- 2:18Speaker 1: You and I were talking about Indian for just before
- 2:20Speaker 1: came on the air this morning. It's my wife would
- 2:23Speaker 1: used the word cute, and I don't know as a guy,
- 2:25Speaker 1: I'm allowed to use that use that term, but I'm
- 2:28Speaker 1: going to use it. It's a cute area of the state.
- 2:30Speaker 1: You got the Rock River there, you got a beautiful dam,
- 2:33Speaker 1: you got some really cool little shops and some other things,
- 2:37Speaker 1: and you've got a house here that is right there,
- 2:41Speaker 1: like you can see the river from the house, and
- 2:44Speaker 1: it's at a really nice I have to repeat that part,
- 2:49Speaker 1: a really nice price point two hundred five thousand dollars.
- 2:52Speaker 1: Let's talk about this house.
- 2:53Speaker 2: Yeah, the address is a eight nine four to two
- 2:57Speaker 2: Main Street and technically Edgerton, but yeah, that Indian Vert
- 3:04Speaker 2: it's like this little tucked away gem just because it
- 3:07Speaker 2: just feels so far away from everything, but you're just
- 3:10Speaker 2: in Edgerton, You're not You're not far away, close to Janesville,
- 3:14Speaker 2: close to Madison, and it's just such a cute, little
- 3:18Speaker 2: damn cute little waterway right going through there, the river,
- 3:20Speaker 2: and it's just very scenic scene. It's a good word.
- 3:23Speaker 1: Yeah, that's that is out that I'm gonna put scenic
- 3:25Speaker 1: over cute because that I know, last summer there were
- 3:30Speaker 1: and I get you that, bet you they're still out there.
- 3:31Speaker 1: Some eagles built the nest. Yeah, So I mean just
- 3:34Speaker 1: imagine sit on your sit on your front or back
- 3:36Speaker 1: patio looking up in the sky, watched the eagles fly by,
- 3:39Speaker 1: and Brittany has this listing Brittany Doyle. You can give
- 3:42Speaker 1: her a call this morning if you want to take
- 3:43Speaker 1: a look at it. Set up a showing six oh
- 3:45Speaker 1: eight four nine eight seventy seven ninety seven. That's four nine,
- 3:48Speaker 1: eight seventy seven ninety seven, and talking about kind of
- 3:51Speaker 1: that area as well. Highway fifty one is right there,
- 3:54Speaker 1: so you can get to get anywhere a.
- 3:57Speaker 2: Couple of miles from Dane County.
- 3:59Speaker 1: Yeah. Yeah, you're no, not at all, and you're and
- 4:01Speaker 1: you're getting the advantages of Rock County taxes and you're
- 4:05Speaker 1: also getting a beautiful view of the water, but you're
- 4:07Speaker 1: not paying five thousand. It's crazy, so three better. Yeah, Yeah,
- 4:14Speaker 1: we've been doing the show. Ja Yeah, we've been doing
- 4:16Speaker 1: the show nearly half an acre. That is a big lot.
- 4:21Speaker 1: It's got a two cargo I mean, this just has
- 4:23Speaker 1: what you're looking for. Definitely check that out again. You
- 4:26Speaker 1: learn more online rock Wisconsin dot com and check it
- 4:28Speaker 1: out there again. As Matt mentioned, it's right on Main
- 4:31Speaker 1: Street at eighty nine forty two Main Street and Adjuret
- 4:34Speaker 1: I believe again that's Indian Ferda. That's weird too. It's
- 4:37Speaker 1: like this building. We are in Fitchburg, but our address
- 4:40Speaker 1: is Madison, which you know it's but you know what
- 4:42Speaker 1: we're talking about. Check that out and keep things simple. Yeah,
- 4:45Speaker 1: why are we beyond that? No, we are like that. Yeah,
- 4:51Speaker 1: Brittany a call this morning six so eight, four nine,
- 4:53Speaker 1: eight and seventy seven ninety seven. That's four nine, eight
- 4:56Speaker 1: seventy seven ninety seven. We'll talk a little bit more
- 4:58Speaker 1: about some of the features of this house. It's got
- 4:59Speaker 1: a really cool front porch. I when I I don't
- 5:02Speaker 1: know if that was technically a porch or a sunroom.
