- 2:15Speaker 4: All right, guys, welcome back.
- 2:17Speaker 2: This is a highly anticipated episode, something that you know,
- 2:22Speaker 2: it's been almost a year probably no, definitely has been
- 2:25Speaker 2: a year over Yeah, yeah, so me and Maya Davis.
- 2:30Speaker 2: We referenced him a lot on a different episode of
- 2:33Speaker 2: this spurgo shout.
- 2:34Speaker 4: Out to Trey Legend.
- 2:36Speaker 2: I think we referenced him and him this episode doctor Student,
- 2:42Speaker 2: loan doctor. That's a fact. You probably heard his name before,
- 2:45Speaker 2: if you if you're not familiar with him just on
- 2:47Speaker 2: your own online. So Neil, he's been just a good
- 2:50Speaker 2: dude from the beginning. I actually did his podcast before
- 2:55Speaker 2: we had a podcast. Yeah, that was like two years ago.
- 2:59Speaker 2: Over two years ago. I did his podcast and just
- 3:02Speaker 2: connected on social media and just been a one other since.
- 3:05Speaker 2: So he's like one of these guys that's extremely helpful
- 3:08Speaker 2: and never really asked to get on the podcast, just like,
- 3:11Speaker 2: how can I provide value. So when we was going
- 3:13Speaker 2: to Philly to do our show last year in March,
- 3:18Speaker 2: we had a crazy lineup. We had Wallow, we had
- 3:21Speaker 2: Kashif and the Machine, had John Henrie, we had.
- 3:27Speaker 4: Greg Park Yeah, great part.
- 3:32Speaker 2: Blair I used to shoot it, and of course Neil
- 3:36Speaker 2: Neil was it Neils for Philly originally. So two days
- 3:39Speaker 2: before our event, the whole country gets shut down with Corona,
- 3:44Speaker 2: So that just killed everything. So it was crazy because
- 3:48Speaker 2: we were supposed to do a live podcast with Neil
- 3:51Speaker 2: and we was going to do in person podcast.
- 3:53Speaker 5: Tape his and then live yeah yeah.
- 3:58Speaker 2: Yeah, So we got to shut that down. So there's
- 4:00Speaker 2: been a long time and the reason why we didn't
- 4:01Speaker 2: reschedule is because Neil does he does a variety of
- 4:04Speaker 2: different things online, but one of the things that he's
- 4:07Speaker 2: become famous for is the event space business. So he
- 4:10Speaker 2: teaches people how to get event space, how to make
- 4:12Speaker 2: money on event spaces, everything. You know, that's a huge,
- 4:15Speaker 2: huge business that it's very practical and something that most
- 4:18Speaker 2: people don't even think about. But there's always gonna be
- 4:20Speaker 2: baby shadow, there's always gonna be weddings, there's always going
- 4:22Speaker 2: to be you know, proms, things of that nature. So
- 4:25Speaker 2: it's crazy because you know, I never really heard anybody
- 4:29Speaker 2: that had an event space.
- 4:31Speaker 4: Business until I met you.
- 4:33Speaker 2: So obviously we couldn't really do the episode during Corona
- 4:38Speaker 2: because there's no events that's happening during Corona. Everything is
- 4:42Speaker 2: shut down. So what ended up happening is that we
- 4:46Speaker 2: waited to the right tom And now we're in a
- 4:49Speaker 2: point in time where states are reopening. California just announced
- 4:53Speaker 2: that there will be one hundred percent open in June fifteenth,
- 4:56Speaker 2: as in fact, Texas last month starters opening. New York
- 5:05Speaker 2: is taking steps to reopen. Jurity is taking steps to reopen.
- 5:09Speaker 2: So now it's the when you hear about the reopening
- 5:11Speaker 2: of the economy and you see even stocks, you follow
- 5:14Speaker 2: market money, you follow the stock market, a lot of
- 5:16Speaker 2: the you know, reopening stocks are starting to boom, and
- 5:21Speaker 2: now from a micro level, reopening businesses are starting to flourish,
- 5:26Speaker 2: and you know, it's something that become viable against all
- 5:28Speaker 2: the events space business is something that is now on
- 5:31Speaker 2: people's radar, or it should be on people's radar, because
- 5:34Speaker 2: it's something that you can start for a very low cost.
- 5:36Speaker 2: You don't actually even have to own the space. We'll
- 5:38Speaker 2: talk about that, and you can keep a nice cash
- 5:41Speaker 2: flow coming in and make really good money, very passive
- 5:43Speaker 2: business things of that nature. So we're going to talk
- 5:45Speaker 2: about something that we've never talked about ever before early leadure,
- 5:48Speaker 2: the event space business. So first and foremost, thank you
- 5:51Speaker 2: for joining us.
- 5:52Speaker 4: Appreciate it.
- 5:52Speaker 6: I'm happy to be here, man, I'm very excited. I
- 5:55Speaker 6: waited a year for this. I was pumped up just
- 5:58Speaker 6: about then. I was they come to Philly. I was
- 6:01Speaker 6: trying to help you with venues and all type of stuff.
- 6:03Speaker 4: At that time.
- 6:04Speaker 6: I knew besides that we had couldn't accommodate what you
- 6:07Speaker 6: were looking for. So I'm just happy to be on
- 6:09Speaker 6: here and I just appreciate what you're doing for the people.
- 6:11Speaker 4: Man.
- 6:11Speaker 6: This is the greatest podcast in the world.
- 6:14Speaker 5: This is one of those I've been saying all year,
- 6:17Speaker 5: like we gotta get kneel Man because we we watched
- 6:19Speaker 5: the speed we watch you online always killing them, like
- 6:22Speaker 5: we gotta get kneel when you're like my time.
- 6:24Speaker 7: Yet when it was time, he was like, Yeah, let's
- 6:27Speaker 7: do it. This is gonna be one. It's gonna be
- 6:28Speaker 7: one of them appreciate it.
- 6:30Speaker 2: And it's like even us, like we get event spaces
- 6:33Speaker 2: a lot when we were doing our events. We're about
- 6:35Speaker 2: to start doing events again, and it's difficult. It's not
- 6:38Speaker 2: as easy as people think, like we gotta find which
- 6:41Speaker 2: spot can ac commodate people like you said, you was
- 6:43Speaker 2: actually helping me out and put me on different people
- 6:45Speaker 2: and different things that nature. So event space business is
- 6:48Speaker 2: definitely something that is viable because we actually have used
- 6:51Speaker 2: the event spaces in Chicago and Atlanta to Atlanta and
- 6:57Speaker 2: La New York all over. So I'm excited to have
- 7:01Speaker 2: this conversation. So let's jump right into an event space
- 7:03Speaker 2: first and foremost, how did you How did you get
- 7:06Speaker 2: into the event space game. Yeah.
- 7:08Speaker 6: So it's funny because in Philly I've been doing like
- 7:11Speaker 6: I've been doing.
- 7:12Speaker 4: Events probably for a long time.
- 7:15Speaker 6: I'm doing all type of book signing events, I'm doing
- 7:19Speaker 6: networking mixer. So I've always been a network like that's
- 7:22Speaker 6: how I add body to people, like how can I
- 7:23Speaker 6: help you? Because I've been networking and helping people for
- 7:26Speaker 6: so long. So I used to have these monthly events
- 7:28Speaker 6: called social Sundays where people will come out, hang out,
- 7:31Speaker 6: I will have conferences. I will always just be having
- 7:33Speaker 6: all of this stuff. And I realized in the process
- 7:36Speaker 6: of me having all of these things, right, in the
- 7:39Speaker 6: process of me having all of these things, I never
- 7:41Speaker 6: owned the space. The most expensive of anybody's getting in
- 7:45Speaker 6: this industry. The most expensive thing when it comes to
- 7:48Speaker 6: having event is finding a venue. Nothing's more expensive than
- 7:51Speaker 6: finding the event. So I realized, Yo, I kept having
- 7:54Speaker 6: an event after event after event. I kept paying these people,
- 7:56Speaker 6: and I realized, in the process of me paying all
- 7:58Speaker 6: these people, the owners would never be there.
- 8:00Speaker 4: So I'm like, how are you making this money in
- 8:02Speaker 4: They're never here. So that kind of what really got
- 8:05Speaker 4: me in it.
- 8:06Speaker 6: But what really got me in the event space is
- 8:08Speaker 6: before I even decided to really make this whole initial
- 8:11Speaker 6: jump in real estate essentially was I had a rental property,
- 8:14Speaker 6: and I kept getting burned over and over. I'm talking
- 8:17Speaker 6: about I fixed up the property, put the lady in
- 8:20Speaker 6: there for like three or four months. She burned me,
- 8:23Speaker 6: ended up having to get her evicted. Took a few
- 8:25Speaker 6: months to get her off. We didn't put someone else
- 8:27Speaker 6: in the property. They ended up burning me. I ended
- 8:29Speaker 6: up doing a deal with my brother. I said, Yo,
- 8:31Speaker 6: I'm going to do the renovation. Let's just split rent
- 8:33Speaker 6: half in half. Ended up getting a rent for like
- 8:36Speaker 6: one or two months, then got burnt. So I now
- 8:41Speaker 6: by a tenant. So at that very time, I'm like this,
- 8:45Speaker 6: I'm like crack, Like yeah, I'm like, dang, you teld me,
- 8:49Speaker 6: I'm keep getting burned. I'm only getting three hundred a
- 8:51Speaker 6: month cash flow for the property anyways, Like.
- 8:55Speaker 4: I keep getting burned.
- 8:56Speaker 6: So when I had the idea of getting my own
- 8:58Speaker 6: event space, I always do like an analysis.
- 9:00Speaker 4: I'm like, do I want to go get my own
- 9:01Speaker 4: event space.
- 9:02Speaker 6: Or do I want to actually just continue on with
- 9:05Speaker 6: my rental property. So the main reason why I took
- 9:09Speaker 6: this analysis was I'm like, yo, let's do a comparison.
- 9:12Speaker 6: Most people never think about this. Most people are paying
- 9:14Speaker 6: more for where they live than they can actually pay
- 9:16Speaker 6: for event space. So I did the comparison. I'm like
- 9:19Speaker 6: rental property event space. Like I did the comparison, I put.
- 9:23Speaker 4: One here, one here.
- 9:24Speaker 6: I'm like one water bill, one water bill, one gas bill,
- 9:27Speaker 6: one gas bill, one electric bill, one electric bill.
- 9:30Speaker 4: Insurance.
- 9:30Speaker 6: The only difference in insurance between the two properties is
- 9:33Speaker 6: you need a million dollars worth of coverage, which sounds
- 9:35Speaker 6: like a lot, but it's less than one hundred dollars
- 9:37Speaker 6: a month.
- 9:37Speaker 4: And then I kept going down the line.
- 9:39Speaker 6: I'm like, Okay, rental property, I gotta hope, I gotta wish,
- 9:42Speaker 6: I gotta pray that.
- 9:42Speaker 4: They're going to pay me.
- 9:43Speaker 6: At the end of the thirty days event space, I'm
- 9:46Speaker 6: guaranteed to get my money. And they're only in my
- 9:48Speaker 6: venue for anywhere from four to six hours, and they're
- 9:50Speaker 6: giving me seven hundred.
- 9:51Speaker 4: To one thousand dollars to being in there.
- 9:54Speaker 6: If I got to kick this person out for the
- 9:55Speaker 6: rental property, it's going to take me one to three months.
- 9:58Speaker 6: If I got to kick this person out, mini, they
- 10:01Speaker 6: will never get in because they didn't pay me yet.
- 10:04Speaker 6: So if you didn't pay me, you're not using a
- 10:05Speaker 6: venue anyway. So in that very moment, I did my
- 10:08Speaker 6: calculations and realized, like, yo, I can go ahead and
- 10:11Speaker 6: make way more money with the event space business having
- 10:14Speaker 6: a rental income.
- 10:15Speaker 4: Constantly than my home.
- 10:17Speaker 6: Like most people don't understand, like when you really I
- 10:19Speaker 6: love real estate, but I'm like, this got me out
- 10:22Speaker 6: of debt because I'm having five to ten events a
- 10:24Speaker 6: month paying me five hundred to seven fifty at the time,
- 10:27Speaker 6: I'm making way more money and I'm only using one
- 10:30Speaker 6: deal than one water bill, one electric bill, one insurance bill.
- 10:33Speaker 6: So essentially I run an event space business like an
- 10:35Speaker 6: apartment building. I'm getting constant cash flow every single Friday, Saturday, Sunday,
- 10:40Speaker 6: plus the other days that we do things constantly. So
- 10:43Speaker 6: it just became a no brainer for me in that
- 10:45Speaker 6: very moment. And plus I was tied of renting people places.
- 10:47Speaker 4: I couldn't keep doing that.
- 10:49Speaker 5: So one of the big things obviously in real estate,
- 10:51Speaker 5: and I guess an event space is location, location, location,
- 10:54Speaker 5: So how did you go about finding locations to actually say,
- 10:57Speaker 5: you know what, this is why I want to put
- 10:58Speaker 5: my place.
- 10:59Speaker 4: Yeah, two things.
- 11:00Speaker 6: So one of the things that I tell people when
- 11:01Speaker 6: you're looking for areas, you're looking for areas on the cuffs.
- 11:04Speaker 4: You're not gonna go down to New York.
- 11:05Speaker 6: City Manhattan like yo, I'm ready to go get me
- 11:07Speaker 6: event space because it's just too expensive. The cost of rent,
- 11:11Speaker 6: whether you got a mortgage, wherever you're leased, it's too much.
- 11:13Speaker 6: So I always tell people look for areas that are
- 11:16Speaker 6: on a come up, Like I'm from West Philly, so
- 11:18Speaker 6: we say we're looking for areas that are kind of
- 11:21Speaker 6: close to the hood, and then also you know they're
- 11:24Speaker 6: about to be gentrified. They're right there kind of in
- 11:26Speaker 6: the middle. I'm not necessarily looking for rural areas. I'm
- 11:29Speaker 6: looking for areas that people could get too fast and
- 11:31Speaker 6: where I can get in at a lower rate. So
- 11:34Speaker 6: essentially you're looking for areas on the cuffs. You're looking
- 11:37Speaker 6: on areas that are right about to gentrify, and you're
- 11:40Speaker 6: also looking for areas that had the right price point. Well,
- 11:42Speaker 6: most people don't know what the event space industry is.
- 11:44Speaker 6: Similar to Airbnb, you don't have to own the building.
- 11:47Speaker 6: So generally when you're getting an event space, you got
- 11:49Speaker 6: to go out and put to buy a crib twenty
- 11:51Speaker 6: percent down. Unless you're gonna use facheck, you can go
- 11:54Speaker 6: ahead and lease the location, pay first month, last month's security,
- 11:57Speaker 6: and then you end the game. So ideally you're looking
- 12:00Speaker 6: for a location that people is easily accessible, people could
- 12:05Speaker 6: drive by and recognize that it's there.
- 12:07Speaker 4: That's that helps with our marketing.
- 12:09Speaker 6: I get so many events book just from people driving by, like,
- 12:12Speaker 6: oh I saw the venue here, I rode by it.
- 12:14Speaker 6: So I recommend areas that are right on the come up.
- 12:18Speaker 6: But the numbers got to be right.
- 12:20Speaker 2: So how did you When did you hit your stride
- 12:22Speaker 2: in the events space business?
- 12:24Speaker 6: And so the way I run my spaces essentially is
- 12:27Speaker 6: I got virtual assistance that running back in. I got
- 12:29Speaker 6: somebody running the day to day where I don't even
- 12:31Speaker 6: show up. So in the last year I showed up
- 12:33Speaker 6: to the spaces I want to say probably five six times.
- 12:38Speaker 6: And one of the times I showed up because I
- 12:39Speaker 6: was having the baby, so we had the baby.
- 12:42Speaker 4: Shower in the gender revealed or I'm going for my
- 12:45Speaker 4: own events.
- 12:46Speaker 2: So all right, we're in the age of Kobe right now.
- 12:48Speaker 2: We're getting getting back into regular life, but we still
- 12:51Speaker 2: kind of you know, under strict guidelines and all different capacities.
- 12:55Speaker 2: So why is it a good time now for people
- 12:58Speaker 2: to start events other than just America's starting to reopen.
- 13:02Speaker 2: And why do you think now is a guitar?
- 13:03Speaker 4: It's two things.
- 13:04Speaker 6: I was recently at the conference, the Grand card Own
- 13:07Speaker 6: Conference ten X and Donahue Peebles. You've ever ever done
- 13:09Speaker 6: in here, so you know, did billions and billions in
- 13:12Speaker 6: real estate. He said, when everyone's running away from something,
- 13:16Speaker 6: that's when you run to it. And what he's essentially
- 13:19Speaker 6: saying now was the perfect time to get into commercial
- 13:22Speaker 6: space because you're able to get it at a discount
- 13:24Speaker 6: versus with versus before COVID it was much more expensive.
- 13:29Speaker 6: And for me, the honest thing was, I've been teaching
- 13:31Speaker 6: people how to get micro spaces. I've never been telling
- 13:33Speaker 6: you how to go get a five hundred person venue
- 13:35Speaker 6: since I've started.
