- 1:53SPEAKER_07: We are joined by Lydia Emmons and Lisa Miller from First Choice Realty Pros.
- 1:58SPEAKER_07: And instead of letting them give us the usual real estate advice, right, we're gonna put them on the spot today.
- 2:03SPEAKER_07: You're in the hot seat, right?
- 2:05SPEAKER_07: So let's have a little fun.
- 2:06SPEAKER_07: Yep.
- 2:07SPEAKER_07: This is Would You Rather?
- 2:08SPEAKER_05: Would you rather for 10 for 10 points?
- 2:12SPEAKER_05: Oh, we should do a buzzing round.
- 2:18SPEAKER_07: Yeah.
- 2:18SPEAKER_07: Well, today we're switching things up a little bit, right?
- 2:21SPEAKER_07: Instead of you two giving us the usual real estate advice about this and that and all the good stuff.
- 2:26SPEAKER_03: There'll still be some advice, I'm sure.
- 2:28SPEAKER_07: From usually some sure.
- 2:30SPEAKER_07: The mother of real estate always has advice.
- 2:32SPEAKER_05: It's just natural, naturally comes out of her.
- 2:35SPEAKER_07: So would you rather the real estate edition?
- 2:38SPEAKER_07: And I'm gonna give you two choices.
- 2:40SPEAKER_07: You have to pick one and tell us why.
- 2:42SPEAKER_07: No saying it depends, Lisa.
- 2:45SPEAKER_03: Okay, Chris.
- 2:46SPEAKER_03: Mm-hmm.
- 2:47SPEAKER_07: So we're gonna have we're gonna have seven rounds.
- 2:49SPEAKER_07: All right.
- 2:50SPEAKER_07: And we're gonna have a rapid fire at the end.
- 2:51SPEAKER_06: Okay.
- 2:52SPEAKER_07: Okay.
- 2:52SPEAKER_07: And at the end of each round, you guys are gonna kind of elaborate a little bit on your answers.
- 2:57SPEAKER_07: Okay.
- 2:57SPEAKER_07: All right.
- 2:58SPEAKER_07: So would you rather buy the nicest house in an okay neighborhood or the most outdated house in the best neighborhood?
- 3:05SPEAKER_04: Outdated house in the best neighborhood.
- 3:07SPEAKER_04: Yeah.
- 3:08SPEAKER_07: Times.
- 3:08SPEAKER_07: Same answers?
- 3:09SPEAKER_07: Yeah.
- 3:09SPEAKER_07: No way.
- 3:10SPEAKER_07: Same.
- 3:10SPEAKER_04: Yeah.
- 3:11SPEAKER_04: All right.
- 3:11SPEAKER_07: Point point.
- 3:12SPEAKER_04: Neighborhood, neighborhood matters.
- 3:14SPEAKER_07: Okay.
- 3:14SPEAKER_04: You can fix any house.
- 3:15SPEAKER_04: You can't move the house to a different neighborhood.
- 3:17SPEAKER_04: So girl.
- 3:19SPEAKER_07: Look at you.
- 3:19SPEAKER_07: I don't know.
- 3:20SPEAKER_07: All right.
- 3:20SPEAKER_07: I don't like that.
- 3:22SPEAKER_07: What are you thinking?
- 3:23SPEAKER_03: Caitlin's over there going, I don't know.
- 3:25SPEAKER_05: I just don't know because you're saying, okay, neighborhood.
- 3:27SPEAKER_05: Like, I don't necessarily have to leave my house if the house is like so nice.
- 3:31SPEAKER_05: Like I'll just stay in it.
- 3:31SPEAKER_05: If it's just a little bit more.
- 3:34SPEAKER_05: Yeah.
- 3:34SPEAKER_03: I'm going, you know.
- 3:35SPEAKER_03: I would choose the nicest house.
- 3:37SPEAKER_03: And you know my house.
- 3:37SPEAKER_04: But I can make that saying you'd be like, yep, we can make the outdated house look like your nice house.
- 3:42SPEAKER_04: I don't have money.
- 3:42SPEAKER_07: I spent all my that wasn't the question.
- 3:44SPEAKER_07: Oh, okay.
- 3:44SPEAKER_07: It's a one, it's a it's a two-point two-part thing.
- 3:48SPEAKER_07: Okay.
- 3:49SPEAKER_07: This or this?
- 3:49SPEAKER_07: There's rules.
- 3:50SPEAKER_05: I knew I knew that they would pick locations.
- 3:52SPEAKER_05: There's rules to be a good thing.
- 3:53SPEAKER_07: There's no it depends, Caitlin.
- 3:55SPEAKER_05: You're right.
- 3:55SPEAKER_05: Now I'm being now I'm being the depend.
- 3:57SPEAKER_05: Yeah.
- 3:57SPEAKER_05: Now I'm wearing depends.
- 3:58SPEAKER_05: Yeah.
- 3:59SPEAKER_07: Gosh.
- 3:59SPEAKER_07: Okay.
- 3:59SPEAKER_07: So really, from a realtor standpoint, how much should a location actually influence a buyer's decision?
- 4:05SPEAKER_03: A ton.
- 4:05SPEAKER_07: A ton?
- 4:06SPEAKER_03: Oh yeah.
- 4:07SPEAKER_03: Because that is where you wake up.
- 4:09SPEAKER_03: That's where you go outside.
- 4:10SPEAKER_03: That's where your kids go outside.
- 4:12SPEAKER_05: The kids.
- 4:12SPEAKER_03: Yeah.
- 4:13SPEAKER_03: That's where you drive down and you're proud of your neighborhood.
