- 0:12Speaker 1: buyer's agent on the website Wisconsin Buyeragent dot com. That's
- 0:17Speaker 1: Wisconsin Buyeragent dot com. Joined in study this morning my
- 0:20Speaker 1: Matt Hetman with Rock Realty and Matt, you brought a
- 0:23Speaker 1: familiar face along this morning. Who we got this week?
- 0:25Speaker 2: Did I did?
- 0:25Speaker 3: I brought Weskin from Thompson Cain. They are our preferred
- 0:29Speaker 3: lender of choice.
- 0:30Speaker 1: Good to see os. How you been I've been great.
- 0:32Speaker 4: How you doing this morning?
- 0:33Speaker 1: And great? And I'm gonna guess we're gonna talk mortgages
- 0:35Speaker 1: this week. Yes, we are, sir lent excellent and we'll
- 0:39Speaker 1: get to that just a moment. And there's a lot
- 0:40Speaker 1: going on in the world of financing. But first we're
- 0:43Speaker 1: going to talk about our featured listing. And this listing
- 0:48Speaker 1: no bedrooms, no bath And I thought, how do you
- 0:51Speaker 1: have a listing with no bedrooms and no bath? Yeah?
- 0:54Speaker 3: Got some acreage, yeah exactly, We've got a place to
- 0:57Speaker 3: build those bedrooms and baths. It's out in Marshall it's
- 1:01Speaker 3: on County Road T T and by the description here,
- 1:06Speaker 3: it's looking like it's about three quarters of the way
- 1:10Speaker 3: from some prairie to Marshall, so a short drive to
- 1:12Speaker 3: some prairie for everybody. It's listed at two hundred and
- 1:15Speaker 3: eighty five thousand dollars and it's six acres and there's
- 1:20Speaker 3: quite a bit of it looks to.
- 1:21Speaker 1: Be wood wooded as well, so yeah, and it's got
- 1:24Speaker 1: and I'm just kind of looking at some of the
- 1:25Speaker 1: aerial photos. It looks like it's got like this nice
- 1:27Speaker 1: little you talk about that wooded area. It's also got
- 1:30Speaker 1: kind of like almost like an L shaped line of
- 1:32Speaker 1: trees that kind of goes down one side and then
- 1:35Speaker 1: across the front as well. And I'm thinking that is
- 1:37Speaker 1: the perfect place to to because then you're you know,
- 1:40Speaker 1: your little privacy.
- 1:41Speaker 3: Yeah, yeah, no, Look, it's a beautiful little spot. It's
- 1:44Speaker 3: hard to find any sort of acreage. And you know
- 1:47Speaker 3: when small little quarter acre lots are running to you
- 1:50Speaker 3: one hundred and fifty, you know, six acres for too
- 1:53Speaker 3: eighty five. You can build a pretty cool house out
- 1:57Speaker 3: that way.
- 1:58Speaker 1: Yeah, And Highway T T is super convenience. You can
- 2:01Speaker 1: get up to the Highway nineteen and get right down
- 2:02Speaker 1: to the interstate. It's a really great area to be
- 2:05Speaker 1: so you've got kind of the luxury of it all.
- 2:07Speaker 1: And of course the featured listing this week is represented
- 2:11Speaker 1: by Jason Allen. Give Jason a call six So wait
- 2:13Speaker 1: five one six, seven one five zero. That's five one
- 2:17Speaker 1: six seventy one fifty. And do you get a lot
- 2:20Speaker 1: of folks that are really looking for you know, kind
- 2:22Speaker 1: of looking for that little little slice of heaven, that
- 2:25Speaker 1: little little piece of land. I know it can be.
- 2:28Speaker 1: And it's amazing that we have this this morning. It
- 2:30Speaker 1: could be hard to find in this way.
- 2:31Speaker 3: Absolutely, especially in Dane County. I think a lot of
- 2:35Speaker 3: people are looking for that little five acre sort of
- 2:38Speaker 3: farmat feel right, they want a house on it normally, yes,
- 2:44Speaker 3: but this offers, you know, the ability to build the
- 2:46Speaker 3: house of your dreams on a lot that's you know,
- 2:49Speaker 3: like you said, conveniently located. The perk tests has already
- 2:53Speaker 3: been done on it, and yeah, it's uh, it's ready
- 2:56Speaker 3: to go as far as getting the house built, thrown
- 2:59Speaker 3: in your your septic and uh and well and you're
- 3:03Speaker 3: good to go.
