- 0:03Speaker 1: in Massachusetts. An MS thirteen gang member from Al Salvador
- 0:07Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 0:11Speaker 1: filming and selling child pornography in Michigan. These are just
- 0:15Speaker 1: some of the heinous migrant criminals caught because of President
- 0:19Speaker 1: Donald J. Trump's leadership. I'm Christy nom the United States
- 0:23Speaker 1: Secretary of Homeland Security. Under President Trump, attempted illegal border
- 0:28Speaker 1: crossings are at the lowest levels ever recorded, and over
- 0:31Speaker 1: one hundred thousand illegal aliens have been arrested. If you
- 0:35Speaker 1: are here illegally, your next you will be fined nearly
- 0:39Speaker 1: one thousand dollars a day, imprisoned, and deported. You will
- 0:43Speaker 1: never return. But if you register using our CBP home
- 0:46Speaker 1: app and leave now, you could be allowed to return legally.
- 0:50Speaker 1: Do what's right. Leave now. Under President Trump, America's laws,
- 0:55Speaker 1: border and families will.
- 0:57Speaker 2: Be protected sponsored by the United States Department of Homeland Security.
- 1:00Speaker 3: If you have any rental units, if you're looking to
- 1:03Speaker 3: get one, if you've found something that may be undervalued
- 1:06Speaker 3: right now you're getting it at a great price, fantastic,
- 1:09Speaker 3: or if you have your own single family home and
- 1:12Speaker 3: you may have extra rooms, whatever the case is. Having
- 1:15Speaker 3: that rental property is an excellent form of security. It
- 1:19Speaker 3: provides monthly income cash flow that allows for whomever your
- 1:23Speaker 3: renters are to pay down your mortgage while you gain
- 1:26Speaker 3: that appreciation, which is excellent in owning a home is
- 1:30Speaker 3: one of the biggest investments Americans make, so it's definitely
- 1:34Speaker 3: something you want to learn how to use to the
- 1:37Speaker 3: best of your ability, and how to utilize it to
- 1:39Speaker 3: not only benefit yourself but future generations. And one of
- 1:43Speaker 3: the big things that has caused quite a bit of
- 1:46Speaker 3: anxiety and problems back in o Wait and with a
- 1:49Speaker 3: lot of people in the last year and a half
- 1:50Speaker 3: two years are renters not making payments. So again this
- 1:54Speaker 3: is one of the things that prompted me putting this together.
- 1:57Speaker 3: Is with Section eight or housing or developments program. It's
- 2:01Speaker 3: all federally backed and the payments are guaranteed. They come
- 2:04Speaker 3: on the first of the month direct deposit, or sometimes
- 2:07Speaker 3: they come a day or two before the first of
- 2:09Speaker 3: the month, depending on when it is. So it provides stability,
- 2:12Speaker 3: it gives you consistency, is something you don't have to
- 2:14Speaker 3: worry about.
- 2:15Speaker 4: It's not for everybody, but.
- 2:17Speaker 3: When we touch on the info tonight, you'll be able
- 2:20Speaker 3: to make that decision for yourself. So again, my name
- 2:23Speaker 3: is Aaron Stickle, and we're going to be talking about
- 2:26Speaker 3: using your properties with Section eight, getting the most out
- 2:28Speaker 3: of your rental. So one of the biggest questions that
- 2:32Speaker 3: I get is what is different about Section eight tenants?
- 2:35Speaker 3: And it's always a funny question to get. So Section
- 2:38Speaker 3: eight tenants are absolutely no different than anyone that is
- 2:44Speaker 3: not on the program. And I want to make that
- 2:46Speaker 3: very clear distinction because it'll help you as you either
- 2:50Speaker 3: do your own property management if you have units and
- 2:53Speaker 3: you want to do it yourself, or even if you
- 2:55Speaker 3: hand off those responsibilities to a property management company. I
- 2:58Speaker 3: need you to look at them as if they were
- 3:00Speaker 3: not on assistance, they're not on any program, and by
- 3:03Speaker 3: doing so, you put yourself in a better position to
- 3:06Speaker 3: protect yourself, your investment, and the property. And you'll see
- 3:09Speaker 3: why in just the moment. So one of the other
- 3:12Speaker 3: questions I get all the time about Section eight is
- 3:15Speaker 3: how do I apply as an owner or how do
- 3:18Speaker 3: I register, or how do I get on the program?