- 13:36Speaker 4: That's why when you came to Philly, you.
- 13:38Speaker 6: Told me I need something for one fifty two fifty,
- 13:40Speaker 6: I said, shotting, I don't got nothing.
- 13:41Speaker 4: But let me see what I have to do my space.
- 13:43Speaker 6: We can do fifty to one hundred people because that's
- 13:45Speaker 6: the sweet spot for the people that were serving. So
- 13:49Speaker 6: for me, I tell people, now you go get into
- 13:51Speaker 6: commercial because right now the landlords are pulling their hair
- 13:54Speaker 6: out trying to figure out how I'm gonna.
- 13:55Speaker 4: Pay my bills.
- 13:57Speaker 6: Like most businesses, a lot of businesses have shut down
- 14:00Speaker 6: during COVID because one whether they're food businesses, some of
- 14:04Speaker 6: them are thribbing, but some of them are clothing boutiques.
- 14:07Speaker 6: There are a bunch of traditional businesses that are based
- 14:11Speaker 6: on people coming inside, shopping and hoping that that will cover.
- 14:15Speaker 4: Their rent and allow them to be profitable.
- 14:17Speaker 6: With the event space industry, people are looking to get
- 14:20Speaker 6: out of the house. They need a place. It's not
- 14:22Speaker 6: like you going to somebody's house to have events. Now
- 14:24Speaker 6: you're going to a location. So the reason why it's
- 14:27Speaker 6: good to get in now because realtors, excuse me, the owners.
- 14:30Speaker 4: Are like, yo, we just need to take anybody in
- 14:32Speaker 4: our location.
- 14:33Speaker 6: So now, what I've been teaching a lot of people is, YO,
- 14:35Speaker 6: you can go find an event space that was already
- 14:37Speaker 6: open that close down and take that because they don't
- 14:40Speaker 6: know how to market. Most people don't know how to market,
- 14:42Speaker 6: so they're not even surviving. You can go find a
- 14:45Speaker 6: daycare that might have been opened that closed down because
- 14:47Speaker 6: so many parents like, yo, I'm not bringing.
- 14:48Speaker 4: My kids back. Cool.
- 14:50Speaker 6: Now we could go out and change the use permitting.
- 14:52Speaker 6: Now you could turn a potential daycare into event space.
- 14:55Speaker 6: Same another thing in terms of commercial Just to give
- 14:57Speaker 6: you guys an example we all know in COVID right,
- 15:00Speaker 6: I wouldn't say it was Google, they told their employees
- 15:02Speaker 6: y'all can stay home. We don't know when you're going
- 15:05Speaker 6: to return to work. So what that did was most
- 15:09Speaker 6: of these companies around the world everyone started working from home.
- 15:11Speaker 6: So what the commercial industry is doing essentially like it
- 15:14Speaker 6: was collapsing, Like, yo, how are we going to pay
- 15:17Speaker 6: our overhead? So now when someone like you or me
- 15:20Speaker 6: go approach a landlord, we give them a plan, let
- 15:22Speaker 6: them know we're going to open up that space. They
- 15:23Speaker 6: don't even know you can make money from this industry.
- 15:26Speaker 6: They had no clue that this even exists. So they'll
- 15:28Speaker 6: hear you out and if they're interested, we'll go ahead
- 15:30Speaker 6: and do a deal with first my last month security
- 15:33Speaker 6: now right now, because they just wanted to lock someone
- 15:35Speaker 6: in for two to three years. They willing to do
- 15:37Speaker 6: tenant improvement, they're willing to help you get in there,
- 15:40Speaker 6: they willing to pay, they're willing to do all these
- 15:42Speaker 6: things that my landlords weren't willing to do.
- 15:44Speaker 4: When I initially got mine.
- 15:45Speaker 6: Because me and my if you don't get this, somebody
- 15:48Speaker 6: else won't get this anyway.
- 15:49Speaker 7: Is that typical?
- 15:50Speaker 5: Because as you were speaking, I'm thinking to myself how
- 15:53Speaker 5: long would the least usually be? And you said something
- 15:55Speaker 5: very interesting, you said, the sweet spot is fifty two
- 15:56Speaker 5: one hundred, and so I'm talking, I'm thinking to myself,
- 15:58Speaker 5: I'm like, well, maybe that's a sweet spot because how
- 16:01Speaker 5: many people have events where they can invite five hundred people.
- 16:04Speaker 7: That's not very right.
- 16:05Speaker 5: So what type of flexibility do you have when you
- 16:07Speaker 5: have fifty to one hundred kind of events are you
- 16:09Speaker 5: able to do?
- 16:09Speaker 4: Yeah?
- 16:10Speaker 6: So, for me, our sweetest events and these are really
- 16:12Speaker 6: popping now are baby showers. You know, all the babies
- 16:15Speaker 6: that were created during COLVID. It's crazy, but that was
- 16:17Speaker 6: already our most popular event. So you got baby showers,
- 16:20Speaker 6: you got book signings, you got seminars, you got workshops,
- 16:24Speaker 6: you got kid birthday parties, you got sweet sixteens, you
- 16:28Speaker 6: got all of those type of events that are just
- 16:29Speaker 6: happening every single day. But fifty to one hundred. One
- 16:32Speaker 6: of the last time you've been in a baby shower
- 16:33Speaker 6: with two hundred people, it's tough, like when you even
- 16:36Speaker 6: go to a regular networking type event generally with two
- 16:38Speaker 6: hundred and three hundred people.
- 16:40Speaker 5: Right, so the person who's looking at it is thinking, oh,
- 16:41Speaker 5: I'll get the grandiose of space, but you can't feel
- 16:44Speaker 5: the space.
- 16:44Speaker 7: It's very tough.
- 16:45Speaker 6: And then on it when COVID did happen, you know,
- 16:48Speaker 6: they cut your limits. They did all types of stuff.
- 16:50Speaker 6: So now these bigger locations they call it, they got
- 16:53Speaker 6: to come to the smaller locations now. But I've only
- 16:56Speaker 6: ever been teaching fifty to one hundred people.
- 16:58Speaker 4: It's the sweet spot. You can make seven hundred.
- 17:00Speaker 6: Or grant every event that's with no up cells, just
- 17:03Speaker 6: from you offering the space to somebody.
- 17:05Speaker 5: And even when COVID hits now is this perfect because
- 17:07Speaker 5: even the twenty percent is your capacity.
- 17:09Speaker 6: And then not on that peep this, no one want
- 17:12Speaker 6: to be around all these people are unless we have
- 17:13Speaker 6: a small event for fifty people. We've been running that
- 17:16Speaker 6: fifty people for the last few years, like that's we
- 17:19Speaker 6: always been running because that's what the size of events
- 17:22Speaker 6: that people are generally at.
- 17:23Speaker 2: Yeah, so what about how did COVID affect that you
- 17:29Speaker 2: personally as far as your business and your people that
- 17:32Speaker 2: you've seen in your industry, How did that affect and
- 17:36Speaker 2: how were you able to weather that storm? How were
- 17:39Speaker 2: other colleagues or people that you mentor how are they
- 17:42Speaker 2: able to weather that storm during COVID, Because it's like
- 17:44Speaker 2: once that hit, everybody you know shut down. Was it
- 17:48Speaker 2: just having cash reserves? Was it having flexible leases?
- 17:50Speaker 4: What's to do? So in March for us, that was
- 17:53Speaker 4: our toughest time for about three months.
- 17:55Speaker 6: And it's not just us, you know, they shut every
- 17:57Speaker 6: type of business down.
- 17:58Speaker 4: For the most part for three four months.
- 18:00Speaker 6: So when we told a lot of our mentees, like
- 18:03Speaker 6: negotiate with your landlord, see if they willing to give
- 18:05Speaker 6: you a month or two free, See if they could
- 18:07Speaker 6: put it on the back of the least someone's willing
- 18:10Speaker 6: to do that.
- 18:11Speaker 4: Excuse me.
- 18:12Speaker 6: In addition to that, I do recommend that you do
- 18:14Speaker 6: have some cash, like because this man, I had to
- 18:16Speaker 6: pay my rent for a couple months. But I'm saving
- 18:18Speaker 6: the money that I'm not just blowing the money that
- 18:20Speaker 6: I'm making.
- 18:21Speaker 4: Right So for those first few.
- 18:23Speaker 6: Months, it was tough, but I realized that once it
- 18:25Speaker 6: opened up that more people would People are even now
- 18:29Speaker 6: dying to get out of the outs like events are
- 18:31Speaker 6: booming now, Like at these conferences I've been going to
- 18:34Speaker 6: two three thousand people there, They're like, yo, I'm so
- 18:36Speaker 6: happy to be around regular people again. So at the time, yeah,
- 18:40Speaker 6: it was hard for everybody in the industry. For those
- 18:42Speaker 6: first few months, it was tough. But when as cities
- 18:45Speaker 6: start opening more, even if it's a little bit, we
- 18:47Speaker 6: were getting creative. We had people getting ghost kitchen ghost
- 18:50Speaker 6: kitchens where you essentially.
- 18:52Speaker 4: Would set up your set up your.
- 18:55Speaker 6: Uber eats inside of somebody events space that has a
- 18:58Speaker 6: kitchen and you're doing deliveries out there. You're partnering with
- 19:00Speaker 6: a your partnering with a restaurant owner, and they're paying you.
- 19:04Speaker 2: Now, we spoke about that with All not your Binger
- 19:07Speaker 2: Out of Ball, Yeah, we spoke about that. That was
- 19:10Speaker 2: something that really boomed throwing Corona. Was that ghost kitchen
- 19:14Speaker 2: situation virtual events. Yeah, even if you didn't have a restaurant,
- 19:17Speaker 2: if you was just a chef or entrepreneur and you know,
- 19:20Speaker 2: you need somewhere to sell you can sell it out
- 19:22Speaker 2: of your house, so you need like a you know,
- 19:25Speaker 2: industrial kitchen. So if you have an event space that
- 19:28Speaker 2: has an industrial kitchen in it, and that's something that
- 19:31Speaker 2: that's good. Now it could be like a pop up
- 19:33Speaker 2: restaurant where you're actually selling food on grub Hub or
- 19:37Speaker 2: uber eats.
- 19:38Speaker 6: Yeah, one of the moves we're about to make soon
- 19:41Speaker 6: and I'm saying it's on your idn't even tell them about.
- 19:43Speaker 6: We're getting like a theme event space so you can
- 19:48Speaker 6: come in our location. It'll be like ten different locations.
- 19:51Speaker 6: One got a private jet.
- 19:53Speaker 4: Look right where you're looking like you're in a private jet.
- 19:55Speaker 6: Another one is like a bathtub with balls, and another
- 19:59Speaker 6: one is like a green grass wall. So now you're
- 20:01Speaker 6: coming in and doing like a museum type event and
- 20:04Speaker 6: everybody's paying twenty five dollars thirty five dollars in there.
- 20:07Speaker 6: And then to renswer your question to another thing, you said,
- 20:10Speaker 6: how did it affect people?
- 20:12Speaker 4: Now?
- 20:12Speaker 6: People are getting their event spaces now a little bit
- 20:14Speaker 6: cheaper because they're negotiating the rents. I couldn't negotiate my
- 20:17Speaker 6: rent with my landlord. You had to take it or
- 20:19Speaker 6: leave it. Now if you if they wanted twenty five hundred,
- 20:23Speaker 6: you're willing to do twenty one hundred. You willing to
- 20:25Speaker 6: do twenty two hundreds. So anyone listening to this and
- 20:27Speaker 6: going to run this play, always negotiating. Ask everybody you
- 20:30Speaker 6: deal with, is that the best you could do? And
- 20:32Speaker 6: shut up, don't say nothing, and just see what they say.
- 20:35Speaker 6: And I got my rent at my larger location from
- 20:37Speaker 6: twenty five hundred to nineteen hundred just by saying that
- 20:40Speaker 6: one statement.
- 20:41Speaker 2: That's another one of all alumni friends, Derrek Falcon out
- 20:44Speaker 2: of Baltimore, and he said that. He said that he
- 20:46Speaker 2: did a class at Eyo University in the summer. He
- 20:48Speaker 2: was talking about he's a restaurant owner, and he was like,
- 20:50Speaker 2: if you're a restaurant owner and you're not negotiating your
- 20:52Speaker 2: terms with your landlord, you're crazy right now, because it's like,
- 20:55Speaker 2: all right, you know, I don't have it right now.
- 20:57Speaker 2: I'll do fifty percent. Da da dada. Hey, what are
- 20:59Speaker 2: they going to do? They kick you out? Nobody else
- 21:01Speaker 2: is coming in, especially at that time, like probably even now,
- 21:04Speaker 2: Like it's not like it's easy to get tennants to
- 21:06Speaker 2: come in during a global pandemic. So it's if you're
- 21:08Speaker 2: not negotiating your turns, you're crazy. And like the work
- 21:12Speaker 2: that could happen is that they could say no. But yeah,
- 21:14Speaker 2: like you said that, the balls actually in the court
- 21:16Speaker 2: of the tenant, because the landlord, even if you stop
- 21:20Speaker 2: paying rent, they can't even kick you out. It takes
- 21:22Speaker 2: much depending on what state you in, Like I know
- 21:23Speaker 2: in New York it takes probably up to a year
- 21:25Speaker 2: to kick a tenant out, and especially during COVID, like
- 21:28Speaker 2: there's not even the courts aren't even open. You got
- 21:30Speaker 2: to go to zoom to get a court date exactly.
- 21:32Speaker 5: Those it's stretched out for like seven eight months in
- 21:36Speaker 5: the South.
- 21:37Speaker 6: That's right, So why wouldn't I want to just work
- 21:39Speaker 6: with somebody who do want to pay me all though
- 21:40Speaker 6: I'm going to take less. So they're willing to take
- 21:42Speaker 6: less because most people are signing in two to three
- 21:44Speaker 6: year at least. They're like shure, because that's what happened.
- 21:46Speaker 6: They're going to foreclose on that building if no one
- 21:49Speaker 6: in that strip mall is paying, if no one in
- 21:51Speaker 6: that warehouse is paying, if no one at that single
- 21:54Speaker 6: location is paying.
- 21:55Speaker 7: So if I'm starting this, what kind of the startup
- 21:57Speaker 7: money do I need?
- 21:57Speaker 5: Obviously you said having reserves key, but am I leasing
- 22:01Speaker 5: it based on the square footage?
- 22:03Speaker 7: And how does that working? Well?
- 22:04Speaker 6: So I recommend that you leased the location anywhere from
- 22:07Speaker 6: three thousand square feet and under.
- 22:08Speaker 4: That's good in terms of size. That gets you up
- 22:10Speaker 4: to fifty to one hundred people.
- 22:12Speaker 6: It's a nice size where you could do one thousand
- 22:14Speaker 6: to a fifteen hundred dollars event base. So I recommend
- 22:17Speaker 6: you start there. You could go on crexy, you can
- 22:19Speaker 6: go on Craigslist, you can hire you a realtor or
- 22:22Speaker 6: realtor Goal looks for you on your behalf for free
- 22:24Speaker 6: because the landlord pays then once stay locking the location.
- 22:28Speaker 6: So generally any city, you're gonna need first month, last
- 22:31Speaker 6: month security deposit from the very jump Street. That's just standard.
- 22:35Speaker 6: And again you might can negotiate that where you might
- 22:38Speaker 6: only do first month.
- 22:38Speaker 4: And security deposit.
- 22:40Speaker 6: And in addition to that, you're going to need whatever
- 22:42Speaker 6: permits that you may need to get the location, a
- 22:45Speaker 6: use permit. And again it's just so we're clear, you
- 22:47Speaker 6: can't do this in someone's house. It has to be
- 22:49Speaker 6: a zone commercial building where you're going to change the
- 22:52Speaker 6: use permit to an art gallery to a banquet hall
- 22:55Speaker 6: or whatever it is that you're looking to essentially doing
- 22:57Speaker 6: your location. And then after that I tell everybody you're
- 23:00Speaker 6: looking for like a box, like you don't want a
- 23:02Speaker 6: space that got a bunch of cuts, because you want
- 23:04Speaker 6: somebody to come inside of your venue and be able
- 23:07Speaker 6: to transform that location or whatever it.
- 23:08Speaker 4: Is that they want it to be.
- 23:10Speaker 6: So what I tell people to do, I tell them
- 23:12Speaker 6: to follow the MVP model Minimum viable product. How do
- 23:15Speaker 6: we get this up as quickly as we can with
- 23:17Speaker 6: the least amount of time.
- 23:18Speaker 4: So that mean having the.
- 23:19Speaker 6: Floor is done, painting the walls white, adding surround sound system,
- 23:23Speaker 6: adding you a projector and TV, and keeping it as
- 23:26Speaker 6: basic as possible because when someone come in there, such
- 23:28Speaker 6: as an event planning, they're going to design it theirself.
- 23:31Speaker 4: So just get your spot up and running.
- 23:32Speaker 6: I got students who my first spot eighteen thousand all in.
