Latest / USA Cabinet Store Remodeling Podcast / Orlando Kitchen Remodel 2026: Real Costs, Timeline & ROI
Transcript
- 0:04Hey everyone, welcome back to the show. I'm Chris
- 0:07and today we are talking about something that
- 0:10is one of the biggest decisions an Orlando homeowner
- 0:12makes, a kitchen remodel. And with me as always,
- 0:17Jessica. Hi Chris. Hi everyone. Yeah, this one
- 0:21is huge because the price range is wild. We are
- 0:24talking anywhere from $12 ,000 on the low end
- 0:27to $150 ,000 on the high end. So the question
- 0:31is, where do you actually fit? Okay, so let us
- 0:34break this down. The 2026 USA cabinet store guide
- 0:37breaks Orlando kitchen remodels into three honest
- 0:40tiers. Jessica, walk us through them. Sure. Tier
- 0:441 is the cosmetic refresh. $12 ,000 to $25 ,000.
- 0:49Same layout, same boxes. New paint, new hardware,
- 0:53new light fixtures, new backsplash. Best for
- 0:56selling soon, rental prep, or a kitchen that
- 0:59looks tired but functions fine. Tier 2 is pull
- 1:03and replace. 35 ,000 to 70 ,000. New cabinets,
- 1:08counters, appliances on the existing footprint.
- 1:12No moving walls, no relocating plumbing. This
- 1:15is the Orlando default and where most families
- 1:18land. And Tier 3 is full custom. 75 to 150 ,000
- 1:23plus. Walls move, permits get pulled. Custom
- 1:27cabinetry, panel ready. Sub -zero, a 48 -inch
- 1:31range. Forever home territory. The big rule,
- 1:35match the tier to how long you will stay in the
- 1:37house. That is a huge range. So here's the thing
- 1:41that surprises people. The total project, from
- 1:44first sketch to final walkthrough, is eight to
- 1:4716 weeks. Not three weeks. If a contractor tells
- 1:51you we will be done in three weeks, they are
- 1:53talking about construction only and probably
- 1:56skipping permits. Exactly. The design phase alone
- 1:59is four to eight weeks. Permits and material
- 2:02lead times, another two to four. Construction
- 2:05is just the visible part. Okay, let us talk money
- 2:08on a typical $50 ,000 Orlando kitchen. Where
- 2:12does every dollar actually go? Cabinets dominate
- 2:1535 to 40 percent of the budget. That is 17 ,500
- 2:20to 20 ,000 on cabinets alone. Labor is another
- 2:2420 to 25%. Appliances, 15 to 20. Counters and
- 2:29backsplash, 10 to 15. Then plumbing fixtures,
- 2:33permits, and contingency. And speaking of contingency,
- 2:37hold a 15 % reserve in your head. Separate from
- 2:40the contract. Old wiring, slab cracks, plumbing
- 2:44surprises behind stucco walls. Those show up
- 2:47on roughly one in four projects in Central Florida.
- 2:50Now let us get into the construction calendar.
- 2:53Six weeks, day by day. What is the part most
- 2:56homeowners are not warned about? Week five. The
- 2:59slow week. Counter fabrication happens off -site.
- 3:02Quartz and quartzite slabs are templated after
- 3:05cabinets are installed and then fabricated in
- 3:07a shop somewhere. Two to three weeks of nothing
- 3:10happening in your home is normal. Plan a vacation
- 3:13around it. Most contractors will not warn you
- 3:16about that. Okay, so cost, tiers, timeline, money,
- 3:19got it. But Jess, Florida's Florida. What makes
- 3:22an Orlando kitchen remodel different from a kitchen
- 3:25in Atlanta or Phoenix? Five things, and the first
- 3:28one is huge. Florida humidity will destroy the
- 3:32wrong cabinet box. Indoor humidity in air -conditioned
- 3:35Orlando homes runs 55 to 65 percent year -round.
- 3:39Particle board cabinet boxes start absorbing
- 3:42moisture at the cut edges within 18 to 36 months.
