- 0:06SPEAKER_00: I am and good morning.
- 0:08SPEAKER_00: It is Monday morning.
- 0:10SPEAKER_00: Happy Monday, Realtors.
- 0:12SPEAKER_00: Um, if you are thinking about real estate as a new career, second career, or if you are just um getting and thinking about I want to make sure I got the right microphone here.
- 0:25SPEAKER_00: We did I did this the other day, it was a problem.
- 0:30SPEAKER_00: I want that microphone's better.
- 0:33SPEAKER_00: Okay.
- 0:34SPEAKER_00: All right.
- 0:35SPEAKER_00: So when you're getting into the business, it's very enticing to start buying all kinds of programs and hacks and cheat sheets and leads and things that might not actually generate revenue.
- 0:53SPEAKER_00: Good morning, Miss Tina.
- 0:55SPEAKER_00: Um, so in this episode, I want to talk with you about before you start spending money as a realtor, think through things first.
- 1:04SPEAKER_00: And then uh you have to decide is it going to help you generate income?
- 1:09SPEAKER_00: Because if it isn't, it might be a waste of money.
- 1:12SPEAKER_00: And I find so many um realtors in the beginning start spending number one big bucks on having a website built.
- 1:20SPEAKER_00: Now, websites are a must because you need to own your asset.
- 1:25SPEAKER_00: And what I mean by that is social media is rented space.
- 1:30SPEAKER_00: So at any given time, Facebook, Instagram, TikTok, YouTube, any of them could shut you down for whatever reason.
- 1:37SPEAKER_00: And I'm watching on YouTube where people are their channels are getting shut down because I don't know, they said something wrong or whatever, but that's it's not a known asset for you.
- 1:46SPEAKER_00: So you have to control your asset, which is your website.
- 1:50SPEAKER_00: But in the beginning, that can be an expensive venture.
- 1:56SPEAKER_00: So, for example, um, in my agent authority lab, one of my students was spending a lot of money um for the website and because they're charging her monthly.
- 2:10SPEAKER_00: And and she's experienced, so you know it's it it was within her budget.
- 2:15SPEAKER_00: She ended up finding something less expensive.
- 2:18SPEAKER_00: But if you're just starting out, you don't need to spend three, four, five hundred dollars a month on a website.
- 2:24SPEAKER_00: And here's why nobody was looking for you yet.
- 2:29SPEAKER_00: That's right, no one is looking for you, they're not searching you online, you're not gonna put enough keywords into a website to get anyone to come to you.
- 2:40SPEAKER_00: What you need to do is start creating content so people start to find you and follow you on Facebook, on YouTube, on TikTok.
- 2:50SPEAKER_00: Develop a platform when you start to get viewers, then start to direct them to your website, and then maybe you want to spend money in the beginning.
- 3:01SPEAKER_00: Because in my story, I've closed 327 transactions in the past seven years, and I did it with no sphere of influence and no cold calling.
- 3:12SPEAKER_00: I did it all by becoming visible online, and I didn't have any money either when I started 56.
- 3:21SPEAKER_00: I had to file chapter 13 bankruptcy because I had a really good restaurant, and then I made the bright idea to open a coffee shop, and that was a disaster, which I had to live with.
- 3:30SPEAKER_00: So with$10,000 to my name at 56 years old, I wasn't spending money on things, everything I did was free.
- 3:39SPEAKER_00: And while I didn't have a website in the beginning, I actually knew how to design my own so it wasn't an issue, but I started making videos on YouTube, so that was my website.
- 3:51SPEAKER_00: Free space, I just started running my mouth, and I developed a following.
- 3:58SPEAKER_00: I talked about the things that are impactful in my market for free.
- 4:02SPEAKER_00: I was getting customers for free, and I still spend no money marketing my business, zero, because I'm all online.
- 4:13SPEAKER_00: So the website can be an expensive venture, and you got to watch because some of them say they're gonna create um blog posts for you, and they're all really generic, they don't make any sense for your market, and it's better off to not put anything like that out there than to confuse your viewers.
- 4:35SPEAKER_00: Wait until you have some money to get your website, but drive them somewhere, a Facebook page, again, a YouTube page, so they can find you.
- 4:43SPEAKER_00: You can create content.
