  SPEAKER_00: Let's look at what Santa Clarita Open Houses is showing for open houses this weekend, the 15th and the 16th of 2025, March, of course.

  SPEAKER_00: And if you have had a lender give you a pre-qualification and kind of go for you an interest rate, then you can plug that in here.

  SPEAKER_00: You can change all of this and get an idea what your monthly payment's going to be.

  SPEAKER_00: In addition, your down payment, of course, you can modify the home price as well if you're going to offer something different.

  SPEAKER_00: And of course, your loans, typical, is a very is a fixed rate 30 year, then you have 15.

  SPEAKER_00: Of course, you have the uh Federal Housing Administration loan or FHA, that's three and a half percent down.

  SPEAKER_00: So that'll save you quite a bit of money.

  SPEAKER_00: And then you also have um PMI, which is uh property mortgage insurance.

  SPEAKER_00: So if you change that back to a conventional, then if you don't see the PMI payment, if that makes sense.

  SPEAKER_00: Your home insurance fee, that's a guesstimate, but it's pretty close usually.

  SPEAKER_00: Property tax, that is going to be what's going to be happening with the property based on this particular purchase price, which will be the new assessed value.
