- 0:50Dustin Heiner joins me again. You can learn where where are they gonna find
- 0:54you here now? Because we just you you just launched a new software project.
- 0:58You can find that at income builder dot IO.
- 1:01But where can you where can people find you,
- 1:04Dustin?
- 1:05The easiest way anybody could find me is Master Passive Income Podcast.
- 1:09So actually, what's great, I've been doing my podcast for about 10 years now,
- 1:122.3 million downloads. If you look on Apple Podcast,
- 1:15I'm number one if you search for real estate investing,
- 1:17which is it's super fun. But yeah,
- 1:19master passive income, you find that podcast there.
- 1:21It's literally just a solo show of me coaching people how to invest in real estate.
- 1:25But another quick one, you look master passive income anywhere,
- 1:29you'll find me. But I've actually been doing having a lot of fun and doing
- 1:32a lot of work on Instagram.
- 1:34And almost 300,000 followers now,
- 1:35but just I didn't buy any of them.
- 1:37No bots. I didn't buy any of them.
- 1:38But if you want to reach out to me,
- 1:40I love chatting with people. I'm very extroverted,
- 1:41so I love connecting with people.
- 1:43The Dustin Heiner, T-H-E-Dustin Heiner.
- 1:46And I'll connect with you. It'd be great to have anybody that's on your show.
- 1:49I'd love to chat chat and help anybody else.
- 1:52Yeah, it if if anybody I know Dustin is a go giver,
- 1:56you're one of those. Like it's you're you're you're just so open with with
- 2:01the content and you don't really hold anything back.
- 2:04I think that's it's actually kind of missing in some of the online material
- 2:10and curriculum. Like there's there's always something that they people
- 2:13try to hold back and as if things are a secret these days.
- 2:17And we were talking before hitting record
- 2:20about AI, some of this stuff is commoditizing really darn quick,
- 2:25so you might as well kinda share it while you can.
- 2:28Absolutely. And what I realize is that there are so many ways to do to real
- 2:34to do real estate investing. Number one,
- 2:35you know, different asset classes.
- 2:37But also, there are so many ways that people go bankrupt doing it the wrong way.
- 2:41And when you're doing it the wrong way,
- 2:42you're hoping for the value to go up.
- 2:44In fact, I tell my students, stop being an investor.
- 2:47Like, do not think I'm an investor.
- 2:49Meaning I buy a stock and there's hope over time it goes up and I
- 2:54get a little dividend, like 20 cents every every quarter.
- 2:57Just hope the value goes up. No,
- 2:58we're real estate investors. We need to stop being a business owner.
- 3:01We need to become an income builder.
- 3:03Sorry, stop being an investor,
- 3:05become a business owner, and an income builder is what I mean.
- 3:07So when you're an investor that goes the wrong path,
- 3:112008, everybody who thought they were investors went bankrupt.
- 3:14I started investing in 2006, but because I was an income builder,
- 3:17had a business that made me money,
- 3:20I made cash flow every single time I bought a property and every single month
- 3:24I made money.
- 3:26And so we need to become income builders.
- 3:28Now, here's one thing that I am seeing a lot of my students now with with me.
- 3:31I I just love coaching students because now I've been successfully unemployed,
- 3:35is my term for retired for the last 10 years.
- 3:38It's been absolutely amazing, but I love helping people.
- 3:40I it's just I see I make my money through real estate.
- 3:43And so this is just fun for me.
- 3:44I you can tell I I haven't had not even had coffee yet.
- 3:47So I'm not a co I drink decaf if I ever do coffee.
- 3:50So this my my energy is just who I am.
- 3:52And I love talking about real estate.
- 3:54And so now coaching thousands of people how to invest in real estate,
- 3:57getting getting successful and employed,
- 3:59unemployed. So what I'm realizing now is I used to always tell everybody
- 4:04you should invest in real estate for financial freedom,
- 4:07for cash flow, the tax benefits,
- 4:09like you could retire early, make money every single month.
- 4:12There's so many benefits to investing.
- 4:15I would say you should invest in real estate.
- 4:16Honestly, my I've now been saying to for the last maybe six months.
- 4:21Not that you should invest in real estate anymore.
- 4:23It's that you must invest in real estate.
- 4:26And the big reason why I've changed that,
- 4:28it's now a shift now. You must invest in real estate is because AI
- 4:33is going to disrupt. It already is disrupting so many things.
- 4:36But AI is honestly, if you have a white-collar job,
- 4:40accountant, let's say bookkeeper,
- 4:43customer service, that's not, yeah.
- 4:45But, anyways, like any type of job where
- 4:48AI can take over, it probably will.
- 4:50In fact, I know Elon Musk, whatever you like,
- 4:52if if he's true or not, or if it's if he's right or not,
- 4:55but it sounds kind of right. 50% of the white-collar jobs in the world will
- 4:59be gone in the next three to five years.
- 5:01That does seem like especially meta,
- 5:04they're laying off 8,000 people a month,
- 5:06programmers, because they don't need programmers anymore.
- 5:08Oracle in March laid off 30,000 programmers.
- 5:12And if you just go and search for tech job layoffs,
- 5:16From AI, you will see thousands and thousands and thousands.
- 5:20And so this is just programmers losing their jobs,
- 5:23let alone like accountants. They're eventually their jobs will be gone.
- 5:27Bookkeepers are gone. Like you think of anything that uses a computer,
- 5:30AI could take over. But if you invest for cash flow,
- 5:34you're building income into your life.
- 5:36That's why I love the idea of income,
- 5:38building income and buying one property that makes you $500 a month in cash flow.
- 5:44Your property's working for you and it's a necessity.
- 5:46Everybody must have food, water,
- 5:48shelter, and clothing. Shelter,
- 5:49that's what a necessity. So they have to have that.
- 5:51So if you provide that for them,
- 5:53one property that makes you $500 a month,
- 5:55that's $6,000 a year, which is amazing.
- 5:58That's that's a great return. If you have 10 properties making you $500 a month,
- 6:02that's $5,000 a year. Or sorry,
- 6:04a month, $60,000 a year. 10 pro or 20 properties,
- 6:08that is what is that? $120,000 a month or a year.
- 6:13I'm I'm getting my math. I don't know.
- 6:14I maybe I I haven't woken up yet,
- 6:15Maybe you do need some caffeine.
- 6:16but maybe I did so.
- 6:17You better go get some coffee.
- 6:20What it comes down to one property of $500 a month,
- 6:23that's $6,000 a year. 10 properties,
- 6:26$5,000 a month. 20 properties is $10,000 a month.
- 6:30That's what it is. $120,000 a year without working.
- 6:34And that's why I'm trying to tell everybody:
- 6:35it's not that you should invest in real estate.
- 6:37You must now. You need another way to make money to provide for your family because
- 6:42AI's gonna disrupt everything.
- 6:44You're you're absolutely right.
- 6:45And you know what I do, Dustin.
- 6:47You know, I'm I'm helping real estate investors implement some of these things.
- 6:50And I work with these tools every single day,
- 6:55and it still floors me what I can do with these things.
- 6:58You know, I I deployed a a a project not too long ago that has been
- 7:04on my backburner wish list for forever.
- 7:08And it would have
- 7:10It it's always h held me back because I thought it was gonna take me
- 7:13it would take would have taken me a team of developers and tens
- 7:16of thousands of dollars and I did it on a long holiday weekend by myself.
- 7:22Like it's it's pretty miraculous what a person as long as you have
- 7:27a have some concept of what to do,
- 7:29what can be done is is in is insane right now.
