- 0:12Speaker 2: dot com. That's our ock with Wisconsin dot com. Great website,
- 0:16Speaker 2: great resource, ur tough number six oh eight six seven
- 0:18Speaker 2: three fifty four hundred. That's six oh eight six seven
- 0:21Speaker 2: three fifty four hundred as mentioned. Joined us this morning
- 0:24Speaker 2: is Matt Heyman and the Rock real team. Matt, how
- 0:26Speaker 2: you doing this week?
- 0:27Speaker 1: I'm doing great? How are you? Sean doing really good?
- 0:29Speaker 2: It's great to talk with you. And uh, it's becoming
- 0:31Speaker 2: a common theme. And I love this common theme. Not
- 0:33Speaker 2: that I don't love seeing you each week, but you
- 0:35Speaker 2: always bring along a guest. And this week you've got
- 0:38Speaker 2: a special guest with us. Who's who's along this week?
- 0:40Speaker 3: Yeah, I'm excited. Today we're bringing bringing out Lindsay Kristowski.
- 0:44Speaker 3: Lindsay's been an agent with us for a number of
- 0:47Speaker 3: years now, I'm in licensed for a while. She's just
- 0:52Speaker 3: a pluthora of information for not only residential real estate,
- 0:56Speaker 3: but does quite a bit in commercial real estate remodeling
- 1:00Speaker 3: as well. So I'm excited to hear what Lindsay has
- 1:04Speaker 3: to offer today.
- 1:05Speaker 1: Lindsay, how you doing this morning?
- 1:07Speaker 4: Good?
- 1:07Speaker 1: How are you? I'm doing really good.
- 1:09Speaker 2: So Matt kind of mentioned there that you've got a
- 1:12Speaker 2: lot of experience, a little varied experience as well. What's
- 1:15Speaker 2: ironic is a couple of weeks ago Matt had had
- 1:17Speaker 2: brought up to the new website Wisconsin buyeragent dot com,
- 1:20Speaker 2: and he said, Matt, there's a couple of couples on
- 1:24Speaker 2: Wisconsin Buyer Agent. How cool is that? And of course
- 1:26Speaker 2: one of the couples is you and your husband. Tell
- 1:28Speaker 2: us a little bit about you and your husband, how
- 1:30Speaker 2: you guys work together, and and some of your little
- 1:33Speaker 2: areas of obviously individually, you each have a little areas
- 1:36Speaker 2: of specialty, don't you.
- 1:38Speaker 1: Yeah.
- 1:39Speaker 4: So we've been working together about eight nine years as
- 1:42Speaker 4: a team, and Kyle holds a licensed contractor dwelling license,
- 1:50Speaker 4: and so with that, I really like to bring him
- 1:54Speaker 4: into properties where maybe there's questions on remodeling repairs that
- 1:59Speaker 4: might be going on, maybe somebody sees something that's obvious
- 2:02Speaker 4: that you know, needs a little bit of work. He's
- 2:05Speaker 4: a good resource to have for that. I like to
- 2:07Speaker 4: bring the design side. I really like to show people
- 2:10Speaker 4: how they can make their house their home. And the
- 2:13Speaker 4: two of us that come together, it's a lot of fun.
- 2:15Speaker 4: We make it a fun process.
- 2:16Speaker 2: Oh, that sounds really really cool. And you and your
- 2:19Speaker 2: husband are not alone as far as family members at
- 2:21Speaker 2: Rock Realty. You have a daughter who's also new on
- 2:25Speaker 2: board at Rock Realty.
- 2:26Speaker 4: We do.
- 2:27Speaker 1: We do.
- 2:27Speaker 4: Our daughter Kaylee joined just just about a year ago
- 2:31Speaker 4: and she's loving it so far. She's grown up in
- 2:33Speaker 4: the fields. She's watched us for all these years, from
- 2:36Speaker 4: remodeling homes, who selling homes, and she can't get enough
- 2:40Speaker 4: of it.
- 2:41Speaker 3: And Lindzy, I'll add Kayley in her first year did
- 2:45Speaker 3: eighteen transactions?
