- Ben: Good morning and welcome to your short-term rental bulletin on the 13th of October. So Poland has passed a law that can strike a flat offer register for a year and is basically down to your neighbours. So what's going on here? On Thursday, the lower house passed the Hotel Services Act Amendment 407 votes, 224. So very popular, right? Coverage has gone to one. Provision from 2028, a building can vote short let's out. So this is real and it's coming in 2028. So the provision that starts 14 days after the publication is Article 41b. Three branches of safety and public order found on inspection within six months of the first. And the mayor strikes a unit off the register. So no new entry for a year and one filed early has no effect. So the year attaches to the unit, not the operator, and nothing resets it. Not on sale, change of manager, no equivalent count applies to hotels as well. So your neighbors can ask for the inspection, and so can the owners together or a cooperative board. Not any neighbor though. One whose flat carries a share of common parts. So failure to admit to submit the inspection and the mayor suspends your entry. Trade and suspended entry, there is a new fine of up to 50,000 zlotti. The house rules were optional. Now they are compulsory and they must carry the hotel day. Quiet hours. Your central registration number, a named person with a phone number for breaches of safety and public order. And it must be displayed in the property at all times. And the platforms breaking the EU data rules get seven days to fix it before any kind of fine. You get none. So it is worth stating that none of this is actually law yet, but the upper house has 30 days from receiving. The text and if it stays silent, the act passes anyway. Then 21 days for the president and then 14 more. So your mayor has around four months to update your existing entry. And if that is missed, your registration lapses by operational law. So a register entry you can lose is different kind of compliance from the one you file. So make sure you draft your house rules now. And if you have Polish buildings and they have had inspections, find what they found. Thank you for watching, and I'll see you tomorrow.
