03: Because they have to know that you guarantee that weekly paycheck, and then the other is just kind of a fluff.
- 4:52SPEAKER_05: Yeah.
- 4:52SPEAKER_03: But yes, they can't be as responsive as first choice reality pros can be at any time of the day to be able to take someone into a home.
- 5:00SPEAKER_05: Well, yeah.
- 5:00SPEAKER_04: When I first choice being a full-time exactly, full-time real-I mean, you wake up you're seven days a week, realistically.
- 5:10SPEAKER_04: Yes.
- 5:10SPEAKER_04: I mean, you are.
- 5:11SPEAKER_04: So so am I, so are you.
- 5:13SPEAKER_04: I mean, it's just I wake up with real estate on my brain and I go to bed with real estate on my brain.
- 5:18SPEAKER_04: And you're doing you're constantly doing things.
- 5:20SPEAKER_04: We can we all see it.
- 5:21SPEAKER_04: I know that you're doing good, but I would just think how scary it would be to start off.
- 5:25SPEAKER_04: I mean, you gotta work hard.
- 5:27SPEAKER_05: Well, when people will call and say, hey, I'm thinking about getting into real estate, I always say, let's sit down and talk about that.
- 5:33SPEAKER_06: Right.
- 5:33SPEAKER_06: And what that really is.
- 5:34SPEAKER_05: And what that really is.
- 5:36SPEAKER_05: And and when I say, you know, real estate doesn't really happen.
- 5:40SPEAKER_05: And Lydia's probably her phone has rang this week, I'm sure, because she's on vacation.
- 5:45SPEAKER_05: Right, right.
- 5:45SPEAKER_05: When you're on vacation, yeah, yeah, you may not have had a call last week.
- 5:50SPEAKER_05: It's like the clear universe.
- 5:52SPEAKER_05: Yes.
- 5:52SPEAKER_05: Everybody wants your attention.
- 5:54SPEAKER_05: Of course.
- 5:54SPEAKER_05: So that's just how it happens.
- 5:56SPEAKER_05: Or your birthday party, you know, a kid's birthday party, or you know, whatever.
- 5:59SPEAKER_05: Go to the zoo, you have that.
- 6:01SPEAKER_05: Oh my gosh.
- 6:02SPEAKER_03: I'm gonna step away to the restroom real quick.
- 6:03SPEAKER_03: Take a quick call.
- 6:04SPEAKER_03: Yeah, come back.
- 6:05SPEAKER_04: Oh, sorry, I was like, I'm glad that you do that because when we're seven days a week, we can still do those things, but maybe take five, and we I know we've talked about this before, five minutes to reply to that client, absolutely or consumer.
- 6:18SPEAKER_04: Yes.
- 6:18SPEAKER_04: And I want our listeners to know like you are a full-time agent, broker, yes, owner.
- 6:24SPEAKER_04: Full-time real estate mom.
- 6:26SPEAKER_05: Owner.
- 6:26SPEAKER_05: And I have had part-time agents working for me, right?
- 6:30SPEAKER_05: And they have been pretty much ridiculed by other agents because they're not full-time.
- 6:35SPEAKER_05: You're not a full-time agent.
- 6:37SPEAKER_05: I'm not gonna do that to somebody because I get it.
- 6:39SPEAKER_06: Right.
- 6:39SPEAKER_05: I understand.
- 6:40SPEAKER_05: When I started, I had another job.
- 6:42SPEAKER_05: So I get what that is.
- 6:43SPEAKER_05: Now I look at it at 19 years down the road and I go, how did I do that?
- 6:48SPEAKER_05: How did I work?
- 6:49SPEAKER_05: And how did I make sure that this is and see what you've built.
- 6:53SPEAKER_04: Yeah, see your your persistence and resilience.
- 6:56SPEAKER_05: I remember one review that came in that said uh Lisa was awesome.
- 7:00SPEAKER_05: She was so attentive, but she wouldn't work on Sunday afternoon because she worked with the college group at Blackburn.
- 7:06SPEAKER_05: And I thought, is that a negative?
- 7:08SPEAKER_05: Because to me, that was a positive.
- 7:10SPEAKER_05: I was gonna say that's a positive.
- 7:12SPEAKER_03: They actually available and works six and a half days of the week.
- 7:15SPEAKER_04: Yeah, we're so sorry that she devotes her time to the Lord on Sunday afternoon.
