- 1:22Speaker 1: at Rock Realty and you've got a very special skill.
- 1:27Speaker 2: You are bilingual.
- 1:29Speaker 4: Yes, I am.
- 1:30Speaker 2: Let's talk a little bit.
- 1:31Speaker 1: About your I was gonna ask you, Sadie, Let's talk
- 1:33Speaker 1: a little bit about your background. And you know, we've
- 1:36Speaker 1: been with Rock Realty a little over a year. What
- 1:39Speaker 1: brought you to Rock Realty and let's talk a little
- 1:41Speaker 1: bit about about your story.
- 1:43Speaker 4: Just making some changes and moves in life and just
- 1:46Speaker 4: here in the Jamesville area and I service mainly just Jefferson,
- 1:52Speaker 4: Rock and Dane County Green any areas that it's needed
- 1:56Speaker 4: for clients. Yeah.
- 1:58Speaker 1: Are we seeing more and I think of I think
- 2:01Speaker 1: of you know, home buyers these days. Are we seeing
- 2:04Speaker 1: more people saying, you know what, having having an agent
- 2:06Speaker 1: that I can work with, that especially if you know,
- 2:08Speaker 1: if maybe English is your second language, somebody that that also,
- 2:11Speaker 1: you know, maybe they were raised in the Spanish speaking
- 2:13Speaker 1: household saying you know what, I feel more comfortable. It's
- 2:16Speaker 1: it's it's something I'm more familiar with talking about a
- 2:18Speaker 1: major decision with buying home. Do we see a lot
- 2:20Speaker 1: of folks that say, you know what, I really prefer
- 2:23Speaker 1: working with with a bilingual agent.
- 2:26Speaker 4: Absolutely. I get a lot of clients that come to
- 2:28Speaker 4: me and they prefer with the bilingual, with a balegal
- 2:32Speaker 4: agent to help them with the process they can understand better. Yes,
- 2:38Speaker 4: is and uh.
- 2:39Speaker 1: And as we look at the and we're gonna get in,
- 2:41Speaker 1: I know you've got a fantastic featured listening down in
- 2:44Speaker 1: Janesville and Rock County. Are we seeing, for example, as
- 2:48Speaker 1: we as we kind of look across the market. Obviously
- 2:50Speaker 1: here in Madison. Madison is an amazing area. Dane County
- 2:54Speaker 1: is an amazing area. I live in Rock County, so
- 2:57Speaker 1: I can speak to it. It's a very a very
- 2:59Speaker 1: amazing county as well. Are we seeing maybe a little
- 3:03Speaker 1: bit more of as we talk about kind of maybe
- 3:05Speaker 1: achieving that American dream or that opportunity to saying, you
- 3:09Speaker 1: know what, if worked hard, it's time now to do this.
- 3:12Speaker 1: Are we seeing that kind of across the region right now?
- 3:15Speaker 1: For folks saying I want to get into this housing
- 3:16Speaker 1: market today.
- 3:18Speaker 4: Absolutely, there's out there planning of buyers and just houses
- 3:24Speaker 4: and yep, people are not going to stop.
- 3:27Speaker 2: Yeah. Absolutely, And Matt Matt, let's talk.
- 3:30Speaker 1: Let's let's talk to you about about Rock Realty, and
- 3:33Speaker 1: we talk about kind of the area you guys primarily
- 3:35Speaker 1: serve obviously Dane Rock, as Sadie mentioned, Jefferson County as well.
- 3:41Speaker 1: I know there's a lot of enthusiasm right now for folks.
- 3:44Speaker 1: You know, a lot of folks maybe we're holding back
- 3:47Speaker 1: with waiting on interest rates to come down, which we've seen,
- 3:50Speaker 1: waited for more maybe houses to hit the market, which
- 3:53Speaker 1: we are seeing. It is correct me if I'm wrong, Matt.
- 3:57Speaker 1: We're seeing a lot more activity in the market, aren't we.
- 4:00Speaker 2: Yeah, I think so.
- 4:01Speaker 3: I think that a lot of people were waiting for
- 4:04Speaker 3: that that rate cut to occur. I think many of
- 4:08Speaker 3: them have kind of jumped off the fence now knowing
- 4:12Speaker 3: that rates are more likely to kind of trend down
- 4:14Speaker 3: than up any longer, you know, And we're seeing, for instance,
- 4:19Speaker 3: and speaking to Rock County, we're seeing that's been one
- 4:22Speaker 3: of the strongest markets in the last three to four years.