- 4:18SPEAKER_03: Or you drive the back way so nobody sees where you live.
- 4:21SPEAKER_07: You know, I mean nobody's following me.
- 4:23SPEAKER_05: I do like the safety.
- 4:24SPEAKER_05: I think the safety portion.
- 4:26SPEAKER_05: Like the having kids, yeah, especially.
- 4:28SPEAKER_05: Yeah.
- 4:29SPEAKER_07: All right.
- 4:29SPEAKER_07: So we're doing the we're doing the outdated home in the best neighborhood.
- 4:33SPEAKER_07: Love it.
- 4:33SPEAKER_07: Love it.
- 4:34SPEAKER_07: Okay.
- 4:34SPEAKER_07: Round two.
- 4:35SPEAKER_07: Round two.
- 4:36SPEAKER_07: Land versus move in ready.
- 4:38SPEAKER_07: Okay.
- 4:38SPEAKER_07: So would you rather have five acres with an outdated house or a completely remodeled house on a tiny lot?
- 4:45SPEAKER_04: Again, five acres with an outdated house.
- 4:47SPEAKER_04: You can fix the house.
- 4:48SPEAKER_04: Five acres.
- 4:49SPEAKER_04: I don't know.
- 4:50SPEAKER_03: We're cat we're kind of like in on this.
- 4:52SPEAKER_03: Well, I'm I'm gonna I'm gonna Or you can, it's not either or.
- 4:57SPEAKER_03: You have said your said your piece.
- 4:59SPEAKER_07: All right.
- 4:59SPEAKER_07: But for Caitlin, I'm gonna elaborate on the for her purpose, completely remodeled home on a tiny lot in the best neighborhood, or five acres on an outdated home.
- 5:07SPEAKER_05: Completely remodeled home in the best neighborhood.
- 5:09SPEAKER_05: Ding ding ding ding ding.
- 5:11SPEAKER_05: On a tiny lot, don't care.
- 5:12SPEAKER_05: Sorry, Ken.
- 5:12SPEAKER_05: Get on your boat.
- 5:14SPEAKER_03: Friend to the neighbors.
- 5:14SPEAKER_03: No, no.
- 5:15SPEAKER_03: She says that.
- 5:17SPEAKER_03: You go to the neighbors and play.
- 5:19SPEAKER_07: Followers, you're getting Caitlyn now.
- 5:21SPEAKER_03: I'm here.
- 5:21SPEAKER_03: I'm sitting here talking about that.
- 5:23SPEAKER_03: It's so easy to look at the house, fall in love with the house, and think that the lot doesn't matter until you're in it.
- 5:32SPEAKER_03: And then you don't have anywhere to expand.
- 5:36SPEAKER_03: You can't put that pool.
- 5:37SPEAKER_03: You can't put the trampoline.
- 5:40SPEAKER_05: Kids don't have anywhere to go outside and ride a four-wheel.
- 5:42SPEAKER_05: Also, I don't like I will say this.
- 5:44SPEAKER_05: Just I just want a really nice house.
- 5:46SPEAKER_05: Okay.
- 5:46SPEAKER_05: This is why my mind's in this.
- 5:48SPEAKER_07: Chris, she doesn't like her house now.
- 5:50SPEAKER_05: I do like it, but it just needs completely redone.
- 5:52SPEAKER_05: I know a guy.
- 5:53SPEAKER_05: His name's Big Dog.
- 5:55SPEAKER_05: I don't want people like on top of me.
- 5:56SPEAKER_05: Do you know what I'm saying?
- 5:57SPEAKER_05: Like my neighbors.
- 5:59SPEAKER_05: That's why you say a tiny lot.
- 6:00SPEAKER_05: That's why see that's why I wouldn't like that.
- 6:04SPEAKER_07: Go to Panther Creek.
- 6:05SPEAKER_05: Oh, is that how it is there?
- 6:06SPEAKER_05: I didn't know they were that close.
- 6:09SPEAKER_03: Maybe 20 feet.
- 6:11SPEAKER_07: Maybe 20 feet.
- 6:12SPEAKER_03: You open your your shade and there's the neighbor's house.
- 6:15SPEAKER_03: The neighbor's dining room.
- 6:16SPEAKER_07: I mean, it's it's they're probably 20 feet in between houses.
- 6:19SPEAKER_07: Yeah.
- 6:19SPEAKER_07: 10 feet each side.
- 6:20SPEAKER_07: There's setbacks.
- 6:21SPEAKER_07: They're right built the maximum house on the lots within the set setbacks of the HOA requirements.
- 6:27SPEAKER_07: So let me bring up this point real quick about the five acres and outdated house or they're completely remodeled.
- 6:34SPEAKER_07: So how do you know when a fixer upper is worth it versus when you're getting in over your head?
- 6:40SPEAKER_03: That's a good question.
- 6:41SPEAKER_03: You want to answer that, or I've got an answer for that already.
- 6:44SPEAKER_03: Go ahead.
- 6:45SPEAKER_03: Okay.
- 6:45SPEAKER_03: I'll elaborate.
- 6:46SPEAKER_07: If the house is a goat head.
- 6:47SPEAKER_07: I heard it.
- 6:48SPEAKER_07: I heard it.
- 6:48SPEAKER_03: Go ahead.
- 6:49SPEAKER_03: If the house has good bones.
- 6:50SPEAKER_03: Yes.
- 6:51SPEAKER_03: If it's got a great foundation, if it has good bones, I was just gonna ask that.
- 6:55SPEAKER_03: Well, the inspections.