- 3:04Speaker 1: All set. That is really cool. We'll feature it a
- 3:06Speaker 1: little bit more again in the meantime you haven't had
- 3:08Speaker 1: a chance, check it out online Rock Wisconsin dot com.
- 3:11Speaker 1: That's our ock Wisconsin dot com. Or give Jason a
- 3:14Speaker 1: call telphone number six to eight five one six seventy
- 3:16Speaker 1: one fifty. That's five one six seventy one fifty. So, uh, Wes,
- 3:20Speaker 1: I'm gonna ask you the question that everybody probably asks you,
- 3:24Speaker 1: where a rate's at?
- 3:26Speaker 4: The million dollar question, shots dollar question. Well, we wish
- 3:31Speaker 4: they were lower, sure, but you know rates are hanging
- 3:33Speaker 4: around six eight seven five to six seven five percent.
- 3:37Speaker 4: You know, had some opportunity rates were a little lower
- 3:39Speaker 4: last week or a few people lucky enough, around six
- 3:42Speaker 4: and a half. But really it's just kind of been
- 3:45Speaker 4: a roller coaster ride up and down and kind of
- 3:48Speaker 4: somewhere between that six and a half to seven percent
- 3:51Speaker 4: is kind of where we been here the last sixty days.
- 3:54Speaker 1: Well, if we've been spoiled, because I feel like you
- 3:57Speaker 1: talk about six six and a half percent, historically that's
- 4:01Speaker 1: quite low.
- 4:02Speaker 4: It is, it really is. And I tell you, really,
- 4:06Speaker 4: since you know twenty ten on, we've been spoiled because
- 4:10Speaker 4: we've had rates anywhere from two and a half to
- 4:13Speaker 4: five percent all these years and what's happened the last
- 4:16Speaker 4: couple of years, you know, getting rates up in the
- 4:19Speaker 4: six to seven's, which is more historical. We just we
- 4:22Speaker 4: we we've had the best of the best so along
- 4:25Speaker 4: people just don't understand it.
- 4:27Speaker 1: Yeah, it's it's it's sometimes you don't I say, you
- 4:29Speaker 1: don't know what you got till it's gone. Yeah, so good,
- 4:32Speaker 1: good opportunity right now, as we talk about where rates
- 4:34Speaker 1: aren't many when that comes into the equation, the question
- 4:37Speaker 1: for home buyers, that's that's got to be one of
- 4:39Speaker 1: the kind of the earlier questions they're wondering is like
- 4:41Speaker 1: what are obviously you're a firm to west, but kind
- 4:44Speaker 1: of questions about where rates are, isn't it? Yeah?
- 4:47Speaker 3: Absolutely, And you know they want to know the big
- 4:49Speaker 3: questions of course, the monthly payment, right, and that can
- 4:52Speaker 3: include you know, the homeowners insurance as well as the taxes, right,
- 4:56Speaker 3: so as we know, taxes have gone up a bit
- 4:58Speaker 3: as well lately as the home price as have gone up.
- 5:00Speaker 3: So you know, it's just been it's just been such
- 5:02Speaker 3: a moving bar that you know, I think a lot
- 5:06Speaker 3: of buyers weren't jumping off the fence just because they
- 5:09Speaker 3: didn't know where things were going. But I think over
- 5:11Speaker 3: the last year we've gotten some stabilization and in rates
- 5:15Speaker 3: and a little more consistency, and you know, home price
- 5:18Speaker 3: is going up. So I think it'll be a good
- 5:19Speaker 3: thing for twenty twenty five.
- 5:21Speaker 1: Looking at some of these some of these numbers here
- 5:24Speaker 1: when it comes to the price forecasts from some of
- 5:26Speaker 1: the groups out there, what are we seeing there, get
- 5:29Speaker 1: Fanny May and Zillo and others, what's kind of the
- 5:32Speaker 1: breakdown there?
