- 0:00SPEAKER_00: If your AI strategy is using chat, Claude, Gemini, Perplexity, and the other hundreds that are out there every time someone mentions a new tool online, guess what?
- 0:16SPEAKER_00: That's not an AI strategy, people.
- 0:19SPEAKER_00: You now have created what I call digital clutter.
- 0:24SPEAKER_00: And when you see those posts on Instagram, Facebook, Twitter, TikTok, all over the place saying, hey, subscribe below, and I'm going to give you a hundred commands to use for AI people, that's way too many.
- 0:44SPEAKER_00: You are already overloaded with information.
- 0:48SPEAKER_00: What you need is not a hundred prompts.
- 0:52SPEAKER_00: You need five to ten that you would actually use in your business without confusing yourself or giving yourself undue stress because you're trying to do everything that the last person just showed you online.
- 1:06SPEAKER_00: Yes, I know you're nodding your head because you've done that.
- 1:10SPEAKER_00: So we're gonna talk about that in this episode of Stop of Stop Chasing, Start Attracting.
- 1:17SPEAKER_00: This is a show where realtors come and I teach you how to get discovered, stand out in the market, and build a business that actually attracts clients instead of consistently chasing them.
- 1:31SPEAKER_00: My name is Robin Cavallaro, and I built my real estate business starting over at the age of 56.
- 1:38SPEAKER_00: And I share the practical strategies, tips, tricks, hacks, whatever you want to call them, that have propelled me to the top of my market.
- 1:48SPEAKER_00: And I will endeavor to help you get there too.
- 1:52SPEAKER_00: So here's what I recommend.
- 1:54SPEAKER_00: Instead of trying every AI platform out there, now with the caveat, because I'm in the experimental phase, but I'm an advanced user, I use everything.
- 2:05SPEAKER_00: And I'll talk about that in the moment.
- 2:08SPEAKER_00: But what I want to stress to you right now is so you don't stress, choose one AI tool and start there.
- 2:19SPEAKER_00: I would, my opinion, I would start with Chat GBT because I believe you can get a lot further with the free version because they all have tokens and then they'll expire.
- 2:30SPEAKER_00: They'll say, okay, you've reached your limit for the day, the hour, the week, whatever it is.
- 2:35SPEAKER_00: Chat's a little bit more liberal.
- 2:37SPEAKER_00: So I would start with chat to do research, whatever it is.
- 2:41SPEAKER_00: You want to create a summary for your listing.
- 2:45SPEAKER_00: You want to create content, ask it questions.
- 2:49SPEAKER_00: You want to write a book, you want to um look at the market, you want to find articles for you to create content in.
- 2:57SPEAKER_00: I would start with chat GBT.
- 3:00SPEAKER_00: Use it for a little bit, see how you feel with it, and then go to the paid version.
- 3:06SPEAKER_00: I think I pay about$20 a month for chat.
- 3:10SPEAKER_00: There's also Gemini, which uh you can get free if you have uh Gmail workspace, which I do have, uh, but most of the versions are all gonna have a free version and a paid version.
- 3:25SPEAKER_00: The paid version is going to be much more beneficial for your business.
- 3:32SPEAKER_00: But in the beginning, you've heard me talk about this.
- 3:35SPEAKER_00: I started out, I had no money, so everything I started out with was free, and I still go by that uh mantra.
- 3:43SPEAKER_00: I don't pay for it until I try it.
- 3:45SPEAKER_00: And I'm gonna talk with you about another program that I was trying that I ended up giving up on because I couldn't get the problem solved.
- 3:54SPEAKER_00: Um, but I want you to take one real problem and solve it with the first AI platform you use.
- 4:00SPEAKER_00: Now, I create amazing things in ChatGBT.
- 4:04SPEAKER_00: So just because I use all four or five, six, whatever platforms doesn't mean you need to do that.
- 4:11SPEAKER_00: Chat GBT helps me research, create images like my social media posts.