- 6:56SPEAKER_03: Number one, you get a foundation person.
- 7:00SPEAKER_03: You said it first.
- 7:00SPEAKER_03: Ding ding ding.
- 7:01SPEAKER_03: You get an inspection, you get a foundation guy in there, and you make sure.
- 7:05SPEAKER_03: But a lot of times when you walk down and you see bulging walls or you see cracks, you can see that there's a foundation issue by your own eyes.
- 7:12SPEAKER_03: But if you go down and it you it doesn't smell musty, it doesn't, you know, you you can tell.
- 7:17SPEAKER_03: You can tell.
- 7:18SPEAKER_07: There's a lot of okay.
- 7:20SPEAKER_07: Good to know.
- 7:21SPEAKER_07: That is good to know.
- 7:22SPEAKER_03: Good bones.
- 7:23SPEAKER_07: And see, this this would you rather episode today is great because we're getting to know you two about your likes and Caitlin.
- 7:29SPEAKER_03: And Caitlin's likes.
- 7:31SPEAKER_07: Advice still today.
- 7:32SPEAKER_07: Yeah.
- 7:32SPEAKER_07: So it's good.
- 7:33SPEAKER_03: Because you can fix up anything and make it pretty, you know.
- 7:36SPEAKER_07: You put lipstick on a pig.
- 7:37SPEAKER_03: Oh man, how many times do we see lipstick on a pig?
- 7:40SPEAKER_07: There was a loose pig in town yesterday, I think.
- 7:42SPEAKER_03: Okay, well that on Facebook.
- 7:44SPEAKER_03: I'm screaming.
- 7:45SPEAKER_03: Wasn't it?
- 7:47SPEAKER_07: It was a well-fed pig.
- 7:48SPEAKER_03: If it's a potbelly pig, I'm sad for it.
- 7:50SPEAKER_03: I was probably so happy.
- 7:52SPEAKER_03: I'm sure their owners found it.
- 7:53SPEAKER_03: You know, Alec.
- 7:54SPEAKER_07: Yeah.
- 7:54SPEAKER_07: Okay, so round three.
- 7:56SPEAKER_07: Would you rather location or dream house?
- 7:59SPEAKER_07: Would you rather have your dream house 30 minutes away from everything or an average house exactly where you want to live?
- 8:05SPEAKER_04: Dream house 30 minutes away from everything because we have to drive everywhere anywhere here.
- 8:09SPEAKER_04: Whatever I just tried saying.
- 8:11SPEAKER_03: Yeah.
- 8:12SPEAKER_03: I've always been 15 or 20 minutes, and and I'll tell you what I like the quietness as I'm coming to work or I'm driving to town or or getting done with work and going home.
- 8:23SPEAKER_03: You need that chill time.
- 8:24SPEAKER_03: Yeah.
- 8:25SPEAKER_07: Reflection.
- 8:25SPEAKER_07: Decompression.
- 8:26SPEAKER_03: Yeah.
- 8:27SPEAKER_03: Because if I leave work and I'm five minutes away, I'm still, you know, that's my husband.
- 8:32SPEAKER_05: I feel like I take drives before I go home.
- 8:36SPEAKER_07: Randy.
- 8:37SPEAKER_03: Randy.
- 8:38SPEAKER_03: Yeah.
- 8:38SPEAKER_03: No, it's a thing.
- 8:40SPEAKER_03: It is a thing.
- 8:41SPEAKER_03: It's three.
- 8:42SPEAKER_03: So I like the 30-minute drive.
- 8:43SPEAKER_04: I don't mind the drive.
- 8:44SPEAKER_04: I thought I would, but now that I'm outside of town.
- 8:47SPEAKER_03: But there are many people that say, I'm tired of driving back and forth.
- 8:50SPEAKER_03: I don't like it.
- 8:51SPEAKER_03: Now we had this is you want to get to know me?
- 8:54SPEAKER_03: When my kids were growing up, we had 14 pairs of soccer shoes and cleats and all the things because they always forgot their book bags.
- 9:02SPEAKER_03: All the things I wasn't driving home.
- 9:04SPEAKER_03: Walmart was right around the corner 40-minute round trip.
- 9:08SPEAKER_03: Yeah, Lisa.
- 9:09SPEAKER_03: And you might not have your Nikes, but you're getting a$10 pair of Walmart, and you're I'm not driving home.
- 9:14SPEAKER_07: So what's what's usually harder to compromise on?
- 9:18SPEAKER_07: Location or the actual house?
- 9:20SPEAKER_07: Tough question.
- 9:20SPEAKER_03: It is a tough question.
- 9:22SPEAKER_03: I hear most of the time it's the location because of the drive time.
- 9:28SPEAKER_03: I Right.
- 9:29SPEAKER_07: Or the access.
- 9:30SPEAKER_07: Some some nice homes are built like some winding roads, just so they're not so they're away from everybody.
- 9:36SPEAKER_03: Yeah.
- 9:37SPEAKER_03: That that is true.
- 9:38SPEAKER_03: But I had a deal that I sold a house and I was not the buyer's agent, but they bought this house and one month later they put it back on the market.
- 9:47SPEAKER_03: And I called and just said, Hey, what's going on?
- 9:50SPEAKER_03: And they said, We didn't realize the drive back to the field.
- 9:55SPEAKER_03: Yeah.
- 9:55SPEAKER_03: That was a, you know, I told that before.
- 9:57SPEAKER_03: But that commute was really harder because they were doing it every day.
- 10:02SPEAKER_03: When you're driving to the house once or twice to see it, you better do it 10 times.
- 10:08SPEAKER_03: Right.