- 2:46Speaker 1: Are you serious?
- 2:47Speaker 4: He did amazing?
- 2:49Speaker 1: Watch chip off the old block.
- 2:54Speaker 2: It sounds like that is absolutely amazing. I should be
- 2:57Speaker 2: very very proud. That is really really cool to see. Lindsey.
- 3:00Speaker 2: Let's talk about Obviously you mentioned residential, but you also
- 3:04Speaker 2: really specialize in investment properties.
- 3:07Speaker 4: We do. So we started out we bought our first
- 3:11Speaker 4: rental at nineteen and it kind of went from there.
- 3:14Speaker 4: In forty two now, so we've been in this for
- 3:16Speaker 4: quite some time. And you know, we got into it
- 3:20Speaker 4: initially just thinking that maybe our first one or two
- 3:23Speaker 4: rentals would help pay for colleges for kiddos, and then
- 3:25Speaker 4: it's snowballed from there and it became something much larger
- 3:29Speaker 4: than we ever expected, not just residential rentals, but commercial properties, businesses.
- 3:36Speaker 4: We really just kind of dove in head first and
- 3:38Speaker 4: we haven't stopped.
- 3:39Speaker 2: Oh that is great here, Matt, do you have it
- 3:41Speaker 2: seems like a very logical thing for folks, especially as
- 3:46Speaker 2: people are looking for things that are a little more sustainable, something.
- 3:49Speaker 1: That's a little more you know, long term.
- 3:52Speaker 2: Do you get a lot of folks contacting the team
- 3:54Speaker 2: at Rock Real team at about looking for things like
- 3:58Speaker 2: investment properties and mamercial properties as well.
- 4:02Speaker 3: Yeah, I'd say it's it's always a smart decision. You know.
- 4:06Speaker 3: I was just smart enough to do the same thing
- 4:09Speaker 3: that Lindsay did. My first house I ever bought was
- 4:12Speaker 3: a duplex. I lived in one side, rent in the other,
- 4:14Speaker 3: and remodeled both sides. So you know, it's maybe that
- 4:18Speaker 3: was one of the early signs that I was going
- 4:20Speaker 3: to be a realtor. But yeah, I'm actually working with
- 4:25Speaker 3: a client right now that's looking for a two unit
- 4:28Speaker 3: or a four unit, and he's a first time home buyer,
- 4:31Speaker 3: you know, so we do get those clients a lot,
- 4:34Speaker 3: and ye know, Lindsay's experience, you know in kind of
- 4:38Speaker 3: starting in that and then ramping it up is huge
- 4:42Speaker 3: for you know, helping clients with that step in their
- 4:45Speaker 3: investment career, if you will, starting out their investment career.
- 4:48Speaker 2: And we don't have a featured listing this week, but
- 4:49Speaker 2: we are going to preview a couple of future listings
- 4:52Speaker 2: and I and I get kind of a sense that
- 4:54Speaker 2: there may be some business opportunities there, So you're definitely
- 4:56Speaker 2: going to want to keep your ears to the radio
- 4:58Speaker 2: here at thirteen to ten Double I B A. As
- 5:01Speaker 2: we're talking this week with the folks from Rockrealty Again,
- 5:03Speaker 2: Matt Heyman and Lindsay Kristowski of Rockrealty Again. You can
- 5:07Speaker 2: learn more online Rock Wisconsin dot com. That's Rock Rock
- 5:10Speaker 2: Wisconsin dot com. You can learn more about Lindsay and
- 5:13Speaker 2: all the buyers at Rockrealty at Wisconsin Buyeragent dot com.
- 5:18Speaker 2: That's Wisconsin Buyeragent dot com. Great website to not only
- 5:22Speaker 2: learn more about the agents at Rockrealty, you can also
- 5:25Speaker 2: set up a phone call conversation get to know them
- 5:27Speaker 2: before you make the decision as far as who you're
- 5:30Speaker 2: going to go with, and Lindsey going over your resume
- 5:33Speaker 2: a bit. I know one of the things that's important
- 5:35Speaker 2: at Rockrealty is continuing education and I see here you've
- 5:38Speaker 2: got some certifications. One that really jumped out is CCA.
