- 0:00We can't ignore there has been an impact from the tariffs that
- 0:03were announced. They are actively going against
- 0:06US travel. 45% of bookings were made to arrive within 14 days to
- 0:11the whole of 2024, that was 30%. Donald Trump's tariffs are
- 0:16having a negative effect on the US vacation rentals market.
- 0:20Canadians are turning away from major hotspots like Florida and
- 0:25California and instead heading to the UK and France.
- 0:29In today's Host Planet podcast, Sally Henry from Key Data
- 0:32outlines the main trends from 2025, including which regions of
- 0:36the UK are performing best. Sally also shares her favorite
- 0:40data stats from the year so far. If you want to know what's
- 0:43happening in our industry right now, this is an episode not to
- 0:48be missed. Sally, thank you for joining us
- 0:55on the House Planet podcast. Looking at the data, what effect
- 1:00are Donald Trump and tariffs having on the US vacation
- 1:04rentals market in 2025? Hi, James.
- 1:07Thank you so much for having me. Yeah, we can't ignore there has
- 1:11been an impact from the tariffs that were announced.
- 1:15We were tracking obviously the Dow and we've we've lost about
- 1:184000 points in a day and then we saw those those couple of days
- 1:22trading afterwards innovations per property fell by 20% across
- 1:28our US clients. So a significant impact on the
- 1:31market and that certainty of consumer confidence following
- 1:35those tariff announcements. To what extent are Canadian
- 1:39travellers turning their back on the US?
- 1:42And if they are turning the back on the US, where are they
- 1:44heading? Yeah.
- 1:46So I think the short answer is yes, they are turning their back
- 1:50on on the US and we saw those tariffs to Canada announced
- 1:54first. So looking at bookings made-up
- 1:57until about the 7th of April, we can see that Canadians
- 2:01travelling to the US were down 31%.
- 2:04If we look at Canadians travelling to Canada, that was
- 2:06up 5%. So it's not like there's a huge
- 2:09market slump of the Canadians travelling per SE.
- 2:12And we've seen that they're coming across to Europe, they're
- 2:14coming to the UK, the some Canadians like Montreal, they're
- 2:18coming across to France. So they are still travelling.
- 2:22They are actively going against US travel.
- 2:26So again, an impact. And there are some regions that
- 2:29have a higher density of Canadian travels like Hawaii
- 2:31that you know, they're suffering more as a destination within the
- 2:35US. So it is affecting some areas
- 2:37more than others. Yeah.
- 2:38Which are the key destinations in the US that are suffering the
- 2:41most? And for your property managers
- 2:44in the US, what's the advice to them about how they can weather
- 2:47this storm? I mean, probably to answer that
- 2:51in two ways. So the key destinations that
- 2:54Canadian travellers visit in the US, you're looking at Florida,
- 2:57Hawaii, California, South Carolina and Colorado.
- 3:01So they're your top five. How to measure or how to counter
- 3:05it. I mean, we are advising because
- 3:07the markets are almost as announcements coming daily.
- 3:11I think it's about being really on top of your data and being
- 3:14able to respond to it. And a lot of it is down to
- 3:16consumer confidence where people are just unsure about how much
- 3:21disposable income they'll have or you know, what is safe to
- 3:24travel. So be prepared with those last
- 3:26minute getaways where people will still travel if they have
- 3:29the ability and the and the consumer confidence will return.
- 3:35But possibly those longer international trips are
- 3:38potentially the ones that are suffering a little at the moment
- 3:41as people are just a little uncertain as to what that's
- 3:43coming through. Are you finding that property
- 3:45managers in the US are focusing more on in country guests right
- 3:49now? We're definitely seeing that the
- 3:52drive to destinations are faring better.
- 3:54And so yeah and that's always the play that you know there is
- 3:57domestic market as well. There are some, again, some
- 4:00destinations that rely heavier on that international inbound
- 4:04almost a re pivot to say, OK, well we still have the
- 4:07properties and people are still going to be booking them and
- 4:09people will hopefully come from, you know that drive to market
- 4:13again. So it's just about being able to
- 4:16respond to those market conditions.
- 4:17There are some things we always say this outside of your
- 4:20control, but it's how you respond to them that is
- 4:23ultimately the most important factor.
- 4:26And we again, we're, we're running a lot of webinars and
- 4:29help and blogs to help our clients understand how to
- 4:33respond to some of these shifts that we're seeing.
- 4:35Again, totally out of your control, but the these
- 4:37macroeconomic factors that we are all being dealt with at the
- 4:40same time with the same amount of notice.