- 4:18SPEAKER_00: Um, a couple of things, I'm doing a training called the Agent Authority Lab.
- 4:23SPEAKER_00: And I'll talk about that in a minute because you might want to get in on that.
- 4:26SPEAKER_00: The doors are opening up in September.
- 4:29SPEAKER_00: But that training program is a six-week live Zoom class.
- 4:33SPEAKER_00: ChatGBT and Claude helped me create that.
- 4:37SPEAKER_00: But um I did an my agent authority assessment, I call it.
- 4:42SPEAKER_00: It's a 18 question uh quiz that rates realtors on their social presence.
- 4:51SPEAKER_00: So you have to answer 18 questions, takes about three to five minutes.
- 4:54SPEAKER_00: I'm gonna put a link for that below because you might want to check that out.
- 4:57SPEAKER_00: It'll weigh your strengths and weaknesses and where you need to improve.
- 5:02SPEAKER_00: But I told Chat GBT what I wanted, the program, and it actually remember it recommended the program for the quiz, which I had never heard of this program, Tally.
- 5:12SPEAKER_00: It gave me, forget I just talked about Tally, advanced tactic, but it gave me the prompts, the commands to create the quiz.
- 5:23SPEAKER_00: I'm not gonna get into the details because it was complicated.
- 5:26SPEAKER_00: Um, but for beginning users, start with one platform, ask it to create everything.
- 5:34SPEAKER_00: And once you get a sample, like you can even go into Chat GBG and tell it your voice, tell it how you want things to say.
- 5:41SPEAKER_00: Like I'd give it the command that I wanted to use my brand logo, my brand colors, although it doesn't always happen, I have to re-add it.
- 5:50SPEAKER_00: But my voice, how I sound, I'm, you know, sweet but a little sassy.
- 5:55SPEAKER_00: I don't want dashes where comma should be.
- 5:58SPEAKER_00: And I told it, I don't want it to use that word, no fluff.
- 6:02SPEAKER_00: I hear that now on videos and I know not that it matters, but they're not even looking at the script.
- 6:10SPEAKER_00: I realize this later.
- 6:11SPEAKER_00: Chat GBT says that all the time, no fluff.
- 6:14SPEAKER_00: So I don't want to hear no fluff.
- 6:15SPEAKER_00: But when I started, I learned to use AI in my real estate business because I was doing things other than just real estate.
- 6:24SPEAKER_00: I was obviously creating books and training programs and videos and answer emails.
- 6:30SPEAKER_00: Oh my goodness, it makes me sound like a genius when it comes to answering an email.
- 6:38SPEAKER_00: And I love it.
- 6:39SPEAKER_00: If I'm pitching podcasts or pitching articles that I would like to get published, I start there creating everything, all my marketing materials.
- 6:50SPEAKER_00: But learning to solve one real business problem at a time will be most effective for you and cause you the less stress because you don't always need a complicated two-page prompt to get a useful response.
- 7:05SPEAKER_00: I begin telling AI these four things who my market is, who I'm targeting for this particular piece, what I want them to create, what it's intended for, and how I want the finished result to look in sound.
- 7:18SPEAKER_00: So, here for example, I will say, uh, I'm a real estate agent in the villages, Florida.
- 7:23SPEAKER_00: I want to create a 90-second script for my market talking about moving here and the three top things that they're concerned about, and it'll create it.
- 7:34SPEAKER_00: Sometimes I'll have to go in and edit it, but it'll do that.
- 7:37SPEAKER_00: I've asked it to create images where um when I'm doing posts now, it created the text, and I told to leave a spot blank because I put in Canva a phone, an iPhone, and I recorded a video.
- 7:55SPEAKER_00: So now I have a post that goes on Facebook, TikTok, Instagram, uh, X, everywhere that also has a video component into it.
- 8:06SPEAKER_00: So I'm talking to them about it while they're looking at it.
