- 0:00Speaker 1: What is holding you back from getting started in your property business?
- 0:04Speaker 1: Let's go over some of the things and reasons that hold people back from starting their property business.
- 0:20Speaker 1: Maybe you're going to resonate with some of these as well, and if you are, then maybe I can help you with that.
- 0:27Speaker 1: So a lot of people are out there, are struggling, they're worried, they've got fear in their mind and they are unsure what they should be doing when it comes to property investing.
- 0:38Speaker 1: They know that getting involved in property investing is a good idea, but they're not 100% sure A how to get started, b that they're going to get started on the right things and.
- 0:48Speaker 1: C if they can do it in themselves.
- 0:51Speaker 1: And I'm going to help you in today's episode.
- 0:54Speaker 1: With anything new that we start, we are worried, we struggle and a lot of the time, our brain can be telling us this isn't a good idea.
- 1:03Speaker 1: We can actually talk ourselves out of getting started in anything that we're trying to do.
- 1:08Speaker 1: You see, as we grow up through life, we start to build and grow patterns in our brainwaves that make us feel comfortable.
- 1:16Speaker 1: Why?
- 1:17Speaker 1: Because it's repetition.
- 1:18Speaker 1: So you'll find that you will do the same things each and every day.
- 1:23Speaker 1: On autopilot.
- 1:24Speaker 1: You might walk into a room, turn a light on as you walk out, turning it off without even thinking about it.
- 1:30Speaker 1: You might go to work.
- 1:31Speaker 1: You might drive to work and get there and just think.
- 1:34Speaker 1: I can't even remember that journey.
- 1:36Speaker 1: You were on autopilot, driving through the roads, and I don't recommend that.
- 1:40Speaker 1: Always try and concentrate on everything.
- 1:42Speaker 1: We want to stay safe, but it is what we build up, these patterns in our mind, that put us onto autopilot and we have to change a lot of the time, those patterns.
- 1:51Speaker 1: So for me, when I wanted to get started and build my own property, businesses to replace my wage and get out of the corporate slave job that I was having, I had to change those patterns.
- 2:04Speaker 1: I had to push myself out of my own limiting beliefs and, of course, out of these patterns.
- 2:09Speaker 1: And it feels uncomfortable.
- 2:11Speaker 1: That is why when you start and try and do anything new, it feels uncomfortable, it doesn't feel right, it feels clunky.
- 2:18Speaker 1: You think to yourself I cannot do this, because your brain is trying to say what are you doing?
- 2:23Speaker 1: You're stretching us.
- 2:24Speaker 1: We don't want to be stretched, we want to stay comfort, we want to stay safe, we want to stay over here.
- 2:29Speaker 1: But by stretching yourself, you're continually growing as a person and it is by stretching yourself and putting yourself in those uncomfortable positions that eventually, those uncomfortable positions will feel normal.
- 2:43Speaker 1: They will just feel like everyday autopilot.
- 2:46Speaker 1: If I go and speak to agents, when I first used to go and speak to estate agents and letting agents to get deals, I felt uncomfortable, it felt awkward, it felt clunky to me.
- 2:56Speaker 1: Why?
- 2:56Speaker 1: Because I hadn't done it enough.
- 2:58Speaker 1: I hadn't put the reps in to do this.
- 3:00Speaker 1: So when I went in there and I started speaking to people, I felt like a fraud.
- 3:04Speaker 1: I felt like I didn't know what I was talking about, even though in most cases I knew more about property investing than the people that worked in those shops.
- 3:12Speaker 1: It's crazy, but I didn't feel it.
- 3:15Speaker 1: Now I walk in there, I can have a good conversation with people, I feel comfortable, but why?
- 3:20Speaker 1: Because I've done it a lot.
- 3:22Speaker 1: So repetition is one of those things, and pushing yourself out of your own comfort zones is the next thing.
- 3:29Speaker 1: You can never build, grow or do anything staying in your comfort zones, so you have to look to stretch yourself all of the time.