- 4:43On the flip side, I guess there are house and property managers
- 4:46in the UK and France who should maybe be putting a little bit
- 4:49more effort into getting those Canadian travellers.
- 4:52Absolutely. Potentially, you know, people
- 4:53are looking to still travel and the UK is definitely one of
- 4:57those markets that would benefit from that.
- 4:59I think you need to couple it again with just thinking about
- 5:01the strength of the pound, the euro, the dollar, It's all these
- 5:04changing factors which are playing into a very volatile
- 5:09market right now. Let's switch tack a little bit
- 5:12then and look at the OTAs. We've seen a lot of data over
- 5:16the last few years about the growth of booking.com.
- 5:19It's certainly kind of catching up with Airbnb in the UK.
- 5:23Where is booking.com tracking now and how's it doing,
- 5:27especially in the UK, in Europe and in the US?
- 5:31Yeah, Okay. So we're looking here.
- 5:33So some Q1 sort of Europe as a whole.
- 5:36We've seen Airbnb flatten really is for Q1 arrivals and we've
- 5:40seen strong growth from booking.com at the expense
- 5:43actually of direct. So we're definitely seeing a
- 5:46swing there, say for Q2 arrivals, looking at Q2 pacing,
- 5:51we're seeing both Airbnb and Booking gaining some traction
- 5:55again at the expense of direct, VRBO sitting pretty flat.
- 6:00So yeah, we're seeing some real strong performance from the
- 6:03channels. When we're looking in Europe.
- 6:05If we look at US where we finished up, we saw some some
- 6:09growth from Airbnb at the end of Q1 and we've seen booking.com
- 6:13continue to growth again at the expense of direct and VRBO in
- 6:17the US And looking at pacing for Q2, again, small graves from
- 6:21Airbnb, continued grades from Booking Directs and Vivo again
- 6:27are seeing a decline. So Airbnb and Booking definitely
- 6:30gaining traction in Europe and the US in Q1Q2.
- 6:35And it's like the advice now to a lot of US managers especially,
- 6:38that if they're not on booking.com, they need to be
- 6:40taking a look at it. Yeah.
- 6:42I mean, I, I would always advise everyone to to have a breadth of
- 6:47distribution, especially in times of uncertainty.
- 6:50You've you need in your armour some different channels that are
- 6:53going to work for you that you can ignite if you like.
- 6:56So do you have distressed inventory?
- 6:58Is it a later market who will be using Booking versus Airbnb?
- 7:02Quite different booking guests. So effectively, I would be
- 7:06spreading my marketing bandwidth as widely as possible in the
- 7:11current climate so that you can take advantage of these
- 7:14different channels, these different types of guests and
- 7:17what they offer. And you know, some consumers are
- 7:19very much, they'll use one app to do all their travel.
- 7:23I use booking.com to do all of my hotel travel because I'm, you
- 7:27know, I'm time poor and I want everything in one place so I can
- 7:29open one app and it tells me. Same with Airbnb.
- 7:32People will use the app and they don't necessarily go on Google
- 7:35or do the, you know, the searches.
- 7:36So I would be trying to put myself wherever the consumers
- 7:39were with wallet in a market like this.
- 7:42And also they can help with some internationalization as well.
- 7:45They and if you look at booking, they can connect the flight
- 7:48element to they can deal with the currency that you need them
- 7:51to. They can help with the language,
- 7:53so they can help internationalize your product a
- 7:56lot easier than you know than potentially you could do
- 7:59yourself. Host Hub is a top rated property

- 8:53further details. Yeah, the user experience is is
- 8:56pretty strong. And yeah, having everything in
- 8:58one place is pretty convenient. You mentioned there that some of
- 9:01the OTAs were growing at the expense of direct bookings.
- 9:06What's the explanation for direct bookings dipping
- 9:09somewhat? Wow.
- 9:12I think if you look at and you follow what the OTAs are doing,
- 9:16some of their advancements in using AI and putting the
- 9:19relevant product in front of people, working constantly on
- 9:23the seamless checkout, understanding they, you know,
- 9:27they have a lot more data to be able to tweak.
- 9:30So I think part of it is they're they're just huge platforms that
- 9:35I've learned that have got a lot of transactions.
- 9:39So potentially they're offering a better booking service.
- 9:42Maybe, you know, we do have some clients that are 100% direct.
- 9:46Some people offer, you know, fabulous experience booking, but
- 9:50equally investing in your own website and trying to get that
- 9:53share of search is these can be difficult and can, you know, can
- 9:57command quite some skill set and some budgets.