- 5:33Speaker 3: Yeah, I mean as far as the home prices go,
- 5:37Speaker 3: and they've got some expectations for you know, how much
- 5:40Speaker 3: they will rise in twenty twenty five, I think that, yeah,
- 5:44Speaker 3: we are getting a little bit more of a leveling off,
- 5:47Speaker 3: but I just don't see that home prices are going
- 5:51Speaker 3: to level off as well. I think that we're still
- 5:54Speaker 3: going to have a small increase across the board. So
- 5:57Speaker 3: Fannie May is expecting about three point six percent increases
- 6:02Speaker 3: in twenty twenty five for home prices. Realtor dot COM's
- 6:06Speaker 3: got it at three point seven, Zillow a little bit
- 6:10Speaker 3: lower two point six percent for home prices because there's
- 6:14Speaker 3: just there's still tight inventory even with the higher mortgage
- 6:18Speaker 3: rates there's only so many homes that people can shop for.
- 6:21Speaker 1: Talking to this morning, of course with Matt Hetman along
- 6:24Speaker 1: with West Kine. West comes to us from Thompson Kine
- 6:26Speaker 1: Online Thompson Kine dot com. Of course, ask the experts
- 6:30Speaker 1: with Rockrealty their website Rock Wisconsin dot com. That's Rock
- 6:33Speaker 1: R O C K Wisconsin dot com. Wes with in
- 6:36Speaker 1: interest rates than where they are. Any advice to folks
- 6:40Speaker 1: thinking to hold off or is now the time to
- 6:43Speaker 1: take action?
- 6:44Speaker 4: Well, I think if rates are high, rates are low
- 6:48Speaker 4: where we live in Dane County and Rock County, these areas,
- 6:52Speaker 4: it's it's always a good time to buy here. You know,
- 6:56Speaker 4: proof is in the pudding. It's always appreciated. It's going
- 6:59Speaker 4: to continue. I see in a stasistic that you know
- 7:02Speaker 4: in the next fifteen years, you know Madison's going to double.
- 7:06Speaker 4: So the thing is the one thing is somebody buy
- 7:11Speaker 4: and now there might not be as much competition. Let's
- 7:14Speaker 4: say these rates drop down below six percent, which is
- 7:16Speaker 4: a good chance that can happen in the next twelve
- 7:18Speaker 4: months eighteen months, You're going to have a lot of
- 7:21Speaker 4: competition and drive the price up. So the ability to
- 7:24Speaker 4: be able to buy something now and rates come down,
- 7:26Speaker 4: you can always refinance and get that take advantage at
- 7:29Speaker 4: a lower rate, and you're not paying twenty thirty fifty
- 7:33Speaker 4: grand more for the same house.
- 7:34Speaker 1: What man for folks that are that are kind of looking,
- 7:37Speaker 1: What are some of the challenges some of those biggest
- 7:39Speaker 1: kind of hurdles that are facing both sellers and buyers
- 7:42Speaker 1: right now.
- 7:43Speaker 3: Well, I would say on the seller side, you know,
- 7:45Speaker 3: many listings are sitting a little bit longer, but it's
- 7:49Speaker 3: it's not significant. You know, at the moment, every single
- 7:52Speaker 3: house that we have listed hasn't accepted offer. Oh yeah, so,
- 7:59Speaker 3: which is given it's February. So I do think this
- 8:03Speaker 3: spring is going to be hot, and I think that
- 8:05Speaker 3: the sooner buyers can get into the market. If you
- 8:08Speaker 3: can get if you can get out there and start
- 8:10Speaker 3: shopping for homes while there's still snow on the ground,
- 8:12Speaker 3: you've got an advantage over all the other buyers that
- 8:15Speaker 3: are waiting until the warm weather, because then you'll be
- 8:18Speaker 3: you'll be overpaying, you know, compared to where you're paying
- 8:21Speaker 3: for what you're paying right now, and.
- 8:23Speaker 1: West are you saying that's that's same on the on
- 8:24Speaker 1: the mortgage side, with with folks the same kind of
- 8:27Speaker 1: we are.
- 8:28Speaker 4: And you know, like Matt said, he hit the nail
- 8:30Speaker 4: on the head here the market we're in here A
- 8:33Speaker 4: lot of times there's a switch that turns on, and
- 8:36Speaker 4: it could be March first, February twentieth, March fifteenth. What
- 8:41Speaker 4: I've seen over the last several years. You know, you
- 8:44Speaker 4: get January. I always say super Bowl, right after super Bowl,
- 8:47Speaker 4: lookout and within thirty days there's like a switch and
- 8:50Speaker 4: it goes off, and you know there's more competition. So
- 8:53Speaker 4: you know, the people right now are trying to buy something,
- 8:55Speaker 4: I think got a better advantage than maybe thirty days
- 8:58Speaker 4: sixty days down the road, because the competition is going
- 9:01Speaker 4: to drive the prices up.