- 23:36Speaker 6: That's what me making mistakes because I didn't have no
- 23:38Speaker 6: real mentor that showed me every little thing. My second
- 23:42Speaker 6: spot twenty four thousand all in and include first month,
- 23:45Speaker 6: last month, security construction, everything that we could think.
- 23:48Speaker 2: Of that had to so twenty four thousand cash cash.
- 23:51Speaker 2: Do you use credit to you refurbished the whole place?
- 23:54Speaker 4: Yeah?
- 23:54Speaker 8: I referb yeah before and after, like yeah, sound system lighting,
- 23:58Speaker 8: all that sound system lighting. But I also negotiated you
- 24:01Speaker 8: negotiate with the landlord for that location. They redid my
- 24:04Speaker 8: floors for me.
- 24:05Speaker 6: They put all the lights above because at the time
- 24:08Speaker 6: we were doing we were still doing junk remove a
- 24:10Speaker 6: little bit because that's one of my businesses I started with.
- 24:13Speaker 4: So we went in there and did the demo ourselves.
- 24:15Speaker 4: It wasn't won. Yeah, I don't want.
- 24:18Speaker 6: To wait around for them to charge me extra to
- 24:20Speaker 6: do that day of demo. So we literally got the
- 24:24Speaker 6: spot up. And if you do it right, always ask
- 24:27Speaker 6: negotiate an extra few months free.
- 24:29Speaker 4: Why you're getting the space right?
- 24:30Speaker 6: So I knew I could get the space up and
- 24:32Speaker 6: run a lot quicker than they could, so I let
- 24:34Speaker 6: them do everything they was going to do. But we
- 24:36Speaker 6: got the space up and running in thirty days, but
- 24:38Speaker 6: we still had two three more months left for free
- 24:40Speaker 6: rent that we negotiate because we told them it's going
- 24:42Speaker 6: to take us like three four months to get this
- 24:44Speaker 6: where it needs to be in additional what you guys
- 24:47Speaker 6: are doing for us, So now we just start making
- 24:49Speaker 6: money those next couple months without.
- 24:52Speaker 7: Making money while it's free.
- 24:53Speaker 4: Why it's free?
- 24:54Speaker 6: So now always negotiate, yo, how much free rent are
- 24:57Speaker 6: you willing to give me? Why we got to repair it,
- 24:59Speaker 6: and then some people going and they spend minimum. The
- 25:02Speaker 6: space is already done. Some people are finding event venues
- 25:04Speaker 6: that were once event venues, but they don't know how
- 25:06Speaker 6: to market the event venues. So that's so your overhead
- 25:12Speaker 6: could be as low as I mean, it could be
- 25:14Speaker 6: as low as five thousand, It could be twenty thousand,
- 25:16Speaker 6: it could be thirty thousand. But when you think about
- 25:19Speaker 6: it in terms of I used to really think about
- 25:21Speaker 6: the eighteen grand, like yo, that might sound like a
- 25:23Speaker 6: lot of people. That may thirty grand might sound crazy.
- 25:26Speaker 4: To some people.
- 25:27Speaker 6: But then I just start thinking about traditional real estate.
- 25:29Speaker 6: If you want to go buy a two family building
- 25:32Speaker 6: or a three family building, just hypothetically, say a triplex
- 25:35Speaker 6: in Philly on.
- 25:35Speaker 4: The low end, a quarter million dollars, you got.
- 25:38Speaker 6: To come to the table with twenty percent down, which
- 25:41Speaker 6: is what's that twenty fifty grand. Most people don't just
- 25:43Speaker 6: have fifty grand laying around, so you got to come
- 25:47Speaker 6: to the table with that. Then you still got to
- 25:48Speaker 6: do whatever improvement you need to do. You're essentially paying
- 25:53Speaker 6: at two fifty seventy five fifty, you're basically paying eighty
- 25:56Speaker 6: grand per door. You're cash flowing at best. Most real
- 25:59Speaker 6: estate was their cash flow and anywhere from three hundred
- 26:02Speaker 6: to four hundred dollars per door for investment product.
- 26:05Speaker 4: So that's just Triplex. Maybe cash flow.
- 26:07Speaker 6: In one thousand dollars a month, but you had to
- 26:09Speaker 6: come up with fifty thousand down to get it. I
- 26:11Speaker 6: came up with twenty four thousand down, I mean twenty
- 26:14Speaker 6: four thousand all in to get my second location, where
- 26:16Speaker 6: every event that we do is eight hundred dollars per event.
- 26:20Speaker 4: So if you're doing five events in a week, let's
- 26:22Speaker 4: do an event space math.
- 26:23Speaker 6: If you do one event on Friday, two events on Saturday,
- 26:26Speaker 6: one event on Sunday, and let's just say at the
- 26:29Speaker 6: lowest number I teach people, five hundred is the very
- 26:31Speaker 6: lowest number. That's for a small venue. You just made
- 26:34Speaker 6: twenty five hundred dollars. That's ten grand a month. That
- 26:37Speaker 6: don't include no upsells, that don't include if you actually
- 26:40Speaker 6: charging it.
- 26:41Speaker 4: I got someone in New York right here in Queen.
- 26:43Speaker 6: She charged fifteen hundred minimum and then she's the in
- 26:46Speaker 6: house decorator, so she's getting twenty five under the event.
- 26:49Speaker 6: So the idea is that I can go in and
- 26:51Speaker 6: get in this game for under twenty five thousand, then
- 26:54Speaker 6: I could go ahead and leverage that with some credit cards.
- 26:57Speaker 2: Last, I was gonna ask you as far as financing
- 27:00Speaker 2: for people that you know are interested in getting to
- 27:02Speaker 2: the business, but they you know, they don't have twenty
- 27:04Speaker 2: five thousand dollars, what.
- 27:06Speaker 4: Do they do got you?
- 27:07Speaker 6: So it's two I break down a couple of ways
- 27:10Speaker 6: for you. So it's a few things that they could do. One,
- 27:14Speaker 6: leverage credit. I'm big on leveraging credit. For me when
- 27:16Speaker 6: I started, I leveraged lines of credits. I'll leverage all
- 27:19Speaker 6: my credit cards. I'm big on OPM. How can I
- 27:22Speaker 6: get someone else's money to make me more money? That's
- 27:24Speaker 6: my thing that I always ask myself, how can I
- 27:27Speaker 6: do that? So for me, here's a couple play that
- 27:29Speaker 6: some people could run. One you can go to, you
- 27:32Speaker 6: can go to. I'll give you two right now. So
- 27:35Speaker 6: if you already got an LLC, it's a car called Dibby.
- 27:38Speaker 6: This is a new card that came out where they
- 27:40Speaker 6: give you a line of They basically give you it's
- 27:43Speaker 6: a charge card where they give you a line based
- 27:46Speaker 6: on the amount of money that's in your bank account.
- 27:48Speaker 6: So it's no PG and it's a soft pull and
- 27:51Speaker 6: they'll give you a decision with it the next just
- 27:53Speaker 6: say twenty four to seventy two hours. So I had
- 27:55Speaker 6: people getting ten grand, I had people getting twenty grand.
- 27:57Speaker 6: So that's what's it called diddy d IVV might be
- 28:00Speaker 6: applied dot dibby, So somebody can go do that right
- 28:03Speaker 6: now and you'll be able to go ahead and get
- 28:05Speaker 6: approved and you're able to use this now. Again, it's
- 28:07Speaker 6: a charge card, so you do have to pay it
- 28:09Speaker 6: off within thirty days. But this is good for somebody
- 28:11Speaker 6: who got to float something like I know I'm gonna
- 28:13Speaker 6: get X.
- 28:13Speaker 4: Amount of money in thirty days. Let me go ahead
- 28:15Speaker 4: and use that.
- 28:16Speaker 6: And you can get that card now and never use
- 28:19Speaker 6: it until the time that you needed. Another play, you
- 28:22Speaker 6: can run the Navy Federal play where you simply can
- 28:24Speaker 6: call Navy Federal right now, and it's something that anybody
- 28:27Speaker 6: can you can pause the episode, call Navy Federal, im like, Hey,
- 28:31Speaker 6: I'm looking to get a Navy Federal card.
- 28:33Speaker 4: My granddad was in the military.
- 28:35Speaker 6: Generally, they're not going to ask for the information and
- 28:38Speaker 6: they just approve you right there. Essentially most times normally,
- 28:43Speaker 6: if you don't get approved, just hang up and call
- 28:45Speaker 6: back and just talk to someone else, and they're probably
- 28:47Speaker 6: going to improve you.
- 28:48Speaker 4: Once they approve you.
- 28:49Speaker 6: I suggest that you go ahead and put money in
- 28:51Speaker 6: the bank account, kind of hang out for like thirty days,
- 28:54Speaker 6: let them know that you're looking to build a business
- 28:56Speaker 6: with them, looking to do business with them, and most
- 28:59Speaker 6: likely they're going to improve you for hire if you
- 29:01Speaker 6: wait thirty days.
- 29:02Speaker 4: But I did it right away. I got from Navy fereral.
- 29:05Speaker 6: I think I want to say I got maybe eighteen
- 29:07Speaker 6: thousand on the first I did it as soon as
- 29:09Speaker 6: I did it.
- 29:09Speaker 4: But the card that you want to apply for is
- 29:11Speaker 4: the Platinum Car.
- 29:13Speaker 6: And the reason why you do the Platinum car because
- 29:14Speaker 6: it's zero interest for a year if you do balance
- 29:18Speaker 6: transfer within thirty days. So now you got credit elsewhere
- 29:21Speaker 6: that you are already paying eighteen twenty percent. My suggestion
- 29:24Speaker 6: that you do is you go ahead and pay that off.
- 29:27Speaker 6: You pay that off with that card and now you
- 29:29Speaker 6: got zero interest on it.
- 29:31Speaker 4: Or use that.
- 29:32Speaker 6: Same zero interest card and you start outfitting your event space.
- 29:37Speaker 4: And that's for people with credit.
- 29:38Speaker 6: Another thing that you could do want if your credit
- 29:40Speaker 6: is right, you can also go to floor in the
- 29:42Speaker 6: core if you need floor and if you need backsplash,
- 29:44Speaker 6: if you got to install a bathroom, and again most
- 29:47Speaker 6: cases you don't got to do all of this stuff.
- 29:48Speaker 4: But if you are doing.
- 29:49Speaker 6: This, go get you a floor in the Core card
- 29:51Speaker 6: same exact thing, NOPG and they will also give you
- 29:54Speaker 6: that for a year zero percent interest. So now I
- 29:57Speaker 6: can go get my flooring done. That is one of
- 29:59Speaker 6: the most expensive things when you're getting the event space.
- 30:01Speaker 4: If you are responsible for putting in for another move that.
- 30:05Speaker 6: I'll tell a lot of people, and this is something
- 30:06Speaker 6: I presented to my friends. Like you may don't have
- 30:08Speaker 6: a cash, partner with somebody. Two ways you can partner
- 30:11Speaker 6: with somebody. Find somebody who already has an event space,
- 30:15Speaker 6: i e.
- 30:16Speaker 4: A church, i e. Someone got one laying around.
- 30:18Speaker 6: Because most of them don't know how to effectively market
- 30:21Speaker 6: you let them know, Hey, I'll do the marketing. Can
- 30:23Speaker 6: I bring you some events and can we split the
- 30:26Speaker 6: money or come up with a percentage that may make
- 30:28Speaker 6: sense for you bringing them.
- 30:29Speaker 4: So all you got to do is say, hey, I
- 30:31Speaker 4: got an event space.
- 30:32Speaker 6: I teach everybody start marketing that you have an event
- 30:35Speaker 6: space before you get it, because it may take you
- 30:36Speaker 6: three months to get your spot. It may take you
- 30:38Speaker 6: four months, but if everyone knows you're in the process
- 30:41Speaker 6: of getting one, when you finally get.
- 30:42Speaker 4: One, it's like, oh, I can go to Troy. Troy
- 30:45Speaker 4: Eve been saying.
- 30:45Speaker 6: You're about to get a spot now, So now I'm
- 30:47Speaker 6: sending my business to you. So even if I don't
- 30:50Speaker 6: even have business yet, I mean, when I start getting
- 30:52Speaker 6: a business, I'm now sending that to all of my partners.
- 30:55Speaker 6: Another way you could set this up. You can call
- 30:57Speaker 6: a hotel right now in your city. You could call
- 30:59Speaker 6: multiple Hoole tells right now in your city. Most of
- 31:02Speaker 6: them are turning down so many different events because they
- 31:05Speaker 6: want catering packages.
- 31:06Speaker 4: They want you to get catering. They want you to
- 31:08Speaker 4: get You.
- 31:09Speaker 6: Got to have a huge minimal people trying to spend
- 31:11Speaker 6: no more than like three grand on the baby shop
- 31:13Speaker 6: you go to a hotel might be like ten. So
- 31:16Speaker 6: now you create a relationship, ask for the catering manager,
- 31:19Speaker 6: let them know you manage multiple smaller event spaces. This
- 31:22Speaker 6: is when you already went to these other ones, created
- 31:24Speaker 6: like a partnership. And do you mind sending any work
- 31:27Speaker 6: your way that you know you can't handle, Whether you
- 31:29Speaker 6: give them a kickback, or you create some sort of
- 31:32Speaker 6: mutual beneficial relationship with them.
- 31:34Speaker 4: But now we.
- 31:35Speaker 6: Got hotels calling us given us work that is trash
- 31:38Speaker 6: work for them anyway, because I only got a grand,
- 31:42Speaker 6: only got two grand, so they not even refine.
- 31:45Speaker 4: It to nobody. So now somebody can go get that.
- 31:47Speaker 4: And the other thing.
- 31:48Speaker 6: That last thing I said that some people could do
- 31:50Speaker 6: is partner with some friends. I literally was in Philly.
- 31:54Speaker 6: I had a bunch of my homies come by. I'm like, yo, guys,
- 31:57Speaker 6: let's run this event. Space play all of us. It
- 31:59Speaker 6: was five ten of us in the room. Let's all
- 32:01Speaker 6: put it was ten of us at the time. I
- 32:03Speaker 6: just need all of y'all to put and these are
- 32:04Speaker 6: my childhood friends. Let's all put three hundred dollars up
- 32:06Speaker 6: a month. I'm going to run event. I'm gonna take
- 32:09Speaker 6: fifty fifty percent. Y'all take the other head.
- 32:11Speaker 4: I'll run it. I'll do all of that.
- 32:13Speaker 6: Everybody put three thousand dollars up a month as a.
- 32:16Speaker 4: Collective, three hundred each. They equals three thousand, three zou right.
- 32:20Speaker 4: So after the year we got thirty six thousand dollars.
- 32:24Speaker 4: That's enough for us to get the space.
- 32:25Speaker 6: And again, since I'm not just teaching how to get
- 32:27Speaker 6: the space, now we're doing event rents. Now, we're doing
- 32:30Speaker 6: table and chair rents. Now, we're doing throwing rents. And
- 32:33Speaker 6: now everybody out of those ten people are running a
- 32:35Speaker 6: different department.
- 32:36Speaker 4: Now, we just built us essentially event space in a right, So.
- 32:39Speaker 7: You built the business inside the business.
- 32:41Speaker 5: So you're the one that when you have the event space,
- 32:44Speaker 5: obviously you have to have chairs, and so now people
- 32:46Speaker 5: need the chairs.
- 32:47Speaker 7: You're renting the chairs.
- 32:47Speaker 4: I'm running the chair.
- 32:48Speaker 6: I'm giving you my tables and chairs as just as
- 32:51Speaker 6: a because most people are charging an hour of cart
- 32:53Speaker 6: fall lease. Right, so when you come to me, hey,
- 32:56Speaker 6: you call hey, you're hey, how much did it cost
- 32:58Speaker 6: for your venue? So the first thing, hey, let me
- 33:01Speaker 6: up break down everything you get. All your tables and
- 33:02Speaker 6: chairs are included so you don't have to rent them.
- 33:04Speaker 6: Listen to about what I'm saying though, so you don't
- 33:06Speaker 6: have to rent them. In their mind, they're like, oh crap,
- 33:08Speaker 6: you ain't got to rent them. It includes your surround
- 33:10Speaker 6: sound system so you don't have to hire DJ another price.
- 33:13Speaker 6: It includes your projector and TV if you want to
- 33:15Speaker 6: put a presentation or put anything up on the wall.
- 33:17Speaker 6: It includes a six hour events on four hour event
- 33:20Speaker 6: on an hour set up in an hour breakdown. It
- 33:22Speaker 6: includes parking. The parking is the street parking. We're paid parking.
- 33:25Speaker 6: If we do have our spot, we have a paid
- 33:27Speaker 6: parking lot. Our price is normally a thousand. We're doing
- 33:30Speaker 6: that for only eight hundred. They called them someone else. Yeah,
- 33:33Speaker 6: so chairs is this much? Chairs is that much?
- 33:35Speaker 4: Chairs is this? And it may be the same price.
- 33:38Speaker 6: But by the time they're saying all of that, they're like, huh,
- 33:41Speaker 6: so now we're able to make money off the linens.