- 4:44SPEAKER_00: Doesn't I know most people are afraid to stick the camera in front of their face, but it's okay just to get in front of your face and start going.
- 4:53SPEAKER_00: Um, I actually teach these topics in classes that I can do in-house and virtually.
- 5:02SPEAKER_00: Um I'll drop my email in here, but if you're doing real estate, look over here, take my agent authority assessment.
- 5:10SPEAKER_00: What that is is a um, it's 18 questions and it'll gauge you on where you're appearing, what your strengths are online, and what your weaknesses are online.
- 5:25SPEAKER_00: And then if you want to take, there's a couple of ways for you to take the next step.
- 5:28SPEAKER_00: You can go into my um over here, platform authority audit.
- 5:33SPEAKER_00: That's where I you pay me and I go through and I rate and analyze, put my email up here, analyze all of your online presence and give you a report, what the strengths of each platform are, what the weaknesses are, how to improve it, and how to move forward.
- 5:53SPEAKER_00: Okay, that's my email address.
- 5:55SPEAKER_00: If anyone's out there watching this live or watching this on the replay, and they would like to hire me to do a training session for your staff on how to become visible online, how to get camera ready.
- 6:06SPEAKER_00: I have several topics that will be impactful to help for your agents to become that authority in their market.
- 6:15SPEAKER_00: Um, okay, so the website and CRM.
- 6:19SPEAKER_00: Well, let's just do website.
- 6:21SPEAKER_00: Okay, so once you start to get a little bit of money, I use Squarespace and it's really it was easy for me because I was a WordPress person for a long time, and WordPress is really programming where uh Squarespace is drop and drag, but that would be an option, but again, do it second.
- 6:39SPEAKER_00: Number one, you're going to pick a platform and you are going to develop that platform, posting your information, posting your content, who you are, and always it's who you are and why you're gonna help someone else, how you can help your customer.
- 6:55SPEAKER_00: Um, the website can be really expensive, and you got to remember when you are getting into real estate, you are gonna have expenses even without selling anything.
- 7:07SPEAKER_00: For example, you're going to have dues to your local board, you will have dues to um the to use the MLS.
- 7:17SPEAKER_00: Uh, your broker might have fees, and then when you eventually make a sale, your broker's gonna start taking a lot of money.
- 7:23SPEAKER_00: And here's my advice.
- 7:24SPEAKER_00: I have a video out.
- 7:26SPEAKER_00: I call this is one of the first ones I made, called Your Brokers Lying to You.
- 7:30SPEAKER_00: So um just watch that one, but remember your brokers are always taking money and make sure they're giving you something that they're taking your money.
- 7:41SPEAKER_00: As like my I'm not the broker, I work for a broker.
- 7:44SPEAKER_00: We're 100% company.
- 7:46SPEAKER_00: They don't take new people, so you have to get experience somewhere.
- 7:50SPEAKER_00: But once you get the experience, I get 100% of my commission.
- 7:53SPEAKER_00: I don't have to give it to a broker.
- 7:55SPEAKER_00: Um, there's a transaction fee, which every broker out there charges, which goes to the broker.
- 8:01SPEAKER_00: That's how they make money.
- 8:02SPEAKER_00: And we pay, you know, annual dues, which is seriously cheap at Florida Realty Investments, and the transaction fee.
- 8:09SPEAKER_00: I see some transaction fees are five and six hundred dollars.
- 8:12SPEAKER_00: It's crazy.
- 8:14SPEAKER_00: But there are fees that you are going to incur, so you don't want to turn around and start spending money on a lot of other things because you I think when I started, I got my license in July, and I still think it cost me$700 or$800, and that was for half a year to join the board, join the MLS.
- 8:35SPEAKER_00: So you're gonna have expenses there, you know, other unforeseen expenses which you don't think about lockboxes.
- 8:41SPEAKER_00: If you have listings now, in the beginning, my broker gave me two Supra lockboxes, those electronic ones, which I I used to love them, but I hate them.
- 8:50SPEAKER_00: Now, as they're really expensive, I went and purchased one.
- 8:54SPEAKER_00: Um, but when I start to get listings, and if your buyers are coming from out of town, I'll usually pop a lockbox on there with the key.
- 9:03SPEAKER_00: Um, if they're coming in and I won't be around, they can obviously let themselves into their own home at their leisure.