- 10:00And so it's really, I think people can switch to the OTAs to
- 10:03access and that search demand quite quickly.
- 10:06And it depends on your strategy. Some people can manage perfectly
- 10:09well without the OTAs. Some people rely heavily on the
- 10:12OTAs because they want to be more focused on, you know,
- 10:15service in, you know, in the property when they're there or
- 10:17on the cleaning element or the operational side.
- 10:20So everyone's got their own USP that they need to focus on, but
- 10:24you can't deny that the OTAs come plug into demand for you
- 10:26very quickly. 100% yeah. And yeah, direct bookings, it's
- 10:30a, it's a lot of time and effort and money.
- 10:34Like you say there, you know, you, you want to build a, a
- 10:36great website, people have got to be able to trust that brand
- 10:39and, and the SEO side of things, you, you know, organic is very
- 10:42difficult these days. You've got to really spend money
- 10:45if you want to get that traffic right. 100% I think you've got
- 10:48to really invest in your SEA strategy.
- 10:50It doesn't happen overnight, unfortunately.
- 10:53And a lot of people will say, well, we have a direct booking
- 10:55and, and they mean they've got it from a keyword search on
- 10:57Google. And again, that's not free.
- 11:00So it's weighing up those different, you know, those
- 11:04different channels that you can ignite or not.
- 11:06You know, everyone would love a repeat Booker that comes back
- 11:09year after year. So I think when you're looking
- 11:11at a property manager, that was it.
- 11:12That's in their remit to give the guests such a great
- 11:15experience and to communicate them once they they have them.
- 11:18That repeat guest is is gold, but the rest is almost a a fight
- 11:23for voice. How do you get in front of, you
- 11:25know, the customer with the best proposition, the best quality
- 11:28product that you can? Yeah, the easiest direct booking
- 11:32you can secure is a past guest who's enjoying it.
- 11:35Just just let them know that you've got a direct booking
- 11:37site. Just, you know, communicate it
- 11:40it effectively. All right then, Sally, so we're
- 11:42speaking in April. How would you assess 2025 so
- 11:49far? What are we seeing in the data?
- 11:52Yeah, Probably a word that we use quite consistently.
- 11:56It's pretty flat right now. So we've had a mix around
- 12:01between because of the way Easter fell between March and
- 12:03April. But if you're looking at how
- 12:06sort of Q ones played out, jam Feb, pretty flat in guest paid
- 12:10occupancy, slightly higher in Adrs, but not enough to push.
- 12:14So again, we've ended up with this flat Rev par when we
- 12:17combine the 2. So March down a little because
- 12:21Easter was in March, it was three weeks earlier last year.
- 12:24So not only does it not fall into March, it doesn't fall into
- 12:27Q and either, which has been a bit of a nightmare for people's
- 12:30budgeting. But effectively we've we've seen
- 12:33a pretty flat market. Obviously there's differences in
- 12:36different regions, but we're seeing guest paid occupancy
- 12:39flats, which means our Adrs are pacing very similarly to last
- 12:44summer. We talked a lot last year about
- 12:47were the sort of rates too high in the summer and effectively
- 12:52Rev power was pushed up slightly.
- 12:53So those higher rates sort of offset that lower, lower
- 12:57occupants that we saw in the summer.
- 12:58So a similar story to last year, pretty flat with a switch around
- 13:02for Easter sort of March and April.
- 13:05So it's, it's not doom and gloom at all, but it's, it's a
- 13:10volatile market. There is huge opportunity, I
- 13:13would say last summer and we had so many disruptions.
- 13:17We had the EUR which are, you know, hugely disruptive.
- 13:20We had the Olympics, we had a general election, we had
- 13:22appalling weather. So we weren't blessed with
- 13:25everything in our armour last year for UK, you know, UK short
- 13:29term rentals. But you know, we can only deal
- 13:31with what we can deal with in France.
- 13:32So we're painting in a similar way at the moment.
- 13:35But we are also seeing this later booking surge coming, that
- 13:39last minute booking. So being aware, being alert,
- 13:42having your price is right, communicating with your owners
- 13:45that the market is pushing later that you know, it's all really
- 13:49important to be on top of your data.
- 13:52And I know I work for key data, but it really is more important
- 13:55than ever to be aware of what's going on and being able to
- 13:57respond to those consumer confidence, you know, shifts
- 14:01which are, which are real our. House and property managers
- 14:06being a little bit more realistic with the rates that
- 14:09they think they can achieve this year.