- 4:26Speaker 3: And that's even nationally. So a lot of people were
- 4:29Speaker 3: heading to Rock County to get that affordability. And you know,
- 4:34Speaker 3: a good side for the sellers is a lot of
- 4:36Speaker 3: the Rock County homes have gone up in value because
- 4:39Speaker 3: of that too.
- 4:39Speaker 1: And we was a fan in Speaking of Rock County.
- 4:41Speaker 1: A fantastic featured listing this week, Sadie, Let's talk about
- 4:45Speaker 1: this home in Janesville on Highland Avenue. This is our
- 4:49Speaker 1: feature listing this week. It is a It looks to
- 4:52Speaker 1: me and I'd love to see maybe off to stop
- 4:55Speaker 1: on out for a showing. But I look at it
- 4:57Speaker 1: from the pictures, this is a very very beautiful home.
- 5:01Speaker 1: People really took amazing care of this property. Let's talk
- 5:05Speaker 1: about it.
- 5:06Speaker 4: Yeah, this property is all updated, beautifully updated, original hardwood
- 5:11Speaker 4: entry way and nunning brent new kitchen, close to school,
- 5:15Speaker 4: all new driveway, windows and doors, and listed it for
- 5:18Speaker 4: two seventy four. It's just a great home. Yes.
- 5:21Speaker 1: One of the things I love about it that stands out.
- 5:24Speaker 1: And I don't know if this is a thing in
- 5:25Speaker 1: real estate or not, but I don't see a lot
- 5:27Speaker 1: of new homes with really nice porches and patios. When
- 5:32Speaker 1: I see some of these, and especially a well maintained
- 5:34Speaker 1: home where they've got that beautiful patio, I just I
- 5:37Speaker 1: think of those, you know, spending those days sitting out
- 5:40Speaker 1: front on it. You know, whether it's a porch swing
- 5:43Speaker 1: or a bench is sitting out there and enjoying that.
- 5:45Speaker 1: This house has a very inviting, very beautiful front patio area.
- 5:50Speaker 4: It is very good, very nice location. Like I mentioned, Yes, I.
- 5:55Speaker 3: Think Sean, you'd be on a rocker right, a rocking chair.
- 6:00Speaker 2: Yes, I would listen into my am radio.
- 6:03Speaker 1: And here you go back for talking this morning with
- 6:06Speaker 1: with Bolsadi and Matt. They come to us from Rockrealty Online,
- 6:10Speaker 1: Rock Wisconsin dot com. That's r O c K Wisconsin
- 6:14Speaker 1: dot com. Great website and resource. Of course, we talked
- 6:17Speaker 1: about this week's featured listing at fifteen thirty Highland Avenue.
- 6:21Speaker 1: This freshly remodeled house, it's absolutely beautiful. You check that
- 6:25Speaker 1: out at Rockwisconsin dot com. That's r O c K
- 6:28Speaker 1: Wisconsin dot com. And Sadie, a little bit about your background.
- 6:32Speaker 1: Did I see this right? Originally from Cuba?
- 6:36Speaker 4: Yes, I am.
- 6:37Speaker 2: It's fantastic. So what brought you to Wisconsin?
- 6:42Speaker 4: Family? Mainly? Yes, and so yeah, love it here. This
- 6:46Speaker 4: is home.
- 6:46Speaker 2: This it's it is a great area.
- 6:48Speaker 1: And uh and uh obviously uh with with with getting
- 6:53Speaker 1: the chance to talk with you this morning and getting
- 6:55Speaker 1: a chance a little bit a little bit to get
- 6:57Speaker 1: to know you vacation spots obviously Wisconsin weather and Cuba weather.
- 7:02Speaker 1: Cuban weather a little bit different. Let's talk about something
- 7:07Speaker 1: you like to do. You like to kind of if
- 7:09Speaker 1: you get a chance, head South Florida the Caribbean, just
- 7:12Speaker 1: try to get away during those winter months.
- 7:14Speaker 4: Absolutely, that's my favorite spot would be anywhere in the Caribbean.
- 7:18Speaker 1: Oh yeah, yeah, that is absolutely fantastic. As we talked
- 7:22Speaker 1: this morning with the team from Rockrealty Online Rock Wisconsin
- 7:26Speaker 1: dot com. That's roc K Wisconsin dot Com telephone number
- 7:31Speaker 1: six so eight six seven three fifty four hundred. That's
- 7:33Speaker 1: six seven three fifty four hundred and Sadie, do we
- 7:36Speaker 1: see a lot of folks that that may speak speak
- 7:39Speaker 1: Spanish feel like maybe traditionally they they've been maybe overlooked
- 7:43Speaker 1: or left out of the market. I mean, I've got
- 7:45Speaker 1: a guess that it's a it's a huge benefit and
- 7:47Speaker 1: a huge relief for folks to know that they've got
- 7:50Speaker 1: they've got somebody like you that's able able to speak
- 7:53Speaker 1: Spanish with them.