- 9:11SPEAKER_00: But um lockboxes are expensive, and I used to get the ones um I used to just go over to Lowe's or Home Depot and get um Master Lock, but they're like 35 bucks a piece.
- 9:25SPEAKER_00: And I I just started buying them on Amazon.
- 9:28SPEAKER_00: They're I got I have orange ones and hot pink ones, so you know who mine are.
- 9:32SPEAKER_00: But lock boxes that adds up.
- 9:34SPEAKER_00: Like I'm leaving lockboxes all over the place.
- 9:36SPEAKER_00: They're almost like disposable.
- 9:38SPEAKER_00: It's like, God, I gotta go back over there.
- 9:39SPEAKER_00: I gotta go back over there.
- 9:41SPEAKER_00: So uh that leads me into unforeseen expenses, people.
- 9:44SPEAKER_00: You're gonna rip through gasoline and you're gonna put miles in your car, and it's gonna take a while for you to get your money back.
- 9:51SPEAKER_00: So you've got to be careful when you're spending money because there's all kinds of things that you're gonna have to pay for that you're not realizing.
- 10:00SPEAKER_00: Um, so things that uh basic tech and professional preference, all right.
- 10:07SPEAKER_00: So presence.
- 10:08SPEAKER_00: So that's what we're getting at is developing your presence online and using technology that's free to start.
- 10:18SPEAKER_00: So even within Facebook, Instagram, there are some of those programs that will help you edit and add captions that might be free.
- 10:27SPEAKER_00: Some of them may be inexpensive, but I would do your research first because each one has its own pluses and minuses.
- 10:38SPEAKER_00: So for example, I use Capcut, I bought it to try it.
- 10:41SPEAKER_00: I don't use it all the time because most of it is all for this flash, flash, flash.
- 10:47SPEAKER_00: And that's cool for school ability.
- 10:49SPEAKER_00: People stop and listen, and I use it.
- 10:52SPEAKER_00: But if you're trying to showcase a home, whether it's, you know, if if you it's your buyer, you know, and and you're out, you know, you need to video, you just do that on your phone.
- 11:03SPEAKER_00: But if you have a seller and you want to showcase the property, that flash caption is great, but you need to slow so people can see the home.
- 11:14SPEAKER_00: Um, I use program called Opus Clips to add captions.
- 11:18SPEAKER_00: So there's, you know, look, you need to really look into those things and figure out which one will work for you.
- 11:25SPEAKER_00: And then use that for a long time before you start to get into the next one because you can hundred dollar yourself to death.
- 11:32SPEAKER_00: And the next thing you know, at the end of the month, you're spending five, six, seven, eight hundred dollars on programs and services, and you're not making any money.
- 11:42SPEAKER_00: So, my recommendation again, start off with one platform and maybe it's Facebook for you, it's wherever you think your customers are.
- 11:52SPEAKER_00: Now, after years of doing this, I got a call last night because I posted a home tour video on TikTok.
- 11:59SPEAKER_00: And I don't get a lot from TikTok, but my market is over 55.
- 12:04SPEAKER_00: So, yeah, some people are on there, some people are not, but still, I've I've and ever since I started posting there, I've got several phone calls and not as much as I get from Facebook, though.
- 12:18SPEAKER_00: Facebook, I think, is because of the algorithm changes over the years, where it's not just what your friends are watching, it's what interests them.
- 12:27SPEAKER_00: Um, that Facebook is a great place to start because it has more scrollability and people will find, like I'll find, I'll put a video on YouTube and it might get 1,500 views, but some of those shorts that I put on Facebook will get 50,000 views.
- 12:48SPEAKER_00: So if I were to pick a free service first, I would start with Facebook, Master Facebook, um, with your content.
- 12:57SPEAKER_00: It's free and it'll start to get you some traction.
- 13:02SPEAKER_00: Um, so when it comes to CRM, CRM's customer relationship management, whatever CRM is my list of all the people who are interested in buying homes.
- 13:14SPEAKER_00: Now on mine, I think I have about 3,800 people that are on there.
- 13:19SPEAKER_00: And they're active in different levels because in my market, they might be searching forever to buy a house because they're going to retire or move on to the next step in their life.
- 13:30SPEAKER_00: But um, so my CRM now is tied to I have the MLS feed that's on my website, so I do pay for that.
