- 0:05Welcome back to the Remodel Report by USA Cabinet
- 0:08Store. I'm Chris. And I'm Jessica. Jessica, today
- 0:12is small kitchens. And you opened our prep call
- 0:14with a sentence I have been thinking about all
- 0:16week. Say it. A small kitchen is the most expensive
- 0:20room in your house per square foot and the least
- 0:22forgiving one. Least forgiving how? In a big
- 0:26kitchen, a mediocre decision hides in a corner.
- 0:29In 80 square feet, every cabinet, every hinge
- 0:32swing, every appliance depth is load -bearing.
- 0:34There is nowhere for a mistake to hide. Okay,
- 0:37before decisions, money. Because the internet
- 0:40told me $10 ,000, and my contractor friend laughed.
- 0:44Both numbers are real, and this trips up almost
- 0:47everyone. Angie's 2026 data puts the average
- 0:51small kitchen remodel around $10 ,500, with a
- 0:54range up to about 20. Our own 10 by 10 cost guide
- 0:57puts most professionally completed projects at
- 1:0020 to 45 ,000. How are those both true? Because
- 1:04the national average blends everything. Do -it
- 1:07-yourself projects, cabinet repaints, hardware
- 1:10swaps, rural labor rates, all in one number.
- 1:15A contractor's quote describes one project. Your
- 1:18kitchen, demolished, rebuilt with new cabinets
- 1:21and counters and licensed trades in your market.
- 1:24So the $10 ,000 number is not a lie. It is a
- 1:28different project. $10 ,000 is a real budget
- 1:31for a cosmetic remodel where the layout stays.
- 1:34It is not a full professional remodel. If a full
- 1:37remodel quote comes in at half the going rate,
- 1:40do not celebrate. Ask what is missing, because
- 1:43something is. Usually permits, electrical, or
- 1:46cabinet boxes made of the cheapest board on the
- 1:49market. Where does the money actually go? Same
- 1:52place it goes in big kitchens. Cabinetry takes
- 1:5530 to 40 percent, labor 20 to 35. And here is
- 2:00the trap of a small room. The plumber does not
- 2:02charge half price because the kitchen is half
- 2:04the size. Fixed costs stay fixed, which is why
- 2:08cost per square foot is the highest in the house.
- 2:11All right, decisions. You say layout outranks
- 2:14everything. Cabinet color is reversible. Layout
- 2:17is forever. And in a small kitchen, there are
- 2:20four honest options. Galley, L -shape, U -shape,
- 2:25one wall. Rank them. No ranking, only fit. The
- 2:30galley, two parallel runs, is the most efficient
- 2:32cooking layout ever devised. It is what restaurant
- 2:35kitchens use. If your room is a corridor, embrace
- 2:39it. The rule is 42 inches of clear aisle for
- 2:42one cook, closer to 48 for two. And the L? The
- 2:47L suits rooms that open into dining space. It
- 2:50breathes. Its tax is the corner cabinet. A blind
- 2:55corner without a pullout mechanism is storage
- 2:57you own but cannot reach, so budget the few hundred
- 3:00dollars for a lazy Susan or a blind corner pullout.
- 3:04In a small kitchen, no storage is optional. U
- 3:08-shape? Maximum storage and counter. Three working
- 3:11walls, two corners to solve. Below about 90 square
- 3:16feet, it can start to feel like standing inside
- 3:18a cabinet, so it wants a light palette and good
- 3:20lighting. And one wall. Studios, open plans,
- 3:25true compacts. Counterspace is the scarce resource
- 3:28and the fix is a peninsula. Which brings us to
- 3:31the question every single consultation includes.
- 3:35The island. The island. An island needs about
- 3:3942 inches of clearance on every working side.
- 3:42Run the math and the room needs to be roughly
- 3:4412 feet wide before an island stops being furniture
- 3:47you sidestep. In 70 to 100 square feet, the honest
- 3:51answers are a peninsula, a narrow rolling cart,
- 3:54or nothing. So when a designer sketches an island
- 3:57into a 10 by 10 kitchen? They are decorating,
- 4:00not designing. Let's do cabinets. A third of
- 4:03the budget, you said. Where do small kitchens
- 4:05win? Four moves. First, go to the ceiling. That
- 4:1012 -inch dust gap above standard wall cabinets
- 4:13is the most commonly wasted storage in America.
- 4:16Full height uppers or a stacked second row converts
- 4:19it and pulls the eye up so the room reads taller
- 4:22I feel like old advice said decorate up there
- 4:25baskets a fake plant Old advice did say that
- 4:29including an old version of our own article.
- 4:31Honestly, it is a grease shelf Enclose it move
- 4:36to consider frameless construction American framed
- 4:39cabinets have a face frame around the opening
- 4:42Frameless cabinets skip it, which widens every
- 4:45opening and adds usable interior volume in the
- 4:48exact same footprint. Europe went frameless decades
- 4:51ago because European kitchens are small kitchens.
- 4:54Over 20 linear feet of cabinets, the recovered
- 4:57space is measured in drawers, not inches. And
- 5:01you sell both, so this is not a sales pitch for
- 5:03one. We sell both, and in small kitchens we reach
- 5:06for frameless lines like Ultra Craft and Balfour
- 5:09Mott more often. Stand in front of both in a
- 5:12showroom with the doors open, and the argument
- 5:14makes itself in about 10 seconds. Move three.
- 5:18Drawers beat doors in base cabinets. A base cabinet
- 5:21with doors makes you kneel and excavate. A deep
- 5:25drawer brings the back of the cabinet to you.