- 7:20SPEAKER_05: And to Blackburn College.
- 7:21SPEAKER_05: We did that for 11 years, you know, and we made them food every every Sunday.
- 7:26SPEAKER_05: And so they just say, I can't do it that day.
- 7:29SPEAKER_03: Right.
- 7:29SPEAKER_03: Well, a takeaway from that is, you know, when your agent, you are asking questions or suggesting certain strategies, they're invested in helping you reach the finish line successfully.
- 7:40SPEAKER_03: That's why you're doing it.
- 7:41SPEAKER_03: Right.
- 7:41SPEAKER_03: Because again, and you take care that it's not a speed to the closing table.
- 7:46SPEAKER_03: It is and it isn't.
- 7:47SPEAKER_03: You want to make sure that they they are in the right product, right?
- 7:50SPEAKER_03: Which in this case is a house.
- 7:52SPEAKER_03: They want to make sure they're in the right house, make sure that all the I's are dotted, T's are crossed, inspections are done, all of that before you get to the closing table.
- 8:00SPEAKER_03: As we had Sam Dixon on from Title, a West State Division company, uh, that you want to get at the closing table and not have any issues.
- 8:08SPEAKER_05: You want that gut feeling that I know that I know that that's the house to still be there at that closing table.
- 8:14SPEAKER_05: And then when they walk away with the keys and I walk away with a paycheck, we're all happy.
- 8:21SPEAKER_05: Yeah, exactly.
- 8:22SPEAKER_05: It was all worth worth the time investment and and and so we invest in that buyer or seller.
- 8:29SPEAKER_03: Right.
- 8:29SPEAKER_05: And we are just like them.
- 8:31SPEAKER_05: They want a paycheck at the end of their day or the end of their week.
- 8:34SPEAKER_05: Right.
- 8:34SPEAKER_05: However, they get paid.
- 8:36SPEAKER_05: Right.
- 8:36SPEAKER_05: And so do we.
- 8:37SPEAKER_05: Right.
- 8:37SPEAKER_05: Yeah.
- 8:38SPEAKER_05: You're you're people too.
- 8:39SPEAKER_05: I am like you said.
- 8:41SPEAKER_05: I'm a people people.
- 8:42SPEAKER_05: Yeah, we're humans.
- 8:43SPEAKER_03: Well, let's talk about the interweb.
- 8:46SPEAKER_03: Okay.
- 8:46SPEAKER_03: You know, the whole interweb I like to chat about.
- 8:48SPEAKER_06: Yes.
- 8:49SPEAKER_03: And consumers have more access to information.
- 8:51SPEAKER_03: Everyone does, even in the construction industry.
- 8:53SPEAKER_03: I've got people that think they're experts because of that beautiful interweb on their phone.
- 8:58SPEAKER_03: Yeah.
- 8:58SPEAKER_03: And they know more than me now.
- 8:59SPEAKER_03: Yeah.
- 9:00SPEAKER_03: So, but it doesn't always tell the complete story, right?
- 9:03SPEAKER_03: Right.
- 9:03SPEAKER_03: So photos can make rooms appear larger than they are.
- 9:06SPEAKER_03: Oh my.
- 9:07SPEAKER_03: What do you help to alleviate that with buyers and sellers?
- 9:13SPEAKER_03: More so buyers in this case.
- 9:14SPEAKER_03: Yes.
- 9:15SPEAKER_05: Buyers will see a house and it will say 800 square feet.
- 9:19SPEAKER_05: Well, that house is going to be 800 small.
- 9:22SPEAKER_05: Yes.
- 9:23SPEAKER_05: But the picture is like the living room was so long.
- 9:29SPEAKER_05: And the kitchen was so big.
- 9:32SPEAKER_05: And they're like, but I really think that this is a roomy 800 square feet.
- 9:36SPEAKER_03: Roomy.
- 9:37SPEAKER_05: Roomy 800 square feet.
- 9:39SPEAKER_05: So I say, okay, let's go look at it.
- 9:41SPEAKER_05: And then they go, This doesn't look like the pictures at all.
- 9:45SPEAKER_05: Because they did the widescreen or the wide lens, and it looks like that.
- 9:50SPEAKER_05: So you know, you have to be careful.
- 9:52SPEAKER_05: 800 square feet is 800 square feet.