- 3:36Speaker 1: So another common reason why people delay getting started or don't get started is they say to themselves.
- 3:44Speaker 1: I don't know which strategy I want to do.
- 3:47Speaker 1: So, when it comes to strategy, there are lots of different ways you can acquire property.
- 3:52Speaker 1: You can build property, businesses and strategies to go down.
- 3:55Speaker 1: What you have to do is look at each and every one of those and see which one you resonate with the most.
- 4:03Speaker 1: What do I mean by that?
- 4:04Speaker 1: Well, of course, you can do HMOs as a strategy.
- 4:07Speaker 1: You can do serviced accommodation as a strategy as well Commercial to residential flipping properties.
- 4:14Speaker 1: These are all great strategies as well.
- 4:16Speaker 1: There is no one strategy fits all.
- 4:19Speaker 1: If one person says, well, I like to do HMOs, that's my thing.
- 4:24Speaker 1: You're not 100% sure and you just do that because you're seeing other people do it.
- 4:27Speaker 1: Or serviced accommodation short-term rentals is the bit of the buzzword at the moment.
- 4:31Speaker 1: Everybody thinks I'll get into serviced accommodation, it'll be easy.
- 4:35Speaker 1: Once I've got a few properties, I'll get all this cash flow coming through.
- 4:38Speaker 1: And, of course, whilst all of these properties can be very, very profitable, they can also lose you money as quickly as you make money if you're not 100% sure what you're doing.
- 4:48Speaker 1: So you have to know what you're doing.
- 4:50Speaker 1: But when it comes to strategies, just take a minute.
- 4:53Speaker 1: Watch videos like this.
- 4:54Speaker 1: Listen to podcasts like this.
- 4:56Speaker 1: You know what I mean.
- 4:57Speaker 1: Read books and see which strategy resonates with you.
- 5:00Speaker 1: What gives you fire in your belly, what really excites you.
- 5:04Speaker 1: Okay, I quite like things that are simple and easy.
- 5:09Speaker 1: They don't always excite me, but I know that I'm going to get good money.
- 5:12Speaker 1: So when I started out, I started rent to rent with the HMO strategy, not serviced accommodation.
- 5:18Speaker 1: I looked at that, but I just thought it's very noisy, it's very busy and initially I was looking at doing this alongside my full-time job and I just thought HMOs will be easier.
- 5:27Speaker 1: Why?
- 5:27Speaker 1: Because I'll put tenants in the properties, I'll get guarantors on the tenants and then I know the money that I should be making each and every month.
- 5:35Speaker 1: I'll have my contingency pot for minor maintenance issues and, of course, I'll have a little contingency pot for voids.
- 5:41Speaker 1: But I can build that up alongside my full-time job until I match my wage, and then I've got options.
- 5:46Speaker 1: I can leave my job, I can start investing in other things.
- 5:49Speaker 1: I can start building my own portfolio up.
- 5:51Speaker 1: Now we do serviced accommodation as well.
- 5:53Speaker 1: Okay, now, but we did one thing at a time, so find that one thing that you need right here and now.
- 6:00Speaker 1: Okay, a handful of HMOs done, whether you're doing purchase, lease options, whether you're doing rent to rent of course, that's a great way of doing things, I've done lease options as well or whether you're buying the properties yourself.
- 6:11Speaker 1: A handful is all you need to be able to replace most wages in the UK today.
- 6:18Speaker 1: Okay, a handful five of those five of the right HMO properties, houses of multiple occupation is all you could need, and you don't need a massive army, a massive team, and it's not a massive headache either to have a handful of properties.
- 6:30Speaker 1: Now, some people, when they get in, they want hundreds and hundreds of properties.
- 6:33Speaker 1: I've done that, trust me.
- 6:35Speaker 1: It's not a lot of fun, okay, unless that is something that really floats your boat and drives you forward, and then that's the right thing for you.
- 6:46Speaker 1: Brilliant, I thought it was for me and I soon realized it wasn't.