- 33:43Speaker 6: We're a ready to make money off the throne, chairs,
- 33:45Speaker 6: We're a ready to make money off.
- 33:46Speaker 4: All you need an extra hour time.
- 33:48Speaker 6: So I was just plugging my homies into our system
- 33:51Speaker 6: where somebody running the thrones, somebody running tables and chairs,
- 33:55Speaker 6: somebody run the marquee letters. So every area that we
- 33:58Speaker 6: can make money, somebody run the event plan in the business.
- 34:00Speaker 6: So now we just created the business that possibly can
- 34:02Speaker 6: make us thirty grand a month off of everybody putting
- 34:07Speaker 6: a small three hundred dollars up.
- 34:09Speaker 4: So again, you may.
- 34:10Speaker 6: Don't have ten friends, but you might have somebody that
- 34:12Speaker 6: got the money and you got the time.
- 34:15Speaker 4: So I tell people, now, this game is about getting created.
- 34:17Speaker 6: No one knows event spaces exist, like all of us
- 34:20Speaker 6: go to these events spaces.
- 34:21Speaker 4: You know we can own these.
- 34:22Speaker 6: Right, So that's just something I've been just I'm just
- 34:26Speaker 6: showing people I think.
- 34:27Speaker 5: I mean, the throne chair thing is when you think
- 34:30Speaker 5: about it, right, you see it at the showers all
- 34:32Speaker 5: the time, like the mother to be sitting it.
- 34:36Speaker 7: I'm never thinking like somebody's renting that, you know what
- 34:38Speaker 7: I mean?
- 34:38Speaker 5: So what about you said the letter rentals like people
- 34:42Speaker 5: are renting actually, like if I had my son's name
- 34:45Speaker 5: was Aiden, Like I'm renting each letter at one.
- 34:47Speaker 6: Twenty five each. Those letters cost about one seventy five
- 34:50Speaker 6: to produce. You're renting them out at one twenty five each.
- 34:53Speaker 6: So every letter eight AI D Y N and then
- 34:59Speaker 6: I might even charge you with livery fee for that,
- 35:01Speaker 6: but they only cost you one seventy five to get.
- 35:04Speaker 6: So now the reason why I love is business, whether
- 35:07Speaker 6: it's event space throne chairs, because mostly everything you rent
- 35:11Speaker 6: you got your money back after three rens and it's
- 35:13Speaker 6: all free money after that.
- 35:14Speaker 4: Everything. Like, let me give you guys a play on
- 35:18Speaker 4: making your event space for free.
- 35:20Speaker 6: Right, So the reason why I love this game so
- 35:24Speaker 6: much is I show you how to go out and
- 35:25Speaker 6: get your space for free. Like, once you go out
- 35:27Speaker 6: and get get the space locked in, how do we
- 35:30Speaker 6: make this space for free? So one of my strategies,
- 35:32Speaker 6: and I'm sharing this with y'all, it's one of my
- 35:34Speaker 6: secret my little back pocket things that don't work good.
- 35:38Speaker 6: But we go ahad and find churches. So for the
- 35:41Speaker 6: last couple of years, I had one church who rent
- 35:45Speaker 6: my space, my smaller sp and let me give you
- 35:47Speaker 6: all my numbers so you understand. For my smaller space
- 35:49Speaker 6: is nineteen hundred dollars a month, fifteen hundred for the rent,
- 35:52Speaker 6: one hundred for the electric electric insurance all Wi Fi's
- 35:58Speaker 6: nineteen hundred. My larger space is twenty five hundred all in.
- 36:01Speaker 6: So on my smaller space, I had a church who
- 36:04Speaker 6: rent my space during the daytime. They rented every Sunday
- 36:08Speaker 6: from nine am to twelve it's one thousand dollars a month.
- 36:11Speaker 6: At a church who rented every Sunday from five pm
- 36:13Speaker 6: to eight three Sundays out of the month, they paid
- 36:16Speaker 6: fourteen hundred dollars a month. So for twenty five hundred
- 36:18Speaker 6: dollars a month. I have one church, two churches in there,
- 36:22Speaker 6: covering my entire overhead. Everything else is profit.
- 36:25Speaker 2: They're coming in. What's the time frames again, the churches
- 36:27Speaker 2: coming in.
- 36:27Speaker 6: So the churches coming in most most people won't get
- 36:30Speaker 6: two churches. I had two at one location. But the
- 36:34Speaker 6: time frames is nine to twelve. What you're doing nine
- 36:36Speaker 6: to twelve on a Sunday anyway you sleep, you're going
- 36:40Speaker 6: to work, going to church, or you're going to church.
- 36:42Speaker 4: So we're giving away our dead hours.
- 36:44Speaker 6: We never rent our big our location on Sundays at
- 36:47Speaker 6: nine am.
- 36:48Speaker 4: Ever, no one said, oh, we have in the baby
- 36:50Speaker 4: shower nine am.
- 36:51Speaker 6: This Sunday going up, So now we lock in the
- 36:54Speaker 6: church that give us our overhead from who're giving us
- 36:58Speaker 6: a stack of.
- 36:58Speaker 4: Month every month.
- 37:00Speaker 6: Guaranteed, you could go ahead and put up a post
- 37:02Speaker 6: on Craigslist, Facebook, let people know you're looking for.
- 37:04Speaker 4: A church home, blocking the church.
- 37:06Speaker 6: Most churches don't want to have a We were running
- 37:10Speaker 6: in the world now where people just want to be
- 37:12Speaker 6: leaned with things like we're not just being outlandish with spendings,
- 37:15Speaker 6: so they don't want to go get a whole big
- 37:16Speaker 6: building worry about electric, worry about gas.
- 37:19Speaker 4: Yoll just give me a grand a month.
- 37:20Speaker 2: It included everything, or a lot of churches like don't
- 37:23Speaker 2: even have enough money to like, you know, people think
- 37:26Speaker 2: of church and it's like all of the big churches,
- 37:27Speaker 2: the mega churches. But this, especially in a black community,
- 37:31Speaker 2: this churches on every single corner. So a lot of
- 37:35Speaker 2: these churches financially they don't have a large congregation, or
- 37:39Speaker 2: they might just be starting out and they can't afford
- 37:42Speaker 2: to buy a building.
- 37:43Speaker 4: Why they do this and then peep their shoddy to
- 37:45Speaker 4: peep the game.
- 37:46Speaker 6: If if you get ten people in there giving you
- 37:49Speaker 6: tithes and offerings at twenty five hours each, it's two fifty.
- 37:53Speaker 6: If you're giving us on thousand a month, it's two
- 37:55Speaker 6: fifty a week. So now even to the pastor like man,
- 37:58Speaker 6: I'm even I'm basically doing to serve, you know, give give,
- 38:03Speaker 6: you know, help, help, give the work, give them the
- 38:08Speaker 6: word basically not even the serve.
- 38:09Speaker 4: Yeah, and make a profit.
- 38:13Speaker 5: I mean now just saying that something like you know,
- 38:16Speaker 5: I go to church, and I'm thinking that Saturday Sunday
- 38:20Speaker 5: play is very very smart because Sunday, obviously.
- 38:23Speaker 7: It's traditional for you know black people and Christians. Christians
- 38:26Speaker 7: go to church.
- 38:27Speaker 5: But on Saturday nights they have Spanish speaking church and
- 38:31Speaker 5: then Sunday.
- 38:31Speaker 4: Evenings Fridays they got they got a mass hip.
- 38:35Speaker 7: So now it's like they can rent the.
- 38:37Speaker 2: Saturday nights not a good night, that's not you can't.
- 38:39Speaker 7: But that's when people are going.
- 38:40Speaker 2: No, no, but Satday nights in event space, I'm.
- 38:44Speaker 7: Thinking about my church specifically, but yeah, that's crazy.
- 38:47Speaker 2: And Philly especially it's a large Muslim population in Philadelphia.
- 38:51Speaker 2: Friday Friday, that's in the afternoon.
- 38:54Speaker 4: That's well, no one's using it. So let me give
- 38:57Speaker 4: you two more.
- 38:57Speaker 6: So you got the mass chick that could run on Friday.
- 38:59Speaker 6: They give you five hundred to a stack of month.
- 39:01Speaker 6: You got your church giving you a stack of month.
- 39:04Speaker 6: Most people are not paying more than three grand for
- 39:07Speaker 6: their rent unless you're in New York, unless you're in
- 39:09Speaker 6: LA for the most part, if you're running my model
- 39:11Speaker 6: three thousand square feet or less for the most part.
- 39:14Speaker 6: So now what we did was we locked in our church.
- 39:17Speaker 6: You possibly locked in the Masshick. But here's the next
- 39:20Speaker 6: things you do. Now you host a monthly business pop
- 39:23Speaker 6: up shop. So now with the monthly business pop up shop,
- 39:26Speaker 6: you have ten vendors. All of those vendors give you
- 39:29Speaker 6: one hundred dollars. They're dying to get out and sell
- 39:32Speaker 6: their merch. They can come one location every single month,
- 39:34Speaker 6: first Fridays of the month. If you do this, I
- 39:36Speaker 6: recommend Fridays with event spaces Fridays or normally the slower
- 39:40Speaker 6: day of the three out of Friday, SETDA and Sunday.
- 39:42Speaker 4: So now we're doing that every month at one thousand dollars.
- 39:44Speaker 6: Ten people all giving us one hundred dollars in what
- 39:47Speaker 6: we tell them in a contract, they got to bring
- 39:49Speaker 6: the people. In order for you to go ahead and
- 39:51Speaker 6: set up, you are required to bring fifteen people here minimum.
- 39:54Speaker 6: So now guess what we just did. We boret one
- 39:56Speaker 6: hundred and fifty new people in our location. Remember everybody
- 39:59Speaker 6: who I bring my little essentially is a marketer for me,
- 40:02Speaker 6: because every time we have an event, every event we have,
- 40:05Speaker 6: somebody's going to return and book the location or they
- 40:08Speaker 6: going to tell somebody about it just in casual conversation
- 40:11Speaker 6: that hey, I'm looking for a space, or you know,
- 40:12Speaker 6: I was just there for a pop up shop. So
- 40:14Speaker 6: now we're possibly making one thousand dollars now on the
- 40:18Speaker 6: pop up shop. The next event that we run, and
- 40:21Speaker 6: this is in house events that you're growing, or you
- 40:22Speaker 6: could partner with somebody. The next event that we run.
- 40:25Speaker 6: We run an art show every month. So you could
- 40:28Speaker 6: do an art show with one artist, or you could
- 40:29Speaker 6: do it with four artists. You could charge four artists
- 40:32Speaker 6: each two hundred and fifty dollars each. I'm just everything
- 40:34Speaker 6: I do I think about, I at least need a
- 40:36Speaker 6: thousand dollars, but it's to make sense, so you could
- 40:39Speaker 6: charge each artist two hundred and fifty dollars. They all
- 40:42Speaker 6: get their own law to display their art. They keep
- 40:44Speaker 6: the money. I make my money. They're responsible for all
- 40:47Speaker 6: the marketing. But it doesn't feel like a burden on
- 40:49Speaker 6: that artist to give me two hundred and fifty dollars
- 40:51Speaker 6: to just be here for four or five hours promoting
- 40:54Speaker 6: everything I got going on.
- 40:56Speaker 4: So now we just ran the art play.
- 40:58Speaker 6: So now we're making money from the artists making money
- 41:00Speaker 6: from the pop up shop.
- 41:01Speaker 4: Now we're making money from the church in addition to
- 41:03Speaker 4: the artists.
- 41:04Speaker 6: With my mentor does he does a sixty forty split,
- 41:07Speaker 6: The artists keep sixty, they keep forty. So if you
- 41:09Speaker 6: go sell ten grand word for art that night artists
- 41:12Speaker 6: gets six grand, he get four grand. So you may
- 41:14Speaker 6: make more money doing the rev share model than you
- 41:17Speaker 6: will make then a one off. So now you got
- 41:19Speaker 6: an art show every month, you got a business event
- 41:21Speaker 6: every month, you got the church every month.
- 41:23Speaker 4: So now every event.
- 41:24Speaker 6: Outside of them three events, it's free money. Every baby shower,
- 41:28Speaker 6: you get every book sign and you get every seminar
- 41:30Speaker 6: you get, and you do coworking space during the week's
- 41:32Speaker 6: free money.
- 41:33Speaker 4: A lot of people even use these spaces as their office.
- 41:36Speaker 6: Now at one of my man's paying seventeen hundred dollars
- 41:39Speaker 6: a month, his name Pat shot out past seventeen hundred
- 41:41Speaker 6: dollars a month to.
- 41:42Speaker 4: Use a co working space.
- 41:44Speaker 6: I say, yo, bro, run the event space, play, bring
- 41:46Speaker 6: all your employees that work nine to five, and then
- 41:48Speaker 6: rent it out.
- 41:49Speaker 4: So now his office isn't free and now he's profit.
- 41:52Speaker 6: So those are just a few ways that you can
- 41:54Speaker 6: essentially make your event space for free. Just from the church.
- 41:58Speaker 6: Play all my menteach on that that's like that take
- 42:01Speaker 6: a path year over head.
- 42:02Speaker 5: And I was thinking, I was thinking myself that Monday
- 42:05Speaker 5: through Friday, right that event space because we actually ran
- 42:08Speaker 5: into this problem as far as.
- 42:10Speaker 7: Schools, it's good.
- 42:13Speaker 4: That's good.
- 42:15Speaker 5: They needed a space for after school program and so
- 42:17Speaker 5: I'm thinking, now you get tied in with the school
- 42:19Speaker 5: districts and now you got an event. You got you
- 42:21Speaker 5: turn your event space into an actual after school program
- 42:24Speaker 5: activity and that's guaranteed every single.
- 42:26Speaker 4: MORO also MLM. So MLM they have Monday night events
- 42:30Speaker 4: trading for X. They normally go to the hotels.
- 42:33Speaker 6: So now I'm going to if I'm somebody getting in
- 42:36Speaker 6: the game, I'm going to the hotel events just to
- 42:39Speaker 6: go to the MLM meeting.
- 42:40Speaker 4: Let me find out who's in charge with the hotel charge.
- 42:42Speaker 4: They charged me more than I'm going to charge you.
- 42:44Speaker 4: Let me lock in that contract.
- 42:46Speaker 6: So I had Herbal Life one of my mentees giving
- 42:49Speaker 6: us a thousand dollars a month for using a spot
- 42:51Speaker 6: three thursdays every month, every every every month.
- 42:54Speaker 4: And then guess what how to get in block box.
- 42:57Speaker 4: I'm not going into of these events.
- 43:00Speaker 2: This is all on all on all those like Airbnb.
- 43:03Speaker 2: Let me ask you this, so, all right, is it necessary?
- 43:08Speaker 2: It really makes like you can get the spot without
- 43:10Speaker 2: actually refurbishing and all of that.
- 43:13Speaker 4: Do you have to refurbish it.
- 43:14Speaker 2: Obviously, the nicer it looks, the more appealing, the more
- 43:18Speaker 2: attractive it is to people. But is that mandatory? Can
- 43:23Speaker 2: you just go as is?
- 43:25Speaker 6: You could go as is if it's like it gotta
- 43:28Speaker 6: look like something, and it depends on your theme. If
- 43:32Speaker 6: this is a rustic old look, if it's an abandoned look,
- 43:35Speaker 6: it depends on it.
- 43:36Speaker 2: But if you can you do very like can you
- 43:39Speaker 2: just paint the walls and like, do you recommend to
- 43:41Speaker 2: have stroll lights to make it really nice?
- 43:43Speaker 4: On you paint? That's my n VP. Now you do
- 43:45Speaker 4: all of that when you start making some bread.
- 43:47Speaker 2: Right later on, Pat pink painted.
- 43:49Speaker 4: If you got seamen floors, glades, the seaming.
- 43:52Speaker 6: Floors are panel excuse me, painal, keep it moving, add

- 46:56Speaker 6: So you add all of that little stuff because now
- 46:58Speaker 6: it's also helping them customer. They don't got to go
- 47:01Speaker 6: out and hire a DJ. They come to us and
- 47:02Speaker 6: book with us because they.
- 47:03Speaker 4: Like, I don't got to hire DJ.
- 47:05Speaker 6: I don't got to get surround sound, I don't got
- 47:07Speaker 6: to get tables and chairs.
- 47:08Speaker 2: It's a variety of different things. Sororities, fraternities, they have
- 47:12Speaker 2: to meet somewhere, Different organizations have to meet places, community
- 47:18Speaker 2: based organizations. Just you just run down the list, like
- 47:23Speaker 2: a lot of stuff happens like in local community centers
- 47:25Speaker 2: and stuff like that. But if there's no local community center,
- 47:28Speaker 2: or if the local community center isn't available, or if
- 47:30Speaker 2: the local community center just doesn't have the capacity. These
- 47:32Speaker 2: are all things if you think about it, there's so
- 47:34Speaker 2: many different stuff political events where people need to you know,
- 47:39Speaker 2: talk to people. I mean you can kind of just
- 47:41Speaker 2: go on and on the list just goes, you know, forever,
- 47:44Speaker 2: like different different places where people need to meet, because
- 47:47Speaker 2: people always need to meet. Now we're in the age
- 47:50Speaker 2: of COVID of people are meeting virtually a lot. But
- 47:54Speaker 2: you know, we're getting back to people actually meeting in person.