- 5:27It costs more per cabinet, and it is the upgrade
- 5:30our clients thank us for a year later. Because
- 5:32base storage gets opened dozens of times a day.
- 5:36And four was the corner money. Spend it. Every
- 5:38corner in an L or U needs a mechanism. That is
- 5:42the whole rule. Smaller stuff. Give me the interior
- 5:45fittings that earn their inches. A six or nine
- 5:48inch filler pullout beside the range turns dead
- 5:51filler strips into spice storage. A toe kick
- 5:53drawer under the sink stores sheet pans and space
- 5:56that is otherwise air. Vertical dividers hold
- 5:59cutting boards upright. One tall pantry cabinet,
- 6:03even 18 inches wide, can replace a whole wall
- 6:05of shallow shelving. What about the ceiling pot
- 6:08rack? Every small kitchen article for 20 years
- 6:11has the pot rack. Honest emotion. In a farmhouse
- 6:15with 10 -foot ceilings? Lovely. In a compact
- 6:19room with 8 -foot ceilings, it hangs visual clutter
- 6:21at head height, exactly where a small kitchen
- 6:24can least afford it. Deep drawers store the same
- 6:27pots invisibly. Color. The old advice was paint
- 6:31everything white. Not wrong. Just no longer the
- 6:34whole story. The industry association's 2026
- 6:38trends research, surveying over 600 designers,
- 6:42still has neutrals dominant. But warm wood tones
- 6:45are surging, white oak leading. For small kitchens,
- 6:50the formula is a light neutral perimeter, one
- 6:52warm element and restraint. And the two tone
- 6:55look everyone wants? Works at this scale with
- 6:58one rule. The darker tone stays low. Base cabinets,
- 7:03the peninsula. Uppers stay light. Dark upper
- 7:07cabinets compress a small room from eye level
- 7:10up. Lighting. You called it the most underrated
- 7:13line item. Per square foot, nothing beats it.
- 7:17Think in layers. Ambient from the ceiling. Task
- 7:20where you work. Accent for depth. And the non
- 7:24-negotiable layer in a small kitchen is under
- 7:26cabinet task lighting. $200 to $600, and it removes
- 7:30the shadow you are currently chopping vegetables
- 7:32in. It is the biggest perceived size jump per
- 7:36dollar in the room. Appliances, I sense strong
- 7:38opinions. One strong opinion. Scale is a design
- 7:42decision. The fastest way to shrink a small kitchen
- 7:45is a 36 inch professional range and a deep refrigerator.
- 7:49A 30 inch range cooks the same dinner. A counter
- 7:53depth fridge gives back aisle inches exactly
- 7:55where clearances are tightest. An 18 or 24 inch
- 7:59dishwasher fits households that run at half full
- 8:01anyway. Mainstream now, and small kitchens love
- 8:06it for a sneaky reason. The flat surface moonlights
- 8:09as landing space when you are not cooking. In
- 8:12a room short on counters, your cooktop doubling
- 8:15as a counter is real square footage. Over the
- 8:20range saves counter space but puts weak ventilation
- 8:23over your cooktop. A microwave drawer or a shelf
- 8:26spot costs more and vents better. That is the
- 8:29honest trade. Pick your priority. Okay, rapid
- 8:32fire, the skip list. I name it, you rule on it.
- 8:35The Forced Island. Skip. We covered why. 12 feet
- 8:40of width, or it is an obstacle. Open shelving
- 8:44everywhere. One run, curated near the sink. A
- 8:48whole kitchen of open shelves photographs beautifully
- 8:50for one week. Then real mugs and cooking grease
- 8:53move in. The 36 inch range. Skip in 80 square
- 8:57feet. You gain a burner you use twice a year
- 9:00and lose aisle, storage, and proportion. Moving
- 9:03the sink to the other wall? Skip without a layout
- 9:06reason. Relocating plumbing costs thousands and
- 9:09usually buys little in a small footprint. Keeping
- 9:13the layout is the single biggest cost saver there
- 9:15is. Spend the savings on drawers. Last big question.
- 9:20Is remodeling a small kitchen even worth it?
- 9:23There's a whole real estate forum thread of people
- 9:25nervous? that small kitchens hurt resale. The
- 9:28thread is right that context matters. A compact
- 9:31kitchen is expected in a condo or a starter price
- 9:35home and a harder sell in a big suburban house.
- 9:38But here is what the remodel changes. Not the
- 9:41square footage. The verdict. A dated small kitchen
- 9:45reads as a project the buyer inherits. A well
- 9:48-designed one reads as finished. And finished
- 9:51is what sells. And the return numbers back that
- 9:54up. They do. Industry cost versus value data
- 9:58consistently shows minor and mid -range kitchen
- 10:01remodels among the best returning projects in
- 10:03the house, while $75 ,000 majors return roughly
- 10:07half. Small kitchens are by definition minor
- 10:10to mid -range. A $25 ,000 small kitchen done
- 10:14well is one of the more defensible checks a homeowner
- 10:16writes. Landing time. Three things to remember.
- 10:20One. Know which project you are pricing. 10 ,000
- 10:23is a cosmetic refresh, 20 to 45 is a full professional
- 10:27remodel, and a quote at half the going rate is
- 10:30missing something. Two, layout outranks everything.
- 10:3542 -inch aisles, soft corners, and a peninsula
- 10:38instead of a forced island. Three, in a small
- 10:41kitchen, spend where your hands go every day.
- 10:45Drawers, lighting, full -height storage. Skip