- 9:54SPEAKER_03: Unless it was a a box 20 foot by 40 foot, there's your 800 square feet.
- 9:59SPEAKER_03: Yeah.
- 9:59SPEAKER_05: Yeah.
- 10:00SPEAKER_03: You may have a wall for a turlet, and that's about toilet.
- 10:04SPEAKER_05: So pictures that they'll brighten it, it'll look great.
- 10:08SPEAKER_05: Yes.
- 10:08SPEAKER_04: And I was and trust me, I know about all this.
- 10:10SPEAKER_04: Like you're you're saying this, and and you know, I I get it.
- 10:13SPEAKER_04: Yeah.
- 10:14SPEAKER_04: But it does make everything look better because I use it on my what do you what do you recommend?
- 10:21SPEAKER_05: I always say zoom in, make that picture on your phone or your computer, zoom in and look that you know, the drawer scratched up or the the floors, the cabinets.
- 10:32SPEAKER_05: Yeah, zoom in on that.
- 10:34SPEAKER_05: That dark spot over there, it's really a hole.
- 10:37SPEAKER_05: You know, if you zoom in, it's a hole.
- 10:38SPEAKER_05: So now we know what we're walking into.
- 10:41SPEAKER_06: Right.
- 10:42SPEAKER_05: There was one just this past week I went to and it had been vandalized.
- 10:46SPEAKER_03: Oh my.
- 10:46SPEAKER_05: Yeah.
- 10:47SPEAKER_05: And so the agent told me, she said, but you know, we've taken care of it.
- 10:50SPEAKER_05: We boarded up and I asked the people, do you really want to see this?
- 10:53SPEAKER_05: Yes, they did.
- 10:54SPEAKER_05: They wanted to see it.
- 10:55SPEAKER_05: And so I went.
- 10:56SPEAKER_05: Guess what?
- 10:57SPEAKER_05: It was vandalized before I got there again.
- 10:59SPEAKER_05: Oh, so the door's a little bit open.
- 11:02SPEAKER_05: I'm afraid to walk in.
- 11:03SPEAKER_05: Yeah, you know.
- 11:04SPEAKER_03: Yeah, it might be a bear in there.
- 11:05SPEAKER_05: There might be a bear.
- 11:06SPEAKER_05: First of all, Lisa.
- 11:07SPEAKER_05: Yeah, my husband was with me.
- 11:09SPEAKER_04: Okay.
- 11:09SPEAKER_04: Well, I I figured.
- 11:10SPEAKER_04: I I know my mom said, but like that, why would the people want to see that?
- 11:16SPEAKER_05: They had already moved out of state.
- 11:18SPEAKER_05: Okay.
- 11:18SPEAKER_05: Is what the agent said.
- 11:19SPEAKER_05: And she said they had just kind of left it.
- 11:22SPEAKER_05: But all of the plumbing, all of the things are going to be there.
- 11:24SPEAKER_05: They weren't there.
- 11:25SPEAKER_05: Okay.
- 11:25SPEAKER_05: I've seen it.
- 11:27SPEAKER_05: They vandalized, they take in the plumbing, they take in the copper wire, the electrical, all of these things.
- 11:32SPEAKER_05: So when you look at something that's been on the market and on the interweb, Chris.
- 11:38SPEAKER_03: Yep, yep, thank you.
- 11:40SPEAKER_05: For 120 days or 365 days or whatever, there's a reason.
- 11:45SPEAKER_03: Is that the one that's a stone throw from here?
- 11:47SPEAKER_05: A stone throw?
- 11:48SPEAKER_05: No, this was in a different town.
- 11:49SPEAKER_03: Okay.
- 11:49SPEAKER_03: All right.
- 11:50SPEAKER_05: This was in a different town.
- 11:51SPEAKER_03: Yep.
- 11:51SPEAKER_05: But uh, you can find them almost just about anywhere.
- 11:54SPEAKER_03: Because that one had been vandalized.
- 11:56SPEAKER_05: But this one had been vandalized.
- 11:57SPEAKER_05: And when I called the agent and said I showed her a picture of the door, it was kind of open.
- 12:01SPEAKER_05: And I sent that picture and her sign was thrown down.
- 12:04SPEAKER_05: So she was like, Okay, yeah, I need to get over there.
- 12:08SPEAKER_05: Well, you gotta watch that too.