- 9:02Speaker 1: So's what's going to man Like, if you're looking to
- 9:05Speaker 1: buy a home pre approval? How does I mean? I
- 9:08Speaker 1: remember back in the day that was kind of what
- 9:09Speaker 1: you want to do? Is that still the or is
- 9:12Speaker 1: it more or less? Or what For people that are
- 9:14Speaker 1: listening this morning saying, you know what we're looking to
- 9:16Speaker 1: looking to buy, what should the action should they be
- 9:19Speaker 1: taking and what's kind of that minimum?
- 9:20Speaker 4: Well, I think the thing is to get pre approved
- 9:23Speaker 4: number one, And like I said, they can reach out
- 9:26Speaker 4: or go right to my website, you know, Thompson Kane
- 9:28Speaker 4: dot com to get pre approved or reach out to
- 9:31Speaker 4: me directly. But the key is there, you want to
- 9:33Speaker 4: be able to know what you're pre approved for, so
- 9:35Speaker 4: you're not going looking at houses that you know it's
- 9:38Speaker 4: not in your budget. And I think the realtors too
- 9:41Speaker 4: like to know so that you know they can send
- 9:44Speaker 4: them the houses that meets her criteria, which is huge.
- 9:47Speaker 1: Yeah, and Matt with that, you know, working with with
- 9:49Speaker 1: with Thompson Kine and working with Wes as your preferred lender,
- 9:53Speaker 1: that's got to help too for for your agents having
- 9:55Speaker 1: that that obviously that relationship already well established, being able
- 9:59Speaker 1: to work back and forth and really help people narrow
- 10:01Speaker 1: down what they're looking for when it comes to buying
- 10:04Speaker 1: that home.
- 10:05Speaker 3: Yeah, I would say that helps helps both buyers and
- 10:08Speaker 3: sellers that have to buy right. So on the buy side,
- 10:12Speaker 3: they've got a lot of different programs that put the
- 10:15Speaker 3: buyer up kind of ahead of other buyers in the market, right,
- 10:18Speaker 3: so they can come in with Thomson Kain's Cash Offer program,
- 10:23Speaker 3: which is a neat program that really gives the flexibility
- 10:26Speaker 3: to a buyer to be able to drop like financing
- 10:29Speaker 3: contingencies and such if needed, and it puts their offer
- 10:33Speaker 3: above other buyers and on the sell and buy side.
- 10:37Speaker 3: You know, one of the biggest issues is if you
- 10:40Speaker 3: have a home to sell and you want to buy,
- 10:42Speaker 3: the buy side's very difficult, right, It's hard to get
- 10:45Speaker 3: that offer accepted with a sale of home contingency. And
- 10:49Speaker 3: Thomson Kain can have some flexibility in that to make
- 10:52Speaker 3: sure that the transition transactions a little smoother and we're
- 10:55Speaker 3: able to make that thing happen, you know, doing two
- 10:58Speaker 3: transactions for one client.
- 11:00Speaker 1: Well, it's fantastic when Wes let's talk about those features
- 11:02Speaker 1: that that Matt was just talking about. Sounds like, you know,
- 11:07Speaker 1: as we talk about some of the different hurdles that
- 11:09Speaker 1: folks that folks may face when getting lending, buying a home,
- 11:12Speaker 1: or selling a home, you guys have really worked to
- 11:15Speaker 1: completely clear those hurdles.
- 11:17Speaker 4: You hit the dail on the head and like I said,
- 11:19Speaker 4: it's in our market here, it's almost impossible to write
- 11:23Speaker 4: off or contingent on selling your house. So the thing
- 11:26Speaker 4: is to be able to have products that hey, if
- 11:29Speaker 4: somebody needs to do a bridge loan or they need
- 11:33Speaker 4: a he loock to borrow money from the equity in
- 11:35Speaker 4: their house to buy the next house. Have the flexibility
- 11:38Speaker 4: and walk people through is the key factor. You know,
- 11:42Speaker 4: every client is different, their scenarios are different, and being
- 11:45Speaker 4: able to understand and you know, being able to walk
- 11:48Speaker 4: them right through what needs to be done on the
- 11:50Speaker 4: bridge loans A line is the credit. The cash offer
- 11:53Speaker 4: is huge. Sellers want cash offer. It's a game changer.