- 5:04Speaker 1: We'll talk about that in just a moment. We're going
- 5:07Speaker 1: to talk this week on the program about smart homes
- 5:09Speaker 1: and electric vehicles, specifically here in Dane County. In the
- 5:13Speaker 1: Madison area. And uh, when I saw this topic, Matt,
- 5:16Speaker 1: when you sent it to me the other day, I thought, oh,
- 5:18Speaker 1: I cannot wait to talk about about electric vehicles and
- 5:23Speaker 1: smart homes because I'm a big fan of both. I
- 5:25Speaker 1: feel I didn't know Oh yeah, yeah, obviously Madison to
- 5:32Speaker 1: kind of a little bit more when it comes to
- 5:35Speaker 1: technologically advanced People really embrace technology in this area. And
- 5:38Speaker 1: let's let's talk about some of that demand out there,
- 5:42Speaker 1: especially things like energy efficiency and sustainability. There are things
- 5:45Speaker 1: that are that are universally important for a number of reasons,
- 5:48Speaker 1: aren't they.
- 5:49Speaker 2: Yeah. I think that buyers are, you know, becoming more
- 5:53Speaker 2: accustomed to energy efficiency, smart home things, ev cars, things
- 5:58Speaker 2: that uh, you know, they're they're they start to appreciate
- 6:01Speaker 2: seeing those features in houses and or apartments and things
- 6:05Speaker 2: like that throughout Madison.
- 6:06Speaker 1: Do things like solar panels on homes? Are those attractive
- 6:09Speaker 1: to buyers? Yeah?
- 6:10Speaker 2: Yeah, I mean I currently have a listing in McFarland
- 6:13Speaker 2: is closing actually this Friday, but you know, they had
- 6:16Speaker 2: solar panels on there, and there was a lot of
- 6:18Speaker 2: buyers that were really attracted to that, you know, curious
- 6:22Speaker 2: about the energy savings and you know how that would
- 6:25Speaker 2: affect their utility bills. Interestingly enough, the same house had
- 6:30Speaker 2: a electric vehicle charger into that's.
- 6:33Speaker 1: I think that that's for a lot of folks, that's
- 6:34Speaker 1: perfect pairing.
- 6:36Speaker 2: I know.
- 6:36Speaker 1: One of the things I run into is I have
- 6:38Speaker 1: an electric vehicle which I park outside of my home
- 6:41Speaker 1: so it's always plugged in, and I'll get the guys
- 6:43Speaker 1: and gals that are trying to sell the and not
- 6:46Speaker 1: that I one of these days I'd love to look
- 6:48Speaker 1: into solar panels. But they see my car plugged in
- 6:51Speaker 1: and like they're like, we've got to sail.
- 6:53Speaker 2: Here, rubb in their hands and walk into the front door.
- 6:56Speaker 1: Let's talk about those EV charging stations. Having one at
- 6:59Speaker 1: home is a massive convenience and apparently and not surprisingly,
- 7:03Speaker 1: really helps when it comes to marketing homes. Yeah.
- 7:05Speaker 2: Yeah, and I think it's it's important to note that
- 7:07Speaker 2: there's kind of two different components to it. The first
- 7:10Speaker 2: is the actual plug, right and you know, that's your
- 7:15Speaker 2: two twenty volt and it goes right to your electric
- 7:19Speaker 2: panel and that can be routed up to the garage
- 7:21Speaker 2: where you have you know, your let's say three prong
- 7:24Speaker 2: or four prong outlet there, and then there's the actual
- 7:28Speaker 2: charger for the car that plugs into that, right, So
- 7:31Speaker 2: the charges themselves can change per car, right, whether you
- 7:34Speaker 2: have a Tesla or something else, But the plugs are
- 7:38Speaker 2: the important part. If you have that in your garage,
- 7:40Speaker 2: it's just an it's an added feature that a buyer
- 7:43Speaker 2: wouldn't have to add after the fact.
- 7:45Speaker 1: One of the things I've noticed is, and I was
- 7:47Speaker 1: going to say on new homes, but newer homes. A
- 7:50Speaker 1: lot of times the builders, I mean we're talking like
- 7:53Speaker 1: the last ten years. There are newer homes out there,
- 7:56Speaker 1: and I know you've got a few listed with Rock
- 7:59Speaker 1: Realty that that have they're already wired up and ready
- 8:02Speaker 1: to go for whether it's in the garage or an
- 8:04Speaker 1: out external outlet that are specifically there for just this application.
- 8:09Speaker 2: Yeah, some builders are choosing to just make that a
- 8:12Speaker 2: standard feature. I would say that most still have it
- 8:14Speaker 2: as an option. You know, in general it doesn't you know,
- 8:18Speaker 2: break the bank to have that routed, but if a
- 8:23Speaker 2: builder can do it ahead of time, it's always cheaper. Yeah,
- 8:27Speaker 2: speaking of so, yeah, the cost of those right on average,
- 8:31Speaker 2: i'd say about eight hundred to one thousand dollars for
- 8:35Speaker 2: costs for adding one of those plugs in your garage. However,
- 8:40Speaker 2: if you've run out of room on your panel, then
- 8:43Speaker 2: it can get a lot more expensive right at that point,
- 8:45Speaker 2: if you're adding a subpanel or something like that, then
- 8:48Speaker 2: we're talking a couple.