- 10:09SPEAKER_03: Do it 10 times.
- 10:10SPEAKER_07: So did they have bioremorse?
- 10:11SPEAKER_05: They did.
- 10:12SPEAKER_05: They had bioremorse.
- 10:14SPEAKER_05: But Lisa, you're right with that driving.
- 10:16SPEAKER_05: Because when I worked in Springfield, I didn't think it was bad at first.
- 10:18SPEAKER_05: But when you do it over, over, I mean, it exhausts you.
- 10:22SPEAKER_05: It exhausts you.
- 10:23SPEAKER_07: I did it for 10 years.
- 10:24SPEAKER_05: Well, I I figured you're still pretty much doing it a lot.
- 10:26SPEAKER_07: 20, 25 minutes a day.
- 10:28SPEAKER_07: It's no big deal.
- 10:28SPEAKER_07: I drive so much, I drive a thousand miles a week.
- 10:30SPEAKER_07: It's not bad.
- 10:30SPEAKER_07: I'm used to it.
- 10:31SPEAKER_05: Like my husband drove had to take a prisoner all the way four hours today, and then he brings them all the way back.
- 10:37SPEAKER_05: So he's in the eight-hour drive.
- 10:39SPEAKER_05: He will be tired.
- 10:40SPEAKER_05: You would think you wouldn't be, but you are.
- 10:42SPEAKER_05: It does wear you out.
- 10:43SPEAKER_05: So it does.
- 10:43SPEAKER_05: You're right.
- 10:44SPEAKER_05: The location to where you're going, whether it's your school or your work, matters.
- 10:48SPEAKER_07: Exactly.
- 10:49SPEAKER_07: Round four.
- 10:49SPEAKER_07: Here we go.
- 10:50SPEAKER_07: Here we go.
- 10:50SPEAKER_07: All right.
- 10:51SPEAKER_07: Huge dream kitchen.
- 10:52SPEAKER_07: Caitlin got excited already.
- 10:53SPEAKER_07: Or huge primary bedroom with bathroom.
- 10:56SPEAKER_03: Dream kitchen.
- 10:57SPEAKER_02: Dream kitchen.
- 10:57SPEAKER_02: Kitchen?
- 10:58SPEAKER_02: Tan tin tin.
- 10:59SPEAKER_03: And it depends on the person.
- 11:01SPEAKER_03: I've had people say, I don't care anything about that kitchen because I don't cook anyway.
- 11:05SPEAKER_03: My husband does all the cooking.
- 11:07SPEAKER_03: But I want a big bedroom.
- 11:08SPEAKER_03: I want that master suite.
- 11:10SPEAKER_03: I want that bathroom.
- 11:11SPEAKER_03: I want the big closet.
- 11:13SPEAKER_03: I want plenty of room to put a couch.
- 11:15SPEAKER_03: I want to go.
- 11:16SPEAKER_03: That's my hideaway.
- 11:17SPEAKER_03: Yeah.
- 11:18SPEAKER_03: It's your straw oasis.
- 11:19SPEAKER_03: But if you like to go, you want both of them?
- 11:22SPEAKER_07: Yeah, I want to it's not a bow.
- 11:24SPEAKER_03: And if I had to choose its kitchen.
- 11:26SPEAKER_03: It's a kitchen.
- 11:27SPEAKER_03: Yeah.
- 11:28SPEAKER_07: I would do the retreat area, which is the bathroom.
- 11:31SPEAKER_07: I love to cook, but I would rather have the retreat area, you know, all that.
- 11:36SPEAKER_07: So thinking about resale, not just what you guys want.
- 11:40SPEAKER_07: Which one do you think buyers seem to care more about?
- 11:43SPEAKER_04: Kitchen.
- 11:44SPEAKER_04: Kitchen.
- 11:44SPEAKER_04: Yep.
- 11:45SPEAKER_03: The kitchen because you walk in and that's pretty much the first thing you see.
- 11:48SPEAKER_03: You have to walk back over the room.
- 11:51SPEAKER_03: Yep.
- 11:52SPEAKER_03: So you get into that kitchen, and when it has granite countertops and it's got new or rangehood.
- 11:58SPEAKER_05: Yeah, range.
- 11:58SPEAKER_03: Real pretty copper or something.
- 12:00SPEAKER_03: That is the ticket.
- 12:02SPEAKER_03: Ding ding ding ding.
- 12:03SPEAKER_03: Yeah.
- 12:03SPEAKER_03: Round the kitchen.
- 12:04SPEAKER_03: Oh, I'm sorry.
- 12:05SPEAKER_03: The kitchen is for the wife and the garage is for the husband.
- 12:08SPEAKER_03: I love you.
- 12:09SPEAKER_07: Contraire, Monfrere.
- 12:11SPEAKER_07: I like to cook.
- 12:11SPEAKER_07: I do most of the cooking.
- 12:12SPEAKER_03: Mon frère.
- 12:14SPEAKER_07: So pro chari.
- 12:15SPEAKER_07: I cook.
- 12:16SPEAKER_07: So it's not.
- 12:17SPEAKER_03: It's not.
- 12:18SPEAKER_07: Not a women's.
- 12:19SPEAKER_03: I have been corrected.
- 12:20SPEAKER_03: All right.
- 12:21SPEAKER_03: Here we go.
- 12:22SPEAKER_03: Mon frère.
- 12:23SPEAKER_03: All right.
- 12:23SPEAKER_03: Round five.
- 12:24SPEAKER_07: Round five.
- 12:26SPEAKER_07: Three-car garage or a finished basement.