- 7:33In even like programming is one.
- 7:35That's the easy one people think.
- 7:36yeah, you know, coding and stuff.
- 7:38It's a computer doing a coding.
- 7:39But you think of like any type of any type of job,
- 7:43if you're thinking, well, my job is this,
- 7:45g easy case in point, a bookkeeper.
- 7:47Bookkeeper, if they're not already gone,
- 7:49they're gonna be gone in next year.
- 7:50Because AI, what book bookkeepers do a lot,
- 7:53don't get me wrong, but a main thing that they do is categorize things.
- 7:56They categorize everything like,
- 7:57hey, this is rent, this is a repair,
- 8:00this is this, this, and this.
- 8:01Honestly, AI will start doing that for everybody.
- 8:04In fact, lots of different software companies,
- 8:07they're racing racing to be able to use AI to give that to their people
- 8:10so they they don't jump ship to somebody else who's actually doing AI.
- 8:13But you just think of if anything uses a computer,
- 8:16it can pr probably be taken away that job,
- 8:18that ability to make money. But that's why I love real estate.
- 8:21Cause in 2006, when I first started investing in real estate,
- 8:23people were telling me, You better invest now or you'll never be able or you know,
- 8:27better buy a house now because prices will never come down.
- 8:30Well, we know that didn't go that way.
- 8:33It basically crashed in 2008. And in that crash,
- 8:36people who were just hoping for appreciation,
- 8:39they were stuck. Like they went bankrupt.
- 8:41But the people also who did not have income coming in outside of their job,
- 8:45they got laid off. They got laid off and sadly they lost their house in foreclosure.
- 8:50Now, the great thing for me, sad for them,
- 8:52is I invest only for money, income every single month from every property.
- 8:58And so I
- 9:00In 2008, nine, and 10, when everybody else was going bankrupt,
- 9:03I made more money in the crash.
- 9:05Because sadly, track with me here.
- 9:07If somebody something happens to the economy or,
- 9:10you know, AI takes over jobs, sadly,
- 9:12somebody's not going to have income to pay for their mortgage.
- 9:15Well, then they go into foreclosure.
- 9:16And then sadly they have to go live somewhere because it's one
- 9:20of the basic necessities, and they go live somewhere and they have to rent now.
- 9:23So you think, my goodness, there are now more houses that I as an investor can buy.
- 9:29And if you don't have a job, you can't buy the house because the loans
- 9:31and all that sort of stuff. So that's even take that out.
- 9:33But then more renters, supply and demand.
- 9:36I made more money in the crash of 2009-10 because I had more renters.
- 9:42I had more there was supply and demand.
- 9:44And so my rents went up. And then the values went back up over the next five,
- 9:4810, 50. I have properties now that are double what I bought them for.
- 9:52They rent for double what I bought from them for.
- 9:54Now here's the great thing. So Jack.
- 9:57you probably know this. I'm pretty sure you know this,
- 9:59but when is the best time to plant a tree?
- 10:01Today, yesterday, a year ago.
- 10:04You
- 10:05yes, your gear. Yeah, your first answer is the second best time.
- 10:09The first best time was 20 years ago.
- 10:12Like in 2006, when I first bought my first property,
- 10:14that was the best time. The next best time is today.
- 10:18Because what you do not want to be thinking 20 years from now,
- 10:21my goodness, I l I used to listen to Jack's show,
- 10:24Real Deal Crew. I used to listen to it every single week,
- 10:26but I never did anything. You don't want to be thinking that 20 years from now.
- 10:30You say, Man, I'm so glad I listened to Jack.
- 10:31I took action, and 20 years ago.
- 10:34I bought my first property. I bought my 10th property.
- 10:36I was really started moving. And then now my life has changed 20 years later.
- 10:40Now I'm like literally living that parable or that like you know Chinese proverb.
- 10:45Like I I started investing 20 years ago.
- 10:47And I'm looking back now, I was like,
- 10:49I make so much money from my real estate.
- 10:52I own 30 plus single-family homes.
- 10:54most of them are all actually paid off.
- 10:55So it's just that much cash flow.
- 10:56I have some properties making me $3,000 a month in cash flow.
- 10:59It just blows my mind. But then I also own.
- 11:02Three large apartment complexes toast total almost probably a thousand units,
- 11:06probably you know, eighty million dollars in total,
- 11:09total assets, invest in hotels.
- 11:10I also, because I have 40 plus hours of my life back,
- 11:13not working a dead end J-O-B, you know,
- 11:15a just overbroke job, instead of 40 plus hours of somebody else,
- 11:20I now build businesses like the business that I have,
- 11:22the income builder.io, like which which you just mentioned.
- 11:25That's a software that I realized my students needed.
- 11:29My students needed a way.
- 11:31To make it as foolproof as possible so they don't screw up in buying
- 11:35the wrong property in the wrong area and all that sort of stuff.
- 11:38And I bail out the software. So I have businesses now because I have more time,
- 11:41just like you, Jack. And so AI is gonna help our lives get easier and more simple.
- 11:46But at the same time, if you're not ready,
- 11:49it's gonna be very, very hard for many,
- 11:52many people.
- 11:52Well yeah, w there's a bunch of different ways we can go here.
- 11:55but the the one that I'm going to to pick right now is is regarding
- 12:00the income builder software that you're you're developing.
- 12:03One of the one of the things that I've we've definitely seen we first off,
- 12:08entrepreneurship. I don't know if you've seen the numbers lately,
- 12:11Dustin, but it's it's exploding right now.
- 12:14And I think it's because people are seeing these signs on the wall that they better
- 12:19f
- 12:19find some sort of path in this new world that's being forged.
- 12:23But we both know that most entrepreneurs and most startup businesses
- 12:29are frankly going to fail. And it's typically because and that's
- 12:34why there's franchise models that are available.
- 12:36Franchises actually have a much higher success rate because there is
- 12:40a plan in place. There's some steps in which to take and it's some systems
- 12:42Systems. Yep.
- 12:45that have been proven and you follow the plan.
- 12:48that's what kind of intrigues me about what you have here,
- 12:51because it it it almost sounds that situation in in this scenario.
- 12:56I think a lot of people, I'm gonna be the first one to tell say
- 13:00you must take imperfect action,
- 13:03massive imperfect action. You're gonna get far more you're gonna get
- 13:07f way further along. But having something to kind of lay this out
- 13:12and follow the plan and and maybe not even questioning it.
- 13:16y I I d I don't think there's gonna be a better scenario for success.
- 13:22Yeah. And the great thing that I as I was building it out,
- 13:25I was figuring out what do I want to help my how do I better coach
- 13:29my students and help them to success get get success and succeed.
- 13:33And the first one was I need to basically put it on rails,
- 13:37which means think of a train. A train doesn't turn right or to the left unless
- 13:41the rails turn it and tell it to go that way.
- 13:43So it can't deviate off the tracks.
- 13:45And so I thought, how do I make sure students buy the right properties
- 13:49for the right price?
- 13:51All like everything makes sure the expenses are accounted for.
- 13:54And so in just one small part of the the system,
- 13:57we have a three different calculators,
- 13:59one for long term rentals, one for short term rentals,
- 14:02and one for fix and flip. And so just to give you an example with
- 14:05the long term rental, actually,
- 14:07all of them are like this, but the long term rental,
- 14:09we have green light and red lights.
- 14:11So you're driving, green light,
- 14:13go, red light, stop. And so there are main characteristics inside
- 14:18of every single deal, like cash flow.