- 5:41Speaker 2: What is a CCA certification and designation? And what kind
- 5:46Speaker 2: of brought you to doing that?
- 5:49Speaker 4: Well, what brought me kind of too there was we've
- 5:52Speaker 4: always invested since that, We've always invested in commercial real estate,
- 5:56Speaker 4: but for the last probably seven years, we've really started
- 6:00Speaker 4: investing into that. And it's such a huge passion of
- 6:04Speaker 4: mine and I really wanted to be able to showcase
- 6:07Speaker 4: two people that I am helping, just so they understand
- 6:10Speaker 4: that I've put forth more education into the commercial real
- 6:14Speaker 4: estate world, that I'm understanding more about the appraisal process,
- 6:20Speaker 4: the whole package.
- 6:21Speaker 1: Right.
- 6:21Speaker 4: It just kind of allows them to see that I'm
- 6:24Speaker 4: in this. I'm not just you know, an agent that's
- 6:27Speaker 4: going to show up and sell them that property that
- 6:29Speaker 4: they're looking at. I have the knowledge behind it. I
- 6:31Speaker 4: can help them figure out the profit margins on this
- 6:35Speaker 4: maybe where they could improve things. And yes, I think
- 6:39Speaker 4: it's a good asset to have to be able to
- 6:40Speaker 4: show an investors that you're in it like they are.
- 6:44Speaker 1: It's just an interesting thing.
- 6:45Speaker 2: I guess I hadn't really thought about this, and as
- 6:47Speaker 2: you're talking, Lindsay, it's kind of sparkled some things in
- 6:50Speaker 2: my head. When it comes to working with potential buyers.
- 6:53Speaker 2: Obviously that the approach for residential and commercial, the priorities
- 6:58Speaker 2: are obviously going to be very different, but there are
- 6:59Speaker 2: some commonalities there as well. When it comes to working
- 7:03Speaker 2: with Let's let's start with that commercial side. Working with people,
- 7:06Speaker 2: what are some of the things that they're that they're
- 7:08Speaker 2: really looking for in a in a piece of property.
- 7:11Speaker 2: What are some of those things in kind of waste?
- 7:13Speaker 2: Do you kind of help guide them to find that
- 7:15Speaker 2: perfect fit?
- 7:17Speaker 4: You know, it varies depending on the type of investment
- 7:19Speaker 4: they're looking for. There's commercials such a large market that
- 7:23Speaker 4: there's fields that I think every agent feels a little
- 7:26Speaker 4: more comfortable in. I'm more on small scales commercials, so
- 7:30Speaker 4: maybe strip malls, businesses like we personally owned car watches, laundry, maths,
- 7:36Speaker 4: larger residential complexes. That's kind of my niche. That's where
- 7:39Speaker 4: I really enjoy maybe, you know, restaurants, something something on
- 7:43Speaker 4: that and I'm not the hotel or you know, medical facility,
- 7:48Speaker 4: realca so things that they're looking at obviously, stuff like that.
- 7:53Speaker 4: They're they're looking to get the best investments on their
- 7:55Speaker 4: money that they're putting in and commercials a h. It's
- 8:01Speaker 4: a nice arena. It's different than residential. I personally feel
- 8:04Speaker 4: it's a little more stable. So for somebody that has
- 8:08Speaker 4: the funds to kind of jump into that field, I
- 8:10Speaker 4: think it's it's a very wide investment for long term
- 8:12Speaker 4: for them.
- 8:13Speaker 1: Do you see different relationship?
- 8:14Speaker 2: I mean, you think of some business partnerships that that
- 8:17Speaker 2: are formed and you know, you think of you think
- 8:20Speaker 2: of residential and your you're you know, you're dealing with
- 8:22Speaker 2: couples and and that dynamic commercial Also there's there's often
- 8:28Speaker 2: times not oftentimes, but sometimes more than one investor, uh,
- 8:32Speaker 2: and trying to find that that right place that sometimes
- 8:36Speaker 2: multiple investors finding that right that right place to to
- 8:40Speaker 2: satisfy multiple parties. That could be a complex thing. Being
- 8:44Speaker 2: able to keep everybody organized and on the same page.
