- 0:07Speaker 1: Joined in studio this morning by Matt Heyman. Of course,

- 0:14Speaker 1: That's R O. C. K Wisconsin dot com. Dolphin number
- 0:17Speaker 1: six so eight six seven three fifty four hundred. That's
- 0:20Speaker 1: six seven three fifty four hundred. Remember the website yet,
- 0:23Speaker 1: get on over there, do it now, Rock Wisconsin dot com. Matt,
- 0:26Speaker 1: how you doing this morning?
- 0:28Speaker 2: Doing great?
- 0:28Speaker 1: It's good to see you. You're going to be doing
- 0:30Speaker 1: a little bit of a household moving soon, not the
- 0:33Speaker 1: type involving real estate, although you know, I've seen some
- 0:35Speaker 1: modern dorms. They they could double as condos. You've got
- 0:39Speaker 1: a big, a big day for the family, don't you.
- 0:41Speaker 2: Yeah, tomorrow moving the daughter over to UW Whitewater. I
- 0:44Speaker 2: would say that that definitely isn't a condo though that no,
- 0:48Speaker 2: that's more of a closet.
- 0:50Speaker 1: But yeah, it's amazing, and I know that there's standards
- 0:55Speaker 1: and things to change, because yeah, I remember dorms being
- 0:58Speaker 1: like it was like cinder block wall and uh, you know,
- 1:01Speaker 1: you're lucky if the heat worked, and if it did work,
- 1:04Speaker 1: it probably. And now I see some of these, like
- 1:06Speaker 1: I u W here in town. You see some of
- 1:09Speaker 1: these buildings that they're building in student housing, and you're like, wait,
- 1:12Speaker 1: what it's supposed to be like almost like a basic
- 1:17Speaker 1: jail cell. Almost.
- 1:19Speaker 2: I'm guessing that don't designates that for the freshman. Yeah.
- 1:22Speaker 1: My first dorm room was a shoe box. Yeah. Uh so,
- 1:26Speaker 1: if you're looking for something spacious, though, we've got an
- 1:29Speaker 1: amazing this week. Of course, each Ember week we do
- 1:32Speaker 1: a featured listing here on Asked the Experts with a
- 1:34Speaker 1: Rock Royalty. And I'm looking at the price, and I'm
- 1:37Speaker 1: looking at the square footage and I'm looking at the location.
- 1:40Speaker 1: I'm going, this is a great, great opportunity for somebody
- 1:44Speaker 1: that's looking for some space, that's looking for a really
- 1:48Speaker 1: beautiful house with a ton of potential, and the price
- 1:52Speaker 1: under and it's not just a little under two hundred thousand,
- 1:55Speaker 1: it's under two hundred thousand.
- 1:57Speaker 2: Yeah, yeah, this is this is a good opportunity. I
- 1:59Speaker 2: think someone looking to get into investment properties, someone that
- 2:04Speaker 2: is willing to do a little work on remodeling. It's
- 2:06Speaker 2: a four to one four South Atwood Avenue in Janesville
- 2:10Speaker 2: and it's listed at one seventy nine to nine. Yeah,
- 2:14Speaker 2: it's a duplex property, one of those over unders, but
- 2:17Speaker 2: with a lot of space, two bedrooms on each level.
- 2:20Speaker 2: And I think the neat thing about it is it's
- 2:22Speaker 2: priced low due to the fact that the upstairs unit
- 2:25Speaker 2: is down to the studs at the moment, So you
- 2:27Speaker 2: can build out a brand new unit, rented out to
- 2:29Speaker 2: rent out, maybe both floors if you're just looking for
- 2:31Speaker 2: investment property, or you can owner occupy it converted to
- 2:34Speaker 2: a single family. Pretty good opportunity.
- 2:36Speaker 1: I grew up in a really old neighborhood in Walkie Shaw.
- 2:38Speaker 1: As a matter of fact, the oldest house in the
- 2:40Speaker 1: city of Walkie Shaw was on the corner head a
- 2:42Speaker 1: storic marker and all that stuff outside of it. And
- 2:44Speaker 1: while I was in school, a number of the homeowners
- 2:48Speaker 1: kind of started this, and I don't know if the
- 2:49Speaker 1: city got involved. This started doing restoration of some of
- 2:52Speaker 1: these beautiful old victorians in our neighborhood, and it is
- 2:56Speaker 1: amazing what can be done to those you know, what
- 2:59Speaker 1: do they call them the aed beauties. Yeah, they just
- 3:01Speaker 1: you put a little bit of elble grease into them
- 3:03Speaker 1: and it's like they're just amazing houses. So this is
- 3:06Speaker 1: a this is a really really good one right in Janesville,
- 3:09Speaker 1: one seventy nine nine it go. Of course, you can
- 3:11Speaker 1: get more details online Rockrealty dot com, Rockwisconsin dot com.