- 14:21If you're not getting $400 or $500 a month in cash flow,
- 14:24then you need to relook at your numbers.
- 14:26So it's a red light if it's not hitting that criteria.
- 14:29maybe you don't have you only have $20,000 to invest,
- 14:32but this property, because of the purchase price and deal,
- 14:35maybe it's at $28,000. Well, that's a red light as opposed to a green light.
- 14:38If it's $18,000 because it's under your $20,
- 14:40then you then have a green light to move forward.
- 14:43Like, are you also? Here's a big one.
- 14:45People don't realize this. They buy properties and they pay almost full price
- 14:49for it.
- 14:50We're investors. We want to capture equity when we buy it,
- 14:53which means let's say if it's worth $200,000 and they're trying to sell it for that,
- 14:57but we pick it up for let's say $148,000.
- 15:00We just captured $52,000 in equity.
- 15:03And this is we literally just did this exact scenario like two weeks ago.
- 15:06And so you're also capturing the $52,000 in equity,
- 15:10and you're that brings your mortgage lower,
- 15:12which increases your cash flow.
- 15:14The cap rate, which is a whole fancy term for how much like your cash return
- 15:18and all that sort of stuff.
- 15:19There's different rules, but all these other things in my coaching that I've done
- 15:24with my students, I said, let's make it on rails,
- 15:26which means it's not gonna be all turned left or right.
- 15:28If it doesn't work, it doesn't work because it'll be red.
- 15:30That's just one easy one that we we can actually implement.
- 15:34And then from there, how to actually run your business perpetually and then
- 15:38be able to give it to your kids in generational wealth.
- 15:41So I I can I don't need to go into everything,
- 15:43but what I really wanted was a software that puts everything on rails.
- 15:48So that as best as we can, without me literally coaching you every single step
- 15:52of the way, you're gonna have that path in front of you.
- 15:55Yeah, that having that playbook just something to refer to and and having
- 15:59the the calculators that you know,
- 16:00I've built some things out for ourselves regarding doing that type of underwriting,
- 16:05you know, and it's kind of specialized for what we're doing.
- 16:07This is one of those things that has just one f floored me because like
- 16:12we buy properties in more rural areas where where I live,
- 16:16and having the AI
- 16:19the ability of hit actually doing research on that community
- 16:23and providing some neighborhood information and it it really can dive deep into
- 16:28things that would have taken us days,
- 16:30if not weeks to collect ourselves.
- 16:32I can I can have a report ready to for us in,
- 16:36you know, less than 30 minutes at a at a level of detail that I never would have
- 16:41been able to get to. And you know what it is like d Dustin?
- 16:44At a certain point you're just like,
- 16:45okay, I gotta make a decision here.
- 16:47You can kinda kind of analysis paralysis yourself as you're trying
- 16:50to collect or justify a purchase.
- 16:52Having something to kind of give you that kind of immediate feedback
- 16:57is just game changing.
- 16:59absolutely. And the so AI, I'm not the biggest fan of AI,
- 17:03meaning I think I've I've watched Terminator too many times.
- 17:06And so I'm like, uh-oh,
- 17:07Ha ha.
- 17:08the Skynet's gonna come get us and the T one thousand's gonna come get
- 17:11us and stuff like that. I just think,
- 17:13you know, there are potential for a lot of problems.
- 17:15But in the meantime, there's gonna be benefits for us in life.
- 17:19And so even though I don't really use AI to the fullest extent,
- 17:23because a lot of my friends, like good business owners,
- 17:25guys that are part of my mastermind,
- 17:27They love AI and they do really well.
- 17:29And I see the big, big benefit of it.
- 17:31100%. Though don't get me wrong.
- 17:33But at the same time, if you try to rely on AI for your money that comes
- 17:38in your pocket, then somebody else can just use AI and take that over.
- 17:41So that's why I'm like, if we get down to what are the necessities,
- 17:45like if you want to make sure you will always be able to provide for your family,
- 17:49you have food, water, shelter,
- 17:51and clothing. If you can provide those,
- 17:53which clothing is gonna be kind of hard.
- 17:55There's a lot of competition.
- 17:56Food, lots of competition all around gr and but water,
- 17:59then you know, God's a competition because it rains and but the other
- 18:02one is shelter. So shelter is something that they will always need.
- 18:06And that's why I keep going back to if anything in your portfolio does
- 18:09not have shelter, like if everything is something else,
- 18:11you don't have shelter in there.
- 18:13You're definitely gonna be hurting in case like AI,
- 18:16it'll be a long time before AI takes over the the housing market.
- 18:20Just to remember, everybody, we're talking to Dustin Heiner.
- 18:22You can follow his podcast, look for Master Passive Income,
- 18:27Instagram and and the socials,
- 18:29of course. But if you're interested in the software platform,
- 18:32it is income builder.io. that I'll have these all as clickable links
- 18:36in the show notes. If you found some value in what we're chatting about so far,
- 18:40do us a favor, share this with one of your friends.
- 18:42If you're watching us on YouTube,
- 18:43give us a like and subscribe. So
- 18:47Dustin, you know, one of the things that you were talking about is that
- 18:49i if you're white collar, your your job is basically on a timer at this point.
- 18:55We're already seeing that on especially on entry level jobs.
- 18:59What's kind of funny is interesting is to watch how things are working
- 19:03out is that the senior jobs are still in place because,
- 19:06you know, they need those experienced workers to keep an eye on AI so
- 19:10it doesn't go off the rails, like you you said with your train analogy.
- 19:16however they're essentially training their replacement at this point.
- 19:20and none of these entry level positions are going to ever be full
- 19:25to to grow into a senior position that that might be needed.
- 19:30So yeah, you're absolutely right.
- 19:32The the writing is it's already happening on a massive scale and we're seeing huge
- 19:37layoffs in in the public in the in the corporate sector already.
- 19:40I just looked
- 19:41it up. A hundred and seventy-five thousand tech jobs in twenty twenty-six,
- 19:45but it's August now. So what is that?
- 19:47seven months now. And a hundred and seventy thousand.
- 19:50That's just tech jobs alone. And then in general,
- 19:54like how many other jobs outside of tech that are going to be lost?
- 19:58And yeah. So but getting to the idea of like you can build by being an entrepreneur.
- 20:03I love entrepreneurship. in fact,
- 20:04I think real estate investors need to think of themselves ab as entrepreneurs.
- 20:09Because problems are gonna come up.
- 20:10And the greatest thing about entrepreneurs is they figure out the ways around them,
- 20:14how to fix the problem or whatever it might be.
- 20:16And when they do that, they get better and better and stronger and stronger
- 20:19and they become more resilient and they can they just hurdle over things.
- 20:22Same thing with real estate investor.
- 20:24If you're an entrepreneur, if you have that entrepreneur mindset of like there's
- 20:27a problem in your way, like, man,
- 20:28I can't find properties. Well,
- 20:30if you just give up, you're not gonna be able to find them,
- 20:32that's for sure. But if you say,
- 20:34you know what, there's gotta be a way,
- 20:35let me put some effort behind it,
- 20:37let me
- 20:38Even use AI to help me search or anything like that's gonna help you
- 20:41to find those properties. Cause I know of at least a dozen ways to find properties.
- 20:46In fact, I have people sending me properties because I figured out the
- 20:49way to have other people send me properties.
- 20:51And so if there's a problem in your way,
- 20:53you just have to think, how do I solve this problem?
- 20:55Like I don't have money. I don't have money to invest in real estate.