- 12:10SPEAKER_05: You gotta be watching your properties that you have.
- 12:14SPEAKER_06: Yeah.
- 12:14SPEAKER_05: But the inner the internet can always show something bigger, something better.
- 12:18SPEAKER_05: Um, it looks great, but when you walk in, they say, This does not look like the same house.
- 12:24SPEAKER_05: It just doesn't.
- 12:24SPEAKER_05: And they're disappointed.
- 12:25SPEAKER_05: Right.
- 12:26SPEAKER_05: That disappointment creates a seller issue.
- 12:29SPEAKER_03: Yeah.
- 12:30SPEAKER_03: So the key, the key takeaway on this is use the online tools as a starting point.
- 12:34SPEAKER_03: Yes.
- 12:34SPEAKER_03: Right?
- 12:34SPEAKER_03: The zooming in and so forth.
- 12:35SPEAKER_03: Yes.
- 12:36SPEAKER_03: But rely on professional guidance before making any major decisions.
- 12:40SPEAKER_03: Yes.
- 12:40SPEAKER_03: Right.
- 12:41SPEAKER_05: And even on the internet, it'll say, you know, what they think the house is worth.
- 12:44SPEAKER_05: Well, they're not from here.
- 12:45SPEAKER_05: Right.
- 12:45SPEAKER_05: You know, they're not they're not from here.
- 12:47SPEAKER_05: They don't know that.
- 12:48SPEAKER_05: This estimate.
- 12:49SPEAKER_05: Yeah, yeah.
- 12:49SPEAKER_05: We talked about this before.
- 12:51SPEAKER_05: They don't know that big dog came in and put in a new kitchen and a new bathroom, right?
- 12:54SPEAKER_05: A new new deck on the back.
- 12:56SPEAKER_05: You know, they don't know those things.
- 12:58SPEAKER_05: They're just going by square footage and everything around.
- 13:01SPEAKER_05: And so don't always trust those numbers either.
- 13:03SPEAKER_05: Please call your real estate agent professional and we will give you some numbers.
- 13:08SPEAKER_03: And that's and the numbers that we're talking about, nice segue, right?
- 13:11SPEAKER_03: Because pricing, you know, a home isn't just guesswork.
- 13:14SPEAKER_03: Right.
- 13:14SPEAKER_03: Because we've we've touched on this before.
- 13:16SPEAKER_03: Right.
- 13:16SPEAKER_03: Right.
- 13:17SPEAKER_03: And any sellers thinks that agents just pick a number out of thin air and hope that it you know, hope for the best that it's gonna offer.
- 13:23SPEAKER_05: Right.
- 13:24SPEAKER_03: Right.
- 13:24SPEAKER_03: But roll into what that really entails on pricing a home for a seller the best way.
- 13:30SPEAKER_05: Well, I don't like to put the wrong price on something because it looks bad on me.
- 13:35SPEAKER_04: Right.
- 13:35SPEAKER_05: Now, you know, you'll have a seller say, I'm your boss and I want this price.
- 13:40SPEAKER_05: And so you either have to walk away, which I have, right, could you go ahead and say, Well, we'll just be on the market a while.
- 13:47SPEAKER_05: Yeah, we're gonna try it.
- 13:48SPEAKER_05: And I want to show you how this works because the market is the boss.
- 13:53SPEAKER_04: Yes, the market is the boss, the market is the boss.
- 13:56SPEAKER_05: So when you put that price on there that's too high and you see it on there for the next seven to ten days and the next 12 to 15 and the next, you know, 17 to 20.
- 14:06SPEAKER_04: Is there a certain amount of days where in your realtor world where you say, Oh, we probably should lower the price?
- 14:13SPEAKER_05: If you're not getting any action in the first seven into 10 days, you better look at that again.
- 14:17SPEAKER_04: Okay, wow, because it's quick, because the market, when it's good, it goes fast.
- 14:22SPEAKER_04: Just like this one house you said four days.
- 14:25SPEAKER_05: Yeah.
- 14:25SPEAKER_04: Yeah.
- 14:25SPEAKER_04: Yeah.
- 14:25SPEAKER_03: Four days, boom, on and gone.
- 14:27SPEAKER_03: Yeah, yeah.
- 14:27SPEAKER_05: So they love it.
- 14:28SPEAKER_05: Yeah.