- 3:16Speaker 1: That's rock Wisconsin dot com. You better call Chad this morning.
- 3:18Speaker 1: Chad can set up a showing with you. I'll gotta
- 3:21Speaker 1: do is give him a call six so eight two
- 3:23Speaker 1: seven nine fifty nine eighty five. That's two seven nine
- 3:26Speaker 1: five nine eighty five for Chad. Let him know that
- 3:28Speaker 1: you heard about this week's featured listing and and check
- 3:32Speaker 1: that house out again. It is right at four to
- 3:34Speaker 1: one four South Atwood Avenue in Jamesville. And all the
- 3:36Speaker 1: details at rock Wisconsin dot com. And we'll talk a
- 3:39Speaker 1: little bit more about this really really cool opportunity to
- 3:42Speaker 1: mention to investment property. It's a it's a top bottom
- 3:45Speaker 1: duplex and I know for a lot of folks. As
- 3:48Speaker 1: a matter of fact, I lived in a top bottom
- 3:49Speaker 1: duplex in Janesville. It's a it's a really really and my.
- 3:53Speaker 2: Very first home purchase was a was a duplex, and
- 3:55Speaker 2: I would have to say that was some of the
- 3:57Speaker 2: easiest financial living we've had here. A tenant on one
- 4:00Speaker 2: side and having them help pay for the mortgage.
- 4:03Speaker 1: That's it's not going to be beat. So check that
- 4:05Speaker 1: out again. Give Chad a call this morning. Six So wait,
- 4:07Speaker 1: two seven nine fifty nine eighty five. That's two seven
- 4:11Speaker 1: nine five nine eighty five from Chad at Rock Realty.
- 4:14Speaker 1: We're gonna be talking about the Naar settlement in client.
- 4:19Speaker 1: It's this is thank goodness you're here, Matt, because this
- 4:23Speaker 1: is literally something that's been on my mind for a
- 4:26Speaker 1: couple of weeks. Not this is not keeping me up
- 4:28Speaker 1: at night, but it is something that I'm like, it
- 4:30Speaker 1: just seemed seemed a little unique.
- 4:32Speaker 2: It's keeping realtors up a little.
- 4:34Speaker 1: It probably is obviously big change, but not really as
- 4:37Speaker 1: big of a change when you learned some of the information.
- 4:39Speaker 1: But there are some changes about about what's going on
- 4:42Speaker 1: when it comes to buying and selling your home. Let's
- 4:45Speaker 1: talk about this, what this settlement means for home buyers
- 4:48Speaker 1: and what where do we stand now with this stuff? Matt.
- 4:52Speaker 2: Yeah, Yeah, it's been an interesting time and a lot
- 4:55Speaker 2: of people waiting in limbo to see how everything shakes out.
- 4:58Speaker 2: There was a lawsuit to cross multiple states where there's
- 5:03Speaker 2: a lawsuit against the National Association or Realtors NAR and
- 5:08Speaker 2: they came to a settlement which is going to cause
- 5:10Speaker 2: some changes, and you know, there's significant changes, but it's
- 5:14Speaker 2: good to clear the air and let everybody know what
- 5:17Speaker 2: it means for them when the rubber meets the road.
- 5:20Speaker 2: What is this going to mean? I think that it's
- 5:23Speaker 2: less scary than some people think and just maybe takes
- 5:27Speaker 2: a little more clarification.
- 5:28Speaker 1: Let's talk about then, for the settlement, what that means
- 5:30Speaker 1: if you're a home buyer. What changes now?
- 5:33Speaker 2: Yeah, specifically, Yeah, we'll speak on you know, what this
- 5:37Speaker 2: means for home buyers. I think either are kind of
- 5:40Speaker 2: two major changes, the first being that MLS's were are
- 5:45Speaker 2: no longer allowed to share out buyer compensation, buyer commissions
- 5:51Speaker 2: that they're shared that they were that they're offering for
- 5:54Speaker 2: thirty years. The system worked really well. So it's unfortunate
- 5:57Speaker 2: they're changing it, but it is what it is. And
- 6:02Speaker 2: at this point, you know, buyers have some choices. Realtors
- 6:07Speaker 2: have to take a couple extra steps, and we'll go
- 6:09Speaker 2: over that today.