- 11:57Speaker 4: And what I found in this market is with our
- 11:59Speaker 4: cash offer for its beaten competition and it's getting better
- 12:02Speaker 4: prices on houses that doesn't have all the contingency flexibility.
- 12:07Speaker 4: That's one thing that Thompson came. We have it and
- 12:10Speaker 4: know how to work through it to help clients and
- 12:12Speaker 4: you know, get them accepted offers. It's as simple as that.
- 12:15Speaker 1: With that, and Matt, I think you touched on it,
- 12:17Speaker 1: but I think maybe elaborate a little bit on this
- 12:19Speaker 1: is with that you know that cash offer and things.
- 12:21Speaker 1: Obviously your agents in the real world seeing this this
- 12:24Speaker 1: play out really does make make the deals move smoother
- 12:28Speaker 1: and far more, far more, far more likely to be
- 12:31Speaker 1: to be closed.
- 12:32Speaker 3: Yeah, yeah, I mean it gives us more confidence with
- 12:35Speaker 3: our clients that if this is the house, right. You know,
- 12:38Speaker 3: let's say we've been through five houses and this is
- 12:41Speaker 3: the house, and you know they're competing. It's let's say
- 12:44Speaker 3: five with their buyers. Yeah, gives us the confidence to
- 12:47Speaker 3: go in and know that we have a good chance
- 12:49Speaker 3: of getting that offer accepted versus others people do.
- 12:53Speaker 1: I don't think people realize you mentioned when you find
- 12:55Speaker 1: the house, how emotional that can be for the for
- 12:58Speaker 1: the you know, if you're if you're a home buyer,
- 13:00Speaker 1: you see this, you know, there's just something I think
- 13:02Speaker 1: and obviously you get to experience this on a daily basis.
- 13:05Speaker 1: Is people find that home and there's just something there
- 13:08Speaker 1: like this is this is perfect, this is the great neighborhood.
- 13:10Speaker 1: Walked in the front door, it just felt like something.
- 13:14Speaker 1: And to have, you know, working with it with a
- 13:16Speaker 1: great lender and have all of your ducks in a
- 13:19Speaker 1: row and having that confidence really allows you to kind
- 13:21Speaker 1: of to really enjoy that process. There's nothing worse than
- 13:25Speaker 1: walking through that front door, falling in love and then
- 13:27Speaker 1: having those those dreaded questions of like are you going
- 13:30Speaker 1: to be able to get this deal done? And what
- 13:33Speaker 1: a great you know, what a great experience having that
- 13:36Speaker 1: that team around you from from uh, you know, the
- 13:39Speaker 1: folks at Rock real Tea and of course the folks
- 13:40Speaker 1: at Thompson Kine having that put together.
- 13:43Speaker 3: Yeah, and you know, you know, sometimes you notice the
- 13:46Speaker 3: house a day or two late. Oh yeah, and offers
- 13:50Speaker 3: are due and they're due that evening of the day
- 13:54Speaker 3: you walk through. And if you don't have your ducks
- 13:55Speaker 3: in a row, yeah, if you aren't ready to pull
- 13:58Speaker 3: that trigger, if you haven't already have those discussions with
- 14:01Speaker 3: your realtor to talk about the different contingencies that are
- 14:03Speaker 3: important to you, you can miss out.
- 14:06Speaker 1: And yeah, that's that's not the best feeling.
- 14:09Speaker 5: Now.
- 14:09Speaker 3: The good feeling is when you're when you're on a showing.
- 14:11Speaker 3: It's usually this is what I notice, right If I'm
- 14:14Speaker 3: on a showing with buyers and they're just not really
- 14:17Speaker 3: motivated to leave the house during the show.
- 14:21Speaker 6: That's technically a good Yeah, chilling in the living room
- 14:25Speaker 6: that you decided to sit on the couch like they're
- 14:28Speaker 6: watching TV.
- 14:29Speaker 1: Yeah, that's that's really a good sign about a fantastic fit.
- 14:32Speaker 1: They're talking this morning, Matty. But of course Matt Comess
- 14:35Speaker 1: from Rock Realty Online, Rock Wisconsin dot com, that's Rock
- 14:39Speaker 1: r o. C. K Wisconsin dot com got a guest

- 15:16Speaker 1: that heintment of Rock Realty and Wes Kane of Thompson
- 15:19Speaker 1: kin And you know, we were just talking there. Wes
- 15:23Speaker 1: nights and weekends. Are you are lenders work nights?