- 8:09SPEAKER_00: And I I find that one incredibly useful and effective.
- 8:14SPEAKER_00: And if you're not sure, ask it what it needs.
- 8:17SPEAKER_00: So, for example, when I wrote my book, as I write books and I'm driving in the car.
- 8:22SPEAKER_00: I'll open up chat and I come up with an idea and I tell it, hey, write this.
- 8:26SPEAKER_00: I want this idea, flush that out, give me the outline, write the chapters.
- 8:32SPEAKER_00: But if you're having a problem, ask me 10 questions that will help you understand what I want and give me my answer.
- 8:39SPEAKER_00: So it can be just as simple as that.
- 8:42SPEAKER_00: But again, I want you to start out with one platform, know it, go to the free version, then go to the paid version, play with that, and then move on to the next one.
- 8:51SPEAKER_00: So, for an advanced tactic, I will tell you my training program.
- 8:56SPEAKER_00: It's called the Agent Authority Lab.
- 8:58SPEAKER_00: That is a six-week Zoom training program where I actually in the room with you going over the curriculum.
- 9:06SPEAKER_00: We have homework assignments, you will be basically graded and have the ability to answer questions on the topics from my what I call my six pillars of authority.
- 9:19SPEAKER_00: It helped me create the curriculum and the training decks and the workbooks.
- 9:25SPEAKER_00: Now, when I say that, it's taken me about a month of going back and forth between Chat GPT Claude and then I'll throw it occasionally into Gemini and Grok just for their opinion.
- 9:38SPEAKER_00: That is absolutely an advanced tactic.
- 9:41SPEAKER_00: I'm not telling you to do that.
- 9:42SPEAKER_00: I'm telling you to start off small, but I'm showing you the power of what you have because each one thinks and talks differently and presents things differently.
- 9:52SPEAKER_00: So I'll ask it, you know, about the curriculum, blah, blah, blah.
- 9:57SPEAKER_00: Chat GBT will create it.
- 9:59SPEAKER_00: I copy it and I put it into Claude and let it give me its opinion.
- 10:03SPEAKER_00: And then I'll edit that and I send it back through until I get it exactly the way I want it.
- 10:08SPEAKER_00: I know your head's spinning.
- 10:09SPEAKER_00: But again, I just said that's an advanced tactic.
- 10:12SPEAKER_00: But use AI to your advantage because AI is not the enemy.
- 10:20SPEAKER_00: AI is going to help you grow your business.
- 10:26SPEAKER_00: So it and I also want to tell you so a couple things you need to remember.
- 10:30SPEAKER_00: Take that agent authority assessment, the links below.
- 10:35SPEAKER_00: There will also a QR code at the end for you to learn more about the Agent Authority Lab.
- 10:42SPEAKER_00: Next, you also can get a copy of my book, Don't Get Replaced, Get Reinvented.
- 10:47SPEAKER_00: How Realtors Can Turn Experience, AI, and Visibility into their biggest advantage.
- 10:54SPEAKER_00: That is on Amazon.
- 10:55SPEAKER_00: You can get it print, Kindle, and Audible.
- 10:58SPEAKER_00: And also it's on uh Kindle Unlimited.
- 11:01SPEAKER_00: So you can just read pages if you are on that program.
- 11:06SPEAKER_00: So those links are in the description box below.
- 11:10SPEAKER_00: Make sure you take that assessment.
- 11:12SPEAKER_00: I think you're gonna find it very informative.
- 11:15SPEAKER_00: Stop collecting tools, stop collecting prompts, choose one problem, learn one process, keep using it until it becomes part of how you work.
- 11:26SPEAKER_00: That's when AI stops being another distraction and becomes an actual business advantage.
- 11:34SPEAKER_00: My name is Robin Cavallero.
- 11:36SPEAKER_00: This is Stop Chasing, Start Attracting.
- 11:38SPEAKER_00: Thank you for joining me on this podcast today, and I will catch you next time.