- 14:12I mean, we're seeing this them pacing the same, James, to be
- 14:14fair. But if we got it last year, I
- 14:16think it's about deciding are you happy to sacrifice occupancy
- 14:20to maintain your rate? I mean the sweet spot is getting
- 14:23them both. Should you reduce your prices a
- 14:25little so they don't come crashing down as far as we see
- 14:28that, you know, when they do get contracted with the very late
- 14:31markets, But it's about those conversations with your
- 14:35homeowners. It's about understanding the
- 14:36operational costs. So some can't afford to reduce
- 14:39that ADR and, and as long as it's a concerted strategy, I
- 14:44think it's fine. We're never there to say reduce
- 14:46your price or higher than you know, the ultimate gain is to
- 14:48get as much Rev power as you can, but you also need to
- 14:51understand those operational costs as well and what your
- 14:54owners are expecting of you. So it's all about communication
- 14:57and having a conversation, understanding what the market's
- 15:00doing. And if you're not prepared to
- 15:02drop your rates because that's what the market's commanding,
- 15:04that's fine. As long as it's the conversation
- 15:06that you've had and you've made a decision rather than looking
- 15:09back at the end of the season going, oh gosh, I wish we'd
- 15:11changed our price or lowered our prices.
- 15:13It's. If it's it's part of your
- 15:14strategy, then that's fine. I've heard a lot of people as
- 15:17well anecdotally talk about these shortening booking
- 15:20windows. I myself have experienced a lot
- 15:22of last minute bookings. I think over the last year or
- 15:25so, it seems to be like 7580% of bookings are last minute.
- 15:30Is that what you're seeing in the data as well?
- 15:32And how can property managers deal with that?
- 15:35Yeah, it's probably a 2 strong. So if we look at Q1 arrivals,
- 15:40this was like the last, the last week in March, 45% of bookings
- 15:44were made to arrive within 14 days.
- 15:46So you're right seeing that very late arrival coming through.
- 15:50If we look, we can see what that was for the whole of 2024, that
- 15:54was 30%. So we're seeing almost a, so
- 15:57we're seeing people book very early and very late and it's how
- 16:00you manage. But it depends on your property
- 16:02portfolio. So if you've got a property
- 16:04that's potentially larger with an amazing Seaview or some
- 16:07amenities are rarer, they will be booking earlier than than
- 16:12properties that are a little bit more mainstream where there's
- 16:14more choice because people can lurk.
- 16:17And if they, if they kind of think, well, I need a 2 bed in
- 16:19this area, I can see there's loads, I'm not going to panic
- 16:22versus I need a A4 bed with a Seaview, then they're going to
- 16:25have to secure that earlier. So, so I think it depends on
- 16:28what your property is, where you're based, what the supply is
- 16:31around you. And you'll get to understand
- 16:33because if you're seeing an average booking window coming
- 16:36through and you go, oh, well, you know, mine booking longer
- 16:38than that. If you've got a sort of property
- 16:40that should be booking like twice as long as that, then it's
- 16:42all about relativity. So I think understand the market
- 16:46is pushing late, but if you've got a portfolio that commands
- 16:49those earlier booking windows, then you should be making
- 16:52actions sooner. And it's all about understanding
- 16:54the supply around you, understand your positioning in
- 16:57the market. Rather than dropping your rates,
- 17:01is there an argument for kind of holding your nerve a little bit
- 17:04with your rates if you are getting a lot of last minute
- 17:06bookings? Yeah, absolutely.
- 17:08And again, it's understanding your environment.
- 17:10So if you can see that everyone else is fully booked and you
- 17:15know, you take that gamble to say, well, OK, there's not much
- 17:18left, I can hold my rates and I think we're good If everyone
- 17:20else is dropping their rates, I think it's about being aware.
- 17:23So I often explain and say, look, go and mystery shop
- 17:26yourself as if you're a guest searching and look on the main
- 17:29platforms, look on the on your, you know, how are you faring?
- 17:32How are you faring the algorithm?
- 17:33Sometimes it's about placing yourself, making sure your
- 17:36reviews are shouting out that your amenities are there.
- 17:38So it's not a, it's not always just on price and they're always
- 17:41going for the lowest. But equally, be really aware of
- 17:44what everyone else is doing because the other thing, owners
- 17:47talk to each other. So they'll go, oh, you know,
- 17:49owner A said this and owner B's done that.