- 6:48Speaker 1: I'm more about good income coming through, good, healthy income, more than I actually thought I'd ever earn coming through the door and also having a team in place to be able to help and support me with my property, investing as well, making sure that it gives me the lifestyle that I want, but not a massive headache, and that's what we help people with as well.
- 7:06Speaker 1: And, of course, you can do the same with serviced accommodation If that is the thing that floats your boat and that is the thing that you're going to want to do.
- 7:12Speaker 1: I don't want to do HMOs, but I want to get into it and I want to use, so to speak, the rent-to-rent strategy or the management-only strategy, and I'm going to go in there and I'm going to do serviced accommodation.
- 7:22Speaker 1: Focus on that.
- 7:23Speaker 1: And again, a handful, what's right for you.
- 7:25Speaker 1: So don't just listen to me and say well, mark says it's either serviced accommodation or HMOs.
- 7:41Speaker 1: I don't really feel anything about those.
- 7:43Speaker 1: I want to buy properties.
- 7:44Speaker 1: I want to flip properties.
- 7:45Speaker 1: Now, flipping properties is great, but what you've got to look at is your cash flow.
- 7:50Speaker 1: So for me, it was very, very important to get the cash flow right.
- 7:53Speaker 1: I needed the cash flow coming through so that I could replace my wage, get out of that day job and then give me time, freedom to maybe go and do flips and all of those sort of great things as well.
- 8:03Speaker 1: So that was for me.
- 8:04Speaker 1: Maybe you're happy in your job there are some crazy people out there in this world that love the jobs that they're in and maybe you want to flip properties on the side.
- 8:11Speaker 1: Look at flipping properties as your bonus.
- 8:14Speaker 1: When you get paid after flipping a property, if it all goes well and it's successful and you know what you're doing.
- 8:19Speaker 1: Look at those as little bonuses coming through, because they're not month on month cashflow that you want to try and be relying on and living on.
- 8:27Speaker 1: Because what happens if the property doesn't sell?
- 8:29Speaker 1: What happens if it all takes longer?
- 8:31Speaker 1: What if it goes over budget?
- 8:32Speaker 1: You could, of course, if you don't have the cash flow for the day-to-day coming through the door, struggle, and that's why I like to use the rent-to-rent strategy, done in the right way, to give me that cash flow whilst I can still go out there and do other things.
- 8:46Speaker 1: So make sure your strategy is right.
- 8:48Speaker 1: A lot of people say to me as well I don't know which area to start investing in.
- 8:59Speaker 1: Listen, there's no real right or wrong area.
- 9:00Speaker 1: Probably the area that you live in is good enough for you to get started if you know your area.
- 9:02Speaker 1: Where I live now isn't where I grew up, so I've had to get to learn and know the area and it's been tough doing so, but I've got out there and done it.
- 9:09Speaker 1: And the best way you can do that is to walk the streets, is to go in and speak to the local agents, letting agents, estate agents, talk about the areas and get a real understanding of the areas as well.
- 9:19Speaker 1: But of course, if you're not 100% sure about your area and you're always thinking the grass is greener somewhere else, so you know, you may be based in Birmingham, you may be in London, you may be in Manchester, liverpool, any of those and you're always looking at somebody else who's in a different area to you and you say it must be easier for them.
- 9:36Speaker 1: Why?
- 9:36Speaker 1: Because they're getting deals and I'm struggling to get deals in my area.
- 9:39Speaker 1: They would have struggled to get deals.
- 9:41Speaker 1: Okay, it was all the same.
- 9:43Speaker 1: People say to me it's easier for you, mark, because you're up north.
- 9:45Speaker 1: It's easier to get deals up there.
- 9:46Speaker 1: It's not.
- 9:47Speaker 1: If you see the amount of work.
- 9:49Speaker 1: I always say blood, sweat and tears.
- 9:50Speaker 1: We don't want too much blood, maybe a few tears along the way, but the work and the effort that I've put in to build my property businesses has been relentless.
- 10:00Speaker 1: If you do exactly the same in your area, you will get the same results.
- 10:05Speaker 1: I love the Denzel Washington quote.