- 14:29SPEAKER_05: And and the other one that I sold this week, it was on for a little while.
- 14:32SPEAKER_05: And I was trying to figure it out because super cute, right?
- 14:35SPEAKER_05: Super clean, very well maintained, but I didn't have the the looks that I wanted.
- 14:41SPEAKER_06: Right.
- 14:41SPEAKER_05: But I needed one.
- 14:43SPEAKER_05: That's right.
- 14:44SPEAKER_05: That's it.
- 14:44SPEAKER_05: And I had an agent come in and she was so excited about the house.
- 14:47SPEAKER_05: She loved the house.
- 14:48SPEAKER_05: She called, she was like, Lisa, this is so cute.
- 14:50SPEAKER_05: I want to sell this for you.
- 14:52SPEAKER_05: Okay.
- 14:52SPEAKER_05: Right, yeah.
- 14:53SPEAKER_05: Okay, do it.
- 14:54SPEAKER_05: So pricing does matter.
- 14:56SPEAKER_05: Pricing matters.
- 14:57SPEAKER_03: Well, and and like you said, the market determines that value.
- 15:01SPEAKER_05: Yes.
- 15:01SPEAKER_03: Not the seller, not the seller, not the buyer, and not the agent.
- 15:05SPEAKER_03: No.
- 15:05SPEAKER_03: Right?
- 15:05SPEAKER_03: And you guys do that market value analysis.
- 15:07SPEAKER_05: We do.
- 15:08SPEAKER_03: Yep.
- 15:08SPEAKER_03: Yeah.
- 15:09SPEAKER_03: So perfect.
- 15:09SPEAKER_05: Yeah.
- 15:10SPEAKER_03: Well, in this, I mean, you've shared a lot of stuff with us and everything, but communication obviously is very key with sellers, buyers, agents, agents back and forth to each other, inspectors and closing title agencies and stuff like that, right?
- 15:24SPEAKER_03: So you guys can't solve the problems you don't know about, right?
- 15:29SPEAKER_03: Right.
- 15:29SPEAKER_03: And so talk about that communication train and why you know sellers could be nervous or buyers even get nervous about that.
- 15:37SPEAKER_05: Sometimes they don't know if they don't really trust their agent, they don't know what to say.
- 15:42SPEAKER_05: But if you're an agent that's going in with, I have a list of questions that I think that you should be asking me.
- 15:49SPEAKER_06: Right.
- 15:49SPEAKER_06: And that packet.
- 15:50SPEAKER_05: Yeah, that packet.
- 15:51SPEAKER_05: So here's some questions that you should be asking me.
- 15:54SPEAKER_05: This is what we should be asking the market.
- 15:56SPEAKER_05: This is what we should be, we we should put our buyer hat on if we're a seller.
- 16:01SPEAKER_05: If I was a buyer, would I buy your house?
- 16:03SPEAKER_05: You know, so you kind of change that out.
- 16:06SPEAKER_05: So there's there's many, many things.
- 16:08SPEAKER_05: Communication with your agents, that is key.
- 16:11SPEAKER_05: If your agent, if you can't ever get a hold of the other side, it's really hard to work with them.
- 16:15SPEAKER_05: Right.
- 16:16SPEAKER_05: Yeah.
- 16:16SPEAKER_05: Most of the agents around here are very good about answering.
- 16:19SPEAKER_05: In fact, I I have thought about doing a segment with a couple of the agents that I work with a lot and just say they're managing brokers too, and just say, hey, this is what we go through.
- 16:28SPEAKER_06: Right.
- 16:29SPEAKER_06: Right.
- 16:29SPEAKER_06: That would be cute.
- 16:30SPEAKER_05: Because I get along with them.
- 16:32SPEAKER_05: And I think that when you are at the end of the day and the agent on the other side can say, I love to work with you.
- 16:39SPEAKER_05: Or at the beginning of a transaction, they go, I'm so excited to work with you.
- 16:44SPEAKER_03: I think that's great.
- 16:45SPEAKER_03: You become top of mind to them then when they see something that triggers them to think, Lisa.
- 16:49SPEAKER_05: Lisa has that listing.
- 16:50SPEAKER_05: I'd like to work with her.
- 16:52SPEAKER_05: I'm going to take my buyer there.
- 16:53SPEAKER_05: Right.
- 16:54SPEAKER_05: Right.