- 7:55Speaker 4: Yes, I do. There's quite a lot of clients that
- 7:58Speaker 4: we get in Rock County, Jefferson to wish I do
- 8:01Speaker 4: a lot of business over there, so yeah, it's so
- 8:04Speaker 4: s busy.
- 8:05Speaker 2: Yeah, so that is for sure. And Matt, what about you,
- 8:07Speaker 2: I mean, do you do you see that as well?
- 8:09Speaker 1: About that about that need and for you you talk
- 8:11Speaker 1: about a community that I think oftentimes was overlooked traditionally
- 8:15Speaker 1: and talk about about people that really would really appreciate
- 8:19Speaker 1: having the option of a bilingual agent.
- 8:21Speaker 3: Yeah, I think that you know, over the years that
- 8:24Speaker 3: they haven't exactly been marketed to as far as real
- 8:27Speaker 3: estate goes, right, and they are the if not the
- 8:31Speaker 3: either one of the fastest growing buyer segments out there
- 8:35Speaker 3: right now is the Hispanic community or Spanish speaking community,
- 8:39Speaker 3: and we're seeing more and more by you know, people
- 8:43Speaker 3: that are coming into the market that you are in
- 8:45Speaker 3: need of a bilingual realtor whether or not let's say
- 8:49Speaker 3: the kid speaks fluent English but maybe the parents don't.
- 8:52Speaker 3: And having someone like Sadie involved really helps with that,
- 8:55Speaker 3: help with the communication, you know, truly explain what's going
- 8:58Speaker 3: on with the contracts, because if you're not able to
- 9:01Speaker 3: explain what's going on with the contracts and and like
- 9:04Speaker 3: your original language, it's a it's a little difficult to
- 9:06Speaker 3: get the points across it's insane.
- 9:07Speaker 1: When you mentioned having having kids kind of being the translator,
- 9:10Speaker 1: you know, growing up I had a number of friends
- 9:12Speaker 1: that that was their role.
- 9:14Speaker 2: Yeah, that's that's a big response to occurrence.
- 9:16Speaker 1: Yeah, and and having that that chance to talk adult
- 9:19Speaker 1: to adult. And Matt, and I'm gonna ask you this
- 9:22Speaker 1: to Sadi in just a month. But first, Matt, I mean,
- 9:24Speaker 1: how when it comes to you mentioned marketing to to
- 9:27Speaker 1: bilingual folks, what is how is the approach, what are
- 9:31Speaker 1: some of the resources out there, what are some of
- 9:33Speaker 1: the ways to to let folks know, hey, we are
- 9:35Speaker 1: we We do have bilingual agents.
- 9:37Speaker 3: You know, we do actually have a website and a
- 9:40Speaker 3: phone number specifically for Spanish speaking clients. Yeah, so they
- 9:43Speaker 3: can actually visit CASA Wisconsin dot com, c A s
- 9:47Speaker 3: A Wisconsin dot com. And we also have a phone
- 9:51Speaker 3: number that if they were to call in, they would
- 9:53Speaker 3: get one of three of our bilingual agents on the
- 9:56Speaker 3: phone just to make sure they reach someone right away.
- 9:58Speaker 3: And that's six year, eight seventy nine, four seven, four seven.
- 10:04Speaker 2: Forty seven forty seven. Oh, that's fantastic.
- 10:07Speaker 1: And Cadie, how about for you, I mean, when it
- 10:09Speaker 1: comes to connecting with and kind of reaching out to
- 10:13Speaker 1: bilingual and Spanish speaking folks. Are there other certain certain
- 10:17Speaker 1: areas that you look for, certain certain publications or other things,
- 10:20Speaker 1: and what what are some of those What are some
- 10:22Speaker 1: of those areas that you say, you know what, this
- 10:23Speaker 1: is a great way.
- 10:24Speaker 2: To connect with folks.
- 10:25Speaker 4: There's a lot of events and networking. It kind of works.
- 10:30Speaker 4: And I get a lot of the referrals from past
- 10:33Speaker 4: clients speaking Spanish. Yeah, overall that.