- 47:56Speaker 2: So let me ask you this as far as because
- 47:58Speaker 2: we do a lot of traveling and it's crazy, like
- 48:00Speaker 2: we've actually done more traveling during COVID than we did
- 48:03Speaker 2: before COVID.
- 48:04Speaker 6: You've been getting busy, you know, it's crazy, man, Like
- 48:08Speaker 6: every week, that's a fact.
- 48:10Speaker 2: Spent a lot of time in Miami, a lot of
- 48:12Speaker 2: time in la We spent a month in California during
- 48:16Speaker 2: the summer. So we've been moving around with most try
- 48:18Speaker 2: to move to Cali, but most people still aren't really
- 48:24Speaker 2: moving around that much. So how has like is it
- 48:28Speaker 2: what's the vibe as far as people coming back into
- 48:30Speaker 2: the events space?
- 48:31Speaker 4: Are they like six feet apart wearing masks? Is weird?
- 48:36Speaker 2: Or is it just like Atlanta where people just don't
- 48:38Speaker 2: care and not wear Like, how have you seen or like,
- 48:42Speaker 2: what have you heard as far as people coming back
- 48:45Speaker 2: in and how has that been? Just like from a
- 48:47Speaker 2: vibe standpoint.
- 48:48Speaker 4: Well, Atlanta is regular, you know Texas, right, It's just
- 48:51Speaker 4: it's on and pop. So the thing about it.
- 48:54Speaker 6: Is most people who are coming to these events, they
- 48:57Speaker 6: want to come to these events, so they're coming there.
- 48:59Speaker 4: You're not when we went out.
- 49:00Speaker 6: When we hang, we we hang like we boys were
- 49:03Speaker 6: just having us a good time, so we not get
- 49:05Speaker 6: away from you. So, yeah, people are wearing masks. We
- 49:08Speaker 6: are telling the protocol A. You do need to wear
- 49:10Speaker 6: a mask. Don't be all gathered up heavier in clusters.
- 49:14Speaker 6: We do need to be around. But we're not in
- 49:16Speaker 6: there like it's the police. Yeah we're not because we
- 49:19Speaker 6: run our thing on although anyway, so we're not like
- 49:21Speaker 6: monitoring every little little thing that you do. So from
- 49:24Speaker 6: my understanding that people just want to get out.
- 49:27Speaker 4: Is it like temperature checks that have to be Yeah,
- 49:29Speaker 4: so that's the whole I'll give you that place. So
- 49:32Speaker 4: temperature checks.
- 49:33Speaker 6: We were doing temperature checks momentary, but you do need
- 49:36Speaker 6: to have employee there to be doing that, or you
- 49:38Speaker 6: just put it in your contract that someone is required
- 49:41Speaker 6: to do temperature.
- 49:41Speaker 4: Checks from their team, from their team who's booking it.
- 49:45Speaker 6: That way you're saving money or not having to actually
- 49:47Speaker 6: have someone there. But right now, with temperature checks such
- 49:50Speaker 6: as conferences and stuff, this is another business someone can run.
- 49:53Speaker 6: Literally right now, you can go ahead and get you
- 49:57Speaker 6: the temperature check system pretty much where it can check
- 50:00Speaker 6: multiple people for like a couple grand it's cameras that
- 50:03Speaker 6: are checking multiple people when we're going into ten X conference.
- 50:07Speaker 6: That is a requirement at bigger locations. So you can
- 50:11Speaker 6: almost two things. You can now go reach out to
- 50:13Speaker 6: every convention center in America, let them know the services
- 50:18Speaker 6: that you provide.
- 50:19Speaker 4: Hey, I realize that.
- 50:21Speaker 6: Based on your government rules, temperature checks are required. We
- 50:24Speaker 6: offer a service where we send somebody in and do
- 50:26Speaker 6: all the temperature checks to keep your event safe and
- 50:29Speaker 6: up the standards. And if anyone who doesn't make the
- 50:32Speaker 6: temperature check, we put them in a room and we'll
- 50:33Speaker 6: deal with that. You're having an event, you don't really
- 50:35Speaker 6: want to be focusing on that second thing you could
- 50:38Speaker 6: do as an upsell.
- 50:39Speaker 4: We're big on up sales in the event space.
- 50:41Speaker 6: You can now tell people, yo, we require a temperature
- 50:44Speaker 6: check person on site. It's going to be another one
- 50:47Speaker 6: hundred and fifty dollars for your event. We check everybody
- 50:49Speaker 6: in your event. This keeps us safe and this makes
- 50:51Speaker 6: sure your event is safe. You pay an individual twenty
- 50:54Speaker 6: five dollars an hour. You're charging them one fifty or
- 50:57Speaker 6: whatever the number is. So in this game, trying to
- 51:00Speaker 6: increase the value and everything, whether it's you also adding
- 51:03Speaker 6: linens and chair.
- 51:04Speaker 4: You're adding linens.
- 51:06Speaker 6: If you're adding the hour time, we give you six hour,
- 51:08Speaker 6: four hour event time hour set of hour breakdown. Most
- 51:10Speaker 6: event planners can't set up in an hour, so guess
- 51:12Speaker 6: what they need them another hour at time. So how
- 51:15Speaker 6: can we increase the value? How can we increase the
- 51:17Speaker 6: amount of money?
- 51:18Speaker 5: So I know you don't really go to the spaces yourself, right,
- 51:20Speaker 5: it's running on auto.
- 51:21Speaker 7: So are their employees there?
- 51:22Speaker 5: Because I know the biggest thing, especially in events is
- 51:25Speaker 5: set up breakdown and sometimes if you got two or
- 51:29Speaker 5: three events in a day, that has to be expedited.
- 51:31Speaker 4: Yuep.
- 51:32Speaker 5: So what's that process like getting people in high they
- 51:35Speaker 5: are people on site?
- 51:36Speaker 6: Yeah, so let me break this down for you. So
- 51:39Speaker 6: I used to be the guiding on site. So for
- 51:42Speaker 6: the first two and a half three years this I
- 51:44Speaker 6: haven't taught nobody event spaces like I just started teaching
- 51:47Speaker 6: people just like two years ago. First three years, I'm
- 51:50Speaker 6: in there grinding everything, settling it up, breaking it down,
- 51:54Speaker 6: taking out the trash mopping. And I tell people when
- 51:56Speaker 6: you do first start, you need to be in there
- 51:58Speaker 6: doing this because you need to know. Nobody can't tell
- 52:00Speaker 6: me it's gonna take you more than an hour of
- 52:02Speaker 6: clean that place up. I used to do it myself
- 52:04Speaker 6: in fifteen twenty minutes at a rapid speed. Right, So
- 52:07Speaker 6: I used to be the guy there, super overprotective. When
- 52:09Speaker 6: to see everything, I tore my ACL playing ball, went
- 52:15Speaker 6: to the hospital and they was like, yo, you're not
- 52:18Speaker 6: gonna be able to do nothing for the next you know.
- 52:20Speaker 6: You know ACL is serious, So you damn you on
- 52:23Speaker 6: crutches for the next thirty days, minimum thirty sixty days.
- 52:26Speaker 4: I'm like, yo, I got a business to run.
- 52:28Speaker 6: Luckily, I was a business owner, because he was like, yo,
- 52:30Speaker 6: you got to tell your job you can't do nothing
- 52:32Speaker 6: on your legs.
- 52:33Speaker 4: I'm like, lucky, I'm a business own.
- 52:35Speaker 6: That's why I tell people it's important to know how
- 52:37Speaker 6: to make money more than just from your hands. You
- 52:38Speaker 6: got to learn how to use your mind as well.
- 52:40Speaker 6: So while I'm sitting there, I just started thinking my
- 52:44Speaker 6: wife and my mom. It wasn't my wife at the time.
- 52:47Speaker 6: My fiance is running the spaces, they setting people up,
- 52:49Speaker 6: they breaking it down. I'm like, yo, this is too
- 52:52Speaker 6: much work on them Like this just I can't be
- 52:55Speaker 6: having them daughter's work. So I literally sat there and
- 52:57Speaker 6: I had to epipoty and a word just came in
- 52:59Speaker 6: my mind that said all to me. I don't know
- 53:01Speaker 6: how it came on there, and I said, what did
- 53:03Speaker 6: that mean? I'm going to have everybody moving forward sign
- 53:06Speaker 6: a contract that they're required to give me my event
- 53:09Speaker 6: space the same exact way that we gave it to them.
- 53:12Speaker 6: So now with this automated process, everyone signs a contract
- 53:15Speaker 6: you have to read and we tell them because we're
- 53:17Speaker 6: offering this event space to you for so cheap, it's
- 53:20Speaker 6: required for you to do the setup and it's required
- 53:22Speaker 6: for you to do the breakdown. So when you come
- 53:24Speaker 6: inside of our venue, it's just a blank canvas. Chairs,
- 53:28Speaker 6: chairs are over there, tables are over there. You set
- 53:30Speaker 6: all of those things up, and you break all of
- 53:32Speaker 6: those things down. And we're being very clear on the
- 53:34Speaker 6: contract and when we're communicating this with them, so they're
- 53:37Speaker 6: aware of this. So now they're setting it up and
- 53:39Speaker 6: they're breaking it down and returning it the same way
- 53:41Speaker 6: that we gave them, or they lose their security deposit.
- 53:44Speaker 6: So now I just send an employee in there at
- 53:46Speaker 6: the end, and it depends how we're working. He just
- 53:49Speaker 6: comes sweep mop and prepare for the next event for
- 53:51Speaker 6: that quick turnaround time. So essentially we start automating everything
- 53:55Speaker 6: by making them do it, and then we give them
- 53:57Speaker 6: a lock box code to go get in if we
- 53:59Speaker 6: can't get there in time. So now they go there,
- 54:01Speaker 6: and now they go there, get in with a lotbox,
- 54:03Speaker 6: they set it up and they break down, give it
- 54:05Speaker 6: back to us the same way that we gave to them,
- 54:08Speaker 6: and now we're running that play over and over again,
- 54:10Speaker 6: and that same employee. I tell people to hire one employee,
- 54:13Speaker 6: go eighteen or twenty one year older. You could pay
- 54:15Speaker 6: them anywhere from thirty five hundred dollars a week to
- 54:18Speaker 6: run your location. And again, when you're running a micro
- 54:20Speaker 6: space under three thousand square feet, you can use one person.
- 54:24Speaker 6: Two people may be ideal, but one person is sweet.
- 54:27Speaker 6: So what I tell people is that's how we run it.
- 54:30Speaker 6: That same one person they work our open house on Tuesdays.
- 54:33Speaker 6: They work our open house on Thursdays, so they're handling
- 54:36Speaker 6: booking people in and they're also the person who clean
- 54:38Speaker 6: up the venue. If you hire a cleaning service. When
- 54:40Speaker 6: y'all do Airbnb, they always add the cleaning service. One
- 54:44Speaker 6: twenty five eighty five two hundred. That same person now
- 54:47Speaker 6: is also cleaning. So now that one employee now is cleaning,
- 54:51Speaker 6: they're doing the bookings, they're setting up events that they
- 54:53Speaker 6: need to they're breaking down events and they need to
- 54:55Speaker 6: one person. And then you got a virtual assistant with
- 54:58Speaker 6: which we hire. You could load up on jobs dot
- 55:00Speaker 6: pa to pick one up or virtual assistance on demand
- 55:03Speaker 6: pick a va up. They run my entire back office.
- 55:06Speaker 6: They do all the Instagram posts, they do all the
- 55:09Speaker 6: posts on Craigslist, they do all the marketing posts, They
- 55:11Speaker 6: answer all the phone calls, they do all the contracts,
- 55:13Speaker 6: they do all the texts, so you can have a
- 55:15Speaker 6: two person operation. And the BA gets paid anywhere from
- 55:19Speaker 6: five hundred to a grand a month. They're paid off
- 55:22Speaker 6: off of one job. So now we run this whole auto.
- 55:26Speaker 6: That's how I on show up to my events. But
- 55:28Speaker 6: I had to go through some pain. I had to
- 55:30Speaker 6: tear my acl to sit my butt still to make
- 55:33Speaker 6: me realize, oh crack.
- 55:35Speaker 7: So how time consuming is this?
- 55:36Speaker 4: Right?
- 55:36Speaker 5: So if I'm starting this business, I'm a full I
- 55:38Speaker 5: got a full time job.
- 55:40Speaker 7: I'm a teacher. How much time am I going to need?
- 55:42Speaker 5: Because that's the number one thing that people always tell
- 55:44Speaker 5: me I don't have time to do it, so I
- 55:45Speaker 5: wish I had more time.
- 55:46Speaker 7: How much time is.
- 55:47Speaker 5: Needed or do I have to allocate to actually get
- 55:49Speaker 5: this thing off the ground and get it gone.
- 55:50Speaker 6: Yeah, So for me, I'm gonna be honest when you
- 55:53Speaker 6: first start, and I'm recommending that you be there for
- 55:55Speaker 6: those ninety days like you, giving it as much energy
- 55:58Speaker 6: and effort you can to the business and the reaon.
- 56:00Speaker 4: Why I recommend that is you need to know how
- 56:02Speaker 4: it works. You need to know how to set it up,
- 56:04Speaker 4: you need to know how to break it down.
- 56:05Speaker 6: In the first ninety days, I recommend having as many
- 56:07Speaker 6: free events as possible because free events they those individuals
- 56:11Speaker 6: are your marketer. The real way I got the churches,
- 56:13Speaker 6: I got because they came to one of the events
- 56:15Speaker 6: that we had and someone talked about and we found
- 56:17Speaker 6: them that way. But if you never got these people
- 56:19Speaker 6: in your building, amagers make money on the front and
- 56:22Speaker 6: experts make money on the back. And get people in
- 56:24Speaker 6: there for free, give everybody a fire about what you got.
- 56:26Speaker 4: Going on so they can come back and see what
- 56:28Speaker 4: you got going on. So what we essentially did was
- 56:33Speaker 4: that's how we started. We just have a bunch of
- 56:34Speaker 4: free events.
- 56:35Speaker 6: But to answer your question, I recommend that you're going
- 56:39Speaker 6: to have to put some time when you get off
- 56:41Speaker 6: your work, get off work at night, you need to
- 56:43Speaker 6: be showing up. You need to be working your open houses.
- 56:45Speaker 6: So I would say anywhere from ten to twenty hours
- 56:48Speaker 6: a week. But you can hire somebody, but I recommend
- 56:51Speaker 6: you going to hire somebody till ninety days till you
- 56:53Speaker 6: know the business. But weekends that's the busiest time Friday, Saturday,
- 56:56Speaker 6: and Sunday. But once you start setting up the auto process,
- 57:00Speaker 6: you can. If you don't hire employees, just send a
- 57:01Speaker 6: cleaner to set the clean those things up in between
- 57:04Speaker 6: the switch. But I do recommend starting out, you need
- 57:06Speaker 6: to have somebody there. If that's not going to be you,
- 57:09Speaker 6: but somebody needs to be there. And I recommend you
- 57:11Speaker 6: never get a venue past forty five minutes from where
- 57:14Speaker 6: you live at because a lot of people you know,
- 57:16Speaker 6: I want to start I'm going to.
- 57:17Speaker 4: Open this jowing up in New York, but I live
- 57:18Speaker 4: in Philly. Not because you don't.
- 57:21Speaker 6: If you don't have nobody reliable or a partner, you
- 57:23Speaker 6: need to be able to get to your venue with
- 57:25Speaker 6: for forty five minutes. I really like twenty to thirty minutes.
- 57:28Speaker 6: So I would say starting out, it's front end loaded
- 57:32Speaker 6: because once you get the space up and running, everything
- 57:34Speaker 6: else is the easy part.
- 57:35Speaker 4: So it could take you a month to get it
- 57:37Speaker 4: up and run it, so you need to be able
- 57:38Speaker 4: to put some effort into it.
- 57:40Speaker 6: But once then once you hire those the VA and
- 57:43Speaker 6: the one employee told y'all, I've only been to my
- 57:46Speaker 6: spots a few times in the last year, literally.
- 57:48Speaker 2: So how much money can somebody make off of this? Like,
- 57:51Speaker 2: you know, I guess it obviously depends on different where
- 57:53Speaker 2: you're at geographically, but typically on average, and somebody's going in,
- 57:57Speaker 2: they got your event space where it's like fifty people
- 58:02Speaker 2: twel hundred people max, and the you know, decent location,
- 58:06Speaker 2: what can they expect to me?
- 58:08Speaker 4: So you can.
- 58:09Speaker 6: Expect what I recommend a lot of my mentees that
- 58:11Speaker 6: fifty to one hundred on the low end, I'm talking
- 58:13Speaker 6: about just in Philly, we're getting a minimum of seven
- 58:16Speaker 6: hundred dollars.