- 16:54SPEAKER_05: So that's why commun communication is key.
- 16:57SPEAKER_04: Well, and you're so good at it.
- 16:58SPEAKER_04: And I love that because I feel like some people that are first listening their house, like they, especially if they're younger, like they don't they have no clue.
- 17:05SPEAKER_04: So you're putting this in front of them that they can see it's concise.
- 17:10SPEAKER_04: It's not too much for them to read, you know, the paper that that your checklist.
- 17:14SPEAKER_04: So I think that that helps them to trust you.
- 17:17SPEAKER_05: Yeah.
- 17:18SPEAKER_05: Many have gotten that packet and they'll go, This helped so much.
- 17:22SPEAKER_05: Right.
- 17:22SPEAKER_05: Because I could go back and go, I did this, I did this, I did this.
- 17:25SPEAKER_05: Just your channel.
- 17:27SPEAKER_05: Yeah.
- 17:27SPEAKER_05: No, yeah.
- 17:28SPEAKER_03: That's awesome.
- 17:28SPEAKER_03: So the takeaway on this about the communication is you, the agent, you're not there to judge them, right?
- 17:34SPEAKER_03: You know, you're there to help them navigate the process by having that two-way communication back and forth.
- 17:40SPEAKER_03: Right.
- 17:40SPEAKER_03: Right.
- 17:40SPEAKER_03: And that's very key on that.
- 17:42SPEAKER_03: And we're and have been through the selling and the buying part on that multiple times in my short years of me, sorry.
- 17:49SPEAKER_04: Very short.
- 17:50SPEAKER_04: Okay.
- 17:50SPEAKER_04: Yeah.
- 17:50SPEAKER_04: Very short.
- 17:52SPEAKER_04: We're on.
- 17:52SPEAKER_04: We're on the right.
- 17:53SPEAKER_03: And so it's true that you, as the agent, and especially at First Choice Realty Pros, you guys truly care about the outcome.
- 18:01SPEAKER_04: Yeah, you really do.
- 18:02SPEAKER_03: Most successful agents aren't focused on a single transaction.
- 18:06SPEAKER_03: You're focused on the relationships.
- 18:07SPEAKER_03: Yeah.
- 18:08SPEAKER_03: Because again, your goal is to what?
- 18:09SPEAKER_03: Hopefully, if they need to move again, referrals.
- 18:12SPEAKER_05: Yes.
- 18:12SPEAKER_05: And referrals.
- 18:13SPEAKER_05: They're going to tell their friends, their family, their aunt.
- 18:16SPEAKER_05: We've talked about before in Litchfield.
- 18:18SPEAKER_05: I sold their house.
- 18:19SPEAKER_05: They moved to Oklahoma.
- 18:20SPEAKER_05: They just called and said, Hey, I gave your name to three other people.
- 18:23SPEAKER_05: And and so that's what it's all about.
- 18:26SPEAKER_05: That outcome is not just the paycheck.
- 18:29SPEAKER_05: So please don't get that wrong that, oh, she's just worried about the money.
- 18:32SPEAKER_05: Because it's not.
- 18:33SPEAKER_05: Right.
- 18:33SPEAKER_05: Because at the end of the day, you can get a check for a s and then have bad reviews.
- 18:39SPEAKER_05: Yeah.
- 18:39SPEAKER_05: It didn't really pay off.
- 18:40SPEAKER_03: And you won't be getting any more.
- 18:41SPEAKER_05: Nope.
- 18:41SPEAKER_05: It didn't really pay off.
- 18:43SPEAKER_05: So the outcome is that all walk away and it is a celebration.
- 18:47SPEAKER_05: And we have that red carpet and the balloon moment.
- 18:50SPEAKER_05: You know, because it shows them I've taken enough time to set that up for you because I think you're awesome and you're important.
- 18:58SPEAKER_04: And that's so cute.
- 18:59SPEAKER_04: I love it.
- 19:00SPEAKER_05: Yeah.
- 19:01SPEAKER_03: Yeah.
- 19:01SPEAKER_03: And so takeaway is you know that you're a great agent, isn't just helping you buy or sell a house.
- 19:07SPEAKER_03: You're helping them through one of the biggest financial and emotional decisions of your life.
- 19:12SPEAKER_03: Emotional, yes, it really is.
- 19:13SPEAKER_03: Yeah.