- 10:07Speaker 1: If you hang around a barber's, long enough, you're going to get a haircut.
- 10:12Speaker 1: And it's exactly the same in building a business, in trying to get deals.
- 10:16Speaker 1: If you put yourself and keep showing up in the right places consistently and persistently, you will get deals.
- 10:23Speaker 1: It will just happen because you are there.
- 10:26Speaker 1: You are there to seize the opportunities that are right in front of you.
- 10:30Speaker 1: So don't discount the areas that you're in Now.
- 10:32Speaker 1: If you're living in the sticks and you want to do HMOs and there's no HMOs in the area, you are going to have to look outside your area.
- 10:38Speaker 1: But this is something we work very, very closely with our clients is getting your market right, whether it's serviced accommodation or HMOs, getting that niche market right for your area.
- 10:47Speaker 1: Also, looking at your area and making sure the strategy that you want to do can actually happen in that area.
- 10:54Speaker 1: Once you've ticked those boxes, it's very easy then to have a clear path to be able to go out there and start finding those deals, and of course, that's the next thing.
- 11:03Speaker 1: A lot of people will then say I don't know what to do, so they'll try and piece things together watching videos, listening to podcasts, you know, reading the books and of course they'll get you so far.
- 11:13Speaker 1: But if you're serious about this and you're serious about yourself and building a business, then look to get yourself maybe a coach, maybe a mentor, maybe do some training, but, of course, look at those trainings and make sure you're going to get the support that you want.
- 11:30Speaker 1: A lot of people promise.
- 11:31Speaker 1: A lot of people promise things.
- 11:32Speaker 1: Now I have the Property Unleashed, which has training and coaching and support and everything and tools there, and I work with PIN, the Property Investor Network, as well.
- 11:41Speaker 1: Now why do I bounce between those?
- 11:43Speaker 1: Well, most of my learnings came from PIN, from the Property Investor Network.
- 11:48Speaker 1: I did their mastermind program to learn all of the strategies.
- 11:52Speaker 1: I specialize in rent-to-rent.
- 11:53Speaker 1: Teach their masterminders now and their clients the rent to rent strategies and I help them with their creative finance deals.
- 12:01Speaker 1: I help them with their deal sourcing as well.
- 12:03Speaker 1: Now, why do I tell you this?
- 12:04Speaker 1: Because the community and support is everything.
- 12:08Speaker 1: A lot of people will sell you it.
- 12:10Speaker 1: We'll tell you you'll get all the support you want and then it's the next, the next up sale.
- 12:14Speaker 1: Once you've bought that, you've then got to pay extra to stay in it.
- 12:17Speaker 1: You've then got to pay extra to find out more knowledge.
- 12:19Speaker 1: Other people will promise you it.
- 12:21Speaker 1: But then, once you're in the community and you've got the deals and you've got the questions, you can't get hold of anybody to help and support you.
- 12:27Speaker 1: Why?
- 12:28Speaker 1: Because you're just a number in their process.
- 12:30Speaker 1: So make sure that if you are doing training and things, you're not just a number.
- 12:35Speaker 1: You're worth more than that.
- 12:36Speaker 1: Make sure you surround yourself with people who are going to support you, people that are going to look after you.
- 12:41Speaker 1: It's very, very important to me when I build my community up that you guys and girls, to a point, get access to me as and when you need it.
- 12:50Speaker 1: We have a private Facebook group with any of the coaching and trainings that we do.
- 12:54Speaker 1: Okay, and I'm very, very active in those.
- 12:57Speaker 1: You ask me a question in there and you tag my name in it.
- 12:59Speaker 1: I am very proactive in there.
- 13:05Speaker 1: It will probably be about an hour or so as long as you've tagged my name.
- 13:07Speaker 1: If you just put a question in there, it will be when I log in and have a look.
- 13:08Speaker 1: But if you tag my name, I get a notification and I'd like to jump on those and help and support people.
- 13:13Speaker 1: So they're never on their own and we never charge people either to stay in these communities as well.