- 8:47Speaker 2: That's going to be a really really important thing to
- 8:50Speaker 2: do as well.
- 8:51Speaker 4: It's definitely important I think, like I said, going into it,
- 8:54Speaker 4: they usually know what their interests are, what arena they're
- 8:57Speaker 4: looking in is to, and from there it's just kind
- 9:00Speaker 4: of finding them the best investments of that's you know,
- 9:02Speaker 4: being on their money that they can make us safest,
- 9:05Speaker 4: you know, within the term period that they're looking to.
- 9:08Speaker 4: But I wouldn't say that it's that much more difficult
- 9:12Speaker 4: than residential rental residential purchases in my opinion, just because
- 9:16Speaker 4: you learn your clients, you learn their needs, their wants,
- 9:18Speaker 4: and then you just execute it from there.
- 9:20Speaker 2: Talking this morning with Lindsay Cristauski along with Matt Heyman,
- 9:23Speaker 2: both come to us from Rockrealty. You can learn more

- 10:00Speaker 2: ten WI b A thirteen ten double UI b A
- 10:06Speaker 2: and asked the experts hanging out with Matt Heyman and
- 10:08Speaker 2: Lindsay Kristowski of Rockrealty online Rockwisconsin dot com. That's Rock
- 10:13Speaker 2: Rock Wisconsin dot com. They're telling number six O eight
- 10:16Speaker 2: six seven three fifty four hundred. That's six oh eight
- 10:18Speaker 2: six seven three fifty four hundred. If you are looking,

- 10:26Speaker 2: seven eight sixty three. That's nine three to one seventy
- 10:29Speaker 2: eight sixty three to call to call Lindsey.
- 10:32Speaker 1: And h and Matt.
- 10:33Speaker 2: I know you obviously are in this business day in
- 10:36Speaker 2: and day out, and you're working residentially, you're working commercial.
- 10:39Speaker 2: There's there's a lot of things that I think probably
- 10:41Speaker 2: a great opportunity for you right now. Ask Lindsay some
- 10:44Speaker 2: questions about some of the some of the different aspects
- 10:46Speaker 2: of her work.
- 10:47Speaker 3: Yeah sounds good. Yeah, well, and I've invested in multiple
- 10:52Speaker 3: different things. That has kind of Lindsay alluded to, there's
- 10:54Speaker 3: just so many different avenues that commercial real estate can
- 10:58Speaker 3: go into, from restaurants, hotels, like she mentioned right, I'm
- 11:03Speaker 3: kind of curious to get her perspective on something I'd
- 11:06Speaker 3: like to I'd like to hear the differences between the
- 11:08Speaker 3: different investment types she has. I mean, obviously she's been
- 11:11Speaker 3: in multi family, you know. I know that she's managed
- 11:16Speaker 3: you know, six plus units in one building or more.
- 11:19Speaker 3: I think it was eight unit. Maybe I'm curious, you know,
- 11:22Speaker 3: the pros and the cons and then maybe even kind
- 11:26Speaker 3: of what makes more money, what's harder to manage between
- 11:31Speaker 3: your your residential multifamily, owning and operating a laundromat and
- 11:37Speaker 3: then also owning and operating a car wash. I know
- 11:40Speaker 3: that each has this kind of unique pain points and
- 11:43Speaker 3: positive aspects to it. So I'd love to hear her
- 11:46Speaker 3: her perspective now that she's she's been involved in all
- 11:48Speaker 3: three of those.
- 11:51Speaker 4: Yeah, Okay, well, I guess I'll start with residentials because
- 11:54Speaker 4: that's where we started owning. Presidential investments and now are
- 12:00Speaker 4: two very different things. A lot that you're going to
- 12:03Speaker 4: see with residentials is just you're managing personalities, right, So
- 12:11Speaker 4: if usually if you're a good property manager, you know
- 12:13Speaker 4: a lot about your tenant, it kind of does help
- 12:16Speaker 4: secure your rent and just secure good, good overall experience
- 12:20Speaker 4: with the property, with the transaction, the leaks that you have.