- 20:57I know of at least 20 different ways to get financing for my my students.
- 21:01They use these 20 different ways to get financing for their properties,
- 21:04and then they buy the real estate.
- 21:06So entrepreneurship is
- 21:07a amazing tool if you're gonna be an investor because entrepreneurship
- 21:11is about business. And so I want you to realize real estate investing
- 21:15is not about investing. It's about a business.
- 21:17Now you are investing your money,
- 21:19but if you're not building a business,
- 21:21if you're not running it like a business,
- 21:23I in fact I'll quickly say this.
- 21:25If you're not doing that, then you're gonna get hurt.
- 21:27It's gonna get it's gonna actually gonna go bad for you.
- 21:29In fact, I'm case in point. My first when I first started investing in real estate,
- 21:33I was listening to those it
- 21:34Infomercial gurus is what they were called.
- 21:36Now they're called TikTok gurus and and Instagram gurus.
- 21:38Mm-hmm. That's just mailbox money.
- 21:39But back then it was Instagram.
- 21:41Yes, that's what they say. Yeah,
- 21:43all these
- 21:43Mm.
- 21:43infomercial people. So when I first started investing,
- 21:46I was following these infomercial people,
- 21:48paying them, you know, hundreds of thousands for whatever little bit they give you.
- 21:52Well, my property manager, because I followed what they told me,
- 21:55they see the property manager manager started stealing from me within
- 21:58six months because I didn't know what I was doing.
- 22:00I didn't build the business. I didn't look at it as a business owner.
- 22:04I looked at it as an investor.
- 22:05And so I realized that was the problem.
- 22:07Being an entrepreneur mindset,
- 22:09I said, I have to fix this problem.
- 22:10there this is just something I got to get over.
- 22:12If I would have just hung my head and said,
- 22:14this doesn't work, I would not be here today.
- 22:16I would not be so happy, you know,
- 22:18thinking so glad I rent started investing 20 years ago.
- 22:21And so when you are thinking about investing in real estate,
- 22:24you need to make money every single month.
- 22:26And it's a business that makes money.
- 22:28Let me give you a quick example,
- 22:29Jack.
- 22:30So if you have the ability to buy a candy bar for 50 cents and you knew all day,
- 22:35every day you could sell it for a dollar,
- 22:37well, you'd buy and sell it every day.
- 22:39You make 50 cents. You'd be thinking,
- 22:40how do I get more candy bars to sell it?
- 22:42Because you could do it all day,
- 22:43every day. Now, the same thing,
- 22:45you would not buy a candy bar for a dollar if you could only sell it
- 22:48for a dollar now and hope in a year to sell it for a dollar twenty-five.
- 22:51You would not do that. That's a terrible business.
- 22:53You go out of business. So what you do is you plan to make money from every
- 22:57piece of property to have. So every property I have is a piece of inventory that
- 23:02I put into my business that I've already built,
- 23:04a business with experts running the business for me.
- 23:06And then that property makes me cash flow.
- 23:09I don't buy a property unless I make $500 a month.
- 23:12Remember, I just said, you know,
- 23:13$500 a month, $6,000 a year, 10 properties is $5,000,
- 23:1620 properties is $10,000 a month and just keep scaling from there.
- 23:20And so what I love about real estate though,
- 23:23let's say that candy bar analogy is take that one step further.
- 23:27Let's say you did not even have 50 cents to buy a candy bar to sell it for a dollar.
- 23:31But man, I know I could sell it for a dollar.
- 23:32What if it costs you 25 cents to borrow the 50 cents?
- 23:36You're out of pocket, 75 cents total.
- 23:38You still sell it for a dollar.
- 23:39You make 25 cents every single candy bar.
- 23:42You're gonna say, how do I do this over and how do I borrow more money
- 23:45to make more money? And that's the beautiful thing I think about real estate
- 23:49is it makes you money every single month.
- 23:51And if you do not buy real estate to make money every single month,
- 23:55trust me, you're gonna get hurt.
- 23:56Trust me. I mean, I've been through well,
- 23:58I was at 2001, saw the dot com crash,
- 24:012008 with the real estate crash.
- 24:03And it seems like we haven't had a correction in the since 2008.
- 24:06Now the COVID was a little dip,
- 24:08but it just jumped right back up.
- 24:09And so there hasn't been a correction,
- 24:11a correction in general or a crash since 2008.
- 24:15And statistically, every seven to eight years,
- 24:18there's a recession or something that really comes in and changes everything
- 24:21and resets things. We haven't had that since two thousand eight.
- 24:24That's almost eight that is eighteen years now.
- 24:26Whenever it's usually seven to eight years,
- 24:28and so we're well overdue. Then you have the AI jobs being lost or jobs being lost
- 24:33to AI, like McDonald's. They just have AI running everything now.
- 24:37They have literally in Japan entire restaurants that everything is done
- 24:41by computers and machines. One person just making sure things don't fall apart.
- 24:45And that got rid of lots. So so many things are going change.
- 24:48And so if you look at where everything's been going,
- 24:51looks like AI tech has been a is going to be a bubble in the like the stock market.
- 24:55Real estate, we've seen it's just exploded.
- 24:57Now prices are $100,000 less than last year in my area where I'm trying to invest.
- 25:01And so I'm looking at there will be some sort of correction.
- 25:05Maybe crash. I don't know. Maybe it's the gonna be the 1920s all over again.
- 25:08You know, the roaring 20s, and then you had the Great Depression.
- 25:10Who knows? But with this many jobs being lost,
- 25:14you have to be ready. You have to be ready.
- 25:16You number one, you have to already be investing,
- 25:18meaning you can't just say when the crash happens,
- 25:21I'm gonna start investing. Because when
- 25:23There's a bad thing and you can't borrow money.
- 25:25It's like, I really need the money now to borrow it.
- 25:28That's when banks don't want to lend.
- 25:29They only want to lend you money when you don't have any money,
- 25:33when you don't need it. Sorry,
- 25:34when you when you don't need the money,
- 25:35that's when the banks want to lend it.
- 25:36When you do need the money, like,
- 25:38why would I give you the money?
- 25:39I'm just gonna lose it. So you need to be preparing now.
- 25:42You already need to be investing.
- 25:43You already need to be, you know,
- 25:44keep come back, listen to Jack.
- 25:46And listen to the real deal, crew.
- 25:47You want to come back to the podcast so you keep listening and learning more.
- 25:50And then he implements things into your businesses.
- 25:53So you just want to be doing things now.
- 25:54Don't just wait. In fact, I just went surfing.
- 25:57One quick because I want you to jump in,
- 25:58Jack. I apologize. I I get long-winded.
- 26:00I just went surfing. I had a mastermind trip in San Diego,
- 26:04and I had a great time with my mastermind guys,
- 26:06five of us all together. And one of them is a big surfer.
- 26:09We're in his hometown. He took us surfing.
- 26:11And I love surfing, but here's how you surf.
- 26:14You get on a board and obviously go out in the water and you wait for a wave.
- 26:16But here's what you do. Actually,
- 26:19let me tell you, this is what you don't do.
- 26:21You don't sit on your board, and as soon as you see a wave coming,
- 26:23you don't even get ready. You still sit on your board and you keep looking at it.
- 26:26But as soon as the wave gets to you,
- 26:28then you think, Let me go and catch that wave now.
- 26:30You're gonna it's gonna pass right by you.
- 26:32You're never gonna catch a wave.
- 26:33But what you do is you get on your board when you see a wave coming in the distance,
- 26:37that's when you get ready. You lay down your board and you start paddling
- 26:40to get in the right position. And then you need momentum.