- 58:17Speaker 4: Per event to one thousand dollars an event.
- 58:19Speaker 6: On the very worst end, if you just do an
- 58:22Speaker 6: event on Friday, Saturday, and Sunday at seven hundred.
- 58:25Speaker 4: This include no upsells to This include.
- 58:27Speaker 6: No chair rnoms, this include no uplights to including none
- 58:30Speaker 6: of the extra things that you could just keep tapping
- 58:32Speaker 6: on and crease your income. Let's just say three events
- 58:35Speaker 6: at seven hundreds twenty one hundred dollars a week. Let's
- 58:37Speaker 6: say you do three events at five hundreds fifteen hundreds
- 58:40Speaker 6: a week. Twenty one hundred times four is like eighty
- 58:42Speaker 6: five hundred or eighty four hundred. So it really depends
- 58:46Speaker 6: on the amount of effort. But that's the low end.
- 58:48Speaker 6: If you start going events Friday, Saturday, Sunday, and do
- 58:51Speaker 6: you have those two that one anchor church and two
- 58:54Speaker 6: of your own events, whether you do it yourself, where
- 58:56Speaker 6: you're partner with somebody is it could be I tell
- 59:00Speaker 6: people safe. Because I tell people safe, you could make
- 59:04Speaker 6: five thousand and ten thousand profit of month. That's my
- 59:07Speaker 6: goal with people. I want you to be able to
- 59:08Speaker 6: make five to ten grand profit every single month. I
- 59:11Speaker 6: have mentees. One Tanisa, she's in Atlanta. She's making twenty
- 59:15Speaker 6: five thousand a month running her two spaces as a
- 59:17Speaker 6: full time teacher.
- 59:19Speaker 7: Good.
- 59:19Speaker 4: Yeah.
- 59:19Speaker 6: I had Corey, He's making fifteen thousand dollars a month
- 59:22Speaker 6: in Philly. He works full time as like a nurse
- 59:25Speaker 6: assistant or something like that. So the numbers all vary.
- 59:28Speaker 6: I had mentees. I just showed your post. He just
- 59:30Speaker 6: started last month. His first money did sixty five hundred
- 59:34Speaker 6: so and he got seven hundred and fifty square feet,
- 59:36Speaker 6: which is relatively small. So it really depends on your effort.
- 59:40Speaker 6: But I tell people my goal is to make five
- 59:42Speaker 6: thousand and ten thousand dollars a month profit.
- 59:44Speaker 4: My last job, I need fifteen hundred dollars a month.
- 59:48Speaker 4: I work two hundred and twenty hours.
- 59:49Speaker 6: I work forty hours a week, hour to get there,
- 59:51Speaker 6: hour to get home, I hour to prepare his fifty
- 59:53Speaker 6: five hours a week, two hundred and twenty hours a month.
- 59:55Speaker 6: I was making fifteen hundred hours a month. Now only
- 59:58Speaker 6: gotta do two events. So so people could replace their
- 1:00:02Speaker 6: job income with you know, one or two events a
- 1:00:05Speaker 6: weekend if they start hustling, really putting the effort in.
- 1:00:08Speaker 7: That was my next thing.
- 1:00:09Speaker 5: It was like, I know you're in Atlanta, Yeah, and
- 1:00:11Speaker 5: so you know circle CEOs shout out to or the
- 1:00:14Speaker 5: brothers in the circle CEOs.
- 1:00:16Speaker 7: Got a lot of things moving in Atlanta. That's the
- 1:00:18Speaker 7: next move are we expanding into other cities.
- 1:00:21Speaker 4: I wouldn't expand to a city right now that I'm
- 1:00:23Speaker 4: not in.
- 1:00:24Speaker 6: That's still I'm still following that model unless I'm partnering
- 1:00:26Speaker 6: with somebody who are going to run I'm literally looking
- 1:00:29Speaker 6: at Atlanta, but I'm thinking about running my museum play
- 1:00:32Speaker 6: so I'm thinking about and if we got room for
- 1:00:35Speaker 6: another space, will run that as well.
- 1:00:37Speaker 7: So you're gonna get an event space and now that's
- 1:00:38Speaker 7: going to be a museum and so no.
- 1:00:40Speaker 6: You know, I talked about the theme room. Okay, everything
- 1:00:43Speaker 6: right now. You know I'm heavy on Instagram. We need
- 1:00:46Speaker 6: that's a whole nother thing.
- 1:00:47Speaker 5: That's when you started talking about the ads. I'm like,
- 1:00:48Speaker 5: if y'all don't follow Neil on Instagram, that's.
- 1:00:51Speaker 4: A whole other thing.
- 1:00:52Speaker 6: But everything right now is going how can you make
- 1:00:55Speaker 6: things Instagram people want to share?
- 1:00:58Speaker 4: And that's like fire stuff that the ladies would eat
- 1:01:00Speaker 4: that stuff up? What is it?
- 1:01:02Speaker 2: So?
- 1:01:02Speaker 4: What is it? You ever been to a track museum?
- 1:01:05Speaker 6: No, I haven't heard it. I know what it is though,
- 1:01:06Speaker 6: So basically you'll go in there. Just say we're in
- 1:01:09Speaker 6: the office right now. This is the R and B
- 1:01:13Speaker 6: room right here, So now we got a picture there.
- 1:01:16Speaker 6: That's one room. You're sitting right here. Now you're in
- 1:01:18Speaker 6: a podcast studio. You're sitting over there. Now you in
- 1:01:22Speaker 6: you in a You're in a bubble bath filled with bubbles.
- 1:01:24Speaker 4: You go to this section, it's a private jet.
- 1:01:26Speaker 6: So now it's a jet chair that appears like you're
- 1:01:29Speaker 6: on a private jet. But all these are different theme rooms.
- 1:01:33Speaker 6: So now you got all these different pictures you could
- 1:01:34Speaker 6: use for your gram and just look.
- 1:01:37Speaker 4: You know. The Graham is like, how can you just
- 1:01:39Speaker 4: people want to be flyed? Like you know what I'm saying,
- 1:01:42Speaker 4: how can I stand? Sometimes? Bro Roy says lambos. Yeah.
- 1:01:48Speaker 6: So so the idea is it's almost like it's a
- 1:01:50Speaker 6: pop up museum, but we would make that staple a
- 1:01:53Speaker 6: staple piece and charge twenty five thirty five hours a
- 1:01:55Speaker 6: ticket and make it like a unique dope experience. But
- 1:01:59Speaker 6: it's just another form of running an event space.
- 1:02:02Speaker 2: Yeah, that's interesting. Liquor, Yeah, that's a big thing. Even
- 1:02:08Speaker 2: when we was going to Philly, I remember there was
- 1:02:10Speaker 2: an issue with that. I forgot but it was like
- 1:02:12Speaker 2: it was like you can't bring you can't sell it.
- 1:02:15Speaker 2: You can bring liquor, but you can't sell it. Then
- 1:02:18Speaker 2: you can get like a bar, like if you have
- 1:02:20Speaker 2: a bartender come in, then technically you can use their
- 1:02:23Speaker 2: bar license.
- 1:02:25Speaker 4: How's that work go? Yeah?
- 1:02:26Speaker 6: So for us, one of the things, I don't teach
- 1:02:28Speaker 6: people how to get a liquor license because I don't
- 1:02:31Speaker 6: teach anything I don't do personally, So I don't know
- 1:02:34Speaker 6: the exact steps on getting the liquor license.
- 1:02:37Speaker 4: I know it's a little bit of work. You could
- 1:02:39Speaker 4: get it done.
- 1:02:39Speaker 6: But we recommend byob but you do have to have
- 1:02:43Speaker 6: like insurance for that particular events like one hundred and
- 1:02:45Speaker 6: seventy five hours where people can go ahead and serve
- 1:02:48Speaker 6: their own drinks. You can't sell it though at all.
- 1:02:51Speaker 6: So but you can do a by obata and they
- 1:02:53Speaker 6: can serve it in that way. They can serve it,
- 1:02:54Speaker 6: but you can't ain't selling no tickets.
- 1:02:56Speaker 4: All of it. That's like that's a liquor license.
- 1:02:58Speaker 6: It's illegal. That's the way people might do it. I
- 1:03:01Speaker 6: don't recommend it, and I don't do it.
- 1:03:03Speaker 7: So what are some other fees?
- 1:03:04Speaker 4: Right?
- 1:03:04Speaker 7: So you, I know you just said there's a bunch
- 1:03:07Speaker 7: of apartments that you have to get.
- 1:03:08Speaker 5: What are some of those fees that the average person
- 1:03:11Speaker 5: coming into the space and know that they should be
- 1:03:12Speaker 5: prepared for to get.
- 1:03:14Speaker 4: On this space for sure, first month, last month of security.
- 1:03:16Speaker 4: For sure.
- 1:03:17Speaker 6: You need to get a million dollar insurance policy just
- 1:03:19Speaker 6: because you want to be covered for any liability. And
- 1:03:22Speaker 6: that scares a lot of people's like one hundred dollars
- 1:03:24Speaker 6: a month seventy seven dollars to one hundred dollars a
- 1:03:27Speaker 6: month depending on what company that you uh, what company
- 1:03:30Speaker 6: that you work with.
- 1:03:32Speaker 4: Of course, your your all your bills.
- 1:03:34Speaker 6: Just think about it like your household bills, are your
- 1:03:37Speaker 6: saying bills for your event space, electric gas water, electric
- 1:03:41Speaker 6: gas water and again your use permit. Again, you do
- 1:03:44Speaker 6: have to do the research for your city. Every city
- 1:03:46Speaker 6: requires something different, different city, you know what I'm saying.
- 1:03:49Speaker 6: Every city requires something different to operate the events bunch
- 1:03:53Speaker 6: of dollars. So you do need to go to your
- 1:03:55Speaker 6: municipal building and find out, Hey, how much is the
- 1:03:57Speaker 6: use permit? They normally a couple hundred dollars or they're
- 1:03:59Speaker 6: not name crazy. Then you may have to furnish certain
- 1:04:02Speaker 6: paperwork with that. But it's simpler then it seems. But
- 1:04:07Speaker 6: you do want to make sure you're negotiating the contract
- 1:04:09Speaker 6: right with the landlord. One mistake that I made on
- 1:04:12Speaker 6: my last space. Everybody make sure you add this clause
- 1:04:15Speaker 6: to your lease. It's called first writer refusal. And what
- 1:04:17Speaker 6: this happens is if someone so they sold my and
- 1:04:21Speaker 6: not many people notice they sold my event space, my
- 1:04:24Speaker 6: second one, like right under my eyes. Why are y'all coming?
- 1:04:28Speaker 6: I was ready to buy the building, and I wasn't ready.
- 1:04:30Speaker 6: And I'll tell people how they can buy buy a
- 1:04:32Speaker 6: building too, But I wasn't prepared to buy that building
- 1:04:35Speaker 6: at that time that I got it.
- 1:04:37Speaker 4: So you add in a clause in the first writer
- 1:04:39Speaker 4: of refusal. So if they do sell that building.
- 1:04:42Speaker 6: They got to come to you first and mention it
- 1:04:44Speaker 6: to you before they even mentioned it to put it
- 1:04:46Speaker 6: out on the market. So now, oh, I'm prepared to
- 1:04:48Speaker 6: buy it, and now I would abort the building if.
- 1:04:50Speaker 4: They would have told me.
- 1:04:51Speaker 6: They didn't even tell me because I didn't have that
- 1:04:53Speaker 6: clause inside of my lease.
- 1:04:55Speaker 4: So making sure your paperwork right is also important.
- 1:04:58Speaker 6: Some people rushing these these leads in these paperwork and
- 1:05:01Speaker 6: it make no sense, like you're going to go get
- 1:05:02Speaker 6: a spot that sixty five hundred dollars a month.
- 1:05:05Speaker 4: I tell people all the time.
- 1:05:06Speaker 6: If you can't cover your rent within two weeks, that
- 1:05:08Speaker 6: spot you shouldn't.
- 1:05:09Speaker 4: Even be thinking about it.
- 1:05:10Speaker 6: So for example, if your rent sixty five hundred dollars
- 1:05:12Speaker 6: a month and you're charging one thousand dollars of event
- 1:05:16Speaker 6: and you're only doing two events a week, it's an
- 1:05:19Speaker 6: automatic cancel because it don't make sense. So I tell
- 1:05:23Speaker 6: people all the time, you don't just get in. Make
- 1:05:25Speaker 6: sure you know what you're doing for you getting this game. Yeah,
- 1:05:27Speaker 6: I'm making money, but I had a whole lot of
- 1:05:29Speaker 6: mistakes that I made a whole bunch of trial and errors.
- 1:05:31Speaker 6: But now I've been able to streamline and figure it
- 1:05:34Speaker 6: out that that works for me and everyone that I show,
- 1:05:37Speaker 6: simply because you got to know what you're doing. You
- 1:05:39Speaker 6: got to know how to negotiate. You don't want to
- 1:05:41Speaker 6: get the wrong spot.
- 1:05:43Speaker 2: What's some of the biggest mistakes that people make in
- 1:05:45Speaker 2: the event space?
- 1:05:46Speaker 4: One paying too much rent?
- 1:05:48Speaker 6: Like they rush like oh I found one, like yo,
- 1:05:52Speaker 6: they might listen to podcasts, go find one tomorrow, I'm
- 1:05:55Speaker 6: in it.
- 1:05:56Speaker 4: They didn't think about area.
- 1:05:58Speaker 6: They didn't think about marketing, they didn't think about they
- 1:06:01Speaker 6: didn't think about like what is going to take to
- 1:06:04Speaker 6: get people in my building.
- 1:06:05Speaker 4: That's why I tell people the free events. Initially.
- 1:06:07Speaker 6: A couple other mistakes they make is if you got
- 1:06:11Speaker 6: neighbors like they had, Like one of my earlier own
- 1:06:14Speaker 6: mistakes I make is bringing in the DJ. So you
- 1:06:17Speaker 6: bringing the DJ. And if you got neighbors upstairs or
- 1:06:20Speaker 6: next to you and you super loud, now you just
- 1:06:23Speaker 6: got somebody complaining all day.
- 1:06:24Speaker 4: They trying to get you up out of there.
- 1:06:26Speaker 6: So I had people that had to lead their space
- 1:06:28Speaker 6: because they kept getting noise complaints. They kept calling the city,
- 1:06:31Speaker 6: they kept calling the landlord, and they got them out
- 1:06:33Speaker 6: of there.
- 1:06:33Speaker 4: After they went and got this whole space up and running.
- 1:06:36Speaker 6: So I'm telling you, go meet with the neighbor, go
- 1:06:38Speaker 6: meet with the landlord, Go play music. That's why I
- 1:06:40Speaker 6: recommend the sound system because we control that. Our sound
- 1:06:43Speaker 6: system locked in the box. You control it with your phone.
- 1:06:46Speaker 6: Now you plug your phone in, you turn it up
- 1:06:48Speaker 6: and down based on your phone. But we got it
- 1:06:50Speaker 6: at a max level. And the other thing that I
- 1:06:52Speaker 6: personally like about it is in the last two years,
- 1:06:57Speaker 6: then the last two since one location we're on or
- 1:07:00Speaker 6: five years or other than three years.
- 1:07:02Speaker 4: The maintenance is crazy. It's no maintenance because you got
- 1:07:06Speaker 4: to think about it. People are only coming in for
- 1:07:07Speaker 4: six hours.
- 1:07:08Speaker 6: The most use they're doing is flushing your tallet, and
- 1:07:12Speaker 6: you got to do a repay every four months around
- 1:07:14Speaker 6: your building.
- 1:07:14Speaker 4: Guess what, they're not living there. They can't stay, there
- 1:07:17Speaker 4: is no funiture. Put them a leaning on.
- 1:07:19Speaker 6: The worst thing you're doing is leaning on my walls,
- 1:07:21Speaker 6: maybe flushing something that don't belong down the tallet. So
- 1:07:24Speaker 6: your maintenance is minimal. That's why I really love the game.
- 1:07:28Speaker 6: It's got me debt free, but it got me debt
- 1:07:31Speaker 6: free and retired my mind and wife. Because I started
- 1:07:33Speaker 6: making seven hundred dollars per event, the velocity of money
- 1:07:37Speaker 6: started being crazy.
- 1:07:38Speaker 4: Compared to just that one door that I had at
- 1:07:40Speaker 4: that time.
- 1:07:41Speaker 5: So in terms of marketing, I know you said bringing
- 1:07:44Speaker 5: people in for free was a good form, whether it's
- 1:07:46Speaker 5: some other ways that you use, or you know that
- 1:07:48Speaker 5: it's successful for people to market.
- 1:07:50Speaker 6: So Google ads is good because most people who are
- 1:07:52Speaker 6: running the events space aren't running Google ads. Posting on
- 1:07:56Speaker 6: Craigslist is good, posting on Facebook Marketplace is good. Allowing
- 1:08:01Speaker 6: influencers to use your space in exchange for a testimonial
- 1:08:04Speaker 6: or a mention just getting as many The game is,
- 1:08:07Speaker 6: I tell people in first ninety days, get as many
- 1:08:09Speaker 6: bodies in the door. So we had fifty events and
- 1:08:12Speaker 6: everybody bring fifty people.