- 8:48Speaker 1: Thousand and three thousand something like that. It's like it's
- 8:51Speaker 1: almost like you're looking in my looking at my panels
- 8:55Speaker 1: at that second one that's out to the side of
- 8:57Speaker 1: it's it's especially if if you and embrace technology and
- 9:01Speaker 1: embrace electrical charge and definitely something to look for in
- 9:05Speaker 1: a home or have adag to your home as well.
- 9:07Speaker 1: And Matt as we talked this morning with Matt Hetman
- 9:09Speaker 1: of Rock Realty Online Rock Wisconsin dot com. That's Rock
- 9:12Speaker 1: r O c K Wisconsin dot com. Smart homes have
- 9:16Speaker 1: become popular mostly because of their ease and convenience. It
- 9:19Speaker 1: used to be if you had a quote unquote smart home,
- 9:21Speaker 1: it required a lot of understanding of technology, of programming,
- 9:25Speaker 1: of you know, hitting keypads and weird things like that
- 9:28Speaker 1: with like smart speakers on our things. It's really cool
- 9:31Speaker 1: how that can get integrated and one of the areas
- 9:34Speaker 1: that that's really cool integration and I've got a guess
- 9:37Speaker 1: makes houses quite marketable. Is high tech security or smart
- 9:41Speaker 1: security systems. Sure? Yeah, you know, there are.
- 9:45Speaker 2: Obviously companies that make things a bit easier where you
- 9:48Speaker 2: can just plug and play, like a ring brand or
- 9:51Speaker 2: something where you can have you know, the doorbell that
- 9:54Speaker 2: records as well as you know, the the light on
- 9:57Speaker 2: the garage that also has a camera and then integrating
- 10:01Speaker 2: all those together. So there is some inexpensive ways to
- 10:05Speaker 2: do that. So when it says smart home, you know,
- 10:09Speaker 2: there's there's different accessories, different applications to that. I know
- 10:13Speaker 2: that our house we have, you know, the keypad that
- 10:16Speaker 2: connects to the Wi fis and we can lock and
- 10:19Speaker 2: unlock our doors remotely. Let's say we're on vacation and
- 10:21Speaker 2: someone needs to get in. So those sort of things
- 10:23Speaker 2: are are inexpensive over the you know, the long haul,
- 10:29Speaker 2: and it's a it's a feature that buyers are going
- 10:31Speaker 2: to kind of prefer to your agents, by the way.
- 10:35Speaker 1: Smart locks are are those because I know, like the
- 10:37Speaker 1: particular model we have, you can do like a one
- 10:39Speaker 1: time code or like a limited access. Are our agents
- 10:42Speaker 1: using those type of things as well? When it comes
- 10:44Speaker 1: to like showings and other things saying rather than worrying
- 10:46Speaker 1: about the old key box and other things, and we'll
- 10:48Speaker 1: just set it up and with an app.
- 10:50Speaker 2: I'd say maybe fifteen to twenty percent of the time
- 10:52Speaker 2: instead of using the blue kind of supra boxes for access,
- 10:55Speaker 2: they'll they'll give a code that was created just you know,
- 10:58Speaker 2: during the showing period. So and that could be just
- 11:01Speaker 2: the garage code, it could be a front door code.
- 11:04Speaker 2: The only issue there is, you know, the different locks
- 11:07Speaker 2: operate differently, so sometimes agents can't figure out how to
- 11:10Speaker 2: get Yeah, there's one particular brand that's very difficult where
- 11:13Speaker 2: the lock just spins in place unless you do something specific.
- 11:16Speaker 1: So oh yeah, I'll talk off the airboat which particular
- 11:22Speaker 1: brand that is. I'm talking this morning with Matt Heyman
- 11:24Speaker 1: of Rock Realty, talking this week about the rise of
- 11:27Speaker 1: smart homes and evs here in Madison. You can learn
- 11:30Speaker 1: more about Rock Realty online their website Rock Wisconsin dot com.