- 26:44Because if you don't have momentum,
- 26:45this wave will write past right by you.
- 26:47So you start paddling as fast as you can.
- 26:49And then you catch the wave because you already have the momentum.
- 26:52And then you ride that wave down.
- 26:54Now it starts pushing you. And now you're riding that wave.
- 26:57Same thing with real estate investing.
- 26:59I think there's going to be an amazing time ever,
- 27:01best it probably the best time in our lifetime to invest in real estate
- 27:05for cash flow, for generational wealth,
- 27:07to give it to our kids. I think that's coming.
- 27:09It's going to be amazing. But if you're not ready,
- 27:11if you're not already paddling,
- 27:13You know, if you're in the swim,
- 27:14like the surf analogy, if you're not already paddling,
- 27:16if you're not already ready, you're not gonna be able to catch that wave.
- 27:19It's gonna pass you and you're like,
- 27:20man, I wish you're trying to catch up,
- 27:22it's not gonna work. So, like I said,
- 27:24just keep listening to Jack's show.
- 27:25You come back to the real deal crew over and over again and then really implement.
- 27:29Like I love what Jack what you said.
- 27:30Massive action in imperfect action gets you better.
- 27:34It gets you better. If you don't even do anything,
- 27:36you're not gonna learn what was wrong.
- 27:38You don't even number one, you don't know what's wrong in whatever you're doing,
- 27:41like buying a house or doing it.
- 27:43You don't even know what's wrong unless you start doing it or getting around
- 27:45the right people who are doing it that can help you to accelerate
- 27:49and fast track your success.
- 27:50Yeah, I really like that you're spending so much time talking about treating this
- 27:54like a business. And you know,
- 27:55and and I I actually think that this I don't know if there's something about real
- 28:00estate in general, because I'm gonna put realtors,
- 28:03I'm gonna throw realtors under the bus on that too.
- 28:05Where people get into this g game and they don't treat it like a business.
- 28:11And I don't even wanna say they're treating it like a side hustle.
- 28:13It's almost like a hobby type thing,
- 28:16and it's just not like
- 28:18treated with the respect that it needs or deserves.
- 28:22It's it's and what they do is they just like a stock market.
- 28:26They say, I'm just gonna set it and forget it.
- 28:28They've been trained by financial quote unquote experts.
- 28:31When I say financial experts, quote unquote,
- 28:33it's like the financial planners you talk to,
- 28:35how many of them are successfully unemployed?
- 28:38How many of them are so wealthy that they never have to work again?
- 28:42Or you know, independently wealthy?
- 28:44I'd say none. None of them are,
- 28:47and they're trying to tell you,
- 28:48okay, what you need to do.
- 28:50is invest for the long haul. Like you want to be like 30 over 30 years.
- 28:54You dollar cost average, you diversify,
- 28:57you do all these things. And what they're trying to do is just protect
- 29:00you from getting hurt. And eventually you'll make a little bit of money because they
- 29:04have no clue what they're doing.
- 29:06They literally have no clue what they do.
- 29:07And they think they do, they just read books.
- 29:09Now some some might be good. And I I don't mind hurting feelings
- 29:12of financial analysts and financial people that try to teach people how or actually
- 29:17Do that. But as a financial planner,
- 29:19those people literally just take money from people.
- 29:21Whereas, like, they're
- 29:22Well
- 29:23not adding to them. Go ahead. Sorry.
- 29:25Well, I found
- 29:26out no, I was gonna I I this was something that I had a hard conversation with
- 29:30my financial planner many years ago because I I actually took a moment
- 29:34at one point and that was thanks to Rich Dad Poor Dad and a few
- 29:37of those other things. And at the time I was I was I was eat drinking
- 29:41the Kool-Aid and then I was like,
- 29:43Wait a minute, I just realized that my financial planner was making enough
- 29:48to essentially pay for himself.
- 29:50My my account wasn't growing at all.
- 29:53Except for the money I was consistently putting into it.
- 29:55The only one who's coming out on this is my financial planner.
- 29:59Isn't that terrible? They're just they're literally leaching,
- 30:01leaching off of other people. And and here's a crazy thing.
- 30:07The stock market just goes up automatically because they well since 2008 have been
- 30:11printing money. And that's why everybody has been winning.
- 30:14That's why there hasn't been a crash since 2008,
- 30:18is because they've just been dumping money into they've been they printed trillions
- 30:22of dollars and dumped it into the economy.
- 30:25And so it's hard not to win when
- 30:27It's just artificially glowing up and they're putting money in their pockets.
- 30:31So I I like the idea of like be an entrepreneur,
- 30:34put your own life in your own hands,
- 30:36and hire experts to do the work because that's the thing.
- 30:39People big hurdle for a lot of people,
- 30:41obviously finding properties, that's a hurdle,
- 30:43but that's easy. That's very simple.
- 30:44F getting money, funding properties is also a problem for most people.
- 30:49But those two things, even though people think they're a problem and they're hard,
- 30:52it's the easiest part of investing.
- 30:54Trust me, I've coached thousands of people,
- 30:55literally thousands of people now.
- 30:57It's the easiest part. But the hardest part is to make sure that you're making money
- 31:01over and over and over and over again,
- 31:03every single month, every single year from every single property
- 31:06and scale to financial freedom so you can give it to your kids.
- 31:09That is the hard part. And that comes by building a business first
- 31:14and then having the experts, the people that live there.
- 31:17In fact, I invest in Ohio, Texas,
- 31:19Arizona, Tennessee, and Indiana.
- 31:20And all these five different states and all these properties I own,
- 31:23I don't do any work.
- 31:25I hired the experts to do all the work and they enjoy doing it.
- 31:28I'm not, you know, they're not slaves,
- 31:30but I'm paying them well. But it's not me that's I'll say it this way:
- 31:33I don't pay my taxes on any of my properties.
- 31:36I don't pay my mortgage. I don't pay for repairs.
- 31:38I don't pay for property management.
- 31:40Like I don't pay any of those bills,
- 31:41meaning I don't have to get a job to then pay those bills.
- 31:45I don't buy the property unless all of those expenses are paid for,
- 31:50just like a business. You need to make sure all your expenses are covered.
- 31:54And then you make a profit, the exact same thing.
- 31:56And honestly, what's sad is these TikTok gurus,
- 31:59Instagram gurus, and same, they're the same people as the infomercial people that
- 32:04I got suckered into 20 years ago.
- 32:05Well they'll tell you is the opposite of that.
- 32:08They'll just say, it's very simple.
- 32:10Just buy a property and everything will work out.
- 32:12Like, no, it won't. In fact, I've seen it many,
- 32:14many times. People actually, I buy it from them.
- 32:17I like, they're like, just take this property from me.
- 32:20I'm just so tired of it. Like,
- 32:21yes, please, thank you.
- 32:23And so I make money on all those properties.
- 32:26Yeah. It's kind of interesting to watch the TikTok influencers because you know,
- 32:31my daughter will actually point a few of out every once in a while.
- 32:34And and it it's you can t you can tell like they're renting a Corvette
- 32:40or some fancy car to be standing by and or they'll they'll just find you know,
- 32:45it it's it's all for show and in the end,
- 32:48you know, you you dig into it a little bit and you find out that
- 32:51They haven't even bought an a s a single property themselves.
- 32:54It's it's all about the the funnel,
- 32:56the the show of it.
- 32:58It's all facade.
- 32:59It's it's all fake. Now there are some that are genuine.