- 1:08:13Speaker 4: Fifty what's that?
- 1:08:14Speaker 6: Twenty five hundred people who came to my building. And
- 1:08:17Speaker 6: guess what I'm doing at the end, I'm giving a
- 1:08:18Speaker 6: flyer to everybody.
- 1:08:19Speaker 4: Hey, ten percent off your next event. Ten percent off
- 1:08:21Speaker 4: your next event.
- 1:08:22Speaker 6: Another thing that people don't do, they don't send direct mail.
- 1:08:25Speaker 6: To really send direct mail, like a postcard is expensive,
- 1:08:28Speaker 6: but when you go directly to.
- 1:08:31Speaker 4: The US postool's website.
- 1:08:32Speaker 6: You could do something called direct mail where you're sending
- 1:08:35Speaker 6: a postcard for pennies. So now you're doing direct mail
- 1:08:38Speaker 6: and you can cover the entire zip code that you're
- 1:08:41Speaker 6: in and send a blast like five thousand people for
- 1:08:44Speaker 6: maybe a grand.
- 1:08:45Speaker 4: Let's do the math on a grand.
- 1:08:46Speaker 6: If only one percent or ten percent of those people
- 1:08:49Speaker 6: with five thousand book which let's go one percent, that's
- 1:08:52Speaker 6: fifty people on one thousand dollars. Even if we do
- 1:08:55Speaker 6: a half a percent, that's twenty five people average event,
- 1:08:58Speaker 6: five hundred to one thousand dollars. You've just made that
- 1:09:01Speaker 6: money back. But I tell people. Every time you get
- 1:09:03Speaker 6: somebody in your door, they're a marketer for you. And
- 1:09:05Speaker 6: one thing that worked for us is we used to
- 1:09:08Speaker 6: run Instagram ads specifically to they.
- 1:09:11Speaker 4: Just see our venue.
- 1:09:13Speaker 6: It's a picture of our venue with the slides of
- 1:09:15Speaker 6: all the different events we had. And when they're looking
- 1:09:18Speaker 6: at all the different slides and the different events that
- 1:09:20Speaker 6: we had, they.
- 1:09:21Speaker 4: Can't like it. They can't comment. They got to dm us.
- 1:09:24Speaker 6: So now when they dm us, I got a quick
- 1:09:26Speaker 6: reply already ready things for your interests. And we're only
- 1:09:29Speaker 6: letting women see this ad from twenty one to fifty
- 1:09:33Speaker 6: or sixty because guess what, it's not too many men
- 1:09:36Speaker 6: calling us booking the venue unless they have an event
- 1:09:39Speaker 6: like you're having. They not calling booking the venue. So
- 1:09:41Speaker 6: I'm only letting women see my ad. And you're getting
- 1:09:44Speaker 6: that ad done for pennies, you know. I mean, I'm
- 1:09:46Speaker 6: paying like five to ten bucks to get people to
- 1:09:48Speaker 6: respond to me. But if they book a event, it's
- 1:09:51Speaker 6: set one hundred dollars to a stack event.
- 1:09:54Speaker 4: For what we do.
- 1:09:56Speaker 2: So when did you get into education like teaching people itself?
- 1:09:59Speaker 6: I got it education with this like two years ago.
- 1:10:02Speaker 6: So I did it for three years first, like, I
- 1:10:03Speaker 6: don't even know what made me getting that. One of
- 1:10:05Speaker 6: my mentees saying she was the reading she told me,
- 1:10:09Speaker 6: I don't even remember shoddy what made me do it?
- 1:10:12Speaker 6: But when I got some success about it, and I'm
- 1:10:15Speaker 6: the guy is I don't operate with a scarcity mindset
- 1:10:17Speaker 6: like most people operate on. So I don't mind sharing
- 1:10:20Speaker 6: the information. I could share this because I don't want
- 1:10:22Speaker 6: to have a space technically in New York, LA. I
- 1:10:24Speaker 6: don't personally want to have it in every city in
- 1:10:26Speaker 6: the world. Why won't I share this now? I got
- 1:10:29Speaker 6: people all over the United States with space just followed
- 1:10:31Speaker 6: my same blueprint getting them financially free. So I've been
- 1:10:35Speaker 6: teaching people, I want to say, for about two years,
- 1:10:38Speaker 6: just giving them the game or the business credit, the credit,
- 1:10:40Speaker 6: just how to find these things, how to automate them,
- 1:10:42Speaker 6: just get it done, because I know.
- 1:10:44Speaker 4: What it did for me.
- 1:10:45Speaker 2: So and then sorry, So talk about the program that
- 1:10:48Speaker 2: you have as far as actually walking people through the
- 1:10:52Speaker 2: step by step process and getting them up and running
- 1:10:56Speaker 2: and getting them the resources that they need. Things to
- 1:10:59Speaker 2: that nature, Like, what's the deal with that?
- 1:11:02Speaker 6: Yeah, So we created a program. It's funny because I
- 1:11:05Speaker 6: stopped for the last four months, so this is a
- 1:11:08Speaker 6: sense of like me talking about the first time, I'm
- 1:11:10Speaker 6: bringing this back, but with the pandemic happening, I say, yo,
- 1:11:13Speaker 6: I got something better for y'all.
- 1:11:15Speaker 4: Instead of me only showing you how to get events spaces, I'm.
- 1:11:17Speaker 6: Gonna show you how to make money with throne chair,
- 1:11:19Speaker 6: I'm gonna show you'all to make money with the letters.
- 1:11:20Speaker 4: I'm gonna show you how to make money with fog machines.
- 1:11:22Speaker 6: I'm gonna show you all the different ways to make
- 1:11:24Speaker 6: money in this billion dollar industry. So pretty much our
- 1:11:28Speaker 6: program teaches you how to find a location, how to
- 1:11:31Speaker 6: fund the location, and how to automate the location.
- 1:11:33Speaker 4: So that's our full thing.
- 1:11:34Speaker 6: We give you all the business credit you need, how
- 1:11:37Speaker 6: to build business credit even if your personal credit isn't
- 1:11:39Speaker 6: the greatest, how to get your personal credit right, how
- 1:11:41Speaker 6: to find a location, how to do partner deals. We
- 1:11:44Speaker 6: show you even how to go start and I mentioned
- 1:11:47Speaker 6: earlier on how to go partner with a venue before
- 1:11:49Speaker 6: you even get a venue, how to go partner with
- 1:11:51Speaker 6: the hotel, so start making money almost immediately once you
- 1:11:54Speaker 6: follow the place. So we give you everything. We give
- 1:11:56Speaker 6: you all our contracts. We give you our leases. We
- 1:11:59Speaker 6: let you see our lease, so you know what they
- 1:12:00Speaker 6: have in the least with not.
- 1:12:01Speaker 4: To have in the lease.
- 1:12:03Speaker 6: You get thirty forty pass coaching calls that we did.
- 1:12:07Speaker 6: I used to do a call every week breaking down
- 1:12:10Speaker 6: everything for you.
- 1:12:11Speaker 4: So I pretty much answered any.
- 1:12:13Speaker 6: Question you could ever think about in this game on
- 1:12:15Speaker 6: making your money. So I just streamlined the process because
- 1:12:18Speaker 6: I don't want somebody to go We all know your
- 1:12:20Speaker 6: biggest expense in life is what you do not know.
- 1:12:23Speaker 6: I don't want you to take six months or a
- 1:12:24Speaker 6: year to figure this out. First seven years in my business,
- 1:12:27Speaker 6: I was doing junk removal, moving things that I couldn't scale.
- 1:12:31Speaker 4: So now, like y'all, I gotta do something that start
- 1:12:34Speaker 4: sharing the game out. There's helping me. So yeah, full Blueprint.
- 1:12:37Speaker 2: That's something that shouts to nineteen Keys said something I
- 1:12:39Speaker 2: was really punning, and it was like everything that the
- 1:12:41Speaker 2: school system didn't teach has provided entrepreneurs in Avenue to
- 1:12:45Speaker 2: actually teach. And even bigger than that, even just not
- 1:12:49Speaker 2: even blaming the school system, because there's so many different
- 1:12:52Speaker 2: new things that have come into play that just recently
- 1:12:57Speaker 2: popped up and events.
- 1:12:59Speaker 4: Bases is not but nothing.
- 1:13:02Speaker 2: Yeah, but the way that it's done business wise has
- 1:13:05Speaker 2: constantly changed and evolved. So, like you said, as far
- 1:13:08Speaker 2: as like the grub hub play like that's new, Like
- 1:13:10Speaker 2: ghost kitchens are new. Things of that nature are like.
- 1:13:12Speaker 2: So it's like, I'm a big fan. I'll never forget
- 1:13:17Speaker 2: when Mark Cuban told us that he buys online courses
- 1:13:20Speaker 2: and all that stuff, and it's like a lot of
- 1:13:21Speaker 2: people like look down on education, but it's crazy because
- 1:13:24Speaker 2: it's like you look down on the entrepreneur that has education,
- 1:13:28Speaker 2: but you buy books all the time. What's the difference
- 1:13:31Speaker 2: if you're buying a book because you want to learn
- 1:13:34Speaker 2: information or you're going to school to learn. And it's
- 1:13:38Speaker 2: crazy because school is something that is mandatory you legally,
- 1:13:43Speaker 2: you literally have to go to school. If you don't,
- 1:13:45Speaker 2: they have truancy cops that can actually lock you up.
- 1:13:49Speaker 2: And you know, I said, you're get in trouble if
- 1:13:50Speaker 2: you don't go to school, Like you know what I'm saying.
- 1:13:52Speaker 2: So it's like you're forced to go to school at
- 1:13:54Speaker 2: least through twelfth grade. And then a lot of people
- 1:13:58Speaker 2: invest in their education, whether it's junior college, whether it's
- 1:14:01Speaker 2: two year degree, whether it's a four year degree, master's degree,
- 1:14:04Speaker 2: doctorate degree. They're paying for somebody to actually educate them
- 1:14:10Speaker 2: so they can fast track their growth. But now we're
- 1:14:13Speaker 2: in a different economy where that still has a place.
- 1:14:17Speaker 2: All of these things you can't learn in school. You
- 1:14:19Speaker 2: can't learn in college, no matter what college you go to.
- 1:14:22Speaker 2: You can't learn about events, space, business, you can't learn
- 1:14:25Speaker 2: about you can't learn about Airbnb, you can't learn about Toro.
- 1:14:30Speaker 2: So it's either one or two ways that you go
- 1:14:33Speaker 2: about it. You just google your life away and YouTube
- 1:14:35Speaker 2: your life away and figure out on a fly. And hey,
- 1:14:37Speaker 2: god bless you if you want to do that, but
- 1:14:39Speaker 2: you're going to make a lot of mistakes no matter
- 1:14:41Speaker 2: how much information you get or you invest in education.
- 1:14:46Speaker 2: And shout out to matag Jasm that is very poignant.
- 1:14:49Speaker 2: The model of school is not the problem. It's the
- 1:14:53Speaker 2: information that they're providing that's the problem. Models actually pretty solid.
- 1:14:58Speaker 2: You go to school, it's structured, different classes, you have
- 1:15:01Speaker 2: a couple of years, you have to take tests, you
- 1:15:04Speaker 2: have to That model is something that can actually work.
- 1:15:09Speaker 2: It's the information that we're being taught. Earth science never
- 1:15:12Speaker 2: did it too, Yeah, astrology, it has no real world
- 1:15:16Speaker 2: use case. So this is something that whether it's like
- 1:15:21Speaker 2: I said, whether it's him five hundred, whether it's Mattie J,
- 1:15:24Speaker 2: whether it's Alex Good Energy with trucking, or whether it's
- 1:15:27Speaker 2: you would events space. I always just love to hear
- 1:15:30Speaker 2: these stories because it's like you can just listen for
- 1:15:34Speaker 2: all of the free information, but if you really want
- 1:15:36Speaker 2: to take it serious, I'm not gonna just throw twenty
- 1:15:39Speaker 2: five thousand as something without paying a couple of thousand
- 1:15:43Speaker 2: to actually know I got some securities blanket. Yeah, it
- 1:15:46Speaker 2: makes sense to me. You're looking at us right.
- 1:15:48Speaker 6: So in the last two years personally, and I don't
- 1:15:50Speaker 6: know many people have done it, I spent two hundred
- 1:15:53Speaker 6: and twenty five thousand on personal development, just joined the
- 1:15:56Speaker 6: Mastermind for fifty five thousand, joining another one for like
- 1:15:59Speaker 6: forty thousand, Like I am making it a point to
- 1:16:01Speaker 6: learn fasts, like I spend time. I'm in the room
- 1:16:06Speaker 6: the other day, and I'm like, man, if I would
- 1:16:08Speaker 6: have started this earlier on someone told me they started
- 1:16:11Speaker 6: their business in O six. We started EYL in O six. Uh,
- 1:16:17Speaker 6: but I don't know about I know, I didn't know
- 1:16:19Speaker 6: any of this stuff exists. I didn't know you could
- 1:16:21Speaker 6: get do the internet in O six. So now I'm
- 1:16:23Speaker 6: paying for information, but the return is unbelievable about being
- 1:16:28Speaker 6: able to change your life. So that two hundred and
- 1:16:30Speaker 6: twenty five hours, I had no clue that may be
- 1:16:32Speaker 6: way more than that, because I'm learning from someone who
- 1:16:35Speaker 6: actually did it, like you said, and I was listening
- 1:16:37Speaker 6: to a podcast. You're learning from someone teaching business to
- 1:16:41Speaker 6: one on one who don't own a business.
- 1:16:43Speaker 4: It don't make that don't even make practical sense.
- 1:16:47Speaker 5: I just had the discussion. Man shout out to Jason Reynolds.
- 1:16:49Speaker 5: I was in education, and it was the question I
- 1:16:52Speaker 5: always had. It was like, if I'm inside of the
- 1:16:54Speaker 5: system that is not working, then I'm complicit. And I said,
- 1:16:58Speaker 5: we're gonna have to figure out if it's going to
- 1:16:59Speaker 5: be indoctrination, which is the things that we know that
- 1:17:01Speaker 5: they don't need to learn, versus actual education. And he
- 1:17:04Speaker 5: said something very brilliant, and I think that's what this is,
- 1:17:06Speaker 5: this platform and everything that everybody that's around us is doing,
- 1:17:09Speaker 5: is we're changing the doctrine.
- 1:17:11Speaker 7: That's what we're doing. We're changing the.
- 1:17:13Speaker 5: Doctrine to a point where it's like, these are the
- 1:17:15Speaker 5: things and we're telling people. And so when people are
- 1:17:18Speaker 5: investing in the new doctrine, they're only helping themselves.
- 1:17:21Speaker 2: I don't even know if it's about even being complicit,
- 1:17:23Speaker 2: because it's just it's out of ignorance. If your most
- 1:17:25Speaker 2: teachers are ignorant on a lot of different things, they
- 1:17:28Speaker 2: can't teach themselves on.
- 1:17:29Speaker 5: And that doesn't even mean in a negative connotation. Ignorance
- 1:17:32Speaker 5: is just I don't know.
- 1:17:34Speaker 4: I you know what I'm saying.
- 1:17:36Speaker 2: It's bigger than even being complicit. You can't you don't
- 1:17:39Speaker 2: have an option if you don't know. I can't. I
- 1:17:41Speaker 2: can't teach you about starting a sports franchise because I
- 1:17:47Speaker 2: never started a sports franchise.
- 1:17:49Speaker 5: Yeah, I was thinking in the sense of, like, I know,
- 1:17:52Speaker 5: and I know that they're not getting the information, you
- 1:17:55Speaker 5: know what I'm saying, But I'm.
- 1:17:56Speaker 7: Saying my own love.
- 1:17:58Speaker 2: The teachers are not equipped to teach this, That's what
- 1:18:00Speaker 2: I'm saying. So whether they are complicit not complicit, there's
- 1:18:04Speaker 2: no teacher in that university, in that public high school,
- 1:18:08Speaker 2: in that private high school, nine times out of ten
- 1:18:11Speaker 2: that can tell me how to start a podcast because
- 1:18:14Speaker 2: none of them have started podcasts. So how can you
- 1:18:17Speaker 2: teach me about something that you never did. Only thing
- 1:18:19Speaker 2: that you can do is theoretically do it by just
- 1:18:21Speaker 2: listening to other people their life experiences and their stories
- 1:18:24Speaker 2: and then piling it together and saying, this is a
- 1:18:28Speaker 2: file of everybody else's experience and this is what you
- 1:18:31Speaker 2: should do, which could possibly work as well. But there's
- 1:18:34Speaker 2: no better teacher than either experience or firsthand doing knowledge
- 1:18:40Speaker 2: and something that a wise person learned from their mistakes,
- 1:18:44Speaker 2: but even wise a person learned from the mistakes of others.