- 11:33Speaker 1: That's r O c K Wisconsin dot com. We'll talk
- 11:36Speaker 1: a little bit about the featured listing and some other
- 11:38Speaker 1: things as well this morning here on Ask the Experts
- 11:41Speaker 1: with Matt Heyman and Rock Realty Security. As we talked
- 11:44Speaker 1: about you mentioned you know, having they looked like just
- 11:47Speaker 1: standard floodlights outdoor lights, but they've got integrated cameras things
- 11:51Speaker 1: like that. Do are those type of things like included
- 11:53Speaker 1: when you guys are putting together a property listing, will
- 11:55Speaker 1: you mention include that, like, hey, it's got security cameras
- 12:00Speaker 1: or or smart smart locks and those type of accessories.
- 12:03Speaker 2: Yeah, I would, you know, we'll definitely mention in the description.
- 12:06Speaker 2: I don't I don't know that the MLS has any
- 12:08Speaker 2: specific kind of values you know, dedicated to those things
- 12:12Speaker 2: as of yet, but it is something that we'll mention
- 12:14Speaker 2: in the description that you wouldn't normally see in the pictures.
- 12:17Speaker 1: I think of somebody who's potentially selling their home. You
- 12:20Speaker 1: mentioned things like the ring doorbell. Every time we say
- 12:22Speaker 1: it here that ding ding ding. That is something that
- 12:25Speaker 1: for a homeowner is is a very affordable and and
- 12:29Speaker 1: for most people a pretty easy upgrade to do. And
- 12:33Speaker 1: I've got a guess for folks thinking of listing, that's
- 12:35Speaker 1: something that can that can add whether it's real moolah
- 12:39Speaker 1: value or simply add more appeal to their homes by
- 12:42Speaker 1: simply it's installing something like that.
- 12:44Speaker 2: Correct, correct, Correct, I've actually had we've actually seen sun
- 12:47Speaker 2: sellers say they want to bring the ring doorbell with them.
- 12:50Speaker 2: I'd recommend just leaving it. There's no need to argue
- 12:54Speaker 2: over a couple.
- 12:56Speaker 1: If you watch Amazon too, they go on they go
- 12:59Speaker 1: on special every cup at basically if you've got questions,
- 13:04Speaker 1: by the way, but think about listing your home. Maybe
- 13:06Speaker 1: you've been looking to buy and you want to work
- 13:07Speaker 1: with somebody that wants to get to know you and
- 13:10Speaker 1: of course help you find that absolutely perfect house or
- 13:13Speaker 1: list your house. Give them a call it Rock Realty
- 13:14Speaker 1: tel number six O eight six seven three fifty four hundred.
- 13:17Speaker 1: That's six seven three fifty four hundred. The website Rock
- 13:19Speaker 1: Wisconsin dot com. That's Rock r O c K Wisconsin
- 13:23Speaker 1: dot com. We to do our conversation with Matt next
- 13:25Speaker 1: has asked the experts with Rockreealty continues right here. I'm
- 13:28Speaker 1: thirteen ten WU I B A Hey fifty one thirteen
- 13:34Speaker 1: ten W I B A and ask the experts hanging
- 13:36Speaker 1: out with Matt Heytman of Rockrealty online Rock Wisconsin dot com.
- 13:40Speaker 1: That's r c K Wisconsin dot com. Telling number six
- 13:43Speaker 1: O eight six seven three fifty four hundred. That's six
- 13:45Speaker 1: O eight six seven three fifty four hundred. We're talking
- 13:47Speaker 1: about EV chargers. This a little thing to guys, and
- 13:51Speaker 1: I know it's mostly guys, but some ladies do this
- 13:53Speaker 1: as well. If you ever want to buy a nice
- 13:55Speaker 1: welder too, can plug right it plugs right into that
- 13:57Speaker 1: two twenty and you can sorry yourself a little side
- 14:01Speaker 1: for an additional dryer. Very true. You can never have
- 14:05Speaker 1: too many. As we talked this week with Matt Heyman
- 14:10Speaker 1: of Rock Realty talking about smart homes and evs and
- 14:14Speaker 1: of course here in Madison, these are really important stuff
- 14:17Speaker 1: and and uh we're talking to about things that may
- 14:21Speaker 1: be included in the listings. Some of these things too.
- 14:25Speaker 1: We talked about solar panels and other efficiencies. These are now,
- 14:29Speaker 1: these are big deals, especially if you've got a very
- 14:31Speaker 1: energy efficient home, because people right away know save some
- 14:35Speaker 1: money on this thing. All these you know, all these
- 14:37Speaker 1: conveniences are great and well, but at the end of
- 14:39Speaker 1: the day, if I can reduce my energy, my cost
- 14:43Speaker 1: of energy, that's a big deal for folks, isn't it. Yeah,
- 14:45Speaker 1: it absolutely is.