- 13:39SPEAKER_00: It's like 140 bucks a month, and it keeps all my customers in check.
- 13:43SPEAKER_00: But as a new person, I used something called Trello.
- 13:49SPEAKER_00: And Trello is you can use it for free.
- 13:53SPEAKER_00: I created boards and I added my customers' contact information and I moved them from board to board.
- 14:00SPEAKER_00: I don't even know if I have uh, let me see if I can find it.
- 14:03SPEAKER_00: I'll show you.
- 14:05SPEAKER_00: Because I found that when I only had like 10 people, it was very easy to manage.
- 14:10SPEAKER_00: Now I can't do that because I got a couple thousand and they're all buying um, you know, different ways.
- 14:18SPEAKER_00: And uh eventually the CRM is gonna help you keep in contact with them.
- 14:26SPEAKER_00: Let's see, I need to log in.
- 14:30SPEAKER_00: Let's let me log in.
- 14:31SPEAKER_00: I haven't used it.
- 14:32SPEAKER_00: Oh, now I gotta send wants to send me a password, but started, it started simple and it worked.
- 14:40SPEAKER_00: You know, it worked well.
- 14:41SPEAKER_00: I used it for a long time, and um, I think it was I was like three years in before I eventually um I did my own website, but it was about four years in before I went and got my um uh come on.
- 15:03SPEAKER_00: Okay, here we go.
- 15:05SPEAKER_00: All right, so I'm gonna share my screen.
- 15:08SPEAKER_00: Let's put this up.
- 15:09SPEAKER_00: And I mean, like I said, this is a great, great place to start for free.
- 15:16SPEAKER_00: Um share screen right here.
- 15:21SPEAKER_00: Okay, so I created these images in Canva, dropped them in.
- 15:28SPEAKER_00: These are all the people's names.
- 15:29SPEAKER_00: I'm gonna get out of here.
- 15:30SPEAKER_00: There's a bunch of people's names there, but they um uh it was an easy way for me to keep track of everybody.
- 15:41SPEAKER_00: I put whatever I want in there and it cost me nothing.
- 15:45SPEAKER_00: So you can still you can keep track of people and it costs you nothing.
- 15:49SPEAKER_00: Email newsletters are great, but again, in the beginning, you don't have anybody, so don't spend a ton on a service like that.
- 15:57SPEAKER_00: Find out what program you can use that costs nothing, so you can start to populate and the three people that you have on the list, you send them an email, makes you sound, you know, fake it till you make it kind of thing.
- 16:11SPEAKER_00: So everything has to be free in the beginning.
- 16:16SPEAKER_00: If your first realtor, please.
- 16:18SPEAKER_00: And I people pay me to do this, but don't hire a coach yet.
- 16:23SPEAKER_00: You don't know what you don't know to tell somebody to coach you to do.
- 16:28SPEAKER_00: Get some experience under your belt first.
- 16:31SPEAKER_00: Learn your craft, learn your market, and and and learning your market is free.
- 16:38SPEAKER_00: And I suggest, well, it's not free because you're gonna spend gas, but my best advice to learn your market is to get out in the street, look at new homes as they're coming up, look at homes that have been on the market 100 days and try to figure out why this house is on the market 100 days.
- 16:54SPEAKER_00: Understand your market, create content around your market, and then you'll be able to start to afford services like I'm talking about.
- 17:02SPEAKER_00: But don't hire a coach, don't spend money.
- 17:05SPEAKER_00: Um, photography.
- 17:07SPEAKER_00: Now, you see all the realtors are standing there with their hands like this and they're smiling and they're all done up.
- 17:14SPEAKER_00: Number one, when they show up at the door, you have no clue who they are because they don't look like that.
- 17:20SPEAKER_00: I have had so many people tell me, you need a professional headshot, you need a professional headshot.
- 17:25SPEAKER_00: Swear to God, every headshot I use is a selfie.
- 17:28SPEAKER_00: I don't like how anyone takes my photo.
- 17:31SPEAKER_00: I don't care if I don't look like the CEO of I don't know, some big company.
- 17:40SPEAKER_00: It's me.
- 17:41SPEAKER_00: That's me, that's a genuine me.
- 17:44SPEAKER_00: I just stick the camera in front of my face and take a photo.