- 3:20Speaker 3: How do I make it so I can accept Section
- 3:23Speaker 3: eight tenants? There is literally nothing for you to do
- 3:25Speaker 3: at the beginning of the process. When you advertise your unit,
- 3:29Speaker 3: whatever it is, your single family, your duplex, triplex, condo,
- 3:33Speaker 3: town home, you just put verbage in there that you
- 3:35Speaker 3: accept Section eight. Technically, in most states you can't reject
- 3:40Speaker 3: Section eight tenants, but if you highlight the fact that
- 3:42Speaker 3: you do accept it, it allows more applicants that are
- 3:45Speaker 3: on assistance. While there's no registration process at the beginning,
- 3:49Speaker 3: the only thing that you do as a property owner
- 3:51Speaker 3: is let's say I am a Section eight participant. Magn
- 3:54Speaker 3: is a property owner. I like her property, and I
- 3:57Speaker 3: want to put in an application. I have a form
- 4:00Speaker 3: that's called an RTA, a request for Tenancy approval. So
- 4:04Speaker 3: all Section eight participants have this form and they I
- 4:08Speaker 3: would bring that to MAGDA. I'd have it has my information,
- 4:11Speaker 3: some demographic information filled out on it. I give that
- 4:14Speaker 3: to her and if she wants to accept my application,
- 4:16Speaker 3: you know, she's run my credit check, she's running my
- 4:19Speaker 3: background check, and she says she wants to move forward.
- 4:21Speaker 3: All she has to do is fill out the other
- 4:24Speaker 3: half of that RTA form, the other half of that
- 4:26Speaker 3: piece of paper, provide a few documents like direct deposit
- 4:29Speaker 3: info and some basics about her home and turn it
- 4:33Speaker 3: back in.
- 4:34Speaker 4: That's it. Within a week, the case.
- 4:36Speaker 3: Manager whomever is assigned to that participant, they give you
- 4:40Speaker 3: a call, they'll talk about the rent that you're asking for,
- 4:43Speaker 3: they'll talk about some of the specifics of the property,
- 4:46Speaker 3: and then they'll schedule an inspection. And that inspection can
- 4:48Speaker 3: be as soon as the next day. It all depends
- 4:51Speaker 3: on your availability and how quickly they can get an
- 4:54Speaker 3: inspector out there, so realistically, you can have the whole
- 4:57Speaker 3: application process done and the inspection happen within erness.

- 6:52Speaker 1: An illegal alien from Guatemala charged with raping a child
- 6:56Speaker 1: in Massachusetts. An MS thirteen gang member from El Salvador
- 7:00Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 7:04Speaker 1: filming and selling child pornography in Michigan. These are just
- 7:08Speaker 1: some of the heinous migrant criminals caught because of President

- 7:27Speaker 1: If you are here illegally, your next you will be

- 7:46Speaker 1: Trump America's laws, border and families will be protected.
- 7:50Speaker 2: Sponsored by the United States Department of Homeland Security.
- 7:52Speaker 4: Week and a half, which is extremely quick. I want
- 7:55Speaker 4: to run it back real quick.
- 7:56Speaker 3: Though, and say the biggest thing that you can do,
- 8:00Speaker 3: as I mentioned before, treat them like they're not on assistance.
- 8:03Speaker 3: Treat them like they're not on a program. Make sure
- 8:05Speaker 3: that you run their background checks and credit checks. Some
- 8:08Speaker 3: people say, well they're on Section eight, they're on assistance.
- 8:11Speaker 3: I don't want to make it seem like I'm trying
- 8:14Speaker 3: to exclude them from my pool of applicants by running
- 8:17Speaker 3: a credit check, because a lot of times they don't
- 8:19Speaker 3: have great credit. That's not always true. And secondly, if
- 8:22Speaker 3: you find something, you see something on a background check
- 8:25Speaker 3: or a credit check, just like you would with any
- 8:27Speaker 3: other applicant, you can talk to them about it. I mean,
- 8:30Speaker 3: you know, everybody's had some kind of issue in some
- 8:33Speaker 3: form or fashion where it doesn't define you as what's
- 8:35Speaker 3: on the piece of paper. So the best thing you
- 8:37Speaker 3: can do as a property owning when you're taking those
- 8:39Speaker 3: applications and you run the background check, you've run the
- 8:41Speaker 3: credit check, is to have a conversation with them about it.
- 8:44Speaker 3: If they're willing to be open with you, and you know,
- 8:47Speaker 3: talk through it and you still get a good feeling.
- 8:49Speaker 4: You talk it out. And this was just a rough patch.
- 8:52Speaker 3: They went through some things, some stuff happened, they're back
- 8:54Speaker 3: on track now, they're good to go.
- 8:56Speaker 4: Then you accept it But the biggest thing is to
- 8:59Speaker 4: take those two steps.