- 33:01In fact, I have some friends like me who who also coach people and
- 33:06I know their background. I know them the how they've been been investing.
- 33:09So are there are a few, but that are that are legit.
- 33:12but there are plenty there that are not.
- 33:15In fact, they make I would say make more money,
- 33:18but like they count on people through their social media.
- 33:21But you like I love what I read this book a long time ago.
- 33:25Along with Rich That Poor Dad and Rich and Man of Babylon,
- 33:28great books. But another really good book was The Millionaire Next Door.
- 33:31I really took that
- 33:32Mm-hmm.
- 33:32to heart. Like people would look at me and they won't know at all what I own.
- 33:38Like millions and millions and millions of dollars in real estate and make,
- 33:42well, I'll say it this way: I got 35,
- 33:4536 single family homes. I'm buying more just actually right now.
- 33:48but anyways, let's say 35 single-family homes,
- 33:50and the minimum they make me $500 a month.
- 33:54That's the minimum. So I'm helping have if you want to figure out because
- 33:56my wife won't let me tell you how much I make,
- 33:58but if you want to figure it out,
- 33:59I have some properties making me $3,000.
- 34:01I have some properties making me $2,000 a month.
- 34:03And so with all these properties,
- 34:05I just have that much money coming in.
- 34:06And I live in a regular, let's say,
- 34:09four, four-bedroom house that is,
- 34:11I don't know, 2,000 square feet.
- 34:12We got five kids. So we have to have all that.
- 34:14But it's just regular subdivision.
- 34:16I get a regular truck. My wife's got a little SUV.
- 34:18And it's because I don't worry about like
- 34:21The in fact, in my social media,
- 34:23I'm at 300,000 followers and it's nothing about me with Franchy cars and,
- 34:27you know, private planes or anything like that.
- 34:29Not saying that those people are bad inherently.
- 34:32It's just not me. I'm not the Grant Cardone type.
- 34:35I'm not like the flashy type. I'm like,
- 34:37hey, I'm the I'm your next door neighbor that figured something out.
- 34:40And I want to just share because I don't have to do anything else.
- 34:43I could play golf,
- 34:43Mm.
- 34:44but eventually I can only there's almost only so much golf you can play before
- 34:47you start feeling like I'm not.
- 34:49Giving back to anybody else. I'm not helping anybody.
- 34:52So it's like, why don't I start helping people?
- 34:54And I've been doing that for 10 years.
- 34:55In fact, my new goal, Jack, is they had it for about five years,
- 34:59is I want to help a million people to invest in real estate.
- 35:02A million people because the more money they make,
- 35:05the better everybody's life gets.
- 35:07I even make money because they invest in my deals or we work together,
- 35:10something like that. But it's always an amazing way to be able to help people.
- 35:15because of that before.
- 35:16D I didn't ask you this. Would you mind if I just gave everybody
- 35:19my course completely for free so they can get started?
- 35:22Yeah, absolutely. Go for it.
- 35:23I would I would love for you to get started investing in in real estate.
- 35:27And I want to give you my course.
- 35:29People have invested just from this course or just from listening to the podcast.
- 35:32Break everything down for you.
- 35:33If you text the word rental, R-E-N-T-A-L,
- 35:37Rental to 33777.
- 35:40Rental to 33777. Or you can go to masterpassive income dot com forward slash free
- 35:46course. All one word forward slash free course.
- 35:49You're literally downloaded all and it'll walk you through everything.
- 35:52Because if you become an investor,
- 35:55you're helping me reach my goal of helping a million people to invest
- 35:59in real estate.
- 35:59One of the things that I was hoping that we're gonna we're gonna start closing
- 36:03things out here, but we're gonna touch on two more topics.
- 36:06One of them is is that as as a business owner,
- 36:09I'd like you to chat or or s talk a little bit about the insight you have,
- 36:14whether it's dashboards, details associated with this,
- 36:18because you know, when we are talking about investor,
- 36:21we have this this concept of set it and forget it.
- 36:24We're just gonna squirrel away that money and hope for the best.
- 36:27But
- 36:28As a business owner, and in this day and age,
- 36:31this is where I'm gonna say AI excels,
- 36:34whether it's organizing information,
- 36:36providing you some level of de insights that you would you may not have before.
- 36:41I actually am gonna kinda go out on the limb and say at this point there's really
- 36:45no excuse as to not having some details or insights into your day
- 36:50to day operations or business.
- 36:51How does that impact it's like again
- 36:55Whatever you whatever you measure is actually what's gonna grow.
- 36:58So like how do how do you how do you have that insight and what do you what
- 37:02do you derive from it?
- 37:04I'm gonna be completely honest and say I 100% agree with you.
- 37:07And at the same time, say the same thing in opposite direction.
- 37:11I'm not a numbers person. Like there are people who are great at numbers.
- 37:15They want KPIs, like key performance index.
- 37:17It's a buzzword now. For some reason,
- 37:19it's really been taken off. But like they want to make sure all the numbers
- 37:22and all this sort of stuff is and they like X,
- 37:24Y, and Z. I am not that person.
- 37:26I literally like you listening,
- 37:28you're probably 10 times smarter than me.
- 37:29I just found a way to get other people to do work for me and pay them well
- 37:33and they're happy. And so what I realized was that I needed,
- 37:37because I'm not detailed every single month,
- 37:40getting like here's here's one of my statements.
- 37:42Let me take this off. Sure. Here's one of my statements for my my properties.
- 37:45And so my statements have the properties,
- 37:47and this is the same property manager I had for 20 years.
- 37:49So it's bit they're they're great,
- 37:51but they're old school, paper and pen.
- 37:53And so I get those. And
- 37:55I have now my daughter look through them because she's she's 18
- 37:57and she's really good at at details.
- 37:59And so she goes through it because I'm not good at that.
- 38:01But what I do though, that and it's you should,
- 38:04don't get me wrong, I'm not saying you shouldn't.
- 38:05If I were good at it, if I like doing it,
- 38:07I would I would I'd probably do a lot better than I am.
- 38:10So you should do this. But here's what I do.
- 38:11Because I know this about myself,
- 38:13and because I'm now coaching students,
- 38:15before I buy a property.
- 38:19I want to make sure there's such a rail system that it's not going to deviate.
- 38:23It's not going to fall off the tracks.
- 38:24So I don't buy a property unless my experts sign off on that property.
- 38:30Let me give you a quick example of what that looks like.
- 38:31Number one, I just talked about making income every month,
- 38:34right? Covering all your expenses and making cash flow of four five hundred dollars
- 38:38a month, six thousand dollars year.
- 38:39You want to do that. So that set that aside.
- 38:42Yes, check. We got that down. The way you do that though,
- 38:45to make sure you do not screw up is before.
- 38:48You buy a property, you find the experts.
- 38:51What you don't want to do is follow TikTok gurus.
- 38:53They'll tell you everything. You're like,
- 38:55just you know, find a property,
- 38:57make sure you're making a little bit of money,
- 38:59but the appreciation is going to go up and then spend thousands of dollars
- 39:02to buy it, spend thousands of dollars to fix it up,
- 39:05and then try to find a tenant and not be able to because it's in a bad area.
- 39:09And then try to find a property manager.
- 39:11And they say, No, I'm not gonna manage that because I'll get shot there.
- 39:14Well, you no longer have an asset,
- 39:16you have a liability.
- 39:17And so with businesses, what we do is we create the systems,
- 39:20procedures, and processes and have the experts do the work for us.