- 6:11Speaker 1: Let's talk about then, so kind of going over some
- 6:13Speaker 1: of the some of how the process has changed, I think,
- 6:16Speaker 1: and let's talk just real quick before we talk about
- 6:18Speaker 1: the changes, Let's talk really quickly about how the process
- 6:21Speaker 1: previously worked, and then what are some of those modifications now, Matt.
- 6:25Speaker 2: Yeah, So, previously, in a I thing called sub agency
- 6:31Speaker 2: pre agency, realtors were allowed to let's say, let's say
- 6:35Speaker 2: you inquired on solo or realtor dot com, you got
- 6:38Speaker 2: an agent, you said, hey, I wanted to see this house,
- 6:40Speaker 2: and the agent would show up, let you in and
- 6:43Speaker 2: walk you through the property, and then afterwards you could
- 6:46Speaker 2: start discussing things like offers and or whether or not
- 6:50Speaker 2: you wanted to commit to that agent on a long
- 6:52Speaker 2: term basis pretty straightforward. Yeah. Yeah, So the new rules
- 6:55Speaker 2: that have been laid out, I mean they mean that
- 6:58Speaker 2: you have to have some sort of agreement in place
- 7:01Speaker 2: before you can go on a showing. Oh yeah, okay, now,
- 7:08Speaker 2: so now there's nice awkward conversations that are going to
- 7:10Speaker 2: be happening, right Well, I mean, the good thing about
- 7:13Speaker 2: it is we're able to go into the details of
- 7:16Speaker 2: who's representing you and who isn't prior to actually walking
- 7:20Speaker 2: through the house, right And I think that that's actually
- 7:24Speaker 2: a good thing for the industry as far as transparency goes,
- 7:27Speaker 2: and education goes, it'll help buyers be more educated before
- 7:31Speaker 2: they even walk through that door and understand a bit
- 7:33Speaker 2: more of the process right now. And I will say
- 7:38Speaker 2: that Wisconsin was always ahead of the curve as far
- 7:41Speaker 2: as disclosure, as far as making sure all the definitions
- 7:45Speaker 2: and clarity was in the offer and all the different agreements.
- 7:48Speaker 2: It's other states that kind of screwed this up and
- 7:51Speaker 2: cause these changes.
- 7:52Speaker 1: As a surprise surprise at looking at you, I don't
- 7:56Speaker 1: know I'll going the Alabama, although I shore it down.
- 8:01Speaker 1: We're going to talk about buyers agents in just a moment,
- 8:04Speaker 1: but real quick is as we talk about roles of
- 8:06Speaker 1: of folks in real estate sellers agents, buyers agents, some
- 8:09Speaker 1: folks do are both correct.
- 8:12Speaker 2: Okay, Yeah, So through the listing agreement, a listing agent
- 8:17Speaker 2: then works for the seller Okay, now, through a cooperating broker,
- 8:21Speaker 2: gend or a sub agent it's called you know. We
- 8:25Speaker 2: were and still are allowed to walk a buyer through
- 8:29Speaker 2: a home and help them with the process of filling
- 8:33Speaker 2: out the offer and such. Right, but it limits us
- 8:35Speaker 2: if we aren't working on the buyer's side as a
- 8:38Speaker 2: buyer agent. There's many items that we're not able to
- 8:41Speaker 2: do to help represent them on their side.
- 8:44Speaker 1: Interesting, So with that, with that, with that kind of
- 8:47Speaker 1: those roles and that understanding, let's talk about buyers agents
- 8:50Speaker 1: and then in that role, I mean, they're they're obviously
- 8:53Speaker 1: really really important to have and work with somebody you
- 8:56Speaker 1: trust and that you know, let's talk a little bit
- 8:59Speaker 1: about about some some of the work that I think
- 9:02Speaker 1: sometimes they wonder what exactly does a buyer's agent too.
- 9:05Speaker 1: Let's uh, let's lift the current a little bit and
- 9:07Speaker 1: look a little bit behind the scenes.