- 17:47SPEAKER_00: Always in natural light.
- 17:49SPEAKER_00: That front door, I open it up.
- 17:51SPEAKER_00: You'll see me if you watch my channel.
- 17:53SPEAKER_00: You'll see me.
- 17:54SPEAKER_00: Um this is you want to get on my YouTube channel.
- 18:00SPEAKER_00: You always see me standing in front of that door because the light is awesome.
- 18:06SPEAKER_00: It hold on a second.
- 18:08SPEAKER_00: No, come on.
- 18:11SPEAKER_00: The light gives it just accentuates your face, it accentuates my eyes.
- 18:16SPEAKER_00: I think I look younger standing in the doorway, and honestly, that's all that matters.
- 18:21SPEAKER_00: You know, because you know when you feel good, you sound good, you know, and you've got a lot of confidence in there.
- 18:29SPEAKER_00: So you want to make sure that you where's my uh YouTube?
- 18:34SPEAKER_00: Here we go.
- 18:34SPEAKER_00: So I have two YouTube channels.
- 18:37SPEAKER_00: I have my real estate channel, and that's where I create content all about my market.
- 18:42SPEAKER_00: You want to check that out because the best way to become an authority for free is to follow the people who are successful.
- 18:51SPEAKER_00: Watch the people in your market that um are doing well.
- 18:58SPEAKER_00: This is God.
- 19:01SPEAKER_00: This is my other channel.
- 19:03SPEAKER_00: This is the uh I call it my real estate education channel.
- 19:07SPEAKER_00: This is where you find the content like this.
- 19:10SPEAKER_00: And this is the first time I am actually broadcasting live on Facebook and LinkedIn, which is pretty cool.
- 19:19SPEAKER_00: So um if you wouldn't mind, just give those both a like and a subscribe because uh that stop chasing channel.
- 19:26SPEAKER_00: I'm trying to monetize it, which is gonna be a little hard right now.
- 19:31SPEAKER_00: Um YouTube is increasing their specifications.
- 19:35SPEAKER_00: Can't post some comments to see if we have any.
- 19:38SPEAKER_00: No, okay.
- 19:39SPEAKER_00: Um so there you go.
- 19:43SPEAKER_00: I forget what photography.
- 19:45SPEAKER_00: Yes, don't spend a lot of money having your photos taken.
- 19:50SPEAKER_00: Sometimes you'll find uh they're doing open houses off, or your broker will have a day.
- 19:55SPEAKER_00: Well, I'll bring a photographer in.
- 19:57SPEAKER_00: You can capitalize on that, take advantage of that, but don't pay a professional photographer hundreds of dollars that you don't have to take your photo because quite honestly, the selfie will work.
- 20:10SPEAKER_00: Um, nobody, I don't want to say no one cares.
- 20:14SPEAKER_00: They want to see who you are, but not enough to spend tons of money on getting that taken care of.
- 20:20SPEAKER_00: Um, that will move into branding packages.
- 20:23SPEAKER_00: You know, you're gonna have high have people emailing you all the time.
- 20:26SPEAKER_00: I'll create this for you, I'll create that for you.
- 20:29SPEAKER_00: Just be really careful.
- 20:30SPEAKER_00: Some of it may be good, some of it may be really expensive.
- 20:33SPEAKER_00: And in the beginning, you don't need a brand.
- 20:36SPEAKER_00: You are your brand.
- 20:37SPEAKER_00: You don't need to spend, like I put um, I don't have it out here close by, and I don't want to have to go digging for it.
- 20:47SPEAKER_00: I have this little caricature of me.
- 20:48SPEAKER_00: So I play pickleball, I wear this hat, wear my pickleball stuff.
- 20:52SPEAKER_00: So I have this cute little image of me holding a pickleball paddle and holding a set of keys.
- 20:57SPEAKER_00: I paid someone, I think 50 bucks on Fiverr about four and a half years ago to create that.
- 21:02SPEAKER_00: That was before everybody was cartooning their face, by the way.
- 21:06SPEAKER_00: Um, but uh it works and people recognize that.
- 21:10SPEAKER_00: That's my brand.
- 21:11SPEAKER_00: It didn't cost me a lot of money to do it.
- 21:14SPEAKER_00: Again, the whole theme here is don't spend a lot of money in the beginning because a lot of it is a waste.