- 12:28SPEAKER_03: Finished basement.
- 12:29SPEAKER_07: And we're in Illinois.
- 12:30SPEAKER_07: So I feel like this is a similar argument.
- 12:32SPEAKER_04: Why?
- 12:32SPEAKER_07: You don't understand why?
- 12:33SPEAKER_04: Do you, Lydia?
- 12:36SPEAKER_04: Tornadoes.
- 12:36SPEAKER_04: Okay, okay.
- 12:37SPEAKER_04: That doesn't really happen.
- 12:38SPEAKER_07: Oh, well, no, it is now.
- 12:40SPEAKER_05: Illinois is now it's We're in the tornado alley.
- 12:42SPEAKER_05: We're more than uh Texas and Oklahoma are more tornadoes.
- 12:47SPEAKER_03: This year.
- 12:47SPEAKER_07: Yes.
- 12:48SPEAKER_03: They used to say we were down in a gully, so we didn't get as many, but I did say that.
- 12:52SPEAKER_03: We have risen.
- 12:53SPEAKER_03: Garland Bill has risen.
- 12:56SPEAKER_07: Jesus Christ, we have reasons.
- 12:58SPEAKER_07: Because this So let's answer the question.
- 13:00SPEAKER_07: Three-car garage or basement?
- 13:01SPEAKER_04: Basement.
- 13:02SPEAKER_07: Finished basement.
- 13:03SPEAKER_03: Finished basement.
- 13:04SPEAKER_03: Finished basement.
- 13:05SPEAKER_03: I can park my car out.
- 13:07SPEAKER_03: I know I did hesitate.
- 13:08SPEAKER_03: Yeah, at least it did.
- 13:09SPEAKER_03: Because I have all those buyers.
- 13:12SPEAKER_03: I I have some of them have to have the that garage because they have antique cars and they have no.
- 13:18SPEAKER_07: This is you.
- 13:19SPEAKER_03: No, this is just for me.
- 13:20SPEAKER_03: Yeah.
- 13:22SPEAKER_03: Okay.
- 13:22SPEAKER_03: I'm almost like a little bit of a little bit of a little bit of a little bit of a little bit of a little bit.
- 13:24SPEAKER_03: We gotta restart this whole game again.
- 13:26SPEAKER_07: It's about you.
- 13:27SPEAKER_03: I want a finished basement.
- 13:28SPEAKER_03: Thank you.
- 13:29SPEAKER_03: I do not have one.
- 13:30SPEAKER_03: I want one.
- 13:31SPEAKER_03: Yes.
- 13:32SPEAKER_03: 100% basement.
- 13:33SPEAKER_03: Don't care about my van.
- 13:35SPEAKER_03: I want a finished basement and I do want a garage.
- 13:37SPEAKER_03: It doesn't have to be a three.
- 13:38SPEAKER_03: Yeah.
- 13:39SPEAKER_03: My car is put away.
- 13:40SPEAKER_07: All right.
- 13:40SPEAKER_07: We're going to move right on to round six with this one, guys.
- 13:43SPEAKER_03: Yeah.
- 13:44SPEAKER_07: A gorgeous 100-year-old home with original character or brand new construction where nobody has ever lived.
- 13:50SPEAKER_02: And we will differ.
- 13:51SPEAKER_02: Brand new construction.
- 13:52SPEAKER_02: 100-year-old home.
- 13:53SPEAKER_02: 100-year-old home.
- 13:54SPEAKER_02: I know.
- 13:55SPEAKER_02: You're shocked.
- 13:55SPEAKER_02: I love character.
- 13:56SPEAKER_04: I'm very shocked.
- 13:57SPEAKER_04: Love characters.
- 13:58SPEAKER_04: Especially I'm not shocked.
- 13:59SPEAKER_04: You like character.
- 14:00SPEAKER_04: I like character.
- 14:01SPEAKER_05: All I can envision is Chris's.
- 14:03SPEAKER_05: I am like Chris's house.
- 14:04SPEAKER_05: I would love to see yours, like in person, because it's probably got so much character, but you probably have it updated in a sense.
- 14:10SPEAKER_05: I I like that look.
- 14:11SPEAKER_07: Partly, yeah.
- 14:12SPEAKER_05: Yeah.
- 14:12SPEAKER_07: Some what?
- 14:13SPEAKER_07: And it's gonna go under another major remodel soon.
- 14:16SPEAKER_05: And Lisa, how old is your house?
- 14:18SPEAKER_05: You kind of have like a I do a like a vintage-looking house.
- 14:21SPEAKER_03: I love your house.
- 14:22SPEAKER_03: It's probably 75, 80 years old.
- 14:25SPEAKER_03: Yeah.
- 14:25SPEAKER_03: Minus two.
- 14:26SPEAKER_03: The carpenter was a carpenter who built that house.
- 14:29SPEAKER_03: I hope Carpenter built it.
- 14:30SPEAKER_03: When I was a little kid worked on my house when I was a kid growing up, I they removed the stairs to our house and I didn't know it.
- 14:39SPEAKER_03: I fell, I fell out the front door and he caught me.
- 14:43SPEAKER_03: And then years later, we bought his house.
- 14:45SPEAKER_03: Isn't that sweet?
- 14:46SPEAKER_03: That's a sweet little story.
- 14:47SPEAKER_03: He caught me.
- 14:48SPEAKER_03: I know.
- 14:49SPEAKER_03: And he bought me a locket.
- 14:50SPEAKER_03: Yeah, he bought me a locket, and I still have that.
- 14:52SPEAKER_03: He's gone.