- 3:46Soft swelling, hardware loosening, door alignment
- 3:49drift. Plywood 3 quarter inch boxes resist humidity
- 3:53for 25 to 30 years. The cost difference is 10
- 3:57to 18 percent on the cabinet line. It is the
- 4:00smartest dollar you will ever spend on a Florida
- 4:02kitchen. Second thing, the Florida building code
- 4:05raises the baseline. Hurricane rated range hood
- 4:08damper. GFCI within six feet of the sink. AFCI
- 4:13on every kitchen circuit. A code fluent Orlando
- 4:17contractor knows these by heart. Got it. Permits
- 4:20hurricane season HOAs speed round? Permits split
- 4:23between the city of Orlando, Orange County, Seminole
- 4:27County, and individual cities like Winter Park,
- 4:30Maitland, Winter Garden. Lake Nona is unincorporated
- 4:34orange. Baldwin Park is city of Orlando. Maitland
- 4:38is its own deal. If your contractor does not
- 4:41know which jurisdiction your home falls in, that
- 4:44is a red flag. Hurricane season, June through
- 4:48November, adds five to 14 days to cabinet deliveries
- 4:51through Jacksonville or Savannah ports. We schedule
- 4:55installs November through May whenever possible.
- 4:58And HOA architectural review boards. Lake Nona,
- 5:02Baldwin Park, Avalon Park, Phillips Reserve.
- 5:06Skip the submission and you can get hit with
- 5:08a stop work order at week three. A good Orlando
- 5:11contractor handles the HOA paperwork for you.
- 5:14Now, the question on every homeowner's mind,
- 5:17is a kitchen remodel actually worth it? What
- 5:19is the ROI? The 2025 cost versus value report
- 5:23puts national kitchen remodel ROI at 113 % for
- 5:28a minor mid -range refresh. That is the highest
- 5:31ROI of any interior renovation in the entire
- 5:34study. For Orlando specifically, winter park
- 5:37homes commonly see 80 to 88 percent on the right
- 5:40scope. Lake Nona, 75 to 85 percent. Baldwin Park,
- 5:4770 to 82 percent. The big rule, match the remodel
- 5:51tier to your home value. A $90 ,000 kitchen in
- 5:54a $385 ,000 Kissimmee home will not return its
- 5:58cost. The same $90 ,000 kitchen in a $1 .2 million
- 6:02Lake Nona estate returns close to 90%. Smart.
- 6:07So the homeowner does the math, decides to go
- 6:08for it. How do they pick the right contractor?
- 6:11Six questions before you sign anything. Which
- 6:14Florida county pulls the permit and what is the
- 6:16lead time? Plywood or particle board? Are your
- 6:20subcontractors Florida licensed? What is your
- 6:23hurricane season contingency? Do you handle HOA
- 6:26submissions? And what is your average overage
- 6:29rate on the last 10 jobs? A confident contractor
- 6:33answers all six in under a minute. Walk away
- 6:36signs. Refusing to pull permits to save you money.
- 6:40Demanding 50 % upfront. Asking for cash only.
- 6:44No references newer than 18 months. Verify any
- 6:47Florida license at MyFloridaLicense .com. Ten
- 6:51minutes of searching prevents 90 % of stall stories.
- 6:54Permit budget. What should homeowners actually
- 6:57plan for? $400 to $1 ,200 total for most Orlando
- 7:00jurisdictions. City of Orlando, $400 to $900.
- 7:05Orange County, $450 to $1 ,000. Winter Park,
- 7:10up to $1 ,200. Three inspections during the project.
- 7:14Rough -in drywall if there is structural work
- 7:16and final. Final inspections fail about one in
- 7:20five times in Central Florida, usually for small
- 7:22things. The fix is a same -week revisit. Get
- 7:26the cure window written into the contract. Five
- 7:29business days is reasonable. Last big one. When
- 7:32should somebody not remodel? Four situations.
- 7:35If your roof is older than 18 years, replace
- 7:37the roof first. Florida insurers will not renew
- 7:41on a roof past 20. If you are selling within
- 7:4318 months at the neighborhood median, a major
- 7:46remodel will not recover its cost in time. If
- 7:49your HVSC is older than 15 years, replace the
- 7:53air handler first. And if hurricane impact windows
- 7:56are pending, install those before any kitchen
- 7:59finish work. Sequence the major repairs first,
- 8:02then the kitchen. The kitchen lasts 25 to 30
- 8:06years. The roof and HVAC do not. That is solid.
- 8:11Just big takeaways for somebody starting research
- 8:13today? Three. One, match your tier to how long
- 8:16you will stay and what your home is worth. Two,
- 8:20plywood boxes, three -quarter inch, always. Never
- 8:24particle board in Florida. And three, hold a
- 8:2815 % contingency separate from the contract.
- 8:31Two to five surprises per project is normal in
- 8:34Central Florida. Old wiring, slab cracks, a 1970s
- 8:38wire bundle behind drywall nobody knew was there.