- 9:08Speaker 2: Matt, Yeah, that's a's a it's a huge list, yeah right,
- 9:11Speaker 2: I mean, you know, and a lot of it really
- 9:14Speaker 2: is just maintaining the process flow, right, But there's there's
- 9:18Speaker 2: so many really important things that I'd like to uh,
- 9:21Speaker 2: you know, touch base on. But I'll go through a
- 9:23Speaker 2: short list here. For instance, if you have a buyer's agent,
- 9:26Speaker 2: they can track down listings and those can be off
- 9:29Speaker 2: market listings. So you know, by law we have to
- 9:32Speaker 2: be working for someone in the transaction, and if we
- 9:36Speaker 2: have a contract with a buyer as a buyer agent,
- 9:39Speaker 2: we're allowed to go to off market like foreclosures for
- 9:41Speaker 2: sale by owner properties and and even door knock and
- 9:45Speaker 2: find that that property for you that might not even
- 9:48Speaker 2: be listed at the moment. You know, we're obviously going
- 9:50Speaker 2: to network with other agents, you know, finding you know,
- 9:53Speaker 2: coming soon, listings that we might be able to get
- 9:56Speaker 2: out ahead of monitoring market trends. Effect that affect any
- 10:00Speaker 2: offers you might make. The big thing is negotiating contingencies, closings, timelines,
- 10:08Speaker 2: and a final contract price. I would say that in general,
- 10:12Speaker 2: you know, if you have a buyer agent versus just
- 10:15Speaker 2: having a sub agent that's technically still working for the seller,
- 10:18Speaker 2: there's a number of things that a buyer agent will
- 10:21Speaker 2: be able to do for you. One is they're going
- 10:23Speaker 2: to be able to protect and guide you. They're going
- 10:25Speaker 2: to negotiate on your behalf and negotiate and make sure
- 10:30Speaker 2: that your best interests are number one and our priority.
- 10:35Speaker 2: There become a fiduciary for you. Right, they can point
- 10:39Speaker 2: out reasons not to buy. I think this is really important.
- 10:42Speaker 2: So there's you know, when when you have we have
- 10:45Speaker 2: to choose between two contracts, right, one is called a
- 10:47Speaker 2: pre agency showing agreement. Okay, Now, the pre agency showing
- 10:51Speaker 2: agreement is something that's not binding, but it kind of
- 10:56Speaker 2: defines that, Hey, this agent's going to be walking you
- 10:58Speaker 2: through the home, but isn't going to be representing you
- 11:02Speaker 2: during that walk through. Okay, Okay, So we can open
- 11:05Speaker 2: the door, we can point out where the kitchen is, right,
- 11:07Speaker 2: you can point out where the water heater is, but
- 11:09Speaker 2: we can't say, you know, that one looks a little old.
- 11:12Speaker 2: It might need be replacing soon. Right, So there's advantages
- 11:16Speaker 2: to having a buyer agency, especially before even going through
- 11:19Speaker 2: the showing, so we can use our experience to point
- 11:22Speaker 2: out things that would be important to a buyer.
- 11:24Speaker 1: Is that so it's kind of going then to that
- 11:26Speaker 1: next step. It can there is a relationship and an
- 11:29Speaker 1: exclusive partnership that can be that can be formed. Is that?
- 11:33Speaker 1: Is that something then that you could move on to.
- 11:34Speaker 1: Then if you're you know you're with that buyer's agent,
- 11:36Speaker 1: you want to say, get let's let's work on this.
- 11:38Speaker 1: Let's actually get your inside and expertise. Is there now
- 11:42Speaker 1: like an exclusivity there between the between the buyer and
- 11:45Speaker 1: the agent and how does that work?
- 11:46Speaker 2: Well, the buyer agency always had that exclusive okay, but
- 11:50Speaker 2: it does have the option of making it, let's say,
- 11:52Speaker 2: property specific. Right, So if someone's just not so sure
- 11:56Speaker 2: if this is the agent they want to proceed with it,
- 11:58Speaker 2: you know, into the future. They can just make it
- 11:59Speaker 2: for just this one single property, maybe commit to them
- 12:02Speaker 2: at a later date, and that can be kind of
- 12:04Speaker 2: written in as a custom clause in the buyer agency
- 12:06Speaker 2: and say, hey, this only applies to one, two three
- 12:08Speaker 2: Main Street, right, But that opens up the door for
- 12:12Speaker 2: the buyer agent to be able to give them advice
- 12:14Speaker 2: and walk through and say, you know, hey, when I've
- 12:16Speaker 2: been on inspections, when I see a vertical crack like
- 12:18Speaker 2: this in the foundation, that's sometimes a concern. We might
- 12:21Speaker 2: want to do a home inspection.