- 13:18Speaker 1: We like to put people in the communities, keep them there.
- 13:21Speaker 1: When it comes to those Facebook groups and things and, of course, coaching and things like that, if you were looking at doing rent to rent, we have the rent to rent business builder or we have the ultimate service accommodation business builder as well.
- 13:32Speaker 1: Both of those have great supportive communities and six months worth of group coaching as well.
- 13:34Speaker 1: Both of those have great supportive communities and six months worth of group coaching as well.
- 13:37Speaker 1: So we are there with you, helping you over two coaching sessions every month.
- 13:42Speaker 1: Now, I'm not telling you that to try and sell you anything.
- 13:44Speaker 1: I'm just telling you what we do.
- 13:45Speaker 1: So be mindful of everybody else selling you something, giving you different coaches, giving you different people, making it very difficult for you to actually get hold of people when the problems are there.
- 13:57Speaker 1: You really want the help and support that you can and that's what we try and specialise in ourselves.
- 14:02Speaker 1: So if you're not sure what to do and one of those strategies that you want to do, we can help and teach and train you with that.
- 14:09Speaker 1: Check out thepropertyunleashedcom or even check out, of course, pinfurtherlearning as well pinfurtherlearningcouk because we have all the tools for all the strategies there.
- 14:19Speaker 1: And if you're not sure, if you're just getting started in property, then reach out to us.
- 14:24Speaker 1: Join my mailing list at the Property Unleashed as well, and I'm more than happy to have a chat with you as well to see what's right for you, point you in the right direction, and then, of course, it's up to you to see if we can help.
- 14:39Speaker 1: But if you're not sure what to do, that is the best way of doing it.
- 14:41Speaker 1: I used to think that I had to reinvent the wheel, that I had to get out there, that I had to find all the information myself.
- 14:44Speaker 1: I had to come up with something new.
- 14:45Speaker 1: I didn't.
- 14:45Speaker 1: Little did I know that all I had to do was actually follow in the footsteps of other people that are successful.
- 14:50Speaker 1: Do what they say, follow the roadmaps and that's what we put out there a proven roadmap, step-by-step, that you just follow it.
- 14:56Speaker 1: Just follow it.
- 14:56Speaker 1: Take the actions, do the work.
- 14:58Speaker 1: Most people struggle when it comes to doing the work.
- 15:01Speaker 1: Why?
- 15:01Speaker 1: Because they haven't got the passion for it or they haven't got the right reasons for doing it.
- 15:04Speaker 1: But if you have the right reasons and the passion for it, you just put one foot in front of the other and you do as you're told, you will get the results that everybody else is getting.
- 15:13Speaker 1: The only person that will stop you is you.
- 15:15Speaker 1: So make sure that that doesn't happen.
- 15:17Speaker 1: Okay, a lot of people as well also do feel it won't work.
- 15:21Speaker 1: It won't work for me, it won't work in my area.
- 15:23Speaker 1: You've got to change those limiting beliefs.
- 15:25Speaker 1: They're just limiting beliefs in your head that you have to overcome.
- 15:28Speaker 1: But you have to change those limiting beliefs and I'll tell you the best way of doing that.
- 15:32Speaker 1: Surround yourself with like-minded people.
- 15:35Speaker 1: They don't necessarily need to be doing exactly the same strategy as you, but they need to be on the same path as you.
- 15:42Speaker 1: A they're looking at developing their own education Okay, they're looking at improving themselves.
- 15:47Speaker 1: B they're looking at building something, maybe getting out of the rat race, maybe building a portfolio, a legacy piece for the future.
- 15:54Speaker 1: But C which is the most, they have the right mindset.
- 15:57Speaker 1: Okay, the knowledge, the support you can get yourself around.
- 16:01Speaker 1: You can get that knowledge, but you have to have the right mindset.
- 16:04Speaker 1: And by surrounding yourself in the right community with the right people, you will start to grow your mindset, you will start to grow your positivity, you will get healthy habits and you will start to move yourself forward.