- 9:00Speaker 3: And I keep emphasizing that is because there are so
- 9:02Speaker 3: many property owners that I saw while working with the
- 9:06Speaker 3: program that thought just because they were on Section eight,
- 9:09Speaker 3: they had nothing to do. They can just let the
- 9:11Speaker 3: people move in do whatever they want, not do a
- 9:13Speaker 3: credit check, not do a background check, not take a
- 9:15Speaker 3: security deposit. And those were the people that got bit
- 9:18Speaker 3: in the end because they're not doing their due diligence.
- 9:21Speaker 3: So you want to make sure that you do your
- 9:23Speaker 3: due diligence at every step of the way. That is
- 9:26Speaker 3: by far the biggest thing that I can say, and
- 9:28Speaker 3: I'll mention it a few times throughout this presentation, because
- 9:31Speaker 3: you're protecting yourself and your investment. Again, you don't have
- 9:34Speaker 3: to be a tyrant about it, you don't have to
- 9:35Speaker 3: be rude about it, but you have to do your
- 9:38Speaker 3: due diligence and protect yourself and your investment. Huge, huge, huge,
- 9:41Speaker 3: cannot overemphasize that. So, once you've gotten your inspection scheduled,
- 9:46Speaker 3: what do you do? It's extremely easy. There are some
- 9:50Speaker 3: really really really basic pieces of information that you have
- 9:54Speaker 3: to look for, and I'm going to put the actual
- 9:57Speaker 3: form in the chat you need. Secondly, me come that over.
- 10:02Speaker 3: So this one that I'm putting in the chat now
- 10:05Speaker 3: is the RTA that I mentioned. And the thing that
- 10:07Speaker 3: makes Section eight easy. Since it is a federally backed program,
- 10:10Speaker 3: it's a HUT program, it's HUD money. These documents are universal.
- 10:15Speaker 3: They may they may have some supplemental documents that your
- 10:18Speaker 3: housing authority uses that let's say one in Maine uses
- 10:21Speaker 3: that one in Carolina doesn't, but the main forms are
- 10:24Speaker 3: all the same because it's a HUT program. So that
- 10:26Speaker 3: one I just put in there is the request for
- 10:28Speaker 3: tenancy approval, so you can see what that looks like.
- 10:30Speaker 3: And I am going to put in in just a second,
- 10:33Speaker 3: I'm grabbing the inspection checklist so you have that as well.
- 10:37Speaker 3: I can get my life together and get this competent pasted.
- 10:40Speaker 4: There we go.
- 10:40Speaker 3: So the one, the second one I put in as
- 10:42Speaker 3: the inspection checklist. This is intimidating to a lot of
- 10:47Speaker 3: people when they hear a HUT inspection or Section eight inspection.
- 10:51Speaker 3: I don't know where it comes from, to be quite
- 10:52Speaker 3: honest with you, there are so many people that say
- 10:56Speaker 3: it's one of the most difficult processes.
- 10:58Speaker 4: You can go through.
- 10:59Speaker 3: They make it so hard. They do so much extra stuff.
- 11:02Speaker 3: It really is not this HUD checklist. It's long because
- 11:06Speaker 3: the inspectors have to check a bunch of different boxes,
- 11:08Speaker 3: and it gives them a ton of options depending on
- 11:10Speaker 3: the type of home, the layout, the options, et cetera,
- 11:13Speaker 3: et cetera. The two things that they look at when
- 11:15Speaker 3: they're going through is safety is number one, and functionality
- 11:20Speaker 3: and go I'm gonna skip ahead one slide.
- 11:21Speaker 4: We'll go back to that.
- 11:22Speaker 3: So safety and functionality, they want to make sure that
- 11:25Speaker 3: every part of the unit is safe for the incoming tenant.
- 11:30Speaker 4: So what does that mean.
- 11:31Speaker 3: Making sure that in the bathrooms you have GFI outlets,
- 11:34Speaker 3: so the waters the outlets that shut off if water
- 11:39Speaker 3: gets in around the sink as well, making sure that
- 11:42Speaker 3: windows aren't broken, making sure that plumbing is all in
- 11:46Speaker 3: good working order, making sure that there aren't huge cracks through.
- 11:50Speaker 4: The wall that may be a little more than just
- 11:52Speaker 4: paint cracking.
- 11:53Speaker 1: An illegal alien from Guatemala charged with raping a child
- 11:56Speaker 1: in Massachusetts. An MS thirteen gang member from else Salvador
- 12:00Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 12:04Speaker 1: filming and selling child pornography in Michigan. These are just
- 12:08Speaker 1: some of the heinous migrant criminals caught because of President