- 12:24Speaker 4: So residential rentals, I've really enjoyed them throughout the years.
- 12:27Speaker 4: They've had them for over twenty years. They've been great.
- 12:30Speaker 4: They actually are what allowed us to launch into the
- 12:33Speaker 4: commercial market, which was always our dream. So I don't
- 12:36Speaker 4: think we'll ever stop the residential market, but I'm very
- 12:40Speaker 4: excited now to be in the commercial fields because it is,
- 12:43Speaker 4: it's new. It just kind of gave us a change
- 12:47Speaker 4: in our scenery that we really were longing for. So
- 12:49Speaker 4: I always keep the residential rentals. They're great. You just
- 12:52Speaker 4: really have to understand the laws within the state that
- 12:54Speaker 4: you're in and make sure you're obviously following them and
- 12:58Speaker 4: treating your tenants well. Car washes are their own monster,
- 13:05Speaker 4: I call them, so they're great. We have three locations.
- 13:08Speaker 4: We have two in james Ville, one in Milton. We
- 13:11Speaker 4: are looking to acquire another one, but that hasn't quite
- 13:14Speaker 4: happened fully yet. So with those We live in Wisconsin,
- 13:18Speaker 4: and it's told winter is you do a repair on
- 13:23Speaker 4: a Monday, and on a Tuesday, you do that same
- 13:24Speaker 4: repair again. So it breaks. It breaks in the winter.
- 13:29Speaker 4: It's it's car washes are fun. There's great profit margins
- 13:34Speaker 4: in them, right, but a lot of weather dependents. If
- 13:36Speaker 4: we have a less snowy winter, there's less washes going on.
- 13:40Speaker 4: We need the salt on the road to get people
- 13:42Speaker 4: to wash their cars. We have a great product that
- 13:45Speaker 4: we put out at our car wash and so we
- 13:47Speaker 4: have a touch less options and then we have soft
- 13:49Speaker 4: touch options for people that do want their vehicles, you know,
- 13:53Speaker 4: to have the brushes actually touch it to break up
- 13:55Speaker 4: some of that dirt, some of that salt. But they're
- 13:59Speaker 4: a lot of fun, but it's a learning curve because
- 14:01Speaker 4: it's a business. It's not just a commercial property. So
- 14:04Speaker 4: we bought both all in one. The laundry mats probably
- 14:07Speaker 4: where I would say is your probably one of your
- 14:10Speaker 4: easiest investments, even compared to residential. The laundry match just
- 14:15Speaker 4: kind of works itself less. Say a machine goes down,
- 14:17Speaker 4: you probably have thirty other machines up and running. It
- 14:20Speaker 4: doesn't impact your day as badly as if something that
- 14:24Speaker 4: the car wash goes down in or closing a day, Yeah,
- 14:26Speaker 4: that makes sense. Yeah, yeah, the profit on the con
- 14:29Speaker 4: the laundry mass is great. I would say that's an
- 14:33Speaker 4: arena I would like to get even further into. I'm trying.
- 14:36Speaker 4: There's just nothing out there yet, but I would completely
- 14:40Speaker 4: advocate for all three of those arenas. We're starting come
- 14:44Speaker 4: spring to build storage units in Jamesville, so that'll be
- 14:49Speaker 4: another fun one that we want to get into.
- 14:53Speaker 1: It's interest.
- 14:54Speaker 2: It's interesting as as your talkings are talking this morning
- 14:57Speaker 2: with Lindsay Kristowski and Matt Heytman of Rock Realty, It's
- 15:00Speaker 2: interesting when you talk about some of these different different
- 15:02Speaker 2: avenues for folks to be looking into. And obviously both
- 15:06Speaker 2: Lindsay you and Matt as well have have kind of
- 15:09Speaker 2: followed some of these paths and and I've got to wonder, Lindsay,
- 15:12Speaker 2: is as you're working with folks looking to looking to invest,
- 15:16Speaker 2: do they sometimes come to you and say what's worked
- 15:19Speaker 2: best for you?