- 14:53SPEAKER_03: His name was Ernie Wright.
- 14:54SPEAKER_03: But anyway.
- 14:55SPEAKER_07: R.I.P.
- 14:55SPEAKER_07: Ernie Wright.
- 14:56SPEAKER_03: Maybe Ernie.
- 14:57SPEAKER_03: Yeah, that is a sweet story, Lisa.
- 14:59SPEAKER_03: His his wife was Mabel.
- 15:00SPEAKER_07: Mabel Wright.
- 15:01SPEAKER_03: I love the name Mabel.
- 15:02SPEAKER_03: Oh, I do too.
- 15:04SPEAKER_03: But you gotta have character.
- 15:05SPEAKER_03: I love the built-ins.
- 15:06SPEAKER_07: My house is 139 years old.
- 15:08SPEAKER_03: Yeah.
- 15:09SPEAKER_07: And it's got built-ins.
- 15:11SPEAKER_03: A lot of times with the older homes, the basements are not where you can't make them a live-in basement.
- 15:18SPEAKER_03: You can make them dry.
- 15:19SPEAKER_07: Well, you can.
- 15:20SPEAKER_07: You can take and raise the whole house and pour a whole new basement under them if you want.
- 15:24SPEAKER_03: Yes, you can.
- 15:25SPEAKER_07: That can be done.
- 15:25SPEAKER_07: It can be done.
- 15:26SPEAKER_07: If you want to put the money into it, which I consider that online because it's the original 139-year-old limestone foundation.
- 15:32SPEAKER_03: Right.
- 15:33SPEAKER_03: But if you don't have that, if you don't have the money to do that, that is something that if you're looking for, you love the character of the home, but you're looking at it and going, but where could I get some more square footage?
- 15:45SPEAKER_03: It's not going to be there.
- 15:46SPEAKER_07: Correct.
- 15:47SPEAKER_07: Storage only, but not yes.
- 15:49SPEAKER_07: That's basically what I had to say.
- 15:50SPEAKER_07: My basement is the same size as the whole house footprint.
- 15:53SPEAKER_06: Yeah.
- 15:53SPEAKER_07: But all it has is the water heater and one of the furnaces down there.
- 15:56SPEAKER_07: That's it.
- 15:56SPEAKER_07: Yeah.
- 15:56SPEAKER_07: So all right.
- 15:58SPEAKER_07: Awesome.
- 15:58SPEAKER_07: Old versus new.
- 15:59SPEAKER_07: I love that.
- 16:00SPEAKER_07: I love that.
- 16:01SPEAKER_07: Round seven.
- 16:03SPEAKER_07: The money question.
- 16:04SPEAKER_07: Okay.
- 16:04SPEAKER_07: Here's one I think that's actually hard.
- 16:06SPEAKER_07: Would you rather buy your absolute dream house, but be at the very top of your budget, or buy a house you'd like, not love, have plenty of extra money every month.
- 16:15SPEAKER_07: My brain is kind of Caitlin's.
- 16:16SPEAKER_03: Immediately towards what I would tell a buyer.
- 16:19SPEAKER_03: But this is my question.
- 16:20SPEAKER_04: Yeah.
- 16:20SPEAKER_04: Yeah.
- 16:22SPEAKER_04: I want to hear what you say.
- 16:23SPEAKER_04: Don't spend all your money on a house.
- 16:25SPEAKER_04: That's how I feel.
- 16:26SPEAKER_07: No, no, no.
- 16:27SPEAKER_07: So you that's you.
- 16:28SPEAKER_04: Yeah.
- 16:28SPEAKER_07: Okay.
- 16:28SPEAKER_07: Your answer is you would buy a house that you, it's not your dream house, but you're not in love with it, but you would have extra money every month.
- 16:35SPEAKER_04: Yeah, 100%.
- 16:36SPEAKER_04: I don't want to be strapped.
- 16:37SPEAKER_04: Yeah.
- 16:38SPEAKER_07: Okay.
- 16:38SPEAKER_07: What what's your answer?
- 16:39SPEAKER_03: At this time in my life, right now, this time in your life.
- 16:43SPEAKER_03: I'm thinking if I'm buying a new home, I want it at the top of my budget, and I better be able to pay cash for it because I don't want to pay payments.
- 16:52SPEAKER_03: So I want it that way.
- 16:53SPEAKER_07: You want but if you want your your your dream home.
- 16:57SPEAKER_05: Yeah.
- 16:57SPEAKER_05: I want my dream.
- 16:58SPEAKER_07: And you'll pay for it.
- 16:59SPEAKER_05: Yeah.
- 17:00SPEAKER_05: Yeah.
- 17:00SPEAKER_05: I just want my dream home and then I'll just keep working harder.
- 17:03SPEAKER_05: There you go.
- 17:04SPEAKER_07: Well, that's kind of my philosophy too.
- 17:05SPEAKER_07: It's like it's that 10x mindset.
- 17:07SPEAKER_07: It's like, you want it?
- 17:08SPEAKER_04: But the question didn't say that.
- 17:10SPEAKER_04: Well, it didn't.
- 17:11SPEAKER_04: Reframe your mind, Lydia.
- 17:12SPEAKER_04: No, it did not.
- 17:14SPEAKER_04: It asked us.
- 17:15SPEAKER_04: If that's the case, then I want my dream home.
- 17:18SPEAKER_07: But what what do you tell a buyer who can technically can afford the house, but you can tell the payment is making them a little bit nervous?
- 17:24SPEAKER_07: What do you tell a buyer?
- 17:25SPEAKER_02: Write down your pros and cons.