- 12:23Speaker 1: And that's as we talked this morning with Matt Heyman.
- 12:25Speaker 1: Of course, Matt comes to us from Rockrealty Online, Rock
- 12:28Speaker 1: Wisconsin dot com. That's Rock Wisconsin dot com, TELP whatever
- 12:31Speaker 1: six so W eight six seven three fifty four hundred,
- 12:33Speaker 1: that's six fifty four hundred. And I know, I feel
- 12:36Speaker 1: like sometimes I repeat myself because but it's an important thing,
- 12:40Speaker 1: because I do repeat myself on this is when it
- 12:42Speaker 1: comes to you, don't you're not buying homes every day
- 12:44Speaker 1: and having that that expertise to do that stuff. You know,
- 12:48Speaker 1: some things that that to the untrained eye look pretty innocuous,
- 12:52Speaker 1: pretty just yeah, it's just the house to somebody that's
- 12:55Speaker 1: that's looking at houses every single day and has gone
- 12:58Speaker 1: through the process multiple times, worked with home inspectors and
- 13:01Speaker 1: other and seeing how not just some of these potential issues,
- 13:05Speaker 1: how they've remedied themselves, or how they've worked out and
- 13:08Speaker 1: and kind of what the ultimate diagnosis of that is.
- 13:12Speaker 1: It's an important thing to have because of as a homeowner,
- 13:15Speaker 1: as a potential buyer, you're not all that experienced in
- 13:19Speaker 1: in what to be looking for. You know your house,
- 13:22Speaker 1: you know, maybe know you know your friends houses, but
- 13:25Speaker 1: you don't know every house. So having that that agent
- 13:27Speaker 1: there to work with you to help you identify that
- 13:29Speaker 1: stuff is a real value to buyers, isn't it.
- 13:32Speaker 2: Yeah, absolutely absolutely. There's there's any number of things that
- 13:36Speaker 2: they may have experienced that you haven't, right, whether it
- 13:38Speaker 2: be well and septic for the first time, right, or
- 13:42Speaker 2: you know, something like an older roof but you've always
- 13:44Speaker 2: had homes there, or you know fairly new roofs, but
- 13:46Speaker 2: they can maybe point out, hey, that does it does
- 13:49Speaker 2: look like one of an older roof, right, not an expert,
- 13:52Speaker 2: but maybe we should have that inspected, right.
- 13:54Speaker 1: Can your buyer's agent negotiate on your behalf for things
- 13:56Speaker 1: like let's say you mentioned the roof. Would that be
- 13:59Speaker 1: a role for a buyer's agent to get involved and say,
- 14:02Speaker 1: my you know, my my client is is they're very interested.
- 14:07Speaker 1: Can we get a can you do like credits or
- 14:10Speaker 1: anything like that or reduced price on that? Is that
- 14:12Speaker 1: is that be something that your agent would would work on? Yeah,
- 14:15Speaker 1: that's a That's a key.
- 14:16Speaker 2: Takeaway is that, you know, if they're not working on
- 14:18Speaker 2: your behalf, they're just telling you, you know, what to
- 14:21Speaker 2: put in each line item, right, helping you fill out
- 14:23Speaker 2: the forms, right. They're not suggesting, you know, hey, maybe
- 14:26Speaker 2: we have an escrow amount for this rough, a credit
- 14:29Speaker 2: for this rough. Hey how about we work on closing costs?
- 14:32Speaker 2: How about uh, you know, we do an appraisal contingency
- 14:35Speaker 2: because this this this, so it's it's it's harder and
- 14:38Speaker 2: we're a little you know, our hands are tied a
- 14:40Speaker 2: bit if we're not working on a buyer's behalf and
- 14:42Speaker 2: we can't get creative and come in with some custom
- 14:45Speaker 2: contingencies that are working in this market. And we're doing
- 14:47Speaker 2: that a lot, and it's finding success, but without having
- 14:50Speaker 2: a buyer agency agreement in place. You're just limited.
- 14:53Speaker 1: I'll talk with you about kind of establishing that relationship
- 14:56Speaker 1: and working with a with a buyer's agent and kind
- 14:58Speaker 1: of how that how that process works, and get more
- 15:00Speaker 1: of the details from Matt in just a moment of course.