- 1:18:50Speaker 2: And it's like you're never paying a mentor you're never
- 1:18:53Speaker 2: paying a coach for something that they've done. You're really
- 1:18:58Speaker 2: paying for the mistakes that they me because those mistakes
- 1:19:02Speaker 2: of course you millions.
- 1:19:04Speaker 6: Literally Bro and Tom Tom and but we gotta start
- 1:19:08Speaker 6: understanding that time. It's called opportunity to cost. The reason
- 1:19:11Speaker 6: why I take that money, I'm trying to get there fast.
- 1:19:13Speaker 6: I'm gonta spend a year trying to get here where
- 1:19:15Speaker 6: I could get there in three months. I want to
- 1:19:17Speaker 6: start a podcast on Troy. It's the exact blueprint that
- 1:19:21Speaker 6: needs Let's do what costlerate the great? A lot of
- 1:19:25Speaker 6: people ask they asked the wrong question, how much does
- 1:19:27Speaker 6: it cost? You got to start asking you something, how
- 1:19:29Speaker 6: much is it going to cost? If you don't do it,
- 1:19:31Speaker 6: You're gonna pay both ways. You're gonna pay the learner,
- 1:19:33Speaker 6: You're gonna pay the mistakes. You gotta make a decision
- 1:19:36Speaker 6: which one of those is more important for you.
- 1:19:39Speaker 2: So with that being said, you know, it's always whenever
- 1:19:42Speaker 2: we have somebody on, we always get like, we try
- 1:19:46Speaker 2: to get special discounts lowest on the market for their
- 1:19:49Speaker 2: courses or their educational programs. Shout out to Josh, Shout
- 1:19:53Speaker 2: out to him five hundred and his five hundred is program.
- 1:19:56Speaker 2: The only cheapest place you can find it is EYO.
- 1:19:59Speaker 2: If he changes it, I'm kill them. So but but
- 1:20:04Speaker 2: not shout out to all those guys that oblige doing that.
- 1:20:06Speaker 4: Man.
- 1:20:07Speaker 2: I think it's a it's an even trade off. You know,
- 1:20:08Speaker 2: we provide the platform. You know, we always try to
- 1:20:11Speaker 2: add as much value as you possibly can to our supporters.
- 1:20:13Speaker 2: Theyre the want that actually propelled us to this level.
- 1:20:15Speaker 2: So you're listening to the podcast. You can just listen
- 1:20:18Speaker 2: to podcasts or then get free information and you can
- 1:20:20Speaker 2: probably be obtaining a certain level of success. Or if
- 1:20:23Speaker 2: you want to invest in it, then you can invest
- 1:20:25Speaker 2: in it. We don't make anybody do anything, but we
- 1:20:27Speaker 2: just give them as much resources as we possibly can.
- 1:20:30Speaker 2: So with that, you gave us a special discounts. That's
- 1:20:33Speaker 2: like a real fifty percent it's just fifty percent off,
- 1:20:36Speaker 2: and that's you know, a lot of time people just
- 1:20:38Speaker 2: say like fifty percent off, but they price it in
- 1:20:40Speaker 2: to the fifty percent off. But there's no other place
- 1:20:44Speaker 2: right right, this is it, And.
- 1:20:46Speaker 6: Listen, I want to do something else that I didn't
- 1:20:48Speaker 6: even talk to you about. Everybody who does make the investment,
- 1:20:51Speaker 6: I'm gonna give them because we need to talk about
- 1:20:53Speaker 6: social media. We don't pray, but that's another thing I do.
- 1:20:56Speaker 6: But I don't want to be the guy that do everything.
- 1:20:58Speaker 6: I'm going to give them my social media course monetizing
- 1:21:01Speaker 6: Instagram as well. Just anybody will get it from eyl.
- 1:21:04Speaker 6: Only you I never did. Only could get there at
- 1:21:07Speaker 6: that site.
- 1:21:08Speaker 2: That course in itself, there you have, and that social
- 1:21:13Speaker 2: media course is very important because part of growing any
- 1:21:16Speaker 2: business and social media. I was just having this this
- 1:21:18Speaker 2: conversation with my training today and I was telling them
- 1:21:22Speaker 2: shout out to rich. I was telling them like how
- 1:21:25Speaker 2: to like you know, different points on growing his social
- 1:21:27Speaker 2: media and we had like a half an hour conversation.
- 1:21:29Speaker 2: I was telling him, like, nobody's doing anything really different
- 1:21:32Speaker 2: for the most part, and he was like, I'm like,
- 1:21:35Speaker 2: this is how you capturing Like what do you mean.
- 1:21:36Speaker 2: I'm like, all right, take a chef right on social
- 1:21:38Speaker 2: media has a half a million followers. He's making meals,
- 1:21:41Speaker 2: but he's not really making any meal that you know,
- 1:21:44Speaker 2: your grandmother didn't make, your wife didn't make, you didn't
- 1:21:46Speaker 2: make like everybody, millions of people are cooking every single day.
- 1:21:50Speaker 2: What he or she is doing is actually capturing it
- 1:21:54Speaker 2: and making it visually appealing. And now it's like, yeah,
- 1:21:58Speaker 2: it's like cineatography and that's content. Creators have to be
- 1:22:01Speaker 2: treated more like directorship and composers. People think it's easy
- 1:22:07Speaker 2: to make content.
- 1:22:07Speaker 4: It's not.
- 1:22:08Speaker 2: And it's like I was telling him, I'm like, look,
- 1:22:10Speaker 2: you're doing workouts. There's a lot of people that work
- 1:22:11Speaker 2: out every day. That what you're doing is the easy part.
- 1:22:15Speaker 2: Capturing it and putting it out there in a manner
- 1:22:18Speaker 2: that's appealing, that's going to get people's attention.
- 1:22:21Speaker 4: That's the hard part.
- 1:22:22Speaker 6: And then look who you're doing it with. You also
- 1:22:23Speaker 6: need to show that, like you're working out with you, that's.
- 1:22:26Speaker 4: Not you that guy. You know.
- 1:22:30Speaker 6: You got to also show your clients. And that's the testimonial.
- 1:22:33Speaker 6: If I'm working with him, Oh yeah, he must be
- 1:22:35Speaker 6: the truth.
- 1:22:36Speaker 4: They know you. Oh he take his workout seriously. Shot
- 1:22:40Speaker 4: he working out with him, you must be that truth.
- 1:22:42Speaker 4: So yeah, people aren't minus housing social media, bro.
- 1:22:44Speaker 6: They have to start like most people are on it
- 1:22:47Speaker 6: all day long, but they're not making money from it,
- 1:22:49Speaker 6: Like I want to be on it all day long
- 1:22:50Speaker 6: and generate income from it.
- 1:22:52Speaker 4: So you got to learn how to do that.
- 1:22:54Speaker 2: So e y l e U dot com.
- 1:22:58Speaker 6: E y l EU dot com fifty percent off specifically
- 1:23:01Speaker 6: for those in EYL as well as you're going to
- 1:23:04Speaker 6: get the entire social media of course, something I haven't done.
- 1:23:07Speaker 4: And I was just talking to Shoddy and Troy like
- 1:23:09Speaker 4: this is like.
- 1:23:10Speaker 6: The rebirth of our program, all new stuff, like so
- 1:23:13Speaker 6: many new modules where you're gonna learn not just event spaces,
- 1:23:17Speaker 6: but we I had a lot of people say, oh
- 1:23:20Speaker 6: what about the pandemic. All right, cool, I'm gonna show
- 1:23:22Speaker 6: you how to make money as an event plan. I'm
- 1:23:23Speaker 6: gonna sure you'll make money with the throne chairs. I'm
- 1:23:25Speaker 6: gonna show you how to make money every area the business,
- 1:23:27Speaker 6: so we're not just talking about event spaces. So this
- 1:23:30Speaker 6: is the first de view of that brother right here there.
- 1:23:32Speaker 5: You have it, ladies, gentlemen, It's gonna be one of
- 1:23:34Speaker 5: those you know, is always gonna be prepared.
- 1:23:38Speaker 2: America is opening back up, and like I said, this
- 1:23:40Speaker 2: is one of these businesses where you can start. It's
- 1:23:45Speaker 2: local to where you're at. It's not something that is
- 1:23:48Speaker 2: rocket science. It's something that's practical. People's always gonna have
- 1:23:51Speaker 2: baby showers, people's always gonna have, you know, meetings, people's
- 1:23:56Speaker 2: always gonna have arn't showings, the mmls, like you said.
- 1:24:01Speaker 6: I forgot to show them how to do it the
- 1:24:03Speaker 6: byeway your mind too, how the bottom as well.
- 1:24:06Speaker 4: I forgot about it about that before we got like
- 1:24:11Speaker 4: because I'm thinking about like getting people.
- 1:24:14Speaker 7: Let me know.
- 1:24:15Speaker 4: But one other model that I tell people to run
- 1:24:18Speaker 4: is the tool of three k. I heard about that.
- 1:24:20Speaker 4: Sure MG talks about them.
- 1:24:21Speaker 6: But of course my second location is at a commercial
- 1:24:24Speaker 6: location where it's commercial on the bottom, it's.
- 1:24:27Speaker 4: Four units up top, mixed use property.
- 1:24:30Speaker 6: So everyone here, reach out to your realtor let them
- 1:24:32Speaker 6: know you're looking for commercial now bottom and you're looking
- 1:24:35Speaker 6: for up top as a dwelling. So this is called
- 1:24:38Speaker 6: a tool three k long, where you only got to
- 1:24:40Speaker 6: bring up three point five percent, and that also can
- 1:24:43Speaker 6: includes the construction. So you can go out and find
- 1:24:45Speaker 6: a location that still needs improvement. You improve the entire
- 1:24:49Speaker 6: bottom for your event space you live upstairs, and then
- 1:24:52Speaker 6: you also runt up the floor above. So now you
- 1:24:54Speaker 6: got a free living space. And now your event space
- 1:24:57Speaker 6: is producing enough money to pay for everything. So if
- 1:24:59Speaker 6: you find it, then you at let's just hypothetically say,
- 1:25:02Speaker 6: for sake of the easy numbers, for me doing that
- 1:25:04Speaker 6: two hundred thousand, and then with the construction, I'm making
- 1:25:07Speaker 6: this up. I doubt it would be this much, but
- 1:25:08Speaker 6: let's just say it it was a one hundred thousand.
- 1:25:11Speaker 6: Now you're coming to the table with three hundred thousand.
- 1:25:14Speaker 6: Ten percent of three hundred thousand is only thirty grand,
- 1:25:17Speaker 6: So now you only got to put three point five
- 1:25:18Speaker 6: percent plus closing costs. You might come to a table
- 1:25:21Speaker 6: for an all in twenty grand cheaper than I came
- 1:25:25Speaker 6: to the table for my second space. So now you
- 1:25:29Speaker 6: just acquired a new home to live in for free.
- 1:25:31Speaker 6: So Now guess why I can't get noise complaints because
- 1:25:34Speaker 6: I'm going to be the tendant on.
- 1:25:35Speaker 4: The second floor.
- 1:25:36Speaker 6: So if I am getting noise complaints, I can just
- 1:25:38Speaker 6: call down like you got to lower it down, So
- 1:25:40Speaker 6: I ain't gonna get no complaints about that. And now
- 1:25:42Speaker 6: you got someone also living on the third floor, and
- 1:25:44Speaker 6: then you got the whole commercial space, so that's another
- 1:25:47Speaker 6: place somebody can run. So this is good for somebody
- 1:25:49Speaker 6: who never used the faha. Tell them to look for
- 1:25:51Speaker 6: a commercial space and now they can run that play.
- 1:25:53Speaker 6: Whether you do the least or whether you do the
- 1:25:55Speaker 6: allf and rehabbits cooked in and reabbits cooked in. So
- 1:25:57Speaker 6: now you might walk out of the door with twenty
- 1:25:59Speaker 6: grand and you got a new place to live in
- 1:26:02Speaker 6: a rental up.
- 1:26:02Speaker 5: You ever thought about, I know that you're least in
- 1:26:04Speaker 5: the spots because you ever thought about you know what,
- 1:26:06Speaker 5: I'm gonna beat the owner of the building.
- 1:26:07Speaker 4: And then do it.
- 1:26:08Speaker 6: I did this model earlier on because one at the
- 1:26:11Speaker 6: time when I got my first one.
- 1:26:13Speaker 4: Five years ago, my credit was this is the way
- 1:26:15Speaker 4: it's getting Your credit don't got to be.
- 1:26:16Speaker 6: They didn't check my credit. They never said let me
- 1:26:19Speaker 6: see your credit report, So they just wanted that money.
- 1:26:22Speaker 6: I gave them that first month, last month security and
- 1:26:24Speaker 6: I was in the game.
- 1:26:25Speaker 4: So this is a way.
- 1:26:26Speaker 6: I don't want to hear their excuse I don't got credit.
- 1:26:28Speaker 6: You can come up with first month, last month security
- 1:26:30Speaker 6: and whatever the improvement costs are, and now you're in
- 1:26:33Speaker 6: the game and we do something else where. You can
- 1:26:35Speaker 6: also crowd fund, I mean not just crowdfund, ask.
- 1:26:38Speaker 4: People to just donate. We got a model where my
- 1:26:40Speaker 4: second one that twenty four thousand seven, granted, that was free.
- 1:26:43Speaker 6: People donated stuff, they donated tables, they donated chairs, they
- 1:26:47Speaker 6: just wanted to help out, and I offered it on
- 1:26:48Speaker 6: a free event whenever the space got up. So now
- 1:26:51Speaker 6: you can run that play where they're donating, but it's
- 1:26:54Speaker 6: going to come with I'll give you one or two
- 1:26:55Speaker 6: free events.
- 1:26:56Speaker 4: So now we look, we can buy the building now.
- 1:27:00Speaker 6: So now we are looking into buying the buildings now
- 1:27:02Speaker 6: because now we're in position. But I don't want that
- 1:27:04Speaker 6: to be excused for someone else. Everybody who's pretty much
- 1:27:07Speaker 6: doing Airbnb, they're running the same model.
- 1:27:09Speaker 4: They're not buying the apartment buildings, they releasing it.
- 1:27:12Speaker 6: So you could get in without I don't want to
- 1:27:14Speaker 6: come out of my pocket one hundred grand to buy
- 1:27:16Speaker 6: twenty percent on two hundred thousand, it's forty thousand dollars.
- 1:27:20Speaker 6: The everyday person on God, everyday person could find a
- 1:27:23Speaker 6: way to get up to twenty thousand dollars. If you want,
- 1:27:25Speaker 6: you're gonna find a way. You're gonna find an excuse.
- 1:27:27Speaker 6: So that's why I run this model.
- 1:27:29Speaker 7: Choose.
- 1:27:30Speaker 2: There you have it, ladies and gentlemen, once again, e
- 1:27:33Speaker 2: y l EU dot com fifty percent off of the
- 1:27:37Speaker 2: program which teaches you everything, walks you through and also
- 1:27:40Speaker 2: includes to God, to social media, let's get it, how
- 1:27:43Speaker 2: to monetize, how to get it popping mandatory in twenty
- 1:27:47Speaker 2: twenty one. Man, if you don't have social media, you're
- 1:27:49Speaker 2: doing yourself with your minister service. And if you have
- 1:27:51Speaker 2: social media and you're not actually using it to actually
- 1:27:54Speaker 2: grow your brand, I don't know what you're using it for.
- 1:27:56Speaker 4: Facts.
- 1:27:57Speaker 2: What would you like to tell the people?
- 1:27:59Speaker 4: Yeah?
- 1:28:00Speaker 6: Leave them with Yeah, I would leave everybody here. Listen, man,
- 1:28:03Speaker 6: information is only good if it's used. I don't want
- 1:28:05Speaker 6: anyone to make this investment if they're not going to
- 1:28:07Speaker 6: use they say, only seven less than seven percent of
- 1:28:09Speaker 6: people use it. I want y'all to be the seven
- 1:28:11Speaker 6: percent use the information, but more importantly, continue to chase
- 1:28:15Speaker 6: after your goals and your dream. Stay committed. Like whatever
- 1:28:17Speaker 6: it is that you want, you can have, But it
- 1:28:19Speaker 6: first starts in your mindset with a police system, and
- 1:28:22Speaker 6: the second resting. I tell everybody, do you got to
- 1:28:24Speaker 6: identify your why?
- 1:28:25Speaker 4: Why are you doing what you do? Every single day?
- 1:28:27Speaker 6: I wake up on purpose because I got a mom
- 1:28:30Speaker 6: to take care, I got a wife to take care,
- 1:28:31Speaker 6: I got a bunch of employees to look after. So
- 1:28:33Speaker 6: I got a reason that I'm doing what I'm doing
- 1:28:36Speaker 6: and what we are. We're earners here, so it's all
- 1:28:38Speaker 6: about wealth and creation.
- 1:28:40Speaker 4: So keep that in your mind.
- 1:28:41Speaker 6: If you're looking at this, ask yourself where you want
- 1:28:43Speaker 6: to be in five to ten years and do whatever