- 15:20Speaker 1: What do you enjoy?
- 15:21Speaker 2: What are some of the you know, as we talk
- 15:22Speaker 2: about some of these very you know, specialized things opening
- 15:25Speaker 2: a laundry man, there's there's some special know how and
- 15:28Speaker 2: understanding of how that's all going to work. Do people
- 15:31Speaker 2: kind of lean on you a little bit to kind
- 15:33Speaker 2: of pick your brain of it, to say, help us
- 15:35Speaker 2: find this this ideal spot, help us find this?
- 15:38Speaker 1: Yeah, how do Yeah, let's let's talk a little bit
- 15:40Speaker 1: about that experience.
- 15:42Speaker 4: Yeah, you know, we we find It's still even in
- 15:44Speaker 4: the residential market. You know, people want they want to
- 15:48Speaker 4: know the area they're buying is the health of good
- 15:50Speaker 4: purchase for me long term investments? How am I looking
- 15:55Speaker 4: same thing with these other arenas? Commercial doesn't It doesn't
- 15:59Speaker 4: appreciate a level that residential does. So if you are
- 16:02Speaker 4: looking for a quick turnover with your money, residential real
- 16:04Speaker 4: estate is always the way that I would advocate to
- 16:06Speaker 4: go renovating the house, you know, if you're going to
- 16:09Speaker 4: flip it, or you know, reduce your capital gains by
- 16:11Speaker 4: holding it a little bit longer before you sell it.
- 16:15Speaker 4: Residential is the fastest way. But commercial is such a
- 16:18Speaker 4: stable area. We have so many people that come to
- 16:22Speaker 4: us and they say, I've always wanted to own a
- 16:23Speaker 4: car wash, I've always wanted to own a laundry man.
- 16:25Speaker 4: I say, well, why don't you come over, We've got
- 16:28Speaker 4: lots of work to do. Seek so I will help train.
- 16:32Speaker 1: You in it.
- 16:32Speaker 4: You can decide if you love it. Definitely. I think
- 16:36Speaker 4: in any purchase, they're looking towards you as a professionally
- 16:39Speaker 4: want to know that you understand that arena. Which is
- 16:42Speaker 4: why I feel we're a little bit different. We're not
- 16:44Speaker 4: just selling it to you, we actually invest in it.
- 16:46Speaker 4: We know the hiccups are going to reach, we know
- 16:50Speaker 4: you know, the different things that you might potentially see
- 16:52Speaker 4: because we've operated it as an owner ourselves. I think
- 16:55Speaker 4: that's the strength that we bring.
- 16:58Speaker 2: Is such a unique thing in Matt when we when
- 17:00Speaker 2: we're talking of course, uh, you know, we get in
- 17:03Speaker 2: week out about all the all the different facets at
- 17:05Speaker 2: Rock Realty and different agents and different specialties. I think
- 17:09Speaker 2: one of the things that that folks, and I think
- 17:11Speaker 2: Wisconsin buyer agent dot Com has really helped helped with
- 17:14Speaker 2: this is you guys have of Rock Realty really really
- 17:19Speaker 2: good agents and and they're all really really good people,
- 17:22Speaker 2: but they've also got their specialties, their uniqueness, uh, the
- 17:26Speaker 2: areas where where they just they they they're not just outstanding,
- 17:29Speaker 2: they're they're far I'm gonna they're far superior in certain
- 17:34Speaker 2: areas that then then you know, then other people there's
- 17:38Speaker 2: just like this this amazing crew that you have at
- 17:42Speaker 2: Rock Realty and you know, using that tool of Wisconsin
- 17:45Speaker 2: buyer agent and kind of getting a chance to learn
- 17:47Speaker 2: about that. What a great entry way that is for
- 17:49Speaker 2: folks to kind of start that start that mission to
- 17:52Speaker 2: find the right agent.