- 17:51So if you can go back with a very clear data view of what's
- 17:54going on, say, well, we see that, but we can see it's coming
- 17:56in and, you know, 10% of bookings are coming in for three
- 17:59days later. And we've seen the weather
- 18:00forecast. You know, there's a whole bunch
- 18:01of factors that I think you need to build in, but have that data
- 18:05to communicate with your owners. So holding, you know, yeah, it
- 18:08can work, but equally checking the weather, a few things like
- 18:11that. Have you got any activities
- 18:13around what are even hotels doing?
- 18:15Just be aware of that decision. So the word is flat to describe
- 18:192025 so far, but are there any regions in the UK or any other
- 18:23countries around the world which are really bucking the trend so
- 18:26far this year? Yeah.
- 18:28I mean, if we look at paid occupancy in the UK, we see the
- 18:31Cotswolds are pacing positively. They're up, you know, let's say
- 18:40I'll tell you exactly 7% are pacing.
- 18:44So versus a very flat or a slightly down sort of UK
- 18:47average, Northern Ireland is pacing positive.
- 18:49The Highlands in Scotland are pacing positively as well.
- 18:53London's +4. So we have some areas that are
- 18:55pacing positively in guest, guest paid occupancy.
- 19:00And then if you look almost the flip side, Highlands are down in
- 19:03the ADR. So they've obviously compensated
- 19:05occupancy for for the ADR. But everywhere else we're seeing
- 19:09positive ADR pacing growth. So again, some Snowdonia 25% up,
- 19:15they're pacing 25% up for ADR for 2025.
- 19:20Northern Ireland is pacing up, Dumfries and Galloway pacing up.
- 19:23So all double digit growth. So there are different pockets
- 19:26and within those pockets of geography you can have pockets
- 19:29of property portfolio types that are going to be performing
- 19:32differently as well. When we talk about the averages,
- 19:34we're just, we are literally talking averages.
- 19:36So some will be outperforming the market and some will be
- 19:39seeing a much softer market. What we try and do is give you a
- 19:42feel for what we're seeing so that you kind of get this sense
- 19:45check of like, oh, OK, the market's not fully booked.
- 19:48You know, why wasn't I fully booked for Esto?
- 19:50It's like, OK, no, the market is quite late.
- 19:52It's pretty flat. So your challenge as a property
- 19:55manager is how do you get your how do you get views to your
- 19:57properties? How do you get them booked and
- 19:58how do you get those repeat with guests coming?
- 20:00Back for you and. Which areas are really
- 20:03struggling this year? It depends on again and what
- 20:09you, if we look I guess at the metric of Rev par, which is that
- 20:12balance between the rates and the occupancy.
- 20:16We're seeing negative pacing in Northumberland, seeing negative
- 20:19pacing in Cornwall, in Devon, Edinburgh is really negative.
- 20:26Obviously they've they're countering all their different
- 20:29legislation. So that balance of rates is so
- 20:32important and it can change so quickly as well.
- 20:35So, you know, you can really push occupancy it by a couple of
- 20:37percent and push your ADR up and suddenly you can get to put, you
- 20:40know, positive Rev par as well. So there's some areas, but then
- 20:44like Dumfries and Galloway, Northern Ireland, Cotswolds,
- 20:46London, all all pacing positively of Rev par.

- 21:32Billa. Like literally understand your
- 21:36own data, understand what the market's doing and listen,
- 21:40obviously this macroeconomic impact, the news, I'd be dialled
- 21:42into the news every day because the impact on consumer
- 21:46confidence is very real. So, you know, we, there is talk
- 21:49of, you know, where we end up in recession.
- 21:52It's a big word. But what that means is people's
- 21:54confidence on spend can be damaging to, to the economy for
- 21:59for all aspects. What we find is travel tends to
- 22:01be one of the last things to get put on hold.
- 22:04But people may be deciding they may be down grading a little and
- 22:07may be staying a little shorter. We're seeing, you know, the
- 22:10average length of stay shortened across the board by about .2
- 22:13days. People may be down grading the
- 22:15number of bedrooms, whereas the kids both had a bedroom each
- 22:18they may be sharing. So I think just being mindful of
- 22:22that value that people will be looking for and that consumer
- 22:24confidence. And some of that literally comes
- 22:26from switching on the news and listening to what's happened,
- 22:29what's happened to the Stock Exchange, you know, what's,
- 22:31what's that consumer confidence, what's happening there.