- 17:26SPEAKER_04: Talk to the loan officer as well.
- 17:29SPEAKER_04: Yeah.
- 17:29SPEAKER_04: Get everything figured out, make sure they have a lender that is explaining everything and working for them as well.
- 17:36SPEAKER_04: Work that budget out.
- 17:37SPEAKER_03: Yeah.
- 17:37SPEAKER_03: If something was to happen to one or the other spouse, could you still handle this?
- 17:43SPEAKER_07: Right.
- 17:43SPEAKER_03: And that's because that's budget is key.
- 17:46SPEAKER_07: I'm glad you said that.
- 17:47SPEAKER_03: Because, you know, if if I can't go get the kids ice cream because mortgage payment, then that's a problem.
- 17:52SPEAKER_03: Yeah.
- 17:52SPEAKER_03: Right.
- 17:53SPEAKER_03: Correct.
- 17:53SPEAKER_03: So you have to think about those things.
- 17:55SPEAKER_07: Math is the path.
- 17:56SPEAKER_03: Math is the path.
- 17:57SPEAKER_07: In your budget.
- 17:58SPEAKER_07: Figure it out.
- 17:58SPEAKER_07: That's what we say in 10XL time.
- 18:00SPEAKER_07: Math is a path.
- 18:01SPEAKER_03: Always be comfortable.
- 18:02SPEAKER_07: Yes.
- 18:03SPEAKER_03: Be comfortable in your payment.
- 18:04SPEAKER_07: And knowing that you can make it, and or if there's an issue that you're not going to be completely upside down in one month.
- 18:10SPEAKER_03: Right.
- 18:11SPEAKER_03: Right.
- 18:11SPEAKER_03: No, that would not be our advice.
- 18:14SPEAKER_07: That's great.
- 18:14SPEAKER_07: Well, I tell you, we're going to roll into a rapid fire.
- 18:17SPEAKER_07: It's rapid fire, no explanations.
- 18:19SPEAKER_07: This is just answer immediately.
- 18:21SPEAKER_07: Okay.
- 18:22SPEAKER_07: Okay.
- 18:22SPEAKER_07: And not for your buyer, but for you, Lisa.
- 18:25SPEAKER_04: Okay.
- 18:25SPEAKER_04: Can I answer too?
- 18:26SPEAKER_07: Oh, yeah.
- 18:27SPEAKER_04: Okay, perfect.
- 18:28SPEAKER_07: Pool or covered patio?
- 18:29SPEAKER_04: Covered patio.
- 18:30SPEAKER_04: Covered patio.
- 18:31SPEAKER_07: Pool.
- 18:31SPEAKER_07: I know.
- 18:31SPEAKER_07: I need to tell you pool.
- 18:33SPEAKER_04: You know how much you have to clean?
- 18:35SPEAKER_04: I know.
- 18:35SPEAKER_04: That's like someone else to clean the pool.
- 18:37SPEAKER_07: But guess what?
- 18:37SPEAKER_07: A patio you can use all year long.
- 18:39SPEAKER_05: I can use on my what?
- 18:40SPEAKER_05: All year long.
- 18:43SPEAKER_07: Oh, yeah.
- 18:43SPEAKER_07: Put a little blow-up pool on it.
- 18:45SPEAKER_07: You can close it in.
- 18:45SPEAKER_07: All right, here we go.
- 18:47SPEAKER_07: Country living or subdivision?
- 18:48SPEAKER_03: Country living.
- 18:49unknown: Country.
- 18:50SPEAKER_07: Country.
- 18:51SPEAKER_07: All right.
- 18:52SPEAKER_07: Fireplace or giant walk-in pantry.
- 18:54SPEAKER_05: Fireplace.
- 18:55SPEAKER_05: Giant walk-in pantry.
- 18:56SPEAKER_05: I don't know, man.
- 18:58SPEAKER_07: You don't have either?
- 18:59SPEAKER_05: I have both, but it's I or I don't have a giant one.
- 19:02SPEAKER_05: Maybe I'm going fireplace.
- 19:03SPEAKER_05: The kids eat too much anyway.
- 19:05SPEAKER_05: They do.
- 19:06SPEAKER_07: All right.
- 19:07SPEAKER_07: Huge house, small yard, or small house, huge yard.
- 19:10SPEAKER_04: Huge house, small yard.
- 19:11SPEAKER_04: Ooh.
- 19:12SPEAKER_07: Which contradicts what you were saying earlier about.
- 19:14SPEAKER_04: You know what?
- 19:14SPEAKER_04: I thought I started the small house.
- 19:17SPEAKER_03: Huge house.
- 19:18SPEAKER_07: See, I caught you.
- 19:19SPEAKER_07: I got you.
- 19:20SPEAKER_03: What about the small yard and big yard?
- 19:22SPEAKER_03: Yeah, but we were talking about dream house.
- 19:24SPEAKER_03: Oh, I know.
- 19:25SPEAKER_07: Oh, I know.
- 19:26SPEAKER_07: And so she was I know.
- 19:27SPEAKER_04: But this is gone back.
- 19:29SPEAKER_04: This is just a huge house.
- 19:30SPEAKER_07: Okay.
- 19:31SPEAKER_07: All right.
- 19:31SPEAKER_07: Open floor plan or separate rooms?
- 19:33SPEAKER_04: Separate room.
- 19:34SPEAKER_07: So maybe open.
- 19:37SPEAKER_07: Open.
- 19:38SPEAKER_07: Okay.
- 19:38SPEAKER_07: All right.
- 19:39SPEAKER_07: One story or two story.
- 19:40SPEAKER_02: In my age, one story.