- 10:38Speaker 1: Is and that is that is great to hear. Yeah,
- 10:40Speaker 1: you think about too. Yeah, once you once you get in,
- 10:42Speaker 1: you know, you start to start getting referrals. I think
- 10:44Speaker 1: that's got to be a big thing for people as
- 10:46Speaker 1: we go back to that that trust and that you know,
- 10:49Speaker 1: we worked with we worked with Sadie, we worked with
- 10:51Speaker 1: with Rock Realty. The word gets around very very quickly
- 10:54Speaker 1: in both English and Spanish where it travels fast and
- 10:57Speaker 1: uh and it's uh, it's really good to here. So,
- 10:59Speaker 1: I mean, how how often do you get that chance
- 11:01Speaker 1: to work with maybe a friend of a previous client.
- 11:04Speaker 2: Is that?
- 11:04Speaker 1: I mean, that's got to be something extra special having that,
- 11:07Speaker 1: you know, you're coming knowing that that your previous client
- 11:10Speaker 1: really enjoyed working with you so much that they're telling
- 11:13Speaker 1: their friends and their friends are saying, you know what,
- 11:15Speaker 1: so and so trusted you, We're coming to you to
- 11:18Speaker 1: do that. That's got to be a huge honor.
- 11:20Speaker 4: Absolutely. Yes, I sure get quite a few referrals from
- 11:24Speaker 4: my past clients. I mean they're usually happy.
- 11:28Speaker 1: So yeah, fantastic talking this morning with Sadie Gere as
- 11:32Speaker 1: well as Matt Heyman. They of course both come to
- 11:34Speaker 1: us from rockrealt The website Rock Wisconsin dot com. That's
- 11:38Speaker 1: our Ock Wisconsin dot com. If you Oblaspaniel, you can
- 11:42Speaker 1: also go to Kasa Wisconsin dot com. That's c Asa
- 11:46Speaker 1: Wisconsin dot com. We're going to continue our conversation with
- 11:48Speaker 1: Sadie and Matt well so review and take a look
- 11:51Speaker 1: more at our featured listing this week. As asked the
- 11:54Speaker 1: Experts with Rockrealty continues. I mentioned the website rock Wisconsin
- 11:57Speaker 1: dot com. That's our Ock Wisconsin dot com. The telephone
- 12:00Speaker 1: umber six oh eight six seven three fifty four hundred.
- 12:03Speaker 1: That's six oh eight six seven three fifty four hundred.
- 12:06Speaker 1: More of ask the experts with Rockreelty. Next here, I'm
- 12:10Speaker 1: thirteen ten wui b A eight fifty thirteen ten wui
- 12:28Speaker 1: b A talking this morning with Matt Heyman and Sadie Gear.
- 12:31Speaker 1: Of course they come to us from Rockrelty the website
- 12:33Speaker 1: Rockwisconsin dot com. That's Rockowisconsin dot com. Also Spanish website
- 12:39Speaker 1: Cosa Wisconsin dot com that's CISA. I'm like house Cosa
- 12:43Speaker 1: Wisconsin dot com. We were talking just before the break
- 12:47Speaker 1: about about the benefits of working with a bilingual agent.
- 12:51Speaker 1: One of the things I think of is Dane County,
- 12:56Speaker 1: Rock County, Jefferson County.
- 12:58Speaker 2: I know that there's a there's some really.
- 13:00Speaker 1: Big multinational companies and located in these communities. And so
- 13:04Speaker 1: let's say you're somebody that gets a job transferred to Wisconsin.
- 13:08Speaker 1: English isn't your first language, but you're also not a
- 13:11Speaker 1: US citizen, so you wouldn't have a Social Security number?
- 13:13Speaker 1: How does that And I'll start with you, Matt, how
- 13:15Speaker 1: does that part work? Then let's say it come to
- 13:18Speaker 1: you know, you're gonna work at the at the one
- 13:20Speaker 1: of the big employers and in Jefferson, Sure, how would
- 13:24Speaker 1: how do you do financing?
- 13:25Speaker 2: How does that stuff work?
- 13:26Speaker 1: Yeah?
- 13:26Speaker 3: I mean, and that's a kind of a recent change,
- 13:29Speaker 3: I would say over the past number of years. Is
- 13:31Speaker 3: there's there's individual text payer identification numbers, which are I
- 13:35Speaker 3: ten I T I N which means, hey, I'm working,
- 13:39Speaker 3: I'm paying taxes, and I can kind of document my
- 13:43Speaker 3: income accordingly, right, And so a lot of loan programs
- 13:46Speaker 3: have become available through I ten numbers people that don't
- 13:50Speaker 3: necessarily have a Social Security number but have great jobs
- 13:53Speaker 3: and you don't have good history, right, And we do
- 13:56Speaker 3: have a number of lenders available that we partner for
- 14:01Speaker 3: people like that that have an IT in but don't
- 14:03Speaker 3: necessarily have a Social Security number and want to purchase
- 14:05Speaker 3: their first.