- 15:26Speaker 4: Guys?
- 15:27Speaker 1: Aren't you guys kind of like bankers? So I would
- 15:29Speaker 1: assume there's like bankers hours. No, Now you're looking at
- 15:31Speaker 1: me like, yeah, bout time I wish.
- 15:35Speaker 4: Yeah.
- 15:35Speaker 2: Yeah.
- 15:37Speaker 4: You know the world we live in and the mortgage
- 15:40Speaker 4: bank industry, you know, nights and weekends, and that's a
- 15:43Speaker 4: lot of times when the transactions go on. People get
- 15:45Speaker 4: off work and go look at houses. We're putting together
- 15:48Speaker 4: deals at six seven o'clock at night, Saturdays and Sundays.
- 15:52Speaker 4: You know, I kid friends sometimes that Sunday could be
- 15:55Speaker 4: my busiest day of the week. It happens we're next
- 15:57Speaker 4: day no nine o'clock till six o'clock. You know, people
- 16:01Speaker 4: are looking at houses one and get pre approved right offers.
- 16:03Speaker 1: Oh that is that's great to hear you think about. Yeah,
- 16:06Speaker 1: and that's a good good point is when these when
- 16:08Speaker 1: this stuff is happening, you were we were talking to
- 16:10Speaker 1: it in the last segment about the cash offer program.
- 16:14Speaker 1: We got a little bit of Matt's perspective from the
- 16:15Speaker 1: real estate side. Let's talk about that that offer, that
- 16:18Speaker 1: that program from your side as a lender, this has
- 16:21Speaker 1: got to make uh, you know, nobody likes doing a
- 16:25Speaker 1: bunch of work for things that don't work out. I've
- 16:27Speaker 1: got a guess with this cash offer thing, guys are
- 16:29Speaker 1: able to get that work done and then see a
- 16:31Speaker 1: huge success rate because of it.
- 16:33Speaker 4: It's really a game changer. We rolled it out three
- 16:35Speaker 4: years ago, and sellers when they're selling houses, they want cash,
- 16:40Speaker 4: they want to guarantee, and it's something that I realize
- 16:43Speaker 4: it's a need for my clientele. And what it does
- 16:47Speaker 4: is there's competition. It's going to get your offer accepted
- 16:51Speaker 4: because a lot of people a writing with regular pre approvals.
- 16:53Speaker 4: And then the other thing it does. I don't know
- 16:55Speaker 4: how many times we get a better price on the
- 16:58Speaker 4: house than just writing with the their preapproval. And I
- 17:01Speaker 4: notice a lot is we might not even be the
- 17:04Speaker 4: highest offer, and we get the offer accepted because it's
- 17:08Speaker 4: cash compared to somebody with the regular preapproval. So it's
- 17:11Speaker 4: really it's what I tell clients is a lot of
- 17:15Speaker 4: time what I see on average when you're doing if
- 17:18Speaker 4: you qualify for our cash offer, you're writing on one
- 17:20Speaker 4: or two houses and we're getting accepted.
- 17:22Speaker 1: Oh that is great, and there's more give more information,
- 17:25Speaker 1: of course, Thompson Kine's website, Thompson Kine dot com. That's
- 17:28Speaker 1: Thompson ka n E all one word Thompson Kane dot com.
- 17:32Speaker 1: Of course, this is asked the experts with Rockrealty talking
- 17:35Speaker 1: with Wes Kine and Matt Heyman. Of course, Matt comes
- 17:37Speaker 1: to us from Rockrealty their website Rock Wisconsin dot com.
- 17:41Speaker 1: That's our o c K Wisconsin dot com. And and Wes,
- 17:45Speaker 1: I was going to ask you too about term lengths.
- 17:47Speaker 1: Is how long you know we think of like traditional
- 17:50Speaker 1: thirty fifteen year mortgages, And I was asking you is
- 17:54Speaker 1: there flexibility and your reaction this is probably one of
- 17:57Speaker 1: those where I wish we were on air during the
- 17:59Speaker 1: during the break because you're just like, oh, yeah, we can,
- 18:01Speaker 1: we can do it all. Very flexible.