- 17:54Speaker 3: Yeah, yeah, no, and every agent tends to sort of
- 17:58Speaker 3: gravitate to something right, really kind of calls to them.
- 18:01Speaker 3: You know, we've got we've got agents that are that
- 18:03Speaker 3: are veterans, right, and you know they really like to
- 18:07Speaker 3: help veterans out, not the ones really like to help
- 18:09Speaker 3: first time home buyers. You know, they have their kind
- 18:12Speaker 3: of specialties, and yeah, it's neat to see which each
- 18:16Speaker 3: agent kind of gravitate to a certain aspect or niche
- 18:20Speaker 3: in the field. Because real estate is so huge, whether
- 18:23Speaker 3: it's residential or commercial, there's just so many different avenues
- 18:25Speaker 3: that you can go and and you can concentrate on
- 18:28Speaker 3: and just make make sure that you're the expert at that.
- 18:31Speaker 3: And uh, you know, Lindsay's been doing that in multiple arenas,
- 18:36Speaker 3: which is really neat to see. You know. I know
- 18:39Speaker 3: previously we had mentioned like educating people before purchasing. And
- 18:44Speaker 3: one of the things that have previous conversation I remember
- 18:46Speaker 3: from Lindsay is that one of the ways that she
- 18:49Speaker 3: was able to, you know, make sure she had less
- 18:51Speaker 3: headaches was, for instance, with the laundromats, they make sure
- 18:54Speaker 3: to invest upfront and like the best equipment so you
- 18:57Speaker 3: have less chance of a breakdown. And and so I
- 19:00Speaker 3: thought that was a smart idea. And that's just some
- 19:02Speaker 3: of the little tidbits that you can pass along to
- 19:03Speaker 3: clients that are interested in the same sort of investments.
- 19:06Speaker 2: And speaking of little tidbits, of course, each week we
- 19:08Speaker 2: do a do a featured listing. This week we're going
- 19:11Speaker 2: to have a little tidbit of something different in Lindsay,
- 19:13Speaker 2: an opportunity. You've got a couple of opportunities coming up,
- 19:17Speaker 2: and this is one of those moments where folks are
- 19:20Speaker 2: going to definitely want to kind of if these type
- 19:23Speaker 2: of things interest them, they certainly want to make contact.
- 19:26Speaker 2: I know we can't go too deep into execs because
- 19:28Speaker 2: they're not out there yet, but you do have a
- 19:30Speaker 2: couple of things going on, don't you, Lindsey.
- 19:33Speaker 1: I do. I do.
- 19:34Speaker 4: So we'll have two single family homes that should be
- 19:38Speaker 4: active probably within maybe a week and a half two weeks.
- 19:43Speaker 4: Price points roughly one fifties bring maybe one sixties, So
- 19:48Speaker 4: a good one for a first time buyer, and still
- 19:51Speaker 4: not a bad investment for somebody who's justting into the
- 19:54Speaker 4: investment field. They both served as rentals for US prior,
- 19:58Speaker 4: so I can show profit and loss. Man, what's film
- 20:01Speaker 4: you're going to expect they go forward with that exact
- 20:04Speaker 4: same rent that we were charging. How they're you know,
- 20:07Speaker 4: how they're cash flow is going to look after the fact,
- 20:09Speaker 4: how their investment is going to pan out for them.
- 20:11Speaker 4: Both turnkey properties. We always sell our properties turnkey. We
- 20:14Speaker 4: don't like to leave any issues for the potential new
- 20:17Speaker 4: owner to have. So whether this is going to be
- 20:20Speaker 4: you know, maybe a first time buyer or somebody downsizing
- 20:23Speaker 4: or somebody looking at an investment, these two properties kind
- 20:26Speaker 4: of check each of those arenas, both eastside Jamesville, great locations.
- 20:32Speaker 4: I think they're going to make some a nice little
- 20:34Speaker 4: investment or health for somebody.
- 20:36Speaker 1: They sound sounds absolutely fantastic.
- 20:38Speaker 2: And if you're interested in either those opportunities, or maybe