- 16:17Speaker 1: Okay, and again, if people are doing, you know, rent to rent deals, purchase, lease options, any sort of deals a lot of the fear is I get a property, whether it's SA, whether it's HMOs I can't fill it, can't get the customer types that I want.
- 16:29Speaker 1: That is why you need to know your market.
- 16:31Speaker 1: But, equally, if you do it in the right area, if you know your market in the area and that's not difficult to find out I've done plenty of videos and podcast episodes on that You've got your niche market.
- 16:42Speaker 1: You make sure that whatever product now your property is a product that you are trying to sell to people, you make sure your product is right, it looks like the pictures, then people will come to you.
- 16:54Speaker 1: As long as you've got the right clientele, the right product, you will always get people wanting to A live in your properties or, b stay in your properties.
- 17:03Speaker 1: Very important that you get that right.
- 17:04Speaker 1: You can't just build a product in the wrong area with the wrong sort of clientele and expect it to absolutely fly.
- 17:11Speaker 1: It won't happen.
- 17:13Speaker 1: You have to get those elements right.
- 17:15Speaker 1: And again, that's something that we work on with people and help people.
- 17:17Speaker 1: But watch more of these videos, listen to more of these podcasts, and we can help you with that, making notes.
- 17:23Speaker 1: We listen to these a lot of the time, or we watch these videos on the go, or we're just sat around trying to have a notepad or even a notes on your phone, and things Difficult if you're watching it on your phone, of course, but have a little notepad that you can use.
- 17:35Speaker 1: I have a little notepad and I call it a fridge.
- 17:37Speaker 1: Why do I call it a fridge?
- 17:39Speaker 1: Because it's full of ideas that I like to keep cool.
- 17:45Speaker 1: And what does a fridge do?
- 17:46Speaker 1: It keeps things cool.
- 17:46Speaker 1: So you might buy something to eat.
- 17:47Speaker 1: This is a metaphor, by the way.
- 17:48Speaker 1: You might buy something to eat, okay, and you're looking at keeping it cool for the next few days.
- 17:53Speaker 1: Why?
- 17:53Speaker 1: Because you're not going to do or act on it or eat it.
- 17:55Speaker 1: Now.
- 17:56Speaker 1: I look at my ideas.
- 17:57Speaker 1: I might watch something, listen to something or read something very important that I have that near me when I'm reading books and I'll start writing those ideas around that I can go back to.
- 18:06Speaker 1: Why?
- 18:06Speaker 1: Because I'll forget about them otherwise, so I'll start writing them.
- 18:09Speaker 1: I put them in my little fridge.
- 18:10Speaker 1: Why?
- 18:10Speaker 1: Because it keeps them cool.
- 18:12Speaker 1: And then a few days, when I get a bit of a time, I like to sit down at the end of the week and I like to review what I've learned and my big aha moments of the week.
- 18:20Speaker 1: Start doing the same.
- 18:21Speaker 1: Start building your own fridge, your own journal, your own memoirs of help, support, questions and ideas that can help improve your life, your property investing and, of course, the whole shirt bang.
- 18:34Speaker 1: It is very, very powerful.
- 18:36Speaker 1: Okay, when you're a beginner, you will be struggling, you will be worried, you will be unsure.
- 18:42Speaker 1: Knowledge is the gap between you and being a property professional.
- 18:46Speaker 1: Go and get the knowledge that you need to be the property professional that you want to be.
- 18:51Speaker 1: Okay, it really is as simple as that.
- 18:54Speaker 1: Be willing to work hard, be willing to put the hours in and do not doubt yourself.
- 18:59Speaker 1: If you doubt yourself, start to get yourself some affirmations of positivity that you can tell yourself.
- 19:05Speaker 1: Put something on your screen to say I am worthy, I can do this Somewhere where you see it a lot a sticky note on a mirror, or even on the front of your fridge or something like that, something on your phone that, whenever you click to look at your phone, it says I am worthy and I can do this.
- 19:19Speaker 1: Just say it to yourself, say it out loud.