- 14:06Speaker 1: House, Sadie, Are there are there some unique approaches or
- 14:09Speaker 1: I guess maybe I would even call them challenges because obviously,
- 14:12Speaker 1: as Matt was just just talking about, there there are
- 14:15Speaker 1: plenty of options out there, but getting that information out
- 14:18Speaker 1: sometimes I think might be it might be a little challenging.
- 14:21Speaker 1: I think sometimes people think that that maybe home ownership
- 14:23Speaker 1: isn't for me because of some of these challenges, And
- 14:26Speaker 1: the reality is home ownership is definitely for everyone, isn't
- 14:30Speaker 1: it absolutely?
- 14:32Speaker 4: And I think it's mainly people not having the opportunity
- 14:38Speaker 4: to get this information and yes, with us, we can
- 14:40Speaker 4: definitely put you in contact with lenders that help you
- 14:43Speaker 4: with the ITEAM program and it's pretty much it's a
- 14:48Speaker 4: very easy transition to do. So yeah, and.
- 14:50Speaker 1: Sadie, are are are there particular lenders that that do
- 14:55Speaker 1: all lenders offer that you've worked with, or are there
- 14:57Speaker 1: certain kind of the term would we go to or
- 15:00Speaker 1: certain certain people that that you've lenders that that you
- 15:04Speaker 1: work with oftentimes just because you know that they're more
- 15:07Speaker 1: experienced in this type of financing.
- 15:10Speaker 4: Yeah, not every lender offers those programs, but we do,
- 15:13Speaker 4: like Matt mentioned, we partner with some lenders that do
- 15:17Speaker 4: offer those programs for you know, the King program and
- 15:21Speaker 4: so yeah, and.
- 15:22Speaker 3: It varies, you know, the amount of down payment and
- 15:25Speaker 3: then you know some some some lenders that offer it
- 15:28Speaker 3: in require kind of a larger down payment, you know,
- 15:30Speaker 3: thirty percent, O, there's twenty percent, and you know, we
- 15:32Speaker 3: even have some that are I think down to five
- 15:35Speaker 3: percent given the situation. So we've got a few different
- 15:38Speaker 3: options here and it all depends on the particular person situation.
- 15:41Speaker 1: What about and Sadie, I'll ask you about this when
- 15:44Speaker 1: it comes to you know, going into the title company
- 15:46Speaker 1: and that type of thing. Are there obviously having you
- 15:49Speaker 1: there to translate other title companies as well that are
- 15:51Speaker 1: that are a little more fluent and a little more bilingual.
- 15:55Speaker 4: No, No, I find that that when I do go
- 16:00Speaker 4: to the closing table with my Spanish clients, I always
- 16:02Speaker 4: trant to make it to the closing table to be
- 16:04Speaker 4: there to just help them, you know, or sometimes the lenders,
- 16:08Speaker 4: their Spanish speaking lenders come and they help with the
- 16:11Speaker 4: translators and you know, explaining the details of everything.
- 16:15Speaker 1: What's that like, I've got to I've got to guess,
- 16:18Speaker 1: you know, as we talk about you know, folks that
- 16:21Speaker 1: may have thought, you know, a year or two ago
- 16:23Speaker 1: that or even when they started the start of the
- 16:25Speaker 1: process a month ago, that home ownership may not may
- 16:28Speaker 1: not have been in the cards for them to kind
- 16:30Speaker 1: of go through this and then sitting down at that
- 16:32Speaker 1: closing table and realizing that these opportunities are there for
- 16:35Speaker 1: them and actually getting to sign on that sign on
- 16:38Speaker 1: that though I.
- 16:39Speaker 2: Was gonna say that line, those lines, what's that?
- 16:43Speaker 1: I mean, that's got to be a really special experience
- 16:46Speaker 1: to to to to you know, hand those folks their
- 16:49Speaker 1: keys and get them into their into that house.
- 16:52Speaker 4: It is a very memorable experience for the clients you know,
- 16:56Speaker 4: to just purchase, make sure that the smooth processicbal smooth.
- 17:00Speaker 4: Basically the job is and yes, this is very.
- 17:04Speaker 2: Very great to hear.