- 14:47Speaker 2: You know, where smart items are something that a buyer
- 14:51Speaker 2: might choose one listing over another. Right, solar panels can
- 14:56Speaker 2: actually result in maybe a higher sale price even because
- 15:01Speaker 2: there is that added value and there's a cost there.
- 15:04Speaker 2: You know, in general, what we see nationwide as homes
- 15:09Speaker 2: with solar panels installed they sell, they sell for about
- 15:12Speaker 2: four point one percent more than comparable homes.
- 15:15Speaker 1: Is that and that is something I've got to guess
- 15:17Speaker 1: where like sometimes people will be I think of like
- 15:21Speaker 1: when we the house I bought, we bought it, we
- 15:24Speaker 1: loved it, loved neighborhood, We also loved there. There was
- 15:26Speaker 1: a little bit of acreage, a little bit of land.
- 15:28Speaker 1: I've got to guess for some people, is having that
- 15:32Speaker 1: the option of having a comparing two houses, one has panels,
- 15:36Speaker 1: one doesn't. Folks are going to go with that, go
- 15:38Speaker 1: with that paneled one just because of the benefits. Yeah, yeah,
- 15:42Speaker 1: I mean, especially if it's comparable in price. You know.
- 15:45Speaker 2: The one caveat there is that sometimes there can still
- 15:49Speaker 2: be money owed on those solar panels, So before making
- 15:53Speaker 2: an offer, you'll want to double check to see that
- 15:56Speaker 2: those panels have already been paid off or if it's
- 15:58Speaker 2: something that's going to transfer to the new owner. So
- 16:01Speaker 2: you'll want to factor that in when you make an offer.
- 16:03Speaker 1: Do you ever meet with people or any of the
- 16:06Speaker 1: agents at Rock Realty when you're talking with somebody saying,
- 16:09Speaker 1: you know, we're we we would like it to be
- 16:11Speaker 1: maybe have solar panels or have an EV charger, but
- 16:14Speaker 1: if it doesn't, we'd like to have the knowledge of
- 16:17Speaker 1: is that is. And I'm assuming for most homes it's
- 16:20Speaker 1: it's something that's that can be done, but like say,
- 16:22Speaker 1: like I want something with better better sunlight exposure because
- 16:25Speaker 1: of that. Is that part of that getting to know
- 16:27Speaker 1: your agent conversation of like, hey, this is something that's
- 16:30Speaker 1: important to us and to our family, or we drive evs,
- 16:33Speaker 1: we want to make sure if it doesn't have any charger,
- 16:36Speaker 1: it's at least wired modern enough that we could that
- 16:39Speaker 1: we could include something like that.
- 16:41Speaker 2: Yeah, yeah, it's definitely something could factor in. You know,
- 16:45Speaker 2: I you know, there aren't a ton of houses with
- 16:48Speaker 2: solar panels in the area, but I would say it's
- 16:51Speaker 2: it's growing pretty exponentially because you know, especially seeing all
- 16:55Speaker 2: the sales guys that go to my front door, but
- 16:59Speaker 2: I know lot of a lot of neighbors recently I've
- 17:01Speaker 2: gotten solar panels, and it's, uh, it's definitely a growing trend.
- 17:05Speaker 2: And it's obviously it's working out cost wise?
- 17:08Speaker 1: Are we seeing are there certain parts of the area
- 17:10Speaker 1: of the county and I'm gonna I'm gonna pick on
- 17:13Speaker 1: the Isthmus here, Like are some of these things more
- 17:15Speaker 1: popular in the like almost I don't say an expectation,
- 17:18Speaker 1: but to a degree in expectation, like if if I'm
- 17:20Speaker 1: going to be in one of these neighborhoods on the
- 17:22Speaker 1: Isthmus that it's going to have either solar panels or
- 17:26Speaker 1: some type of high tech, Like is some of that
- 17:28Speaker 1: come with the territory? Are there? Are there some people
- 17:31Speaker 1: that down and say either way, I'm fine or well
- 17:33Speaker 1: I would say, yeah, okay.
- 17:34Speaker 2: The closer you get to downtown, the more it becomes
- 17:37Speaker 2: just uh, you know, something people are trying to do,
- 17:40Speaker 2: to do the right thing versus just the numbers.
- 17:42Speaker 1: Right.
- 17:43Speaker 2: But yeah, it's it's surprisingly popular, you know in places
- 17:50Speaker 2: like California and that's what the great sun. Yeah here
- 17:53Speaker 2: it still does well, you know, it still does enough
- 17:55Speaker 2: to make it worth the cost.