- 19:14SPEAKER_03: And if you get that win-win, everyone's high five and afterwards, maybe not physically, but you you just want to celebrate, hug, cry, tear, whatever, store that red carpet celebration, you know, you are looking for that referral moment, right?
- 19:27SPEAKER_03: Because again, you you want to help them for a lifetime and reference.
- 19:30SPEAKER_03: We we do that in in the construction company as well.
- 19:33SPEAKER_03: If someone we did a job for refers someone and we go and meet with them and sell them a job, I send a nice gift card to the people that refer to them.
- 19:41SPEAKER_03: Right.
- 19:42SPEAKER_03: Yeah.
- 19:42SPEAKER_03: Right.
- 19:42SPEAKER_03: Hey, thank you for that.
- 19:43SPEAKER_03: And if they do it again, they get a bigger gift card.
- 19:45SPEAKER_03: They do it again, they get a bigger gift.
- 19:46SPEAKER_03: Right.
- 19:46SPEAKER_04: It's like a loyalty program.
- 19:47SPEAKER_04: It's the loyalty program.
- 19:49SPEAKER_04: Yeah.
- 19:49SPEAKER_03: And and so we just do that because you know, we create the big dog family.
- 19:52SPEAKER_03: Yeah.
- 19:53SPEAKER_03: Right.
- 19:53SPEAKER_03: And so, no, that's awesome.
- 19:55SPEAKER_03: Lisa, is there anything else that you want to share with everyone today about what real estate agents wish their consumers knew?
- 20:02SPEAKER_05: I think when we were talking about the emotional side of it, sometimes that emotional side, it's the nerves.
- 20:07SPEAKER_05: I don't know what the future holds.
- 20:10SPEAKER_05: Right.
- 20:10SPEAKER_05: And then we walk them through that.
- 20:12SPEAKER_05: The other side of the emotional side is I am letting go of a home that I've been in for 30, 40 minutes.
- 20:20SPEAKER_04: Did you just read my mind?
- 20:22SPEAKER_04: I was literally gonna say that.
- 20:23SPEAKER_04: Think of like the parents passed away.
- 20:26SPEAKER_04: Oh, yeah.
- 20:26SPEAKER_04: And the Yeah, that makes it tough on the kids are selling it.
- 20:30SPEAKER_04: I mean, it is that is so emotional, Lisa.
- 20:32SPEAKER_05: We have the box of Kleenexes and the closing.
- 20:35SPEAKER_05: I am hugging them.
- 20:36SPEAKER_05: I you know, sometimes, you know, they'll call and say, I don't know.
- 20:40SPEAKER_05: I don't know.
- 20:40SPEAKER_05: Am I making the right choice?
- 20:42SPEAKER_05: Right.
- 20:42SPEAKER_05: And you have to walk them through.
- 20:44SPEAKER_05: Do they have to sell?
- 20:46SPEAKER_05: No, they don't have to.
- 20:47SPEAKER_05: Do they want to sell?
- 20:48SPEAKER_05: They really do.
- 20:49SPEAKER_05: Right.
- 20:49SPEAKER_05: But it's that emotional connection.
- 20:52SPEAKER_04: Connection.
- 20:52SPEAKER_04: Yeah.
- 20:53SPEAKER_05: And so if you can walk them through that, find them the happy family.
- 20:57SPEAKER_05: Yes.
- 20:57SPEAKER_05: That's what they love.
- 20:59SPEAKER_05: Yes.
- 20:59SPEAKER_05: The home like they did.
- 21:01SPEAKER_05: Now they've transferred that house over.
- 21:04SPEAKER_05: There's lots of tears, but they're happy tears.
- 21:06SPEAKER_04: No, you're right about the happy family.
- 21:08SPEAKER_04: See how you did reframed that?
- 21:10SPEAKER_04: Yeah.
- 21:11SPEAKER_03: Yep.
- 21:11SPEAKER_04: I'm a reframer.
- 21:12SPEAKER_04: Yeah.
- 21:12SPEAKER_04: I mean, positive.
- 21:13SPEAKER_03: I can put a hammer in your hand and you'd be a framer for me.
- 21:16SPEAKER_04: Oh.
- 21:17SPEAKER_04: There you go.
- 21:19SPEAKER_03: Well, hey, I tell you what, at the end of the day, buying or selling a home isn't just a transaction.