- 22:34So I think it's being where I use your data, understand your
- 22:37own data, communicate with your homeowners and just be super
- 22:40aware of that wider macroeconomic environment that
- 22:44we're self catering does tend to fare well when we are seeing a a
- 22:49weaker economy. People are still happy to
- 22:51travel, they may want to be able to control their spend and maybe
- 22:54eat in a few times. So you know, as a sector, you
- 22:58know we're fairly well placed, but it's changing every day in
- 23:02terms of that consumer confidence field and watching
- 23:04what happens with the interest rates, exchange rates, etcetera.
- 23:08And just tell us how key data can help people and where people
- 23:10can find out more information. So we can help by giving you
- 23:15access to a dashboard that explains all your own metrics
- 23:18and equally pulls in that market data so you can see how you're
- 23:22performing compared to the rest of the market, which in the
- 23:24current current climate is even more reassuring to see, to see
- 23:28what else is going on. So reach out to me on LinkedIn,
- 23:31Sally Henry or Key Data dashboard.com and reach out to
- 23:35any of the team. We'll be delighted to help you.
- 23:38Fantastic. And we'll put those links in the
- 23:40show notes so people can get in touch.
- 23:42All right then Sally, we've got a few questions to finish.
- 23:45We've asked these to you before, but we'll update them for 2025.
- 23:48S favorite brand in 2025 in the STR space apart from key data of
- 23:53course. Obviously key data 1st and
- 23:55Forest, you know what, I'm Guinness and it's my friends at
- 23:57Why Hangry. We did a joint, we did a joint

- 24:05platform who are really taking the short term rental industry
- 24:08sky storm and their energy, their bounce, their enthusiasm,

- 24:30upselling revenue. OK then Sally, an individual
- 24:34shout out for 2025 somebody from the STR space.
- 24:38It's going to go to my good friend Robin Clifford from
- 24:41Guesty. I've known Robin, we worked
- 24:44together when he was at Airbnb. We used to talk about the market
- 24:46all the time. Now I'm at Key Data, he's at
- 24:49Guesty. We still talk about the market
- 24:50all the time. So I love his wisdom and his
- 24:55observations on the industry. So a huge shout out to Robin.
- 24:59He's a star. Brilliant shout out.
- 25:01He really is. He was at our event recently and
- 25:04they interviewed him about the future of travel and how it's
- 25:07going to affect the short term rentals world and it was
- 25:09absolutely fascinating. His, his thoughts on where
- 25:13things are going are really, really interesting and we're
- 25:15going to record a podcast with him soon because we have to turn
- 25:17that interview into a podcast episode.
- 25:20I'm sure a lot of people will will tune in for that.
- 25:23Finally, then, your favorite data stat from 2025 so far.
- 25:28You see, you're just asking that I live in data stats.
- 25:30James, this is a really hard one to to nail it down.
- 25:33One thing I saw when I did the, I presented the keynote at the
- 25:36short stay Summit and one thing that really made me open my eyes
- 25:39think, OK, let's bring this out again.
- 25:40And for the people that didn't see it, we were looking at the
- 25:43average daily rates when you are booking it sort of different
- 25:47times. So we were just talking about
- 25:49that later market. So for Q, 145% of reservations
- 25:52were made to leave within 14 days.
- 25:55So that's a huge one. But the ADR for those shorter
- 25:58like later bookings is £96 in Q1.
- 26:01And if we look at the other side for bookings made six months
- 26:04out, the ADR is 187. And yeah, only 5% of
- 26:08reservations, but 11% of revenue.
- 26:11So again, it's this correlation. So your ADR is going to get
- 26:13squeezed the closer to arrival. So if we're seeing a later
- 26:16booking pattern, like a later market, please understand the
- 26:20impact it could potentially have on your revenue because that ADR
- 26:24gets squeezed. And it really hit me, it was so
- 26:26stark. It's like, wow, OK, this is
- 26:28something that property managers need to factor in.
- 26:31We can't always force the market to book earlier.
- 26:34But understand the impact on your revenue because of that
- 26:36later booking market. So a bit of a geeky one, I'm
- 26:39afraid there, James. I wish I could pull out a really
- 26:41fun stat, but hopefully that's useful to to some property
- 26:44managers listening just to understand that impact on the
- 26:47ADR and the revenue. Very useful indeed and we'd all
- 26:50love to see our calendars completely packed six months
- 26:54out. But that's not real life, is it?
- 26:55That's not reality. So we have to be aware that some
- 26:58people like a a last minute trip.
- 27:01Thank you, Sally so much for your time and for joining us on
- 27:04the Host Planet podcast. Aww, thank you for having me.