- 39:24So instead of doing what those TikTok groupers say,
- 39:26do what I'm telling you. Like literally,
- 39:28you don't have to pay me for this.
- 39:29Like this is literally the best way to do it,
- 39:31and the only way to do it. Instead of calling up a property manager and saying,
- 39:34I'm I already bought this place,
- 39:35and they say no, and yeah, now you have a an liability.
- 39:39Before you do that, what you do is you call up a property manager when you're
- 39:43looking at a property. Say, hey,
- 39:44property manager, I'm looking at
- 39:46Number one happy street. And not I already bought it,
- 39:49but I want to buy it. I'm looking to buy it.
- 39:51Tell me about it before I bought it.
- 39:53Buy it. How much will I rent for?
- 39:55What's a vacancy factor? What's a clientele like?
- 39:57Will you manage it? The area. Like,
- 39:59tell me all that stuff before I buy it.
- 40:02And if they tell you, no, I won't manage,
- 40:03that's a bad area, then you don't buy it.
- 40:05Like that's that's it's simple.
- 40:06You have experts telling you what to do.
- 40:08But if they do say, yes, I know that area.
- 40:10In fact, we have a property right around the corner.
- 40:12Zillow said we can get $1,800 for it.
- 40:14We couldn't.
- 40:16The max we can get, because we tried to get 1800,
- 40:19max we can get was $1,700. That is expert information that you need
- 40:24to know instead of just hoping that AI is going to tell you or Zillow
- 40:27or some other website and database is going to tell you.
- 40:29No, human beings are going to make sure you're going to do it right
- 40:33and you're going to make sure you have experts in place.
- 40:35So that's what, just like you were talking about,
- 40:36Jack, you need to build a business that hires the experts,
- 40:40the right property managers, contractors,
- 40:42plumbers, roofers, inspectors.
- 40:44Mortgage brokers, wholesalers,
- 40:46realtors, you want to get all these people before you buy any real estate.
- 40:51Cause I want to know that my property is gonna be making me money every single
- 40:55month, $500 a month from every property.
- 40:58And honestly, that's the only way to scale.
- 41:00There are so many people that they would call themselves,
- 41:02or I would call them mom and pop investors or mom and pop business owner real
- 41:06and real estate investors because they have three or four properties
- 41:09and they're pulling their hair out.
- 41:10They're like, I can't, I'm so tired of talking to tenants.
- 41:13Like,
- 41:13Why are you talking to tenants?
- 41:15There are great people who are really good at talking to tenants.
- 41:17They're called property managers.
- 41:18Find them. And they say, I can't afford a property manager.
- 41:21I said, No, what you did was you did it wrong the first place.
- 41:24You bought the property too much so that you could not have the property
- 41:28and rents pay for the mortgage or the property manager.
- 41:31So what we do is we build a business,
- 41:33make sure all accounts expenses are accounted for,
- 41:36and then find the right experts in the business to do all the work.
- 41:40Make sure we don't screw up. Is this all making sense?
- 41:42Yeah, it it does. You know, the only pushback I would give is that,
- 41:46you know, having those KPIs, the key performance indicators,
- 41:49and and having that level of insight is kind of where I've been using
- 41:53it to to validate who those experts are.
- 41:57You know, if I'm not using them directly,
- 41:59those KPI th those those professionals are using them in in some regard.
- 42:03And
- 42:04Unfortunately, I don't know about you,
- 42:06but I've had multiple situations now where I've I've engaged property managers
- 42:10and our interests, frankly, more times than not I haven't been aligned.
- 42:14So having some of that information defined ahead of time and understanding
- 42:19w where we are, because they're operating a business too.
- 42:22We just so that we we make sure that we're on the same track and s
- 42:27and driving the same train.
- 42:29Well, Jack, you and I saying the exact same thing.
- 42:31I wish I was that good. I wish I could do that.
- 42:34But for some reason though those if I could do that,
- 42:36maybe I should need to have you help me with this,
- 42:38because that's I'm just not good at that.
- 42:40And but if you did get good at that,
- 42:43maybe I would say speak for myself,
- 42:45if I did get good at that, I'd probably make more money.
- 42:47It's just my brain has not worked.
- 42:49It just doesn't work like that.
- 42:50And I need to get other people that do have that part of the brain
- 42:54and just hire them, just like the other expert.
- 42:57Yeah. One last topic. You mentioned being a part of a mastermind.
- 43:01And I'm a part of one locally here and and it's not real estate exclusive.
- 43:07It's it's it's a a variety of industries.
- 43:10And I was hoping you could spend a little time talking about what benefits you've
- 43:15seen from joining a mastermind and you know it it
- 43:18I I actually in this particular case,
- 43:20the one that I'm I'm a part of,
- 43:22having different viewpoints from different industries have really like helped
- 43:27me with my real estate investing and the and the AI automation world because it's
- 43:32just a com it's just brings different perspectives that you wouldn't
- 43:36be interacting with before. Like what what type of benefits have you seen
- 43:39and and the benefits there?
- 43:41The mastermind is by far above anything I've ever done to boost my success.
- 43:47be hands down, say that. And it's yeah,
- 43:50you could get it in just like a specific may I'm a painter,
- 43:53so I'm gonna be only with painters in this mastermind,
- 43:55or you know, just pick pick whatever topic is.
- 43:57I'm only with that. That's that's great.
- 43:59But it's getting around the right people.
- 44:01It's it could be one where everybody does different things,
- 44:04but it's getting around the right people that have the same values
- 44:06and vision and direction. I'll give you an example.
- 44:08So, two different masterminds that I have.
- 44:10Number one is a mastermind that my students come to be a part of.
- 44:13It's a real estate mastermind,
- 44:14which they're still building out their real estate so they
- 44:18can become financially independent.
- 44:20So they're that's like a great one for them because they're focused on real estate.
- 44:24And then I help bring in amazing people to be a part of that.
- 44:27Now that's brilliant because that's getting them faster to their goal
- 44:32of being a successful real estate investor.
- 44:34Now, the real the mastermind that I'm personally in.
- 44:37I don't need a real estate mastermind because I already have,
- 44:41like I would say, like I've done it so well that I don't need that anymore.
- 44:44But what I do need is be around like-minded people,
- 44:47men. I I love my masterminds with men,
- 44:49four other men that are either business owners,
- 44:52real estate investors, they're not employees.
- 44:54Like these are people who are like me that see business,
- 44:58real estate, entrepreneurship,
- 45:00and we value that first and foremost.
- 45:02But that's outside of that, the great thing about having a mastermind is.
- 45:06You get to know each other on a personal level and you can help each other
- 45:09on a personal level. In fact, we just had a mastermind last,
- 45:12or I just got back last night.
- 45:13And we're in San Diego for two days,
- 45:15two and half days, and helping each other.
- 45:16Honestly, the longest part of our masterminding,
- 45:20like talking together and helping each other break through different things
- 45:23in our lives, was about relationships,
- 45:25like marriage and and and friends and kids and all.
- 45:28It was about relationship. And that's why.
- 45:31So I created my own personal mastermind.
- 45:32It's not a paid one.
- 45:34You can't ask to be a part of it.
- 45:36I literally select people. And we've been in a mastermind for almost eight years
- 45:39now, nine years. And it's amazing how close you get as really common friends.
- 45:45Not just friends, but you almost become especially for men,
- 45:48become like brothers together because we're always in each other's lives
- 45:51and being able to speak into each other's lives and give insights into like
- 45:55one of them, the one of guy, he has a business and he coaches CrossFit gyms
- 46:00to get better and better at at their their
- 46:02Their business. Obviously, nothing to do with real estate.