- 18:04Speaker 4: Yes, you know, if you want to eleven here mortgage, great,
- 18:06Speaker 4: We'll set you out whenever you want. Yeah, five year,
- 18:09Speaker 4: seventeen year, twenty two year, whatever you're looking for, we'll
- 18:13Speaker 4: set you up, get you taken.
- 18:14Speaker 1: You'll take a sixty please, We're kind.
- 18:18Speaker 4: Of limited on.
- 18:21Speaker 2: Somebody say can you give me a hundred? Well, that
- 18:25Speaker 2: hasn't come into effect. Yeah, and I'll let you know
- 18:27Speaker 2: right away. Run and we'll let everybody know all that's up.
- 18:31Speaker 2: But that that is that is really really great stuff
- 18:34Speaker 2: for folks. And uh, Matt when working when working with
- 18:38Speaker 2: with home buyers and home sellers, and kind of seeing
- 18:41Speaker 2: how the how the process works out.
- 18:43Speaker 1: Day in and day out. I know that one of
- 18:46Speaker 1: the things for buyers you guys really work with is
- 18:49Speaker 1: getting that that financing in place and having everything everything
- 18:53Speaker 1: set up for sellers. When when you have people potential
- 18:56Speaker 1: buyers coming in again with that cash offer and those
- 18:59Speaker 1: type of things, are your agents kind of pointing out like, hey,
- 19:02Speaker 1: this is you want to get this deal done, this
- 19:04Speaker 1: is this is the way to go.
- 19:05Speaker 3: There's I mean, there's a number of things that can
- 19:07Speaker 3: make a deal fall through, right. Paramount is you know
- 19:13Speaker 3: the financing right, and if the homework can be done
- 19:17Speaker 3: ahead of time, which is what thoms Kain does, right,
- 19:20Speaker 3: They're not just.
- 19:21Speaker 5: Given to anybody, but you know, giving it to qualified buyers, right,
- 19:25Speaker 5: and they know that the house value is there, right,
- 19:29Speaker 5: they can do things to make everything easier.
- 19:32Speaker 3: And one of the things I wanted to mention was
- 19:35Speaker 3: when buyers have their ducks in a row, yeah they've
- 19:37Speaker 3: already talked to Thompson Kaine, they can close quicker too,
- 19:41Speaker 3: so oh yeah, I mean you could be closing in
- 19:43Speaker 3: ten fourteen days versus thirty days. And again a seller
- 19:47Speaker 3: that finds that very attractive.
- 19:49Speaker 1: In the world of order it now on my front
- 19:52Speaker 1: doorstep tomorrow, or maybe even send some cases depending on
- 19:55Speaker 1: how earlier expediency is. I mean, the world moves so fast,
- 19:59Speaker 1: and that's that is interesting to not only the want
- 20:02Speaker 1: to buy the home, but the want to sell the
- 20:04Speaker 1: home as well.
- 20:05Speaker 3: Is Yeah, at Rockrealty and thoms Kane we offer prime delivery.
- 20:09Speaker 1: I love put that right talking this morning with Matt Hyman,

- 20:51Speaker 1: guys able to help people kind of assist them to
- 20:53Speaker 1: get that gets that goal. We do all the time.
- 20:56Speaker 4: And the biggest thing there is times where you know,
- 20:58Speaker 4: people just don't know. Yeah, and you know, I'm able
- 21:03Speaker 4: to say, hey, let's let's pull everything, let's pull credit,
- 21:06Speaker 4: let's look at income, let's take a look at everything,
- 21:09Speaker 4: and then hey, here's the steps we need to do
- 21:11Speaker 4: to get you where you need to be. That happens
- 21:14Speaker 4: a lot and or we you know, if it's if

- 22:33Speaker 1: or selling their home, one thing that they need to
- 22:35Speaker 1: be doing right now, what would you what would you
- 22:36Speaker 1: advise them?
- 22:38Speaker 4: I would advise just to you know, get pre approved
- 22:43Speaker 4: right away. Yeah, you know, get prepared so you know
- 22:45Speaker 4: what you're dealing with so there's no surprises. And that's
- 22:48Speaker 4: one thing that you know. We can build a plan
- 22:51Speaker 4: for all clients and if their first time home buyer,
- 22:53Speaker 4: resisting home buyer, if they own a house, need to
- 22:57Speaker 4: buy another house, if they don't want to sell their