- 15:02Speaker 1: Chatting with Matt Heyman of Rockrealty. The website Rock Wisconsin

- 15:57Speaker 1: four hundred. That's six seven three fifty four hundred. Tucking
- 16:00Speaker 1: this week about some of the changes with the settlement
- 16:03Speaker 1: and what that means for the relationship between a buyer
- 16:06Speaker 1: and UH and of course the seller and buyers agents
- 16:09Speaker 1: those type of things. Let's talk about establishing kind of
- 16:11Speaker 1: that relationship with a buyer's agent. I've got to guess
- 16:14Speaker 1: there's nothing wrong with even interviewing potential agents that type
- 16:17Speaker 1: of thing. I mean, if if you're looking to buy,
- 16:19Speaker 1: is that is that typical? Is that normal? Is that Okay?
- 16:22Speaker 2: It's I mean, it's a good point. It's something that
- 16:25Speaker 2: you know, we've been working on ourselves. Is let's let's
- 16:29Speaker 2: let's you know, set up an ease of use to
- 16:31Speaker 2: where you know, buyers don't just inquire and get a
- 16:34Speaker 2: random agent online. You know what if they interviewed some
- 16:37Speaker 2: of agents and so that's that's something we're working on
- 16:40Speaker 2: our end to make it a little easier for for
- 16:43Speaker 2: clients that want to get in touch with us. Because
- 16:44Speaker 2: we have forty agents.
- 16:45Speaker 1: That's the next question. I know you've got a lot
- 16:48Speaker 1: of what's the number then, so yeah.
- 16:50Speaker 2: We have forty agents and it arranges you know, from
- 16:52Speaker 2: Bloy to you know, Wanta Key And I think that
- 16:55Speaker 2: it's important to get matched with the right agent. I think, uh,
- 16:59Speaker 2: you know, not only experience, but maybe even familiarity with
- 17:02Speaker 2: your particular situation. If it's whether it's a first time
- 17:04Speaker 2: home buyer, someone to look looking to g at farm land,
- 17:08Speaker 2: someone that you know has a similar personality you. You
- 17:10Speaker 2: don't you don't want to have that that tension where
- 17:13Speaker 2: you guys just don't fit right.
- 17:15Speaker 1: And it's interesting you said, because there are certain times
- 17:17Speaker 1: where there's just people you meet that you click with,
- 17:18Speaker 1: and you know, we think about making the purchase, buying
- 17:21Speaker 1: a house, having somebody that that has the knowledge, the expertise,
- 17:24Speaker 1: as you mentioned with with forty some agents, there's going
- 17:28Speaker 1: to be somebody there that not only specializes and very
- 17:32Speaker 1: is very relatable when it comes to what you're looking
- 17:35Speaker 1: for and has expertise, but also has that that connection
- 17:38Speaker 1: that you know, as the French will say, they's genes
- 17:39Speaker 1: saiguaw of it all that You're like, we just we
- 17:42Speaker 1: just mesh and it's it's a good well.
- 17:45Speaker 2: All Rock Realty agents have that geneci qui.
- 17:47Speaker 1: Right, funny it's says that on all the cars. That's amazing.
- 17:51Speaker 2: No, you know, so we have a you know, a
- 17:53Speaker 2: plothora of different agents, you know, multiple Spanish speaking agents
- 17:56Speaker 2: do So if there's any Spanish speaking buyers or sellers
- 18:00Speaker 2: in the area that want to reach out, we'd be
- 18:02Speaker 2: happy to connect you with Kathy, Jesus or Sadie. And
- 18:08Speaker 2: you know, the neat thing about a buyer agency agreement
- 18:11Speaker 2: is it's between the buyer and the firm. Okay, okay,
- 18:14Speaker 2: so it's not specific to an agent.
- 18:16Speaker 1: Okay.
- 18:16Speaker 2: Yeah, So let's say that it's just not right the
- 18:20Speaker 2: right fit. You can anybody can reach out to me
- 18:23Speaker 2: or Mike and we can get them assigned to an
- 18:25Speaker 2: agent we think would be a better fit.
- 18:26Speaker 1: Mike Collins, who we've got to have on the show. Yeah,
- 18:29Speaker 1: he's out in.
- 18:29Speaker 2: Dallas right now at a Tom Ferry summit, living.