- 19:42SPEAKER_02: I knew your answer.
- 19:43SPEAKER_02: I've got a two-story.
- 19:44SPEAKER_07: You have a one-story.
- 19:45SPEAKER_02: Yeah.
- 19:45SPEAKER_02: Yeah.
- 19:45SPEAKER_05: I don't agree.
- 19:46SPEAKER_05: But I like two-story.
- 19:47SPEAKER_05: I'm a two-story.
- 19:48SPEAKER_05: Yeah.
- 19:49SPEAKER_07: I have a three-story.
- 19:50SPEAKER_05: I wouldn't mind.
- 19:50SPEAKER_05: Yeah.
- 19:51SPEAKER_07: Except when I got to take decorations from the third floor all the way down to the first floor.
- 19:54SPEAKER_05: Oh, yeah.
- 19:54SPEAKER_05: Yeah.
- 19:55SPEAKER_05: I think that I would like a two-story, but I don't know.
- 19:57SPEAKER_07: Walk-in closet or extra bedroom.
- 19:59SPEAKER_05: Walk-in closet.
- 20:00SPEAKER_05: Walk-in closet.
- 20:01SPEAKER_05: Extra bedroom.
- 20:02SPEAKER_07: Extra bedroom that you can turn into your walk-in closet.
- 20:04SPEAKER_07: Ding, ding, ding, ding, ding.
- 20:05SPEAKER_02: I won.
- 20:06SPEAKER_07: For the win.
- 20:06SPEAKER_07: Renovate or move.
- 20:07SPEAKER_07: In today's market, renovate or move.
- 20:09SPEAKER_05: Renovate.
- 20:10SPEAKER_05: Renovate.
- 20:10SPEAKER_05: Renovate.
- 20:11SPEAKER_05: Okay.
- 20:12SPEAKER_05: See, we know that.
- 20:13SPEAKER_07: All right.
- 20:13SPEAKER_07: Now we're making these mean.
- 20:15SPEAKER_07: Are you ready?
- 20:16SPEAKER_07: Mm-hmm.
- 20:17SPEAKER_07: Your dream house, but it only has one bathroom or an average house with three bathrooms.
- 20:22SPEAKER_04: Average house with three bathrooms.
- 20:23SPEAKER_04: I hate waiting on someone to get done the bathroom.
- 20:25SPEAKER_04: Yeah.
- 20:26SPEAKER_04: Three bathrooms.
- 20:27SPEAKER_04: I want my own bathroom.
- 20:28SPEAKER_05: Dude, the three bathrooms takes precedence for me for once.
- 20:31SPEAKER_05: Yeah.
- 20:31SPEAKER_07: Okay.
- 20:32SPEAKER_07: The perfect house, no garage, or an okay house with three-car garage.
- 20:36SPEAKER_07: Oof.
- 20:36SPEAKER_04: I know Caitlin's a perfect house, no garage.
- 20:38SPEAKER_04: I can't park in my garage anyway.
- 20:39SPEAKER_07: She doesn't care about her van.
- 20:40SPEAKER_04: I don't care about my van.
- 20:41SPEAKER_04: You steal it.
- 20:42SPEAKER_05: I gotta have a garage.
- 20:43SPEAKER_07: Okay.
- 20:44SPEAKER_05: You have a nice garage, Lise.
- 20:46SPEAKER_07: You got you gotten comfortable.
- 20:47SPEAKER_07: We went, drive in.
- 20:49SPEAKER_05: Lisa has like a luxurious garage.
- 20:51SPEAKER_05: Yes.
- 20:52SPEAKER_07: Beautiful house, but the washer and dryer in the basement, or a dated house with the perfect laundry room and mud room.
- 20:57SPEAKER_04: Dated house with the perfect laundry room and mud room.
- 20:59SPEAKER_04: I don't like walking to the basement.
- 21:01SPEAKER_04: Yeah, yeah.
- 21:02SPEAKER_06: Dated house.
- 21:02SPEAKER_05: I already have that.
- 21:03SPEAKER_05: I have a dated house.
- 21:04SPEAKER_05: Dude, I found a spricket in my laundry one time when it was in the basement.
- 21:09SPEAKER_05: Yes, yes, spricket.
- 21:10SPEAKER_05: Do you know what they are?
- 21:10SPEAKER_05: They're the spider cricket.
- 21:12SPEAKER_07: The jute crickets.
- 21:13SPEAKER_07: Yeah.
- 21:13SPEAKER_07: Yeah.
- 21:14SPEAKER_05: That's what they were hiding in the laundry in the basement, in the rental house.
- 21:17SPEAKER_05: I I never would have that in the basement.
- 21:20SPEAKER_07: Dream house in the country, but your internet and cell service are terrible.
- 21:23SPEAKER_07: Or an average house in town with perfect internet.
- 21:26SPEAKER_04: Dream house in the country, because Starlink exists now.
- 21:30SPEAKER_04: Whoa!
- 21:33SPEAKER_03: I gotta have my internet.
- 21:34SPEAKER_03: I gotta have it.
- 21:37SPEAKER_05: Country living.
- 21:38SPEAKER_05: But you know, since I don't, I have to have the Wi-Fi.
- 21:42SPEAKER_07: So I will elaborate on this.
- 21:43SPEAKER_07: I live in the country and my internet was crap.
- 21:46SPEAKER_07: I paid a hundred bucks a month for 12 megabyte service.
- 21:50SPEAKER_07: 12.
- 21:51SPEAKER_07: That's not the internet.
- 21:52SPEAKER_07: Should be right now.