- 21:21SPEAKER_00: Um signs and subscription signs.
- 21:25SPEAKER_00: Okay.
- 21:26SPEAKER_00: So when you first start out, you're not gonna have a lot of listings.
- 21:33SPEAKER_00: Don't get a bunch of signs that's just gonna sit in the garage or in the back of your car, and you're not gonna need them for a while.
- 21:44SPEAKER_00: Get one or two, that's all you really need.
- 21:46SPEAKER_00: One or two.
- 21:47SPEAKER_00: And um here's my theory.
- 21:51SPEAKER_00: Now I know a lot of people put their uh name on the sides of the car, and I did that in the beginning, but I don't identify myself on my car anymore.
- 22:00SPEAKER_00: Number one, because if you happen to cut somebody off, they got your name and phone number right on the side of your car.
- 22:09SPEAKER_00: And you don't want somebody going in because they cut you off, and you think they cut you, you know, the opposite way around, and then they're blasting you on the internet.
- 22:21SPEAKER_00: So I don't identify myself.
- 22:23SPEAKER_00: And I've had sometimes I've gone up to listing appointments, and the sellers will say, Don't put your stickers on the car.
- 22:30SPEAKER_00: We don't want anyone to know we're selling yet.
- 22:32SPEAKER_00: So um, in my market, we put magnets on the garage door.
- 22:37SPEAKER_00: We don't we can't put signs in the yard.
- 22:40SPEAKER_00: So that's why you know the magnet thing works because you can put it on the car and put it in the house, but don't spend a lot of money on that.
- 22:48SPEAKER_00: The whole theme is don't spend a lot of money on anything until you start to make money because the day you get your license and the day you're able to start selling real estate.
- 23:02SPEAKER_00: If you sell a home, it's gonna take you at least a month to get paid, a minimum.
- 23:10SPEAKER_00: Unless you have a cash sale and you can close it real quick, but the likelihood of that are slim.
- 23:16SPEAKER_00: And um, yeah, so don't spend a lot of money, things that we talked about to don't spend a lot of money on, websites, expensive CRMs, start free, hiring a coach.
- 23:31SPEAKER_00: You hire a coach when you know what you're when you know you think you know what you're talking about and you're having struggles, but don't hire a coach right up front.
- 23:40SPEAKER_00: They charge a lot.
- 23:41SPEAKER_00: Like if you wanted to work with, well, I won't, I don't work with people individually because I still sell a lot, but if I had to work with you personally, it would cost you a fortune.
- 23:52SPEAKER_00: And you don't have that kind of money to spend.
- 23:55SPEAKER_00: I'm not bragging by any stretch of the imagination, but if I have to spend two hours with you and I don't spend two hours doing something else, what where do I have to make up that time and space?
- 24:07SPEAKER_00: So coaches who are really good are going to cost a lot of money because you're taking up their time.
- 24:13SPEAKER_00: Um, so I just don't I don't think it's worth it.
- 24:16SPEAKER_00: I would maybe get on a team in your um brokerage and let someone else train you.
- 24:23SPEAKER_00: Find somebody that knows what they're talking about to train you.
- 24:26SPEAKER_00: Get on a successful team if you can sit open houses, that's free.
- 24:32SPEAKER_00: Um and and I know open houses are a waste of time most of the time, but use that time to learn something.
- 24:41SPEAKER_00: Go through the house and try to understand what the properties are like in that area.
- 24:46SPEAKER_00: People may come in, talk with them, see, you know, practice your elevator pitch, practice your real estate talk when people are coming in.
- 24:56SPEAKER_00: Use that time to work, use that time to focus on like open houses are good for me because I'm constantly on the run.
- 25:04SPEAKER_00: If I have to sit in an open house and there's no one there, I get a lot dumb because it's uninterrupted.
- 25:09SPEAKER_00: Um, but use the time wisely.
- 25:14SPEAKER_00: Start to understand the market and sit open houses everywhere.
- 25:17SPEAKER_00: If your broker allows you to sit open houses for other brokers, for other agents, then do it.
- 25:23SPEAKER_00: It's a great way to understand the market and sit open houses in different areas.
- 25:28SPEAKER_00: Like if, you know, you if you sell, I don't know, I'm in Florida.