- 46:04He would love to be a part of real estate.
- 46:06And so I'm there. I'll help him to invest in real real estate whenever he's ready.
- 46:10But here's what I'm trying to say masterminds,
- 46:12my mastermind personally, and the masterminds that I have been a part of,
- 46:15I've been a part of other ones.
- 46:16In fact, I spent $50,000 last year to be a part of one mastermind.
- 46:21$50,000 for the entire year and 100% worth it,
- 46:25worth every single penny. And I look back now,
- 46:28my life, the trajectory, it's like a hockey stick.
- 46:31Like it's
- 46:31Growing, growing, growing, and then all of sudden got to be in
- 46:34my mastermind and it's taken off because you're getting around other people
- 46:38who are doing amazing things that are great people with great values
- 46:42and that you guys can help each other and to to live in each other's each other's
- 46:46lives. And so I would strongly suggest building a mastermind or joining
- 46:50a mastermind because that is going to get you seeing what other people are doing,
- 46:54what's possible, even hearing their questions they have,
- 46:57you're like, I didn't even think that could be a question,
- 46:59let alone.
- 47:00Be able to ask it, but you get the benefit of being around them too.
- 47:03So that that's why I I can't say enough.
- 47:05You absolutely need to be in a mastermind.
- 47:09Well, Dustin, this always always is such a great time when you're on the show.
- 47:14I'm gonna point everybody to ill income builder dot IO again.
- 47:18Look for mass master passive income podcast,
- 47:22wherever that is found on every social network and and podcast and YouTube.
- 47:28But before we dive into the rapid fire and start closing out this episode,
- 47:31is there anything else that we should have tried to hit on?
- 47:34no, well, the big thing that I realized when I start investing in real estate
- 47:37is I make money in six different ways when I buy one property.
- 47:40Cash flow, we talked about it,
- 47:42income, equity capture, you buy it for less than it's worth.
- 47:44Market appreciation. Every 15 years,
- 47:47real estate doubles. You've seen this since COVID.
- 47:49Every 15 years real estate doubles.
- 47:51So $150,000 home turns into $300,000 15 years later.
- 47:55Then 15 years later, after that,
- 47:57that's $600,000. That's another great one.
- 47:59Forced appreciation when you fix up a property.
- 48:02You make it worth more than you put into it.
- 48:04Tax benefits, I pay almost no money in taxes because a tax code is written
- 48:09by rich people who make it benefit them and they invest in real estate.
- 48:13And then one quick last one is a tenant pays down your mortgage,
- 48:17your mortgage buy down. Like they pay the taxes,
- 48:19insurance, principal, interest.
- 48:21Like they pay all that stuff. Now bills the money comes to me and I
- 48:24pay all the bills, but that's an amazing thing,
- 48:27is we're always winning. If the market goes up,
- 48:29We make money. If the market goes down,
- 48:31we make money. If the market goes sideways,
- 48:33we make money.
- 48:33Well, Dustin, if you're ready,
- 48:34we'll jump into the rapid fire and close out this episode.
- 48:38Let's do it.
- 48:40What lie do real estate investors often tell themselves?
- 48:43That they're an investor. That they're an investor.
- 48:46They tell themselves like they can just buy a house because that's that's
- 48:50the they think that's the hardest part is buying a house.
- 48:53In fact, that's the easiest part.
- 48:55The harder part is making it make you money every single month thereafter.
- 48:59So stop being an investor, be an income builder,
- 49:02and have your business run it for you.
- 49:05If you could go back in time and give your younger self one piece of advice,
- 49:09what would it be?
- 49:10the sooner I would learn, I learned about passive income in 2000.
- 49:13Sorry, 20 when I was 26 years old.
- 49:15I wish I would have learned it when I was 16 or 17 years old.
- 49:18I wouldn't have got stuck in a dead end J O B,
- 49:21a just overbroke job. And so learn about passive income.
- 49:24Now I'll give you one more because I know most of your audience already knows about
- 49:28passive income, but that's that's the big thing.
- 49:29Now every business that I create,
- 49:31everything that I own, everything that I do is only passive income.
- 49:35That's literally it. It's only passive income.
- 49:37No more ever active income. But
- 49:39I'll give you one more. One more is is once you find something that
- 49:44is working that you know can be sustainable and make you money in the long long term
- 49:48haul, run with it. Now, because I had I was an entrepreneur,
- 49:52had lots of other businesses, did so many other things,
- 49:54had a job, but real estate was the easiest and made the most money.
- 49:59And I got the the best out of because it was the how real estate is.
- 50:03And so I would say.
- 50:05Find whatever is. Let's say you're a business owner and like real estate's great,
- 50:07but I'm more of a business owner.
- 50:09Stick with it and run a stay so focused that you master that.
- 50:13That's why I have master passive income is you buy one property
- 50:16and the property helps you to master passive income.
- 50:20Cause over time, that's how you make more money,
- 50:23it appreciates in value, you pay less in taxes.
- 50:25So just focus on one thing that you know that you can do it for longevity
- 50:29and not get burned out, and then go all in,
- 50:31and then you'll master that.
- 50:33As you were scaling your business,
- 50:35can you go back in time and remember that very first position you filled?
- 50:40What was it and would you do that same one again?
- 50:44Very first position I filled was a property manager for my business.
- 50:48No, for the real estate investing business.
- 50:49And 100%. And think of a manager as somebody that does the day-to-day for you.
- 50:56So you don't have to do it. So you can go play with your kids.
- 50:58So you can go play golf or whatever,
- 50:59travel the world, whatever you want to do.
- 51:00Find somebody that takes off of your plate instead of meaningful,
- 51:05you have so many things on your calendar,
- 51:06or that that might be a better way say it.
- 51:08You have so many things on your calendar.
- 51:10Talk to tenants and, you know,
- 51:12get repairs done, all that sort of stuff.
- 51:14Find a way to have somebody else remove that off of your calendar so that they
- 51:20can do it and they get paid. And so that's my suggestion is find somebody that
- 51:24can take off things off your calendar.
- 51:27And finally, what single tool or process have you implemented that
- 51:30has had the biggest time saving impact?
- 51:33Income builder.io by far. Like I am blown away at I'm I'm just blessed that
- 51:39I'm I'm able to create a software now because technology is where it's at.
- 51:43And I have a student, I we got thousands of students now,
- 51:45but one of my students has done so well that he knows a system that it
- 51:49was so easy for him to build it because he already knows how we teach.
- 51:52But income builder.io and actually you can go there and you'll get a free account.
- 51:56Currently, we have a free account for you.
- 51:58Now, obviously, if you want more bells and whistles than you,
- 52:00you know, you have the upgrade.
- 52:02But get your free account right now and you get the four for 14 days,
- 52:05you get like the premium account for 14 days.
- 52:07And after that, it it it drops down to the the base free account.
- 52:10But get started right there. It is revolutionary for my students because
- 52:15now they don't have to guess anymore.
- 52:17It's literally X, Y, and Z. And if it's all green lights,
- 52:20then it's probably gonna be a good deal.
- 52:21Well, Dustin, this was fantastic.
- 52:23One more time. It is income builder dot IO.
- 52:27Check out the podcast Master Passive Income.
- 52:31And really always welcome Dustin.
- 52:33This was fantastic as usual. It great to see you again.
- 52:38You too, Jack. Thank you so it's great always to hang out,
- 52:41but I appreciate it, man.