- 25:33SPEAKER_00: So let's just say you live in Claremont and you're on the border of Claremont and Winter Garden.
- 25:37SPEAKER_00: So sit some in Claremont, sit some in Winter Garden, sit, you know, some up in Mineola so you understand all the different homes in the area because people might start coming and there's close enough proximity that you need to know the areas, the nuances of the areas, all the things.
- 25:57SPEAKER_00: Study that that's free.
- 25:59SPEAKER_00: This is invaluable.
- 26:01SPEAKER_00: That education that you're giving yourself is free.
- 26:04SPEAKER_00: And now with AI and the internet, like I got AI working on three different projects for me right now while I'm doing this.
- 26:11SPEAKER_00: So use AI to your benefit.
- 26:14SPEAKER_00: Um, most AI is free.
- 26:16SPEAKER_00: I pay for the services.
- 26:18SPEAKER_00: You might want to pay for one.
- 26:21SPEAKER_00: So I would not jump into paying for five different services, which I pay for a couple, but start with one and then move on.
- 26:28SPEAKER_00: But everything needs to be um low cost and free.
- 26:35SPEAKER_00: Watch how much you are starting to spend because again, it will get up in a hurry.
- 26:42SPEAKER_00: So let's see, I think I went over everything.
- 26:45SPEAKER_00: This um, this is before you spend money as a new realtor, pay attention to what your expenses are, how much you're gonna spend, start free until you start making money.
- 26:56SPEAKER_00: Don't let people talk you into, hey, if you buy these hundred commands from me, you're gonna generate three to five leads a month.
- 27:05unknown: I doubt it.
- 27:06SPEAKER_00: I seriously doubt it.
- 27:08SPEAKER_00: You need to become an authority in your market.
- 27:11SPEAKER_00: You need to use your free resources to talk about your market and develop your authority.
- 27:19SPEAKER_00: I teach that in my authority lab.
- 27:21SPEAKER_00: I teach that on my YouTube channel, stop chasing, start attracting.
- 27:26SPEAKER_00: You're definitely gonna want to watch that.
- 27:28SPEAKER_00: I talk about topics like this, I've written books about real uh real estate, how to get into the business, how to be successful, how to use AI as to your advantage, no matter what age.
- 27:40SPEAKER_00: Um, so start off free, start smart.
- 27:47SPEAKER_00: If you've had any successes with free programs or challenges with free or paid programs, put some comments in the notes below.
- 27:55SPEAKER_00: I would love to hear what you have to say.
- 27:57SPEAKER_00: This is going to be available on a playback, and also you're gonna find that on iTunes on my podcast, stop chasing, start attracting in the audio version.
- 28:08SPEAKER_00: It is now nine o'clock.
- 28:09SPEAKER_00: Monday is the one day in the morning I block off for personal time.
- 28:13SPEAKER_00: I do play in a pickleball league.
- 28:15SPEAKER_00: Uh, so I'm I need to be there by 9:30.
- 28:19SPEAKER_00: And uh I've actually scheduled my Mondays now.
- 28:22SPEAKER_00: I need to um print off uh all my updates for my listings.
- 28:26SPEAKER_00: I have like 12 listings now, so I'm going through and updating their weekly reports and visiting the vacant homes to make sure they are in tip top shape.
- 28:36SPEAKER_00: So when somebody walks in the door, that's the home they want.
- 28:40SPEAKER_00: All right, I'm Robin Cavalero's Stop Chasing, Start Attracting Coffee with me on Monday morning.
- 28:46SPEAKER_00: I am also online on Thursdays, and my Thursday topic is a teaching topic about your posting.
- 28:55SPEAKER_00: Why are you not getting any traction?
- 28:57SPEAKER_00: So you're gonna want to make sure you catch me live Thursday morning.
- 29:00SPEAKER_00: I go live Monday and Thursday mornings on my Stop Chasing Start Attracting channel.
- 29:07SPEAKER_00: Yes.
- 29:08SPEAKER_00: All right, that's it for today.
- 29:10SPEAKER_00: Thanks so much for watching.
- 29:11SPEAKER_00: I will see you next Monday, or maybe I will even see you on Thursday.
- 29:16SPEAKER_00: Take care, everybody.
- 29:17SPEAKER_00: Have a great day.
